My loan originated with USAA who then contracted with a 3rd party servicer. At the time, it was with GMAC. GMAC went bankrupt and my loan servicing was sold to Ocwen. As of April 16th, my servicing was sold to Nationstar. Now, I can't pay every two weeks unless I pay a fee. I can pay online for free only until the 9th of the month. I can't do automatic...

Mr. Cooper loan discharge

In 2010 my employer (federal agency) closed my local office and told me to relocate to my current city. However, it was not possible to list the home for sale, and funds for relocation at that time was not an option. I was making arrangements with my prior loan company for foreclosure in lieu of sale when Nationstar stepped in and bought the loan. I have contacted Nationstar repeatedly informing them of the situation. Knowing that it is not possible for me to make payments on the home, or list the home for sale, all that Nationstar has done is to damage my credit and demand payments.

These type of problems are well known as "Zombie Debt:" problems. The mortgage debt has remained stagnant for many years, clogging up the credit reports with negative reporting. Clearing up these issues is never easy, since firms like Nation Star really don't care about your credit or future. However, if you you attack them at the FDCPA violation level and force them to prove up the validity of the debt, they will likely settle to make you go away. It is a tedious and brutal process, but worth it in the long run. Feel free to us for free advise on this topic at 877.297.7011.

Mr. Cooper unlawful practices

Between 2009 and 2013, I suffered a series of hardships. I was laid off three times due to downsizing, then in 2012, I was diagnosed with a brain tumor. I had surgery and it took over a year to recover and be able to go back into the workforce.
• Commencing in 2013, I entered into the process of loan modification negotiations with Bank of America. Shortly after the process began, Bank of America informed me that they had switched to Nationstar as their servicer and I was forced to submit all the paperwork over again. I then went for monthly modification negotiation meetings at Court and made the timely payments required. This process continued up until October 2014, when Bank of America withdrew their foreclosure action.
• The next day, I received two Certified letters from Nationstar saying that I was delinquent in my payments and that Nationstar was starting foreclosure actions against me. Impossible!
• My nightmare had only just begun.
• I noticed that I was not getting any other physical mail from Nationstar. Nationstar never sent me or my attorney any statements or other documentation confirming the payments I had been making. Also, my attorney was and is supposed to be copied on all correspondence from Nationstar and Nationstar has not done so. I had to go on-line to their website to get my statements and information.
• Upon viewing my account information on line, I found three more letters (which neither I nor my attorney ever received in the mail) saying that my payments were only partial and
Nationstar was keeping my account in “suspense” pending full payment. What does this mean? Now, Nationstar claims that I owe them about $8, 000.00 more due to fees and interest.
• Nationstar escrowed my taxes AFTER we agreed on a loan modification, making my monthly payment $500.00 more per month! This was not a part of the terms of my loan modification!
• I am a homeowner who wants to pay my mortgage, but even as an honest hard working individual, it is impossible to keep up with the alleged “fees” that Nationstar keeps adding on without cause. None of these “fees” were reflected in my loan modification, nor was any of this discussed in the loan modification negotiations with the representative from Bank of America at the pre-foreclosure meetings in Court.
• I cannot refinance because Nationstar consistently keeps reporting me late even though my mortgage loan has been modified and I have been making timely payments. Nationstar has also threatened to put this on my credit report, thereby making it impossible for me to ever get out of this twisted situation and ensuring that I have no future.
• It took me 10 years to save up enough money to put a down payment on my home. For the past twelve (12 ) years, I have been paying for my home and maintaining my home and Nationstar wants to take my home away from me even though I have complied and cooperated completely!
• I am a hard working professional and I will not walk away from my home! I have done NOTHING to deserve this and I intend to bring these unlawful practices by nationstar to an end!

Mr. Cooper applying payments

First my loan was sold to nationstar in September. I never had a problem until now. I'm military and split my payments up by my pay period. I always send the last amount on the 13th or 14th so I don't have any late fees. I noticed they said I owed more, I called they said they applied March partial payment to the principles. I asked for a correction. Called back today and said it was denied wth. How can you tell me today that my all the other times was good. All they did was put it in suspension until the rest of the funds come in. So I asked them again to correct it if not, I will fork out money for a lawyer. This total bull crap. Oh the lady stated they are trying to take care of too. You need to do something I pay eveMonth and now you messing with my credit.

Mr. Cooper cant contact

it is incredibly difficult to talk with anyone at this company. TYou will be put on hold for 15 mins and then told to call another number and be put on hold for another 15 mins. Someone finally answers and asks to put you on hold. They use the automated system they have to bombard you with a flood of calls if they dont get the mortgaqge payment within 4 days after its due date. Ypu cannot stop this, and you cannot speak with anyone. Try to avoid this comapny. Service is horrible!

Mr. Cooper mortgage discrepancy

Nationstar bought my loan from my previous mortgage company. So I mailed my payment electronically through my bank to this new mortage co., and 27 days later I get a letter from them stating that they haven’t received my payment. I called to straighten out the error and find out if I had sent it to the wrong place, but the agent that I spoke with hardly spoke any English and just kept saying “um” every time she started a new sentence –which was pretty annoying. I asked her name and she completely ignored me until I asked it 3 times. I got tired of speaking with her because I wasn’t getting anywhere, so I asked to speak to a manager repeatedly, and I kept being told that she was on another call…long story short, Nationstar has the wrong amount monthly payment, and their customer service pretty much sucks. We'll see if I get a call back from the manager.

Mr. Cooper negligent

Nationstar's impound account consistently payed my property taxes two months late, one to two days before the late charge. Because the property taxes were past due, I had to pay them out of pocket for my refinance to get funded. Five weeks later they send my $2950.00 to the county, not to me.
If Nationstar would have checked with the county, Nationstar would have seen that the taxes were paid over a month earlier and still past the due date.
Refinance was needed due to Nationstar's refusal to remove the mortgage insurance, despite my meeting the required 78% debt to 22% equity and never being late on a payment.
Now, due to Nationstar's negligence, I have to wait for the county to process the payment that Nationstar states they wired a month ago, that still hasn't posted, and for the county to refund the funds to Nationstar. Then Nationstar said they will send it to me.
Worst home loan company out there.

Mr. Cooper forcing foreclosure due to & payments in good standing & and & credit score too high&.

I have been in the process for the short sale program since november of 2014. Nationstar assigned me a preferred agent in my area. We went through all the steps and then finally last week I received a letter dated march 3, 2015 that read:
Congratulations! You are eligible for the short sale program.
It further went on to add that "final approval for this program is contingent upon our review of the purchase contract".

I have had a purchase contract on this house since february, so it seemed that finally my sleepless nights and carrying two mortgages plus utilities would be over. As a single mother on a teacher's salary, these past months have not been easy.
On friday, march 27, I had my agent call nationstar to inquire about the review of the purchase contract. He as told that my short sale had been denied because my credit score was too high. He was also told by my "dedicated" loan specialist that nationstar had sent no such letter.

I phoned nationstar myself and after being referred to the short sale escalation department, then loss mitigation, then back to short sale... I found that no one really knows what is going on. I was told by the last individual with whom I spoke that the letter was a computer generated letter that all customers receive when applying for the program. There was no record of the letter in my file that anyone could see, if they looked. I kept having to read it to them. This so-called computer generated letter will stand up in court.

I was already in equator, their short sale system. I had a buyer and a signed contract. Now... Nationstar in spite of their campaign to help homeowners avoid foreclosure is forcing me into foreclosure.

I had just enough money to make 6 months’ worth of payments, which I have done since I vacated my home in november. I do not need the money nationstar advertises they will provide families who need to relocate; I only needed assistance to sell my home that is $20, 000 under water.

I am now out of money, and based upon my phone call yesterday with a short sale department supervisor, who treated me like the lowest form of life & ndash; I am no longer eligible & ndash; in spite of the letter I received - because I am not behind on my payments, and because my credit score is "too high" - as a result of the fact that I am a responsible consumer. My credit score, by the way has dropped 200 points since february as the result of carrying two mortgages and my debt to income ratio. Yet, according to nationstar, I am not in financial distress.

Nationstar is punishing me for not simply walking away from my former house in november when I purchased a new one. The new home was necessary for my family. I did not need assistance from nationstar to do this. I felt I would be able to lease it, and in fact had a signed contract to do so, but due to my hoa's rental restrictions I could not. So I tried to sell it myself only to find the house will not sell for what I owe.

Nationstar would rather go through the expense of foreclosure than to accept the offer of what my home is currently valued at, simply because I have tried to live up to my financial obligation to them.

Now that I am out of money... I know that the harassing phone calls will begin. Each time they call they will be told of the months they strung me along, had me in equator, had a short sale specialist as well as real estate agent assigned, knew I was continuing to make payments as long as able, knew I was attempting to preserve my good credit. Every reason I was told I was no longer eligible was all in my hardship letter which got me to the point of the attached letter indicating the next step was the review and acceptance of the sales contract on the property.

I am sending the letter of eligibility to my lawyer and to local as well as national news agencies. Nationstar's so called homeowner assistance to avoid foreclosure is a lie they tell themselves to help them sleep at night I guess. I am tired of sleepless nights. My $1029.32 plus utilities, plus hoa dues will no longer be paid - I can cancel the utilities, but the hoa will now place a lien on the house... And if it forecloses, well I suppose nationstar will have to fight that battle.

I cannot understand how anyone would think forcing a single mother, who is a veteran, and an educator into foreclosure that will only cost them money is good business. I have no more money to give. I suppose in retrospect, I should have just walked away. By now... It would only be an unpleasant memory, but my integrity was at stake. Was my integrity worth over $6000 when I am now being forced to do what I so desperately wished to avoid?

If you have not already you should place a VERY detailed federal reserve complaint. www.federalreserveconsumerhelp.gov I actually just had to do that because Nationstar decided to break into my house and change my locks and claimed winterization .. we live in florida we don't have winter here.

Mr. Cooper placed in unapproved up program

I tried to apply for a loan modification program due to losing my job but my spouse is still employed. They said I do not qualify for the hamp program due to receiving unemployment benefits. Nationstar tried to place me into a forbearance plan called "up program" which would only save me $15.00 a month on my mortgage payment. I told nationstar loan specialist kelly lund via phone and via email that "I do not wish to be part of the"up program"and I want my account to reflect that" I do not want to be part of the "up program". Nationstar placed me in program without my authorization. I am just got off the phone with nationstar - account resolution dept. Which informed me I have to submit in writing via fax that "I do not wish to be in the up program" so they can correct my account. This matter took a little over 2 hours and 3 dropped calls to get to this point. Nationstar really needs to work on their customer service. Tania kelly-zawadzki

Mr. Cooper refinance fiasco

The worst experience ever dealing with a financial services company. My Loan Originator David Totty and Closing Coordinator Jane Speas were fine, even enjoyable, but both were embarrassed and equally frustrated with the process.

My loan was delayed multiple times (5) and 4 time changes alone on the closing day for multiple reasons; none having to do with me. With each delay it added more to my closing costs.

What should have been an exciting process turned into a terrible experience. I'd rather have a root canal.

I'm happy to express more, if anyone wants to hear.

Mr. Cooper fraud, unethical

So frustrated, I want to file a suit with nationstar, someone has to be responsible for the way they treat customer. I was with BOA, they sold my loan without even telling me that they serviced it through nationstar. Then my morgage went up, they gave me the run around about x fees, whatever I paid them, every month I make my payment through nationstar via bank transferred due to numerous reversals payments . They take my money out of the bank then they returned it not knowing the reason then I call to fix the problem, I cannot get through, I have to fight to speak to a manager, I think is it fixed, come to find out they reverse my monthly payment and charge me fees. All I want to do is make a morgage payment, it's alamost as if they want me to be late so they can denie and put me into foreclosure. The worst company ever!

I own property in my name but the loan is in my sisters name. She and I signed an agreement that I could speak on the loan and forwarded it to Nationstar! Every month I make my payment they give me a hard time! They have accepted it up until this month. I ask for no information just to make the payment! The statement comes to my address at my other home! It appears they are trying to steal my property!

Mr. Cooper Proven stolen payment

In October 2014 our mortgage owner changed their mortgage service agent to Nationstar. We did not receive the notice of change till the begining of November 2014.
The previous servicer forwarded our October payment to Nztionstar. Our paymernt for November 2014 which was made electronicly by our bank was received by the previous servicer and cleared. The previous servicer, Freedom Mortgage says they sent it to Nationstar which denies receipt. I have asked Nationstar to involve the mortgage owner but they have ignored all of my many questions and requests. I have provided bank proof that they made the payment and that it cleared. We also provided further proof utiliziing copies of our bank statements.. We are preparing to investigate the possiblity of generating criminal charges of wire fraud and/or wire fraud conspiracy.

Mr. Cooper not receiving a 1098 form for my taxes

I received a 1098 form giving me my interest paid and taxes paid and so on for tax purposes from Nationstar at the end of January, then about a week later they sent me a letter stating that the 1098 form they sent me had incorrect amounts on it and they would be sending me a new 1098 form for my taxes around February 7th. I have tried numerous time with phone calls to get a new 1098 with the proper amounts to do my taxes to no avail they said they would email with it and nothing in email or regular mail holding me up from doing my taxes. As you can see today's date is February 18th and no 1098 form as of yet. I thought it was the law that we have to receive them by the end of January or the first week of February, any help would be greatly appreciated as I am at my wits end with this Mortgage Company and their non responsive customer service. Thank You

I am having the same problem with them. I only got the year end statement but not the 1908. I called them and actually spoke with someone. She did send me an email directing them to their secure site but they only had it in zip format which I don't have the program to unzip it. I then tried to call them again and didn't get through after waiting 1 1/2 hours and emailed them to mail it to me. I got an assurance that it had been mailed to me. After waiting 2 weeks and not receiving it, I emailed them again. When I accessed my sent email there was no trace of my email. I also tried to get that zip file in my secure email with them but there was no trace of that either. So April 15 is coming up and I don't have my 1098 form with them yet.

Mr. Cooper they put my entire payment and put it on principal

My husband and I have been working on buying our house for over 14 years. We had our loan sold to Nationstar and what a nightmare it has been. To start off when we first started dealing with them is when we got calls from them at least two to three times daily when we had not sent in our payments exactly on the first of month but within the grace period. Any days after the first we got call daily that we were late and needed to pay our mortgage immediately after months of dealing with that I put a stop to it. It took me a few calls but I let them know not to call I felt like I being harassed and it was putting me under a great deal of stress. I told them to e-mail or mail me anything they needed to discuss. Recently I had sent in our payment with money orders. I had the money so I payed a couple of weeks early. I had to buy four money orders because they only go to a certain amount. I get a report from my credit monitoring that something is wrong with my credit so I check my mortgage account on line and find that they have applied the entire amount I sent in for Dec 2014 to principal on my house and I am now two months behind in payments and have late fees. I call them right away and am very upset with this whole mess. They told me because I had sent my payment in early and because there was more than one payment sent together [I had to send in four money orders.] It went to principal on my house. I told them to fix it and fix the credit issues they have caused me. I also wanted the late charges taken off even though I did pay January 2015 late. I thought everything was fixed. I told them I wanted them to put it in writing. They have sent me two letters since then one was so vague it basically says nothing. The letter I got today says I owe for January 2015 even though I payed it on line and they have a certain amount in a holding account since it was not for the full amount. They claimed they investigated and due to my pattern of paying they did nothing wrong. My husband is calling tomorrow. I can't afford to just let it go and pay another month of mortgage. I have been on medical leave for four months and my husband is currently looking for a job. What can I do? I feel like they are doing whatever they feel like doing to people cause they can and get away with it. I can't afford a lawyer. I am so stressed out because of this horrible company. I would like to know if someone else has had this problem.

Mr. Cooper refusal to accurately review a short sale

I have been in escrow for the purchase of a short sale home in Oregon since July 2014. The delay in closing has been primarily due to the second mortgage bank (US Bank) not signing the loan documents, although they had previously agreed to the terms of the short sale with NationStar. In January 2015 the home moved to redemption status and was under review by an asset manager and then by a "negotiator" (Earnest Jackson). This prolonged short sale process was well known by this negotiator because after my first offer was accepted Nationstar brought in another appraiser and raised the price (Earnest Jackson sent the notice of the increase) on the home in September 2014. I raised my offer and it was accepted. On February 2015, the loan review was declined by citing that there is no redemption period in the state of Oregon. The reality is that there is a redemption period of 180 days in Oregon and the home can be sold as a short sale until June 2015 as long as the seller agrees to proceed with the sale. The listing agent informed the Nationstar negotiator that there is a demotion period, but he has refused to reopen the review process, which forces us to wait until the home goes to foreclosure in June. If there is no redemption period, why does Fannie Mae still list the home as in redemption and allowing 180 days for the home to be sold prior to foreclosure? Does NationStar receive more funds by waiting for it to foreclose. I am seeking legal opinions on Monday and if they may advise me to file a lawsuit for negligence. Mr. Cooper extra fees cannot explain

My house went to foreclosure last year I got it out. Now I can not re finance because it is an upside down load. (I owe more that what it is worth). At the end of the year they tried to put the house back in foreclosure for 10 cents. Payment went up by 5 cents. I call and cleared that up. Now I got some legal fees, but now the legal fees keep going up little by little. When I call to ask about them I get no where but thats what you owe. The last answer before I came here was ("maybe you should call back and talk to another supervisor") then he hung up on me. That is what happens when I try to get an answer. I'm trying to know this house but I think walking away from it is the only way out.

Legal fees can be fees assessed due to sending out paper work for the fc. It could be inspection fees since most MTG companies hire third parties. It could be a number of things. Attorneys cost money to write up those certified letters. That's what is owed. Because even though you may bring your account current. And I don't know how you can get it out of foreclosure once its already close to being foreclosed, you still have to pay those fees. Hope this helps.

I have the same problem. They charge 175 randomly for legal fees. This is what they call an inspection fee. Which means they drive by the property. They suck and im refinancing with another company.

You should request an itemized payment history that should explain all the fees assessed on your loan. You should send the letter by certified mail to the specific address for Notice of Errors/Requests for Information. contact an attorney to review your situation if you still have questions. Mr. Cooper stealing my money

My loan was switched over from Bank of America. There's nothing more frustrating than dealing with this bank. Every year they did a new escrow analysis of the property. They included homeowners insurance and flood insurance. I explained that the property was simply a parcel of land with no house. Weeks and months of getting the same letter from them which said they were going to charge my account if I didn't show insurance was bought. I dealt with the escrow dept., customer service dept. and got nowhere. It was escalated several times. They ended up adding it to my escrow and charging me. It took about 3 months to get it straightened out.

The following 2 years I went through the same thing! I learned the hard way that nothing I ever discuss with the customer service dept. ever gets to the dept. it needs to go. I spoke to them about the property being subdivided and lo and behold I find out the taxes are delinquent. I'm talking about a year and a half after it was subdivided. That means they got at least 2 new tax bills with the new lot numbers and never paid any attention to the 2 parcels or the lot number changes. It took about 3 months to finally get all the taxes paid up because like I said earlier, nothing gets from their departments. They bring up the issue to the dept. which you simply can't get in contact with. You can't speak to the real people which handle it. Anyway, after finally paying them up, they re-did an escrow analysis and charged me for everything. Interest, tax certificate, etc. They have this remote location which sent me an email that they were never notified. If only they would look at their notes as well as look at the tax bills for 2 years, none of this would have occurred. They are really impossible to deal with.

Well not sure why BOA switched you over to NSM. But there are different ways to get a resolution. 1: you could ask for a detailed summary of what escrow your being charged or provide your own insurance and pay your county tax so they won't charge you (if you find it cheaper)
3: you could ask to speak with a manager. They may inform you that they can assist you but if you remain persistent and provide whatever it is they are needing to continue with the call for verification purposes then they will get you over to a manager
4: ask yo speak to their escrow department so they can break down the charges for you. And provide you with more detailed information.

Mr. Cooper letters of pre-foreclosure

I was just sold to Nationstar Mortgage from my previous lender, I have made two payments with them when I received a notice of pre-foreclosure (letter). My payment is only $63.18 with a balance of $2500.00, they have given my 30 days to respond but for the past 2 weeks every phone number I can find for them including the letters sent goes to a dead line. How the hell can I contact them and see what is going on. I have multiple mortgages with properties I own and this is the worst mortgage company to deal with. I want to just pay them off, but I'm not sure I feel comfortable sending $2500.00 to them. Who ever created this company forgot to focus on Customer service and because of this I imagine they will be sued and out of business within 3 years.
