This company has tenants and potential tenants sign leases which contain illegal information.

Plan to keep all your security deposit

(1) Late fee 10% plus $5.00 per day.
(2) Charges for cleaning, painting and items missing out of your apartment when you move.
(3) They don't keep up on repairs.

I am looking to rent a place for around $900 a month. I went into Craigslist.com and saw an ad for Gresham Valley Village Town homes in Canoga Park, CA 21030 Gresham st. phone # [protected]. The ad stated 1 bedroom 1 bath for $926 + utilities. I thought WOW! it sounds too good to be true. I called and left messages, but NO RESPONSE, and the message stated that they had 2 bedroom town homes for like $1600+ I went on line and found them. They are part of Sierra management properties and sure enough they all stated that they had 2-3 bedroom town homes for over $ 1700.00. The whole ad was a scam. Go check it out for yourself. I was so mad and disappointed. I thought I found my home, but no. :(

I lived in a townhome located in chatsworth as well, We moved from another place that was not up to par. Everything seemed wonderful. We actually had roommates. Umm BAD IDEA.. we learned the hard way. Anyhow, they moved out about 4 months into the lease agreement. and then we had another friend put on the lease agreement spent 1 month there. we then tried to carry on the lease until living off of credit cards just wasn't cutting it anymore. When we moved in we had a leak problem, door jamb was damaged. took them about 2 weeks to fix it and when they did they never cam back to paint it.. the toilet was broken and when the repair man came into to fix it left all his trash and expected us to take it out! EVEN USED OUR TOWELS TO MOP UP! I was appalled and disgusted. not to mention the roach problem our unit had... so bad! that there was a few dead roaches painted into the closets and walls! Anyhow we moved one month early from the lease agreement! had no where to go with a 2 year old child. that was the only way to not have an eviction under my name. i was told that someone had moved in 2 weeks after we had left! I was still charged for cleaning & painting of the townhome. Late charges, and the full month of rent of my remaining lease after they took the full deposit my total was still close to 1900 dollars. they set me up on a payment plan and i've been paying 25 dollars a month for a year now! Not to mention we dealt with so many people not following the rules, our neighbor across the way was sooo rude and obnoxious. our vehicle was damaged by school kids throwing rocks and no one cared. we were told to follow the rules by a manager that didn't respect the property & rules herself! it was ridiculous! so unfair, and so unaccommodating, These people have no remorse for any of your needs and they just don't care about anything except for money!

Im currently still a tenant in their Chatsworth Townhomes so I havent yet experienced any moving problems, but as of 1 month of living here, its been 1 complaint after another! I have "never" in my (whole life) as a renter heard of SO MANY LIVING RULES! as you drive into this building you see SIGNS posted LEFT & RIGHT- all over the brick walls & building walls! A live-in Manager by the name of Rosie & her husband manage this place & first, start off by being so wonderful and sweet, but the minute you sign the aggreement & become a tenant, her REAL COLORS show! this woman has an attitide! Its almost as if they both sit there & observe what they'll complaint about next! Shes a real ###! they run this place as if its a Retirement home! I pay alot of rent money & for that price, I'd like to live comfortable! -- Im counting the months to leave this place! Beware- think twice before moving into this Chatsworth Townhome building!

RENTER BEWARE! This company charges very high fees. When I moved out of one of their buildings I did a final walkthrough with the manager, who told me the apartment looked perfect. But the rental company kept my whole security deposit of more than 13oo$. They charged for carpet cleaning, paint, etc ( even though I paid to have the carpet cleaned before I moved out). They told me that the cleaning amounts were in the lease, the way I interperted it was that if repairs and cleaning were needed for more than usual "wear and tear" then I would be charged. If you are going to rent from them make sure to read the lease VERY CAREFULLY! They will charge you the full amount for cleaning even if they do not do any. They do not even do all of the cleaning that they claim they do. I had seen it when other tenants had moved out of my building. I am not saying that what they did was illegal ( I think that it should be!) because it was in the lease, but what they did was definetly immoral. I was not a first time renter and I had never had a rental company rip me off like this one.

If you read the lease and this was spelled out in the agreement, then why did you sign it? Being a landlord from the past, I have always informed my prospective tenants, that the apartment was video taped before you arrived and will be after you leave. Also I have an attachment on my lease regarding a checklist of items, such as the various appliances, that all light fixtures were working ect. I alson have information in my lease regarding a walkthru of the premises before vacating. Any damages to the apartment will come out of the security deposit. Should you have repair issues to your unit, send it to the office in writing by certified mail and keep a copy for yourself. Most landlords have 3 days to make repairs to a dwelling. When renting a unit I would suggest that you do what the landlords do...video and document.
