My wife and I purchased a vacation club membership with RCI/Raintree and have never been able to use it. We've called about 10 times to plan a vacation and every single time, I get the same response "We're sold out and have no space available". These were all different dates and locations. We got scammed out of a large sum of money. I am looking to file a class action lawsuit as many others have had the same experience. I just need to get a large enough group to fight these thieves!

Whatever you do, DO NOT BUY anything from RCI or Raintree or their affiliates.

My BF and I purchased from the Raintree vacation club with Beyond experience in 2018 in Cabo San Lucas from "Frank " "Fred "We are disappointed and out a lot of money.
We've sent multiple emails and they keep saying the info on its way but never shows up!
I tried looking into what recourse we have to get money back but was not successful. I would like to get these crooks
We are willing to support a class action lawsuit.

Member of Whiski-Jack Raintree since 2004. Loved it in the beginning. Used it every year and stayed at places that would have cost $7, 000 a week to rent. Whistler 4 times including the 2010 Olympics, Vegas, Park City 3 times, Telluride, etc. But then I stopped getting my maintenance fee bills each year...didn't think about it as we just had a child and weren't traveling as much. Called to make a reservation and to find out how much I owe in fees and nobody can find me in their system! Despite having my contract & member number, they tell me there is nothing they can do! I am more than pissed because I paid over $24, 000 plus around $1, 500 a year in fees for a sapphire membership and would love to use with my children and then for them to use it (as that is how it was sold to me as a deeded property that I could pass down). What's right, is right and they should live up to their agreement. To act like you don't even know me is despicable!

Anyone have any updates regarding not paying maintenance for 2 years and forfeiting the membership back to RVC? Success stories? Not-so-successful stories?

My contract contains language that states that I would forfeit membership after 2 years of non-payment of annual dues. Seems like the best approach.

The problem with non payment is the affect on credit - and I've read on other blogs how people are hounded for years. I'm also interested in hearing outcomes and steps to successful cancellations (if there are any, lol)!

My research shows that there should not be a credit hit for non-payment of "dues". If you borrowed to buy and still owe on that note, that may be a different story.

Your wrong about debt collection law and cross country collecting, but RVC uses 3 different collectiin agencies, yet none of them have I seen ever actually report to any of the 3 bureaus. That may change after this reply

So what is the latest on stop paying maintenance fees on my RVC timeshare? No loan balance due and current through 2017 on maintenance fees and now another $1, 319 for 2018. Granted I am a Gold member, which my fees are due every even year but still, since I don't use it see no reason to continue paying to the end of this 50 year lease! Granted could go through one of this scam maintenance termination companies
course they will want up to 5k for their fee. Any comments/suggestions on these matters? Very much appreciated.

My husband and I are trying to cancel our Raintree membership. After reading so many threads and searching the web it looks pretty bleak. Were you able to cancel your membership? If so, would love details on the attorney you hired, cost, etc. I've seen a lot of references to "Mexican Timeshare Solutions" but skeptical... Thanks!

I purchased a one bedroom time share at Puerto Vallarta in July, 1999. At that time it was Club Regina in the Westin group. Part of the reason I bought it was its affiliation with the Westin group and the adjacent hotel where Club Regina members could take advantage of their facilities and restaurants. My maintenance fee in 1999 was $435. This year it was $1, 078. I don't want to have my credit negatively affected, so I continue to pay. I have had some minimal usage on the North and South Carolina coast, through RCI, which is an additional fee. Also, I get the impression that we RVC members are not very high on their willingness to exchange and you pretty much have to take what you can get. when you can gt it. I have Parkinson's Disease which impedes my travel greatly and requires me to have someone to assist me. I choose not to go to Mexico because of my perception of a local element there that I don't want to have to deal with outside the resort. I would be interested in being a part of any class action suit against RVC, Club Regina and/ or The Westin Group, or RCI. If anyone has successfully terminated their contract without affecting their credit or knows of a reputable company who helps with this sort of thing, , I would be interested. A timeshare purchase is never a good idea. Some people buy them with the idea of a financial investment, but a timeshare is not a good investment at all. Besides, there are lots of fees involved. My wife also can never use our Raintree Vacation Club! We can go anytime we like because we own our own business and for some strange reason they never have availability! If I call the property directly as if I'm not an owner but just wants to book some nights, there is availability. I feel that we got so ripped off... I would love to sue them. If anyone interested in this please contact me.

I would support a class action law suit also. I recently sent them this email.

After much thought about all the problems I encounter with Raintree Vacations I have decided to terminate my membership with you effective immediately.

During the purchase of the property I was told the following details that I later learned would not be honored:

1) Points could be accumulated indefinitely and used in future years, now I learn they expire after 2 years

2) for years that I was not planning on using the resort, I could offer them to the pool and they would be rented by Raintree to cover my maintenance fees. I now have found they wont provide this service or honor this part of the sale agreement.

3) when I purchased the membership It was for a specific location, which I received notice later that this location has been changed with out my consent.

4) I purchased the membership at Club Regina in PV and when I went to book it, they said I did not have enough points to book the week that I had paid for. Again completely different then what I had purchased and agreed to.

5) I was told that reservations could be made in advance to provide adequate time to reserve and make travel plans. I am now told that I can only reserve on year advance and have had much trouble booking vacations.

As you have not honored what we agreed to and are in breach of agreement, I am requesting you cancel my membership and reimburse me my initial purchase price. I am also forwarding this to my lawyer.

All of their clients were imposed Special Assessments on one or several occasions which, in effect, doubled their yearly maintenances fees without stating the specific reason for the additional assessment fee. http://www.timesharescam.com/

This is all old hat. I love my Raintree affiliation, but then, I also love The Mexican coasts, Steamboat, Cimmaron and the fact that I have never had a problem booking these. The assessment problem was solved. Pay your fees on schedule and you benefit. Stop whining. You purchased a great opportunity. Just plan ahead a little as you should have realized you would need to do if you wanted to book units that everyone else might also want.

Raintree is to be questioned on so many levels. We own a 2 bedroom condo in the Westin Resort in Whistler, B.C. In 2012, our annual maintenance fees went from $1200 per year to $2400 per year. Their logic for this massive increase was that they, Raintree, had been subsidizing all of the Whistler owner's maintenance fees for years and now, they could no longer maintain the subsidy. Firstly, they never told us in the sales process about a subsidy or any other time, except the annual budget report had a line item for "subsidy". No one ever asked what this meant and Raintree never brought it up until they wanted to stop it. Over 50 owners have been sent to collections for rebelling against this egregious increase, and the weak argument they gave us when they doubled our fees. Secondly, when you try to obtain info from Raintree you are given excuses, etc. but never the info you really need. Be very careful of these people.

The members that are complaining need to quit whining! I joined Raintree in Puerto Vallarta with a Gold membership. I have been treated excellent and have stayed in Puerto Vallarta, Acapulco, Kona, Hawaii, Phoenix, AZ, and am getting ready to use my RCI benefits in February for a vacation in Tabago/Trinidad. Every Raintree operator I had dealings with were polite and did the best they could do at the time. If I book far enough out I have always been accommodated. I am happy with my Time share membership and once I completely retire I am considering upgrading my membership so I can utilize raintree more and really enjoy all that they offer. Get busy making your membership better and get involved. Quit downgrading Raintree and start praising them for all they accomplish... Your attitude makes your investment negative! I would like to see Raintree financials become available to members so we can see where our money is being spent... If all is good Raintree would not care who views the financials!... Keep up the good work Raintree and continue expanding and improving our options... Happy Vacationing!

I bought Regina in 1996, when it was Hilton and since then, things have change a lot. AS they've tried to change contracts between companies, they also tried to dramatically change/reduce/eliminate the benefits of its members. As a result, what I bought is not even close to what I am getting from them today. Almost every single item has been changed so they can sell more property to new owners without benefiting old ones. Even when I try to exchange at RCI, now the value of my week has not the same exchange power. In sum, I have so many issues and horror stories that I would gladly be open to join any class action lawsuit against them.

I just read the Nov. newsletter. Now I will no longer be able to stay at any resort for more than 3 weeks at a time. When I purchased they enticed us by saying we can use a week from the back and stay 6 weeks at a time. We bought. Now when retirement time is here the rules have changed. What is wrong with this company? They say no one can get any space as they are full, did they oversell? Not my fault! I want what I bought.

I think Raintree should be investigated by the Department of Commerce. The government should protect its citizens against fraud. The timeshare business is taking millions of people for a illegitamate scam. Congress should look into this, and pass some laws to protect us.

I too have been taken to the cleaners by Raintree Vacation Club (Club Regina). I am trying to relinquish my membership and they are attempting to force me to continue paying them maintenance fee. I have been a member since 1997 and have yet to utilize the timeshare because it has not been available on two occasions that I have been available to go during my allotted select period. Has anyone found a good lawyer to file a class action lawsuit against them? I would like the 20+ thousand dollars I paid them over the years for something I haven't used at all. First off, I don't work for the RVC...We have never had any issues in booking...We have stayed at Club Regina, Grand Regina and Palm Springs. We have never tried to go through RCI, mostly because we don't like thier resorts. We own 5 time shares and RVC has lived up to our expectations. We didn't understand the special assessment, but paid it just prior to going on vacation. The upgrades need to happen and now that they are out from under the Westin administration, I think things will start happening. We just got back from Cabo and already noticed a huge difference.

I suggest we also write to the Department of Real Estate in the various states where they have properties, Cal, Wyoming, Nevada, Utah to revoke their license. Go get them

do it on papers. Attach copy of your contract and your own statement. When file will be big enought lawyer can use all these complaints against Raintree. For now all needs to be documented. Otherwise all of our investments to Raintree can go down the drain

Filed a complain with Huston BBB concerning aunathorized attemt for assessment fee charges. Raintree submitted a responce to BBB that I am not happy with such fee but agree to pay it anyhow. LIE! I agreed to pay Maintainance fee but nothing extra which is not in my contract. Responce was submitted to BBB by Kristin Walters. I am sure raintree playing games by misleading between Maintainance fee and assessment fees.
I filed a complaint with Federal Trade Commission in Washington. They replied all information taken into account with complain #. Do the same way in order to collect file before to execute massive class lawsuit if nessessary. Email your concerns to maxwork6000@mail.ru or ogden1995@aol.com

I just received $820 special assesment fee. I reviewed my contract and found no mention regarding special assesments other than yearly maintenance fee. I purchased my GOLD membership in 2002 for $17, 000 with annual maintenance fee of $465 today it's $820. In seven years maintenance fee has gone up 76% and they are still asking for additional special assesment fee.

I contacted Raintree regarding the special assesment fee. I was told that if not paid I will not be able to use my membership next year. In other words pay it or lose it. I will fully support a class action law suit.

We agree with everyone that has a complaint against Raintree?RCI. My husband got out of the last assessment fee because our son works for Senator Diane Feinstein and it is unlawful practices and illegal without written consent by all members. We received a new assessment fee for this next year and we are not going to pay it! My husband also recently tried selling our timeshare to a company based in Seattle, Washington called "International Timeshare Consolidators. They told us they had a buyer already and that we would nest $10, 900.00 after we paid them a fee of $500.00. We were told we also had to pay upfront for title fee of $496.00 which we paid, then they called and said taxes had to be paid upfront but would be refunded $1635.00 which we paid upfront. The money was to come by special delivery today, guess what, they called and now say they need another $1805.00 for Mexican Administration fees". What is the heck a Mexican Administration fee, "has anyone ever heard of something like this when they sold their timeshare in Mexico?!" And they say all our money we put out now upfront will be refunded once the deal goes through once they get another $1805.00 from us! I think this company is a scam! I refuse to pay another a penny until I see my money for the sale of our timeshare. I thought their was something funny about this, it was too good to be true. Who in their right mind would pay us $10, 900.00 for a timeshare we purchased back in 2005 when we were told by other companies it pays only ten cent on the dollar?! I am sick of the maintance fees going up every year and now having to pay a assessment fee on top on it! I think we should all put timeshare companies out of business! I am SO mad right now, and I had told my husband not to buy into it but he did. We reap what we sow. Good luck to all on getting your vacation or timeshare sold! If there is a lawsuit please do let us know, we will join!

I should have known it was bad my uncle got the condo for $ 1.00 but he has the pay this fee.

I have been a member of RVC since 2001 with 1 week every other (odd) year. Not once have I been able to use not once have I been able to book a stay. Every time I have tried to book I am continually told that there is not an availability...even trying to book 2 years in advance! I have also tried to sell my time share and been ripped off 2 times by companies that "guarntee" they can sell my timeshare for me. I think RVC is a rip off and if any one is trying to get a class action lawsuit together, count me in. I have found that one person alone cannot touch this company. They are now threatning to turn me over to collections for refusal to pay their Special Assessment fee.
