WCS LENDING Matt Weaver

If you are looking to finance a purchase in Florida, I’m writing to advise you to avoid Matt Weaver at WCS Lending located in Boca Raton. I do not mean any disrespect towards Matt Weaver and for the most part he seemed to be a nice enough individual who is a reasonably hard worker.

However, his greatest strength was in selling his abilities and knowledge of the local lending market. In actual practice, he exhibited very little capability at his job. In over eight weeks of bumbling through the process in May and June, 2011, he finally admitted that he was unable to obtain a loan for my wife and me. Fortunately this was a very fortuitous event for us.

We then turned to Raymond Rahbani who works for Keyes Mortgage/American Southern Mortgage Services at their Boynton Beach office. Raymond was extremely knowledgeable and professional in effortlessly securing a mortgage loan for our Palm Beach condo. In summary, he was everything that Matt Weaver wasn’t. We ended up closing on the loan in four weeks with a much lower rate and much lower closing costs than we would have with Matt Weaver.

Matt Weaver did a mortgage for me and some friends. It was the worst decision we all ever made. He put us all in negative arm loans and the homes were foreclosed on. All he cared about was making a heavy fee on the front and back of the loan. He doesn't not care about anything but making money for himself! His web site and all his videos is all about himself! He is a scam artist selling him self as a person with integrity!

WCS LENDING Rip Off

I began my search for a mortgage lender in August. I was at first very impressed with Ginny Anderson’s attitude and background. This quickly changed when he response time diminished after engaging her to work with me. I lost the home that I had hoped to purchase. I was told one excuse after another, which delayed my sale 3 times. I have a credit score in the high 700’s and the house was well within my income guidelines. This should have been a slam dunk for a mortgage broker with half a brain and some follow through.

Currently, Ginny is refusing to respond to calls and emails. She will not send me a declined letter that I can send to the sellers. The sellers are currently holding my $13, 000 deposit until I receive this letter. Ginny’s behavior has gone from unprofessional to completely unethical. SEND ME A DECLINE LETTER. On top of this I was scammed for over $900 for appraisals and attorney fees that are useless.

Agree. I have been trying to refinance my existing mortgage through WCS since April. It is now September, and they invent one excuse after another as to why the re-fi cannot close. I too have good credit and sufficient income. Plus a loan to value ration below 45%! They repeatedly told me I was closing soon, and almost 5 months later, I am still in limbo. They are either totally incompetent or engaged in a fraudulent business practice

WCS LENDING unprofessional

The guy from wcs lending called me. His name is Zaya Essapour. He acts like a child. First he offered me a very low rate and tells me there are no lender costs and tells me that he is going to be very honest with me during the process and nobody can offer me the rate he is offering. Then he sends me an email with the rate we talked on the phone along with some lender costs. I call him to mention him that I am not interested in paying any lender costs and I ask him to send an email with the APR. He didnt like that and then at the end his voice is all weird and he puts down the phone. He calls me back after few minutes and tells me that he wont be able to give me the rate he promised because I questioned him about the lender costs and his boss told him it is not worth it. I tell him the reason I questioned is because he told me on the phone that there will not be any lender costs. Then he tells me I am very pushy and I am looking too much into the fees and he does not want to help me with the loan.

WCS LENDING FRAUD

WCS LENDING, A MORTGAGE BROKER OBTAINED THROUGH LENDITG TREE, HAD GRANTED US APPROVAL FOR A LOAN, AT 5% DOWN, FOR MORE THAN A YEAR ( IT TOOK SOME TIME TO SELL OUR HOME IN THIS MARKET, AND TO FIND A HOME WE WISHED TO BUY). I ALLEGE THAT DESPITE CONSTANT REASSURANCES OF A LOAN COMMITTMENT, WHEN IT CAME TIME TO EXECUTE THE LOAN ( WITH A RENEWED CONTRACT EARLIER THIS YEAR ), IT TURNED OUT THERE WAS NO LENDER...THE PROMISES WERE ABSOLUTELY HOLLOW. WHEN THE BROKER IN QUESTION WAS PRESSEED FOR THE NAME OF THE LENDER...AGAIN, A YEAR AFETER A COMITTMENT FOR A LOAN... IT TURNED OUT THERE WAS NO LENDER...THEY WERE SCARMBLING TO FIND ONE. ADVICE CAME TO PAY DOWN ALL CREDIT CARDS TO 30% DEBT - THIS CAME IN TWO SERIES, THE FIRST TO MAKE SOME SMALL PAYMENTS, THE SECOND TO MAKE LARGE PAYMENTS TO ALL CARDS. THIS ACTION, WE WERE TOLD, WOULD RAISE MY SCORE TO A LEVEL ACCEPTABLE TO LENDERS. IT DIDN'T, BECAUSE THE SCORE BEING QUOTED WAS FABRICATED. WHEN I MENTIONED LEGAL RECOURSE, THE SUPERVISOR BECAME IRATE, AND, HAVING OBSTRUCTED THE LOAN WITH EXCUSES WITHOUT VALIDITY, STATED THAT HE'D TRIED TO HELP ME, BUT WOULDN'T DEAL WITH ME ANYMORE. WE'VE SOLD OUR HOME, HAVE A CONTRACT ON ANOTHER HOMER...BUT NO MORTGAGE...AND NO HOME. THE GOVERNEMENT INCENTIVE WAS LOST. DO YOURSELF A FAVOR - DON'T DEAL WITH THIS COMPANY...OR ANY BROKER. GO DIRECTLY TO A LENDER. AND FORGET LENDING TREE...THEY ARE AFFILIATED WITH BOTTOM FEEDERS.

WCSLending is an emerging mortgage broker powerhouse that is building from their past mistakes and success's. Like any Fortune 5000 company there will be mistakes made and instances of dissatisfaction among the overall customer spectrum. Is it not natural for there to be a margin of error for the aggregate amount of customers which are not pleased or feel mistreated? Surely if the case was that, a majority of loans closed through WCSLending were of poor service to the customer, shady in the structuring of contracts or misrepresented any information that they would not have survived the scrutiny of Investor/federal regulators or the fallout of the market. For 11 years WCSLending has been able to work with clients, banks, investors and employees to reach a goal that satisfies a large majority of those involved with a minuscule amount of dissatisfaction but that is only natural. The employees of WCSLending, especially those who work with the title companies to get the loan closed, work hard to ensure that the borrowers loan is completed quickly and accurately so the borrower knows they are valued as a person who deserves the best.

I had terrible experience with WCS lending. My morgage borker from WCS lending was MONA MOHAREB.She charged me processing feesof $1974 instead of $1090 we initially.She was vey nice and responsive when i shopping around for loan.Once it was close to closing the escrow Mona started her true colors.MONA MOHAREB agreed on fees $1090 but when there were 2 weeks left for Escrow close she changed the terms and asked to sign the documents for $1974 fees or else she will not send the documents to the lender. I did not have much choice as she will not close the mortgage if I do not sign and if i do not sign i will loose the house and earnest money $10500 which i deposited with the title company.
It was a complete nightmare.I have to get 2 extension on my close of escrow.In my Releator's word" She has never seen this beofre".Never ever go with WCS if MONA MOHAREB is your broker.

I closed a loan with WCS several years ago and they totally misrepresented the terms of the loan. They also ordered the wrong appraisal which cost me to have to postpone the closing twice and incur 3000 additional penalties due to last minute closing rescheduling. Based on my personal experience I would NEVER recommend WCS.

Unfortunately in this environment, many investors will change their loan requirements even without sharing this info9rmation with their lenders. In addition, many individual underwriters are scared to lose their job just like you and I. While I understand and empathizse with your situation, the problems you are experiencing are due to the fact that despite huge government bailouts, many banks are still not lending to credit-worthy borrowers.
