Be careful. . this company uses 10 different business names.
If Summer Bay Resorts has your money. . fight back!
1. You have 60 days from your billing cycle to dispute their charges with your credit card company. They will investigate.
2. Download and complete a consumer complaint form from the Attorney General's website. (2 pages/very easy to complete) They will investigate.

Summer Bay Resorts has $1, 000 of my money.. . no trip for my family! I have learned a painful but valuable lesson!

Do not do business with summer bay resorts! They are a scam! First, I signed up with dish network (who has nothing to do with this scam) and was directed to a travel agent who said I was getting a good deal. Later to find out it is nothing more than a scam for money. I signed up for the 5 days / 4 nights in costa rico, 4 days / 3 nights in orlando, fl., 2...

Exploria Resorts nonstop calls

Ever since silverleaf resorts has been calling me nonstop and Ive complained The people thought it be cute to 'recommed' me to other ripoff crap timeshares.
They called me today from this number [protected] / [protected]
You guys need to get a life and shove it up your ###.
Theyve been reported on [redacted] for harrasement *same with silverleaf timeshares* and on the callercomplaints.com
You guys a ###ers and I dont do business with ###wads like yourself so piss off.
If you see this number raise hell or go to revenge.com and send them a gift they deserve. >=)

Exploria Resorts no availability upon arrival

My husband and I and 2 friends arrived at Summer Bay Resorts in Las Vegas on a Friday night in October 2008 after a 6-hour flight from Philadelphia. When we checked in, we were told there was no 2-bedroom suite available. When we made the reservation in March, we had to change our choice of week from a Saturday to Saturday to a Friday to Friday period. That was the first change that was made to our vacation plans. So Summer Bay registration employees said we could go to another resort which was about a mile off the Las Vegas Strip, causing us to have to go through a check-in at the new resort. What happened there? They put us in a one-bedroom suite! So we had to go back to the check-in and get our accommodations changed. This resort has no shuttle service, so we had to walk about 45 minutes to get to the Strip. My husband and I both have arthritis and this walk was no picnic for us. When we went back to the resort that night, we decided to take a taxi--cost--$10.00 plus tip for an approximate one-mile drive! At Summer Bay we had been told to call there every day after 11:00 to see if a 2-bedroom would become available--one never did. We are owners at Summer Bay Las Vegas. We chose it years ago because of its location. What a joke! What should have been a great week, turned out to be just so-so. And the worst thing was, our friends had never been to Las Vegas. What a greeting!

Exploria Resorts scam and cheating

I bought the vacation package in return I would only have to listen to a 90 min presentation. I had 3 vacations and one was to a destination of my choice. The problem is every time I want to go to a destination of my choice they won't or can't give me my reservation. Everytime I call all they want is more money. I haven't gotten my $350 dollars worth and they won't give me it back. The supervisor Gina was rude and argumentative. Don't ever use these crooks for anything. If you already have contact the BBB they will eventually have to do something about them.

Exploria Resorts awful experience

First let me say that I did not stay at the resort. I have tried to cancel due to all of the lies that I fell for but have been given the complete runaround. I was told that I had won this trip. It was offered to me when I signed up with Direct TV. I was smart enough to realize that I had not won, because I never entered. I knew it was a time share and was 100% okay with that. I've done one before and I know the drill. You put up with pushy sales people for a short time, but if you can deal with it you get a cheap or free vacation.

What was sold to me: 4 days/3 nts. in Orlando, FL. I was then given a beautiful spiel about how beautiful Summer Bay was and that I would enjoy this and that and all of the ammenities. I was told about the fantastic rooms. I would also get 2 adult, 2 day passes to Disney. I would get 3 days/2 nts. in Daytona Beach, 2 Free Nascar tickets or a $50 dinner card. Then came the Bahamas. I was told that I would take a roundtrip cruise to the Bahamas and stay 3 days, 2 nights at the Taino Beach Flamingo Bay and then head back to Florida to end my vacation. I was told to go to summerbayresort.com and tainobeach.com. I had just moved, so unfortunately I did not have my internet up yet. If I had, I would have googled it and it would have proven a scam immediately. I confirmed and reconfirmed and was told all I had to pay for was $248 for the 2 Disney Tickets, Port Charges for the cruise and hotel tax. I kept asking about other charges and I was told there were NO OTHER CHAR

I was not told there was a 7 day cancellation period, so I took my time going to the site. When I went there, I realized I'd been had!

The catch/What I got:

There is a $15 per night fee

There is another $7 per night fee

I pay hotel taxes.

The cruise is not payed for, I pay for that which is around $180 per person.

The biggie, I don't even stay at Summer Bay. I stay at a Holiday Inn or similar hotel which is a "Summer Bay Resort" I just go to the resort for the presentation. When I mentioned that later I was told that I could pay $80 per night to upgrade.

I originally set up a payment plan for the $248. I paid $100 on the 1st date and set up for the remaining $148 to come out at a later date after I got paid. They drafted it 12 days early. I now have over $300 in overdraft fees from stupid little purchases because I did not expect the $ to come out yet.

I called and spoke to a Reservations person and she said and I quote "I hate the sales people they are so f*$#ing Ugh!" I was floored. I was told I would have to talk to Quality Assurance who was not willing to budge. Don't fall for it!

If I had this kind of money, I would have booked a vacation where I did not have to deal with a timeshare. Now that I'm out $248+$300 in overdraft fees, there will be no vacation for us this year and I'm definately not going to give Summer Bay another dime!

I NEED HELP! I live in Germany..
I won in Internet 3000 dollar.. The number I called was in Orlando, Florida-"Summar Bay Resorts". They offer me a vacation pack for 4 pers. This vacation gonna cost me like 3898 US dollar. The balance is still 898 dollar, which I have to pay per credit card. I asked which guarantie did I have? The lady said, that they will send me everything home after 2 weeks and when I pay, she will give me a cod & talk something about proove for the tickets.
I have to give them answer tomorrow and after what I read here, I´m still not sure.. Please, if somebody read this here, now, today, give me a quick answer. I gonna be very happy for any answer and thankfull for help.

Exploria Resorts rip off

I just got back from Smoky mnts and bought timeshare with Summerbay resorts but after reading reports? I think I will call and cancel all cause all what see here I am getting scared I was taken for a ride. I will put new post after talking to them. I gave them check for 891.00 as deposit. Everything there was fine, hotel was ok but after leaving I try to call the agent and can't reach him. I will call tomorrow and try to stop this.This is Summer bay Resorts in Gatlinburg, Tn. Any idea what to do and how to go about it? Maybe someone can give advise?

Exploria Resorts stay away

This was the dirtiest nastiest place ever the beds were so hard you couldn’t dent them with a sledge hammer which makes for a horrible night after long days at local parks. The people are nasty and the pressure to buy a timeshare is annoying we are already owners somewhere else, but they wouldn’t leave it alone. Don’t waste your money or your RCI points. We are filing a complaint to RCI these people need to be removed from there plan so other unsuspecting families don’t fall prey to a wasted of there time and money at a substandard resort.

I was led to believe that I would be staying at a lodge & golf club in Missouri Wine Country. Instead I was put in a hotel by the side of the highway that was 1/2 hour away from a winery. The room was smelly & moldy.

I had to sit through a 1 1/2 hour presentation where they tried to sell me a time share. This is another thing that I was not told when I gave them my credit card number to get this great deal they were going to give me.

I have no problem with sitting through the presentation, but if they deceive you about where you will be staying, why would you trust them to buy a time share from them.

I paid for 3 nights & left after one night, that's how terrible this place was. My lungs will probably hurt for a week from having to breathe in the toxic fumes of cigarette smoke and mold!

we got called took the promotion 4days orlando, 3days daytona beach. was to be put up in a resort, got their and put up in a dump of a motel which was 30 minutes from disney.the niney minutes promotion turned up to be 4 hours. said no. then we had to find our own way out of the building.DUMPPED then we found out would have to do another promo.at daytoma beach we called to cancel and got hungup on three times we did not go, instead went for a day then back to orlando at a very nice hotel at our price. they should not be in business. our family vacation which is special for us cause at this time 6 years ago lost 2 granddaughters in a fire and to be out thought this at the same time. A VACATION FROM HELLLLL.

Exploria Resorts bad service

My husband & I own a timeshare at Summer Bay Resort in Orlando. On December 14, we mailed two checks into Summer Bay Resort to pay off our timeshare. One check was a personal one for 3286.05 and the other was a credit card check in the amount of 16, 700.00. The credit card company we got the credit card check from then turned around and did a balance transfer for 16, 700.00 to Summer Bay Resort again, this was supposed to have been canceled by the Chase rep, but for some reason it wasnâ?t. This duplicate payment of 16, 700 that Summer Bay cashed, they knew the money wasnâ?t theirs and they should have just sent the wire back to Chase once they were informed about the duplicate payment. This did not happen. I called three times to Summer Bay trying to get back the 16, 700.00 dollars they owe us but they are saying it will take 20 to 30 days to get the money back. First time I called I spoke with Bernie; he transferred me to a supervisor in Financial Services, Charlotte Grimm. She was extremely rude and told me that we paid it twice and it was our fault. I said my husband and I paid it once, we did what we were told but Chase paid it a second time. I said the issue here is not who to blame, but we get it corrected. She was no help at all, I asked to speak to her supervisor Mr. Greenslade, and she transferred me but neglected to tell me that Mr. Greenslade was out on vacation until 12/31/07, so I got Mr. Greenslade's voice mail. I left a message. I called back to Summer Bay Financial Services Dept and spoke with another supervisor James. He basically said the same thing, we paid it twice and shouldnâ?t have, and I said it was paid twice but Summer Bay shouldnâ?t have accepted the wire transfer, it wasnâ?t their money to keep, at that time the timeshare was paid off. James hung up on me. I had a Chase Supervisor call Charlotte Grimm and Charlotte Grimm told the Chase Supervisor to have me send her a fax requesting the money back. The Chase supervisor gave me Chaseâ?s routing number and bank account number so that Charlotte could wire the money back to Chase. I faxed this info to Charlotte at Summer Bay on December 20, 2007. Still to date the money hasnâ?t been returned. I sent an email to Santa Barillas who is the Director at Summer Bay & to John Greenslade, who is the manager of the Financial Services Dept about the treatment I received from two different supervisors - Charlotte Grimm & James in their Financial Services Dept and got no response from either of them. To date Summer Bay Resort has not given us back the 16, 700.00 they owe us. I am filing this complaint in hopes that other people that are looking to purchase timeshares, please do not purchase from Summer Bay, because once you purchase from them and have a problem, especially with the Financial Services Dept, you receive rudeness, people hanging up on you and no help whatsoever in resolving your problem. I tell everyone that I speak with, please do not purchase a timeshare from Summer Bay for this very reason. My husband & I also owned another timeshare from Summer Bay and after we paid off the timeshare, it took Summer Bay 9 months to mail us the deed. We had to fight tooth and nail to get it. Our experience with Summer Bay from the start has been very frustrating and stressful. I would recommend for anyone desiring a timeshare, please do not buy from Summer Bay unless you wish to experience the stress and frustration I have had to experience since day one with Summer Bay. Return the 16, 700.00 duplicate payment as soon as possible. It was wired into your account and it shouldnâ?t take 20 to 30 days to return something that doesnâ?t belong to you. You have had the wire info, routing number and bank account number for Chase since 12/20/07 and still havenâ?t returned the 16, 700.00. The ethical thing that most businessâ?s would do, but not Summer Bay, because they definitely not ethical, is once the error was discovered, Summer Bay should have returned the money immediately. The supervisor at Chase said they would have returned the money within 3 days not 20 to 20 days. On January 7, 2008 I called Gigi Gladson and emailed her all the documentation and explained to her what the problem was and she assured me that I would have a refund by close of buisness on Monday Jan 7, 2008. The next day by mid day I still didnt have a refund by Summer Bay so I emailed Gigi Gladson once again and she assured me that I would have my refund on Jan 8, 2008. It is now Jan 9, 2008 and still I dont have my refund nor do I have the credit of 357.90 back to my husbands credit card, because Summer Bay saw fit once again to bill us from something we dont owe. This timeshare was paid off on Dec 14, 2007 twice. They received a duplicate payment of 16, 700 and on Dec 7, 2007 they billed us again for the sam timeshare that we dont owe anything for.

I spoke with Gigi Gladsdon, the Director of Operations for Summer Bay Resort & Scott Properties, out of St. Louis MO, on January 7, 2008. She told me that I would have my 16, 700.00 refund and 357.90 credit by the close of business on January 7, 2008. It is now January 11, 2008 and I havent received the refund of 16, 700.00 nor have I received the credit for 357.90.

If you are planning on purchasing a timeshare, please do some serious thinking before purchasing with Summer Bay in Orlando, otherwise you will have the same frusteration and aggrevation I have had since December 20, 2007 trying to get a refund of monies that didnt belong to Summer Bay to start with.

i was dumb one day and bought a 198.00 3resort package to orlando(4d/3n), daytona(3d/2n), and open voucher (3d/2n) with adult tickets included back in nov 2008, figuring i let them expire and forgot about it. just got a call that they would reinstate it for 2 more years for 149. didnt do it and then he dropped it to employee discount 99. saying nothing of timeshares or presentations we would have to endure or buy. told him i wouldnt make a decision until i check on line, thank you. all these comments proves i was right, stay away! i'll give him 2 cents worth when he is suppose to call me back tomorrow night. dont fall for it.

One thing I regret from my trip to Orlado was purchasing Summer Bay Resort time share. It has been almost 10 years but never to use. I have no plan in the future to go to Orland. For crying out loud, I live in Los Angeles where all major theme parks are. My problem is that they never sent me statement for 2009 maintenabce fee, no follow up call or letter, instead, they slap me with Crawford association letter with inflated collection agency fee and charges. I wouldn't be surprised if they would give me run around between collection agency and trying to get money. I will report BBB as well. who knows, may be there are more people like me and they are sharing profits from ridiculous agency fee and charges.

Exploria Resorts beware

I purchased a package in 04 and an emergency came and could not use it. As usual lost money and no response when calls were made. Some how they show no record when I called refund center after a week of toll free numbers showing up on caller ID. Received call today from [protected] and they told me to call refund... I did and some how they cant find my number. How easy is it to loose a number when a refund is due? This tells me not to use this service on future. Your agents are well trained to pass the buck they are worse than any airline I would put your business in the same category as a used car salesman. I am sorry, but I cant down grade a used car salesman. Have fun and enjoy my 400.00 dollars and my you enjoy bankruptcy...

I have read reports that this is a scam and I wonder if I have been duped. This all happened this morning and if there is a way I can cancel the whole thing. It all sounds too good to be true which means it is a scam. I dont understand what a confirmation code is?

i am an actual owner, i bought a packager for $49.99 four 4 years ago.I do agree that the first stay is not on the actual resort, yes it is in a hotel/motel across the street in Orlanda, however when you orignally called you were informed that you will be required to sit through the presentation which was and is a choice your presented with when you get to the welcome center prior to checking in. So you do have the option to leave. You then have to chose when the following day you will be attending the presentation where you get your free tickets and you can purchase if you wish too you are not REQUIRED TO PURCHASE ANYTHING and the free tickets are still yours. Nothing in this world is FREE by now we should all learn to expect the unexpected.

You can complain this to the Florida law agency place at 800helpfla.com. They have a rule against these calls. No matter what you do, try not to associate yourself with Summer Bay and under no circumstances fall into their scam. Even if they offer you heaven for a price tag of $9.99. Do you even want to give a penny to a scammer?

When I called back. the song "Strangers on the shore" played on and on. Until last week I got the same multiple calls on my cell from a different number [protected] (Summer Bay Resorts, FL )and the same song played when I called back. Mostly I do not pick up the calls, but it is so anoying.
I think it is a call center.

Exploria Resorts too good to be true

I received an email telling me that I had won a FREE trip to Cancun for 4 days and 3 nights. So I read all the information and of course it said no purchase needed. As instructed I called the 1-800 # were a sales person proceeded to tell me about trips I won to Daytona, Orlando and Jamaica. I informed her more than once that I was calling about the FREE trip to Cancun. After 20 minutes she then told me that all of these trips were mine for just 268.00 per person (plus all the other things they don't cover0. I informed her that was great but I was only calling about my free trip to Cancun at which time she asked me what my problem was with paying the fee? What! My problem was that I didn't ask for the other trips and it was not free as the email had stated. While I was talking to her, I was also googling Summer Bay Resorts were I found this website and all the information I needed. I finally hung up on her because she wouldn't give me a straight answer. I only hope that other people have the mind to do as I did before they give there credit card # away.

you my friend might live with roaches and rats, but most of us hard working folks have standards .we replied to this advert that stated that we were the millionth customer and that would be eligible for a free $3000 so we called the number from London after speaking with a [censored] customer rep i soon realised that this was a scam by a dishonest company and ended the call however this might be ok for companies to behave like this in the USA but in the united kingdom we have laws that safeguard customers and i have already informed the local authority about Summerbay s web site and then sent a an email to a local program called (watch dog )which i am sure will make this company famous on the British television once they investigate .
So u my friend might like being lied to and scammed but i don't.

First off anyone with any kinda brains knows that nothing in life is free. If you think someone is always trying to scam you than you never allow a true opportunity to come your way, I have taken this package and I have friends and family who've done the same the accommodations were incredible the salesperson was so sweet and for the amount of money you pay you cannot beat that even on your best day. I really dilike when someone has a bad experience with a company and turn it into a big deal and lie to others and have them think something is wrong when they're mad and blowing smoke...

GET TO YOUR BANK BEFORE SUMMERBAY DOES

I recieved a phone call this morning from a representative with Summer Bay resorts.

They were informing me that I was eligable for the Orlando, Daytona, and Bahama package. The man on the phone was immediately putting on the pressure. I asked if he could call me back in two hours because I was still halfway asleep. He then told me that they didn't do call backs. With the offer that was placed out there and the fact that if "I snooze, I loose", I decided to stay on the phone. I was told that for $298 this package mine, VIP style. I then proceeded to make the purchase by disclosing my credit card information to the sales rep. The final step was to speak to someone to confirm the deal. In speaking to her, she unknowingly informed me that I would be staying in a standard hotel. Only I thought my accomadations would be better considering the term VIP was used when I agreed to the deal. I then informed the lady that I felt misled. I told her that I wished to backtrack and decline the offer. She told me that she wasn't in a position to give refunds. I then asked to speak to someone who was. She placed a very pushy salesman on the phone who was very persistant about keeping the deal. He even offered a better rate and threw in a free Costa Rica trip. The more he talked, the more I lost interest. I still refused. I asked him if my card had already been charged. He then hung up on me. I proceeded to call the number back, but no one could help me. I then started to google these people and found this site. Once reading several horrible reviews I became nervous about being scammed. Thinking fast, I called my bank and told them what happened. I informed them that an unauthorized charge may hit my account. We resolved it by recording my card lost/stolen. I am inconvienenced to have to wait a week for a new card. However, better that than to be out of $298. My advise to you is, if you cant get through to cancel with Summerbay, STOP PAYMENT on your account!

I called them last night about the same thing.

They obviously do NOT want to give away the Cancun trip - if it even exists as a giveaway. It seems Cancun is just a hook to get people to call.

The call was awful. And it is a sad, pathetic way for a company to do business. How can the employees work there pushing such a blatant scam? Although they did not sound like the brightest thorns in the bush.

For anyone at Summer Bay who reads this, you can make SO much more money by going undercover to the media and spilling the goods on Summer Bay.

Hopefully all the bad press online will bring them to their knees.

Exploria Resorts no travel dates available

Please file a complaint to the Better Business Bureau for not able to deliver their product. In addition, legally they have to fully refund you if they cannot find accommodation for you at time you wish, please bring this to the attention of the Florida Department of Agriculture. If you are lucky enough to get your refund, I urge you not to associate yourself with them anymore. Summer Bay's business practice is unethical. If you cannot get your refund back, please forget about it because you do not want to go on a vacation with them and stress yourself. After all, you deserve a relaxing time during vacation. However, please do file a complaint to the BBB and the DOA so that they are aware of it and something can be done about it so it can help other people from becoming a victim.

was speaking w/rep that put on the phone with, person in charge at time. all was very polite and he made me some very great offers, and i had intent on purchasing it. all that i ask was to explain with my husband, which was at work as captain of fire dept, on a call, all i stated was that i wanted to explain to him, out of simple respect, because he like to be included in decisions, which he deserves that respect, and that is our marriage...he then offered it down to half of the $498 price, and before i could respond, his tone of voice got abrupt, and he hung up before i could even have said yes...and all due to fact of respect for my husband, and he was out on a call, so it is not as though i could contact him at anytime...i have worked in and opened several hotels, trained employees etc...some of which were holiday inn full srv, express, resorts, marriott properties, and hilton properties, and part of my training was not to talk down to a customer, which is the way, and usually the main part of conversation that guests would remember...i do know that it was on a 1st come 1st serve process, as i said i have work in various areas of tourism and convention, etc. in the travel industry...

Exploria Resorts they just scammed me

It is now 9:45pm in Illinois. Summer Bay just called a few hours ago and gave me a package for 4 days in Orlando, 3 days in Daytona and 5 days in Costa Rica! Sounds great to me! But not that I have read all of the blogs on here I'm beginning to think this is all one big scam! I'm only 19 and Tamara knew that but I read the terms and conditions and they say I have to be 23. Ms. Kathy Maxwell confirmed everything and the money has been taken out of my acct. $9.95 for a processing fee and $99 for the all inclusive Costa Rica trip. I still haven’t gotten my conformation email, but when I went to the mysummerbay.com website and put in my phone number and email all of my vacation pkgs are there and confirmed. I'm not sure what to do.

We actually were very excited and went to Costa Rica. The website showed beautiful rooms and lovely landscape. Also when we booked the dates, their contract said that they would pick us up at the Liberia airport. (This is a smaller airport closer to the resort. The available flights are fewer and about $200 more per ticket.) We gave the time and flight number and they never showed up. So we had to pay $50 to a taxi to drive us to the resort. The girl running the time share promotion said she was not told when we were arriving and refused to reimburse us. Also, the rooms that are on the website are not the ones they give you. I was not only very disappointed, but disgusted. There were bugs in the bathroom and the room was extremely small and the beds very small and uncomfortable. The toilet wouldn't flush, there was no closet space, no clock in the room, and there was only enough hot water for 3 minutes in the shower. Because we arrived a day late they extended the stay by one day, but never told us. But when we were checking out, and they told me, the thought of spending another night in that room was completely horrifying. We were very uncomfortable. I was happy to leave. I bought the Orlando trip, but probaby won't go after listening to the other comments. The upside was that the resort staff were very friendly and the food was very good.

I purchased my Timeshare in Las Vegas, I just received my annual Maintenance Fee statement, instead of $465.00, they have now added a Reserve Fee stating -as a result of prior years' accumulated surpluses, a Reserve component was not assessed for the past two years, however with the completion of the renovation, a professional Reserve Study was completed and a reserve funding of $73.00 has been assessed for this year in accordance with your Association's Governing Document and Nevada Statutes which require an accumulation of funds for future major repairs and replacements. And to top it off, they want to threaten the owners for payments. Did we vote for these crooks to build a 12, 000 square foot Administration Building ? What does this Reserve Fee have to do with my fee, any dummy can see what they're trying to do. Let them pay for their new building, seeing as they're the ones enjoying it. Then they want you to volunteer a donation of another $3.00 per year. I will contact my lawyers first, because this was never apart of the contract I signed for when I bought my unit. Judy Bro

Last night i purchased this amazing once in a life time 1/100 callers vaction package through summer bay. i feel like an idiot. i have already been scammed on a car for $3, 600 last fall and now if this is a scam i am going to freak out on Florida. the car sale i purchased was through Miami. some one PLEASE tell me if this is a real scam or not! I have names of the people too. asked a million questions to provide evidence that this is not a scam. I was TRANSFERRED to their company after purchasing "secret camis" lol. I tried getting on to check my confirmation but there is not "user name, " just a OWNER name and password and i cannot figure out how else to get into "MY" account. I will check for a confirmation email now. I have not booked anything yet but they DO have all my credit card information. =/ I am extremely worried. I dont have this kind of money to lose =( They also told me a trip to orlando, daytona, bahamas, and threw in spain!

I also am a newbie and so far I have been very pleased with my customer service as well. I was offered this promotion when my husband and I signed up for Dish Network. We were told about the $15.00 fees through the rep at Dish Network. In our agreement we were offered a rental car for 7 days so I have not heard anything about the transportation fees that were talked about. My husband and I mainly only plan on sleeping in the hotel because we have trips planned while we are staying in FL and I know that we won't be staying at the actual resort but I am really worried about staying in a rat motel now. We are using both the Orlando and Daytona Beach pkg in the same week and I we have to sit through the presantation at both places...I am bummed now because we are going to waste more than just 3 hrs on it like I thought. We booked our trip for March 2009 and now I just have a sick stomach thinking that we just got scammed. I am anxious to hear what Renee has to say when she gets back.

I will return to this blog to tell you how it works out.
So far i have no complaints.
I've received every confirmation email as promised and have talked to kind staff each time I've called.
But i will let you know how things work out.

We got rooked into the vacation package of a lifetime only to be very very dissappointed and disgusted with Summer Bay Resort and the Summer Bay Rewards Program that we got talked into. You are supposed to get $3000 cruise rewards dollars, $3000 hotel rewards dollars and $3000 resort dollars to be used anytime. But when you go to use them, you can only go certain places and only certain cruises and they tell you that they are the cheapest because they are one of the biggest inventories worldwide- DO NOT BELIEVE IT. And you can only use a certain amount per trip- which you do not get told that up front! And unless you want to only go to SummerBayResort in Fla, you have to pay a transfer fee everytime you go anywhere else- even their own other resort sites.
Also, you have to buy into RCI points system which is another fee, and the rewards points is another fee, FEES FEES FEES everywhere you turn with Summer Bay. Do not be brainwashed like we were! Wish we had never heard of them or took the free vacation (HA HA) they gave us to come down and got took to the cleaners afterwards.

Yes, you can file a complaint to the BBB & Florida State Law. They will make the package sound like it's from heaven, trust me. Don't bother trying to call them to get some reassurance because they will bribe you with a few more destinations. The thing is, you are not being offered that big nice resort you are seeing - they will send you to a less than 2 star moldy hotel that is far far away from the Disney World. They will make you sit through what they call a 1.5hr presentation, you can be assure that you'll be spending at least 4 hours of your vacation listening to the bogus sales reps. If you're lucky, you'll come out of there not buying anything. But they are so manipulative that you'll fall into their trap and if you end up paying tens of thousands of dollars for a timeshare, you're stuck forever. Please don't do that to yourself and your hard earned money. Prevent from any headaches by just disassociate yourself with this unethical business. Who would want to spend half a day of their vacation wasted on some sort of sales presentation? You'll feel lied to and betrayed because they only promised you it's 1.5 hrs, but trust me, you won't be able to leave after 1.5 hr.

Another thing you must be careful is about their hidden fees. I didn't realized that until I tried to book a vacation. I too, thought I am getting a deal of a lifetime. But I'm forced to pay a ridiculous out of this world transportation fee provided by Summer Bay. I am NOT even allow to get my own transportation, if I insist on not paying them and get my own transportation from the airport to the hotel, they told me then I cannot travel and take the package. What kind of rule is that? This means they can jib you off and yet you still have to pay for a transportation fee that is apparently a rip off? Ask very carefully because you'll end up paying a $15 per night BOOKING FEE, I'm not talking about hotel taxes (which is another thing you have to pay). Anyways, booking fee? What is that? They said it's to reserve your room. So my question is, you will pay a penalty if you book and not show up. You'll end up paying hundreds of dollars for not showing up. BUT if you show up, you'll have to pay to reserve your room? You're being penalized left and right. By the way, all of these fees I mentioned, Booking Fee and Mandatory Transportation provided by Summer Bay was NOT mentioned in the Terms and Conditions. I'm not sure what other hidden fees are there, only if I get to talk to them again because everytime I asked something or question something they cannot provide a reasonable or legit answer, they will hang up on me.

If you add everything up, you'll end up paying way more than if you were to go through a real vacation company - AND you'll end up having to waste your time in a timeshare presentation. Think twice before you really want to deal with them. Many people out there felt betrayed by Summer Bay (including myself). I am giving up and rather lose my money on my purchased vacation package than travel with them. They cannot pay me enough to have to deal with them. I booked, well I thought I did and when I called to see what the problems was I got bounce from extension to extension it went like this and these are real names of there poor workers all started at 9:00am June 18, 2008 I spoke to Glenda, she transferred me to Kia, she transferred me to Dave, he transferred me to cherry, she transferred me to Whitney, then I got transferred back to Glenda, she hung up on me! I called back, Glenda picked up! I ask why she hung up, she transferred me to Jackie the operator, then I got Nadine she was a rude *** and would get her manager, she did say his name was M. Brandon, I don’t know if his is real or not! Then I got transferred back to Jackie and then I was transferred to so front asst manager I explain the problem she asked me my name, CLICK! The call was disconnected! This was on the 18 of June, on the 17 of June they kept hanging up period! I never got the room! I here are the numbers I called [protected]-8553

Summerbay resorts kept selling and selling and selling and when its your turn to use what you paid for, Nothing! We should bring a class action lawsuit against them! What a piece of *** that place is!

The sad thing is, people are still able to operate because people did not take their time or have the time to file a formal complaint. I did, I filed a formal complaint to the BBB and 800helpfla.com, the process is not too bad honestly. You just have to fill out your complaint like the way you did here and you're all done. That way at least the gov't agency would know about it and become aware of the situation. As a result, something may be able to be done about it and we can help other potential victims from being scammed.

However, one thing we cannot prevent is that Summer Bay operated under many names (as I have done a search on it). All the same company, but they'll offer the EXACT same deal. So be very weary the next time you're being offered something similar to this.

M Touless, I agree with you about James Baker, he is not only helpless but his responses is so pathetic I sat there and think how in the world a person like this can be the Manager or Director? I wrote a formal complaint letter, clearly detailing each and every of my concerns and disappointment. I got a generic reply that talks about their company and a copy of the Terms and Conditions - nothing in his reply answers any of my concerns and questions. I told him I read every words of the Terms and Conditions and do not need him to provide me with another one, but my concern is that the Terms and Conditions are misleading and that the hidden fees was not even mentioned in the terms and Conditions. Well guess what. Hidden fees: I specifically stated that they are Booking Fees and Mandatory transporatation fee. He came back saying that they are in the Terms and conditions and point out the hotel taxes. Now, even if you're reading this would you see what I mean? I am asking about Booking fee (which is on top of the hotel taxes that we have to pay) - but he come back and tell me about the hotel tax which I DID NOT ask for. Then he said customers are responsible for their own transportation. Which I am totally aware of and glad to get my own transportation. But my complaint was that I am now NOT allow to pay for my own transporation else where, I have to pay Summer Bay for their ridiculous tranportation, I am forced to go through Summer Bay. If I refuse, the rep told me I cannot take the vacation.

After about 3 times of letter going back and forth, I am NOW still do not have a straight answer from James Baker to address any of my vacation. How pathetic can this be?

Agreed! Trying to call for clarity and info, or to cancel-on hold for long periods of time-then they CANT find my phone #, name, or thread #, etc. I now have 4-5 phone #'s.
The QA person (Jeff, James Baker-a Director?) not helpful. They discount any complaint and think it is a joke. (joke on the buyer!)
The Sales presentation is misleading-I asked 3x the Napa trip stay is where? ("the RiverPointe Hotel they said) The QA assurance person played the tape recording when I asked this to the "final" sales person-who stated-yes-you will "review" the RiverPointe.(PLAY ON WORDS) He also said (on the tape) you can sell it on EBAY. (no you cant unles you are a travel agent-Ebay checks you out).
This company is inconsistent, unorganized, uncaring, and makes it impossible to get any answers or your money back. THEY need to be closed down!
They use "con artist" tactics.

*Contact all the agencies (BBB, Attorney Gen-FL, Consumer Fraud Protection..)to close this outfit down.

I saw how pissed off you are at Summer bay and I am totally 101% agree with you. I have not been more pissed off in my life with anything. The reason it...if you do try to book with them, you'll be MORE pissed off. Because that is when you'll find out there is tons of hidden charges in there. The beauty of it is, none of those hidden charges was ever mentioned in the Terms and Conditions. And if you refuse to pay for it, they will tell you that you cannot take the vacation if you do not pay those (ie: they will try to charge you $100 transportation fee and make it sound pretty and all that saying that is only to take good care of you from the airport to the hotel...I said I am capable of paying for my own transportation and do not appreciate them charging me $100 for a 15 mins ride...especially in Mexico! When I said that, they said then I cannot take my vacation, is that messed up?) When questioned about it, no one can provide you with an explanation. Is that pathetic or what? Anyways, please help to voice your concern so that the government can do something about them. You can file a complaint to the Orland Better Business Bureau and also the www.800helpfla.com I believe that is the correct name ( I don't have the exact address here with me) But if you cannot find it, please contact me and I'll provide you with the exact information.

PS: Do not feel bad, because you are not the only one who got the hang up. I got it MULTIPLE times. When I filed the complaint to the Better Business Bureau, guess what the reply from the company was. They said they're are working hard to add more lines...OMG, this makes me want to cry for more victims...add more lines for WHAT? for crazy sales I bet! I can bet my life that it has nothing to do with helping customers who ALREADY PAID and would like customer service on helping them book their trip. How pathetic!

Exploria Resorts stay away from them

Having seen comments on this site about Summer Bay Resorts, I feel really sorry for myself. I, too, liked what I heard when they explained about all the luxury they had to offer - at a low cost - it seemed at first glance.

However - they are are bunch of crooks only after your money, and what they have to offer is only headache, trouble and misery. Because - if you decide to accept their package, you will end up paying several thousands for a trip you could find much better at half the price.

Disgusting people. Stay away from them. Purifined poison.

I won in Internet 3000 dollar.. The number I called was in Orlando, Florida-"Summar Bay Resorts". They offer me a vacation pack for 4 pers. This vacation gonna cost me like 3898 US dollar. The balance is still 898 dollar, which I have to pay per credit card. I asked which guarantie did I have? The lady said, that they will send me everything home after 2 weeks and when I pay, she will give me a cod & talk something about proove for the tickets.
I have to give them answer tomorrow and after what I read here, I´m still not sure.. Please, if somebody read this here, now, today, give me a quick answer. I gonna be very happy for any answer and thankfull for help.

Exploria Resorts I was scammed

Summer Bay Resort - what can I say? Like million others out there, I'm severely burnt and was scammed from this so called vacation package bought from Summer Bay. Someone got to do something about this. Government agency, please do review their business practice, they do not tell you everything when they try hard to sell to you. Next thing you know, you end up burning your pocket for it. I now just gave up on my initial purchase and rather not go to their resort than going there and being scam once more on their Timeshare sales tactic. I'm extremely disappointed with Summer Bay. Please think twice before you buy anything from them.

I bought a package in Expedia, a hotel, a flight, and a rental car. The resort is beautiful and the staff is very nice. Once we arrived they called and told me that I have a credit of $200 to use in the resort. The summer bay Orlando by Exploria Resorts has many restaurants inside. They told me to claim the money from the desk once I was there they told me that I have to go on a tour to get the money and also they offered a certificate of vacation for 8 days and 7 nights in the USA. They never told me that the tour included seller people trying me to convince to buy a timeshare. We spent 3 hours with them, at the end I said I am not interested to buy anything I just came a because of the tour and the money and the certificate vacation. The 3 days were peaceful and the staff was nice. It was wonderful.

Now I wonder if the certificate of vacation that I have is a scam because I could not find any review about it. I want to go to the Poconos but I don’t want them put me in a nasty place with my kids. Anyone can help me?

After purchasing a package for $498.00 USD, After agreeing and reading the terms and conditions, After speaking to THEIR LEGAL DEPARTMENT (Mind you THE LEGAL DEPARTMENT WAS NASTY AND RUDE) don't waste your energy fighting..
For such a company to be in business for 20 years, these people are high powered salespeople..They train their sales people very well, they are quick to take your money, they are quick to hang up the phone on you, they are quick to transfer your phone calls, they are also schreud and use the practice of Florida Time Share laws to prevent you the customer from getting back a refund...(I tried to fight) but it didn't work for me...So folks here is my story.. Just like the rest of you..After purchasing a time share sales vacation package I arranged and booked my travel dates for my mother and I (notice, I SAID MY MOTHER ANd I) both gainfully employed, working..We were refused and turned away* because according to the Summer Bay Resorts Terms and conditions, vacation packages are only for folks age 23 and over and spouses only. Little do they mention, family members are prohibited. Although, their terms and conditions mention married couples and Families are allowed to attend their 90 minute presentations ect. However, I argued this and was told by their lawyers...that the state of Florida Law Time Share "sales" is for Spouses only..I never heard of this, therefore I will enclosed the following...
Sales Incentives
Timeshare resorts sometimes offer free lodging to potential buyers in exchange for their attendance at a presentation about properties the developer has for sale. A free Vacation Certificate may be offered by telephone, mail, or from the Internet. Offers vary, but they are often for a three day, two night stay at the resort itself or a nearby hotel. Nearly all offers are subject to certain conditions, including age and income requirements. ***Both spouses*** must usually attend a sales presentation and upon arrival participants are often asked to provide proof of identity. Advance deposits, which may not be refundable, are often required to guarantee the time. Any charge termed a processing fee is probably nonrefundable. If deposit funds are actually called a deposit, refunds may be given at the location or at the end of the stay.

State Regulation
Most states now regulate timesharing, either under existing state land sale laws or under laws that were specifically enacted for timesharing. The regulating authority is usually the Real Estate Commission in the state where the timeshare property is located.

FLORIDA: Under the Florida Vacation Plan and Timesharing Act, purchasers may cancel Timeshare contracts within 10 calendar days after the date the contract is signed if the seller is notified of the cancellation in writing. Any attempt by the seller to obtain a WAIVER of the cancellation right is void and of no effect. While closing documents may be executed, the closing cannot actually take place until the 10 day cancellation period has expired

I paid for a discounted vacation getaway through my work and it was for Summer Bay Resoprts in Orlando, FL. I never got to stay there after the vacation sales a$%holes confirmed it 4 times on the phone with me. I was baited and switched when I got to the welcome center to the Ramada Hotel in Kissimmee, and the hotel staff was terrible, unfriendly, unhappy, hated their job. The hotel itself stunk, dirty, and things left evrywhere. The *** part was. Summer Bay sent me to their competitor "vacation village." I can't believe they sell these packages to people and rip us off so much. We have such mean inconsiderate people working the United States. I felt so unappreciated and unwelcomed. I hate this company so much. The reps just basically laughed in my face and spit on me.

I was contacted via facebook. A pretty page flashed up saying "congratulations You just won a holiday worth $3000. I had 4 minutes to call them. I thought that it must be a scam but called them anyway. The ladies I spoke to convinced me that it was a genuine offer and I got caught up in the excitement. I haven't had a holiday anywhere for years. I gave them my credit card details and they took $ 1, 550.00 Australian. I am now really worried and am afraid I wont get my money back. I don't know what I was thinking, I can't afford to do this. Anyway I contacted my bank and they have frozen my account so at least they wont be able to take any more money. The bank is looking into getting the money back. If I don't get it back I guess I will have to go and hope for the best. I'm worried I'll get there and there will be no such place.

My response is a little different because I received a call from
summer bay in 2008 I purchased a package from them but when they called me I talked them down to $240 and I went to kissimee, fl by orlando for my bday yes I had to do the 90min thing and they tried to get me to purchase the time share but I didnt and my stay was in a pretty nice holiday inn on their trsort and they took us on a tour of the actual resort which was nuce...i did receive my free disney world tickets...i had no problems niw I do hsve a couple other trips, left which im supposed to be able to pay $50 to extend my package for another year and I wanted to take my mom and brothers to flordia but I dont know bout that now...but I may use it and take them to gatlinburg because I just left there and I actually saw summer bays condos there...so I rralky dont know...i guess it depends on where u go...

Better Business Bureaus across the United States and Canada are warning consumers about an increase in deceptive travel-related offers.

Consumers are contacting the BBB to inquire about travel companies that promise "too-good-to-be-true" travel deals. These offers arrive unexpectedly in consumers' mailboxes, or over the telephone, office fax machine or Internet.

Typically, the consumer is told that they have won a "free" trip and must call a number to claim their prize. Or they receive a fax at their place of business promoting an unbelievable vacation deal that looks as if it came through inter-office channels. Others were contacted by someone offering a travel club membership, allegedly worth thousand of dollars.

According to BBB experiences, some bogus promoters have been known to take consumers' money, without providing the travel or trip that was promised. Other promoters advertise rock-bottom prices, but hide certain fees until the deal is sealed. Some promise luxurious accommodations and services, but deliver far less. Still others don't reveal that the deal includes an obligation to sit through a timeshare pitch at the destination. Finally, some promoters guarantee consumers that they can get a full refund if they decide to cancel the trip, but fail to make good on their promise.

Consumers are encouraged to obtain the names, addresses and telephone numbers for the lodgings, airlines and cruise ships advertised in a vacation promotion.

Fraudulent travel deals can be hard to distinguish from legitimate ones. Their intent is to lure people into buying vacations that they otherwise would not consider.

The BBB recommends that consumers get the details of the promotion in writing, including the refund and cancellation policy, before they send a check or provide credit card number information. If asked to provide a credit card or bank account number for verification or identification, the BBB says to reconsider. This information can be used to make fraudulent charges or debits to the consumer's accounts.

If you are tempted to respond to online travel solicitations, the BBB recommends that you not judge the agency solely by the appearance of its website. Online travel scams are increasing in part because it is easy to disguise your identity in cyberspace.

Obviously your the idiot if i said i didnt have a problem with these people i thinks its preety obvious for an intelligent person like you to say, hey if this person didnt have any problems and didnt pay outragously for the beautiful trip me and my husband went on, Oh and by the way the hotel was beautiful, someone might say wat ever scam is going around i was one of the lucky ones.this is y iam not an idiot because if i was i would of ended up like you. Exploria Resorts rip off!

In January 2008 I purchased what I believed to be only 2 adult theme parks. Anything else that was included would be free. The sales person I would say deliberately forgot to mention that my husband and I would have to attend a 90 minute presentation in order to receive our 'free hotel accommodations'. Had I known this I would certainly have refused the 'special offer'. Also, if I were to have a refund I would have declined within 7 days but didn't find out until I visited the web site today. That is another bit of information that was conveniently left out when speaking to that person. Granted, I have 3 years to use this promotion or transfer to someone else but they also will not care for it. I'm very upset about this and I just hope I can get my money back but I very much sure I won't.

summer resort at Orlando, pocono mountains, etc. All are scam.Don’t buy the timeshare. Once buy timeshare for thousands of hard earned money, you have to keep paying couple of thousand each year for maintenance.

I would just like to thank everyone here, the people i spoke to were really nice and i almost fell for it they r ringing me back in 7 days as i told them there was no money in my credit card until then just so i could do a bit of research and i am glad you all came forward and made this site.
I am a single mum from australia and was excited tot hink i could take my children to disney world so thank you all deeply for not letting them rip me and my children off xxx

Summer Bay customer service is rude and unprofessional. James Baker is sarcastic and condesending. They tried to put us in a Roach Motel. I am not subjecting my family to that. I canceled when I got there and had to replan vacation while already on the trip...I don;t think that would have been done if the way we were treated was normal...also ended up spending 1000 dollars more on vacation than planned due to the lack of support from Summer Bay. Terrible organization never book through them!

I NEED HELP! I live in Germany..
I won in Internet 3000 dollar.. The number I called was in Orlando, Florida-"Summar Bay Resorts". They offer me a vacation pack for 4 pers. This vacation gonna cost me like 3898 US dollar. The balance is still 898 dollar, which I have to pay per credit card. I asked which guarantie did I have? The lady said, that they will send me everything home after 2 weeks and when I pay, she will give me a cod & talk something about proove for the tickets.
I have to give them answer tomorrow and after what I read here, I´m still not sure.. Please, if somebody read this here, now, today, give me a quick answer. I gonna be very happy for any answer and thankfull for help.

Deceiving co-Sales says you can sell on EBAY-which you cant unless you are a travel agent-they wont let you! (Federal LAW) I cant get any info from this co-I am put on hold when I call for 30-40 min--then to find out the Call Center person cant find my # or name..they transfer me and still cant find. I cancelled wi/7 days but they didnt credit it all! QA Director-James Baker wont hear complaints, wont listen, talks over you, and stalls (con tactics). This co is a fraud. They getyour money and you cant get hold of anyone. Corp even says he is the only one--HE is no help but should be put away. Everyone shoudl compalin to BBB-Central FL, Attny Generals Office, FBI . These kinds of companies go on till they are caught by the right agency! Why would anyone buy a timeshare (which the SALES peopel left out it is about form the beginning) You are paying to listen to their 90 min high pressure sale pitch-they shld pay you! Plus they mis-represent what Sales promises-Any decent hotel you still have to pay more!

mysummerbay.com is abolutely the bigges ripoff I've ever seen!
If you want to cancel the "special prise packge" it is not really easy to do this!
Never try to take to the phone! NEVER! they will let you wait for a long time...
I'm happy that i didn't spend much time with phones to this fake company!
Just write a letter and e-mail! Your credit card comapny will do the rest, if your
letters and mails are written within the time stated of 7 days! 7 days?! what a joke!
This concept is sooo inhuman that my first cogitations were: I have to travel to orlando and
see all this peoples who are standing behind this company and say them, what kind of a**holes they
ALL are! How can something like that be legal? I really ask me about our rights.
I got so much luck, that i gave the letter at the right time to the postservice, one day later and it
was sooo pi**ed off! Im living in Switzerland and i choosed the fastest sending option possible!

So, don't wait, and don't let youbeguile so from the "nice sounded" features they promise you in these
vacations!

There are just too many victims out there who kept quiet about the problem. It will not take too much of your time to file a formal complaint to the BBB (address above) so that our voice can be heard. If not, this big corporation will continue on to scam other innocent victims. I am too being mislead into buying a vacation package. They hide all sorts of information that if anyone who had common sense would refuse to purchase the package. I for once, also do read the terms and conditions - unfortunately their terms and conditions are also misleading (which makes me think that is illegal). I am hoping to bring this to the attention of the Florida Law.
