True Homes HOA

True Homes has taken over the HOA, taken away all residents voting rights and has become a monopoly in making all HOA decisions without input. They are making oppressive rules and ignore all attempts at communicating.

Their attachment to True Homes is a huge conflict of interest pitting True Homes profits vs the wants and needs of the community.

This has happened over the past few years and continues. This is happening at the Edgewater community in Lancaster South Carolina.

Desired outcome: HOA getting voting rights back.

True Homes I am complaining about True Homes keeping my deposit.

My name is Tammy Richardson and I was trying to qualify for a home but the lender could not get my numbers where I could afford them and then my co-signer backed out because she knew I couldn't afford the $2,047.00 a month payments nor could I give them the 88,000.00 down. I mean who can do that? Also, the underwriter was having an issue because I didn't have a job in NC yet so they denied the loan and sent me a denial letter. But the manager of True Homes calls me and says to use a different lender . I told him my co-signer backed out. So, he proceeds to put on the paperwork that I refuse to close when he knew I couldn't qualify for the loan and kept my 5,000.00 deposit. I would like the deposit back please. I feel I was treated unfairly with all of this. If you can't qualify then there is nothing you can do I shouldn't be punished and keep my deposit.

Desired outcome: Return my $5,000.00 deposit.

True Homes Poorly constructed home

Tru homes factory and sales people - don't care about the construction of their homes. Once the sale is final they discriminate against all consumers! They refuse to honor warranties because they can, they know loop holes in the law to stall and ignore customer complaints! Instead of filing complaints. We consumers need to file discrimination charges against tru homes! Tru is allowed to take advantage, screw, and con customer's! Tru knows from all consumer complaints filed-tru knows their factory workers poorly build their home's - tru acts like "they are unaware and always start a reply..."I'm sorry to hear."or"We reached out to the Dealership-they said.."We all know the Dealerships"Lies!".

We need to reach out to all news channel's, attorney general's, consumer departments. Maybe there is attorney out there who will fight for us and not be afraid to take tru on!

June 2020 Living Southern sold me a Lemon-Damaged interior/exterior when delivered, Defective products through the house, Defective receptacles, Defective furnace, Defective shower head-no ot water for a year. Defective tub handle, toilet seats and toilet-still unusable, I was told"It's common for Mold to grow in the home/windows. Defective ducts with holes/broken registers. Water and mold stays in the ducts. I was told "Hurricane Sally was the cause of All the homes damages. It's funny how the wiring in the damaged bathroom was not effected by Sally! Excuses and the Blame game. Warped doors-I stuff bags in the big gaps, Use my oven and space heaters to warm the home because all the heat and cool air go into the Belly of the home.

It's funny I was told by Tru's attorney"All damages have be repaired, Sally is to blame and the house is Livable. Yeah because none of Tru's people or employees have to suffer from "Environmental Stress, they are all cozy in their house! I have unusable smoke alarms with burning in the wall due to damaged receptacles not installed not up to code. I have leaks through out the home, water and mold inside the walls. The walls Are Not Water, Mold or Mildew resistant. I have water coming in my stove vent and light-wall is turning black from mold inside the wall. Furnace as been serviced 5 times yet-it's my fault the coil wasn't installed properly, defective heating cable, bad fuse etc.

True Homes manufactured my have had good intentions when making their moblie homes affordable but they didn't used materials that would last I bought my true home in 2018 and it was brand new I been having problems every since mold that started at the front door that is in the master bedroom and my daughter room the storm door glass is sliding out the walls are coming apart my ac unit broke after five years it a lot I can point out and am one that take good care of their home put true home needs to do better before their be a class action law suit against them.

True Homes Use poor material and charge a lot for updated

We building a home , we had a close 5 months ago , we spend about 45 k only in updates , we have alot problems in the house , carpet , bathroom, kitchen island , true homes use a bad material, bad products, we spend 11.000 for renovated the batrom , also 12 .000 for change the carpet , now we need fixed the kitchen island the wood starting scratch and the wood came out , the vinyl behind the stove have a big scratch we don't put atencion before. I'm ready for looking for a lawyer.

I lost my case against true homes because the cracks weren't wide enough. Always a loop hole but this is a magor issue since my house is now a teapee.wide enough

True Homes Patriot Homes, Lititz Pa

This company is horrible! The product they sell is decent but the install ruined everything. I purchased a trailer for my mother to go on my property, during the install they cut wires they cut into my downspouts, they tried to install incorrect well filtering system which was not agreed to so I had to then purchase what I needed for additional money and now there’s huge water tanks in the second bedroom, the pre-wiring in the home for cable was not compatible, It was lower grade than what was expected by my cable provider so we had to drill new holes, now I find out when they dug the holes to place the electric and cable lines they drilled through the main sewage line out of my house.

I reached out to the owner who said it’s not our problem. We just installed we didn’t know what electrical lines or water pipes were there. In no way taking any responsibility for anything that happened. They are unethical unresponsive and plain old horrible people. They don’t care once they’ve made the sale.

They should stick to sales, they in no way should be installing anything on any property anywhere. They did so much damage to my property and any hope I had that they are human beings with feelings.

Desired outcome: I don’t even care about the money anymore, I want people to know that they are not nice people and should not let them be responsible to install any of their products on any land anywhere. The plain just don’t care

True Homes They built the house they wanted and not the one I chose

I selected what house I wanted to be built. I would go out weekly to keep an eye on the progress. This is my 1st house being built.

When I saw that the house they were building didn't look like the house I picked out, and I asked the about it they told me that the choices I made at the design studio made it look like this. They said it had something to do with the "elevation". My question was ".. how does an elevation (thinking it just had to do with the" height"of the house) change the whole entire appearance of the house"?

At the time I did not understand or think I had a choice but accept it. I closed on my home in April 2020 at the beginning of COVID lockdown. I later looked on their website and was shocked to see that the home they built appears to be the the same type of homes they are now building as duplex/townhouses.

I personally believe they built what "they"wanted to build.

Looking back I am not pleased and I feel that they knew what they were doing when they did it, and blamed me for it which is really sad and I feel it was highly deceptive on their part.

The blue house pictured to the left is the house I chose to have built. They took a picture of me and my realtor with a picture of THAT house. The house on the right is similar to the house they built and what my house looks like currently. BIG DIFFERENCE!

As far as I am concerned there could not have been a selection I could have made at the design studio to completely change what was built versus what I wanted built.

I had to pay an upgrade for the lot my home was built on. The house I chose to have built was within my budgeted amount I had to spend on a home.

Where I was initially pleased with my home basically because I felt I was stuck with it, I now see after looking over True Homes website that there is a difference between what I wanted and what I got.

I recently call True Homes with my concern and I have not heard back from them.

True Homes Bad lawn

True Homes installed an absolutely useless lawn. They put fescue sod (known as a northeast grass) right over clay and rocks. No topsoil, lime, fertilizer etc. Unfortunately I live in hot and humid Lancaster South Carolina. It was destined to fail and it did. Bermuda or zoysia sod is what should have been installed along with a good base. I have had *six* neighbors in a row all pay thousands to have their lawns re-done. None of them have fescue any longer. The lawns barely make it through one summer before they start to fail. Some even sooner. Every lawn they have installed this way on our street looks like hell, and there are many more homes on other streets in this development with the same issue. I contacted them and received no response. After waiting two weeks I put a sign in my yard that says "Another Bad Lawn by True Homes." Two days later I got a nasty response. I am being threatened with a defamation lawsuit, and was told if they find so much as one individual that does not buy a home from them based on my sign… they reserve the right to collect damages. Not only was the lawn a complete failure… TH continues to this day to do the same thing. One of TH slogans is as follows…. "We are proud to serve customers as if they are our family members and friends." Apparently not. Do they stand behind their work? Once again… apparently not. They were all smiles and handshakes when I was writing checks. Imagine getting sued for telling the truth. Is this the kind of builder you want to give your money to?

True Homes Mobile home

I live in Walker Louisiana and recently purchased a mobile home from the local true homes dealer. He did not tell me that after putting a $2700 down payment there would be more charges. First it was $300 for a flood permit, then it was $800 for a pad (which he covered) then it was $1, 400 for installation which included a buildup for it being in a flood area. I was not notified of when the trailer would be set up and they said it crooked on my property. Whenever I notified him of it he came and looked at it and said there was nothing that could be done.
My power and sewer is still not connected because I've had to spend another $3, 000 to run power and sewer lines. My trailer is not level, the installers left their trash laying everywhere and they did nothing to level the pad at all. After waiting a few weeks I finally went and asked if I could have keys to the unit.
I am very disappointed because I shopped there to be civic minded and give a local business patronage. Brett Whitehead, in my opinion, has been very nonchalant and has not shown any concern for my satisfaction or even to get what I paid for. I have now spent $7400 and I'm still not in my new home. My original mobile home was flooded in 2016 and it took me since then to save up the money for a new home, which I don't know when I'll move in. I have lived in my shed for 5 years, I told this to them when I purchased it, it obviously meant nothing. This was supposed to be a change out and I believe that I shouldn't have had to pay for the flood permit or the pad. I think he saw me in a desperate situation and took advantage. I know he took advantage of the original sales when I talked to on my first meeting because he then took the cell from him.

Desired outcome: My money back for the flood permit and the setup. As a change out I don't feel this was warranted. I will have to purchase steps as the ones they left are to short.

True Homes Repair / warranty

I built my home in 2014/2015 I had my first foundation crack a year later true homes came out and performed what they call a stitch weld repair and said this would last forever. About 2 years later the repair cracked even more to the point that my hardwood floors separated and the corners of the home separated, my doors won't even close right. True homes sent out and engineer and they stated nothing was wrong, I lifted the carpet took pictures and sent it to them they said they would need to reinspect. They came out and took another look and said they would need to pump foam under the foundation. I decided to hire my own engineer and it turns out the dirt was not compacted the way it should have been and it's also built on a slope. We have now been going back and forth for 2 years and I have involved the sc llr. true homes has said this is a warranty repair but the issue is they didn't perform the work needed when they first began this project. They are trying their best to do as little as possible to resolve the issue.

True Homes home builder/ warranty

I would never recommend anyone to build a home through True Homes, they are a very deceitful company. They use low quality materials, they have the contracted companies that have no respect for anyone's property they leave cans of soda and plates of food, and even write profanity on the walls before the placing drywall. The quality of work completed is also poor. I have had several issues with my house, the most recent one if the fire department having to come out for 3 defective fire alarms, I've contacted the warranty department and It took them several days to reach back to us.Therefore there were three rooms in my house that do not have a working fire alarm, a huge a safety concern. Also Sherry G***** the person in charges of for my subdivision warranty department, likes to reply with a disrespectful tones and never admits to errors like the appointment we scheduled for prior to the 1 year warranty, we waited for the Darren to arrive to our house and never came to our appointment for the walk through when Sherry was contacted she pretty much called myself and husband a liar saying we never contacted her with an appointment date. Someone who disrespects your clients like that should not be working for such a large corporation. The most recent error was found almost two months ago there's was a hole in the concrete leading to outside, I emailed them to inform them of the situation, not one person bothered to contact us back.The saddest part I've recommended true homes to three friends and all three are currently building with True Homes, I spoke very highly of them because they're sales team are the best people ever always kind and willing to help. Now we are regretting it immensely, because True Homes is the worst builder with the lowest quality of work and customer service, and it could be seen by the many negative reviews they have.

True Homes yard/sod/dead grass/awful appearance

We Just recently bought our home and when we closed on the home we were told that the grass/sod just needed some TLC, water. The grass was completely brown and very spotty with big clay areas showing and no green grass whatsoever. It has been 3 weeks since we moved in and the yard looks awful. I went to the sales office and they said they would repair the yard with new sod. Well, they replaced the sod in the front yard and one little approximate 10 foot x 2 foot area strip in the back. Now the yard look completely ridiculous because we have fresh sod in less that half of the yard and the rest is awful looking dead sod with small patches of actual grass, but mostly just weeds. This is very disappointing and we paid way to much for this home to have dead sod on a brand new home due to the negligence of TrueHomes of the initial sod that was laid and keeping it alive. We have neighbors down the street that told us they laid the sod and never even tried to water it or keep it up. I would love for the rest of the yard to have all matching new sod, what you would expect from a brand new home from a supposed to be reputable company. True Homes not fixing floor issues

So we bought our house 2 years ago. We made it clear that the flooring upstairs was laid wrong because of all the noise it makes when we walk in certain rooms, they wanted to say it was that the house needed to settle and I told them I wasn't stupid I know the floors were laid wrong because no one else on my street has this issue. They finally decide 2 years later after going back and forth mind you the original person I was dealing with so they don't have any of the info (how convenient) and they tell me they can't due anything because it's been too long! I have been telling you this for 2 freaking years! Then we have our house refinanced and they find a freaking handicap toilet in my crawl space! They sent someone to take it out and they never did that either! Seriously never buy from True Homes all they want is their money and then they are done once you close they are just out to help themselves and screw the people who buy their homes!

True Homes home warranty

Our house is only 3 years old and our AC went out on Thur 7/13/17. We called the emergency line and still have not recieved a call back and today is 7/17/17. We were told the 1st time that they were too busy to call another company to help us. This is ridiculous. I will not settle for that. The unit is only 3 years old, not 10 or more. I find this very upsetting that all I can do is email and leave messages for no one to reply either way. Never build a true home unless you want to be screwed.

Do what any other homeowner would do and call a HVAC company to come check out your unit instead of whining and expecting someone else to do what you should be doing yourself. I don’t know of anyone building homes with a lifetime warranty.

True Homes standing water, stream

We Purchased our house March 2016 and it has been a nightmare. We have flooding all in the yard with a stream. When they send someone out, if they do, it is very poor work they have been out several times and I still have flooding as well as in my driveway. I have Dead stopped replaced on top of standing water. They call their self putting in a drain throughout my yard stopped in the middle of the yard and now it just stands until I have enough to push it all the way through to the bottom. It has been a nightmare.

True Homes drainage in yard

I purchased my first home from True Homes and was told that I was purchasing the biggest lot in the neighborhood. When my last walk through was done. I Scott that water was sitting in my backyard and he stated it will be fine, the water has to have a place to run. Now my land as washed away and I am starting to see my patio sink in the ground and well as my driveway. I have been unable to get True Homes to help me so I am having to fix this issue on my own. I had a gentlemen come out and look at it and he stated how in the world could they leave your yard like this. He did advised me that if I did t get it fixed that my house is going to sink!

True Homes product quality

If you're looking to build a home, please do not build a true home! They use the lowest quality construction products and builders they possible can. The cheaper the help hired by the builder, the more the builder gets to keep in his pocket. I could write a book on all the experiences i've had building my house with true homes, but I will just list a few to give you an idea of what kind of company they are... The day I was supposed to move in, the cleaning lady wanted me to wait outside because one of the workers had used my bathroom and the water wasn't on so she couldn't flush the toilet in order to clean it, my brand new beige carpet had red mud stains up and down the stairs, upstairs and downstairs, the stairs have creaked from the day I moved in (I've only been in the house for almost 3 months), the house is already settling enough that there are cracks in the corners where the walls meet, the half wall at the top of my stairs is so loose I can move it back and forth over an inch either way with my bare hands (I'm female and do not work out!), there are nails popping out in the powder room wall, the faucet is noticeably crooked in the powder room, the fronts of my drawers are not lined up and do not sit flush with the cabinets, my brand new stove had a huge scratch and a couple of dents on the front door, when boiling water on the stove (Which keeps cutting off on me... Electrical issues?) it steams up the tile on the wall and the bottom of the microwave as well as the cabinets next to the stove - you have to cut the fan on every time you boil water, there are several pipes on the side of the house that leak water constantly, so the ground right next to my foundation is always wet, the gutters had to be rerouted so my front porch would not get flooded, my driveway is already cracked, the edges of a few of my doors were never painted, the trim around the bottom of the shower and the tub - for lack of a more professional word - simply look like crapp - it looks like the trim pieces were to short and instead of the being re cut correctly, there was a big glob of caulk put in place of them, there's a huge hole in my bedroom door where the lock was put in the wrong height and it was simply filled with caulk instead of being replaced, the faucets in the master bathroom are set too far back, I have small hands and it's hard for me to pull up the stopper, the faucets in the kitchen and the toilet paper holders are all made of plastic instead of chrome, the metal trim around several of my windows is bent, you can see the shapes of the joists and studs in the ceiling downstairs (I'm actually concerned about the hot water heater falling through), after seeing the way th builds up lots with red clay before building a house, i'm also concerned about my foundation cracking and ending up with an unrepairable house, th doesn't take responsibility for anything... They will forward you to person after person if you have a complaint, none of them will admit to wrong doing... They seem to be a very dishonest company... I would not recommend anyone build a home with them. I have several items on my 1 year check list to be corrected. However, i'm afraid to let these people back in my house, because i'm thinking they will either not fix the problems to the quality they should be and / or they will just mess something else up in the process. I was told by brent and sean that my house should look like the model homes (As far as finishes and quality) and that is so far from the truth. I actually asked point blank, will my garage door be made of plastic like the one on the model, and brent told me no. Guess what... It is made of plastic. There are also drainage issues in my yard. My neighbor also had to have his well moved because th's surveyed the property for the well before they cleared all the trees away, the county made them re survey for the well and they had to move it. I have several other complaints about the quality of their work. It's a real shame that you can spend $200 on a house and not get decent quality and shifty sales people and builders. I have several other complaints about true homes, but basically, my suggestion would be do not build a home with them, you will regret it. I can honestly say I wish I could go back to earlier this year and make a different decision.

True Homes customer service

In March, after looking for house, my wife and I decided to build a house with True Homes in the Charlotte/Huntersville area. We met with the agent Sean Melquist in his office and after looking at floor plans, we decided to sign a contract and give our $500 earnest money deposit. At the time of signing, we had concerns regarding the drainage of the lot that was offered, Mr. Melquist stated that he would contact the builder and we would find out the answer. It has now been over a month since we asked our question about the drainage and we still have not received an answer from Mr. Melquist. We have sent periodic emails and texts asking about the situation and rarely is any communication received from Mr. Melquist regarding this issue or we are told its being looked into and as time passes, we are never given an answer. We are beyond frustrated with True Homes and Sean Melquist and I advise you that if you happen to walk into his Charlotte office, turn around and walkout, you will be grateful that you did. The customer service up until contract signing and earnest money deposit is excellent but once they have your signatures and money, you are nothing more than an afterthought. I do believe they offer a quality product but don't expect to receive quality customer service or any type of communication after being hassled to sign the contract and hand over the $500.

I agree with the women on True Homes, this company is the worst of the worst. I hope enough complaints come in about them to have them put out of business. They hire the cheapest people to do the work. Been in my home for 6 mo and it is constant every week being fixed. The outside wall twisted, then the inside wall 3 in the hall had to be torn out, and it still isn't right. the crown modeling is all separated, the whole house is MDF. The worst house I have ever owned.And yes the steam when cooking has been an issue, having a contractor coming in to vent it outside at a cost of $350.00 Bull Crap, along with fireplace issues, wich finally has been resolved. This home is buildin Calabash, N.C.

True Homes - service/quality

About 1 year ago we purchased our first house from True Homes. The house is what they discribed to us as a "spec house;" which basically means there will be only one or two in the neighborhood.
