Sunset World Resorts & Vacation Experiences Awful company

I purchased the membership with a friend back in MAY of 2008. After paying $1800 for a down payment and all monthly bills i have decided top end my membership because my hours were cut at work and also doing my grad school internship. I have REPEATEDLY called and emailed asking for my membership to be canceled.

A representative explained that i would not receive any money back. Ofocurse i would have hoped i'd be reimbursed but at this point i just want to stop having to pay them and be done with them, while keeping my credit in tact. She told me that i would know the answer in two weeks tops.

WELL, it has been over a month and a half, no reply from ANYONE! I constantly leave voicemails on the voicemail only line and send emails at least 3xs a week (which i have saved)! Absolutely ridiculous! I was told that in order to keep my credit intact i would have to continue to make my monthly payments until a decision is made. THIS IS WHY THEY WONT GIVE ME AN ANSWER! They want to continue taking my money.

I have worked very hard to get my credit in good standing and to know that this may effect it is just unfair. Also, the fact that they only have a toll free 1800 number for reservations but not for any customer service/complaints proves they are a rip off. DONT PURCHASE ANYTHING FROM THIS ESTABLISHMENT!

The tmeshare industry in Mexico is taking almost a Billion Dollars every year from Americans and Candians. They are taking away their earnest money based on lies and misrepresentation. I have collected evidence to support the claims of thousands of people deceived from this company. Share this info with your general attorney, the Federal Trade Commsision, the Consulate of Canada and USA in Cancún as well as any government agency that you believe might be interested in putting pressure in the Mexican Government to stop these companies from scamming more honest people.

Sunset World Resorts & Vacation Experiences Sunset Lagoon RMI Fraud

My husband and I Honeymooned in Cancun, August 18 -August 24, 1997. For several days we were approached at our hotel about attending a no pressure, very quick seminar. It would only last about 90 minutes; they wanted to see what we thought of their resorts Sunset Lagoon and Royal Sunset Lagoon. Finally on August 21, it was rainy day and we thought, why not go; you received a free food voucher. It would only take an hour and a half and maybe the rain would be moved out by then.
From the moment we walked in the sales office of the Sunset Lagoon, we did not feel comfortable. We ended up in a very high pressured sales office, for about 7 hours and about 30 tables of other sales people pressuring other customers to purchase the timeshares just like us. It was very, very loud and confusing; they kept throwing all sorts of numbers at us, starting at something like $30, 000.00. We kept saying we were not interested, and Mr. Marroquin kept saying that we could rent out our timeshare every year and make big money, or we could vacation ourselves. We were also told that Sunset Lagoon would at any time, take back our timeshare if we were unable to keep the commitment. He wanted us to know it was a great way to make extra income for one week a year, and that we could trade anywhere in the world with others that were members o RCI. We kept trying to leave and he kept at us, after 7 hours and we were tired we got up to leave and he came at us with a price of $6450.00, we could pay a down payment of half and pay the remaining out over a two year period. So we were stupid and signed the dotted line, knowing we had 5 days to cancel.
We returned to Nashville on the 24th of August and decided to go on to the computer and find out more information about the resort and the company. Yikes! I started reading about many, many fraud cases and broken promises, naming Sunset Lagoon. We were sick.
I immediately wrote a cancellation letter and put a call in to Mr. Marroquin, to also cancel. I had one day of my five days of cancellation back. I sent it registered to the Miami address on August 25, 1997.
A few days later we finally received a call back from Mr. Marroquin, I explained I had sent the cancellation letter on the 25th and that we wanted a refund as soon as possible. He asked that we send a copy of the contract to him with cancel written on it, so we did. He would get back to us in a few days.
After I did not hear from him for several days, after leaving repeated messages, he finally gave us a return call stating that the board of directors declined our cancellation, that we were legally bound because of the letter not arriving in the 5 days. I could go on and on about the phone calls and letters sent. In the end we sought an attorney's help here in the US and because this took place in Mexico we were told we could just not pay or ruin our credit and pay it.
I again spoke with Mr. Marroquin, that we felt like we had been taken and treated very unfairly. A few days later, he phoned and stated that the board of directors had agreed that we would be obligated to pay the remaining total due, however we were able to cancel the contract as long as we paid the balance and that Sunset Lagoon would take it back from there and we would be relieved of our contract once paid the remaining balance of $3223.00. Well, not wanting to hurt our credit, plus I just gave up and so tired of dealing with it. We paid our full commitment, then in 1999, when we made our last payment wrote another letter, stating their agreement. I have never heard another word from them, not a! Then on February 19, 2009, ten years later, we received a threatening letter from a company called RMI. They are stating we have a balance of $5421.56, for dues. Guess I have to get an attorney again. Please people, be cautious.

I have a cousin that has a timeshare with this resort and she bought it years ago. She's never had any complaints tho but she also does vacation every year 3-4 times if not more. I think it's definitely for people that feel vacation is a must. It should be for everyone but some are luckier than others. She did say it's better than staying in hotels and you know what to expect. She brags about the beauty of this resort too so not sure she'll be selling hers anytime soon.

This sounds like it could be a mistake in their system. Have you called member services? Do you have any documentation of the agreement? Try calling this # [protected]. This is the # i call when i have any questions adn they've always been nice and helpful. Good luck on everything.

on january 31 my wife and i signed a timeshare with this company on feb 2 my wife sent an email canceling said contract. and we sent a regestered letter to the address in the united states. well they charged my credit card anyways. this morning i recieved a call from the man who signed us up. and he threatened us with turning us in to a collection agency. i explaned to him that i followed mexican law and canceled this contract but he told me that they never recieved it till feb 12. but i told him that i had proof that someone signed for the letter on feb 5 at his office in miami. still he threatened turning us in to a collection agency all i want is to get back my deposit and terminate this contract

Sunset World Resorts & Vacation Experiences Time Share Lies, Fraud and Deception

Since our story is similar to hundreds of others that can be found on the internet, I will try to be brief. While on vacation celebrating our 10th wedding anniversary with our 2 young children; we were approached upon our arrival at the airport in Cancun and offered free attraction tickets in return for a $40 deposit and listening to a 90 minute time share presentation at Sunset Fishermans Village in Playa Del Carmen.

They picked us up at our hotel and held us hostage for 7 hours of lies and high pressure sales tactics at their beautiful, small (and curiously uninhabited) resort with a view of the island of Cozumel. We were "guaranteed" a good investment, rental income and easy availability. They even threw in a 2 year membership to RCI and 4 RCI bonus weeks! We in return, threw away $14, 000 of our hard earned money. Please - don't send any comments telling us how stupid we are - we know!

In October of 2007 we attempted to reserve any winter week in 2008 and were told that there was absolutely no availability until May. We were offered a studio for one week (when we had purchased a one bedroom) or "mandatory all inclusive" in Cancun. The studio was out of the question with 2 kids and their all inclusive in Cancun (not Playa Del Carmen where we had bought) was way overpriced. We could have gone to a 5 star all inclusive for less money!

Our calls and emails have been mostly ignored by Sunset Group. A letter from our attorney was also ignored. We have filed a complaint with Profeco, the government agency who act as mediators. Profeco will have 3 meetings with the company in Mexico before closing the file (possibly as unresolved). The first meeting took place on November 4th but we were not invited. Sunset Group made us an "offer of cancelling our contract without a refund, we have declined their offer. They are now threateaning us with a US collection agency for 2008 maintenance fees when we were refused a reservation in 2008!

We have contacted Mastercard, RCI, the Mexican Embassy in Canada and the Canadian Embassy in Mexico since we beleive that they all have a duty and obligation to warn tourists about Sunset Group and it's fraudulent practices.

Has anyone had any success with obtaining a refund from these banditos? Is a class action possible (from Canada) and has anyone had any success with obtaining a refund outside of the 5 day waiver period? Please constructive responses only...thanks.

It seems like timeshare scams in Playa del Carmen are the order of the day- I was ALMOST scammed by Royal Elite/Sandos Playacar. They convinced us to attend the presentation, but of course we just wanted the free gifts, but as soon as we said we were not interested, they treated us like garbage. My husband had to call the police, because they basically wouldn't let us go without signing the contract. NO MORE timeshares presentations for me. Thanks for the advice. If you ever come back to Playa del Carmen, I'd suggest you NOT to stay at Sandos. They also use deceitful tactics to sell timeshares, and they would do anything for you to sign the contract. This is another forum with more complaints made on Royal Elite Timeshare sales tactics:

I know how you feel, and it seems like this is a common problen in Mexico. I purchased a travel program through Sandos Playacar at Royal Elite Timeshare Resort in Playa del Carmen last March and I requested to cancel within the 5 day grace period but they still have not refunded my down payment of over $9000 US dollars. I have been in touch with people there and they say they are working the process but it takes time. It has now been almost 5 months and I am losing faith they will ever pay me back. I believe we should do something about it, as I understand Mexican regulations forbid the offering of gifts, free vacation certificates or any other promotion strategies without informing the consumer the specific purpose of the offer. I want to complaint with PROFECO about this, and get my money back

They have taken money without providing. All i saved for to take my disabled son on a life long trip is washed away in their so called beaches.

Sunset World is the WORST! During my first time I stayed I had to deal with

cockroaches! Not only that, the room was not what they promised. It was a two star quality! I need help to get off their contract!

Have you accomplished to get your deposit back? I purchased a Royal Elite timeshare last year and I'm having exactly the same problem, I was trying to get a final resolution working on my own, but I think it's time to file a complaint with PROFECO (The Mexico's Consumer Protection Agency) maybe you should do the same thing. Fraude, compre en paquete de vacaciones inolvidables que incluye cancun, orlando 4 dias 3 noches y un crucero por las bahamas de 5 dias y 4 noches. En cancun todo muy bien como ellos dicen pero los certificados para el crucero dice que tienes que pagar impuestos, hable para reservar y unicamente sin en las fechas que ellos te dicen, eso todavia lo entiendo, pero el costo que tengo que pagar por el crucero es aun mayor que si lo compro directamente de la pagina del crucero, no entiendo que es incluir el crucero para ellos, CUIDADO!

Fraud, buy unforgettable vacation package which includes Cancun, orlando 4 days 3 nights and cruise the Bahamas for 5 days and 4 nights. In cancun all fine as they say, while the certificates for the cruise says you have to pay taxes, speak without reserve and only on the dates they tell you, that still get it, but the cost I have to pay for the cruise is even greater than if I buy it directly from the website of the cruise, I do not understand whats menas include to them about the cruise, BEWARE SCAM!

I also had been contacted and was told to listen to the offer and to not interrupt until the explaining was done. This is the 3rd time for the year that I have been contacted to go on a free vacation, and now they got smarter by saying 80% discount, because it’s more believable (nothing is actually free in reality). They have one person tell you about the vacation, and then he/she passes it on to their supervisor who tries to legitimize the nature of the company and product, as well as further con you into taking a vacation. I even told them I went to Cancun in 2005 (which I did), and I said to give it to someone who hasn’t been there; they could not give me an explanation why they couldn’t give it to someone else to enjoy at an 80% cheaper rate. They say word of mouth is how they make money to give people nearly free trips. PLEASE STAY AWAY! NOBODY GOES THROUGH THIS MUCH TROUBLE, EFFORT and TIME TO give you something FREE. NO SUCH THING, I AM an accountant by profession and entrepreneur and ex-fraud auditor.

If you want to go to Cancun for an all inclusive stay, you need to ask them for it. It is for 6 days 5 nights but it is ligit. It only costs $100 more for the entire family to change from non inclusive to all inclusive. I personally asked for it and they have provided. The only down side of the marketing situation is that you have to buy your own flights which can get pricey. I recommend going in the low season, much cheaper.

The Marketing Sunset Group conned me out of my money for a trip to their resort in Cancun. BEWARE this is a scam. You will speak with two reps who tell you that they are giving a trip for 6 days and 5 nights to you with all the perks. There is never a mention this is not an all exclusive trip they say all the things like excursion will 40% off and they also tell you not to ask questions until they are finished talking. You are then put on hold and another rep comes on to convince that they are a legit company and they instruct you to to call Visa to check if they are ok. Then they put you on hold again and they pass you to the third person to take you Visa info and when it is received they then say their is no refund. My money was taken off my Visa before the call was ended. PLEASE do not buy into there SCAM

i have been to their resort too and it's really nice. I didn't buy a timeshare because i can't afford it but it doesn't sound like a bad idea if one has the money.

Sunset World Resorts & Vacation Experiences Dishonest timeshare scam

My fiancé and I were suckered into purchasing a "vacation package/timeshare" and absolutely can't believe that we fell for this! It all started the moment we stepped off of the airplane in Cancun, Mexico. We needed a cab to our hotel from the airport. I was directed to a lady at a counter where I could pay our cab fare there. I then noticed this same lady signaling another worker to direct us to one of the many kiosk type desks set up in the airport lobby. There sat another lady who showed us where our hotel was for the week and gave us a map of the area.

She then offered "free tickets" to area attractions (deep sea fishing, theme parks, snorkeling, diving, etc) if we would attend a 90-minute presentation over lunch the following day. Didn't seem like a bad deal to us. We should have known when she asked for a $40 deposit that would be returned to us upon completion of this presentation that something was up. We were at this so called "90 minute presentation" for the entire day, almost 8 hours! They fed us a nice lunch, we toured 2 very nice resorts, were served free alcoholic beverages and then it all began.

They presented a vacation package that was so outrageously priced for two people our age that we felt quite certain that we could just turn this down and be on our way. Not the case at all, they worked and worked on prices and packages for hours continuously offering more alcoholic beverages along the way. We wanted to leave several times, telling them that we were not interested but they wouldn't back off! Eventually got the price down to something we thought we could actually afford. After spending the entire day there with these pushy salespeople we finally agreed to purchase one of the packages.

My fiancé and I looked at each other the entire time wondering why in the world we were doing this. We were told that we had time to cancel if we changed our minds so that made us feel somewhat better. After signing all of the paperwork, they did return to us our $40 deposit that we had paid at the airport as well as the cab fare of $24 that they promised. We received our "free trip" tickets but ended up not even using them because departure times and actual trips were so limited compared to what they showed us at the airport. We did continue our vacation and had a great time in Cancun.

Upon arriving back home we entered our house all to find out that the air conditioning unit had broken and that it would now have to be replaced. After being faced with such an unexpected expense my fiancé and I decided that there was absolutely no way we could afford the "vacation package" that we had signed up for. Reading further into the many pages of documents that we had signed off on we find out that the plan had to be canceled within 5 business days. You mean to tell me that I was suppose to sit in my hotel room reading documents during my vacation. We never would have dreamed that the deadline to cancel would be before our 7 day vacation was even over.

I was so mad upon reading this that we called immediately to complain and to see what we needed to do to cancel. Just sick to think that they get you right at the airport wanting you to come the very next day because they know if they can get you to sign that day that you will more than likely not read the pile of documents before your vacation is over.

We are now being told to write a letter to "the board" who will review it and see if we are approved to cancel our contract. We are also being told that even if we do get approved to cancel that we will not be credited our 25% deposit which is over $3, 500. This deposit, which we didn't even realize was being applied to a credit card that they apparently opened for us. They had us fill out a form and told us that is was in order to get our credit pulled to see if we could get a better percentage rate on our monthly payments.

My fiancé and I are well educated individuals and are absolutely sick at ourselves for getting suckered into this whole deal. My heart rate is through the roof as I write this letter and I get more and more upset as I look back to even proofread it. I wanted to share this with anyone that might be planning a vacation to Cancun because I do not want you to be a victim as well. Please be aware of these types of schemes. I'll keep you posted on how it turns out for us, but so far it is not looking good!

It is very unfortunate that you have nothing better to do with your time than to criticize the mistakes of others. I know that it was a mistake and that I fell for their tactics. Seeing your comments doesn't make me feel any better about that. I came to this site for help not for someone as hateful as you to make me feel worse about what has happened. I truly hope that you find something better to do with your time.

Have you accomplished to get your deposit back? I purchased a Royal Elite timeshare last year and I'm having exactly the same problem, I was trying to get a final resolution working on my own, but I think it's time to file a complaint with PROFECO (The Mexico's Consumer Protection Agency) maybe you should do the same thing. I know how you feel, and it seems like this is a common problen in Mexico. I purchased a travel program through Sandos Playacar at Royal Elite Timeshare Resort in Playa del Carmen last March and I requested to cancel within the 5 day grace period but they still have not refunded my down payment of over $9000 US dollars. I have been in touch with people there and they say they are working the process but it takes time. It has now been almost 5 months and I am losing faith they will ever pay me back. I believe we should do something about it, as I understand Mexican regulations forbid the offering of gifts, free vacation certificates or any other promotion strategies without informing the consumer the specific purpose of the offer. Elizabeth-you should contact member services. I call them if i have a problem and they normally work with you. I'm not sure how long ago this has been for you but whenever i call i get the attention and help i need. IT's an 800# too so it doesn't cost you anything. I'm sure you'll find a nice understanding person to help you. But also remember that it's a sales pitch just like any other...it's like buying a car. IT's a salesperson's job to convince the buyer. Don't feel bad. Just call and ask for help.

Hateful Elizabeth? When YOU post something that indicates stupidity and someone calls you on it, how are they then hateful? Again you sound like a child that was babied when they made a mistake. I have 2 children and if they did something as stupid as this, I would not want them looking for pats on the back and sympathy. You, not me, are the one who proclaims you are WELL EDUCATED. People are opening accounts for you...do you even know what a FICO score is? How does free alcohol effect the well educated? When you dance with the devil, try to get something for free, don't you think there is a price? Unbelievable, your mad at people who research big ticket items for days before they by them like me.

My husband and I are in the same boat as you. We bought in 2006 and part of the deal was they would rent our weeks for the first 2 years. When I contacted them in October of 2007 to reserve a week during the winter of 2008 we were told there was no availability. Others on the internet were refused reservations with 1 year's notice! We have filed a complaint with Profeco and retained a lawyer - wish us luck! Most attempts to contact SSG are an excercise in frustration. They are now trying to collect 2008 mtce fees which we are not about to pay. Don't give up, if you hear of any class action law suits, let me know.

I know exactly how you feel... we did the same thing while we were in Cancun... My credit card company reversed the charges for me because if you look at your credit card agreement you have 15 days to cancel timeshare agreements. Sorry, this is too late for you. Make a stink, threaten, complain - that is what I did. These people are absolute ###!

You sound like children. When you are on vacation, why would you sign into something as expensive as a car? In the U.S. the salesmen would have a field day with you too. This scam has been around a long time, you never went online until now? Didn't your parents (since you say you are "well educated") tell you that nothing is really free? You knew they were going to fleece you, but you thought you could outsmart them and get something for free. What happened to your feet and mouth during the presentation? They stopped working for 2 well educated people? I don't know why you are mad at anyone for this. When I was at Puerto Vallarta I walked by those clowns. So did everyone else from the ship. Next stop for you sounds like some kind of investment rip off. I'll give you 32% return on your money...

Sunset World Resorts & Vacation Experiences Scam and fraud!

June of 2007 we purchased a time share from the Grupo Mayan, we decided to take advantage of our investment and use our RCI in Cancun, Mexico. Our check in was the check in from hell and the room had not one window so we were not happy. Here comes Sunset Group to the rescue. Next day we went to the Sunset Group for a 90 minute presentation. This turned into a high pressure sale which turned into a four hour tour. We purchased a new time share and hey for four thousand dollars more you can join the yacht club. We fell for this hook line and sinker. (No pun intended) They were supposed to have bought out the Mayan Grupo time Share and we made a great investment on what they paid for our purchase.

Still believing we got a great deal we came home and wrote a check for 14, 000.00 thinking we only had 3, 230.31 owed. PS never knew they issued me a different Bank of America VISA card until I arrived home. Still no light bulb goes off I'm thinking my credit line was not high enough, so that was the reason for the card change.

Then February came and on my other VISA card came the monthly charges; One for 352.25 for time share and second 190.20 for the yacht club. This is when communication started with Sunset Group and customer service. All stating I needed to pay. It was our understanding they were two separate memberships but we they were the finial price we had agreed on at the time of the sale. I could never get anyone to communicate via email or phone. I called five times on a Friday and was told Barry Myatt was busy and would call me back when he was finished with his customer. This went on for three hours when the last call I was told he was gone for the day.

This is when I got the brain storm if Sunset Group could buy out Mayan then why can’t Mayan buy out Sunset to help get us out of this nightmare. This is when I found out they never bought out the Mayan time share. Next I went to Bank of America for assistance since they are involved in this indirectly since I ended up with two VISA Bank of America charge cards. I have been in dispute since February and still no resolution.

My solution was to get rid of both cards and now block all messages from Sunset Group. Sunset is only looking for money not resolution. I am very disappointed not only that I have been taken for a ride in Mexico but Bank of America is aiding this company by issuing out VISA cards at the time of the sale.

I was really beating myself up for being so stupid and getting scammed. After going online I see I am not alone and only hope others can learn from my mistake and not buy time share without doing some investigating before purchase.

The best advice is NEVER buying a timeshare anywhere. It is a scam and the so-called timeshare you buy is sold over and over again to other people. It is very difficult to sell your timeshare now and renting isn't in the deal. It will cost you more to buy a timeshare and maintenance fee than to rent a hotel room or a full ownership of a condo. I received a call from the number [protected]. As I answered I was told by a woman with a fake Asian accent that I was a winner from a company named Sunset Getaway and was told not to believe it was a scam. The woman seem nervous and she pass the phone to another person who was also a woman with a fake Asian accent. I ask the second woman, "do you know my name?, " she said "no, " than I ask her, "how did you get my number?" After the second question she said "Sorry for calling you, " and she hung up... I check online and other pages do demonstrate it is a scam and I do agree it is... do not give any personal information or respond to any of their questions! Never use the word "yes, "no, " or any word that is based on some type of agreement.

Best thing to do is hangup on them.

As I placed the companies number or name for scam alerts Sunset Gateway and Sunset Group appeared, so the scammer may be using two or more of the titles used.

It seems like this is a very common problem in Mexico. My wife & i bought into a Royal Elite Timeshare in Playa del Carmen. We stayed in sandos caracol resort & signed contract for royal elite. we've found out in the last few months that availiablity of resorts that we require are very limited (sales person shown us extensive range of hotels). flight deals are no better than booking myself. we enquired to stay lanzarote sandos dec 2012 the ai rate is in total $1900 for the week. i feel that this is going to be costly in the long run, not the ideal deal that was sold to us. From October 18th 2009 we visited Mexico. During our visit we attended the Royal Sunset club and Club Lagoon Timeshare presentation in Cancun. When we declined the purchase of the timeshare we were given a presentation for the Royal Sunset the Dream package. The salesman ISA LELTK and General Sales Manager Alfredo Poot promised that if we purchased this package now, today our family of 5 or our friends would always be staying in the best PRESIDENTIAL suite/ ocean view in the most distinguished resort in the world for 5 REGISTERED WEEKS FREE OPTIONAL, or we can have 1week CORPORATE or VIP WEEK for $699 everywhere in the world. We were told that all of the places to choose from where the high 5star quality of service. We were told that if we bought the package and signed the contract we would be insured that our family will have vacations through Sunset group forever from as today.
We did sign the contract and first of all sunset group over charged my credit card. Then I had to pay the fees for transfers overseas.i had file the claim with my credit card, and only after they completed the investigation sunset group had to return the difference. That happened in February. Secondly I have booked my family vacation through sunset group and I had difficult time with communication with Ivan and Sally to order my “presidential suite” I was promised transportation from airport and optional (all-inclusive) in the hotel. So when my sister with family arrived on February 17th – 22nd it was horrible and the worst vacation they ever had. They never got the optional all-inclusive, their first day they had a room that was construction view and not presidential at all and we paid extra $699 for the presidential suite ocean view. After a long day of complaints they got the “presidential suite” the next day, the furniture was very worned out. The toilet was clogged with human feces and smelled horrible the custodian came to fix the bathroom only the next day.we could not unpack for two days. They were calling many times but nothing happened until my sister’s husband went to complain at the staff. They have never got the lobster dinner or even the spa that was presented during the presentation. To top all of that the golden ring was stolen from their room. Mr. Sergio Moreno offered another free week for 2010 in exchange of the ring that was stolen in their room. After that accident they were really afraid for the room service and didn’t let anyone in. It was only 5 days of vacation and my family was supposed to enjoy their vacation but never did, my sister’s husband had high pressure due to the whole situation and they never want to go back to Cancun again. My family and I don’t want to ever have this experience again. I want to cancel all business and Contract with sunset group because I feel that they took huge advantage of me..
I have the right to ask for all my money back that I have put in $18, 307.50 plus $699 that we paid additionally because IT WAS AND IS A FRAUD AND SCAM!PEOPLE BE AWARE ABD DO NOT GO TO ANY SUNSET GROUP PRESENTATIONS/OR DO NOT BUY TIMESHARES! BELIEVE ME IT IS A SCAM!

As if you need more info on the scam tactics and unethical behavior of these crooks, take a look at www.FishermansVillage.info These people were truly born without souls or conscience. Also note that many of the players / owners in this mess are former Government officials with ties to those still in power. Profeco proved less than worthless in my case and it is doubtful you will receive any benefit from contacting them (they took 1 calendar year to even respond to my letters and e-mails). Best approach is to embarass Sunset with the truth in posts like these and through web sites, contacting travel agents / magazines and news outlets. Thieves hate the light of day:)

we were ripped off by the Sunset Group in Mexico at Christmas 2008. The biggest mistake of our lives.. We were verbally told so many lies and we checked the contract many times but you do not realize how they have badly worded the contract and because of all the high sales pressure you sign your money away and then can not stop it at all.

We now cant even stop the credit card as it is a guaranteed payment. has anyone else come across this! Has any one used Gonzalez & Gonzalez Law firm in Mexico and won. or know about them.

We need help to get out of this terrible company what take your money ours were £5, 000 pounds and still we can not stop any more payments for a terribel lie.

Our experience with Sunset was similar, including Bank Of America's complicity in perpetuating this fraud. We also ended up with two BofA VISA cards, both being charged against by Sunset. We ended up cancelling the cards, but Sunset still owes us nearly six thousand dollars.

Sunset World Resorts & Vacation Experiences Won't honor contract!

In December 2007 we received a FAX from Orlando FL regarding an all-inclusive vacation package to Mexico. We booked a vacation after first asking if there was a time-share presentation involved with this package and was told that there was not. After paying for the vacation we were contacted and told of more charges for the vacation which in the end the vacation was 146% of the original amount. The company that booked us might not be a part of Sunset Group/VIP Travel but they could have discontinued working with them.

Thinking that everything was final we were contacted again and told that we must attend a time-share presentation during our stay in Cancun . We were booked into the Ocean Club and the time-share 90-minute presentation would be with the Sunset Group/VIP Travel company. We were told that if we didn’t attend the presentation we would be charged the full amount for the vacation.

The presentation after getting into the 5th hour was getting very tiring, even though they were not rude or anything similar ton that. They got down to a $4000 USD package which I thought might be ok and knowing that we could cancel our contract and fearing that we would get charged the full amount for our vacation if we just walked out signed. Our contract no. is 28 9-4630 which we signed February 19, 2008 and is paid in full.

Upon arriving home on the 4th business day after signing we sent Sunset Group/VIP Travel a letter by e-mail, which is legal under Mexican law, telling them that we according to the terms of the contract were canceling the contract and wanted a full refund. They responded be trying to convince us to remain with them and in later correspondence told us we signed a waiver, which is illegal under Mexican law, that waived our right to cancel the contract.

We filed a form, with all the required information required, with Profeco which is an Agency of the Mexican Government to help and protect people in situations like we find ourselves.

Lately we have been ignored when contacting them so have now decided to let as many people know about their unethical and illegal conduct. Also if anyone is working together or wants to work together to resolve similar situations contact me at [protected]@swwnet.com. There are also web sites that can be found to help by searching for ‘Mexican time share fraud’, ‘Mexican time shares’ or something similar.

Sunset World Resorts & Vacation Experiences Misrepresentation and false statements!

In May, 2007, we vacationed at the Sunset Lagoon, Cancun. While there, we attended a supposedly 90 minute tour which turned into over 5 hours. We were presented with an attractive and enticing timeshare purchase program, along with a guaranteed rental program of our unused weeks to alleviate fees. After entering into the contract, we questioned our sales agent each day of the rental program validity and were continuously assured of its activity. On the 5th day, we went to the office, again to question the program and were unable to discuss with anyone. Upon our return home, we later learned, through questioning Alicia, their customer representative, that there was no rental program. We then requested cancellation and were denied. We appealed to our Visa who then went to Visa International who denied our appeal based on the written contract only. We then heard from Hector, Sunset's attorney, with threats of court action. He then offered a new package. When I requested everything in writing and asked questions, he reneged on the latest offer. In August, R. Silva contacted us and said she was working on our case. We never heard back. In December, we filed a complaint with Profeco and are awaiting response. This episode has tainted the timeshare program and our interest in returning to Cancun or recommending Cancun to anyone we may encounter. There are hundreds of complaints on various websites citing Sunset Royal, Royal Sunset, Sunset Lagoon. If anyone has any successful, please contact the rest of us victims so we might follow. Thanks,

I have been a member of the Sunset Lagoon for over 15 yrs and I have only been able to use the timeshare about 7 times out of these years. I have found it difficult to set up a date and to communicate with the people running the place.

During these years the simple fees has risen dramatically during these years. But, the service has been going down down and down. I signed up for a Studio Room with a king size bed and a Sofa bed. The room was supposed to have a Jacuzzi in it and when I asked about changing rooms I was “sternly rejected”. We got locked out of our room several times because the patio door would automatically lock.. until after the (3rd) time they fixed it.

Then we would get a horrible odor from the drainage system and we had to complaint about that.. Which all they said was “there wasn’t much they could do”.. so they poured a chemical in the drain pipe. I could never get any good help from the people that are suppose to be there to help with the members. There was a Representive was late for her job and when you spoke with her she had a nasty attitude with anything you asked her.

This was last year and I am hoping that this year it will be better, because I didn’t spend so much money on this time share. People beware there are better deals with trips then buying time shares. If you are from some other country you will be stuck with this time share… I recommend “you don’t do it”.

The one thing I must say is that the workers (maids, cleaning people, servants) are just very humble and hard working people. I wouldn’t complain about them just the one’s that are running the place.

We have a very similar situation. We purchased a memnership in August '07 and to date have had the same experiences as most; the lies and deception of being able to market the property for investment purposes.

I too have been in contact with R Silva ans well as Elisa Perez . They speak of how eager they are to help me and thats where it all stops.

I ask very direct questins, but few have been addressed. I'm also told they are not purchasing memberships as they said they would if we we're unhappy.

Are there any success stories without being drug through the mud and beaten. I'm not in a position to get an attorney, but do ot want Sunset Group to continue their foolishness.

We had a similiar experience in 2004. High pressure sales with the assurance of rental income to offset the timeshare cost and maintenance fee. We are now desperate to get out of this 'deal'!

Sunset World Resorts & Vacation Experiences Terrible experience!

I vacationed in Cancun over Christmas and was approached on December 27th, 2007 at a shopping mall to attend a no pressure- quick 90 minute seminar at the hotel Sunset Lagoon and Royal Sunset Lagoon. Having never attended a time share sales pitch, I didn't know what to expect. It was a rainy day and I thought ‘why not, I will be back to my resort with an hour and a half. I was shown the resorts and they looked nice so I asked how much? Big Mistake!

From the moment I walked in the sales office of the Royal Sunset Cancun I did not feel comfortable. I ended up in a very high-pressured sales office for 6 hours surrounded by about 25 tables with sales people pressuring other customers to purchase the time shares. It was so loud in the office and numbers were being thrown at me like crazy. It was very overwhelming. The first offer was 68 thousand dollars. I kept saying no I was not interested and was bombarded with promises of making $1700.00 a week for the times I would not be able to use the timeshare and was assured that Sunset Group would Buy back my timeshare at full value if I decided to sell. I kept refusing and they kept throwing numbers at me. The price dropped to $16,000 U.S. By the end of 6 hours I was exhausted and just wanted to leave. I handed over my Visa, they charged my account $8000 U.S. and I left there feeling like I made a big mistake.

I returned to Toronto on the 29th of December and decided to log on the computer to read more about the resort and the company. To my Horror I started reading about multiple fraud charges and broken promises regarding Sunset Group. Needless to say I felt sick.

I immediately wrote a cancellation letter exorcising my right to cancel within the 5 day period and sent it to their Miami address on December 31st, 07 by Purolator overnight delivery. I also sent copies of the letter at the same time to Cancun. A couple of days later I received a call from Lily Espinosa from the Cancun Office and I advised her I wanted out of my contract and have my Visa Card credited back. She asked that I send her copies of the letter and the Purolator receipts with proof I sent cancellation within the 5 day cancellation period. I sent the copies immediately to Lily via email and she confirmed they received the letters and she would get back to me.

After several attempts to contact Lily I finally got a hold of her she advised I would have to wait to hear a decision from the Board of Directors who would be meeting on Feb 6th, 2008 and they would review my request. She promised she would give me a call back on Feb 7th and assured me I should not have a problem in getting my credit card refund.

I did not get a call from Lily on Feb 7th and left several messages for her to call me back. I was finally able to get a hold of Lily on Feb 8th and she advised me I would be credited a full refund on my Visa. I asked Lily to please send me an email with confirmation that I would be getting a refund. I have not received the email from Lily.

I will keep you informed of my progress.

Share this info with your general attorney, the Federal Trade Commsision, the Consulate of Canada and USA in Cancún as well as any government agency that you believe might be interested in putting pressure in the Mexican Government to stop these companies from scamming more honest people.

Me and my wife went through the presentation but I am lucky to be stubborn enough to say no a thousand times for 6 hours straight. I cannot understand why anyone would defend this organization. I caught them in lie after lie and half truths all day. I just insisted on reviewing the actual contract line-by-line and comparing it to what they said we would get. I made a separate post with many of the lies listed. We didn't sign any contracts because I concluded they were complete thieves.

Melanafrank, you better do your homework first. I've seen the resort too. But the contract they tried to get me to sign did NOT include the resort they showed me. Read the contract, the one they showed me was 4 pages of requirements I must follow especially related to payments, and one paragraph about what they provide, which is very little and very vague. The two resorts I rented at for the last several years in Cozumel also had time-share people and we talked to them. The time-share people paid MORE than I did to stay at the same resort, eat the same food, and enjoy the same amenities. They were NOT happy.

And, Johann Mastropiero, I tried to get a one-time 'rental' at the facility, Tres-Rios, for a week to try it before I bought it. They absolutely refused to even consider it. You HAVE to join and sign your life away to "try-it" and then you are stuck with the contract.

I would discourage everyone from agreeing to participate in the 90 minute 'presentation'. If you do, say NO or that you want to take the unsigned contract home to review with a lawyer first. Any reputable company would let you do that. In my case it was 6 hours long of VERY high pressure sales. 3 sales people tag-teamed all day. And you will feel "captive". At some points I wanted to just pay to get out of there. It was very stressful but I got out of there without signing any contracts.

Sorry to hear this Harry. Timeshares are for people who want to live a certain lifestyle...you know "live the life." they aren't bad since you know what you're getting. I stayed at a 4 star resort one time and of course had high expectations. To my dismay i arrive and the rooms are crappy! This is where timeshares come into play. I have seen sunset's resorts and they are simply breathtaking. I'm not sure i can 'afford them now due to this never-ending recession but hopefully one day i want to be able to vacation more than once a year.

We purchased a timeshare at Sunset Fisherman Resort after a grilling. We later however canceled within the five days right of rescission due to a bad feeling we had on how ethical this Sunset group was. We have yet to get our money back which is about $20,000. Now we are discovering how unethical they are. DO NOT buy a time share in Mexico.

Sunset World Resorts & Vacation Experiences Scam and cheating!

In July, 2004 I visited Sunset Fisherman's Village and was presented with an investment timeshare opportunity based on misleading and completely fraudulent information. I purchased a studio and a package consisting of 1 personal-use week and 3 VIP weeks to be used solely as rental weeks. At the time of purchase I was assured that the purpose of the package I purchased was to expose prospective buyers to the properties via weeks that would be rented out on my behalf from a partner company Vacation Weeks". I was told several times that the rental rates are near 100% and that I would be renting for profit. I was also told on numerous occasions that Sunset would be willing to repurchase the property if things did not work out as promised. There has not been a single rental on my timeshare or VIP weeks. I have contacted both Sunset Group and Vacation Weeks on multiple occasions to try to resolve the issue. I have never received any calls or email responses back from either Sunset Group or Vacation Weeks. I was made aware, from Profeco and industry contacts, that these sorts of delay tactics are deliberate in an effort to ensure that the consumer protection window expires. I have also learned from [redacted] that Vacation Weeks places a much higher priority on the process of adding clients/properties to their pool and less priority/effort managing the process to rent or sell those clients' properties, which was not disclosed at the Sunset sales presentation. Another victim of Sunset's fraud indicated on RIP-OFF that it is highly unlikely that my Sunset Fisherman Village VIP weeks would be rented and that "never" made at the prices quoted during the sales presentation. Sunset Group employs deceptive and totally misleading sales tactics and what I was sold is surely not a realistic investment option as Sunset Group presented. During the sales presentation at Sunset Fisherman's Village I was very clear and concerned about using a time share as an investment tool. I spent hours in lengthy discussion with the sales team (Patricia and others throughout the afternoon), with them ensuring me that this was a "guaranteed" investment opportunity and continually walked around showing several binders of checks issued to purchasers. They also indicated on several occasions that the rental rate for my VIP weeks was almost 100%. Rafael the Chief Executive V.L.O spent a great deal of time reassuring me about the rental opportunities and insisted that if Vacation Weeks did not fulfill their commitments, that Sunset Group would assist. They promised that they would repurchase the package, at the current sales value, if things didn't work out as promised. I have retained a lawyer and have sent numerous inquiries to have the contract canceled and my money refunded. I just want to make sure the Sunset Group does not continue with its blatant misleading and completely false sales tactics.

Why would someone pay $400 a night with Shell Vacations Club points when you can stay at the same Hotel for $150 by booking with Expedia or other website. The economy is in real bad shape and we should let current owner NOT TO PURCHASE MORE POINTS AND MAKE SURE OTHER PEOPLE DO NOT GET SCAMMED ON THIS RIP OFF.

Sunset World Resorts & Vacation Experiences Refusal to terminate contract within five day termination period

I fell for the story about perpetual rental of half of my weeks purchased, as well as the line that the resort company will buy my unit back for at least my purchase price but probably more than my purchase price after a few years because property values in Cancun go up ten percent or more per year.

After purchasing, I read the contract closely and figured out that all the promises were just that, there were no guarantees in the contract.

I noticed clause 12 which allows for termination of contract with credit of all monies paid if done within five days. I hand delivered a letter three days after signing the contract and was surrounded by salesmen who said I had waived my right to terminate because of the rental agreement.

The resort refuses to refund my money and terminate my contract, they have agreed to downgrade and reduce my cost but I feel that because of the five day termination clause I should get all my money back.

I'm getting the run-a-round because I'm back in the US and they are in Mexico.

I've contacted Profeco and my credit card company and am hopeful that all will end well.

As a Mexican American, I feel very ashamed and angry at these people that are doing so much harm to Mexico, with their perverse commercial behavior, as we have learned that we are not the only ones that have suffered the deceiving treatment of the VIP Travel Club and/or the Sunset Lagoon Resort. I think it is time for the Mexican Government to stop once and for all this Company, and for the international tourism to be aware of these malpractices when visiting Mexico, especially Cancun.

These persons contact exclusively the international tourists that arrive to Cancun, even at the airport or at the car rental facilities, where they have agents to do so. It seems that their purpose is that of deceiving people that, once in their own countries, will find it very difficult to pursue the reimbursement of the money they invested on this fraudulent timeshare.

On Sunday May 28 of 2006 I and my family attended a timeshare presentation at the Sunset Lagoon Resort in Cancun, Mexico at 10:00 am. After a way longer-than 90 minute-presentation and declining to buy a timeshare property, Mr. Mario Davila and Mr. Julio Fernandez, both employees of the Sunset Group, offered to us a special promotion which they explained to us as including a total of 20 weeks that could be exchanged through RCI or Interval International, and also included unlimited weeks in the resorts belonging to the Interclub through the VIP Travel Club, to be used within the next ten years. They explained that we would have to pay a yearly membership fee to the VIP travel club and a maintenance week would have to be paid only when any of the unlimited weeks is used during high season. Mr. Fernandez and Mr. Davila also assured us that the 20 exchangeable weeks could be deposited in RCI or Interval International for exchange for cruises. We confirmed the details and restrictions with them several times, before considering buying. The above package had a price of $5,000.00 USD. At about 5:00 PM, tired and after a day of being harshly pushed to buy, we accepted to what we thought was a good deal, then, they rushed us to reading and signing the contract, however we did ask for clarification in the statements that were unclear and they “clarified” those points to us, explaining how it fit with what they had told us. They even issued us a credit card to make the down-payment of $2,716.09 that same day.

Mr. Julio Fernandez gave us his e-mail address as well as a cell phone number telling us to contact him if needed.

In mid-September I called the VIP Reservations Office in order to exchange one of the weeks for a Cruise through RCI, but the customer service representative explained to me that that was impossible since we do not own a timeshare property we cannot do an exchange through RCI, that we could only use the weeks that the VIP travel club has available on their website, and for those we would have to pay a reservation fee, regardless of whether the week is reserved for high or low season. The 20 weeks that were offered to us do not exist; instead they provided 10 corporate weeks to be used in the Sunset Lagoon Resort in Cancun only when an all-inclusive plan is purchased.

On September 26th, I tried to call Mr. Fernandez’s cell phone with no answer, sent him an e-mail requesting an explanation, with no answer as well.

On September 30th I called the Sunset Lagoon Resort trying to contact him, with no success, therefore, I requested to speak with Mr. Mario Davila as well as his supervisor, Mr. Julio Mayer. Both of these men said that we had misunderstood what they sold us and they could not cancel our contract or give us any money back. Mr. Davila assured us that he was going to talk to Mr. Fernandez and call us back on Tuesday, October 3rd, but we never received a call back. Right now, we are still trying to get our money back.

I'm sorry to hear about that, The Sunset Group, along with Mayan Palace and the Royal Elite timeshare resorts are particularly known for using misleading and fraudulent timeshare sales tactics. Therefore, next time, before you purchase (if you ever do) you need to think carefully how you will use it in your life, and if you have the money to spend; take your time and don´t make any commitments on your first visit. Also, don’t forget to do an internet search on the company, and if the company is legit they will let you come back another day if you wish to make de purchase. I too just visited Cancun and went on one of the 90 min (8 hour) tours and almost finalized a contract with Lagoon Sunset Group. When I had questions about the contract which read differently than what I had been told by the salesman, I became very suspicous and decided not to finish signing the paperwork or the receipt from my credit card. The salesman then tried to pitch me many other options for one of these great deals they were offering. I told them that I am not signing anything until I spoke with my lawyer and asked for my receipt back since it wasn't signed. The salesman became very irate at the fact that I didn't want to finalize the deal and actually insulted me and told his team to get them people out of here "we don't need their kind here". This is nothing but a scam but I am curious as to how you file a complaint with the Mexican authorities about companies like this one. I am going to do my research and file a complaint but in the mean time if anyone has any suggestions please let me know. My suggestion to anyone who is offered a tour is DO NOT GO!

Sunset World Resorts & Vacation Experiences Perpetual deed is a rip-off!

I also have experienced dealing with Resorts International Marketing. After upgrading our membership for the 3rd time to a 2 bedroom suite/Master suite with a perpetual deed at the Royal Sunset, I was talked into paying the the $549 so they could rent out 3 out of our 4 weeks. This started in May 2005. I had contacted them and even had them drop the price from their advertised price of $2399/week to $1999/week...I even tried to go lower but they wouldn't let that happen? Needless to say, they have never rented a week for us.

I am really curious about this perpetual deed. I am afraid I would never get near the money that I have put into it. I originally purchased the studio for about $6500 in 1996. By 2001, I had the 2 bedroom suite and $14000 invested...but this was to expire in 2020. So the Royal Sunset said in order not to lose my privileges in 2020, they were offering a perpetual deed...(for life) which could be passed on to children.. I now have $50,000 invested and would just like to know if there is anybody that had purchased this perpetual deed or knows anything else about how the Sunset Group handles this. I can tell you in the contract, the Sunset Group reserves the right to buy your deed back. So, my wife e-mailed them and they said they do not buy them back anymore, we are free to sell to whomever. If anybody is in the same boat or has info please respond.

I know how you feel, and it seems like this is a common problen in Mexico. I purchased a travel program through Sandos Playacar at Royal Elite Timeshare Resort in Playa del Carmen last March and I requested to cancel within the 5 day grace period but they still have not refunded my down payment of over $9000 US dollars. I have been in touch with people there and they say they are working the process but it takes time. It has now been almost 5 months and I am losing faith they will ever pay me back. I believe we should do something about it, as I understand Mexican regulations forbid the offering of gifts, free vacation certificates or any other promotion strategies without informing the consumer the specific purpose of the offer. I want to complaint with PROFECO about this, and get my money back

We were not naïve to timeshares during out visit to Cancun. We were however, unfamiliar with Sunset. We were also unfamiliar with timeshares in another country. Thankfully, with the help of Profeco (who actually went to a hearing on our behalf against Sunset), we were able to have this contract voided. There were several months of fighting on our part, but we are so glad it is over now. We would never have signed the contract if they did not have possession of our ID's & credit card. In hindsight, I really felt like we were technically held captive until we gave in...I don't know how much of a scene we would have had to have caused to get our stuff back without putting our name on the dotted line. It was truly a learning experience...especially in dealing with international affairs. No offense to anyone from Mexico, we love the country & will vacation there again, but I will never hand my personal effects to anyone again...fo ANY reason

Oh Lord, I am scared to death! My husband and I just returned today from Cancun, Royal Sunset. We went on the sales tour and spent 6 hours debating the pros and cons. Everytime we stated a con or a "what if", they had the perfect answer...in theory. At the very 1st sign that my husband was about to cave in, they jumped on it. They had our ID's from an earlier question the mgr was "trying to answer for us" regarding a "lifetime" deal. They also had my credit card bc they have to "verify" that you have brought it, just in case you purchase the non-obligated product. Anyway, they came back with a bunch of papers for us to start signing. The very 1st page stated something about "every 5th year, an extra maintenance fee will be charged to help cover renovations". My husband quickly jumped on that & became really upset. I was in tears. I said, can't we just get our stuff back. My husband told them that we wanted our ID's back & the credit card information because they had not told us all of the details, and we were not ok with being deceived. In a blur of me being upset & crying, my husband being mad & wanting us to leave, there were 3 different salesmen trying to find a solution to please my husband, Im not sure how we ended up just going ahead and signing the initial papers. We wanted to leave, but they had our stuff & we sure wasn't going to leave without our ID's & credit information! Anyway, a 4th person came out, a lady, who already had a contract written up & completed. I think while we were waiting on the mgr to "ask the developer about making this 25 yr term a lifetime deal", he had this woman writting up the contract before we ever even said we were on board. I feel like we were both beat into submission to sign this stupid deal with this vacation club. No matter what I said or asked about realistic scenario, they offered up a hypothetical unrealistic answer that sounded good. Anyway, this contract was signed Nov 18, 2011. We just got home today, Nov 21, 2011. I am mailing 2 certified letters to this company stating that we want to terminate the contract within our 5 day period that is stipulated in the contract. I plan on paying however much I have to pay to get these letters delivered ASAP. I am doing what the contract tells me to do as far as terminating the contract, and if they don't cooperate, our credit cards will be blocked and I will try to find an attorney who might be able and willing to deal with these people in Mexico. I might have to fight, but I am going to fight as hard as I can to keep them from taking anymore money from us. We work hard for what we have & I will not let some pushy and overpowering, manipulative lying salesmen take away my hard earned money. I am terrified that I am going to lose & have to pay this $15, 000. I hope it doesnt get bad enough that I file bankruptcy just to keep them away from my assets!

It has been 4 months now and I'm getting emails from the SUNSET GROUP that we have not paid our monthly payments since January, yet our Master Card statement shows withdraws of $800 each month. My wife is sike to her stomach about this whole thing but what can we do? I would like to cancel the deal with Sunset after reading all the complaints on the internet. We haven't tried booking our vacation yet and I'm begining to wonder if it will even happen OR if it will be SAFE for me to take my children to our timeshare at Fishermans Village. I was given strong tequilla at the time and we were stuck there for over 5 hours. I really think we were scammed but what can we do now? We need help to fight this. I am worried that if I start a process of dispute that it will get real nasty and we will never be able to use the time share if we can't cancel. They already have $25, 000 of ours. What do we do?

Spent over 7 hours at a timeshare presentation and finally succumbed to the one of the various offers for one week every other year requiring all inclusive. I left a deposit of $749 on my credit card and signed a contract for the balance of $15000. As soon as I returned to the US I sent a certified letter to them cancelling this contract and a copy of the letter to Profeco specifying the cancellation. It was done and received within the correct time period. I wanted my money credited to my card and the contract cancelled. I also signed away interest in another timeshare and requested that be reinstated. These were mailed on January 3, 2007. I have not heard any response from the resort. There are several complaints on the internet regarding this resort. DO NOT FALL for the scam.

Sunset World Resorts & Vacation Experiences Lose our money and peace of mind!

Our first visit to Mexico and our first timeshare presentation turned out to be a horror story for our family. The Sunset Group has almost $16,000 of our money, which was given as a deposit towards a timeshare on June 29th 2006. We tried to cancel in July and get a refund because we believe we were grossly deceived. But they have been unwilling to refund any money, even though the American Embassy in Mexico has been negotiating with them. This is a huge amount of money for my family to lose.

We were persuaded to purchase a 2 week master suite for $60,000. Our salespeople, Monica Mirica and Lorena Gonzalez told us we were investing in property that would appreciate every year. It seemed like a good investment. On July 28th, I paid for a Timeshare Market Valuation by “Vacation Timeshare and Rentals”, which placed the actual value of my contract at $17,230.

Monica verbally “guaranteed” many times that Sunset would buy back our contract after one year if we were not satisfied. She said it was a “no risk investment”. I have asked Sunset to honor that commitment, but they say it is not written in the contract, so they will not honor it.

They added 6 “VIP” weeks and told us they could be rented out for $1,700 a week profit. At $10,200 profit per year, they said I could repay my initial investment within 6 years.

My research strongly suggests that this is not true. In fact, you can rent weeks on eBay and the TimeShare Users Group (TUG) for much less than the maintenance fee. There is a lot of useful information about buying and renting timeshares on the TUG Website.

Unfortunately for me, I did not have time to review my contract immediately as I had to fly to the UK to attend my stepfather’s funeral. He died on the same morning that we signed the contract yet Sunset has shown no compassion to us despite our emotional distress that day.

They promised the presentation would be 90 minutes, but it lasted over 6 hours. Not only did we lose our money and our peace of mind, it spoiled our entire vacation and I have spent many hours trying to get the contract canceled. The presentation was designed to induce our trust, and to this day we still cannot believe the salespeople could deliberately tell us what we believe were lies so convincingly, so many times.

I am pursuing a full refund and I will never give up. I want as many people as possible to know the truth about the Sunset Group.

I know how you feel, and it seems like this is a common problen in Mexico. I purchased a travel program through Sandos Playacar at Royal Elite Timeshare Resort in Playa del Carmen last March and I requested to cancel within the 5 day grace period but they still have not refunded my down payment of over $9000 US dollars. I have been in touch with people there and they say they are working the process but it takes time. It has now been almost 5 months and I am losing faith they will ever pay me back. I believe we should do something about it, as I understand Mexican regulations forbid the offering of gifts, free vacation certificates or any other promotion strategies without informing the consumer the specific purpose of the offer. I want to complaint with PROFECO about this, and get my money back

It seems like timeshare scams in Playa del Carmen are the order of the day- I was ALMOST scammed by Royal Elite/Sandos Playacar. They convinced us to attend the presentation, but of course we just wanted the free gifts, but as soon as we said we were not interested, they treated us like garbage. My husband had to call the police, because they basically wouldn't let us go without signing the contract. NO MORE timeshares presentations for me. i stayed at the royal sunset and while they can be pushy they can't force you into buying anything. I'm not sure why people feel like they held a gun to their head. They willingly accepted. It's probably just better to keep it and work out a deal with them. My friend owns a timeshare there and she's had a problem one time and they helped her out. It's a matter of communicating with them even a few times a year since you have a business relationship.

As i'm reading all these complaints i'm realizing that you all had buyer's remorse moreso than feeling like you got scammed. It's a business and salespeople are pushy. When you to to buy a car you deal with the same thing. They have to be extra pushy because vacations aren't deemed necessary (altho i strongly believe they are). I stayed at this resort and was approached to buy a timeshare but i knew that i couldn't afford it. When i can afford it i will buy from them but will make sure it's something that i can afford.

I, too, have been deceived by the Sunset Group. I purchased a timeshare at Royal Fisherman last summer and was told that the five day grace period that would have allowed me to change my mind did not apply because I was getting the unit at a cheaper price. I was also told that the maintenance fee for the first year was waived. None of these things turned out to be true. I was told nothing about the RCI travel club that is needed in order to register a week at my unit. This has been a miserable experience and becuase of it, I doubt if I will ever want to return to Cancun again.

i bought a timeshare last year from the sunset group and haven't had any problems so far. I did use my week in december. I had called the 800# to book it. It's a beautiful resort. As for the complaints above people should know that nothing is free. If you "win" something it's because they will try to sell you something in return. Timeshares have been in business for years. I personally like it as i don't have to stay at crappy hotels. I know what i'm getting here for my money.

I just received a call from The Sunset group. having never heard of them before i advised the gentleman salesman when he asked "how will you be paying today" that i would accept there brochures in the mail, but am unwilling to hand over my credit card number to someone i didnt know 10 minutes ago, and am unfamiliar with the credibility or status of there organization. He pushed on in a professional manner, trying so hard to convince me. I finally told him in plain english that he doesnt have a snowballs chance in hell of getting a nickle out of me over the phone, yet he persisted. I could hear him ruffling papers, obviously reading from a script in his continued attempts. His repesentation of the company was extremely convincing of there credibility, yet i had stone walled him one more time when he again had answers to every question i had. I then took "his" place in the sales and convincing end. I told him i am definetely interested, just call me back in 10 minutes while i call to clarify the organization you represent, i will have my credit card ready for you if all checks out. HE WANTED MY CASH THEN AND THERE, HE DIDNT WANT ME MAKING ANY CALLS TO THE BETTER BUISNESS BUREAU, NOR SNOOPING ON LINE. He became aggresive now, but i insisted he "call me back". "please call me back, my wife and i are getting exited about the trip already", i exclaimed. "i just want to call the BBB to check the companys status, check on line for complaints, and a couple other things" I then hung up as i could hear him now just short of screaming on the phone to me in a last ditch effort to stop me from checking up on them. Needless to say he didnt call me back, nor do i anticipate that the ### will, even though i illustrated to him how "exited" my wife and i were to to be going to Cancun, and for so cheap a price". The BETTER BUISNESS BUREAU has huge files on these crooks, and so many others have so much in the way of complaints to support and substantiate the remarks. "RIP OFF", is what it all is with these people, in letters. And they do it with a smile and i must say, much professionalism. STAY CLEAR OF THESE CROOKS !

Sunset World Resorts & Vacation Experiences They lied to us twice!

My husband and I contracted to purchase a unit only if we could sell the timeshare we were staying in at the Mayan Palace.
The sales person insisted he could help with this and we could use the proceeds to pay for a unit at the Fisherman. They agreed to take the Mayan for Tax rebate and return it to us to sale with vacationweeks.com. Helen Mosello for a fee of $529. Four days later we decided to cancel the conract. We went back to the Fisherman and was told we could not cancel because our Mayan Palace had already been use by them for tax purposes. Helen Mosello is not available only the answering service. We are currently out of $6500 with $15695 due. They lied to use twice. I want this contract cancelled and all monies returned. I tried to cancel in the legal time frame.

I also had a horrible experience with them. I've purchased my timeshare 3 years ago, and it's been impossible to get out. I was pressured to sign a contract,
and i was also scammed, they never did what they promised. We must do whatever it's in our hands to put finish to those thieves!

Sunset World Resorts & Vacation Experiences Sunset Fishermans Village Time Share - Rip-Off

My family and I went to Cozumel Mexico for vacation on July 3 -7, 2006. On July 4, we attended a 90-minute timeshare presentation and purchased a one bedroom suite from Sunset Lagoon Beach for $10,000. We were pressured relentlessly over and over from their sales people.

We were told that Sunset would guarantee the rental income of $1,000 for an unused week if we rent our weeks through Resorts International Marketing Corp (RIMC) with one-time processing fee of $549. The salesman Jayeson kept saying that it was a win-win situation. He told us that he was new and didn’t have any business cards yet and wrote down his number on our envelope in case we had any questions. We were staying in Cozumel which is a 45 min ride across the ferry. The next morning both of us felt sick to our stomach about what had happened and tried calling Jayeson to cancel. The phone number that he wrote down was missing one digit and did not work. The operators did not speak English and we had no way of looking up the number. We then tried calling the 1-800 number in the book (Sunset Reservations) and the lady said that I needed to talk to the resort directly. The number to the resort was not listed anywhere on anything that we were given. We had to wait until we returned home to look up the number. Upon returning home from Cozumel on July 7th, we started reviewing the contract very carefully and quickly realized that many promised items were missing in the contract. That’s when I started researching online about the Sunset group to see whether other people’s contracts are also missing the same thing and how they are coping with the problem. After a few hours of extensive research, we found very disturbing information. Many people (mostly Americans) were promised the same or similar things and no promises made were incorporated into their contracts and Sunset is not honoring the promises they have made. In one of the cases we found on Internet, the guarantee of the rental income was written in the contract, but this guarantee is not true and not being honored by Sunset (see http://www.savingadvice.com/forums/showthread.php?p=35113 for details).
On July 8th we called the resort upon returning home and after speaking to several people from the customer service department, I spoke with Doris. She was very rude and wanted to know what was wrong with the contract and that we would have to fax her a formal complaint and she would to take it to the board of directors to see if they would give us a refund or not. I also explained to her that we were told that we would be able to use a week in December of 2006 and the contract said we couldn’t use a week until 2007. She then told me to send her the sheet that said we could use a week in December and I told her that they kept all the papers that they wrote down the weeks that we could use and explaining the perks we were offered.

We were told that we would have 2 weeks per year starting in 2006. We could rent out one week and that would basically pay for our week. When we were through signing everything the guy said that there was a mistake and took our papers. He brought in new papers that showed the correct amount of weeks being given and apologized. We were so tired and under complete duress from being pressured and being there so long we didn’t even notice the mistake. Once we returned home we noticed that we were given the original papers that we signed.
We were lied to and want a full refund.

Have you accomplished to get your deposit back? I purchased a Royal Elite timeshare last year and I'm having exactly the same problem, I was trying to get a final resolution working on my own, but I think it's time to file a complaint with PROFECO (The Mexico's Consumer Protection Agency) maybe you should do the same thing. If you go back to Playa del Carmen, the best option is to stay at a regular nice Hotel, if you don't want to get screwed into buying a timeshare. Two years ago, I stayed at Royal Elite Timeshare/Sandos Playacar and the timeshare hassle was unbelievable, after a few days, we did the presentation, WORST mistake ever, even though we didn't actually buy, they kept us there for HOURS. You should file a complaint with profeco, but Don't let them get you. This is a forum with more complaints made on the timeshare resorts:

My wife and I were also taken in by the scam artistes of Fisherman’s Village back in March of 2002. We signed the contract and have been sorry ever since. After trying to make reservations for two week stays at Fisherman’s Village on three separate occasions, we were turned down on all three occasions. We were told that we could stay at their other resort up in Cancun. If we wanted to stay at the resort up in Cancun we would have requested it. After the third turn down, we decided to pay a visit to Fisherman’s Village and see if we could work this problem out. So we took our weeks and used them at another resort in Playa Del Carmen. After being in Playa for a few days we decided we would pay our friends at Fisherman’s Village a visit, but we were not admitted entry because where the resort is located is a protected or gated community. As fate would have it, one of the people that they have to solicit vacationers into attending their sales presentation confronted us. We saw this as an opportunity to gain entry to the premises to voice our concerns as well as to see if they were making the same sales pitch as we had heard previously. As it turned out none of the people that we spoke to before were still working there, and the sales message was also the same. Everything was going well during the sales presentation until they ask us if we own or were members of other vacation properties. When we told him that we were members of Fisherman's Village all hell broke loose. The salesman jumped up and ran back into the building and came back with the resort manager. The resort manager in an unfriendly tone told us to get up and follow him to his office. After entering his office the tone of the meeting was similar to that of a police investigation, in other words we were treated like criminals. He asked us why we were there and we told them that we were dissatisfied customers. We asked him why we could not make our reservations for a two week stay at this resort and why we were always told that we could only make two week reservations at their place up in Cancun. He told us in a very unfriendly tone that they could not accommodate us because the resort was too small, in other words they had oversold the resort. After about an hour of going back and forth the resort manager asked us to leave. When we asked for our payment for attending their sales seminar, he told us that we were not entitled to the payment because we did not complete the sales seminar. We told him that we more than willing to finish the sales seminar and provide our comments to the other unfortunate people looking into purchasing properties at Fisherman’s Village. The manager gave us a hateful look and disappeared out of the office. A couple minutes later he reappeared and gave us payment for attending the sales seminar. Upon receiving payment he asked us to follow him where he escorted or threw us literally out the back door of the resort, where upon exiting the door he slammed the door behind us. This occurrence took place back in May 2004.
After returning from vacation we solicited legal advice on how we could deal with this problem. We were told that since this was a foreign company there was not much that we could do other than paying off on the agreed amount on the contract. We paid off the contract and at this point my wife and I believed that Fisherman's Village no longer wanted our business, so we decided to take our vacation weeks and just bank them in RCI and use them at more friendly resorts. In January of 2011, we received a notice for nonpayment for service fees that they said we owed them, from Meridian Financial Services, USA out of Asheville North Carolina to the tone of $5336.29 even though we have never stayed one night at Fisherman's Village or any of their other resorts. In our agreement we were to pay every other year, on even years a $388.00 maintenance fee. We have not made a payment since 2004 when we were thrown out, so we owe for 2006, 2008 and 2010, which is less than $1, 500 for an unusable resort property. Just so you know the people of Meridian Financial have the same tone as the people Fisherman's Village, they do not care what the problem is they just want your money. Yes we own them money, but that did not provide the service promised. We are still undecided on what actions we will take in resolving this issue. Our problem with this whole situation is in the way we were treated and how we were deceived in to believing that this resort property was worth what we paid. We were robbed, misled and now they are resorting to extortion in obtaining more than a pound of flesh that they believe they are owed. The representative of Meridian said that we owed the service fee whether or not we used the property. We were under the belief that service fees were due when and if we could made reservations at the resort. If you cannot make a reservation at the resort because they are overbooked, you still owe the service fee as I was told by the representative of Meridian, “it is your problem not Fisherman’s Village”. Fisherman’s Village is nothing more than a moneymaking machine for a corporation that has no desire to provide good service or to make accommodations for its members. Since they are foreign company you cannot pursue legal means to sue them other than in Mexico, but they can hound you for payment here in the United States by hiring some debt collection agency. A word to the wise, never sign an agreement with Fisherman's Village or any other resort for that matter.
Since we cannot come to some agreeable terms with Fisherman's Village and I will be making payments on the service fees till 2020. We have decided to make it our goal to turn away as many people from entering into a contract with Fisherman's Village or as it is now called Promotora Sunset Beach Club Spa as possible. These people are crooks and will not provide you with anything in return for your investment other than grief.
Is there any interest by this group in a class action suit against Fisherman’s Village and the Sunset Group?

I have been in a similar situation as all of you. Has anyone tried simply letting them keep what they have of your money and been able to get out of the rest of the contract successfully? I've given them about $5k and supposedly owe another $4k... Help please.

I had a similar experience with these scam artists. Things were said, and the "cannot rescind" letter for the "great deal" was never included in the final documents.

This is still happening today, the Sunset Groups still scamming people. They just scam us out of $8614.12 CAD. They did not want to take our cancellation two days after we signed the contract, either. Our ordeal happen this year 2009 in April and we are still been harassed by Sunset Groups agents and lawyers. We are talking to Carmen Moreno from Gonzalez & Gonzalez Law Firm. They charge about $1000 US and 25% of what they recover, but they said they can get the contract cancelled and stop those people from bothering you again. I hope this help. We were similarly scammed and lied to at Sunset Fishermans Village in Playa Del Carmen Mexico in January of 2006. We have not been able to use the property since nothing is avaialable and they only want to offer us mandatory all inclusive in Cancun. With over 6 months notice we are unable to rent a 1 bedroom at Fishermans due to no availability. We also threw away $549US on Resorts International Marketing who have done nothing for us and now Sunset Group says they no longer do business with them. I have had a lawyer send them a registered letter asking for a refund and gotten no response. I am wondering if anyone has had any success fighting these crooks and if there is a class action lawsuit that we can join?
