WinnCompanies - Above market rent increase in the middle of my one-year term of my lease.

I have owned a HUD-VASH Housing Choice Voucher since 2010. Winn Residential raised my rent from $920 to $1,115 effective November 2023. The increase was/is above fair market rent (FMR), which is currently $1,079 -- and months before my lease was/is due for renewal in 2024. WinnCompanies Point of contact

I have called 4 times in the past week and no one will call me back. My mother lives in your newly acquired apartments and you offer absolutely no communication except a few notes on the door. You are telling them they have to move for 8-14 days for remodeling but not offering any alternative housing options. You’ve take away their laundry facilities for indefinite amount of time. Also, threatening to kick some out within 30 days even though they have a lease through the summer. These are all over 70 years of age residents, some that have no family or transportation. I need someone to call me immediately to answer some questions .

WinnCompanies Over due balance

I have been dealing with an “over due” balance issue since May 2023. I was told I owed multiple different balances without a real explanation as to why I have paid over $3000 the past three months. I have taken time out of work and have been to the office over 8 times to try to have this issue resolved. I also have bee charged a pet fee and haven’t had a pet in over a year. I want any money due back to me and I want to break my lease to be able to move.There have been multiple mice issues, bed bug issues I have gone through 3 living room sets, there has been a pipe burst in the building causing water damage to a few of my things. Maintenance issues go unresolved.

Desired outcome: I want money owed to me back! And to move.

The Atchison Apartments 2575 Railroad Ave Pittsburg, Ca 94565 you guys manage is a scam they’ve taken people hard earned money and have refused to give it back they’ve lied and given us all the run about when we should receive our refund it’s been almost 2 months and we haven’t gotten nothing they’ve lied about move in dates we want our MONEY BACK. I’ve been dealing with this property since the March 2023 and it is now September 2023 and nothing this is sad that you guys allows this so called luxury property to make y’all look bad cause that’s exactly what they are doing.

WinnCompanies Amber cassy #3166

My name is Lyn Burnell, I am a 54 yr.old Christian female. I lost 2 husbands, 1st in 1998, & 2nd in 2018. I been in recovery all my life & I am physically & mentally disabled. I waited about 20 or more, give or take. I lived at the Peabody site at 15 Crowninshield st apt #305, 01960. A girl named Ashley N ( don't no her last name,but she worked from 11-7 am) she was clocking in & hanging at 7-11 w/ her boyfriend smoking pot etc. Well I knew her & I called Winning & told them & she got fired first stealing if of the clock. Well Ashley & Mrs.Amber Cassy plus others bullied me etc. Amber Cassy & Ashley were friends & got together with a few others in there late 20's & falsely had me evicted, Amber made up a huge deposition & about 75% of it all was false & had my section 8 taken. She had about 10-12 of my phones hacked. I had a date over the phone with ur attorney & just myself & the agreement was as long as I vacated ( which I was terrified,& wanted to move, ) in 90 by October,312022 which I was packed & out much sooner, that my section 8 would stay certified,which I did not break any rules or laws to loose it anyways. But with all the bullying Etc. Coming in my unit when I was not home, stalking me,taunting me,harassing me,following me ETC. AMBER OD ASHLEY & HER BOYFRIEND TO FOLLOW NE TO FLORIDA & THERES SO MUCH PROOF IN HER COMPUTER, TABLET/TABLETS, PHONES & IF U PULL THE CAMERAS FROM THE BEGINING OF JAN,2022 TILL AUGUST//SEPT 2022 YOU WILL SEE THAT I AM BEING 100% HONEST. PLEASE , I AM ASKING YOU TO JUST LOOK INTO THIS, SHE & THE OTHERS WHICH UNIT #307 SAW THEM IN & OUT IF MY UNIT SEVERAL,SEVERAL TIMES. SHE WAS INTIMADATING RESIDENTS,SO THEY WERE AFRAID IF BEING EVICTED. PLEASE PLEASE HELP. GOD BLESS LYN T. BURNELL.THERES ALOT MORE, BUT NOONE WILL EVER RETURN MY CALLS OR REACH OUT. THANK YOU AGAIN. WinnCompanies Horrible mistreatment and lack of supervision your property management at EAST SIDE CROSSINGS EL PASO TX.

As a low income family being treated like there is no choice in a matter of maintenance to your unit all the way to it’s either do what the office staff says or get evicted constantly being threatened to be evicted if you even think about going to corporate I hate living in fear of being evicted constantly the way they chose to handle anything or any complaints

Desired outcome: Reach out to the residents who’s money you are so willing to take and see if they are happy with the way your office management is treating them

WinnCompanies 1elevators at 100 Executive Square Wethersfield CT

Elevator Is NON FUNCTIONING for since April,2023 and continue.

12 floors, 230 apartments, ONLY ONE ACCESS. Non in compliance with HUD contract to repair/replace in a timely manner.

Seniors and adults with disabilities are NOT safe! If emergency, Fire and EMT can not get in on time. Dangerous and a law suit waiting to happen. We feel TRAPPED AND EMPRISONED.

Elevators are over 30 years old and need to be replaced with current FUNCTIONING equipment TODAY.

WinnCompanies Loma Linda commons

The office workers at this location have abysmal communication skills. They have threatened to evict us for not providing documentation when it was never requested beforehand and there was no history of non-compliance. They leave ambiguous voicemails that make you worry about family members when all they needed was a signature.

Parking permits are gatekept by the office staff as well, who work a regular 9-5 schedule that has conflicted over and over again with me and my family's work and school schedule. They repeatedly have the office closed even outside their lunchtime, with the wrong times set on the door of when they'll be back.

This has made it difficult to arrange meeting times with staff, and even more difficult to obtain permanent, and especially, temporary parking permits.

The maintenance guys do the best they can with the ordering system and workload they have. My only complaint of the maintenance system (not the workers) is that the request forms take long and rarely seem to work. When we have actual work done is after we talk with them.

Desired outcome: Better communication between office and tenants and without use of threats like evictions when unnecessary.Parking alternatives like a digital alternative to be used by the towing to prevent discordance between office and residents.

WinnCompanies Eviction notice

Turned in income in August and was apparently still charged for income from before.. I was to wait until they got paperwork back and haven't gotten a momo in months..got an eviction notice and have to be out in 30 days.. I don't understand how it's my fault if the office can't get it figured out or do what they are supposed to do.. I'm filing a complaint with HUD and you.. and who ever else I have to..they can evict people but can't do their job to figure out rent adjustment.. people know what is going on with everyone up here because I feel the office is telling everyone about people and what is going on here.. I'm a single mother trying to make ends meet and I get this... so disgusted!

WinnCompanies Fairfield Heights Apartments

I submitted work on November 21, 2021, regarding the leak, and it was never worked on.

On January 11, 2023, it started raining in my bedroom, I informed the manager of the issue, and I was informed that he would contact maintenance.

I was then told that the roofers would come out on January 12, 2023, by the maintenance guy. 

He observed the leak and advised me to move my TV.

He saw that it was caving in.

On Friday morning, January 13, 2023, the ceiling came down on my bed within 5 minutes of me getting out of it. It was a blessing that I wasn't hurt.

I haven't heard from the property manager since February 11, 2023, about reimbursement for my belongings that I lost or when my apartment going to be ready.

I have disabilities and I need to know what's going on.

Desired outcome: I would like an update on my apartment. I would like reimbursement on my belongings

WinnCompanies Fail to response to the tenant urgent needs & no compensation to tenants

Everytime we have urgent issue like hot water not working during winter & they were being unresponsive, we just have to swallow it. We had to shower with cold water! But when it comes to late in payment (NOT EVEN WHOLE AMOUNT just $300 behind or $200 behind) we'll be charged LATE FEE! SO UNFAIR! To which our late in payment only took 1 time in a year

Desired outcome: I'd like a compensation whenever they fail to perform their responsibility as to tenant we're charged for late in payment! Talking about being fair!

WinnCompanies Unprofessional Management.

I live in the 2900 building in Washington, DC.

It's hard to contact anyone about this. The property manager and her boss are best friends. They treat there employee with the up most disrespect. The new rules she is making for our building is valuating our 4th Amendment Right of Privacy. I live there and I have to park on the street. Because the ours are hard to meet when you have a job. They get to work late and leave early. I also been trying to fix my account with them because of there mess up but she stop replying back to my emails. Like the emails is aggressive as well. She put a letter on my door. But don't want to respond, which is a quick fix. But she refuse to check my folder. She want me there with her to check my folder when she can do it when I am not there. IT'S THE SAME. Then she owe me money for towing my car when I am able to park in the parking lot. I bet the ticket and everything. Since the year started this been going on. Multiple things have happen and I am fed up. Because she leave early I can't get nothing done. So she want me to leave work to fix something that they mess. For example my rent. If you see a income change on the ledger sheet. You know something happen during that time. I will be sending a billing error letter to her today.. The picture I attach was during bad snow weather. I was park on black ice. She said she was going to give me my money back plus I had some starches on my car. But scare to give her this information because other things came up that need to be fix.

Desired outcome: The property manager either need to go or she need to be separated from each other. Due to the type of file this site accept. PDF files are available if you will like more information

WinnCompanies Apartment is infested and imsuffering from an assault I now have a tbi amd am being neglected I need hel to transfer since june noone will do anything

I am in an unsafe situation I was attacked brutally on may 28 2021 and since june a pest issue. I have every thing of documemtation so they dont wanna deal with me ive been passed to 12 diff peole im disabled severly and so they think they can ignore all these issues roaches mice cooking in my stove floods biting insects I have 30 bites my nurse quit from the bug issue I am covered in scarrs and I made a complaint on the pest control because he illegally entered I was undressed since then he tell winn theres nothing wrong hes rude arrogant and said its probably my head injury totally unacceptable if you see the before and after photos of me and my apartment youd be apalled im living like a homeless person on plywood and out of plastic bins I was so injured that I could not advocate for myself and hound them so they ignored me well I cant go on like this its just wrong I despertly need assistance immediatley I testified for grand jury the da agrees I neeeded a transfer immediatleu but because of the transfer of management I was overlooked I need to move. I aid on time every month never had a complaint until the pest issue I refuse to pay rent for a place I havent used a blanket in 4 months I have to sleep during day because I am being eaten alive at night and im terrified someone is gonna hurt me he was charged with witness tampering I found a dead rat on my steps day I testified the water isnt hot enough to kill the bedbugs in wash so im literally living in a noightmare also the police are doing drivebys but I wont stay here alone and its just horrible 2 days ago I cooked dinner and the smell was so bad there were 3 mice inside my oven! I caulked and sealed alot myself but they are coming out of everyopen crackamd hole and ive literally lost everything my rights are being totally violated I need that transfer I was promised my social worker ryan mcclusky I just obtained an appt but hes shocked at that winn hasnt moved me because of the safety issue I have every documentation youd need to make a quick decision in my favor I just wanted to quietly transfer because I cannot sppend ant more of my own money cleaning this place I dont wanna lose my section 8 and I need an advocate because im too injured speech wise to really express myself please someone help me now

WinnCompanies Application to Shoreview in Rockaway Park NY 11693

My Name is Maritza Velez and my email is [protected]@hotmail.com. I summited all the documentation by email to begin the process to one apartment because they sent me an email to do this . It is valid until April 22, 2021 and then the Manager who do this process sent me two emails that I didn't send documentation that I sent already. I am very interesting in this apartment I don't want to loose this opportunity because she is very nasty with me and gave me the impression that she wants that I loose this apartment Please I hope for your help with my application.

WinnCompanies Chronic rats heating repairs issues

Repeated repairs for the same/new issues, rats gets on the bed with your kids, electrical heating issues, no one cares about the tenants here. Constant flooding/backups, chronic black mold, mildew in many apts. You complain over and over but nothing is done in a timely or proper matter.. Use companies they don't check out, use paint that seems to disappear over time so that stain, etc. Comes back sooner or later.. Poor air quality, fumes from cigarettes, other stuff, car fumes, etc. Kids and adults damaging the property, chronic dogs and cats... Urinating. Fecal in halls, entry doors that should be locked are unlocked and accessable to drug dealers near your children.. Fire hazords, safety for elderly and disabled tenants... All the owner cares about is the rent, not that you are happy safe in your apts. Tenants throw trash everywhere even in the halls.. Tenants have asked to have apts, painted over 10 plus years, won't do anything... Not a priority to them. They don't have to live here so it's not important to them... Hud doesn't hold them accountable either, no fines, or stop rent payments to them until they meet all codes and violations met... No one does anything or do unannounced inspections to catch these people... The owner never comes here he is in mass. You can't talk with him about anything, he doesn't waste his time with your concerns at all. Too good to be bothered. This is unacceptable conduct something needs to be done asap to help tenants who are afraid or so tired of trying to speak up for themselves.. You hear tenants arguing with them all the time. No one fights for our justice, they are very dishonest, and deceitful to the public so won't see this, got to look good for the public saying they care about the tenants... Maintenance can go in your apt. With the key anytime without notice to you, they steal go thru drawers, other personal belongings, damage your belongings no one cares, they take locks off peoples door, charge you 85. To get your apt. Even on a saturday when you go out.. How is that right to do to someone? Where are rights?

I am a mother with 3 children, I never experience a company who treats their tenants like a piece of trash. There a rules for living in a apartment, development and ETC. The attorneys who represent the company should live in one of the Winn's' development or apartment. I am a respectable person, but when you treat my family and I like our rights doesn't matter, this is when an organization steps up and fight for our rights & dignity, as well as our neighbors. The corrupted attorneys who pays the court system to dismiss a case should go to a court in the neighborhood. The next time I bring a matter to court, it will be in Dorchester or Roxbury court. The attorneys got to comfortable in the housing court. See you soon!

I think the President of the company should send out a residents survey to each of the developments to see how many complaints they have experienced while living in one of the apartment or development.

Most of the property managers and the assistant property manager are Hispanic as well as the maintenance supervisor. Most of them can't speak English, when you go to the office, they will speak in their language while looking at you at the same time. Also, I noticed, when the management sends out memo regarding the rules of parking, cook-out using grill next to the apartment, subletting, its seems like it only toward the other race. This company should really be diverse with other race. Many of the families noticed the same issues that is around Dorchester areas. Another issues, there are some undocumented residents in the apartments. It was mentioned that the compliance office has a Hugh part of it.
