Mr. Cooper This company is a bunch of lies and cheats

For 3 years now we have done EVERYTHING that Aurora has asked for in order to get a loan modification. We’ve kept perfect notes, days, dates and whom we’ve spoken to.

They even advised us to go late 3 months before they would really take us seriously. Being we are NEVER late on any payments we were apprehensive. But after a few days took there advice. They then threaten for closure. So we immediately caught up. Now there threatening foreclosure due to we owe them 14, 222. dollars in late fees If not paid in 30 days. This company is a bunch of lies and cheats... How can they get away with this?

MY wife and I had a similar experience. They also told us to miss a payment in order to be considered, we also were never late on our payment, two years later after going through the maze of misinformation, it cost us 15, 000, plus an increase in our payment, instead of going down it went up, we have never encountered a business where it seems that all the employees are into this deception up to their necks! Where are the so called Fed and State guardians that are suppose to place these crooks in check. I never believed that our elected officials would look the other way while these financial institutions ruin so many lives.

Mr. Cooper predatory practices

This mortgage company is completely unethical and predatory. I have paid my mortgage faithly every month and have paid my taxes (no escrow) not all of a sudden they want to escrow my mortgage when my contract states I am responsible for my taxes. They will not let me speak to anyone in that department and now wants me to show them proof with my closing documents that they already have. I can't believe such underhanded tactics. I want out for this mortgage company. I will be contacting the attorney General's office in Michigan.

From the number of complaint reviews about Mr. Cooper/Nationstar/Duetsche Bank, regarding predatory mortgage foreclosure practices, it's obvious some big law firm needs to start a class action law suit against these criminally corrupt evil people involved with Mr. Cooper/Nationstar/Duetsche Bank. My wife and I are also victims of Foreclosure Fraud committed by this mortgage Servicer. If any law firm starts class action litigation proceedings against these cold-hearted crooks, please let us know...

Mr. Cooper harrassment

Nationstar mortgage has been a nightmare. We continously get late notices in the mail. Last week we got 4 default notices, one of which was a certified letter. We have never been late. Just today I found out they have put 1, 120.00 dollars on my credit report. I could on and on about what they have done that is shaddy. I'm on disability and this worrying has caused alot turmoil for me. Its a constant worry about what they are going to do next.
Foreclosure notices are feared everyday. As I said, I have never been late on payments. I recently disputed their claims of late payments on the 3 major credit reporters. I think my last resort is going to be to sue them. If anyone has a class action in place please contact me. 704.433.1258

Yes, I agree. Nationstar is horrible. They have me in Foreclosure, and I am filing suit. I will help with class action.
We can file this in Federal District Court in NC for approx $350. I will submit the paperwork. Let's get 350 people, each submit $1 and sue these good folks for Punitive Damages. Lets' have their charter revoked in NC, we can get subsequent filings in all 50 states and go after their charter. We should have at least 50 of these suits. I will spearhead NC. You can call me Wes Hudson [protected], my email is weshudson@yahoo.com. God Bless all, and GOD BLESS AMERICA!

Mr. Cooper forced escrow even with proof

Nationstar is at it again. Their BBB rating has dropped from a B= to a "B". And with a company as large as this, there are many unresolved issues and complaints out there to make this happen. It would take literally hundred of unresolved complaints that the BBB would have sided with the consumer to make this rating go down.

Our story, yet again Nationstar is forcing Escrow on us again. Yes we have proof all was paid, yes they have the proof, and YES they could care less. We we even told it is at their "discretion" and even if we paid 3 years of taxes in ADVANCE, they would still do this. But here's the catcher, they stated there was nothing we could do about it.

Wrong.

I too am going through the same problem right now; Nationstar is the worst and since they brought my mortgage note from another lender, it has been hell. I am fighting in foreclosure, all due to illegal fees and forced escrow and taxes. Prior to them I had an excellent mortgage payment history and now my credit is ruined. We should all join forces and try to get their license revoked, that would get their attention and drop their rating below average. If anyone is interest, my email address is whitneyp39@aol.com .

Mr. Cooper payment increase

Within the last six months we received notice that our loan was transferred to Nationstar. All was well until i received a letter last month saying that our payment increased by $150 due to a change in the escrow account. The reason for the increase in escrow was because they put force placed insurance on our property. They claim that during 2010 we did not have insurance. First off we have had insurance since the start of our loan with our former lender and second, they did not even own our loan last year. My insurance company faxed a letter sayign that we have had coverage since 2005. So I made our regular payment. Nationstar keeps calling us and saying that our payment is late because they won't apply the paymet since it is less than what is owed. I called back and they wanted a "declarations" page from our insurance, so I sent it to them. Now I have to wait 5-7 days for them to refund the excrow account and reevaluate our escrow account. All the while I am being harrassed. I refuse to pay the increase because it is their error and no fault of mine. If they even try to hit my credit I will be looking to take legal action. I own four properties and have never been late once in the seven years I have owned them.

Nationstar did this to us 2 years ago, and it was a nightmare. Same thing, force placed insurance. Now in 2011, they have decided they are going to force place escrow for taxes that we already pay ourselves. And the nightmare begins all over again!

Mr. Cooper they say that I am past due in payments

My mortgage was sold to nationstar mortgage in dec, 2010 from sun trust bank... Since then nationstar says that I am 2 months behind in payments. I have continually sent cancelled checks, bank statements, loan modifications documents from sun trust; but to no avail... They will not even acknowledge that this these documents have been received. I have never been able to talk to the same person more than once... It is as though the individuals that you are talking are on a time table and they are in a hurry to get you off the phone... Either someone is pocketing these payments or they are incredibly stupid or inept.. They are not only charging me a late fee everymonth, but it is going against my credit everymonth.

Mr. Cooper horrible service

Horrible experience with the loan modifications team. I had the manager Eunice Valle personally process my modification. I should of let one of the representatives do it for me.. they at least seemed more competent. Seems like Nationstar if full of uneducated and poorly trained employees. Worst loan servicing company I ever had to deal with.

Their rating has now gone down to a "B". It takes alot of unsatisfied and unresolved complaints to make that happen. And I can tell you first hand they are not a great company, the reflection in drop in rating at the BBB -proves it.

I agree with Dona White.
Nationstar is Rated B+On a scale of A+ to F by Accredited business not by anonymous people like the party bringing complaint. I truly doubt this complaint is valid. The complaint has no integrity nor character.

Nationstar is a great company and great companies are made by great leadership, management and employees.

Im laughing at how this person throws the managers name and last name out there but is coward not putting her/his name & phone number to give the company a chance to make things right. Managers will always be criticized because they can't please everybody.
If you don't want to deal with foreclosure or modifications, don't fall behind on payments, a bad economy only reveals poor stewardship, people who live above their means and latter can't afford them. Don't be mad at the mod team for your bad situation. I've experienced great customer service.

Mr. Cooper fraudulant practice

My house loan was purchased from nationstar in 2009. Since then, there have been many bogus late charges, forclosure fees, picture taking fees, etc added to my account. I was one payment behind when they decided forclosure would take place. Since then, they have offered remodification options that no matter how many times you fill out forms, never get completed. 2 weeks ago, they claim I owe 4000. oo in back payments, legal fees, interest etc, today they claim its 5600.oo. They are rude, crass, and refuse to work anything out with the borrower. Needless to say, my credit is destroyed now, and I have no way of making these bogus payments up, therefore its a good possibility that I will lose my home.

Mr. Cooper - fraud

Nationstar purchased my mortgage in 2010 and from the start they have been charging me bogus late payments, double charges for late payments eventhough I paid them already, and absolutely horrible record keeping! I have never had so many problems with any mortgage company and I have had home loans for the past 10 years. They commit fraud and I am not sure...

Mr. Cooper release of funds for rebuilding

Our home caught fire. We have a small mortgage on our home. thru Nationstar. The loss department are the worst. You never speakto the same person twice. Everyone has different answers . They constantly apoligize but state that it takes 24 to 48 hours to get an answwer. Three weeks later still no answer.
They have our insurance money and will not release the funds as orginally stated. Each time they find excuses for holding on to it or they find that it doesn't meet their criteria. They are the most inept company that I have ever had to deal with. Never choose this company for your mortgage They want your money but they are of no help when you have a real problem. At this point I must pay an attorney to help with this mortgage company.

Mr. Cooper horrible service, unauthorized charges, tampering with mailbox

Nationstar mortgage is horrible. After being laid off of my job, I was late on one payment. I contacted nationstar to try to work out a payment plan. They said they could not help. Then, they sent someone to my home, which knocked on my door on a sunday evening. He also put a note in my mailbox, which is felony offense. Customer service is horrible! Everything about this company makes me cringe.

Mr. Cooper mortgage loan payments

After purchasing my home loan from Flagstar, they have consistenly displayed their incompetence by losing my payments. They charge for online and phone payments. The only option is direct deposit or mail in. You can forget direct deposit, I'm not letting them near my bank account. They don't mail their statements in early enough. They harass me with automated phone calls for payments they have already recieved and they even charge me late fees for payments already received.

Mr. Cooper repayment play

Back in April, I was having financial problems. I call Nationstar and ask what options do I have with my April mortgage payment. They suggested that I talk to the repayment plan department to see if I qualified to do that. I talked to them and they came up with a replayment plan for me. After agreeing to the replayment plan, (a third of the april payment added on to the next three payments), I asked if that was all there was to it. I was told yes, make the next three adjust payments, and I would be fine. So it came to my suprise when I was notified that my credit report had change. To my horror, Nationstar had reported that my payment was 30 days late. If I had known this, I would have never agreed to this so-called payment plan and figured something else out. Doesnt seem like this is too much of a payment plan. Especially when Nationstar doesn't tell you everything. I tried to talk to customer service about it, but was given the usual "this is nothing we can do, and you should make your payment on time" speech. I didn't like being talked down to. I thought I was trying to do the right thing by working with Nationstar, but I got screwed in the end.

Generally repayment plans do not protect your credit as the mortgage company is required to report any delinquency after 30 days to bot your investor and the credit bureau. I repayment plan simply takes the delinquent payment amount and stretches that amount over a short time period 3-6 months usually in order to bring your account current so you do not keep falling furthur into debt

Mr. Cooper applying payments incorrectly

This is the worst mortgage company I have ever had to deal with! My mortgage was sold from gmac to nationstar mortgage and each year they tell me I have a shortgage in my escrow account. The 1st year I was short $9.57 I sent a check for $50.00 and my mortgate continued to go up. The 2nd year I was short $58.00 and I sent a check for $100.00 and my mortgage went up again. This year they said I was short $628.00, but they were holding & 278.21 in an account because I always over paid my mortgage. I ask them to apply the $278.21 to the shortage and I will pay the difference of $350.00. To stop my mortgage for going up over $100.00. I was told after I paid the difference thay they could not apply any of the money to my shortgage. So for 3 years my mortgage has been going up and up and now I can't afford to pay. One of the managers has even went as far as offering me a refund of $300.00, because they did not do what they were suppose to do. No one there would give me a straight answer and all the managers are either not in or they are headed to a meeting.

Our mortgage just got transferred to Nationstar from BoA, neither informed us of this transfer. It was only when my payment to BoA was refused, by them, and my, subsequent, call that I found out what had transpired. I have asked Nationstar to send me a statement so that I can pay by mail, they told me it had already been sent. when the statement did not show up, I called, again requesting a statement be sent. A week later, still no statement. I tried eight times today to pay my mortgage over the phone, go through their "automated" system, jumping through all the hoops, only to hear that "due to high call volume we cannot take your call, please call back later, CLICK". So now I'm forced to send a payment through their Western Union bill pay in order to avoid a late fee and have to pay Western Union $9.99 for handling this transaction. You better believe I printed out a copy of that transaction! I've been their customer for less than three weeks and will be going to Lending Tree tonight to see if I can find someone else to handle what remains on this mortgage.

Nationstar has the worst accounting practices I have ever seen. We've been trying to close out our loan since July, and today we got a statement saying we owe $.11. that right, eleven cents. this is after we sent them the total loan amount in July. I just sent a letter requesting that they close our account, and a check for .11. I also reguested that they send us a copy off our payments for the past year. Any beats that we don't get that. These people need to be stopped!

I urge everyone who has had an issue with Nationstar mortgage's business practices to contact the Fedral Trade Comission (FTC) and file a complaint. The FTC does not act on individual complaints but if all of the people complaining in this forum with valid compliants and accounts of business wrongdoing file with the FTC then maybe we can get something done about the menace that is Nationstar Mortgage. the website to file your complaint is: https://www.ftccomplaintassistant.gov/

MY mortgage was acquired with Nationstarin Nov 2010, my mortgage immediately went from $698 a month to $738, to $873 by March of 2011. They stated that somehow my homeowner's insurance doubled or something and that we went well over escrow and now must pay back $1200. There were no letters sent about this enormous jump in insurance, nor any real warning that our payment would suddenly become so large. They spread the amount over 12 months somehow making our payments jump almost $200 a month. I spent three month trying to straighten things out: We got insurance from another company, much less expensive, received a refund from our old insurance company and paid the full check to Nationstar to be put towards the escrow. I won't get into the detrails but sufficed to say though we paid more than the escrow overage amount to them we are still stuck with a monthly mortgage that is $175 more than it was three years with Citimortgage due to Nationstar's incompetence.

I was laid-off two years ago and the extra large payment is getting increasingly harder to pay each month. Now that I have been to a few compliant boards I am scared that the over-inflated payments wont go away after the year ends, as Nationstar told us. We cannot afford to pay what we are paying and we certainly cannot afford another hike in payment or another screwup in their offices. I am now also afraid to try for the loan modification since so many have been losing their homes trying to work with Nationstar. I am still trying get them to release the money they took and put towards the principle and put it towards the escrow as it was supposed to be, but it seems that they are determined to screw up as many people as they can to get their homes.

Mr. Cooper cheats

I had the misforune of having citimortage sell my mortage to nationstar in 12/10. I made the mistake of applying for a loan modification in 3/11. After being turned down, I called and asked why. They said that I didn't meet any of the qulifications. I told them "what about my wife passing away" and they said they didn't have a death certificate (which I faxed them with all of the other paperwork) when I told them this, they said that they had found it, but I would have to resubmit all of the papers again. Now they're charging me escrow & insurance which I never authorized. My payment is going from 1, 800 a month to 2, 500 a month. I was turned down for the modification but they're still doing this. Now they're charging me late fees, because I won't pay for the escrow & insurance. It's a "FLIM - FLAM" company

Mr. Cooper loan modification fraud

I came to Nationstar not by choice, but by default. My husband and I attempted to refinance with Citimortgage way back in May of 2010 and were denied every program basically because we're middle class--we either made too much or too little to qualify. Then they had us apply for a loan modification and if I knew at that time what was going to happen, I would have just walked away from the house regardless of how much I'd have to pay in taxes. First, it took six months for the paperwork to be finalized because EVERY single time we sent the "last missing document", they called us back and asked us for some other ridiculous document or asked for documents that did not apply to us, such as self-employment profit/loss statements of which neither of us would have because neither of us was self-employed. Finally, literally TWO WEEKS after we sent the official last document to them, we get a letter in the mail the first week in November 2010 stating that our loan has been sold to Nationstar Mortgage, a company we'd never heard of before and did not sound all too reassuring.

So now we go through the runaround with Nationstar. Citimortgage had an obligation to forward our documentation to Nationstar, but Nationstar claims it was never sent while Citimortgage swears they did but can't help us because we are no longer their customer. So there we were in the same position as May, surfacing tons of paperwork to resubmit to them. I asked if we would just send what we sent to Citimortgage and they said yes that was fine. We send everything, keep getting notices that we're missing this or that, send this or that in, and when everything was sent, they decide all of a sudden they need more current documents. So we went through the same deal of constantly being asked for "just one more thing" until finally our account was said to be ready to move forward for application. First, we were denied a HAMP loan modification because they claim our housing costs weren't above 31% of our salary. I did the math and our housing costs are at 43% so I don't know how they figured that out. Then they apply us for a "Mod 24" which I still don't fully understand, but they did offer us decent terms on the phone and a 3-month trial period beginning April 2011. We were told after the 2nd payment we'd receive the paperwork to be signed if we were approved. Well we got approved, but did not receive paperwork. Our account manager explained only the HAMP loans receive their documents before the 3rd payment and we'd have to wait until after making the last payment. We were skeptical, but decided to pay. So here we are, June 13 after making all three payments well before they were due and I get a call today saying we will not be receiving our documents until July. I lost it on the poor woman. Today is my due date to have my first child, because of Nationstar murdering our credit score we could not get a lease on a new car, and we have poured countless time, effort, and money into making small upgrades to our home so it would be ready for a baby. All that combined with a year's worth of fighting with banks and mortgage companies meant this woman called on a really bad day. I unleashed saying how ridiculous this has gotten that every month it's a different story or the same promises that do not come true and how this company is preying on honest, hard-working Americans who had no intention of ever defaulting on their mortgage but were adviced to and essentially forced to just to QUALIFY for one of these programs. If you say we will get our agreement in the mail in June, I should have it before my July 2011 payment is due. They are extorting us for another payment and my gut tells me that come July, they're just going to deny us this modification after everything we've been through and we'll be forced to walk away from the home we thought we'd have our first child in.

So I say this company is completely fraudulent and trying to extort money out of people as long as possible, but really what they aim to do is frustrate you to the point of foreclosure because you start to feel that is your best and only option left. If we do not receive our documents next month after paying them again, we are going to consider foreclosure or a short sale and get as far away from this company as possible. They seem all nice and helpful on the phone, but I don't buy it anymore. This is flat out stealing, extortion, and predatory practice. There has to be something people can do to expose this company and get the help they need and deserve from the government. It's sickening to me what the taxes are on my property considering it's a condo with no amenities whatsoever (no pool, tennis courts, or anything like that) in a small town with no high school. We're getting taken for suckers and I'm really sick of it! What can someone like me do in this situation? I have too much pride to just walk away, but I feel there's nothing left to be done.

I completely agree with you. My mother is a foster parent and is losing her house because of citimortgage AND nationstar running their schemes. They are getting away with it! She doesn't know what to do and is on the verge of losing her home.

Mr. Cooper rude, unprofessional, do not try to work with you if you get behind in payments

I am struggling to keep my home. I am behind in payments. Had a modification done 2 years ago, didn't help a lot. I fought to get that approved, constantly calling them. The modification changed my monthly payment from 2100 to 1850. We had loss in income and I have medical issues. Now that I am behind, they threaten if I don't get 5600 to them by July 8, my house will be in foreclosure. I tried working with them, last month I paid 2575, 1850 to the mortgage payment and 700.00 towards my delinquency. I am truly trying, but each time I call to try to make arrangements, everybody is so RUDE & THREATENING.
I m about to call them now and see if they will try to work with me.
I got behind when they posted money that I had in the account towards my mortgage payment. A customer service person told me about this money I had. 6 months later to find out the money could not be used towards my payment. Therefore, they deducted the amount without sending me a letter explaining what had happened. This is the kind of company they are. They never admit to making a mistake.

My husband and I are having a tough time as well. We were with MoreQuity and did the "Making Homes Affordable" in Jan of 2011. In the mist of everything, MoreQuity when belly up, sold the mortgage to NationStar, and now they want to do a Dead In Liau, they will not work with us. (our trial payment with HAMP was $1500 now it has gone up to $2200). We cannot afford this. We have not receive any type of certifed mail regaurding our home, but I do have a appraiser that is call to make an appointment to home out to the home from NationStar. I want to fight for our home, but don't know what to do. This is not a good company!

Mr. Cooper nonpayment of taxes from escrow

My mortgage was sold to nationstar mortgage last year and I have had nothing but issues since. Since initial correspondence in october, 2010, forwarding tax property bills to be paid out of my escrow; additional letters and many months of correspondence, phone calls, etc. , I received an email from nationstar in january 2011 that the taxes had been paid. I received a letter in may 2011 from the county attorney indicating a lien was filed on my property for nonpayment of taxes. I ended up paying city and county taxes myself (County taxes were doubled because of delinquent fees). I was told by the mortgage company that they will not reimburse me. We will see about that. It is funny that this company just went public with the sec in may. I would join a class action suit against the company should someone file it.

The one way to guarantee that you get fast efficient service that addresses your problems and corrects them quickly is to inform the N* representatives that you are recording the phone call to ensure customer satisfaction. Put your phone on speaker or simply video record the calls. You only need to say it once at the beginning of the call, as they do to all of us, then after you start getting the run around (and you known you will) tell them " I'm recording this call to ensure customer satisfaction."
Then listen for a dial tone because I guarantee they will hang up on you faster then you can Jackie Robinson.

Nationstar is terrible! I can't believe they are getting away with treating us like this! I have the same problem. Our loan was originally with MoreEquity but, when Nationstar bought the loan our payments went from $3, 600.00 to &4, 300 with no explaination or warning! When I asked, they stated that they paid our insurance, taxes and escrow account. I never had a problem with MoreEquity! Now we are trying to modify through Nationstar and they are offering us a payment of $4, 100.00! We are barely making ends meet now.

They did the same thing to me and it was the final straw. We're trying to do a Deed in Lieu to get rid of our house. The anxiety over the last couple years since our mortgage was sold just isn't worth it any more. Had to jump through hoops in March when my car died and I couldn't get a car loan because Nationstar was reporting us as delinquent. We finally (after 2 weeks of constantly calling & e-mailing them) go paperwork stating we were in fact current.

Since then, they've been applying payments incorrectly and not crediting our account. Calling them gets a million different answers, none of them correct, and e-mails get ignored or a standard "We can't fix this problem through e-mail. Please call." It's past frustrating! Now we found that they didn't pay our taxes, either.

Mr. Cooper remodification of home loan is a joke

My wife and I live in FL where the housing took a huge nose dive in 2017. We bought in 2017 at 220K using Flagstar. Even though our loan was fixed our payments kept rising. We submitted for a loan re mod because of paycuts and job slow down. We went through hoops and jumps and were just about to get qualified when our loan was suddenly sold to Nationstar. Nationstar said they saw no process of re mod and that we would have to start over. What I did not understand and knew it would bite us in the end was that in order to re mod your home loan you could not make any payments. They said if you pay anything it cancels any progress of remod. Crazy. Well after talking to cust rep after after cust rep we finally had a person say the Nationstar made a mistake and entered in my wife's income twice! We actually made it...a re mod went through...BUT our credit is screwed because without our knowledge submitted a foreclosure on our credit score, there are numerous unexplained charges on our bill. Legal fees, processing fees, a tacked on 5K that is not even labeled. Wow what a great deal...what is our rights as a borrower in the situation. My next step is to seek out legal advice. Wish me luck.

I had my loan sold off to Nationstar and it was up for modification on a 5/1 Arm. Not only did they not modify it on the date stated in the contract they utilized my HAMP credit without telling me. Instead of modifying it for the life of the loan of 30 years they modified it for 1 year per the contract. I lost my job and tried to sell the house and could never get someone to agree to a short sale and I had a legitimate offer. I am now trying to accomplish a deed in lieu. If you call that department they state the hours are from 8 am to 8pm CST. I just called into the main line and they are telling me that department is only open from 11 am to 5 pm daily. Talk about banker's hours. When I was current on my loan they sent someone out and turned off my utilities and changed the lock on my backdoor. What a group of shysters. If anyone is going to file a class action suit please contact me because nothing they state they will do to help comes through and I do not get the same person twice.

Sounds very similar to what they have done to my wife and I. We have been going through the mod process for almost 2 years and are now owing 20 payments. These people suck. Good luck with seeking legal advice. California already has a class action against them

Mr. Cooper fraudulent loan

In 2007 a mortgage was taken out by a man claiming to be my husband. I was still in shock over my spouses untimely demise on 8/28/2004. I was hospitalized when I found out about this mortgage, The payment was more than my disability check. They would not go after the co-signer (actual person who took it out) nor will they attempt to find him.. They should have every record gone over by the Feds to stop these predators!

I certainly hope you contact law enforcement in your area & file an identity theft report on this person. Also put a fraud alert on your and your deceased husband's social security numbers with all 3 credit reporting agencies. Lastly, I hope you DO NOT deal with this company AT ALL! They have no legitimate business with you, and you do not have to answer to them in any way whatsoever. If your phone number is on the national Do Not Call register, politely inform them of such, & since you have never done business with them, you will be reporting their contact with you, as they are not in compliance with federal rules.
