US Timeshare Management Fraud, ConArtist, Deceptional business Practices

I would have liked to have found this collection of complaints before we placed our money $387 and trust in this "sheist" of an organization. We worked with Anita Willis and she all but assured us that our timeshare would not last 90days on the market before it would sell. We placed our trust in this organization in 2007. Thru our own fault, we did not followup on them and before we knew it two years went by. Close of the 2009, preparing to pay my very late maintenance fee. I found my contract, contacted the company and was told someone would call me back. They did call back (mind you I had to find them). They said they dont waste the sellers time until they have a signed offer in hand. I questioned the 2years that they had the unit on their site and not 1 legitimate offer? They said they had 11 inquiries, just no serious offers. I even suggested to lower rate to facilitate a sale in the early stages of the mortgage/home decline crisis. I was told to be patient they had an offer comin Feb 2010, looked promising. Should not have trusted them but I did. Just found out today that all the numbers listed on the website and contracts, they are all disconnected! Very disappointing, because not all the departments knew what the other departments were doing. SALES Department and its crooked reps, spent our hard earned money-they probably stiffed customer service when they put the word out they were closing their call center, leaving those people to scramble for other employment...
I also am submitting in writing in this forum my request for full restitution $387.00 from this company. Im sure they have closed this avenue down and opened up right down the street, continuing business as usual!

I have already copied FL State Attorney Generals office on this correspondence -I suggest you all do the same! Buyer Beware!

US Timeshare Management No service for $ rendered

I paid this company $705 on May 7-2009. So far my property has not been listed on the internet, nor have I heard about from any potential buyers. They told me that it would sell within 90 days. There is funds refuneded except if you(the seller) would happen to have sold it within 3 days of you initial payment to the company. Who ever invested not more $351 in July of 2008, is lucky. I have gone through $2600 in the last 2 1/2 years to try and get this property out of my life. Karl Criddle, the contacting agent said he was going to advertise and sell this property through DIRECT MARKETING in Pompano Beach on May 8-9, 2009. I have heard nothing from these people. When I call, I just get the message machine. If I contact them, they ask for my contract #. I was required to send a copy of the contract (yellow) back with all the signatures, etc., and receive a copy of that yellow sheet. No yellow sheet has been sent to my address. June 7, 2009, took the cake. I was contaqcted by a Donald Payne. He was wondering why I had not paid the up-front $ as it was due on April 25, 2009. He also asked if I had gotten an offer from anyone. I then checked their web site and saw that there was no listing. I am beginning to think this company has no advertised listings, that those that are on there are invented. I hope I am wrong. At this point, I know never to go on-line to sell this horrible property for which I have paid in full. I am out $17, 950..00 plus the added advertising funds. KEEP YOUR BUSINESS OF THE NET.

I totaly agree. I paid $491 in July of 08 and was told that they don't take on properties they can't sell within 90 days. It is now November on 09. I too tried to call to check on the status of my property back in August of 09 to hear that the phone number i had been calling for over a year was disconnected. It wasn't till i contacted the Better Business bureau that i found out that they changed thier names from US Timeshare Management to ADC Marketing Inc. It is not right for these big companies to cheat hard working peaple when times are so hard right now. That is why most of us are tring to sell are properties is to have more money to servive theses hard times. Than rich people with big companies take our money and don't do as they promise. I have filed a complaint with the BBB. I hope to hear from them soon.

I 100 percent agree with you. I experienced the same problem with this company. Smooth talking salesman Mark Mcgee had to have my $400 by the end of the week, because he had a family that wanted to buy my timeshare. I can't believe I fell for this scam! He sure was easy to get a hold of before he had my money, and after I made the payment and signed the contract, I could never get a hold of him. He would always be "out of the office" "on his phone" or "away from his desk". He would never return my calls. Well it turns out that I am a very persistent person and I kept calling, when I did finally get a hold of him, he assured me he was working hard to sell it, and that it would sell fast. Well it has been over a year, and when I contact the company now, they say he no longer works with the company anymore. I keep calling to this day. The other day I tried calling again, and both numbers I have are disconnected. Well I found out that they are know by a different name. ADC Marketing Inc. thier new phone number is [protected] When I called this new number I asked why they didn't let thier customers know that they changed their name and number. Harry Garcia the "Customer Service Supervisor" told me that they were going to send a letter out to all thier customers explaining to them that they had switched phone companys...blah! I keep calling with no avail, its always the same run around story. Today Ken Rose the "Assistant Manager" hung up on me after I asked how he could lie to people like this, and after I asked him about owner of the company "Steven Coakley", and if his real name was really D'lan Coakley. Ken said he did not know. I was also promised a FULL REFUND by both Harry Garcia and Ken Rose, (only after I called them out for scamming me and lying to me many times, and also telling them that I can have my lawer call them or thier lawyer call me, or have the police check the company.) My check was supposed to be in the mail last week, still not here. Thats why I called Ken today to see where my check was. They always ping pong the phone around so they do not have to talk to me. This is not over for me. I was promised a refund, and that is what I am going to get. Please no one trust this company, they can not keep getting away with this scam. I have filed a complaint with the Fort Lauderdale Police, and they are looking into my claim.
Hope this helps somebody!

US Timeshare Management fraud

after paying them 800 dollars to sell my time shares and swallowing their B.S. about selling it within 90 days because of the location ( lake tahoe), I have not heard another thing from them, I have called numeroud times in the last 8 months and have yet to recieve 1 return phone call, today 12/27/08 when I called they voice message said to leave them a message and they would get back to me within 24 hours, when prompted to leave message a recorded message told me their mail box was full and would have to call back at another time... This company and the people in it should all be thrown in jail and the key lost to get them out! I wish there was something I could do, but feel like i have been screwed...I am ready to hire an attorney and see what he/she can do. maybe force them to atleast give me the amount for the timeshare I am trying to sell plus dages and hardship...

i gave this company 400.00 in October 2008. They were to sell my Timeshare with in 90 days. Was told it would sell before Christmas due to the great location. They said they had people from Europe with cash and looking for timeshares for their employees to use. We have tried numerous times to contact this company and can never ever speak to anyone. Our messages are never returned We have not spoken to anyone since the day we sent the contract in. They took our money and did not do anything except put a listing on the web. The guy who was to sell the time share no longer works there (they say) and no one has ever heard of him. I can't even find a listing for their company that is supposed to be in florida. I too want to fight them to get my money back. I just dont know how and I don't have the money to do that now.

Anonymous52006--Hey you probably work or own the rip offs at US Timeshare. I have reported them to the BBB. I hire them iin March of 2008 and I have heard nothing from them. They took my money and disappeared. They are a scam artist and need to be stopped and all of us need to get together on the BBB website file a complaint and due a class action lawsuit. I hate being taken advantage of and we all need to put a stop to this fraudulant action immediately and get our money back.

The same has happened to me--I did convince them to "only" take $300 with the rest due after they close a deal. I'm going on two years now with no results. Last night (11/11/2009), I tried calling both numbers I have for them and was told that the numbers were discontinued. Somebody with some "legal smarts" -- please tell us where to go from here to at least get our investment back.

People this is sincerely rediculous. Everyone on here is talking about suing this company when all of you know that you can neither a. afford to hire a lawyer to do it, or b. be motivated enough to do so. its sad, pathetic, and needs to be stopped. all of you are too lazy and wont do anything about it. so why bother coming on here to gripe and complain. its a waste of your time and honestly is very sad. move on with your lives and let it go.

I paid US Timeshare Management $441 in January 2008 with $441 due upon sale of the property. I am having the same luck contacting them as it appears everyone else is (none). Smooth talking salesman Mark McGee guaranteed sale of my Las Vegas timeshare within 90 days as it was very desirable and he had buyers waiting. Now his direct number is disconnected [protected] and the other phone numbers [protected] and [protected] are answered with a voice message stating that someone will call back very soon. The property was listed on their web site for a while but it is no longer there.

There is a way to get out of a time share without giving it away. Check out the time share user group called "TUG". Just google TUG and check out their helpful info. Bottom line, you might get 10% to 30% of what you paid for it. Don't pay anyone an upfront fee to sell anything! They should always work on a commission.

Once you buy a timeshare you will never sale it. They get you in and you cant get out. I have tired to sale my junk since 2005. What a waste of money. I tried to do it on my own. I had no luck. Then I did what you did, I paid for something and thay was it. I should have just set my money on fire. I am trying to get help for this. I am trying to tell everyone about what a waste it is to buy a timeshare. Im in real esate, I dont get paid untill I do my job. So when they ask for money up front, run and run fast. They must work for it then you pay them. Good luck to you. Raluca Elena Saturn

we paid 400.00 October 2008. We were told that since our timeshare was in Gaitlinburg that they were sure it would sale before Christtmas. They told us that they had some people from Europe that had cash money in this terrible economic situation and they were ready to buy timeshares for their employees to stay in when they won trips. We have not spoken to anyone since that day. None of our calls have been returned and we can never speak to anyone no matter what time we call. The lines are constantly busy and once all numbers that we tried had been disconnected. 400.00 is alot of money to us but it was easier than paying another maintenance fee. I too would like to sue them and will happily go along with anyone else who will take them on/ Deb and Doug

I was called by them last night by a smooth talker "victor" who was saying all the same things i am reading above. I told him I do research on companies before i divulge any info especially credit cards. REMEMBER the rule never give your card number out to someone especillay if they call you. He said he needed it and I had 3 days to request a refund. Glad i googled them. The latest number I have for them is [protected] or toll free [protected] Give them a call lol.

Unfortunately the scam bags will continue to get away with it, I contacted the BBB in Florida who contacted the scam bags (US Timeshare Management), and the response from USTM to the BBB was, “we will present an offer to the seller soon” which satisfied the BBB, so basically the BBB did nothing! I strongly suggest for us to get a lawyer and get this people out business and stop them from continuing to take money from others. Let’s band together and get it done. Also, if you paid by credit card, get in touch with your credit card company and let them know that you paid for services that were not provided, and request that your money is returned. I will not stop until either I get my money back, or they are put out of business! So let’s get on the WEB and let other potential victims know of this unscrupulous company.

US Timeshare Management Timeshare Sales

I paid this company $351 in July 2008 to market my timeshare on Nantucket Island. I was told by the salesman (Mr. Karl Criddle) that he could guarantee the sale of the timeshare within 90 days due to is location and popularity. I have not received one phone call or update from this company since they took my money and they have not returned one phone call requesting a status of the timeshare and if any offers have been received. I believe this company is practicing very deceitful tactics in order to get consumer's money. Once they have your money, they will totally forget about you since there is no more incentive to do more work.

AVOID THIS COMPANY.
Assurance that they could sell my timeshare within 90 days (Jan 2008) or get refund.
Never sold the unit. Never received refund.
They didn't return phone calls, never sent updates, didn't answer the phone.
No evidence they performed any work to sell the unit.
They took our money and gave nothing in return.
Their contract isn't worth the paper it's printed on.
BEWARE.

I have been trying to get these people to return my phone calls, all I want is my money back, the thought that the state of florida can't get a handle on this problem, what is the matter?, so many people sign up to dump their properties, is a shame. the owners of the timeshares should be held accountable for this mess. and try (ha-ha] to be more honst, HGRAY10153@aol.com

I too was ripped off by them! I paid $982 in November 2008 to have my timeshare sold, which I was promised that it will be done in less than 90 days because it was in a great location in Newport Beach, CA, but NOTHING was done!

On March 9, 2009, I attempted to call the four different phone number they provided and ALL have been disconnected. I agree that the company and the people who operate it should be in jail. We work hard for our money and these scam bags sit and wait for us to fall for their scam antics knowing that they can get away with it.

The scam bags should be put in jail, and force them to pay restitution to all of us. I wasted all this time thinking that my timeshare was being sold and now I have to find another company that may give me results and, I have to pay again.

I would like to be part of a class action lawsuit and attempted to get our money back as well to get them penalized for their greed and unscrupulous behavior. Does anyone knows how we can go about it?

concerned about the pubic giving their money away? far from the truth! an expert in the timeshare scam field? correct! due to the fact that i am still currently work for one of these scam companies and stealing money from the innocent!

Charlotte Dina Bailey, Charlotte Indina Bailey, Charlotte Indina Sweat Bailey, Indina Sweat, Dina Sweat…you get the picture right. Well after a little public records search in Palm Beach County Florida where she actually called me from I found out that this woman…if you would call her that, has a long history of domestic violence, drug abuse, prostitution, child neglect, and theft. Keep in mind this is all public information. Dating all the way back to 1983 where she caught a felony drug case that got her a small bit of county jail time and what they called drug offender probation. Well old girl didn’t learn her lesson, and violated that probation and did a little bit more jail time. Then on to the domestic violence. There were two reports of that and in both cases the court determined that she had lied. Now we have some of my favorite…more drug charges. Precious little Charlotte got pulled over for careless driving, and apparently the officer thought something was wrong and decided to search her car. Well low and behold there was enough drugs in that care to make it a felony traffic issue. Charlotte found some sad sack that would post bail and then she never showed up in court. A warrant was issued and she was later picked up on a solicitation charge…that’s right folks, prostitution. She was hauled in and she stayed at the county jail for 8 months waiting to see a judge. After 10 months they gave her time served. Hey folks it doesn’t stop there. She managed to straighten up for a bit and only received a suspended license charge. Now after that, some idiot thought that she may have some redeeming qualities and decided to knock her up, and she wasn’t a spring chicken. With an infant child named Leona, Charlotte seemed to be preoccupied and didn’t have time to get caught, until her daughter was a few months old, then the Department of Children and Family Services came in and took that little baby away. Why? Why would anyone do that? Well because Charlotte has a fondness for living in filth, not feeding or bathing the child and using a variety of drugs in her presence. Not just her but the poor schmuck Jeffery E. Hopp. They are both using drugs in front of a little baby. Charlotte’s daughter is a ward of the state, and the woman is in her 40’s. Good grief. The best part of it is that if you read in each court case, she says she was indigent, couldn’t afford a lawyer, and I am thinking to myself…what did you do with the 2, 000.00 that I gave you…oh wait the police report says that you bought crack cocaine with it….hmmm well I will sum it up: she is a filthy, manipulative, money, grubbing, lying, gutter [censored]. The state of florida is working on getting my money back. And they have her information. I take comfort in knowing that Karma is a ### and this woman’s problems are far from over.

US Timeshare Management are a bunch of vultures.
They contacted me in Oct 2007 to sell my time Share. They told me that the time share would be sold very quickly as it was around the X-Mass season.
I was contacted by a Mr Garcia, Harry who told me that they were working very hard and it would be sold soon. I pd them $582 US. To date nothing has happened with my Time share. I tried to contact them yesterday and again today and the 1-800 # does not work anymore and I have lost all my money.
How can I go after them? If anyone can help me please I'm desparate. I'm on a fixed income and $582.00 is a lot of money for me cause I'm Canadian.

I gave US Timeshare Management $800 over a year ago with a promise to sell fast but now a year later not one single offer and every time I speak to someone they say there are people interested but they are not getting approved for financing. I told them that I would entertain any offer and just to get rid of it but still nothing. I called 2 weeks ago and told them that unless I get an offer within 2 weeks I will expect a full refund and they did not even have the courtesy to call me back. I just left another message stating that unless I receive a return call in the morning I will pursue legal actions agains the company. $800 is a lot of money to me as I have 2 kids to raise so I am not going to forget about this. I will fight to the bitter end.

I should have done my research first. US Timeshare Management was very persistent in "follow up", until I gave them a credit card number. I have yet to have one call back, no status updates or customer service calls, AND as of today. Their phones lines are "no longer in service"... great.

Yes they are all a bunch of smooth talking liars, they get the money up front and drop you hoping you will forget about what they have done, I had this done to me thru Vacation Property Trader. All people who have been ripped off need to come together and consult an attorney and file a class action on these companies and that will put and end to timeshare scams. I saw on Nightline after I had been taken for a ride. I hope this will help others not to listen to these thieves.
