Rawson Property Group / Rawson Residential Franchises Agent refund

In August 2023, I joined Rawson Boksburg / N17, I was asked to pay R140 for a name badge that was never ordered. I resigned in Jan 2024 due to lack of professionalism and training. I have sent numerous emails to Franchise Principal requesting refund and apart from sending delayed responses, she refuses to refund the money.

I would like my refund as this unethical behavior will not be tolerated by myself.

Rawson Property Group / Rawson Residential Franchises Deposit not being returned

Rawson rentals (53 JACOBA LOOTS ROAD, CROYDON) (Agent: Kayla Tryon)

are rufusing to pay back my security deposit and have also not paid back my utilities deposit. The are no outstanding amounts owed. They were given more than a months notice. There was a incoming and outgoing inspection conducted.

Their reason as per Kayla is that they havent found a new tenant and she informed me if I want the issue resolved I should get a lawyer. All these actions are against the housing board and consumer protection acts laws and yet they Kayla seems to not be bothered by any of this. I'm assuming Rawson has trained individuals who are certified working for them? If so this is basically theft and I have as of this morning reported and opened a case with the housing Tribunal. This is a financial stress myself and my family shouldn't be enduring and an agrivation that I am because of Rawson doing as they please with complete disregard for the consumer

Rawson Property Group / Rawson Residential Franchises Failure to accept termination of lease agreement and discrimination

Agent has failed to accept our termination of the lease agreement on legal grounds. Inspection was conducted in May 2023 on which highlighted the repairs that the landlord needed to do. There has been nothing attempted or arranged up to date and they are basic living needs. The windows do not seal and water comes into the premises. It has been bitterly cold. The agent has also discriminated against us and the tenants that were next door to us previously. The agent also went into their property without appointment on many occasions and also went onto their property whilst they were in the process of moving and she was shouting and screaming. The other tenants did not pay rent and left the premises unclean, they were going to clean before she came into their yard shouting. The agent also said to me, referring to the mess, "and these are white people". This is a white supremacy statement, indicating that all other races are dirty and unclean. There are many more breaches, including lies from the agent, a lack of transparency, bullying and money owed to us, changing things without notice or agreement and not respecting our privacy by not setting up appointments. There are many breaches but the agent continues to bully us.

Desired outcome: Termination of lease accepted as the agent and landlord are in breach of contract and our deposit refunded on 1 August 2023.

Rawson Property Group / Rawson Residential Franchises Delay in lease payment

My lease expired on the 30th April 2022. The agent (Ruth Snayer) said it was their birthday on the 30th and asked if i could move out and have inspection done on the 29th. That was convenient so i agreed. On the 29th, they send a message saying they are ill and would send their colleague for the inspection. They did and everything was signed off as good. The colleague (Darren) said my agent would send me a copy of the inspection done. There were no issues. Everything was intact. 29th was a Friday and they were ill so i am expecting my copy the following week. No email or update. I send them a message on the 4th of May asking for deposit and how long it would take. They say they would double check and get back to me. Its Rawson Rentals so i am relaxed. Its 18th of May today, i reach out to agent to ask for deposit and update. I also send an email as i am now getting suspicious. They respond in a voice note saying there is a problem with the bathroom ceiling (there is a mould) and there is a light bulb that was out. As at when i was leaving, all the bulbs were intact and working. This is day 19. Why are you telling about a bulb now. There was a mould when i moved in which i pointed out to the agent (Sive N) that handed over the house. They made it sound like it was permanent and i had no problems with it. I cleaned the apartment and steamed as instructed. Why is the agent asking me to pay for mould and bulb 19 days after i have moved out? Why have they not sent my inspection form? sThis is totally unacceptable, shocking and fraudulent. First, i need my signed inspection form and my deposit.

Rawson Property Group / Rawson Residential Franchises Rentals gone wrong

Rawson Properties what a waste of time and utter mess.

Today was just another day as we getting ready to move from one property to another, all excited and hoping for the best.

Our whole house hold was all boxed up, and all the large items dismantled from an exhausting day and night before. The rental agent dealing with the property we signed for, made note that we can’t move on the Saturday the 30th April 2022 as the lease stated it all had to be achieved on the 1st of May 2022. My better half and I decided to pay a pro rata as to the extra day which was all agreed upon by the new landlords and rental agents. Prior to this we payed a cleaning company which did a fantastic job if I must say so myself, for cleaning the property before we move in. Again everything building up was just great, kids excitement and our nervousness that everything would go off well let alone the unpacking .

Well where to begin …. Saturday morning arrived, everyone’s up early and nerves on edge. My better half utters a whisper under her breath to me, that she hopes the trucking company arrives as we like to support small privately owned business. I assured her it will all work out ok, with a goofy smile on my face.

The phone rings, 9:30am on the dot, the moving company what a relief. They are outside shoowee! Just a chuckle and sigh from both of us. All in the meantime chaos was brewing. The agent of the property rings us with some devastating news. She states I quote “The new landlord refuses to hand over the keys or even complete the signing of the documents” OMG.. My better half’s face just dropped to floor with a slight tear of despoliation. In asking her what had occurred she soon disclosed the entire outlay of what the agent had just told her. My joy and nervousness turned to worry and dismay.

Calling the agent from Rawson Property, frustrated and with a loss for words, the agents then tried to comfort us by saying, “we have another property to show you and will sort this out today. No need to worry this landlord is full of it! My better half ran off to view the property the agents stated, was whole lot better, only to find out that it was tiny, the kitchen was missing and was in a filthy mess.

How do I not worry? We had spent thousands of our hard earned Rands getting my family ready to move. Cleaning costs, moving company costs, Deposits, months rental upfront, damage deposits, Agents fees, contract fees just to list a few.

Now the two of us just dumb founded, sending the moving company packing so to say with nothing in the truck. We just hoped to find a roof over our family’s heads for the night. Now having to muster up the courage to speak with my current landlord we have rented from, bless her, she was whiling enough for us to stay on another week.

Now out of pocket and Agents that are making empty promises of paying all the funds back which we have lost, I still don’t have a place to stay one week to go before the new tenants take over where we currently are.

If only the professionalism of the agents of Rawsons Property was not only a picture billboard or internet whim maybe we would not be in this situation.

Where to go and what to do? Is the question.

It’s now Friday, 6 days after all the chaos on Saturday, Nicole. [protected]@rawson.co.za and the Nation Rentals agent Jacqui Savage made so many promises on how they will put us in a place by Friday. What a joke! They send us properties that are already online, tell us to contact these agents, wait for it, most of these places are all taken already, and the ones we do get hold we have to drop and run from our daily employment to go see.

Well my partner and I are sitting here almost 1 week later and Rawson Properties could have just taken their promises and thrown it like dust to the wind. We have to find a storage unit for our house hold content, and will be on the street by Monday. The stress levels have been immense and continue growing. We are really at a loss. And no clue what to do and where to go.

I hope the Rawson Team and agent Nicole Christians sleeps well knowing they just say “ sorry “ and everything is ok. Yet they put a family on the streets because of their unpredictable, unprofessional and non procedural tendencies.

Rawson Property Group / Rawson Residential Franchises Still no deposit received - Northriding branch

I've moved out of a property, lease was up, which i rented via Rawson Northriding, at the end of March 2022. Exit inspection done, nothing wrong with the property, in fact, the exit looked better than the insert inspection. Sorry may I add, the insert inspection took about 20min, the exit inspection an hour and a half, done by Ryan. More than 7days later, still no deposit refund or any feedback whatsoever. When I contacted Riana, all I was told, they apparently are so, so busy with insert inspections and basically don't have time for me right now. I just want my deposit back Rawson Northriding! I don't care about your insert inspections, I was good enough when I had to pay you your money, now pay me back mine!

Desired outcome: I just want my deposit back!!!

Rawson Property Group / Rawson Residential Franchises Rental not to me on time and agent continuously lies to me.

I have taken the managed contract with Ottery rawsons cape town. Andrea the franchise owner is very unprofessional and dishonest. I have to keep following up and begging for the rental to be paid to me. She is very dishonest and states rent will be paid on a certain date and that it has been paid but still I never receive it. Currently it's the 11th Feb and I have not received rental and services for the month. She keeps stating she will get back to me. How is this possible that I have to beg for payment and keep following up. She never responds to my emails. I feel I have lost control of my own investment.i have sufficient emails as proof for investigation. I can not believe this is what rawsons stands for, unethical, unprofessional, dishonesty service. I am paying for a service which I'm not receiving. Please can this matter be investigated.

Rawson Property Group / Rawson Residential Franchises Deposit, turnaround response

I have moved out of a rental property of RAWSON NORTHRIDING which was filled with magets in the shower when we moved in. Upon the exit inspection on 31 July 2021 it was noted the unit was in a better condition than when we received it. RAWSON NORTHRIDING promised to come back to me on any issues by Thursday 12th August 2021 which was passed the 7 days already. They then told me that they have alot of inspections to go through which is why it's taking so long. This clearly shows a breakdown in the internal business process and this should definitely not affect the consumer. It's now the 15th and as promised RAWSON NORTHRIDING still did not come back to me with any feedback at all!

Desired outcome: FOR AN AGENT TO KEEP ITS WORD ABOUT THE TURNAROUND TIME AND TO REFUND MY DEPOSIT

I'm tanant in Muizenberg Cape Town in unit 204 Doreen Mansion
My complaint is regarding the treatment that I receive from the older staff in the Muizenberg office by the name of Werner Rix
In the flat we have wooden tiles recently we had fleas that are biting my 18 month old son went to report the Matter was referred to the contract clause that state that lm responsible for fumigation .
We did fumigate the house and there is no change we were advised that the tiles to be waxed with vanish but they're all refusing to do that and she's being advised by the agent.

Rawson Property Group / Rawson Residential Franchises Rental paid by my tenant but not paid over to me by 1st of month as contracted.

As a property owner, my contract with Rawson rentals is that I get paid my rental income into my account on 1st of each month. Rawson confirmed they have received the rental payment from my tennant last week but have not paid over to me yet. I got a litany of excuses from Rawsons regarding. Not my problem. Surely this is a breach of the contract with me and I can cancel it?

Desired outcome: Eft of my rental to my account today with immediate clearance. Refund of missed debit order fees to me from Rawsons.

Rawson Property Group / Rawson Residential Franchises Poor service and communication

I am currently letting out my property and have signed a contract with Rawson North Riding in Gauteng.

I have had numerous issues with them, ranging from being double charged my monthly agent fee to poor communication and even authorisation of a pool repair of R4000 without getting two quotes and the only time I became aware of it was 2 months later when I saw it on my statement. This was eventually resolved after much chasing up on my part.

The most recent incident involved 2 repairs being done without notifying me. I only became aware at the end of the month. This is after the agents called me to make arrangements for the tenants not being able to make full rent. I sent an email stating I am not happy and would like to know the earliest instance where I could cancel my contract with them. It has been more than a week and there is no response. I am fed up and would like to escalate the matter.

AGREEMENT OF SALE: MOJELA ELIZABETH FOR 1057 ANNLIN GIGANDRA AVENUE 176, 0182
I would like to put on record my dissatisfaction with regards to the agreement of sale with Mojela Elizabeth for 1057 Annlin Gigandra Avenue 176, 0812.
The following are the reasons of my dissatisfaction, since the date I signed the property offer to purchase with Mojela Elizabeth through Rawsons Properties in October 2019.
1. I patiently gave Rawson properties an opportunity to sell my property for a period of almost a year to make the sale, but nothing was ever successful of which I understood because of the market.
2. Finally in October 2019, Rawson properties came with an offer to purchase of which I was told that all was in order and ready for the sale to go through quickly, only to find out later on that was entirely not true, because not everything was ready in terms of following the necessary process of sale, such as transfer/bond fees etc.
3. Since signing the offer to purchase with Elizabeth, I never received any communication from Rawsons in terms of the progress report of the sale. From then I decided to start communicating with the purchaser to find out from her side if there was ever any communication, only to find out that nothing was communicated to her as well. At that I was told by the purchaser that the offer to purchase that she has signed is not the same with the one I have signed, of which to me this is already fraud.
4. The purchaser requested to take occupation of the property on the 30th of November 2019 even though transfer of the property was not yet registered/finalized. As per the agreement of offer she was supposed to pay in advance occupational interest in line with clause 9 of the agreement of offer, but that never happened. It was only when I started sending letters (i.e. LET 001 and LET 002) that the money for rent was paid later on in December 2019.
5. From the date of signing the agreement of offer, I have never heard any communication from Rawsons as to the progress of sale until to this date. Basically me and the purchaser were left in the dark, because none of the agents that were dealing with this sale was answering any of our calls or responding to any email.
6. Unfortunately I relied on Rawsons to do the right thing, but I was completely misled because at the time I signed the offer to purchase with Rawsons there was already in place an offer to purchase from another company that was just waiting to be finalized with the banks, and I communicated this with Rawsons before we signed the agreement of sale with Elizabeth. But because I have been waiting for so long for the property to be sold, I decided to go with Rawsons because as I mentioned above I was told that everything was in line for the sale to go through without any delays, of which I think any reasonable seller will agree to, but like I said I was completely misled. This has caused me serious damages because the other company is now taking legal actions against me, because they say they were first in line.
7. It has now become very clear that the agreement of sale between myself and Mojela Elizabeth was improper because none of the following clauses was followed as per the Rawsons agreement of sale (i.e Clause 5, 6, 7.4, 7.5, 8.1, 8.2, 8.3, 9.1, 9.2). Also I would like to put on record that my property has also been tampered with, of which this is now in violation of clause 8.3 of Rawsons agreement of sale.

Elizabeth decided to leave the property on the 25th of January 2020, but to this date I have not received any money for rent of January 2020.
This has been a very frustrating unsuccessful transaction that has put me in a very difficult situation. As such I would like Rawsons properties to take some action against those agents that were involved in this process, namely Sipho Nkuna and Naval Malatjie. It must be known that all I wanted was to sell my property but clearly I trusted the wrong people/company.

Good day,

We have been enquiring to buy a property at Bona View through Leon Olivier at the Blaauberg branch. We have been waiting since the 31st of July for feedback and details on this property as we are urgently looking to buy an apartment, we are buyers from the UK. We just don't get any response from him, even after 3 follow up emails, also no Out Office response. Just poor service considering we were urgently looking to make a decision. Rawson's loss considering this is not a seller's market and property has been sitting on the market for quite some time.

I moved out of the rented property on 30 November 2018 and after being promised my money I am still waiting. This is completely bad service, I would expect a better service. See below emails and investigate with the Helderkruin, Gauteng office.

Rawson Property Group / Rawson Residential Franchises levies overdue on managed lease

I have had two terrible experiences, one still ongoing, with two different Rawson franchises this year.
I have a flat in Johannesburg which I wanted to rent out since the beginning of the year. One of the Rawson agents found a tenant on the 27th April who wanted to move in on the 1st May. The tenant signed the lease and paid her deposit. On the 1st May, something changed and she didn't want the flat anymore. Since I knew I couldn't find a new tenant for the month of May, I penalized her 1 months rent, which I thought was fair. What was NOT fair is that Rawson still took a full months rent as the procurement fee for 6 months as well as the FULL management fees for 6 months, although there was no longer a lease to manage! This seems extremely unfair and unprofessional, and certainly does not incentivise agents to put in good tenants, as they can get away with doing no work and still getting their full commission.
Another Rawson franchise then managed to find someone for my flat from 1st June. I received the statement for June upfront and had to pay in some money as the first months rent didn't cover the procurement fee. However, I then only received statements for July and August on around the 20th August after requesting the statements numerous times and following up only to get various excuses about how they are short staffed and people are on leave etc. If they cannot manage my account, why am I still paying the full fees for the managed lease? Further to this, my levies are now 2 months overdue, even though I have been invoiced by Rawson, so I never received the levy money. They will apparently sort it out after month end, but they haven't even had the courtesy to confirm a date that the levies were paid over to the managing agent so that I can try to follow up. If the payments were made on time, then surely a proof of payment would be easy enough to find and send through to me? Not once in the 2 years that I managed my own account did I not get credited for levies that I paid - almost immediately after I paid them, so my natural inclination is to blame Rawson, and so far they have given me no evidence to suggest otherwise.
I have now told them not to make any payments on my behalf as it has put me in a situation where I am overdue on my accounts, but there isn't anything I can do about it. Essentially, I'll be paying them management fees to do nothing - but it will be less stressful and it will take me less than 10 minutes a month to settle my accounts rather than the HOURS that I have spent following up, sending emails and trying to reconcile numbers. I also asked a month ago that a handyman be arranged to fix a window in the flat for my tenant and, to my knowledge, nothing has been done. Further to this, the tenant advised that he was charged for domestic effluent even though he was told he would only pay rent and electricity. I wasn't in those discussions and I have no idea what was agreed, but that was never communicated to me and the contract states that he must pay it. Surely that's some sort of violation of the Consumer Protection Act and also just goes to show that somehow what was discussed between the agent and the tenant doesn't seem to make it's way to the admin team who invoices the client.

I am at a point now where I will never even consider viewing a property if it is sold by Rawson, nor will I ever use them again unless I get feedback and assistance from the head office to get this resolved show that as a company, they hold their franchises to some sort of standard.

Rawson Property Group / Rawson Residential Franchises deposit not received

Good Day,

I was renting a flat in trichardt, secunda, mpumalanga through Rawson. We moved out on the 26 May 2017. Inspection was done and no faults were found and we were told we will receive our deposit within 3 weeks because its in a trust fund. After 3 weeks we didn't receive anything so we contacted the agency and they said it was paid to us. We waited another week then went to the bank to confirm if there's any outstanding money waiting to clear and they said there's nothing. Which means they either lied to us or put it in the wrong account. So we queried it again. Then the agents requested our bank statement. It's been over a month now and we still havent received our deposit. The agents are avoiding us and reffering us to the accounts department. I don't see why I need to beg for my own money. They have not been helpful or honest. We would like proof of payment. If we don't receive our deposit then we will be forced to take legal action.

Rawson Property Group / Rawson Residential Franchises non collection of occupational rent

I sold my property through Rawson Property Johannesburg East rand office. The new owners moved in prior to the completion of the transfer and are liable for the occupational rent. Rawson has failed to collect this rent and have informed me that i must find my own means of collecting the overdue rent. This is unacceptable as the property was entrusted to Rawson to sell, with this occupation taking place during the sale process. In my opinion Rawson is liable to collect such occupation rent and hand over to me.

Rawson Property Group / Rawson Residential Franchises fraudulent sale

I spoke to Rawson top management. I believe 69 Overberg was sold as a fraudulent transaction. The agent I blame is Bertie Lombard. The problrm is that they claim 69 Overberg was sold on auction to a Mr F W Norton on 13 October 2017. This it seems must be a fraudulent statement. To EAAB they also gave misleading information claiming in one e-mail that it is information supplied by attorneys, while in another e-mail they claim it is information by the seller. I trust to receive faadback from Rawson Head Office.

69 Overberg was in my view fraudulently sold on behalf of a Mr. F W Norton. None of the dates tie up. 1 St Date (28 Septembet 2017) mentions Mr Norton as a buyer. This buyer only "bought" the property on 10 October 2017, while Rawson Properties claims he bought the property 13 October 2017. I trust Rawson Head Office will investigate.
