Dear Reader,

Pavani Homes builders are cheaters. They fraudulently demand more money from home buyers.
I have recently bought a flat from them. After I made 80% of payment, owner of Pavani Homes (Mr. P.V. RAGHAVA RAO ) call and claims that my documents are not signed by him and he received only 50% of the Monday I have paid and rest of money is siphoned by his sales person. This sales guy was single point of contact for Pavani homes.

I asked him few clarification:
1. If my documents were not legal and correct. How can he receive any money at all
2. Since there is loan sanctioned by reputed bank, how can the documents be forged
3. He is agreeing to settle the entire thing, if I pay him 50% of disputed amount. But nothing should be on paper

I contested that Why should I repay the amount which I have already paid the amount. Second, if his employee, partner or anyone else from his side faults the problem lies at his end not at customer's, therefore customer should not be made to pay more than actually value of property

Mr. P.V. RAGHAVA RAO is known cheater, he tries to lure innocent customers by offering prices slightly less than market rate and then force them to pay more money by using above mentioned tactics along with delay in Project completion date. Please be cautious while dealing with PAVANI HOMES. It’s always advisable to deal with reputed builder then get cheated by thugs like Mr. P.V. RAGHAVA RAO

This is bring to your notice that the pavani homes of bangalore builder is different that hyderabad based pavani gorup / pavani homes.

request you not to consider any reviews of bangalore builder to hyderabad as they are completely different and no connection to them.

why i m writing this is bcz prior to visiting pavani palazzo banjara hills project from pavani group hyderabad i came across these posts and later on i have been clarified that these are different builder.

This post is for your kind perusal.

Hi All, This is bring to your notice that pavani group / pavani home which you people are discussing here is completely different than the hyderabad based pavani group. The Bangalore Based Pavani Group is nothing to do with hyderabad builder. Please do not consider any reviews of bangalore builder to hyderabad builder.

Hi,
I have a flat in Pavani shresta, every thing is incomplete and they charge for everything like fixing a exhaust fan in the toilet.who charges for that they are supposed to fit the fans in each and every toilet and they broke the tiles in the toilet and in the dining room.when we asked about it they said they cant change it now because they have change couple of more tile to fit the new once so they are not changing the tiles.they painted the whole house and the paint marks are every where when asked about it they said they wont clean the marks.only 2 of the bores are working and lot of minor works are there to complete.they don't respond properly.Yesterday it was raining and all the water came in to the rooms through windows, called them they said they would fix it still no sign of them.Gym is so tiny that they only kept 1 work out machine for 120 families.For kaveri water we have to pay the amount to get the connection.They never mentioned that when we bought the APT, they just said that there will be kaveri water.There are lots of cracks in the walls and not to mention they are not even straight at some places they are thick and the same wall is thinner on the other end.
There are lot of things to tell but i am irritated writing this so if your are planning to buy any PAVANI Group APTS avoid it go for others.

I can't agree to all the points made here. I don't know about Ravi and how he is dealing with customers. But I have booked a Flat in
Pavani Sreshtha and my experience till now is not very bad. Construction quality looks like any other average builder. Yes, there is delay in project. It is now delayed by 3 months and another 2 months of delay is expected. Again, a common sign with most of the builders and even the reputed ones. The project is approved by SBI. I have taken loan from SBI. So, papers should be ok. Also before signing agreement I checked with my lawyear and they gave a green signal. Till now have not faced any issue in payments. I agree that tiles quality in bathroom is bad. I am giving my own tiles and paint to avoid future issues. I will give 6 out of 10 on quality of
construction. But it is too early to tell. May be I have to wait and watch for 2-3 years to do a proper judgement.

Thanks Abhay and all other friends to be aware of Pavni homes. I also about to book for the Pavani as plan seems to be gud for me and centrally localized with affordable price. But after heraing all these I certainly changed my mind. Will drop my plan to go with Pavani. Even when they sent me the detail cost sheets teh taxes they applied are huge cmpare with all other builders. Anyways thnks for the information guyz and keep updating for the people like me to get aware befor time.

Similar type of fraud happened in Hyderabad also. Pavani Constructions, KPHB, Hyderbaad, cheated many customers in Gayatri Meadows, Gagillapur villagae, Qutbullapur mandal, R.R Dist, Hyd. The promotor name is A.CH. Jagan Mohan Rao, MD of Pavani Constructions, KPHB, Hyderabad. This evil person is a perfect bas******d cheated many families, who invested their life time savings. These type of people must be punished infact hangged. He also cheated many banks(Andhra Bank dundigal, ICICI bank, ING Vysya bank, etc..). Please if bank is approving the project that doesn't mean that everything is perfect. Actually some bank officials and builder play a perfect game and always the victim is customer. So, I suggest better always go for READY TO OCCUPY (OR) RE-SALE. Don't take any chance again saying DONT TAKE CHANCE. - A Victim.

pavani builder all times cheater to customer this is the worst company on the earth ravi he does not know how to talk to customer he is mad fellow he does not have common sense he does not know anything he is coming to project and sleeping there if he is not sleeping he smoking he is the worst fellow they have money but don't have common sense.he is very lazy man on the earth.other people taking advantages on him like electrician fixing local and cheap wire in all flats because electrican knows ravi is useless fellow he is very lazy fellow he will not check the wires fitting this useless ravi coming to the project but he does not know what electrician and plumber and engineer are doing there they are making so many mistake but these people are very lazy and sleeping on project not checking anything but end of the day we will be looser because its our life time investment its my big mistake to buy the flat in this worst company.poor construction poor quality lazy engineer and lazy boss very delay in construction.dont buy ever from pavani

pavani builder is very very very worst builder in Bangalore.ravi is also very very very worst fellow he is brother of chairman raghav rao.he is coming to pavani pleasant project for sleeping ony if he is not sleeping he will be smoking there.he does not have business sense he does not know anything.he is mad fellow he does not have common sense how to talk to customer. he is only sleeping don't know anything other people taking advantages on him like electrician he is fixing local and cheap wires in all the flats but ravi is sleeping he is not checking what electrician and plumber and engeneer doing there are so many mistakes in this project.i made very very big mistake to book the flat in pavani because this is worst company poor construction and don't giving occupation certificate.very delay in construction

I observed that same guys posted same text/complaints at different sites... I already booked two flats at Pavani homes.. Where I don't find any difficulties or issues... Wen I spoke to some of the falt oweners they clearly told me that Pavani group had an issue with
One of the marketing guy who cheated them.. But that has been solved and repaid to the customers. Mistakes happen every where so we can't be so rude on them ... Now they r into chennai they are getting big ... If they are really fraud, they can't sustain here its been more than 15 years they are into this field.. So don't be so rude

The story of Pavani Parkwest is a sad story. No STP, no gym as promised, very poor quality of construction and a swimming pool for name sake. Now another name for these cheaters is Sai Infra Projects.
Whatever has been written by Raj 2012 is 100% correct.
Please keep away from these people if you have any value for money.

Completely agree guys.
I have dealt wth one Agent called (Mohammed Waseem, S/o. Abdul Khalid, No 201, Pavani Harmony Apartment, Whitefield main Road, BLR. As usual after many cancellations of dates finally after around 3 months he agreed to get the Landownder Suhail Ahmed to come and sign the registration documents.
But as usual despite signing he did not pay pending society bills Electricity, water charges and he also did not pay the land Tax. So net net I had to pay some one lakh extra. Not just that Waseem also took 2.8 lakhs as commission amount from me and gave me a receipt also. Now the flat is still not handed over to me as it is not in livable condition yet. painting is not proper and there are cracks in the wall that despite writing several mails no one has responded. i do not even have keys to me apartment.
The apartment is Pavani parkwest and I have detailed email proof of every letter thta is typed here. i also have the series of SMS that I have exxhanged with Waseem. He is a ###.

thank you for your suggestions given here, have they cheated anything to you please share me (rajesh.9687@gmail.com) how they have cheated so i have already booked the flat in this so that i can take the final decission to move and regarding the ventilation you should not comment here wrong because they are giving very good ventilation and they have left the setbacks as per the norms which i have checked and regarding the approval of SBI wht you told is absolutly wrong bcs loans are already approved as i know and katha its an A katha becasue i have verified the katha what they have given from the BBMP office its an original 'A" Katha so seeing these and i have verified from the earlier completed projects the people says its not bad it is worth for your money so i have booked here, so i will be waiting for your reply how u have been cheated by them, so that i will be careful with them in that respects, even the people while commenting here please do the comment the right information, so the new one like us will not face any problem and we will be beware of these things.

Beware from Pavani Srestha at Kundanahalli.
The Pavani homes and the builder Raghav Rao is big cheaters.
Recently I have visited their new project in Kundanahalli.
Some of the key point that I want to mention about this project.

1. They will tell that they are giving enough ventilation for each flat, but when you go for the actual measurement there is so much difference from the built-up area and the are which they are showing in their plan.
There will be minimum 100 sqft differncnce you will find in each flat.
2. They have kept a board that the project is approved by SBI, but if you want to opt for it then your problems will start, this project is not at all approved by SBI, and simply to attract the customers they have kept this board.
3. They will tell that the Khata is A khata for this property, but its not the same.
4. The materials they are using are also of worst quality.
5. And if pay the advance amount to them then it is very tough for you to get it back.

1st of all ppl here there is nothing called A Katha / B Katha, even the Builders and Advocates are miss guiding u ppl, i suggest u ppl to google and see what is Katha in BBMP means ...

Hi, I read all the positive and negative views/comments. I am planning to book a flat in Sreshta Apt. in a day. People who have booked recently in Pavani Sreshta, please suggest is it worth to book in it as I am getting at good rate as compare to other builders in Kundanhalli.
How legal is the documents since the site has been approved by SBI as mentioned there.?
Did the builder asked any one of you who have booked recently, to pay extra amount apart from totak cost of flat.? Is there any hidden charge
I know water scarcity is there, but they claim they have build water storage tank one for Borewell and one for Kaveri water. is this right?

I booked a flat in Pavani Sreshta, I get it verified with Advocate and he is saying it is legally approved.. regarding OC, 90% small or middle range builders do nt give OC other than Shobha or Purva or Mantri...
Advocate said, it is A katha but as soon as you occupy the flat it will be B katha... I did not get it properly.. Can anyone put some comments on it ? I liked the flat because of the centrally located, enough space is left vacated for ventilation . Almost 100 flats I have visited, frnakly speaking this is the only one I liked in this area but yes with slightly more cost.. 48ft * 100ft is left for garden are and play are... really it is nice... dont know about the futura how they are going to make it.. recently they gave posession on Pavani Oaktridge and I can see they are making garden which seems to be good ...

Hi Guys,

My name is Abhay and I am working at Bangalore from last 5 years. This Saturday I went to see Pavani Sreshta apartment near Kundahalli gate.
I have some points to make:

1. First of all now they have launched this project under "Sai Sravanthi" name (http://www.saisravanthi.com/ongoing.html) and not under Pavani Homes (http://www.pavanihomes.com/). They say that this they have done to save tax. I agree but even in this case why the hell they are charging 3-4 lakhs for tax then. Looks Fraud and Suspiciuos.
2. Newly constructed Flats looks OK. Not a great construction quality but manageable.
3. He is not providing nay Occupency Certificate (OC) as he says that plan has some deviations. I am not about other builders and why should I compare it with others. I am paying him and NOT TO OTHERS.
4. Currently he is quoting 3000/sqft. (Negotiable to 2900).
5. He says it's "A" Khatta property with BBMP approval but would not help in getting loan with SBI bank as it takes time. (I have a doubt in this, if all is well then he can get things done with SBI bank as our documents are all complete)
6. I am not sure what are pros and cons but I have decided not to move forward with the deal. You guys decide on your own

hi Guys, Mr Ramesh of pavani sreshta called me and asked to pay remaining amount within 2 days, also asked to chose the bank between SBI and IDBI for home loan... Is he talked with you people? which bank is better to go for home loan?

Yes correct santhoshk, They have IDBI approval and for LIC, SBI approval is almost completion stage i think they r waiting for approval.
Because for me also they r not pressurizing for rest of money.
