Complains against Shipra Estates Ltd –Shipra Suncity.

During the period of your habitual search of Housing Societies for the purpose of a purchase of a residential flat or house for future abode of dwelling and spending your retired life peacefully, IF YOU FIND THAT :
 There is no clause in the contract agreement for allotment/purchase of housing about a scope for penalty (for late delivery of the flats) to the builder/promoter of the housing society,
 There is a one sided contract having a clause of excessive interest payable by the flat owner due to delayed payment of installment,
 There are procedural hassles in getting possession letter of the flat even if all payments are made in full,
 A certain amount of declared bribe is payable to the Electricity Board office and authorities to get Electricity connection to your flat,
 An inordinate delay and shabby and poor workmanship of the finishing jobs prior to handing over of the flat for occupation by the flat owner e.g,
o Vitriolic floor tiles are found already cracked and thereafter tiles are found to crack gradually in greater number within a short span of even 6 months due to improper filling of materials beneath the tiles (and you will find hollow sound of emptiness while walking over the tiled floorings),
o No proper slope is maintained in any of the Bathroom floorings so that water logging is invariably observed after use as the water does not get drained off,
o Most of the drain system is found choked even at 15-20% occupancy level,
o Huge gaps are observed between the Bathroom tiles as there is heavy seepage of dirty sewage water to down below floor’s Toilet,
o There is incessant shower of Noise, rubbish, garbage and malwa of cement+ concrete + stone etc from all around due to construction continuing prior to hand over to the respective buyers,
 The Management/owner of housing society is profiteering out of supplying Back Up Power facility to the residents and the billing is not transparent and not as per the commitment advertised,
 There is a callous and casual approach followed by incompetent and poor workmanship of maintenance of even small plumber and electrician jobs to maintain the facilities and the same defect is being attended to 5-7 times without any proper result,
 The whole area of SunTowers – 4 Blocks looking like a Khandahar with shabby finishing jobs all around the Towers – like Sewage water logging around the roads of SunTowers (The Towers are islanded in a pool of Sewage Water all around), Broken and unpainted or shabbily painted walls, lifts not working, individual letter boxes not provided, facilities of security intercom system not existing, Bricks and mortars lying all around – In short there is feeling of TOTAL INCOMPLETENESS, SHABBY and POOR QUALITY of MEN / MATERIAL / WORKMANSHIP in comparison to the promises and commitments made by the Builder/Promoter/Owner of the Housing Society in their advertisements.
 Facility management passing the blame to Project Management and Project Management passing the blame to Contract and Commercial management and vice versa and the Owner is laughing at the back with its bellyful of haulage of Installment amount- Ultimate sufferer is no other than the poor resident who has spent his hard earned money of life in search of a peaceful, tension free, hassle less stay for the last two days of life.
 There is total lack of greeneries every where in the Society and the greed of the Owner is leaving no area empty but to fill it with jungle of concrete towers all around so that You will feel as if the Colossus Goliath of the complex of residences, housing societies, Tall towers and buildings is advancing gradually to eat- suffocate-gag and engulf you.
 Last but not the least, there is no patience left with any body in the Management/Owner of the Housing to listen to the Resident’s woes and sufferings and they are left orphan to fend for themselves.

THEN be rest assured that it is no other than Shipra Estates Pvt Ltd with its unholy alliance of the partner ship with Ghaziabad Development Association and the residential complex being referred to is especially the SUN TOWER COMPLEX of Shipra Suncity Indirapuram and sufferers being its poor residents especially the resident of STC-602, SunTowers, Shipra Suncity Indirapuram Ghaziabad.

    fully agreed. The Shipra Estate owners should be brought to justice...i live in the the Shiprasuncity Nova apartments and last night the a large part of roof ceiling along with the concrete came down falling on us. Me and my wife had a lucky escape.

    Is there anybody who can provide justice to us!!!

    I have a complain against the Shipra Estate Limited (SEL) & Ghaziabad Developement Authority(GDA).
    I am the owner and living in the Shipra Suncity which is an joint venture of SEL & GDA in 10/16 JAC ROAD Shiprasuncity. In just the forth year of purchase the a big chunk of the roof of my third floor flat have came down. I was sleeping with my wife and due to the grace of god we had a lucky escape from a mishap.
    The reason of this incident is the sub-standard material used in construction activity and poor maintenance and planning on the part of SEL & GDA, i want a strong step to be taken against the SEL for robbing the consumer like me of my hard earned money and making my life filled with danger and apathy

    And the Biggest problem is that the "Corrupt" RWA office bearers only join hands with the Shipra Management to help them extort the money from poor residents. Despite the above complains which apply to every one in sun tower, and remain as such and no progress being made.

    The RWAs are made to get resolution to such problems, but they only join hands with the builder to get money from residents and never talk of what residents get in return! Even the hawkers, domestic helps, car cleaners etc have to pay bribe to SEL and RWA office bearers to get access to the building.

    Flat no 1311, 1211, 1111, 1011, 911, 811 in Regalia Heights, Shipra Sun City are without water for last 10 days from 12 Dec 2015; but Shipra Estates Ltd, which is reponsible for maintenance of the building is not doing anything about it. Respected RHRA members, Shipra Estates Managers and concerned authorities requested to take cognizance of this situation and help hapless residents.
