Wells Fargo loan modification fiasco

I have been working with Wells Fargo on a loan modification since March 2009. Previous to this loan modification, my credit score was 802 and I had never missed a payment or made a late payment. I called in March 2009 to inquire about reducing my APR, which in turn would lower my monthly mortgage payment. I live in Arizona and the housing market here has taken a huge hit; leaving me upside-down in my mortgage (property value has dropped 32% in last 18 months). Wells Fargo insisted that to be considered for an APR reduction, that I must show I had a "need" . . . which means go on a payment plan or flat out miss payments. I chose to go on a payment plan with Wells Fargo. I have contacted Wells Fargo at least twice a week almost every week in the past 7 months and have consistently been getting the run-around. I cannot get a straight answer and get harassing calls at least every other day from one of their call centers, saying I'm delinquent. I was promised a 2% APR reduction at a Wells Fargo Home Preservation Workshop on 9/8/09 but when I received the paperwork, they did not change the APR as agreed but extended the loan maturity date by two years. Not at all what we agreed to. Now, no one will return my calls but I keep getting the horrible calls from one of their many call centers. I do not know how to resolve, nor do I know how to get a straight answer. As soon as the property value increases on my home, I will be re-financing with another, smaller mortgage company. I have never been so disgusted with a company. Wells Fargo is a terrible company to work with. Buyer beware of Wells Fargo.

We have been going through the same situations as above and more..they are not incompetent...they are scam artists.

They have called me to ask for unmade payments while holding all of those payments plus the "contributory" payments in an unapplied "suspense" account. No one can explain what that is or why it is. However, they are charging us huge late fees for these payments that they received on time and are holding in suspense.

They have even gone so far as to charge me to have someone come out to my house to see if I was still living in it because the payments have not been applied.

Yes I know what you should do. Get a lawyer! I did. I hired a lawyer who knows all of the banks tricks and he had me apply for a mediation. Once this was done it stopped any foreclosure by law. He said most mod companies and some firms that claim mod setttlements dont know how or are not doing them correctly. The lawyer told me soooo much that I didnt know and its going to be fine. He submittted a mediation form and stopped me from paying one more penny. Now he has taken over and is dealing with them. Lawyers fee 4000.00 but easy since no mortgage payment. First five years will be at 2% 6th year 3% and all remaining for rest of loan will be 4.4% based on 33% of monthly income. He said do not keep falling for the lies the bank tells you about trial periods. He said they are stalling and re-cooping any and all money before they take your home. Get a Lawyer! He said the way it works is the bank is insured on your loan. If you default they get paid in full for entire loan. Then they kick the family to the curb and auction the house. They sell it to the highest bidder and all of that $$ is profit! I'm sorry but thats down right evil and monsterous! I hope they all end up with liver cerosis and drink themselves to death if there are any concious in them. Sick, sick, sick, sick, sick, sick![censor] all of the ones doing this. Where is the gov on this. This is how we get treated? Why arrest and convict Bernie Madoff in the ponzie scam? They are just as criminal, even worst in my opinion.

This is exactly what happened to my wife and I. She was laid off and we applied for a mod to act in advance in order to avoid losing our home in the future. We were appling for the mod in the way it was intended. We were not (like the others on this page as well) trying to take advantage of the mods but genuinely trying to be responsibe. We both have been banking with wells fargo for over 25 years and this was our first home loan with them. In 4 years we were late with our mortgage payment 1 time. So heres how it went:

1.) Apply for mod in Febuary of 2010
2.) Told to start 3 month trial period at 300 dollar a month reduction but make first payment in 30 days (basically skip March pay April 1st) And to call and make the payments over phone instead of the usual way we were doing it online. We did. Made ALL 3 trial payments ON TIME.
3.) July - 4th month - Made 4th trial payment ON TIME - no word from wells. We call they say they lost our paperwork we need to re-submit. We do
4.) August - Made 5th trial payment ON TIME - No word back. We call again and are told someone else is now handling our mod and to re-submit. We did.
5.) September - No word. We call Made 6th trial payment ON TIME This time we demand to talk to a manager and we got one. He said the harassing calls were standard proceedure and to ignore them. We asked what we are supposed to do about our monthly payment. Keep making the trial payment amount or go back to the regular monthly payment? He said continur with trial amount and we are still processing your papers and we'll get back to you. We thought maybe they would since he's a manager we could believe. No call. We Made 7th trial payment ON TIME
6.) October 20th 2010 7 months later. The doorbell rings and a man is outside my door and has taped a 60 day foreclosure notice to my front door. I call the number which is the title company in Phoenix. They said it's because I have "skipped 7 months of payments" . I said no. We have made the last seven payment over the phone and did what we were told! She then went into the we are just the title company...bla bla bla. So fast forward to now.
7.) November 3rd - Called at least 10 different numbers and the number on the foreclosure sheet that says in bold YOU MAY LOSE LEGAL RIGHTS IF YOU DO NOT TAKE PROMPT ACTION. So I did and called the number on the sheet Steve Murphy [protected] and have not recieved 1 return call of my 10.

7.) Now persuing their lawyer and was told they need the paperwork from wells fargo and that would take a week.

8.) I think it's time for a YouTube exposure segment and I would encourage you all to do the same! Good Luck to you all and I do hope justice stops this family and home wrecking monster to stop kicking children and families to the curb. What the f@#! is this country coming to?

I don't even know where to start. I guess I'll start at the beginning, way back in November of 2009 when we first found out my husband was getting laid off. I called WF to see about their loan modification program. I got a very nice lady who told me everything about the program. She took down some initial information, but only asked for what my husband would be making in unemployment. She plugged that in and came back with a trial period payment which ended up being only $28.00 less than our normal payment, big WHOOP, but I accepted. We set up the trial period payments over the phone which were to start in January. So, I thought we were all set and that in 3-4 months we'd here back from WF with either a modification plan or some type of repayment plan at the very least. A few days later I get an automated phone call saying that I owed them x amount of money. I call back, explain the conversation I had with the fist woman and the trial period that had been set up. This person tells me that actually my trial payments have been set up to start in February, but she needed all my bank information again. Ok, hoop #1 has been jumped through. February 22, I get laid off from my job; first thing I do besides calling my husband is call WF to let them know that our financial circumstances have changed and what to do. I get no response. I call again and again over the next week thinking the person I'm trying to reach is on vacation or otherwise out of the office. I NEVER get a phone call back, still haven't to this day. I call the regular WF C/S number and go through the whole story again only for them to tell me that I need to resubmit everything again. Hoop #2, I jump though. This goes on for months, me never getting any form of correspondence from them, me calling every few weeks to see what the status is. I was told back in April after the trial period was over to keep submitting the same payments I've been making, so this we do, every month, on time. Fast forward to now, I get a notice saying that "After careful review Wells Fargo will not be able to grant us a modification on our loan because we have failed to submit the proper paperwork". ARE YOU KIDDING ME? I have a 1 inch stack of papers I have filled out and faxed (with the fax confirmation sheets). I have a log of all the phone calls I have made to them and the directions given in each call. I called on Thursday of last week to ask exactly why we've been denied and she can tell me nothing more than the letter, but advises that I resend the paper work so that they can send to review again. I drive over to Wachovia as I've done in the past, had them fax the papers, which they do, and go on my merry way. Saturday I get a letter from WF stating that I'm 3 months behind and that if I don't bring my account current by August 1 that they will start the foreclosure process. I am ON FIRE at this point. I call them this morning to confirm that the docs have been received and they tell me that they only got 4 of the 6 pages. I explain that the confirmation shows all 6 pages have gone through and she explains that it's NOT THEIR FAULT that everything was not received. After I go round and round with this woman I ask her if the modification is not approved (and they'd better give me a better reason than failure to submit proper paperwork) what are my options to repay the 3 months that I am behind? Keep in mind I am behind those 3 payments because they set us up on the initial trial period and I wasn't to start making payments on that until February 2010. She basically tells me there are no other options. I have to come up with the amount I'm behind and pay in full. I could go on and on about the many converstations I've had with this incompetent group of people, but I won't bore you...plus you've all been through the same. At this point I want to say go ahead and take my property, add it to your inventory of empty homes, but the fighter in me says HELL NO, I'm fighting on principle now. I can deal with ugly and I can deal with stupid, but incompetency, especially when you're dealing with someone's home is just UNACCEPTABLE.

I am fed up with Wells Fargo. I think that their goal is to keep you hanging and have you keep paying, screwing up your credit and keep promising to put you into a loan program after qualifying initially for a Loan Modification Program for a few months. THey then decided that I was not elegible for the Government Program due to the fact that it was a second home, which they knew. They referred me back to the Loan Modification group to fill out another series of paperwork. Again I receive paperwork from them saying that it is a second home and I do not qualify. What is wrong with these people. Is there a program out there or not to assist homeowners who have second homes. They keep jerking me around. I now received a letter telling me that I can do a short sale or I can turn the property over to them when I have been making the modification payments to them on time as agreed. They do not have their act together. I keep getting annonying automated phone calls from "Jessica". They give you telephone numbers to call and no one answers after 5pm. We the tax payers bailed out these big banks and we are getting screwed. That is how the government is helping. THey are hiring processors who have no idea what they are doing. Totally disorganized and just requesting the same paperwork over and over and tell you the same thing. Take my property..I don't care anymore.

I went through the entire "Loan Modification" process. Based on the web-page I was approved and suppposed to sign and return the contract w/in 5 days. It never came. I even sent a fourth payment with bold all caps 50 point type I AM TRYING TO PAY A DEBT. I begged them to call me, email me, write me, or fax me just to show they had received it. no response. Can't resolve over the phone. I called back, and the WF representative told me (GET THEIR ID NUMBERS!) they had not communicated properly with me, and it would be sent to a supervisor. I thought I was okay. I called the supervisor, she asked for documents to be faxed, and then told me that I'd get a UPS package in 1-2 DAYS at my house. NEVER CAME. It's now been 15 days, I can get no help. I have called four times today and been disconnected. I finally was in the middle of a conversation with a fairly nice lady - and we got disconnected. I am writing this while I am on hold yet again. IF YOU GOOGLE MORTGAGE MODIFICATION COMPLAINTS ATTORNEY GENERAL it is very likely that the attorney general is taking compaints againts fraud schemers who take advantage of people like us. However, in this case, it's actually Wells Fargo that is as bad as the schemers. MAKE YOUR COMPLAINT. WE HAVE TO STICK TOGETHER. I'm still on hold. I would keep writing until someone answered my call - but my keyboard would wear out before I got to talk to a person. FIGHT BACK!

I am so happy to hear that i'm not the only one dealing with the complete incompetence that Wells (yes I agree hell hole) fargo has shown me. I have been trying to do a loan modification for 9 months now with numerous...and I mean NUMEROUS ...emails and calls. Needless to say not a thing has been done to date. I was in the same situation where my credit is 788 and I tried working with Wells when I found out I was being laid off. I was hoping that I could lower my interest in order to afford my home either on unemployment or knowing I was going to have to take a pay cut moving to a new company. I have heard every excuse and made every complaint I can think of. It even got to the point where a supervisor from the email dept called me directly after she made several attempts to 3 different supervisors at the mortgage dept to get them to call me and I didn't receive 1 call back. How completely sad to think a Wells Fargo email supervisor was even disgusted with the way the mortgage assistance dept handled business.
My newest experience lately has been getting calls from the automated "Jessica" asking if I've returned my "paperwork" yet, and everytime I call Wells, they tell me, no just disregard it, no "paperwork" has been sent to you, its still under "review". I agree that I think Wells Fargo is jerking everyone around and I can't believe that they haven't been investigated by the BBB or government for their unethical way of doing buisness. I can happily say though that everytime someone asks about my bank, I strongly advise them to stay as far away from Wells Fargo as possible. Hopefully Wells Fargo starts to lose buisness due to their ineptitude and they realize customer service still has meaning.

I completely agree . Me and wife have been dealing with Wells (Hell hole) Fargo also on a loan modification and have recieved the same second rate treatment. We first applied for a loan modification & were denied. Then, we got a lending group involved, (which wasn't much more help) they got Wells to take a second look at are situation. By that time we dropped the help of the equally crappy lending group & started dealing with Wells Fargo ourselves, who by the 2nd round was actually making a small effort to help. After piles of paperwork and many faxes & phone calls later we were accepted for the modification. After completing the 3 month trial period as they wished and now going on the second month after we still haven't finalized are Loan Modification with them. Big Suprise! Finally after playing their cat & mouse phone tag game (which is complete B.S. because out of the dozens of calls made to ask questions we have NEVER talked to the same person twice) we are finally recieving some paperwork in the mail to update are situation. I can pretty much guess how pleased I'm going to be once I have read the final papers.
For you people stuck like us with this Unprofessional Mortgage Lender I feel for you and wish you the best of luck. I wish there was some way to expose Wells Fargo to the whole world as the money hungry, heartless mortgage company the really are.

Wells Fargo refinance freud

I applied for a refinance with Wells Fargo, (who holds my original loan) in April 2009. I did this to lock into a lower rate. Todays date is October 9th. Here is what is going on. After submitting all the paperwork, w-2's, bank statements, tax returns etc etc. Wells Fargo would always like a 1 more piece to the puzzle. This went on last week. I called the sect. of the President of Wells Fargo, Caroline Peterson, who is located in my corperate headquarters. 1.800.840.5812, her direct line. Caroline called me last Thursday night October 1 st to let me know that the loan was approved that night and my loan consultant Simone Carter will call us on Sat ( Oct 3rd ) with a closing date. Well Simone did call on Saturday, and said she still needs one more piece of information. I would like for all of us to call the attorney General, their local radio talk stations and prompt every one to call Caroline Peterson every day. We need to class action against this company who has received a stimulus package and not releasing monies or lower rates because they don not want to release that money. My number is 610.258.9285, I realize that giving my number is risky, but we need to team up and get our loans.

We live in NE Florida. We are not trying to refinance but purchase a home. Almost six months later we have gotton know where with Wells Fargo. Furthermore I have not even spoken to Caroline Peterson, she will not even contact us by phone only by mail. We will be taking them to small claims court in our area and complaining to the Attorney General's Office. We are working on developing a website called reviewlicensedprofessionals.com. Here people will be able to view and leave comments on people such as we are dealing with at Wells Fargo. We STRONGLY recommend people contact the Attorney General' Office and boycott Wells Fargo.

Although it is unfortunate, it is nice to hear we are not the only ones being treated this way. We applied for a refinance the first week of August, here it is the last week of December and we are still getting jerked around. An appraiser came by the house today. This will be the FOURTH appraisal Wells Fargo has ordered. Each at a cost of nearly $500. The appriaser who came by today had absolutely no idea what he was doing there. Plus they had an inspector come out before any of the appraisers. Also at a cost of almost $500. On December 14 they demanded $500 (10 days before Christmas mind you) to extend the application another 30 days, like not closing on time was my fault in any way, shape or form ! So we are out nearly $3k, for what? Nothing. We are in the same position right now as if we took $3k back in August and threw it in the trash. We feel like they are milking us for every dollar they can get while they seek and find some possible way to deny us this refinance.

Wow, my name is Elaine Jolly, I reside in Houston, Texas and until today I thought I was the only person complaining about the ongoing merry-go-round treatment I have received from Wells Fargo. I was wanting to have my loan re-modified to a lower rate and I thought that would be a pretty simple process. Like the fore-mentioned complainee Carol India I have worked diligently with Wells Fargo since April 2009 with absolutely no progress. I have faxed and re-faxed "just one more piece of information" to this guys and have gotten nowhere. I've written the former President of Wells Fargo, Mark Oman who of course passed it along to an Executive Mortgage Specialist, Office of the President(Matthew Miller) at 1800.853.8516 ext. 43319. He passed it along to a Dominica Lindamen who informed me last week that she no longer works in that area. Dominica passed the torch to yet another agent, Jamie Webb at 515.324.2259. So here we are now October 26, 2009 and yet no help! I need answers and assistance!

Wells Fargo student loan

Do not bank with wells fargo! After hearing great things from a friend with a school loan through wells fargo, and parents with two mortgages through wells fargo, I decided to give it a try. I applied for a loan and was approved on my fair credit but only if I could find a reasonable co-signer. My parents dually applied with me with their great credit and we all got denied. I then tried to have my fiance co-sign, who was also denied. They told me no one gets that loan so I should try to get the other loan because it's much easier. So I sign up for the other which I still get approved for with a co-signer so again my parents co-sign and get denied.. My fiance again as well.. Same story. This situation goes on for three other loans until I had it out with them and said enough is enough. The next day I received a voicemail from a representative at wells fargo who said their online credit machine had been tampered with and had been denying everyone's loan requests (Regardless the type of loan) for the past month. I had really been approved these five times along with my co-signers and now our credit has been deeply affected, which they claim to be fixing. I thought the problem ended here...
When I call in to check the application status, I give my application number and then they ask for my social security number because they have accidently assigned the same application number to another person. They have even gone so far as shared 'jamie' and 'randy's' social security numbers with me because they were shocked that they had made this mistake. Which makes me wonder if jamie and randy now know my social... Everytime I call to check the status they say that I still need to provide income verification or I need to e-sign the application for my co-signers even though I have done both numerous times but they claim their server has been broken so I need to keep faxing verification. I decided I was done with them and I neglected answering one phone call from them and they called my home phone, cell phone, work phone, and my references phone number harassing everyone that I needed to provide all of these documents that I had already sent so many times. When I informed them of their error, I received no apologies but instead snotty attitudes and comments saying that I need to bear with them while they fix their computer. If I didn't need to go to school I would tell them exactly where to put it but unfortunately, I think this is going to be a long road of problems.

I agree 100%. They are unreasonable and unfair. They refused to send me a statement that actually showed that I owed them money (as I had never received one because they ignored my address change) and continued charging late fees (denying it was their fault).
One woman (who appears in charge of harassing me) asked me how much I could pay and I said about $200--she said, you have to pay $800. She refused to negotiate and literally said, "Aren't there people you can call for money?" No, there isn't! It's just me and I cannot afford this... Is there anyway to get my loan taken away from Wells Fargo and given to CitiBank? Citibank is much more willing to work with you and always friendly on the phone--never threatening or harassing.
I can't believe Wells Fargo is still allowed to operate--especially student loans!

Wells Fargo harassing phone calls and more

We purchased a used car from a dealership that has now gone out of business. We purchased our own insurance. The car payments are made within the grace period. Wells Fargo increased the payment of the car and to pay for their insurance, Balboa. We protested and faxed information to them on our insurance coverage. No lapses occured. Wells Fargo continued to pay Balboa despite our protests and lowering our payment to only pay for the car. They continued to pay Balboa and made harassing calling to us to tell us at work, home and my job one time. These calls are made several times a day to my daughter and I. We have faxed information over and over again to show that we are current. They have now lowered my credit score but reporting me as delinquent in the car payments. I believe them to be a predatory lender with unfair business practices. The workers are rude, not all I must say, but the ones that are rude are nasty. I want to sue them to have them restore my credit score as I am undeserving of their unfair reporting and I refuse to be bullied into paying fees which I do not owe.

Pleas bewar of this company! Everything you hear is very true! They harass you with phone calls when you are only a few days late. I would get anywhere from 5-10 calls a day, early morning to late night, weekends, holidays, everyday. Sometimes even after I have discussed the same issue with 5 different reps! They have absolutely no compassion! They are extremely rude and will not hesitate to talk down on their customers. Once they trap you in on a loan they will treat you however they like. And please neeeeeeeever ever ever ever trust them with your bank information or your family members info, because they will use it (Whenever they feel you are behind) without your permission. I got behind once and I used my mother's account info. She was smart and went as far as closing the account a week later b/c she did not trust their company. Months later they argued about the closed account with me. Becase the stupid rep admitted they tried to go into it and it was now non existent. Long novel short, the company was so horrible that I decided to turn the car in! To top it off they sold the brand new car (1 1/2 yrs old w/ low mileage) for $6ooo and now calls me sayin I owe them $12000. Are you kidding me? I refuse! They will never get another dime! My credit is suffering because I made the mistake of not researching this company first! You may be happy to be approved for a brand new car but I am here to tell you to pleeeeeeeeeeeeeeeeeeease reconsider! I would rather ride a bike than ever get stuvk with another comapny like this one! Please dont do it! If a dealer mentions their name run for the hills screaming!

I was told when I purchased my vehicle that I had to pay for additional car insurance through Wells Fargo in order to keep my vehicle. Two days ago (which is 1.10 years later after the purchase of my vehicle), I was advised by their Collection Agent, Leon Knight that as long as I had my own insurance I did not have to pay for their car insurance as well. I had both car insurance agents (1-Nationwide and 2-Allstate) call Customer Service and the agents were provided with fax #'s to provide my declaration pages. I was told that everything was Ok, but my lack of trust for Wells Fargo at this point, I have decided to put everything in writing. So today (June 18, 2017) I wrote a letter following up on what has transpired. I have suffered immensely financially and got 3 months behind on my payments at one point, being threatened with a warrant for my arrest and the vehicle being repossessed. I should be compensated for pain and suffering damages for Wells Fargo being so negligent.

Wells Fargo customer service/banking

We have been dealing with WellsFargo bank for some time now without any problem. Suddenly, they showed us as being overdrawn. After questioning this, I spent 3 hours on our online banking and to my surprise there is a bank error for $1202. Someone doing the spreadsheets doesn't know how to do math. Meanwhile, we are receiving calls from their overdraft dept. in Oregon. These people call us 10-20 times and day every day. Sundays, after 9p, you name it. They will not identify themselves, and rude, threatening and intimidating. Furthermore, when I tried to tell them that we just came from our bank and the bank manager is handling this and that was no reason for them to keep calling us, this was what I got : "you are through talking, when did you make a deposit to cover this?" I tried to tell her, her nams is Chandra, : "apparently you didn't understand me, we are NOT overdrawn, it's a BANK ERROR!" at which time she started LAUGHING! I have NEVER been treated this way from any professional company EVER! I filed a complait with WF Corporate, who, needless to say, ignored me. So then I filed a complaint with both Oregon and Iowa Attorney Generals. Oregon said the should be abiding by Iowa laws. Yesterday was Sunday and we were in the middle of church services when they called AGAIN! My husband told them that we were observing a religious day and not to call again, they said they "didn't care". Furthermore, they stepped up their calls, even going so far as to be extremely rude to our 8 yeard old daughter who happened to answer the phone. You know calling my house 80 times a day will not get this resoved any faster. But when I call and tell them it's being handled, they should respect that and give us the benefit of the doubt. I talked to my insurance guy today and he said he got rid of WF last week. From what I'm reading on this board, I don't hold out much hope for getting any of our money back, let alone all the overdraft fees ($490). If there was no money in the bank, they should not have let a transaction clear. We have never been overdrawn and if fact I deposited over $43K last Nov. I should not have to do their work for them. If I tell them there's a bank error, they need to go back and review it, or at least let me show them my research. As one person said on here, calling me 1000 times a day will not make this go any faster. To everybody who banks with WF, I would suggest that you change banks ASAP. Right now, we're living broke because of their error. But the bank holds the cards and we won;t see any of the money-ever. Basically, they stole $1202 from our family. What makes it even worse is that we live on a fixed income and have to make that last the entire month. My kids are going without milk, juice and tiolet paper, but I can guarantee none of the bank ###s are. they don't give a ### about people like us. My Mom had multi-million dollar accounts with WF and they know her personally. I'm glad she's not here to see how they're treating her daughter, son-in-law and grandkids. Has this happened to anyone else and if so, what happened? Did they keep your money and refuse to waive your OD fees? Or did they resolve it for you eventually? I'd like to hear from folks who have also had this type of experience with WF banking. Thank you.

I reported my money/card stolen they refunded it back to my account...got a new bank card..said they would investigate{{Dont what they found}} ...that is what i would recommend you should have done dont know if its too late...the bad part about this is that you have to wait on the card to come in the mail to do anything.

Wells Fargo home construction loan

To Whom It May Concern,

In 2005 my wife and I approached WFHM for a residential construction loan. We went through a rigorous application process, met their criteria and were ‘approved’ for a ‘Construction to Permanent’ loan. As advertised, the ‘Construction to Permanent Advantage’ loan is a loan that would initially finance the home construction, which after completion would then be converted into a permanent ‘long term’ loan product that is chosen prior to the mortgage closing. We closed on the ‘Construction to Perm’ loan in February of 2005. Construction began soon after.

During the course of development problems arose between us and the home builder, as a result construction was halted. We explored our options and called upon outside parties to mediate the situation. Wells Fargo’s Account Resolutions, (the department overseeing short term loan financing, construction draws and which is comprised of people who have the ability to extend the terms of short term loans by 6 or 12 months), appeared completely uninterested in our tribulations with the builder. The Account Resolutions department was expressly concerned with our maintaining of interest payments, offering no advice.

We explained to our Account Resolutions representative and his supervisor, in detail, the issues hampering the construction process. Among others, these issues involved hidden cost, product inefficiency, delayed permit approvals and design errors. The costs associated with these issues were significant. We exhausted our life savings on legal fees, rent, storage fees, loss of time at work, penalties and other unexpected costs associated with the home construction. In addition to the monies allocated in the construction fund, on average our expenditures were in the thousands per draw (or phase). Since the loan had already closed (02/29/05), these bills, however unexpected, had to be satisfied before construction could commence.

After Account Resolutions received our report, they informed us that due to the prolonged construction period, our short term construction loan would mature and that we would need an extension to continue. We were told that a $500 fee would accompany each extension. We were overwhelmed with the mounting fees but had no problem complying since we had already invested so much time and effort into the completion of our home.

We resolved all issues with the home builder and construction resumed in (2006). Our home was finally completed 2 years later in June of 2008, wherein we received a certificate of occupancy and the keys to our new home. The dilemma surfaced during this last phase of construction where WFHM was to transition our short term construction loan into the permanent 30 year mortgage we had originally qualified and supplied a substantial down payment towards.
Weeks before the completion of our home, we were informed by our loan officer, that the loan program we originally applied for was no longer available. This was extremely shocking news, however, he told us that he would begin examining other loan programs and see what could be done. He requested that we supply updated personal and financial information such as, bank statement, employer information, retirement funds, etc. Before long credit checks were being performed again and it appeared as if we were restarting the whole application process. Then came the denial letters. Each time we were denied, we would apply for another loan under separate less appealing conditions. Time continued to pass and more frequently we experienced instances where we could not get in touch with our loan officer or his staff, our personal documentation was lost or misplaced and had to be resubmitted (multiple times) and underwriting times were broadened. The excuses were numerous. New loan officers and supposed underwriters were brought into the mix, requesting additional income, monies at closing, surplus savings, etc. The requests were increasingly ridiculous, especially considering that, nothing had changed since our original application. In fact our financial situation had improved in our savings, credit scores and assets.
It appeared as though Well Fargo was deliberately fabricating these absurd requests, as if to discourage us. One such instance, during a phone conversation with our loan officers Supervisor, I was told ‘to be honest, we’re not going to get you into a loan unless you show a $40k increase in combined annual income.’ To which I replied, ‘if that’s what it will take then I will make it happen.’ His rebuttal was that of sarcasm and the conversation ended there. Two weeks later I returned with payroll and bank statements showing a drastic increase in income surpassing his request. I was then called into an in person conference between my loan officer and his Supervisor and informed that I would need to have more money at closing. During that same conference, I arranged electronically, the availability of additional funds via my retirement account. I was then told that due to the (LTV) loan to value of the home in conjunction with the conforming lending rates for this county (Monroe), that we still would not qualify for any loans that would satisfy the principal loan amount. My next plan was to decrease the loan amount, which at that time had included the last remaining bill from the Home Builder.
A month later I returned to my loan officer and his Supervisor, again showing evidence where I met their stringent requirements, reducing the loan amount by $22k, only to be told that there is nothing they could do for us. We were left without a mortgage, only locked into WFHM’s short term construction loan. We attempted in vain to secure a mortgage from other mortgage lenders, however, to date nothing has materialized. Since 2008 we have paid to WFHM stiff penalties and an exaggerated interest rate on the principal amount, to extend our short term construction loan while we search for a mortgage. Regardless of our financial standing, and work history and the fact that we are current with respect to loan payments, Wells Fargo has accelerated our loan and called the note. Wells Fargo has been informed of the CMA statistics for this particular development and know that the 2 homes that have been placed on the market have sat dormant for 3 years because no one can afford current market prices. Wells Fargo is also aware of the conforming lending limits for Monroe County and they know the median household income. All facts show that we are viable customers yet they still choose to foreclose on our home, threatening our life savings which we poured into its construction. We have appealed to WFHM time and time again, however the company appears focused on acquiring our new home.

It is obvious that Wells Fargo has manipulated us into this situation. Even more unscrupulous is that they have taken advantage of us by imposing absurd fees and interest under the guise of preparing for a permanent mortgage, when they had no intent of giving us the mortgage from the beginning. We have been taken advantage of by this giant in the mortgage industry. They lured us into this deal and waited for our point of vulnerability (the closing) then they shamelessly played a cat and mouse game while robbing us of thousands of dollars, pretending they would secure a mortgage for us. Now they are threatening this unethical act of stealing our home from us.

Had WFHM not gotten caught with the sub-prime lending scam, I believe they would have forced us into an extremely high adjustable rate mortgage. Since their scam was exposed, they had no choice but to drag us along and get as much money as they could from us along the way.

I cannot put into words the immense stress this has placed on my family. The entire home construction project was extremely trying. It took a lot of energy, not to mention the thousands of unexpected out-of-pocket expenses we had to invest. To finally have our home completed just to find out that we are victims of a much larger scam by one of the giants in the financial industry. We have spent countless hours communicating back and forth with WFHM. We have spent hours documenting our communications. We have spent hours searching for mortgages. We have volumes of paperwork chronicling our attempts to get WFHM to honor our original agreement.

I encourage anyone having been placed in similar hardship by Wells Fargo to make your experience known, contact your local, state and federal representatives. It is unconscionable that WFHM can literally rob people without penalty or consequence.

Sincerely,

JV

Wells Fargo out of control thieves

Wells fargo recently sent us a check for 4 months mortgage payments that we made on time and over the required payment amount... along with a foreclosure notice!
This company is out of control!
Then yesterday we get this letter from a place called hope that says they are an organization who helps people who cant pay their mortgage... and wells fargo is one of the banks who are in their program.
First of all, we werent behind on our payments, and secondly, wells fargo has no business saying they are part of an organization who cares about people... they are clueless, and their actions are nothing short of terrorizing people who they think cannot afford to fight them.
I am going to email the white house every day until they finally get these banks, who were bailed out with our money, to stop cheating people while they are living high on the money that was suppose to be helping us their customers! anyone with a complaint... please join me in an email fight against wells fargo... email the white house every day!

Wells Fargo is big and out of control, they claim they have $165, 000, 000, 000 yes billion in assets. You can't ever get any thing settled with them. I've been that route twice. They lie, they make agreements and don't follow through. I have a Law suit with them now. I think one day they will go broke, their assets are falling like a hale storm.

Wells-Fargo has no intention of ever helping anyone. They gave me the same runaround with the modification program. Different people give different answers for questions, they claim they never received docs, etc. My feeling now is "If you want my house so badly, you can have it!" I think everyone with a Wells-Fargo mortgage should just stop paying. Let them have a house worth 40, 000 less than you owe!

My complaint with Wells Fargo is that they are out and out liars. We sent them everything needed to see if our home loan could be modified and we even sent it from a lawyer's office. WF turned around and claimed we never sent the papers and filed foreclosure on our home. We know beyond a shadow of a doubt that we sent everything that was needed and sent it all on time. Wells Fargo is lying and getting away with it. When is someone going to stop this from happening?

that is the most infuriating part of this whole thing...no one can give us a reason for the foreclosure...one lady said we didnt sign a paper we sent then another said oh yes we have it, yet another person offered to "help" us but said that to do so we would have to pay their lawyers fees...we are obtaining a lawyer to press charges and have contacted our State Senator and the White house.
your question is a legitimate question and one that several people asked when they heard the sitution...but we were not behind on our payments...they SENT OUR PAYMENTS BACK and put us into foreclosure.
they are criminals and they are out of control...this website has one story after another exactly like ours...sometimes worse, and this is just one of thousands of websites. All across America people are being blatantly lied to, cheated and stolen from by Wells Fargo, and I for one am not going to take it.

Wells Fargo avoid like a plague

In 2017 my wife went to the Eye Guys for Lasix Surgery to correct her vision problem. Financing was available for the surgery. It was provided through Well Fargo Financial. The plan was supposed to be free of any finance charges. Which is why we signed up for it. It would appear now that Wells Fargo designed the plan to make sure the principal would not be covered within the 2yr re-payment period. Resulting in our being hit with $956.00 in finance charges.

Which we were advised of when we received this months statement. Needless to say we are Irate and spoke to their customer service 800 number. They told us we should have been reading the fine print. The best they would do is cut the finance charge in half provide we paid the full amount of $1202.00 immediately. This conversation took place on August 15, 2017 the supposed end of the interest free period was August 7th. Since we NEVER missed a payment and had we known, would have gladly paid off the $700 balance rather then pay an additional $956 in unwarranted finance charges. Please take not that it was Wells Fargo who SET UP THE PAYMENTS.

I have been fighting with American's Servicing Company for almost a year now, I got behind on my house payment after helping out a family member who had lost her job and was about to lose her home. I wanted to help thinking I had the extra money, I guess I didn't. Than I needed to help my parents. But dealing with ASC was a nightmare always having to deal with someone else when you called them, I must of dealt with 10 different people each one telling me something different each time. One women basically told me I was going to lose my home, if she didn't receive cashiers check by 5/26/08 in the amount of $2, 239.00 she would foreclose on my home. I sent it by UPS it got to her on 5/24/08 and wasn't applied to my account until 5/28/08. I've had to file for Bankruptcy, I've had to fill out 4 Loan Modification applications. ASC/Wells Fargo was the only creditor who filed a Relief Automatic Stay, the judge ruled in their favor because to some law and his hands were tied, but in his judgement stated that ASC/Wells Fargo was to work with me on and give me or my attorney information on a potential Forbearance Agreement, Loan Modification, Refinance Agreement or other Loan Workout/Loss Mitigation Agreement. Well that never happen my attorney called nothing... On my last Loan Modification application I filled out on 04/16/2017 and faxed to Wells Fargo I did hear anything until some Realtor start taping notices on my front door 'Cash for Keys' I let her have it, than had to make nice when my BK attorney found out that my home was sold without no notice to me, nothing post on my door in the paper, and was sold back to Wells Fargo for the amount I stated my home was worth on my 04/16/09 Loan Modification applciation. I have now had to look for a Real Estate Attorney, which I was finally able to find last week and just spoke with him today. Are Mortgage Companies Above the Law are they able to do what they want, they have made me feel like a loser and that I have to explain my whole life story, and they don't have to do anything.

Wells Fargo Financial sent advertisements around to different schools to solicit students to apply for a student loan with them. The insisted that they have a co-signer to get the loans they applied for. Without the co-signer, they would not get the loan. I co-signed for my nephew and when he graduated he had to pay the loan. The amount was very high, and his plans were to go to Dental school after a year. He called them and they suggested that he consolidate the loan for a lower amount. Once he did that, he paid on the loan monthly. He was told recently that he can not get a forebearance on the loan now that he is in Dental school, but must continue to pay close to $300.00 a month. He obviously doesn't have the money, but Wells Fargo set these loans up knowing full well the students would not be able to pay. They enticed the co-signers (such as myself..with good credit) to sign on these loans because we were told if the student made consecutive payments for 24 payments, we would no longer have responsibility for the loan. This was the only reason I signed. Now they are telling me, he not only has to pay this while he is in Dental school, but I will be in default if he doesn't pay and they WILL come after me. This is very misleading and there are many others that they got with this. My nephew said these loan applications were all over his school.

I called to ask about the late fee on my bill. I have automatic bill pay, so there should never be a late fee -- unless they changed due dates without notifying me.
I called "customer service." When the guy refused to reverse the late fee, I asked to speak to a manager. I got a voice mail system.
I called back and got another rep. Told him I got a voice mail.
He said it was their policy to send callers to a voice mail system if they asked for a supervisor.
This is intentional business misconduct, and they're seemingly proud of this "system."

I've been having a lot of problems making my mortgage payments and I called in to ask for help. I asked for Matt, the branch manager and when I walked in he was sitting on top of the desk. He never moved off of his place to greet me or anything. He told me to fill an application. I filled it out and he ran my credit report. HE NEVER HELPED ME AT ALL.
I've been trying to get the branch district manager's number and I'm still not able to get it. Now I know how banks go out of business. Because of customer service employees with no experience at all. Isn't the customer always right?

While trying to make affordable arrangements with the company's representatives, explaining lack of employment and vastly reduced income prior to major job loss, the representatives start telling the consumer that 'you are electing to not make any payments' and 'ignoring the bill totally' all while still trying to explain the personal hardship of having to work part-time jobs with just over minimum waged income for one, and the other job being of commission based income (in the sad world of automobile repair) to which he replies, 'Then you are making way more money than I am so you need to set up a over-the phone payment right now'. When I said to him that I am tired of him making assumptions and telling me how my life is, I demanded another rep to talk to. Then an 'upper' representative gets on and she talks big tough that 'if you think the first representative was giving you a hard time, I will push your account to the next step by verifying your employment, which we have many ways and websites to do this with and we will set up a garnish on your income unless you make arrangements to make payments right now' (good guy/bad guy routine). I explained that the payments I can only afford at the present employment/income would be 'X' amount, to which the upper rep says, 'That is totally laughable!', and hangs up! A nice way to be condescended, belittled and embarrassed because of situations that are in no ones control. You try to work with a financial instution and you get treated less than a third world individual. Does it ever pay to be up-front and honest? Not with these miserable individuals named Ni** and Je******. Perhaps their income is a commissioned and incentives driven one by means and ways of whom they can scare and make people submit to payments that they can not at this particular time afford. No matter how much you try to explain to have them understand, they are only there to put you in a dead-beat position and make you feel totally shamed because of it. I did offer to trade places with the first rep so he could see how it felt to be in a very comprimised position and that I would call him and harass him like he was doing to me, and I am sure countless other people suffering job problems, however I guess his stuttering and subject change to get another representative and put me on hold to tell his version of the phone conversation to the female toughy was his way of saying no. As anti-Christian as this comment may be, perhaps what goes aroung comes around and they too, may walk the path some day.

Mister Quik submitted a financial form through Wells Fargo when I needed a new breaker box in my house. They approved and also sent me a credit card. Within a few months I started getting false charges on my credit card and I sent a dispute letter to the address they gave me and changed my credit card #. They kept saying they never received my letter disputing the charges and I sent another that they still never received. Finally I went to a Kinkos and faxed it to them. It still took several days before they said they got it. This doesn't make any sense since a fax goes right to them. They took off some of the charges and said the others could not be proven to have not been made by me. I closed my account. However when I got my last statement there were more charges I didn't make to the new card # that had now been closed for over 3 weeks. Charges to an inactive card. They said something about the charges hadn't caught up to me but I never made those charges. This company has horrible security breaches and poor customer service. Wells Fargo is a joke!

My first problem is that I have been paying all interest each month, 0 principal. And I know the loan was not set up that way. My letters regarding this were ignored. Once I researched the Truth in Lending Act I studied my loan more carefully.

The amount that they claimed to have paid my old mortgage company during this refinance seemed high. I called the old company and they sent me a letter indicating the amount they actually received, $2306 less than the amount shown on my paperwork! Somebody stole my $2300.00 and also I am paying interest on that money as well. My letters regarding this problem were ignored as well.

I contacted AG Andrew Cuomo and he agreed that there were some discrepancies and he thanked me for alerting him to these. But I did not get any real help from him. At this Point I might hire I lawyer to get even with these ###.

We recently talked with Wells Fargo about refinancing a vehicle, we were told we were approved, but my husband and I were not thrilled with the terms and conditions - so we declined... a few days late, we thought about it again and emailed the loan officer and said we were still interested if it wasn't too late - she said come on in, THE OFFER IS STILL ON THE TABLE... so we found a babysitter and went back in - after an HOUR of sitting there waiting for paperwork and such, CIndy comes back and says we are not approved... NOTHING HAD CHANGED IN THE FEW DAYS SINCE THE LAST APPROVAL AND SHE HAD SAID THE OFFER IS STILL ON THE TABLE... we are done with them!

I recently had a bad experience with Wells Fargo and when complaining to two different supervisors, I was told, "We don't care". Of course they don't care! I am an individual, and they can deal with me, alone. But if all us disgruntled customers unite and organize, I am sure we can get them to care. I will be sending a hard copy check by regular mail for .10 (TEN CENTS), to be posted to my Wells Fargo account. I will send a check each 5th, 10th, 15th, 20th, 25th, and 30th of the month, each and every month. This will cost me $3.06 per month, which I feel is a small price to pay to get Wells Fargo to "care". I will bend the envelope, and add an explanation letter as to why that person is having to manually post a ten cent payment. Can you imagine what will happen if ALL us disgruntled customers were to do the same? Say, one million checks in one day! We'd swamp their mailroom and I bet Wells Fargo would soon begin to care. As far as I know, this is completely legal. Shucks, you're just trying to pay down your loan! Please join me in this campaign. Wells Fargo needs to learn to, "CARE".

BBB,
I bought carpet through Academy Carpet. They went through Wells Fargo for financing. I did ask (Dave the salesman for the carpet) did I have to go through Wells Fargo. He replied thats who they get their financing from. At that time I had a 760 credit score. The contract stated o% down for 1 year.At the time it was a good interest rate. I'd never had problems til now.
Randy Rankins said he did not agree with the contract. He took everydime which I'd put towards the principal, he put it on finance fee. He's helping ruin my credit, like its not bad enough already. I looked at my credit report he has it as a write off, its not a write off.
BBB, the reason I keep filing is because their isn't a lawyer that wants to represent me. I have others to file and I know the truth is on my side.(several) I won't go down without even trying. I have to try to help myself because no one else will. Usually they will take you to court, so I was already for that, still ready. I've never heard just write it off and I was almost through paying for it. They call everyday, all day and they never mention the carpet or the 2 money drafts which I was paying off. So I have to get things straight, before they get anything from me. Vanessa Choice [protected]-4302hm

Wells Fargo stall tactics

Started the refinance loan process with Wells Fargo Mortgage in late February 2009. It is now Sept 25, and we are still waiting for a closing date. I have spoken many times to the contact person but am not getting solid information. Supposedly, everything is done and they are waiting for the title information which is now going on 8 weeks.

I have spoken to a few people and the concensus is they are using this as a stall tactic because the rates have gone up and are probably hoping I will drop them.

I am angry that there are no governing rules to protect consumers against this type of fraud and am willing to join any reputable organization that is working on lobbying government officials who can create laws at both state and federal level that will hold these crooks acountable.

Come on. We cannot get a mortgage PREAPPROVAL from them. Very good credit score, no debts, >50% downpayment, ideal customers and we don't borrow much. They told us it would take from 1 week to 1 month. We've been waiting for over 3 months. Every time the same story, you're almost preapproved and then they start something else again. The last status was 3-4 weeks ago when they were re-checking out credit score and WAITING for a reply from Experian (I myself need 3 minutes to download this info from the internet). No way we going to get a mortgage from them. I'm glad I found the address where to complain.

I am going through the same thing with Wells Fargo. They current hold my mortgage on my home in Texas. I started the refinance process with them in April and as of the new year I still have not closed. They have no answers, no reasons and cannot provide a closing date. They claim that it is costing them to pay the penalties on locking in my interest rate, but I don't believe a word they say. They will be losing my business as a result.

I thought we were the only ones that had this experience with Wells Frago Mortgage. We started re-finance application in May 09 at which time the asked us to pay up front for an appraisal. We paid the money only to have no communication from them for months. I am scheduled for spine and brain surgery before the end of the year and knew this was coming up in turn, an attempt to be proactive. We recieved a letter the other day that we requsted to withdraw our application. WHAT? Why on earth would we do that when we had locked in at 4.875% interest rate where we are at 6.25% now. Yeah stall tactics. Now they say we can resubmit your application but the interest rate is 5.25% I know it doesnt seem like much but its the point of the matter. Now we are pushed back several more weeks and get this, we get another letter in the mail stating that through this program we dont need an appraisal. Well where is my money from the first application. There has got to be some typ[e of reprocution for these companies to be missuing, missinforming, and just straight out lying to consumers.

We are in the same boat! Still have income from my husbands job but after I lost my job in November started the refinanciang process back in January to lock in at 4.75% & lower payments. Even now, we have never been late with our payments. Tried conventional refi - turned down, Went down the road for a HARP loan - told all along that yes, we qualify and it will go through, it just takes time...just takes time...etc...even recieved a call from the 'underwriter' that its moving along and should be complete soon. Then after not hearing anything for another several weeks, contacted my WF "agent" who informed that because we listed our home for sale for 3 months to see if there was any interest (the listing expired already) that the HARP refi was denied and we have to start all over again! I truly believe that THEY HAVE NO intention of refinancing our loan with them.
I am interested in somehow holding thier feet to the fire - any ideas or organized communication out there that I could join?
It burns me that they are making profits, handing out big bonuses - pocketing OUR tax $$$ that was given to them to help homeowners and small businesses.

Wells Fargo misrepresented information to me regarding loan modification. I entered a payback arrangement following a job loss and was told that "after 6 months we can modify the loan to a lower rate and return your escrow balance." I contacted the mortgage office and was told that the "payback arrangement WAS a loan modification." This is totally counter to the information I was originally given. They are also holding my escrow illegally, and I just read in the paper that Congress is not pleased with their rate of loan modifications using the stimulus money they received for that purpose. I am trying to do the right thing and am not getting any cooperation from them. When I originally called upon losing my job, trying to be proactive, they told me there was "nothin they could do until I was delinquent."

Wells Fargo incompetent with mortgage

Wells Fargo bought our mortgage in 2004 and we have been in HELL ever since. They refuse to send us a monthly statement to make mortgage payments. They refuse to send us our 1098 to do our taxes. I have written over 30 complaint letters to customer service without any written reply. They do a computer call and they say they responded to our complaints. The biggest hell was they decided we needed flood insurance and started charging us. I ended up hiring a lawyer after 3 years of this S**T. So far WF has paid us back almost $5, 000 and we are working on a class action lawsuit. I had to put out almost $1, 000 for the lawyer. I still am not getting monthly statements or my tax paperwork. I had the phone shut off so they can't call me anymore. Oh yes, they put our house in foreclosure too. I made my house payment for 11 years without ONE PROBLEM and within 3 years under the reign of WF, my house ends up on a foreclosure list. I always made my house payment, the foreclousure was over the escrow money they said we owed them. First, I don't have an escrow account with WF, I pay my property taxes and home owner insurance and I stopped paying the flood insurance amount from the house payment since I don't need flood insurance. I can only imagine what my credit score is now after these ###. I had excellent credit till the BANK OF SATIN took over my mortgage. I can't take another 9 years as my mortgage lender without someone going to shed blood. They should have their name changesd to HELLS FARGO, BANK OF SATAN.

Wells Fargo greedy bank

This year my house was foreclosed on May 6, 2008. I realize I'm among thousands of people that this happened to, but in my situation, I had a contract to sell my house a week before it went into auction. I kept close ties with Wells Fargo Bank, and informed the Bank of my plans to sell and avoid foreclosure of which the real estate agent and I have proof of documentation of faxes sent to Wells Fargo Bank and their lawyers in regards to this sale. The day before the auction, the Bank informed me that the contract to sell my house was valid and complete and the Bank Rep claimed she would send an email to the investor responsible to carry out the sale of the house at the auction bid so it could be stopped, but that I would need to call the next day to make sure and confirm. I called the next day, and another Bank representative informed me that it was too late and my house would be going into auction that day. It was evident that although I tried to avoid this, the Bank had already made it's greedy plans to foreclose. My point in all of this is, I know recently the government had bailed out wall street and financial institutions, but I believe it's time the government helps to bail out those of us who have lost our homes. It seems that all I hear is the talk about how the government plans to help people stay in their homes to prevent foreclosure, but what about those of us who have already lost our homes to foreclosure. These new programs to help people stay in their homes to avoid foreclosure will surely help, but not for me any longer; my house now belongs to HUD, and may have already sold. When I think about my foreclosed house, I think about the meals I used to cook in my kitchen; the laughter of my kids running around the house; my family in the family room watching TV, and I really miss the house I once owned; I cry every time I talk about it, as I am crying while I am writing. My 10 year old daughter said the other day, " mommy I want to go back home to our house in Sonoma Ranch" I know she's been crying and missing the house she once knew as a home. I bought this house in 2002 as a single mother of 2 children, but after being laid off from my job 2 years ago and still have not been able to find suitable employment, I could not keep up with the payments even after I married last year and with my husbands income we still could not keep up because I was already behind on the payments of which the loan had been modified 3 times, and the Bank just kept increasing the payments until we could no longer handle it and decided to sell the house, but little did I know that the Bank already had plans to foreclose. We are living in a relatives home on a temporary basis until we can find a new home, at this point the Northside ISD has declared our 10 year old daughter as homeless under the McKinney-Vento Homeless Education Act, and is allowing my daughter to continue at the same school which was close by our foreclosed house near Helotes TX. I didn’t want to change her from the school and friends she knew since kindergarten and had to inform the school of our loss of housing and temporary housing situation. Please hear my story, I want other's to know and understand that we tried to prevent foreclosure by attempting to sell our house, and even had a valid contract to sell to a sincere buyer, but the greedy Wells Fargo Bank should be ashamed especially since the bail out will just make it ok for this Bank to continue with it's greed. Our American dream has shattered, while this Bank continues with their greed.

Wells Fargo stupid letters about lack of insurance

I gave my insurance info when I applied for this loan. Since I've received a letter stating I didn't have insurance and they would buy it for me at a stupid price. I complied with their stupid letter naming them as the loss payee. Then I get a second letter stating they are not listed as loss payee ? I've just about had all of this companies stupidity that I can take. Their second letter arrived on Saturday and naturally these jerks are closed on Saturday so I can't deal with these idiots till Monday.

They close my convenient to use ebt card for a year. Because I have made dispute over the scammer. And they can not handle it, and named me a mistake of it. MISUSE CARD. I believe the staffs are crazy. The card is for customer to use for purchase with certain limit and rules. They are not me. And how can they say something like time?! You can not handle your work load and shut my card down with a non-reason on record for a year that I did not do. I hope you got punished what you have done to others one day with too much greed benefit at your job.

THERE IS NOT SUCH REASON, a bad housewife or some one financial management bad. NOOOOOOOOOOOOOOOOOOOO, it is a dispute of a scam by the merchant through/on the card. They just had to make it up a reason that is outrageous.

Wells Fargo refinance fraud

We applied for a refi on our home 4/4/09 and rec'd a rate of 4.5%. That was later changed to 5% with some Wells Fargo trickery. We have an excellent credit rating and they said that because we were an existing customer all they wanted to do was make sure we paid our bills on time and we would go to close within 60 days. It is now the middle of September and we still have not closed! Our mortgage rep said he could not tell us when we will close...maybe a week or two more. Our file is currently with the final underwriter and is considered at the 4A stage. We have jumped through hoops with all matter of paperwork. This extreme delay has even caused them to reorder title because it expired! They are either forcing us to default or get so behind in payments that they then will tell us they won't give us the 5% rate. This is unconsciounable and a true travesty to an American particularly after reading a WF executive has taken up residence in a tony neighborhood in Malibu on a foreclosure! Something must be done...NOW!

We have spent years keeping our credit A-1 and now no one will even talk to us now about getting a good mortgage, this is our dream house that we built and would really like to keep it and with good loan. We have never been late on this Mortgage!
I guess I was asking Wells Fargo for too much to be a great customer and prompt payer, they would rather jerk people around and get that high interest no matter who they destroy.
Here are the 3 different mortgage scenarios we are going through with Wells Fargo Financial, very unhappy with abusive predatory tactics/promises/lies!
On 02/18/08 we financed our home with Wells Fargo Financial to pay off dept that we inquired during the rebuilding process of our home, the home was previously free & clear, we dealt with Trish she contacted us cold call, and we were promised a 9% a fixed rate loan, no problem, get to closing and it turned out to be an ARM @12% interest with 3 year adjustment, my wife had a few things on her credit that was paid off so according to Trish that we can refinance at a good rate in 1 year, Great! Now we have good credit, no late payments on anything and I mean everything. also extra used funds to put in a new septic system & other improvements so we can get ready to refinance, ( last & final time, but Wells Fargo wants to keep us bouncing around in their corrupt system) at 95% of value next year as Wells Fargo will do that, but for them to get around that, they have their own appraiser and he low balled the appraisal by $20, 000, We had the house appraised for $90, 000 a few months earlier by another appraiser, (that deal did not go through due to old septic and water system), and Wells Fargo says it is only worth $70, 000 and that was after many expensive updates. remodel, the home will be worth $90, 000+ now.
Now comes April of 2009 and we were contacted by David Olson one of the managers at the Grand Rapids, Mi. branch and said we are ready to roll this loan into a 4.5% 30 year mortgage, $7500, in closing costs, very high but he said was negotable, Great! We sent all the paperwork in, in April which was all there, complete, easy to find since we had the recent refinance. David also said the sooner we get our paperwork in the sooner we close this loan, so I did just that, 4/15/2008.
Then 05/28/09 comes along and we finally got the Truth in lending Disclosure, Great! every thing looks good, the terms and everything were good for us.
Ok, now that the home still needed a little work to be perfect, I finished some small projects and still needed to complete the garage, siding, electrical, so I contacted David Olson and he said the loan is all approved and just waiting on the appraiser, So I waited for a while and asked David Olsen again what was going on? and again he said the loan has been approved and still waiting on the appraiser, busy guy, So I asked if I could get my own appraisal and he said no to that and David Olsen told me to borrow money to finish your home before the appraiser gets there to get the best appraisal,
OK, put about $5000 on credit cards to finish home and everything was good to go now, 6/15/09. just waiting on the appraiser. Now I also asked David if we should get someone else to refinance since they were having trouble getting a appraiser here and he said just be patient, the loan is all approved and the appraiser will be there, just wait for his phone call. Well this went on all summer, if I would have known this guy was lying to me, I would have found another finance company, but I would have 2% prepayment penalty on the loan, so I would just stick to the plan.
Ok now here comes 08/31/09 a refusal letter stating that we insufficient income, and owe too much. We did not the year before and had many more obligations, yes that is true but since we borrowed money to fix up home, Thanks to David Olsen, I would think that would be expected, since I was going to pay off all dept with loan proceeds and we are on a path to great credit, I have been borrowing money to pay some bills till this loan went through, well since the loan did not go through, I cannot pay my unsecured debt, Now I am in big trouble, it is my fault for listening to these lies from Trish and David Olsen and Wells Fargo. I should have seen it coming.
Ok, now comes the Home Affordable Modification Loan since our income has dropped due to my tenants not paying and the overwhelming unsecured debt etc. (my wife is a Vet and we are both on Social Security fixed income due to disability's), that was 09/11/09 We sent all required info for the Home Affordable Modification to Kerrie Holst and on 11/04/09 Kerrie Holst needed more info, we sent that out promptly and about a week later Karrie Holst called me and said we do not qualify for the Home Affordable Program, we made too much money and the payment would go UP instead of down, I then asked her if there is another way of getting this home in a good loan, and she said it was in a good loan and 12% ARM is a very good rate? WHAT? and she kept insisting me that she trying her best to help me? WHAT?, well that conversation did not end well.
1. OK now check out these 3 situations- 02/18/08 had good credit except wife, not too bad, we get 12% ARM 40 year $675 a month, Ok no problem at time told we can refinance next year when these marks are off of credit
2.OK, Been 1 year now, David Olson called us (cold Call) Apply for a good loan all credit issues cleared up, April 2009 4.5% 30 year fixed-$399.51 a month, down from $690.00 mo. perfect! come 08/31/09, got refused for this loan, findings-could not afford this loan? WHAT?
3. Now we apply for the Home Affordable Modification 11-09, got refused because we make too much money and the payments would go up instead of down, Well That is my nightmare with this bank.
Now How do these numbers really work, approved for $675. per month -currently,
Credit cleared up and apply for 4.5% 30yr fixed loan $399. per month -did not make enough money What?
Apply for Home Modification loan, got denied, payment still $675 per month, -now receive too much money and payment would go up instead of down, with and less income now than in the past 3 years. What?
!Please help!
Thanks, Todd & Cori Runnels

Wells Fargo checking account scam

Wells Fargo is scamming consumers. I would like other people to be aware of what they are doing so they don't get taken advantage of like my husband and I have been.

In short, Wells Fargo sent us a promotional offer in the mail to open up a free checking account with them and receive a $50 bonus. I called over the phone and opened an account with them giving them the promotional code for the $50 bonus. They never deposited the bonus and when I contacted them about this they said I had to talk to the customer service rep that set up the account but I can't get him to return my calls. So I filed a complaint with the Attorney General and the Better Business Bureau. They responded to the BBB saying they are unable to determine the promotion requested and they have not given me my $50 bonus. I gave them all the information that was on the mailer as it stated to do.

Wells Fargo offered me a promotion to open a checking account and now they won't honor it. I find this very upsetting for me as a consumer to have Wells Fargo use a bait and switch marketing scam to get customers and I feel consumers need to be aware so they don't fall victim to this same scam.

This one is subtle and oh so difficult to prove. Wells Fargo started sending me E mails about 3 weeks ago about how there may be suspicious activity in my account on line. I took the E mails into the local bank as the #'s they had me call were asking for my acct. # and if not my SS which seemed of course suspicious. The bank reported these E mails to the fraud dept. of Wells Fargo. Then I got a letter saying they had been trying to call me unsuccessfully and that I needed to call their fraud line at [protected]. Well I reluctantly called the # and they wanted my acct. # again and if not my SS. I said no, I won't give them over the phone. I went back to the bank (same banker) he said that he'll report it but it probably isn't anything and I should bring in the letter.
He pulled up my statement and printed it...nothing wrong or out of place. Went to pay my mortgage on line this AM and I am denied access (for security reasons). I called the # they give on line. The "nice young man" explained that it just may have been triggered if I used a different computer to access my acct. Okay,
so then he goes into 15 ways why I need to pay $12.00 a month to get Wells special security policy against
just this type of thing...Bait and switch by causing unnessessary fear this one is...imagine how many $12.00 per mo. policies this creates for them. I think it's criminal! Anyone else experience this?

Wells Fargo unauthorized billing

August, 2009; I called WF to make a payment because their website was down. I usually make my payments on line because it is free of charge and fast. When I made the payment on the phone I was advised that I should go ahead and set up another check for next months payment because the site may still be down. I went ahead and did that. They wanted to charge me $12 for taking my 'check by phone' and finally I got them to waive the $12 because it was not my fault their site was down. My husband has been out of work since May, so when the time came for the following months payment to come out, we were not going to have the funds. I called WF and asked them to post date the check for another week, until I got paid, so I knew the money would be there. They said ok. They tried putting the check through anyway which cost me a NSF fee. I called WF the day I got paid to advise them to put the check through, which they did that evening. 2 days later they put it through again which took my account into the negative. They took 2 car payments from my account when I only authorized one. They also charged me $12 on one of the checks. My next car payment is not due until September 13th! It is only Sept. 5th! I called WF to have them put the funds back into my account and not only was I hung up on twice, I was sent to someone's v/m that I didn't know I was being transferred to. So my fourth attempt at calling them back, I finally spoke with a manager who told me that she could not put the funds back into my account because' I didn't bank with WF' and what I need to do is fax over my bank statement showing the 2 withdrawls from WF, call back in 24 hours to make sure they got it, give them another 48 hours to cut a check so they can put it in the mail! In the mean time, my account is negative (thank God I was able to put some money into savings otherwise we would have no money to live on until they sent me the check). Its funny, when they want their money, they threaten you and make you western union it - spending more of your money so they can get their money on time. But when THEY make a mistake, not only do they not care that you are being charged NSF fees due to their negligence, but they make you wait over a week to get your hard earned money back. Wells Fargo sucks! We all know they have the capability to reverse funds as easily as they do to take funds. BTW - I was advised that WF does not advise their employess (the people that take your personal banking information for payments) to advise their customers they will put a check through 3x until it's paid. So, basically, when I called to advise the money was in my account, they took it as another 'check over the phone' which I DID NOT EVEN GIVE ANY BANKING INFO THE 2ND TIME I CALLED. Amazing this company is still in business... anyone interested in a class action law suit? Email me @ [protected]@hotmail.com.

Wells Fargo unauthorized billing

I puchased a floor sample sofabed from Raymour Flanigan and had to arrange to shipment via a local handyman they suggested--to the tune of $100 cold cash. The payment was due over a 3 month period to Wells Fargo. At the last payment, for some mysterious reason the check was said not to be received by Wells Fargo even though Citibank had issued it (some mysterious reason two banking giants could not communicate electronically but used snail mail. Tho I spoke to WF reps and attempted to make the last payment via computer I have just now received yet another finance charge and another finance charge...almost a total of $30 in finance charges that I feel are unwarranted.

A personal banker offered me $50 to open a checking account, but claimed he couldn't find a copy of the certificate. I told him to send the $50 certificate along with the account opening forms to my home. He opened a checking account and a savings account for me without my authorization and signature, but never sent the $50 certificate to me. When I complained to their toll-free number, I was told that I would receive my $50 certificate and that I would not be charged any fees. However, both statements were false.

I am writing on one last attempt to reconcile the problems with my account. I had several small check card purchase which for one reason or another did not go through until after my account had run low. I was charged $34 for 6 or 7 purchases under $10. I was under the impression that these purchases would not go through on my debit card if they were not going to be covered and/or taken out immediately.

In the past I have liked your service but other than availability in most cities, there is nothing irreplaceable about it. I closed my account immediately after seeing these charges as I'm working in Osage, WY for a few months. My sister is handling my local business, she has power of attorney for that purpose.

If you would consider refunding these charges I would reopen my account as I noted, it is convenient. I have a direct deposit of $400-600 per week.

Wells Fargo phone calls from [protected]

We have been getting phone calls from [protected] for some reason and asking for a name that we don't recognize and it seems fishy and annoying to someone to call like then ask to want to talk to my wife and not knowing who we talking to. I check this number and it coming probably from a skype and name probably Angelo Molinard.
I'm just reporting this because we need to be vigilant about spammers and let our fellow citizens know what is been going on and we need to protect our privacy and they know about this kind of practices which is illegal.
