I live in a town home Association and have been here 10 years. For several years we had a volunteer board. Last November the new board (people who want the title) not the job hired new concepts management to take care of our properties. The man running the show is a Gene Sullivan. He sent me a letter stating that I have to change my new garage door due to the fact that it isn't the right color. He has no jurisdiction by our bylaws IX-9-0 to enforce the association Rules and Regulations and never should have sent the letter to begin with. I consider his behavior a form of harassment. From what I can tell, he failed to look in the files for any past release papers for my door. I am not the only person who has changed their door color? Did all homeowners who changed their door colors receive a letter? This would be at least 50% of the homeowners being all doors were brown and gray at one time. Now most are white. He has also offered to give me a contact for the replacement door. Does he get a kick back from from these people? He has failed to set up the promised web site for homeowners in this Association, and has obliviously spent his time nit picking and not doing the job he promised to for all of us. If your looking to hire management company run from these inept people. It would be the best thing to do!

I absolutely agree with this writer on their complaints with Gene Sullivan and New Concepts Management. I, too, have been questioning the ethics of this company headed up by Gene Sullivan. They hired extremely incompetent landscapers, irrigation, and snow removal services in which I had to go and find another more qualified company (for the same monthly fee) and present the differences to my neighbors door to door. Upon finding out that I was willing to go "door to door" and inform my neighbors of what we were "not" getting for our money, some action took place by Gene Johnson. But, due to the burned out lawns from no watering and over-fertilizing, burn-out from the salt used on side walks and a lack of follow-up and follow-through on irresponsible dog owners, the grounds have suffered causing my ability to sell my place to become virtually non-existent. Of late, New Concepts upper management staff (Nick Reider, Mark Johnson) refuse to give any sort of answers to how their accounting practices are implemented and patchy late fees and methods of how they believe they are to be collected (very inconsistently) are becoming known to not only myself but other homeowners as well. When asked for a simple explanation as to how come late fees are applied "sometimes" and not other times, and how they feel they can "split" payments to cover late fees and thus charge more late fees on top of late fees (sounds a little like a mini-Enron going on here), no one could give me an answer, nor could (or would) they give me an answer as to authorized this. Their only response is (as always) to write a letter, email or attend a Board Meeting. Interestingly enough, when our Board was put fully in to place, New Concepts stayed on as an "advisor" which should have been a red flag right there. As "advisor" shouldn't I be able to get my questions answered directly from them? Not at all! They get very agitated and then quickly want to end the phone calls. Let me remind you, I've been dealing with this company and multiple shady issues like these for the past 3.5 years! Their accounting ledgers look nothing like their statements they are sending out and if you want to pay your bill online (automatically) they will charge an additional $12 fee! More fees! Is that how Gene Sullivan is funding his company and his pocketbook? It looks as though I will begin my yearly door-to-door informational meetings once again to help my neighbors finally see the light in that we need to search out a reputable, honest, and ethical company to manage our association. Obviously, New Concepts Management has sticky fingers in more than one association as ours isn't ten years old as mention in the previous post.
