This is to highlight that every weekend one of the tenant/resident came to the pool with his friends boys and girls and they start smoking whole it is prohibited, and the main complaint that they are doing a very bad obvious sexual behaviors on public area, and there is families are living around having kids and I believe this is not acceptable for anyone that his kids have to see such unacceptable behaviors also it is not allowed as per UAE law,
So I would like you to take the necessary action to ward stopping this unacceptable behavior.

I am extremely disappointed since i recently moved in Ghalia building in JVC as a tenant about a month ago and I was under the impression that I am getting luxury service and good customer service and it's just the opposite, even the basic of having a proper elevator system. I don't understand how a 25+ story building is currently running with one elevator and no one is doing anything about it for 10 days now. I literally have to wait more than 20 minutes for the elevator going and coming back from work. It's soooooo frustrating and disappointing and very pooor service. I am planning to move out of this building for this terrible experience and i am not even one month yet there. I am supposed to be happy that i am moving to a new place, and damac ruined this experience for me! I am so frustrated.

Good afternoon,
We are manpower supplier dealing with towertech ( Precast Company RAK) we did supply manpower 2018 month Oct and November(448 site al ain road dubai). Till now we did not get our payments from towertech. They always says Damac now paying to them so due to that they cant clear our payments. Please help us to get rid from this issue. Al most turning 1 year. We face financially too much loss. Towertech management always says that Damac not paying. I am sorry if i directly send you this complain. But i have no other option left to do it . Hope some feed back from you.

I'm just pasting the mail I sent to the Damac Customer service team and no-one from their team is even replying back. My Tenant is, as of now, not even compensated for his loss. This is not fear.

"Last Sunday night, a pipe has exploded and damaged the ceiling of my apartment. As per the DAMAC maintenance responsible person, this pipe is related to the main building. Therefore, as discussed with the maintenance person, this is DAMAC RESPONSIBILITY to cover for the repair and damage.

My tenant, which leave in my apartment has also items damaged following this water leak. It is NOT FEAR to repair only the ceiling. You MUST cover the tenant items that have been damaged because of this pipe explosion.

Please see in the attached document an overview of the items damaged. My tenant MUST BE COMPENSATED for the items damaged from DAMAC since it is YOUR responsibility.

Please ensure my tenant is also compensated for the damage of his items. If no actions are taken from your end, I will look at legal actions that are available to me.

Please let me know about the next steps.

With DAMAC always buy from secondary market! from the developer the project takes ages to complete. Never on time. Damac hills is a very nice community and i am currently living there; even the apartments are nice. but for me, always a completed apartment from a secondary market. you will be paying more fees but still way cheaper than from developer.

I had locked myself out of my apartment and Informed the security of the building and the security supervisor about my situation. As a tenant staying in Damac hills you would expect that Damac should try to make the lives of the tenants easier, however I discovered the opposite. Damac's ridiculous rules and regulations required me to call the police and waste their time to just have a look at my tenancy contract and tell the maintenance that it is okay to fix it. So what is the purpose of having security at the building and an FM office if I have to do all of this?
Since I moved in, the FM office has all of my information including my tenancy contract and my personal details. Why couldn't I just show the security that WORKS for DAMAC my tenancy contract and be over with it. Instead I had to call the police and waste both our times who told me themselves that they won't send anyone and that it is okay you can fix the lock. But because of your rules, the maintenance could not fix it themselves and I had to call a locksmith and waste 300 dirhams on something that takes 2 minutes to fix. I also faced another problem in my aparment which was urgent and it took more than a day for someone to reply to me or even take any actions. I am appalled by your management and I cannot wait for my contract to finish and move out of Damac. Stop making peoples lives difficult and fix your problems and fix your management. Start listening to peoples complaints and fix them .

Dear Damac management,

I am totally heartbroken after witnessing the so called animal farm that had been built in the community.

The cages are small and the animals are totally miserable with nowhere to roam. In hot conditions with fans (one that wasn't even turned on) This is totally unacceptable.

These animals should be able to run around freely. And I think this farm should be closed with immediate effect.

I would appreciate a response ASAP.

Dear Sir/ Madam,

I have purchased a studio flat at Damac Lakeside Apartments LSA 510A, Dubai, UAE. The flat was purchased on mortgage from ADCB bank. The mortgage was settled in September 2018. We have submitted the mortgage clearance letter on April 10, 2019 as instructed by Mr. Abhishek of Mortgage department in order to release the title deed. According to Mr Abhishek, he was going to remove the mortgage clause which would further proceed to obtain the title deed. According to him, he was going to do so in half an hour after receiving the paper and within 48 hrs the mortgage deed would be couriered to my registered address. Surprisingly, when a follow up was done on 23 April, 2019 Mr. Abhishek is denying that he has received the mortgage release paper and on the contrary he is asking when the paper was given, to whom it was given and when it was given. Even though he sent the person to collect the paper and it was confirmed on mobile that the paper has been given to the person who was sent.

When we are calling him on 24 and 25 April he is not answering the phone and he is writing in the evening on WhatsApp that he was busy in a meeting. If a unit owner has to go through such perils and hardships to obtain his own title deed, it does not reflect good on part of damac properties. Please look into the matter and try to resolve the issue at the earliest.

Clearly there is a big problem with parking in IMPZ. Every single day and night this is an issue for the residents, guests visiting plus security guards that need to deal with impatient people. There is however a very simple solution to this problem. Please allocate in the basement parking space for visitors to park and issue a ticket machine that will charge for parking. This way it solves all the parking issues plus you will gain revenue.

Warning. Avoid dealing with damac as once you buy a property they throw you on their customer relations (crm) who are undertrained and stupid staff of mainly egyptian extraction. These staff have no authority to do anything, and merely give you platitudes whenever they do response (which is rare). Calling them is impossible as the operators are programmed to deflect calls promising to call back. The main switchboard number has no one manning it. You are unable to get through to anyone else. Dealing with this company therefore us extremely hazardous!

I was shown Damac hills while booking Akoya oxygen and told by the agent that Akoya oxygen project is just an extension of Damac hills while in reality the project is 25 Kms away and no we're closer to alQuadra road.I would like to ask for a refund of 20000 dh as the agent gave wrong information and tried to make a sale.My payment tracking no is [protected].

This is to inform you of the unfair situation we are encountering in Lakeside C apt 1719.

Its been 5 weeks now that we have opened a complain and nothing has been done.

Complain number : 10285.

All the apartment bathroom ceiling has been damaged because the upper apartment 1819 did not fix their bathtub problem and everyone is closing his eyes in the FM building. This is unfair to the family living in 1719 because of the irresponsible tenants/landlord in apt # 1819 and also the FM building that cannot manage this issues. This has become a madness since we have given to them enough time to fix it.

I wrote this complaint very seriously. My name is Yan Mingjian. In November 2015, I bought DTPC / 10/1012 Damac Towers By Paramount. I am very disappointed with your execution and service, because I signed the purchase contract in November 2015.But you have miswritten as September 23, 2015 on the purchased contract . Damac just held a house exhibition in Beijing on23/09/2015 . I just learned about your real estate on September 23, but I did not sign a purchase contract at the exhibition. This is a serious disclosure of your company.
In addition, in the case of such a serious disclosure, you have penalize me of AED 2261 for the late payment . With regards of the third payment, I paid according to my actual time of purchase. This is reasonable, not the late payment.
Moreover, at the time of the third payment for the installment, Tatiana Makarova, your staff of the after-sales department told me that I would not be punished, but You did not admit that you have had such a statement. This is a manifestation of dishonesty, and I hope that you can take it seriously and solve it.

I am writing in reference of the deposit that I made for the two Damac properties that I made on 9/23/2018 at New York Property show. I already talked to Hassan Eljechi - senior Business development manager that I would like to have refund the very next day and also sent out the refund form that he sent me. I am still waiting for the refunds and it has been two months now. I have even submitted the refund form. Hassan who is in contact with me told me that the department that handles refund processing tells him to sell the houses and not interfere in their process. I have paid over $10, 000 for both properties deposit which is 100% refundable. STILL WAITING FOR THE REFUND.

Damac park tower-your gym is really sub-standard for a building of your category. It is really small and the only 2 treadmills are taken most of the time. Tonight I had to turn because out of the 7 cardio machines, 3 were unplugged/not working and the only elliptical machine was not responding to adjustment to strength. Whatever if I put level 1 or 10 it was the same strength. Same issue with the only working cycle bike. Both elliptical machines have disgusting-sticky handles. Aeration also needs major improvement, it already smells like sweat when in the corridor leading to the gym. I've been a resident for a year and considering leaving just for the low quality gym you are offering. I truly hope you make it better to keep your level.

Hi, my building FM want to charge me 250AED for a new access card.

I have the same access system to my work and the cards cost me 10AED to replace for employees.

Can you please substantiate this cost? I will be making this complaint on all Dubai rental forums also about this building as this this is the second time I've been exposed to extortion by the building management.

I have purchased a unit in DAMAC height project (Fendi Design) in April 2017 from an Exhibition done by DAMAC in Oman.
DAMAC sell me the apartment in Oman and they know that I am not a resident of UAE and therefore do not have any bank account in UAE and ever cannot create the current account according to UAE law without having a residence card.
The company (DAMAC) did not highlight any specific requirements during my purchase and even during my payment of the required deposits before the handover time.
Only during Handover which is also delayed toll April 2018 (as per reservation suppose to be on November 2017), DAMAC asked me to provide Bank checks from Local Bank.
I have tried all the ways to get a bank current account in UAE to provide the requested checks but there was no way to do this as all banks refused to provide my Bank account even when requested to be a joint account with other Friend living in UAE and already have Bank account in UAE.
Till date I did not get any other solution and DAMAC still insisting on their requirements and refused any other Proposals for providing them any other Grantee or checks from my bank in Oman.
I need somebody to help me to find a solution for this issue.
It is not fare that the company cheats me and sells the unit to me in Oman knowing that I cannot provide the handover checks in order just to sell and take my money then force me in either provide such requirements or pay the entire remaining amount in cash.

My name is Ahmed Naiem and I am a Tenant in Damac Hills, Golf Vista A. Apart 401.
I rented the unit 2 months ago and till now I don't have gas supply. Al Fahidy gas company is requesting an authorization from Damac to fix the blocked gas pipes but there was no response. Now it's 2 months I don't have gas supply and I am in contact with Mr. Ali from the facility management in Golf vista B but he can't do anything which is not acceptable.

I had deposited aed 10000 in the bank account of DAMAC in may 2018 on the advice of Mr Amr Saif one of your employee, he told me that if i buy property through DAMAC then this money will be adjusted in the final payment otherwise this money will be refunded back to me. He showed me Tower 108 and told that this has Rental contract pool available also however when i contacted DAMAC office in dubai they said this is not true.He advice me not to report this to the company and asked me to furnish a false story. He said if i complain about him his job will be in danger.Now he is not helping me. And i have been emailing DAMAC but there is no response. Your staff has cheated in order to earn some commission. This is very shameful.I have REceipt of 10000 AED issued by DAMAC.
