We rented a homein Sept. 2 years ago. The owner of the property changed management companies to Ultimate Properties, upon initial inspection the Broker Mike reid came out and let me know in his own words I quote "You have a unique property I think I can get it sold" I told mr. reid the owner would probably not be interested in selling the property Mr. Reid then told me I quote "I am the ### everyone hates I steal properties for very little of the value and force people out of their homes" Well i thought the property owner had a backbone and would see through Mr. Reid BUT! I found out that Mr. Mike reid had already done all the research on the current owner and new he was upside down in the property and what his payments are, The owner of the property let me know that Mr. Reid made the picture pretty bleak for him when he described the situation the home has now been lowered in price again! a common trick that poor salesmen uses on the owners when they cant sell the home or are to lazy to go find a borrower and actually sell the home, (if you own a home and the realtor is telling you to lower the price ALWAY'S check with another agency before making the decision).. So the house is up for sale, and Ultimate Properties has given us a 30 day notice to vacate because they cannot properly show the place with tenants. (per the homeowner) that is all fine but 30 days is not enough time to find a property that we can house horses and the animals we have again not that big of a deal except that when they terminate the lease they expect that the rent gets paid in addition to you having to find money to make the move... There is no human factor there.. so... My advice is simply this If yoyu own a home use another company and realy research them before hand if you use this company your tenants will be getting advertisements to buy or rent a home if he is interested in selling yours, If you are looking to rent a home make sure this company does not manage it.. If you are already renting and this company manages the property and you have a complaint you can contact the Arizona board of realtors or even the governors office or you can also contact agencies that protect renters.. There is alot more to the story that was leads to horrible business practices by this company and Mike reid but I have written enough, feel free to contact me for details.. If you see Ultimate Properties in Arizona or the broker Mike reids name on the door by all means my recomendation would be to stear clear...

The "story" written about Mike Reid was an interesting tale of fiction. Although the writer had a flare for the dramatic, it is difficult to respond to anything since the writer left out important details...like the location of the property or his or her name. The purposeful lack of such details removes a large part of any credibility. My guess is that credibility was not what the author was looking for. - Mike Reid

Ultimate properties are crooks. They will make up bogus repairs on a house on moveout, try to keep tenants deposits and not do the repairs before renting them out again. I wonder if the home owners that use them know that. The home maintenance repair service they use " J T Services" is not even listed or licensed.

What a wired story you are telling. First I have been with Ultimate Properties since 2005 and they are very respectable company. They are managing 3 properties that belong to my family. Mr. Reid is not stealing or trick owners to give him or sell properties. Why someone will sell it below the market price? It went to foreclosure and bank owned so you have to get out. Properties can be showed if the tenants do agree to that you did not agree so 30 days notice is by law.

The complaint against Ultimate Properties is silly. The owner of the property is loosing it to foreclosure so the tenants make up a story because they are asked to leave. In fact the tenants did not pay rent the final month of occupancy and were evicted. It could be viewed that their non-payment of rent contributed to their quick exit. It truly is phenomenal what some people post on the web as truth!
