YES! Communities office manager and residents in 68

I moved in the beginning of March of this year and gave yes communities $4, 000 for deposit and rent, in advance, to cover me through July with the month free promo that was being ran. Since moving in the neighbors in 68 have violated the standards outlined in the lease of community by having 4 dogs and 3 cats, I was told we could have 2 dogs and 1 cat. More than three animals requires a kennel license. The dogs bark and are left outside all the time, the cats are trying to come into my house and have sprayed my back door. I have complained with the front office manager, Kim Burunda, at least 5 times and she responded personally the first time and after that has left it up to me to handle, telling me to call animal control. I have called animal control 10x in the last 6 weeks. One morning I asked the neighbor if she could put in her dogs, that I was studying and she flipped me off and acted erratic in front of her children. I had to listen to them bark while I studied for my RE license for 4 weeks... I was told they were moving out, that the bank was taking their home (by the office manager) and that they were supposed to be out by April 4. I tried to be patient up until then and I just can't handle it anymore. I've, repeatedly, asked Kim for the yes community supervisor phone number and she has denied giving it to me twice now. I'm beyond frustrated. My son and I have been sick with the flu this week, and got in a car accident; did we get any rest? No! Because the damn neighbors dogs, ALL 4 OF THEM, get left outside and bark, and bark, and bark all day long. It states in the lease agreement I signed that dogs are not to be left outside to bark... why is this not being enforced with these people? I just want peace and QUIET. I've tried doing as she suggested and calling animal control. That's not getting me anywhere either. I feel like the duties and responsibilities of the office/ property manager are not being met and if this cannot be resolved by the end of next week, we will be moving and I will needing my money back immediately.

I'll be contacting my attorney because of the nature of this issue and because of the amount of money that was paid up front for rent because I was enticed by the ordinance of people in the community not being allowed to leave their dogs outside to bark, no loud music, quiet hours between 10 and 7 and the free months rent. I used my entire tax return.

I'd also would like to mention that I've found more than 20 nails/ screws in my driveway since I moved in and started having issues with these people. I gave a handful of them to Kim and Chris in the front office and they assured me someone would be out to clean up my yard/ driveway of the nails and screws- still hasn't happened. And they didn't seem concerned it could be the neighbors in 68. The driveway is rather compact and I've raked it several times to ensure the weren't anymore nails... they keep showing up! Coincidence?

Anyway, all I REALLY want is quiet. No barking dogs. For the property/ office manager to do her job. For my concerns to be addressed and to be taken seriously.

She called me this afternoon after I text her that I needed her supervisors number (second time) and she didn't give it to me but said she was at a conference with her boss and that her boss would call me Monday to address the issue - not professional or considerate at all.

Please get in touch with me.

YES! Communities neighbor playing loud music

Since I moved in to Yes community in August 2018, i have made several complaints to the management about my neighbors playing their music too loud. The music occurs at all hours of the day and night. I have called the police to complain about the music when management is not here (early morning hours). I have made at least 4 complaints to our local police, since we also have a noise ordinance in the city. I was informed by the manager, several months ago, that the next complaint i made on the tenants would be their final notice and they would be evicted. I have made at least 5 complaints since that time, twice for being played passed 2:00 a.m.

YES! Communities nicole graham manager

Nicole is extremely unprofessional and I wouldn't hire her for even a position at McDonald's. She has not one professional bone in her body and has no idea what customer service means. She argues with residents as if us paying the rent is transferred into her personal account. Her opinions of things shouldn't be brought up when speaking about contracts, leases or rent. I have never had to deal with someone with such a nasty attitude and so bitter. She needs to learn how to separate her personal feelings with her professional job. If she even has it in her.

YES! Communities staff

I recently got a paper stating that we were required to remove all of our window a/c units ASAP, we have lived in this residence for over 10 years and not once was told we had to get rid of our units. We even informed the office that we insalled them and still no issues and now they are complaining. It's financially impossible for us to use to remove them. More than half of the residence here have a/c units and they are barely telling any of us to remove them, why now? Not to mention one of your employees Nona is by far the rudest and mostly unprofessional person I have ever met and I have complained about her several times. She has made a point to target us for the most minut smallest possible thing and it is not right in any way.

YES! Communities deposit refund

I have hit a deadend with endless phone tag and empty promises. I moved out of Lakeside Communities Lot 3A, on Oct 3rd, 2018 and I have been waiting for my Deposit refund since that time. There continues to be issue after issue and its to a point now where no one in the office is returning my calls or messages in regards to the matter. I was dealing with Ms. Danna but after Dec 3rd she stop returning my text messages or phone calls. I have also in the new year sent an email to Janie Fuentes with no reply, and spoken to Violets Lang who is no information and state Danna is dealing with it. I have called the customer care line (303-483-7300) and left 3-4 voicemails with no follow up. I just want my check. This is one of the reasons I am no longer a resident at there property.

YES! Communities lawndale estates saginaw michigan

I have lived in and out of lawndale estates since year 2000 I love in here! I bought a Brand new single wide mobile home two years ago, I want to sell it so I can move out to a city about 20 minutes from here where my son and his wife live. The maintenance guy named Paul in here was out one day he saw that I had a mobile home broker out here that I was considering selling it to him which it would be a really low price for me but yet he would pull the mobile home out of the park. this is when yes communities took over the management of this park. Paul called the owner a man named Greg and told him that I was going to have the mobile home pulled out and sell it to a broker. The broker had no more than left my house when Paul came knocking on my door Paul said that the owner Greg did not want to have this home pulled out and that they wanted to purchase it. so Paul got Greg on the phone as he walk through my house with Greg right there on the phone told him about how nice my house was brand new very well kept up so Greg told Paul to tell me that he would purchase the home for what I owed on it.. which at the time was 28, 000 something. I said OK I have my loyalties to this park so Greg told me that he would purchase this home for what I owed on it and I and I could get out of the park and move out where my son lives. The last 6 to 8 weeks I have been packing everything is in boxes ready to go I went up to the office yesterday and told them I was ready to go and I wanted to talk to Greg so that we could arrange to have him purchase this home. Greg would not even talk to me he would not see me and he told the sales lady that he no longer wanted to purchase this home! so here I sit everything packed in boxes and he no longer wants to buy it! he should've told me that along time ago I am so mad and so upset that he would do something like this to me and all his response was "well I never signed anything" and yes that is true but we had a verbal agreement that he would purchase this home back from me. I am so mad and so upset that he would pull garbage like this on me he told me verbally he would purchase this house and that's what I expect now.. and how long did he know this? when did he decide this? he never contacts me he never says a [censored]ing word to me until I go into that office to sign paperwork to have them buy it back for me so everything in my house is in boxes piled to the ceiling‘s I have like a path that I have to walk through to even get around! we had a verbal contract that he would purchase this home and he needs to follow through with that! Who treats people like this? we had a verbal contract he needs to purchase this home from me! Can you please contact me back.. I worked for over 30 years at AT&T I retired in April of last year the last thing I need right now is stress I am a diabetic my sugars are way off because I have been so upset this needs to be taken care of and this park needs to buy this mobile home back for me like they said they would

YES! Communities return of my deposit check

I recently moved out of my trailer that I was renting on November 1st 2018. I was told I was going to be getting my check within 30 days. I then called the office to find out why I had not received my deposit check refund and was told that Brandy had signed off on the check and that it was to be sent out Friday and I should receive it by the next Tuesday. It now Is going on two weeks past the time I should of gotten it. Ive called the office and keep getting voicemail. I even stopped in the office today because they are open on Saturdays until 1pm. My address was 262 Lortz Drive Marion Iowa 52302. I shouldn't have to go to the extreme to make sure I get my refund. I took care of the trailer and made sure I did everything to ensure I would get my refund. I did a walkout with Brandy to make sure I was getting almost my whole deposit. She told me I was going to get $800.08 back. Christmas is right around the corner and its a big part of what I was going to buy my presents for my family. Its depressing that they can get away with this. I need that money. Ive had not one response to any of my calls to Marion Village. Something needs to be done.

YES! Communities cloverleaf in moline il

When we first moved in we had major problems with ants. I have pictures if u want to see.. Major infestation the manager justin acted like no big deal. Took forever calling leaving messages and once i contacted his boss i finally got them to bring exterminator out. Had to repeatly call and complain because it was getting worse.. Had asked for things to be sealed like windows cubbards countertops basebords etc. They wont and dont because its insulated properly says the manager he watches every single construction..thats a lie.. My stairs took 3 mths to get a rail put up.. I have fallen twice and been to er missed work etc. Justin the manager knows all of this has been to the house many times and keeps saying ill send maintenance out to fix that..and thats a lie.. I have to constantly complain everyday.. I still have graffiti on my trailer which was there upon move in.. Still not fixed.. The roof has issues .. There is no exust put in for the range with microwave.. There are holes behind the cabinets but thats ok because nothing can happen as far as bugs theres insulation and another wall..funny thats where the bugs are coming from.. There are cats running all over the park the come into yards pee all over get on cars etc. Unacceptable even in the lease..there are children that wait for the bus the stand in the road so u cant drive around and jump out in front of the cars if you do. This is reported and no big deal. People in this community should not have to deal with issues like these.. Nor should you have to pay for a place unsafe or infested with bugs. The pipes are not insulated we are renting there also galvanised and rusting cloudy water comes out not drinkable and moline is #3 in the nation of best water..unacceptable. The dryer connection that should be under the trailer to the outside has never been replaced been here 3mths.. They wont go under the trailer for anything even the pest guy which i requested they look to see bout these ants ..they have also not changed filters in the 3mths and the program idk name but they dont follow.. There are abandoned trailers that are unsafe broken etc..no rules do they follow. They have no care for residents at all..

YES! Communities towed car

Lived here almost 3 years, own my own house and rent as lot from YES. Got up this morning and my car was gone. Called the police thinking it was stolen. They informed me it had been towed. Called the towing company and they told me my community had my car towed because it was parked illegally. I had it parked partially in the street in front of my house. We have three cars and have limited space. Tried to call my office and no one is there. Walked through my neighborhood and saw and took pictures of cars parked in the street, in the grass, wherever. I received no notices or calls from my community before they had my car towed. Now I have to pay $160 to get my car so I can go to work. This is the last straw! I would NOT recommend YES to anyone!

My car was towed from outside my home for "being in the grass." When I got to the tow company to get my car, paying $320, for less than 6 hrs of being in their lot, the tow driver showed me the picture of the car and I swear to you, I had less than A HALF OF 1 TIRE on the edge of the grass. A HALF A FREAKING TIRE! Then I looked at the tow fee board posted outside the tow company and its no where near the $320 i was charged... Boy, someone was making themselves rich off f our community because they towed every car out here atleast once! I tried to call the managers office over and over leaving voicemails and like always... no answer.. no returned call... then about 3 weeks later they towed my sons jeep for being parked in front of my house... COME ON! He was dropping off some groceries because we had Covid! He was outside my house for less than 10 mins! We stopped the tow truck as he was DRAGGING the jeep away and he charged us $175 to drop the jeep. Both incidents were [censored]! Such crooked people running this place! DO NOT MOVE INTO YES COMMUNITIES! THEY ARE A FRAUD, A THIEF, AND A BIG FAT JOKE!

Here's my story I'm not going to tell you what community I live in. My car was towed from the street where I knew that it wasn't supposed to be the reason why I parked it there I'm not going to get into. It was because of my neighbor. Anyway, they towed my car I hadn't seen the tow company on this property in about 9 months so I figured I was safe. I called the tow company to make sure that they had the car they said they did I said why was it towed they said security told us to tow it. I knew we didn't have security. So I went down to the place I paid the money and I asked a guy about the person who called cuz he's the one that took the call long story short we don't have security. Got my car home asked a woman that was in the office at the time about it she said that she hadn't called that she hadn't been making her rounds as of late that she has stuff to do in the evening. She use to come through and patrol like security. Anyway. Before I left the tow company I told him that this car would be the last car that he towed off for the property. Before I went to get the car I drove to the community and took pictures of everybody illegally parked there was 21 cars in the street in the street not on the grass in the street 21 cars they towed only one, mine. I went to Craigslist and made a post and put the 21 pictures that I had up and told my story 3 days later the manager approaches my wife at the swimming pool. My wife told me what the manager said or asked me to do. I was livid so I went in to talk to her and straightened her [censored] out. She picked up the phone while I was standing there she fired the tow company. I went over to my house and took the ad down off of Craigslist.

Friday night 12/28/18, 20 cars was towed by Anytime towing here at Amherst Ridge . Two of our neighbors cars was taken from their driveway. The manager has taken it upon herself to have them do this. The residents are fed up with her bullying us.
The letter she sends out to us each month is rude and this months said if you have more than two cars that you might need to sell one. REALLY!
She has done nothing but made us all mad to the point that getting an attorney involved and contacting the BBB, to get her out of here and to get this handled.
I was off work today and seen Anytime driving around our neighborhood looking for things to tow. One neighbors, stopped at home for lunch, only to get a call from another neighbor that his car was being towed. Picture included. This is ridiculous, most of us own our place and pay more lot rent then our monthly house payments. You are taking money from hard workers.
If you want to get something done that will help the community, try cleaning up after your workers that does nothing, drive around and look at what they need to do.

Well Bigd,
Not for nothing but what's ridiculous is that people that have more than two cars move into a residence that has a two-car driveway that's ridiculous.
All the bedrooms in your home or not for adults that drive some people have kids that they're racing. They're single family homes. And don't take this like I'm sticking up for a yes communities ...
There's a guy down the street you just moved in bought his home from a private party for a couple of grand. It's got a one-car driveway he's got two cars when he moves in shortly after he moves and he buys another car so now he's got three cars. Now who's being ridiculous. Again I'm not sticking up for Yes communities, but really you have to take some responsibility for your actions of stupidity.

YES! Communities continuously raised dp amount and now refusing to return dp

Marnelle trailer park in Fayetteville, Ga has continuously gave us the run around. We got approved for a home with a 5% DP and the day we came in with the DP after calling the day before and told the home was still available it was suddenly sold. Then was told we were approved for another home a little more expensive for again 5% DP. So, we asked since the other home was sold from underneath us suddenly at no fault of our own could we give the original DP for the 2nd home and after the office manager spoke with corporate suddenly we were being told we had to pay 10% DP even though we were previously approved having only to pay 5%. We finally just wanted all the money we had put down in 2 separate money orders and only received the 2nd money order the same day. We were told we had to wait 3 weeks for the 1st payment to come back from corporate. After 3 weeks we called and were told it takes 30 days. It's been a little over a month now. No one returns our calls, no one has any information in regards to the money owed us, seems like no one is ever there. This is theft by deception. We have a receipt with the managers signature stating we would receive our money 3 weeks from the date he signed it and we are still empty handed. On November 2, 2018 I received a voicemail stating that the check needs 3 approvals on it still before it's sent back to us. How the hell does it STILL need approving?!?!?! Give us our money!

YES! Communities lot rent

Your lot rent is killing us, it is robbery and there isn't anything we can do about it! My lot rent has gone up another $30, AGAIN, and I want to know why. Any other place will give you an itimized list as to why you are paying what you are paying but not you! We just are told to deal with it and keep paying more. How I see it is I pay my bills so that you can get paid so I want to talk to someone ASAP! [protected]

YES! Communities yes community, old dutch farms, novi, mi

I have been a tenet and a prefab home in old Dutch Farms for one year and Three months. When I moved in, I was told at the trailer I was in was six months old. At the time I moved and I filled out a move -in Home inspection form. I was informed that the repairs would be made as soon as possible. It took nine months for them to make simple repairs. this was after Complaining constantly. One repair that was never done was that my screen door was hung wrong. It wasn't flush to the wall, which allowed air, rain and bugs to come into my unit. When the repair guy did come eight months later he put a partial strip across the top of the door and told me that the screen door was hung wrong and could not be repaired. Also the latch on the screen door would not let the screen door stays closed, and the wind would periodically blow the door open and banging against the wooden rail. So to alleviate this the maintenance person bent the metal part Of the latch on the door to make it stay shut. At times either the screen door would not easily open or not able to close at all. I did not Feel like constantly complaining again for another eight months before that nothing would be really done. Now I just have to put in a complaint, especially after I have been paying a rent increase of $30 since my rent renewal. First of all on 8 October I was in Ohio on my way back from a trip, when my alarm system went off. The police was called and no one got in but when I arrived home I saw that the Frame around the window where the alarm went off was bent and damaged. It clearly look like someone was trying to pry the frame hoping to get in the window. When I told the office staff they act like they didn't believe me. The maintenance guy came out saw it and I'll greet with me. Hey said that it looked like someone was casing my home when my alarm went off. A week later I came home at 12 AM on Monday morning to find out my screen door glass was shattered. Glass was all over the porch and my flower garden. I called maintenance emergency and left a message about this situation. The maintenance man called me back and told me he was in the hospital with pneumonia and that someone will get back with me either that day or the next day. I waited two days and then I went into the office and the staff acted like they didn't know anything about the situation. They sent a maintenance guy to look at The damage to my home. He told me he was just a substitute maintenance person and did not have the equipment to clean up or repair my property. He didn't look at my window and tell me that it look like someone let it try to pry it open and he did also mention that the damage to my door looked like someone had thrown a rock instead of the wind blowing it open. He told me that the regular guy will be back the next day, so I went in and again reported. The guy came out and dry Vacuumed the rest of the glass from my garden patio. He did not try to get the rest of the glass that I couldn't sweep up, off my porch or between the planks of the wood on my porch. I thought that at least they could have cleaned up the damage and put plastic or board up my screen door. This is what I paid my rent before and why I did not buy a unit and am Pay extra to read it. I am not a repair person I am a disable Senior citizen. I really like living in my unit. I like living in this part. But I am not happy with the management at all Anna how they deal with situations like these. I would like a response to this situation immediately. I have pictures of my unit and situation.

Thank You, I would like Address a Nother major concern of mine. I would like to know why I get a monthly notice for rent due at the end of each month, when you withdraw my rent payment from my checking account each month. Why wouldn’t you issue me rent do when you know you’re going to get it out of my checking account automatically? I would like to get a receipt instead of a notice for rent due Every month. If you can issue out a notice for rent due, you can certainly issue out a receipt for funds paid to you for that month.

YES! Communities security deposit

My name is Lindsay Oliver. I moved out of The Breakers from 9115 Ramiro Street Lot 387, Jacksonville, FL 32221 on July 31st. I spoke with Shelley, the property manager, on September 13th, in regards to not receiving anything from them regarding my move out. Shelley verbally confirmed during our phone call that nothing had been completed in the system for my move out; which explained why I received a billing statement in the mail for August rent, even though I no longer lived there. I have received zero response from multiple emails, phone calls, and even certified letters sent to corporate and The Breakers regarding my security deposit of $1, 550. Per Florida Statute, the proper procedures and time limits were not followed in this situation and I am due the full return of my deposit. I have attached all email attempts for contact with Shelley at The Breakers, which have all gone without a response. You will receive my final demand and the previous demand attempt at your fax number and email today, and a copy will be delivered through USPS. I have been patient while being ignored, if I do not receive a response with my full deposit returned, I will be taking this matter to court.

I have not received either a letter or the refund check at the address listed in my previous demands.

Of course, the response I expected with bringing up court. I will go ahead and get the legal process started.

There is no confusion on my end. The fact that the SODA was sent out late is cut and dry, 30 day max as required per Florida law. The fact that the SODA/Dispo was not sent to the address I left them with is cut and dry, as required per Florida law; this did not allow me any time to review/dispute, as required per Florida law.

As stated in the letter received by both corporate and The Breakers, this will move forward to court if my deposit is not sent to me as requested. I have been more than patient with the numerous delays caused by The Breakers management, including everything from the SODA/Dispo to plain and simple contact/follow up. The Breakers management has acted in clear violation of Florida Statute.

Thank you,
Lindsay

This is an update to advise I emailed Laura last week, letting her know my second request for the return of my deposit, acknowledged as $1162.50, be returned still stands. This request has been received by both The Breakers and Yes! Communities, per certified letter receipts. The reasons being the SODA was mailed out after the 30 day period; it was also not mailed to the last known address for me (each issue is cause for my deposit to be returned in full individually). Please let me know when I should expect this in the mail to the address requested in the certified letters I sent.

Thank you,
Lindsay

I have been contacted by a sales manager for the communities. She was very polite and helpful during our conversation. She followed up our conversation with an email, as promised, with some documentation. I do still have questions and concerns, so I have followed up through email with her. I have no doubt she will get back in touch, as she was in quick contact with me on the 23rd and followed up as promised. Thank you.

Also, to note, regarding the difference in our numbers for the deposit, we figured out part of the deposit was instead placed towards rent for the 2nd month there.

I have requested copies of the certified receipts and have not received them because I left the correct address with them for move out. When I called in August I was told it would take 30-45 days for anything to be completed, which the woman who collects rents should be informed of Florida Statute. Also, Shelley informed me on September 13th, when she checked the system with me on the phone, that nothing was completed for my move out. This is all detailed in the documentation and request sent out at the end of Septemeber and received by both corporate and The Breakers, as they were certified, to which I received no response to. In addition, I have records reflecting my deposit as $1, 550, can we figure out where the difference is. I will discuss the carpet costs after I receive proof there were certified letters sent to me, as I am in the industry and am aware of how these costs should be calculated applied. Thank you.

YES! Communities bait and switch

Purchased a home in Golden Valley 9 months ago with the promise of the "yes community standards" as renovations were not completely finished. We were shown another home to give us an idea of what to expect. Once all said and done the home I received was nothing like what was promised. Too much to list but a major concern STILL os the windows are pouring water into the house when it rains. I have been asking and begging something to be done to make it right with no help. I never thought my family would have to deal with this. We specifically moved here because the homes were nicer. I feel taken advantage of and helpless. I tried contact through the main website twice with no answer. The pool in our community was open probably a total of 30 days this summer. There has been multiple water cutoffs. I have just had it with this place. I am a good person who works and pays my bills, we follow the rules and keep our lot cut and free from junk. I dont feel like my family deserved this.

YES! Communities manager

I'm complaining again about the manager Dottie. I'm not sure if she is acting out of retaliation for my prior complaint. I'm on a medical since June. I'm getting assistance with my rent. I have notified Dottie that my rent is coming on the second week of the month. It has paid without fail. She continues to puts these notes with threats of charging me 162 in legal fees. I'm on a disability she is so heartless and cruel. It's likes she gets some kind of demented pleasure out of being a bully. Some people let power go to their heads. I'm now on medication for anxiety and I am having chest pains. I don't get why this is happening. I'm not moving nor do I have any desire to move. I've had over 75, 000 worth of surgery since June 2018. I have at least 2 more surgeries in the next to months. This is why I have no intention of moving. I have been on bed rest. I only go to doctors appointments and my surgeries. Last time I complained absolutely nothing happened this woman is just as rude. She doesn't feel likes she doesn't need to change. Why would a tenant drive up and we hear demeaning the you man who the janitor I think his name is John. She shouldn't be talking to him like that. Why are we forced to deal with her. The people we are complaining to are aware of her behavior and how she talks to people. Well I'm a 53 year old woman and I'm no accustomed to people speaking to me in this manner. I also don't know why she won't give me a proper microwave telling me I'm lucky to have that. I cant get my house repaired on the outside. The fridge handle came off and electric socket is out but I know she won't fix it so I won't tell. I also need my drains snaked. I asked before and I said I need my drains unclogged . She said what's that in a condescending voice. I said I mean snaked she oh. She is awful. A tenant shouldn't be fearful of their manager when you paying 1281 a month to live here.

YES! Communities management

I live in the Foxhall Village in Raleigh Nc. I have lived here for 5years. When I first moved here the carpets were dirty and never cleaned. I have had many issues. The management keeps changing. My car has been towed unlawfully and they had to reimburse me the costs. My moblie home has mold and bed bugs. The manager said that it was too expensive for him to keep trying to fix the bedbug issue. He refuses to do anything about it. They were supposed to fix my refrigerator but it stil is leaking water. They are charging me large amounts of money for my water. They charge whatever they want for my water bill. I am disable and I had run in some issues were my rent was late this month. They changed the late payment due date without my knowledge. I recieved court papers. However, I paid the rent including late fees before the court date. It was a few days after I got the court papers. The management said that I still owe the $275 court cost. Why would I pay for court when we never went? My rent is already extremely high and the amount flucuates every month. I have paid between $1185 to $2200 for my rent. Please contact me as soon as possible to resolve the issue.
