Specialized Loan Servicing [SLS] repayment plan

I have been trying to deal with this company since june 2014 when my mortgage was sold to them from one west bank. I am still waiting for the re-payment plan. I have submitted so many forms and documents and still have no results. They keep saying they are "reviewing the documents". I do not believe it takes close to two years to "review documents". I worry everyday about whether or not they are going to try and foreclose on the property. I have since submitted all my paperwork to the attorneys at tycko & zavareei, llp in washington d. C. They specialize in class action lawsuits. Hopefully they will be able to help me and others who are having the same problem with the specialized servicing company.

Agree, I've been trying to get away from them for some years now. My tax guy caught some of the inaccuracies. I was just told that now Bank of America will be taking back my mortgage loan. It's funny, because that's who received it after the Countrywide scandals.

If anyone finds out how to join this class action, please email me at aterry1469@aol.com. My principal has been going up instead of down for the last 20 years and I am about to retire but can't afford to thanks to these thieves.. Strange?

Specialized Loan Servicing [SLS] unethical behavior and unauthorized charges

August 2015

I applied for a modification back in august 2015 and this is now february 2016 and I was denied after I provided them with everything they needed month after month after month. I have faxed to them over a 100 times the same or different information and the past due about the they have stated is totally incorrect and I have addressed this issue with them before and they have yet to make the changes.

I have asked a million and 12 times for the bank to explain to me y I was just contacted. I mean it should not have taking them over 6 month to review documents and I was always having to call them oppose to them calling me to explain the next step.

Specialized Loan Servicing [SLS] attempting to make mortgage payments, etc.

Sls is the worse servicing company I have encountered. Don't expect to obtain any answers or get anything resolved because you will not ever get to speak to a supervisor or any individual with authority. Their tactic is to foreclose and to hold money for their convenience. They are rude, unprofessional, and do not return phone calls.
Sls needs to be shut down!

I was able to speak to a so called supervisor, who was more ignorant than the customer service.
They need to be shut down. The only reason their rating has one star, is because you can't go any lower. It should be zero.
They are liars and theives.

Specialized Loan Servicing [SLS] bad experience

Hello, I have a second on my house for only 50,000 dollars. E trade sold my second to sls. They instantly put my account into collections, even though my payments were all on time. So now I am trying to work with them, yet they keep saying I need one more thing. Each rep tells me a different story. They will not allow me to talk to a supervisor. Now my credit is bad after I had a perfect score. I need help. I have lost weight and can't sleep. Please help me. Lynn

Specialized Loan Servicing [SLS] wrong payment dates processed for our mortgage payments

Although our mortgage payment date is for the 1st of every month and because I am on social security disability I pay our mortgage on the 5th day of each month. I just learned today that even though I make these standard payments through my checking account automatically on the 5th day of each month our mortgage payment isn't processed until the 24th day of each month and I learned that this morning after a representative contacted me to tell me that my mortgage payment was late. They state in writing that even though your mortgage payment is due on the 1st of each month you have up to 15 days to make your payment before the payment is considered late. While speaking to a representative of sls this morning I asked why my payment that is wired to sls through my checking account on the 5th of each month why is the mortgage payment not processed for 19 additional days. The representative could not or would not answer the question or offer an explanation as to why it takes so long to process my mortgage payment when the money is wired immediately. I would like an explanation to these questions?

I had Countrywide who refined at 4% in 2007. I sent $10, 000 up front. They never dropped my interest rate which was 7.5%. For years I have sent paperwork, called, faxed and emailed all information. Nothing. Never put it at 4% as it should have. Interest, fees etc. Zooming up all the money I supposed ly owe. No one knows anything. Can't get the same person. It is criminal. Somehow Mellon Bank is now on their paperwork too. Never deal with them. It's a mess. Ruined my credit and forced me to leave.

I have also had a lot of problems with SLS as well. Definitely the same circumstances but mine has been going on for over two years. They will not take payments unless it is for the full back amount. I have faxed, mailed and FEDEXd all paperwork several times over the past two years to no avail. My credit is shot and because my payments are behind, I cannot refinance with anyone else. We purchased our home in 2006 through Countrywide and then Bank of America and finally SLS. I have no idea where to turn.

Dealing with same issues. Mine was a home equity line that after 10 years I did not want to reup, but just pay off over time. Then E*trade turned it over to sls, ever since same bs, just like all revies out there. Who is in our corner? My properties are valued to about $200000 & only own total with line & straight mortgage with nationstar less than $80000, but I am an owner/operator of a businee & so far, no one will assist. Feel free to touch base with me at smorfia@comcast.net. THERE IS POWER IN A UNION!

Specialized Loan Servicing [SLS] repayment plan

I have been waiting for a repayment plan for a very long time. It started before the other bank, indymac, sold the loan to specialized loan last june. I was not told until about a month later. I only found out because I was trying to make my monthly payment then. I was not able to because I had no idea who or where to send it. I have been filing papers ever since then. They keep telling me they are reviewing the documents. Then next day I get a letter saying i'm in default. I have been making payments monthly for the amount due, sometimes more. Somehow they are telling me I owe over $ 2700. I don't think so. I
Talk to them on the phone, one person says one thing. The other person says something else. I'm confused. I just want to get caught up, i'm not asking for a refi, just repayment. I'm not understanding what they are doing. Not sure what to do now. I would never choose this company. I was with the original mortgage company for about ten years. There are too many papers to include on this site.

Hi SLS Victim Clare,

You are so right to be upset about the delinquency notice you received from a collection agency and about the actions of SLS with regard to posting your payment as I can completely validate your complaints after many dealings with SLS. I commend you for voicing your concerns as it is an important step in asserting your consumer rights.

You have so many consumer rights and consumer protections under the FDCPA and the CFPB and the FTC and RESPA with regard to your complaint and it only takes a few minutes to submit the complaints online to the CFPB and FTC for an immediate response and action.

In fact, we covered your complaint today on our radio show The Daily Complaint and provided a pathway for success to include how to contact the CFPB and the FTC - thank you for posting your complaint online via Complaints Board so that others will have the opportunity to learn from your experiences in dealing with SLS. There are firm rules in place with regard to the posting of your payments and correcting errors made by the servicer in a timely manner, you must know your rights in order to exercise your rights.

In addition to submitting complaints to the CFPB, I would suggest preparing a QWR or Notice of Error for SLS – you can learn how through the CFPB by typing in QWR in their search bar and you never have to speak with them or listen to that awful hold music again. They are required to acknowledge the QWR or Notice of Error per RESPA in 5 business days and answer it in 30 business days or you do have recourse, so listen to us address your complaint on The Daily Complaint today and contact us if you need further information on how to not only attack your problem but to get the solutions that you are seeking. You can hold SLS accountable for their actions!

Good luck!

Respectfully,

Dana Shafman

Our mortgage was bought by Specialized Loan Servicing from our original mortgage holder about 18 months ago.
We had no problem until recently when we received a delinquent payment notice from a COLLECTION AGENCY. SLS claimed that we had not made our June payment. We had made the June payment early as we were going to be out of the country after May 25, 2015.
I attempted to call SLS as soon as I saw the delinquency notice. After a 10 minute wait - accompanied by loud music - I was connected with "Erika". She informed me that the May 20th early payment was viewed as an addition to the original May payment. She asked for a phone contact number, which I supplied. She said the situation would be rectified the next morning (June 30). She announced she needed to put me on hold. I requested no music. She said she would put me on "mute". In the process we were disconnected. Since I had just given her my phone number, I assumed that she would use it to call me back. Nothing.
I do not wish to be subjected to another annoying 10 minute episode of music. I therefore await a return call - preferably from FREDERICK KORB or DOLORES GILDEN to settle this matter immediately.

Specialized Loan Servicing [SLS] - loan modification

My bank of america loan was sold off to sls while I was in the process of trying to get a modification with bofa. Specialized Loan Servicing [SLS] misleading mortgage practices

Friday, july 19, 2013
This is a letter I wrote to our california congressman ami bera requesting investigation of sls because of their treatment of my sister's request for loan modification:
Please help save home from foreclosure
Thank you for looking into my sister aurora alcala’s request to save her home from foreclosure thru loan modification. She bought her home in sacramento in 1995. She responsibly made payments on time for the better part of the past 18 years, but needed to modify her upside down adjustable loan and reduce the principal. She had an excellent credit score when, in 2009, she applied to the bank of america for a loan modification.

Since that time, she was asked to submit her application numerous times, with no clear guidance on her prospects, her status, or her options. There was never a single point of contact with anyone familiar with her situation. Though she was given the standard referral to hud counselors, they were unable to help has been confusing, stressful, and discouraging. She was denied by keep-your-home-california and other programs without really knowing why. While awaiting loan modification, she used up her savings and credit cards, and was forced to finally file for bankruptcy in 2011.

Last summer, without warning from the bank of america, her loan was abruptly transferred to a company called specialized loan servicing llc. Dealing with them became even more of a nightmare. She was supposedly assigned a regular contact person who was listed in correspondence, but to this date, he has never been available to speak to her. Some of their phone reps were also very rude, belittling her for not being able to make her payments.

She is not the only homeowner treated offensively by this company. What agency or agencies regulate this particular company? Can you look into this? Sls seems to be an unofficial, but convenient subsidiary for the bank of america to dump unwanted or difficult cases. Many consumers have had no official recourse to direct their complaints about sls. A website called consumer complaints board has been the only place where clients have been able to voice their grievances. Please take the time to read the many horrific experiences of those who have had to deal with sls, and consider what needs to be done on behalf of suffering homeowners.

This appeal then is not only to help aurora stay in her home, but to inform the congressman and any and all relevant agencies that the banks and mortgage servicers are still playing games with peoples’ lives, and not making a concerted effort to help homeowners stay in their homes.
At this point, we can only rely upon our elected officials to stand up for us in dealing with companies that are not able or willing to help us through the complicated and confusing processes that will help us maintain our homes.

Yet…it may be that by your investigation of this situation, sls could decide to be on their best behavior.

This is what actually happened to me. I received a permanent loan modification through bank of america this year, but not without going through the grueling process my sister is still experiencing. Congressman jerry mcnerney’s office looked into my situation, giving my case an attention it wouldn’t have otherwise received.

I believe that last year’s efforts by california attorney general kamala harris have also made a huge difference in my ability to obtain the modification. Sls, located in colorado, may not be following through on the protocols designed by harris. They may, in fact, be operating under the radar of recent changes as to how banks and servicers treat homeowners, simply paying lip service to the mandates, but not actually honoring the processes that will benefit homeowners.

Aurora is a 61 year old senior on a fixed income, someone who worked, saved, and paid her bills all her life, but became a victim of the mortgage meltdown. Her medical retirement & disability income are her only means of support. Her arm has, for the moment, adjusted down from $1638 to $1240 per month. Although it would be tight, this $400 difference is a significant drop which she is willing to start paying while still working to get a fixed rate mortgage at a low interest rate and a reduction in principal. We would like to see sls accept this as a good faith starting point.

Her principal balance has been increasing as she has patiently and anxiously waited for lenders to act on her application for a modification or restructure. She was recently denied a modification by sls because they said her pmi would not approve insuring due to the high principal amount. But her principal accruals have been mainly a result of this lengthy process which has kept her in limbo. She asked bank of america last year if she could start making payments again, and they told her & ldquo;no. & rdquo;

There are clear inequities between the power of the banks and the rights of the homeowners during these crisis years of the housing market. Will somebody please level the playing ground?

Aurora’s medical condition has affected her ability to comprehend this complex situation with her loan. She needs advocacy, as do most seniors and people with illness. It would be devastating for her to have to move, a monumental effort which would be unlikely to place her in an affordable living situation. She desperately needs help; and you are her last course of hope.

So we thank you for your intercession on her behalf, which we also hope will be of benefit to others in the same situation. The housing problem is still a national concern, and we pray our leaders can help us out individually and collectively.

I would love to join in the class action suit! SLS has verbally told me that every time I call about a question on my account that I will be told something different. They told me to summit to them my inquiries in writing and then when I get something back from SLS in writing they have to stand by it;. However they have never answered the questions about the charges or the amortization that I have requested from them in writing. What they send back to me is basically stating I am behind in my payments. PLease let me know how to join in the suit against these brain dead people! I am in the same issues every month with SLS. My billing is always a mess, never correct and when I call I am told they will be opening a ticket on the problem, and I should call back in a few days. Every month ! This is the worst loan servicing I have ever had. At the end of the call the agent recommend that I join their Automated Drafting Payment from my bank account. I did try that and they mess that up too!

Specialized Loan Servicing [SLS] scam three heffers

I worked as a telemarketer at this company for three months. My supervisor was an attorney and cpa, but the three women owners were always nagging and haggling me my supervisor in between their twenty cigarrette breaks every 15 minutes.
It was the most disgusting places to work - not only were they always smoking cigarrettes but drinking beer and getting drunk every other day in the office.
Their main attorney lindsay tilley suarez using foul language bashing christians, sienna mesple one of the founders of omni tax resolution who had one of the cheapest weddings in all wedding history and stephanie kelly whose son was arrested for major drug dealing. You need to avoid this company. They are an omni based company.

I can't believe that this company can't keep track of your payments and then they come out and say you owe them a huge amount like 17, 000 dollars to catch up. Why didn't they send me notice or call and say something. As far as I knew I was caught up I sure hope these ### get what's coming to them.

I agree with the person who says stay away from this company They have the most cold hearted unprofessional incompetent employees. I was going through a serious financial problem loosing my home after an illness I was granted the hafa program and the first mortgage holder cooperated with me in trying to get me to do a short sale or a deed in lieu. I tried repetedly with the second SLS. The person i talked to Keri and her supervisor Ben berated me.. callled me a dead beat and just made me feel like loosing my eye site was my fault. They wouldnt cooperate at all. I told them HAFA would pay them $8, 500 so we could end thid nightmare. They were as vicious as they come. I made an arrangement with the first and although I didnt get my hafa because of SLS I gave the house back and got funds. Now I am leaving today moving out of this country and the idiot at SLS is calling me after foreclosure I told her many times to help and work this out and she was as dumb as they come. MS KELLY is not on top of her people. I will never pay them now as I wont even be here as of 8 more hours. STUPID BUSINESS DECISION>

From the Owner: This comment is obviously made by an disgruntled ex-employee who has a LONG history of doing this type of thing to other companies that he has worked for, where he has been terminated for cause. This is exactly what it appears to be – pure lies in an effort to defame our reputation as being one of the very few companies out there without complaints.

Specialized Loan Servicing [SLS] fraud and unprofessionalism

Sls apparently bought my loan from my original lender. Their address on "lucent" (lucifer) boulevard was the first red flag, and after dealing with them for a couple of years, they have proven themselves to truly be from the devil himself. They are completely unethical. Each month, they withdraw my loan payment directly from my bank account, which they are authorized to do anytime between the first of the month and the 25th, when the payment is due. I discovered that they withdraw the payment on the very last day, and then have the nerve to charge me a late fee for their failure to withdraw the payment earlier! (sorry for "yelling," but I can't believe the extent of their dishonesty and criminal behavior!) i'm gladly paying the cost of getting a new loan to pay off this one just to get rid of sls. I resent my original lender having sold my loan to them in the first place.in addition to sls's being thieves, their customer "service" is just plain ridiculous. Their representatives don't even have the most basic common courtesy, and lack any and all common sense understanding of how to deal with customers in a businesslike and professional manner. I don't know where they find these people and, after speaking with someone who claimed to be in charge, I don't think they care at all! I can't wait to completely sever all ties with these demons!

Don, I am an attorney and totally agree with your comments. After complaining to the CFCB, I found that my payments were being placed in a "suspense account." The explanation on the statement read "partial payment." My payments have always included "extra" principal. I filed a second complaint with the CFCB, and their response after being forced to admit that the payments were not properly credited, your initial payment with us was late. Again totally false by their own records. This company just lies, it is incredible. My next stop is the New Hampshire Banking Commission. I, like you, have never had a late payment. They are making my life unnecessarily stressful. I would complain to the CFCB.

Totally horrible. Never posted a complaint before. Never missed a payment in my life! Loan was transfered to them and their payment postings were extremely slow, way after payment was posted to my bank . Horrible service and attitude on phone, I have consulted my attorney but what do you do when is will cost dollars and time, I gave up as others have. I would never use them if they were the last option for any loan. Document everything if you do have a loan with them, you will need it.

Specialized Loan Servicing [SLS] mismanagement/awful employee treatment

I worked for specialized loan servicing as a mail room temporary worker for about two (2) months. The company uses temporary agencies to essentially try out workers. It dangles the potential of a permanent position through a temp-to-hire arrangement. I have a ba in management, but took the position out of necessity and hope for advancement. The lack or organization was disturbing; my supervisor did not know apparently that I was being added to his staff and as a result I sat on my hands for my first two (2) weeks requesting work and waiting for odd jobs to be assigned to me. Human resources was discouragingly slow about my on-boarding but I was still expected to feel like part of the company despite signs and issues that made me feel like an outsider.
I witnessed gross mismanagement during my time there. The company, which claims to have a "better way" and to "do things differently" is no less predatory and seamy than any of its competitors. The company does not invest in quality equipment capable of accomplishing the tasks at hand. An example is the papervision program and desktop scanners, which are used in conjunction to scan all documents received from borrowers. Papervision has many bugs, management and team leads do not know how to use it (thus cannot instruct employees), and many documents are just lost as a result. These documents can be critical to somebody's modification or to avoid foreclosure. The company's computer system in general experiences regular glitches and the it department is quite slow at getting everything back on line.
I attempted to explain my observations constructively and humbly offer suggestions for improving the processes. I also participated in company functions and tried to mingle with my colleagues. Many employees are rather unprofessional; they discuss topics that should be left out of the workplace and regularly use crude language. I never complained about this. I arrived for work on monday, december 24, 2012, and discovered that my badge did not function at the door. I was about to leave when a security guard approached, told me that the company was closed for the holiday, and that I was no longer employed there. Management apparently decided not to inform me that I did not need to show up on christmas eve morning so that security would dismiss me and they could avoid any potential confrontation. Merry christmas 2012.

Specialized Loan Servicing [SLS] fraud

I have been battling with sls for about 7 months. They just put my house into foreclosure after 1 payment bounced. They claim we were 4 months behind allready. However I have proof of all the payments I have made. Sls just conveniently forgot to record 3 of my payments. So according to them, it was time to foreclose. They told me that they would not except another payment unless it was the amount of $2600.00. So I got all my bank statements and proof that I needed, but now the amount that I owe is around 5, 000.00 according to them. I sent them all the proof to the dispute dept. They say it will take around 30 days, well I don't have 30 days left before they sell my house. I know they are wrong, and I don't know how to stop them. My house payments are suppossed to be 583.87, but all my payments vary from 640.00 to 813.00 mostly in the 700.00 range. I have a fixed rate loan.

My complaint with SLS is that are home was foreclosed at the end of July 2014 we had an attorney we signed documents from the State that we reside in, we questioned our lawyer about other fees, and our documents clearly state that we are clear from all debits. Yet in November I get a letter this is3 months later, that CHASE sold the mortgage to SLS, how is this possible if we foreclosed on our home in August. I have faxed them the paperwork from the lawyer that worked with us both with us and the lawyer from CHASE. They continue to call and I will not talk to them I do not want to provide them with any information that they could use against me, they've gotten my foreclosure paperwork and I'm not giving anymore. How is SLS able to just come up with a figure from out of thin air and say we owe that amount, when after dealing with our lawyer and the attorney from CHASE, signing court documents stating that we liable, sorry I'm not paying them a dime, we signed and if they have questions, why haven't they contacted the lawyer that was hired by CHASE to work on our foreclosure.

I am a real estate Broker in California trying to get SLS to accept a full cash purchase offer for my sellers. It has been a total nightmare. Any advise? [protected] or candacetaylor1960@yahoo.co.

Specialized Loan Servicing is a criminal enterprise, and the company executives should be indicted under the RICO statutes for organized crime (John C. Beggins, , Joe Peterson, Mike W. Millington, John J. Lott, Stuart Graham, Toby E Wells, Ali M. Haralson, Patrick K. Doyle Tiffany Rl Skaife). Their customer contact people have always been rude, aggressive, and not very bright. They change dates on documents, they add fraudulent charges and fees to statements, and they refuse to follow Federal or State laws and regulations. They call several times a day, everyday. We have consulted attorneys at several points throughout our foreclosure process, and our attorneys are unanimous that SLS has no valid claims or recourse. Yet, they persist. Unless they are shut down, and/or they have a massive class action lawsuit they will continue to try to lie, cheat and steal every and any dollar they can get their hands on. I encourage real estate professionals to boycott this company, and for individuals that have any loans, mortgages or contact with these criminals to stand-up against them, and to enlist your state AGs for assistance. These people are dangerous, and they need to be behind bars.

Specialized Loan Servicing [SLS] liars

They keep telling us that they were going to help us to do a modification and after a lot of phone calls: they lost our papers all the time. Finally they told us we don't qualify because the property value was above of the obama program. They wait until the last minute when I ran out of all my money: bank savings, 401k, life insurance.. Extra jobs etc.. To tell us that? Then they watned us to pay 3 months in advance? If they had done that few months ago.. We could have have still some money to pay that money. They are liers! Specially that terry paid 8 dlls per hour * womand!

Specialized Loan Servicing [SLS] lacks organizational competency

This company has no standard operating procedures. (and if they actually do, the employees or independent contractors are not aware of them or have the freedom to totally disregard them.)

Sls is the 2nd lienholder on a short sale deal. The 1st is bank of america. Would you believe I received an approval from bank of america two months ahead of sls?

I've had to deal with approximately 20 different customer service reps. With each one I almost have to start from the beginning. These reps are nice enough on the phone but are not empowered to accomplish any task except answering the telephone.

The management and/or supervisory level is illusive, and maybe there are no managers or supervisors. I'm beginning to think there's some guy in a garage with a computer who is running this company.
