It is evident now that Tom Nguyen has a long line of people with pitch forks ready to storm him. I'm glad I'm seeing the complaints previous to mine. If you want to see if you have a case against him, please contact me here.
Everything wrong that can go wrong with your housing project will be guaranteed to happen if you work with Tom. The thing that makes my blood boil is that when you figure out he's hoodwinked you with all his loopholes, he won't flinch and will even smile saying that he had already stated it in the contract.
Never has the saying "too good to be true" - true. Don't believe his price per buildable. It looks better than market because he omits a boat load of cost that will FALL ENTIRELY ON YOU. If you don't have a third kidney, or a first born you hate for sell, or a sugar mommy/daddy ready to cut you a cheque, I suggest you go with a board approved builder who bills you at market or at this point, be your own GC. It'll save you the emotional and financial hardship. I mean if Tom can do it, why can't you build your own house?

I too have the same problem with Tom Nyugen. It would be wonderful if anyone have some helpful advice on how to deal with Tom please contact me. My parents are old and they have sleepless night think about how bad this experience with Tom has been. The worst builder ever.
Best advice is to stop working with him, and go seek legal advice. Don't take the bullet from this guy, he will take all that you got and in the end you get nothing but a [censored]ty house that you overpaid for.
I want to sue him too regarding to my laneway project. Anyone interest to join the case and sue together for more reasonable legal fee?
Lawyers will not combine cases... each person is an individual case.
There are several lawsuits going on with Tom Nguyen. A long line of people want to sue him. Pacific Gate is worst builder in town. Don’t trust this guy to build your house. He will never change. His contract is very tempting but he has hidden loopholes in it for himself so he can add extra costs as he desires. High upfront payments/costs. Long delayed in building after he got your money. Use your money to fund his house flipping business and your house is a back burner project given very little attention or priority. Projects go way over time and budget.
Very high mark-ups from what the trades charge for extras, with you paying very high costs. Phone calls include text and email to him could be ignored or never returned.
Poor workmanship and contractor doesn’t following your specifications and requirements. Lots of major issues were found during construction and after house was turnover. Many defects were deliberately made by contractors so as to find opportunities to rip you off big and side track attention.
I regret getting Tom Nguyen, a dishonest person from Pacific Gate Development to build the house. Will such kind of business practice last? Watch out!

1 Too many bad stories about Pacific Gate, they are loosing credibility badly, it's one and one with them, using people's hard earn money on their housing investments among other things
