After several maintenance request to have Mini Blinds replaced in the Master Bedroom with no response from Management at Corporate or On Site. I sent an email requesting an update on April 12th, 2017 an of course the Slumlords did not reply to the email. Thereafter, I walked to the office asked the manager about the blinds and she replied with a demonic look on her face "I ordered them 3 weeks ago" I said OK and she continues to tell me that Regional Supervisor - Ms. Mutula will be charging current tenants for blinds being replaced. I immediately enlightened the new manager. This was my response "You can tell your Regional Supervisor she want be charging me for the blinds since they were damaged by the Heat Treatment brought on by the BED BUG INFESTATION that the prior manager was aware of and failed to tell the tenants. " This is just another example of the continued unethical behavior but what would one expect of SLUMLORDS! Excel Residential Services their employees and the Owner are all liars who evade Lawsuits and Treat their Tenants like Trash but continue to collect Rent Checks! I WILL FIGHT THIS BE CLEAR YOU WILL NOT CHARGE ME FOR BLINDS damaged due to the BED BUG INFESTATION that your company knew existed. See the Blinds and THINK HARD before you even think about renting at The Park at Country Place Apartments or any other property owned by EXCEL RESIDENTIAL SERVICES, INC in Los Angeles, CA ...DO NOT RENT HERE! THESE SLUMLORDS are a Nightmare!

The Park at Country Place managed by Excel Residential Services, Inc. continues to violate tenant rights with ongoing unethical behavior. The current issue pertains changes made to the parking rules after the lease was signed which provided an assigned numbered space. The proposed change which goes into effect on March 31, 2017 with JC Towing. It started on March 9th when notices were left on tenant doors according to Texas Property Code this was not delivered properly. In this notice they are requesting copies of tenants current car insurance which again violates Texas Property Code Section 92.0131 and is a violation of privacy. When I spoke with an Excel Residential Employee she told me that my emails had been forwarded to the Regional Supervisor on March 9th. Thereafter they have not responded to emails or phone calls. On March 24 tenants had to go to the leasing office to pick up permits but were denied permits if you did not submit to giving a tow company employee copies of your car insurance. This is illegal since tenants signed a lease and they are in breach of the lease. What can tenants do when dealing with Slumlords such as Excel Residential Services, Inc. and The Park at Country Place Apartments

EXCEL RESIDENTIAL SERVICES manages The Park at Country Place Apartment Homes where photos and looks can be deceiving! This property has spider webs(health hazard), gang graffiti and so much more that they overlook, don't care about and do not improve! They collect rent checks and deposit with speed but do not handle maintenance request with the same speed! DO NOT RENT FROM THESE PEOPLE! They are SLUM LORDS and Don't Forget they had a Rape on the Property. They require a 60 day notice to move out making it almost impossible to find another apartment before the lease is up! Record Heat in Texas with 96 degrees on Sunday and forecast shows 101 and up for the days to come! My Air Condition went out on Sunday evening on August 2nd! I called the Leasing Office before they opened at 9:00AM to report A/C Problems and request Maintenance. I never heard back from the Manager to confirm that she received my request so I visited the leasing office at 11:00AM and was told by Manager that she was short one person so she could not call me back but assured me that Maintenance was coming to repair the Air Conditioner. I'm still waiting 5 hours later and no calls from Manager, No Maintenance Man in sight! I called EXCEL RESIDENTIAL SERVICES in Los Angeles and was told to call back. I called back and went to a very unprofessional Voice Mail which said "Can You Call Me Back"? Why should I since the local leasing office never calls back and Corporate never calls back. It is now 15 minutes prior to the office closing and I'm still waiting for maintenance. EXCEL RESIDENTIAL SERVICES, INC and the new Manager at THE PARK AT COUNTRY PLACE APARTMENTS are playing a deadly game with their tenant's lifes since Heat Kills! So I'm waiting to see when and if they will even send Maintenance to repair the A/C.
