Weichert Realtors Unethical agent

Agent: Pratiksha Shah

Location: Parsippany, NJ

Agent is unethical and breach of duty. I worked with her to find a rental for the family and we applied to a few places not knowing if the applications would get approved as in the past the application were denied. After an application was approved she acted in the best interest of the other party and rather pressed her client, me, stating that "the application has been approved and you will NEED to sign it now" or "you can not back out now". That resulted in her not showing us a requested listing and she wanted to sign the lease for the other rental. These actions occurred a few times thus I ended the relationship with her and I found a listing to apply on Zillow. As a result of ending the relationship, she reached out to the rental owner and threaten legal action for renting us the property. This resulted in the rental owner in voiding the already signed lease thus resulting in hindering with our moving as we have already packed out belongings. We will be taking legal action against Weichert realtors and the agent.

She is unhinged, unethical and unprofessional person that should not be in the business of real estate.

Desired outcome: Compensation for voided lease - $43,700.

Weichert Realtors Broker's admitted negligence led to loss of $91,500

In August 2017, my wife and I engaged the services of a Weichert Realtor broker for the purchase of a property.

This broker told us at the beginning of her engagement with us that she "was having problems with her Weichert email account" and that we should use her "personal email account".

However, she continued to use both her problem and personal account to send and receive contracts and personal information.

We were also told that the sale would be all cash only and that we would be receiving an email a day or two before the closing (Sept 1 2017) with directions.

Two days before closing, my wife and I received an email from (whom we thought) was our attorney, which we followed by wire-transferring $91,500 as per the directions.

However, on Sept 1, at the sit down closing with our attorney and the seller's attorney stated we learned that the money had not been received.

We hold the broker responsible as she admits - publicly - to not having warned us about wire-transfer fraud and email scams.

My wife and I had not been involved in a real estate transaction for more than 26 years previously, when we had brought a check to our closing.

My wife and I were not the experts in real estate trasacations and that is why we engaged the services of an "expert", who we trusted to guide us through the entire procedure.

The broker neglected to provide a Weichert required Wire-transfer Fraud Warning form along with the contract she had emailed (using her "problem"business email). She also neglected and admits to not noticing that said form was not signed by my wife and me and returned along with the rest of the contract.

Weichert states that they have no reponsibilty for our loss as there was no law requiring them to warn us at the time. However, they do admit to having such a form, which they had been sending out with contracts (to be signed and returned) since 2015.

Hence, they had already established a precedent for their company to ensure that their customers did not fall victim to fraud.

Yet, they refuse to aknowledge their responsibity in neglecting, and admitting to neglecting to warn my wife and me, their customers, about procedures for safe wire-transferring of closing money.

By still using an email that the broker admitted that she was having problems with,

by sending personal and contractual documents to us and to others involved in the transaction,

by sending attachments and other items without the use of encryption (using both her personal email and a "problem" email account), or Docusign type programs,

by the broker's consistently sending and receiving emails throughout the one month without proper safety procedures,

the broker opened up a door to malware that affected my wife's and my computer, providing false informaton that we trusted because we had trusted our broker.

The broker admits to having problems with her business email, yet she still used it. The broker admits to not sending or receiving the required Warning from. How can Weichert state they have no responsibilty at all?!

Desired outcome: This has yet to be settled in more than 5 years. To correct this matter, Weichert needs to reimburse us the $91,500 plus interest.

Weichert Realtors Fraudulent rental

Fraudulent rental

I used a dual agent to rent a property, which turned out to be a scam. When I contacted the office manager, she gave me an attitude, and asked how I knew it was a scam, and not a really bad neighbor. After I presented her with the fact that the upstairs neighbor was the listed property manager for the unit I was renting. They stayed up all night, made so much noise it was uninhabitable. She stated if I was to sue their law department would represent them. So I have no one to help me other than getting my own lawyer. I feel Weichert owes me lost money, or help getting it back. If I would have used a different realtor, they would have helped me get my money back. They still have the unit listed even though they know about the issues. The dates I was in tbe unit 10/23 through 10/26. I had to move out to sleep for my work. I couldn’t sleep at all. The unit is at 2314 south 23rd street, 19145. The pictures are false, there are no stainless steel appliances. The description is not accurate. I have audio of the noise they made all night long.

Desired outcome: I would like my 1250 deposit plus the 7 days pro rated money refunded.

Weichert Realtors Security deposit

I was in that condo for six years at 5101 Playpen dr unit 16 Jacksonville Florida 32210 and the previous tenant at least three or four before me. It was never professionally cleaned and the place is over 10 years old yet they tried to charge my security deposit to replace things that they were going to replace anyway and for things I was not responsible for! I paid $950 security deposit and received $10 back. There's absolutely no way! And I was a wonderful tenant for six years! I will be taking this to the highest level that I can. I would never expect a company that claims to be so professional to try and cheat tenants.

Weichert Realtors Leasing agreement - unethical behavior

This is my second letter regarding Andrea Previte based on her actions as Sales Agent for the property at 191 Crossing Way, Clementon, NJ. I engaged the realtor to lease the property noted above.
The realtor (Andrea) did not disclose that she did run a credit or background check and communicated to me in WRITING that the background checks and tenant search results CAME BACK "CLEAN". I provided written evidence from the realtor stating that everything was fine with the tenant. The fake credit and tenant search documentation was only provided to me after the tenant had access to the property and only after I requested the information from the realtor.

The tenant has not paid rent in over five months. I have no solution or recourse to address the nonpayment of rent with the tenant for the last five months while the courts are closed, and this could have been avoided if the realtor had performed her due diligence.
I am just having a hard time understanding how residents like me can be protected in cases of neglect, where we are relying on the realtor to provide basic due diligence and protect the interest of their client. I have evidence that the realtor did not protect my interest.
The realtor rejected other applications and provided me with proper notice but for some reason she did not provide the fake credit and tenant search until after the tenant had occupied the property after I requested the information. I am not sure if there was racial bias involved but realtor's behavior was unethical.

I do not have a copy of identification, including a drivers license for the tenant and a validation of the social security number.

I would like to explore my rights to escalate my case and obtain justice. Can I schedule a meeting to discuss this matter? I am prepared to write a letter to the governor and pursue legal action if needed.
Thanks
Donovan

Weichert Realtors Buying house for myself

I am writing to explain what is transpiring between myself, my manager, and the broker at the office I am employed through. I am a licensed real estate agent, as well as a licensed general contractor in Maryland. There are two things going on with my manager at the office that I feel need to be addressed. The first, I was asked by my manager to do some contracting work at her home which I pulled a permit for as she changed her mind on several of the things to do it has taken a little time to get started, she proceeded to go behind my business and bring in someone else to do the job (this is fine) but the issue was she wanted me to leave the permit in place I had pulled under my license and allow someone else to do the work. When I notified the county of the situation and pulled back the permit, she proceeded to send me a text cursing me out on that situation, and because of that, she knows is affecting the sale of my home. The second item deals with the purchase of a new home for myself. I searched the MLS myself and found a location we were interested in as my manager. I asked her for help, as this will be my first buy and needed guidance. She did, at this point, take me to see the house, and we decided to purchase. Late at night, as I was still working, she sent me documents that needed to be signed "immediately" I did so over my phone.
At this point, one of the documents was an exclusive agreement, which for some reason she placed in a separate file s, o it was not included in the house paperwork. I have since she has become disrespectful and rude over the construction issue discovered this as well. I contacted my broker to find out why this was handled this way in his office, and the response I got was", you need to work this out with your manager". I asked her what she felt was a fair resolution, and I was told ", you will get a $2500 credit at settlement". No discussion no fairness on the commission. This situation is one of questionable ethical behavior, where does someone new go for mentorship their manager but this is how it has been done. Please let me know if I can supply any additional information or what your thoughts are on this situation.

Weichert Realtors service

The agent, James, I believe of Indian descent, was an aggressive selling agent who chose to work with just my ex-wife (wife at the time). She told him what to do and he did it. Only if I was consulted by her on the side. He didn't see the property as two persons, but one. He didn't seeke out or ask for me iny recollection any part of the time.
There should have been protocols. As such prices were lowered without my verbal consent. As a result, the house, my house too, got sold out from under me by him. His dealings we're so one-sided, I can't even remember his last name.

Weichert Realtors agent's conduct

The agent I am complaining about represents the seller of a property I am trying to acquire. I am concerned about behavior that is unprofessional and possibly unethical with regard to the tactics being used by the agent.

Specifically, Eric Payne (1110917) is the listing/selling agent for a property I am trying to acquire at 928 Edgewood Avenue in Trenton, NJ. During the course of this transaction my agent and I asked for an extension on the closing date. Mr. Payne had previously communicated that he must first seek verbal approval from the bank (seller) and if they are amenable he would send the addendum with the details. The original closing date was scheduled for 7/22/19 and an extension was requested and granted until 7/25/19. When we missed the 7/25/19 closing date we requested another extension. Again, as per Mr. Payne's behavior he sent the addendum extending the closing until 8/2/19 which I immediately signed and returned. On/about 7/31 a message was sent from the title company that the seller communicated that the contract was being cancelled; I contested and advised that we had an extension in place until 8/2. My agent then called Mr. Payne and, according to what she told me, he responded by saying that the bank called "screaming" at him that they needed to close. Mr. Payne then followed up by sending another addendum from 7/25-8/2 with $100 penalty per day. I told him that although we didn't have a fully executed agreement Mr. Payne had represented that the seller verbally approved the contract until 8/2 (without penalty). The communication went back and forth with Mr. Payne that his client would cancel the contract unless I agreed to the penalty and me threatening legal action for breach of contract. Finally, on 8/2 Mr. Payne sent an addendum extending the contract from 8/3-8/6 with a $100 per day penalty. By the time the addendum was sent it was near the close of business on the East Coast (between 3-3:30 PM). I contacted my agent and expressed my concern that that the seller wasn't likely to return the addendum until 8/5 which put me in a position of vulnerability because it gave less then 24 hours for my lender to process the documents. She advised that she brought this to Mr. Payne's attention and, to my knowledge, never acknowledged the concern only sending the executed addendum on 8/5/19 at approximately 1:20 PM EST.

At the very least the selling agent's conduct seems unprofessional and his inability to be agile and flexible in a matter that seems routine to me is of great concern. I have shown throughout this transaction that I am acting diligently and in good faith. The delays have primarily been beyond my control with the lender requesting documents, delays in the seller responding/producing documents etc.

I did try to discuss and resolve this matter with his manager, Mr. John Burke but to no avail. I am asking that some one review and respond to me in a timely period.

I appreciate your consideration.

Weichert Realtors loan processor

Good evening,
My name is Nicholas Restaino and I have been working with Weichert on finalizing a mortgage for the past two months. Our processors name is Faye Kerzner and she has been unreachable to myself and Joe Margaritondo (Weichert Westfield broker). She continues to delay sending our file to the third party lender for no reason other then laziness. This last Wednesday she advised me that she had sent our file over to freedom and now we just have to wait and see what they come back with. Little to say I called freedom and caught her in a lie. I have thousands of dollars at risk and now, she will not return my calls or our brokers. I have never worked with a more unprofessional person in my life. We have given her everything she has asked for and more. She complains about being really busy and she will get it done but never comes through. We close in 4 days and our file has yet to be submitted to freedom. Also, this is the second time I have asked for a closing extension. I really have no idea how this woman even has a job. Can someone please intervene and assist with resolving this issue.

Thank you,
Nichols Restaino

Weichert Realtors status & disability discrimination

I was contacted by trulia.com about very new listing, a condo located at 1201a ralston dr in mount laurel that was listed for $1000/month rent. I immediately attempted several times to contact chris, realtor, about this property for my disabled adult son. It took him about a week to return my calls. He informed me that he "recently convinced the owner of the condo to increase the rent to $1200/month." he said the owner reluctantly agreed. Chris also informed me that the moment the property was listed, he was inundated with 90 messages, another reason he said he increased the price. He admitted that I was one of the 1st calls received. However, after telling him about my son's desperate situation to find affordable place of his own before he becomes homeless again, & that there aren't that many places available for disabled young adult in his financial situation, his attitude changed & said that he has other people willing to pay $1200/min (because he wants a larger commission). I told him that we are still interested & that we would be informing my son's attorney about this available condo, which is conveniently located 1 miles from me, where I can assist him in any way he needs. He pretended like he was "sympathetic" but then told me to look elsewhere. Really!? We need this place more than someone who can afford to find another. My son & another client in his program would have their own place without having to worry about the government forcing them into homelessness again. Also my son has developmental disabilities, which inhibits his understanding of how to live completely on his own or even know how to get a place of his own. Please help me contact the owner of the above mentioned property so I can speak to them directly without having the discriminatory assumptions of a realtor who only cares about making an extra commission from someone who is not in the same situation as my son. I truly believe he discriminated against us, especially since i've attempted to contact his several times the next day & he still refuses to acknowledge me. If I was one of the 1st to contact him, why didn't he offer it to me 1st & why didn't he ever offer to show us the property, at least? This is unfair & segregating discrimination.

Weichert Realtors listing agent amy l. alpago of weichert realtors

My wife and I, through our Realtor, put an offer in on a property in Pen Argyl, PA (MLS #596461) based upon the listing description of nearly 3 acre wooded.

The listing agent, Amy L. Alpago of Weichert Realty Bethlehem, PA, verbally told us that the lot was recently surveyed and that there was a paper road through the bottom of the property but there was no paper road through the center.

Since the listing agent assured us at the time of signing the contract that there was a copy of a current survey, we decided to enter into a sales agreement with our realtor. We were told once the sellers received the offer that they would sign it and submit to us the current survey. The survey was never given to us during this entire process.

At first, the listing agent, claimed that the sellers were grieving from the recently deceased mother because this land was part of her estate.

After a week went by we requested the survey again, this time we were told that the seller(s) were not technologically savvy and were incapable of faxing or emailing us the survey, they that would mail it to us.

After yet another week went by we contacted the listing agent again. This time she claimed that we would have a survey shortly. The listing agent emailed us shortly thereafter the "survey" which looked like it was done on a restaurant napkin and not the professional survey needed to obtain title insurance.

We questioned the listing agent regarding the "survey" that was given to us because not only did it show a paper road at the bottom of the property but also that there was a paper road through the middle of the property, which was never disclosed.

The listing agent was apprised that we were planning to build our house in the middle of the property and this paper road would prevent us from doing such.

Once we demanded a proper survey again we were told that she was going to have the actual survey soon. She claimed this would occur in the next few days and on the Friday before Christmas at 5:15PM, we were informed that a mistake was made and that she had received the wrong survey from the seller. The survey that she received was not from the property that we were interested. She stated that she was going to work all weekend and Christmas eve to have the surveyor get her a copy. This is so the Wednesday after Christmas we could have the actual survey to make a final decision on the property prior to our scheduled settlement date of the 28th of December.

On the Wednesday after Christmas at 2:00 PM the listing agent contacted our realtor and stated that there was NO SURVEY and that she would NOT have a survey in time for the scheduled settlement date.

At that moment we demanded that the contract be null and void because the survey was supposed to be given to us a month prior when we entered the agreement. On the day of settlement the listing agent contacted our realtor and told him that they should have the survey done by lunchtime. At around 1:00 PM we received an email from our realtor that included a professional survey which had a paper road through the bottom and a paper road through the middle. The survey also showed two buildable three quarter of an acre lots that was never disclosed until this point.

At this moment, January 7th 2019, we are still waiting to receive our down payment of $5, 000.00. Our realtor demanded that they would send the check to the listing agents office so he could pick up the check to expedite the process.

Today my realtor, 1-7-2019, was contacted by the listing agent and she claims that the check was sent last week and that the check was in the mail to our realtor. Weichert Real Estate Agency headquarters is located in New Jersey and it should not take more than two (2) days to receive at my realtors office location only a few miles across the border in Pennsylvania.

Throughout this entire process we have been lied to and deceived by the listing agent.

Weichert Realtors unethical behavior of the agent.

I have a serious complaint about this agent: Marguerite "Marge" Penn

Weichert Realtors
1394 Rt 9 South
Old Bridge NJ 08857
[protected]
[protected]@optonline.net

She sets up a visit to a property located at 372 Miller Ave in OldBridge, listing 1718733.

This was impromptu, and I didn't even want to go, but she convince me to try.

I was with my wife during these events.

So we get there, and when I looked at the basement, there was huge gaps where you can see the sun shine and it was really moist with water.

The basement contains the hot water tank.

Looking further, at every major corner to the left side near the stairs and the left wall, more huge stains of water damage which were fresh and rather alarming.

So, I went up, and advise the real estate agent that based on that damage, I am not interested in the house.

She replies that I should get a house inspection to confirm this.

I ask my wife who was upstairs on the 2nd floor to come and witness the basement and the issues.

She did and we are both in agreement, this isn't worth the effort to pursue, we need not deal with this any further.

So, to the real estate agent, politely I said, no, I wasn't going to spend 500$ on a house inspection, when I can clearly see with my own 2 eyes the damage and issues as it relates to the basement and the fact that I would not be interested in living in a house which suffers from these issues, in my personal opinion, when a foundation suffers at that level, it is a costly venture to effect repairs and often, those repairs require maintenance.

Her counter point was to mention that the business is a crawl space, not meant to live in.

At this point, keep myself as polite as I can muster, I bring out the fact that mildew and other by-product of these water leaks make it for an unsafe house.

There is also a water tank and who knows if this can affect the electricity in the house.

But then again, she's again stating that a house inspection would bring this up.

And I'm again, say, NO, but thank you, and I invite her to take a good look at the basement.

Now, she's stating again, that the basement is not a place to live in and that a house inspection is all that's required.

She does not wish to inspect this herself, and by that, I mean go to the basement and simply see the very obvious issues and damage which is very obvious.

At this point, I lost my temper and stormed out of the house, because clearly to me, she's an unprofessional lunatic.

If a real estate agent doesn't take the time to assess the house she's in, then how reliable can she be?

More to the point, I yelled out that that this IS stupidity and that I will not ever want to deal with her again.

She's mentioning how this is abuse to her, but I'm at almost at my car as I'm yelling this and she's at the property's front door.

So, my wife and I left.

I am reporting her this is not good service.

Furthermore, no is no.

To me, I believe that real estate agent should be as knowledgeable of the property as possible and that issues such as these, that agent should take pictures and add this to their database.

What agents should NOT do, is forced a prospective buyer to purchase house inspection, when

1) they don't wish to buy the house
2) to basically confirm what is already very visual, which is the damage to the foundation of the house.

Her behavior was simply unethical.

I will never deal with this agent again.

I can be reached at [protected].

Weichert Realtors realtor

My wife & I were first time home buyers. We had signed a contract with a Weichert realtor (which is for a year & a half!). He was a really nice guy. Anyway, we were approached by some friends who wanted to sell their house (they hadn't listed it or anything). We decided to buy the house but we told our realtor we would like to do it by ourselves since we found it & it wasn't a listed home. He refused to let us buy the house by ourselves & forced us to include him for the commission.

I've spoken with 15+ realtors who are all appalled that he would have done this. I work for a small business myself...if someone isn't happy you do what it takes to make things right. I told our realtor if he doesn't allow us to purchase the house by ourselves he won't get my business in the future or any of my friends. He said that was fine. I took my complaint to a higher level and they wouldn't budge either. I'm embarrassed for this company. Scam artists.

You signed a contract. Ask your small business owner how he feels about people who sign contracts with him then try to back out of them. I am betting he would sue for breach of contract, like any other business would.

Weichert Realtors this company hasn't changed their attitude towards the customers

I have twice worked with weichertrealtors dunhill group. I wasn’t satisfied with the provided services and it was awful that they didn’t want to communicate with you. We lost money and time, but we heard that because of complaints, they have changed their strategies and services. Their owner called us recently and offered to finish the job, but the situation repeated and they again started to avoid us and if they replied, they were rude and completely unhelpful.

Weichert Realtors richard clegg charging $9000 for 30 minute meeting

My wife and I are in the process of filing a complaint with the FREC and already have with the Florida Attorny General requesting investigation into Weichert broker Richard Clegg(BK304731 and BK3291129) Leonard Zangwill(SL3285336).

Lenny has provided us with appalling service. He met us for a 30 minute meeting in November last year and has never provided responses to email or phone calls for the last seven(7) months until we requested he rebate his commission which he has done nothing to deserve.

We asked Richard Clegg the owner of Weichert Sunshine Properties Jupiter to reach out to Leonard to discuss this, since we have been complaining and asking for assistance for weeks and he has done nothing.

Even when our home under construction flooded he did nothing except lie to us about leaving an after hours voicemail at the sales office. Which was after emailing, calling, and texting him all day asking for his assistance.

Lenny has resigned as our realtor at our request due to his lack of performance. Even still, Richard Clegg is refusing to rebate his commission. Which is leaving us no choice to file a complaint with the FREC.

I apologize to Leonard Zangwill, Weichert Realtors, Sunshine Properties and Rick Clegg along with any other entities owned by Rick Clegg. Per the Attorney General I am in a contract with Weichert and there is nothing I can do regarding having their license' suspended. As per the request below I once again apologize for any false or negative things I may have said. --------------------------------------------------------------------------------- From Leonard Zangwell--------------------------------------------------.I've spoken with the Attorneys General's office in regards to the complaint that you have filed, and provided all of the correspondence for our transaction. The emails reflect that I have requested and provided all the documentation that was asked for. As you're aware the Attorney General has found that you have no grounds, and they have closed out the complaint. I have worked for you, and I was ready to continue to work for you once your new construction home neared completion, however you didn't allow me the opportunity to do so. You've gone around and slandered my name, leaving me with no other option but to retain counsel and prepare a lawsuit for defamation of character. I've sold more that 14 million dollars in property this past year and I will be seeking damages in the seven figure amount. I take my business very serious, and I go above and beyond for all of my clients. I've done nothing wrong in regards to your transactions, I am not charging you nine thousands dollars, I'm not charging you anything. I provide you a service and I am paid by the seller/builder once the transaction is complete, whether you feel I only worked for 30 mins, 5 mins, or 1 year I've worked on your transactions. I will ask that you withdraw your complaint, and provide an apology to myself and my office. Please also keep in mind, If you are the defendant and have a pending lawsuit during mortgage process, you need to mark the YES box on your mortgage loan application where it asks you whether you are a party of a lawsuit. If you are a defendant and someone is suing you and you have no insurance, the lawsuit during mortgage process can be an issue. If the dollar amount that you are sued for is nominal, then there should be no issues. However, if someone is suing you for more than your net worth like hundreds of thousands of dollars for a bar brawl or other negligent acts, then mortgage underwriters will view it on a case by case basis. The reason why mortgage lenders are concerned with uninsured lawsuits is because they are concerned that the mortgage loan applicant could eventually get a judgment against them if they lose the lawsuit. Judgments are probably the worst derogatory item you can have on your credit report. Judgments can be enforced and wage garnishments and asset garnishments can be issued. A judgment creditor can also enforce their judgments by placing liens on one’s properties and assets. Again I ask that you remove all of the false, negative remarks that you have placed on the internet in regards to myself, Weichert Realtors, Sunshine Properties and Rick Clegg along with any other entities owned by Rick Clegg. Regards, --

Weichert Realtors stupidity

Irene F. at Weichert Realty, Warren, NJ is an arrogant ###. She thinks because she's worked there for 35 years she somehow absorbed knowledge. She's an absolute idiot. She doesn't know why someone would have pest control glue boards in their home, and claims she never saw one before in 35 years. If she stopped walking around with her nose in the air and looked she'd see there is a world out there. A real ditz. If this is what 35 years of Weichert experience provides, go Remax. We regrettably used Weichert Livingston six years ago, but never again. They work for their commissions, not for their clients. Whatever tests the state requires of them are not enough. Stupid is as stupid does. Big is not better when it comes to real estate transactions. There is nothing common about common sense. Too few have any. Stay away from Weichert and stay away from Irene F.
