Mr. Cooper lost check

Made my December Mortgage check out on November 20th and mailed it the same day. My mortgage payments are due on the 1st of each month and are considered late if after the 16th of each month. I regularly check the website to see when my payment hits my account. Was worried when the payment still had not been processed on the 8th of December. Made a call to Nationstar and was assured they had never received the check and I should put a stop payment on that check and reissue a new one.

Sent the new check out certified mail and it was processed immediately. I got a letter in the beginning of February from Nationstar stating the check that I had put a stop payment on was returned to them and they were assessing me a $25 fee. All of my payments were made on time and Nationstar depositing this check would have made an extra payment. When I contacted a rep, she told me that my February payment had to be in certified funds because of this check being returned for stop payment.

This was a problem because I had already mailed my February payment. Did not want to put a stop payment on my February check and get into the same problem again. Told them that I was not going to pay the $25 fee and that I would not jump through hoops to get certified funds, my regular check would have to suffice. They played the run around game and sorry but this is the way it is game.

I kept insisting to talk to a manager about their unethical procedures. After two separate 15 minute waits on hold, I was told because of my excellent history with them they would accept the uncertified check for my February payment. This decision was made after they told me it had already been put into the computer as a stop payment and there was nothing they could do. Was confused by the conflicting information but relieved they were accepting the February payment.

I keep a diligent eye on my payments with Nationstar as they are the ONLY company that I deal with that takes two weeks plus to process payments. Have decided that all payments I send to them are going certified mail. It disgusts me that a mortgage company can have such a low quality payment processing method.

Oh, I have been making housepayment for 21 years without a late payment and now this error is costing me big time. Also, I received a letter from NS telling me they re-evaluated my escros and I have overpaid and have a refund coming - they told me in Jan and now they said if I am not current in February, my $1, 144 refund will not be sent to me. I hope the post-office gets my check there before it is late so they cannot keep my escrow money from me.

That is what happened to me too. My Mortgage was with EMC and they sold it to Nationstar. I send my payment to EMC because I never received any paperwork from Nationstar. Finally, I received a letter in the mail (after I mailed the house payment to EMC) that was not supposed to send any checks to EMC and they provided me with a western union number and account number for my loan so that I could make my payment there. I called the bank and said I wanted to stop payment on the EMC check as I would do the western union payment to the new mortgage. The bank said to come in and sign a paper to stop payment. In the meantime I called western union and tried to make a payment over the phone so it would not be late because the EMC check had been mailed 8 days earlier. The acct number was not recognized and neither was my social security number so I could not make the payment. I called my bank back and told them I was not coming in to stop payment because I had no idea what was happening. (I received the Nationstar letter on Sat and they were closed) On Monday I called the number on the letter for Nationstar, I explained the acct number on the letter did not work and told them exactly what I wanted to do. He then said I could do it through him, but it would cost me $16.95 plus I would have to pay the stop payment fee of 30.00 to my bank. I told them I was calling EMC to find out if they got the check since I mailed it 8 days earlier. EMC could not say if they got it, but said if they did, they would forward it to Nationstar. So I called NS back and told them EMC would forward the check. NS told me I had to get it paid by the 16th or my account would be in default - late payment would be assessed. I was stressed because I have NEVER EVER MADE any late house payments to any mortgage company. They called me every day at work, at home and on my cellular phone to get me to give them a check over the phone. I again called EMC and this time they said they got the check and forwarded it to NS. When I called NS back they said they did not have it and if I didn't pay with them over the phone, I would be assessed a late fee in two days. I gave them my checking account number and routing number - they assured me they would wave the 16.95 fee and would not cash the check from EMC. I went on line 15 minutes later and they did take my house payment out, but did charge me the 16.95 even though they said they wouldn't. I immediately went to the bank and put a stop payment on the EMC check because now I didn't trust NS. I paid my next payment on time and my next payment on time. Then I received a letter in the mail telling me that I bounced a house payment check and I would have to send a certified check plus a fee and if I ever did it again I would lose my right to sending a personal check. I looked at the check number they referred to as NSF and it was the check that I had sent two months earlier to EMC that they attempted to cash. I immediately called and the guy who answered treated me like I was the lowest species on earth. He told me to prove that I put a stop payment on the check at their request, and he said they would not wave the 20 fee because I should have to pay someone for a stop payment. i said I paid my bank and he told me to have my bank write a letter telling NS that I did in fact pay 30.00 for the stop payment otherwise I would have to pay them the 20 fee, again because someone has to get the fee. I was furious, I became upset and told him I felt NS was in the business of trying to take people's houses away, even ones that pay on time every month for years just by the way he was talking. I did provide the documents he requested and my bank did write the letter verifying the fee I paid-NS did wave the 20.00 fee. It took so much work on my part and I am very scared.

Also, I send my payments about one - two weeks before they are due. They take quite a long time to clear at NS. The check I mailed on 1/26/11 went to my bank on 2/2/11 - I received a letter from my bank that I had insufficient funds and they returned my check to NS. I was hysterical because I did not have overdraft protection because I have never had an overdraft on my account. I took my laptop and to the bank and sat with a girl in the lobby going through my quicken register because I showed that I was not overdrawn and that they should not have returned my check to NS. It took 45 minutes until we found my mistake - yes, my mistake. I had started a new check register and neglected to minus the last check from the previous check register - causing me to be overdrawn $108.00 plus the 30 fee I had from my bank. I cried because I knew this would be horrible to deal with NS. NS called me on Sunday via an automated call. I returned their call on Monday and they told me I had to go to Western Union, Money Gram or send a cashier's check. I went to Western Union and they wanted $125.00 to post my funds; money gram wanted $115.00; cashier's check was free plus I went to post-office and did next day air delivery guaranteed delivery. Before I mailed the check I asked if NS had a fee and they said 20.00 so I added it to the check to ensure that I would be paid in full. I did this on 2/9/11. I also asked which address I should send the check to because it was going to be hand delivered - they gave me a different address than the payment coupon. Guess what, I just called NS and they said they did not get it today which I was guaranteed by the US post office to be there by noon today - I tracked my package and it got to the Post office in Texas, but they never delivered it to NS and they have to track it now. It cost me $18.00 to mail it and guarantee delivery - the post office said I could get a refund after filling out a form, they are looking for it and will call me when they find it. In the meantime, if NS does not get it by 2/16/11, I will be assessed a $69.00 late fee and have it added to my credit report - which I have never had a late payment on my house ever. I am so stressed and so upset. I think I should re-finance with a local bank but after reading these horror stories - I just don't know what to do. I just feel like crying because now the post-office has hurt me. I just feel like nothing is working.

I have a complaint about Nationstar as well and I was told to 1. Submit a complaint to the Federal Trade Commission (FTC), 2. Call your attorney general (and the one in the state where your mortgage company has its main office), 3. File a complaint with consumer affairs, 4. Contact the local Better Business Bureau that deals with companies within the area of your mortgage company. I have also been working closely with the Homeowner's Hope Hotline set up by Obama. The number is [protected]-HOPE (4673). The website is www.makinghomeaffordable.com. They are excellent and they even call the mortgage company with you on the line and get the job done for you. I hope that this helps :-)

Nationstar has been giving us the run around for 5 months now! Every time you get a call from them to send you more documents, they want more. Then you think OK, I'm done and then they want more and more and more. They take months and your property is ready or foreclosure and they still want more documents. Someone's NEEDS to file a lawsuit against this company because they are one BIG joke! DON"T USE THEM!

Thanks for the info. I have sent 2 messages to the better busniess bruea and atcually have a lawyer involed now. I am done playing games with them. We as consumers should not have to go thru these problems when they created them. i am looking for people that are haing problems and want to join in on a civil suit!

Mr. Cooper horrible, horrible, horrible

I was in a loan modification with Citimortgage when they transferred my loan to Nationstar in November of 2010. Since then being a homeowner has become HELL ! I called Nationstar at the beginning of January of 2011 to see what action should I take because my trial period was up. I was told to fax over my approved modification that I recieved from Citi and to keep paying my current payment til they update my info in the system (mind you its been 3 mos. and my info isnt in the system yet). I faxed over the paperwork and still I recieved a foreclosure notice. I called Nationstar to see what that was all about and I got a rep. who loud mouthed me, telling me that its my fault that Im in the situation Im in and that I havent paid my mortgage in 'X' amount of months and when I asked to speak with a supervisor, he put me on hold for about 15-20 minutes (the whole while, he kept coming back on to check to see if I had hung up...fat chance). Finally, he forwarded me to an answering machine. I called back and was told to fill out the modification packet again because they dont trust Citimortgage. I filled out the packet again as requested and called about 3 weeks later to make sure they recieved and updated my info in the system. I was told that they are months behind in paperwork and to fax everything that I had mailed in (keep in mind my sale/foreclosure date is Feb. 17, 2011 and its already Feb. 8, 2011). I asked if they could push back my foreclosure date due to the fact that I have been doing everything they asked me and also because its not my fault they haven't updated my info and because its not my fault they are behind in paperwork and was told 'NO'. I feel like they are stealing my home from me.

Mr. Cooper constant mistakes by nationstar

Our mortgage was transferred from Roundpointe to Nationstar in November of 2010. We were told not to make a payment to Nationstar until they received our paperwork from Roundpointe and to keep checking back. Also they promised not to access late fees during this time. We checked and finally in January they received our docs. We made our payments to catch up but they did in fact assess late fees, took one payment and applied it to extra principal instead of our escrow, and included an erroneous fee for who knows what. They also admitted that even though our loan includes escrow for taxes, insurance, and MIP, (which we of couse include in our payments) they have it listed as a non-escrow mortgage so they're sending us statements for prinicipal and interest only. After bringing it to their attention that we have been paying escrow and they just haven't been applying it appropriately, they are saying that our payments will go up almost $200 due to our escrow being short and our taxes going up, (which they are not, in fact our property value is decreasing due to the economy so our taxes are not going up plus they have no way to calculate that until the tax bill comes out in September. Speaking with the escrow department, they have no idea what's going on. This is a nightmare and reading these complaints only has me worried that even though we are paying what we should be paying we are still receiving late notices, escrow is still not being applied, and they have not recorded a payment we made over a week ago and are calling us on a Sunday when they're not even in. Obviously they've flagged us for being late with the last payment which we were not, they just haven't recorded it yet but it came out of our bank account as we see clearly. We get calls from them on the weekends by recording (not a live person) when they are not available to talk to, they are closed on the weekends. Why in the world are they going to call if no one is available to talk to. Harassment in the highest degree. This company needs to be sued by all of us who are having problems with them. They either don't know what they're doing or they are purposely trying to cause enough problems so that we lose our homes to them.

We also are having problems just like you. We as the consumer who pay our mortgage payments need to stop this drama and take them down. Not to mention lets harass them every day for money they owe us.

Mr. Cooper fraud.

I'm the 15 year old daughter of a commercial insurance agent. She's my mom, and she's brilliant. She doesn't deserve what these people do to her. I don't deserve it, my boyfriend doesn't deserve it (He's there to watch me go through it!) , my family doesn't deserve it.
In 2009, my mom lost her job. She worked for arizona land advisors and she was a broker. She still has her licence. Since then, it's been down hill. We own (Ed) a little over an acre in cave creek and we had about 70k still left on the loan.
When working for land advisors, she made 295, 000 in 2005. She had more money than she knew what to do with, so she bought herself her dream car, a black toyota sequoia.
In early 2010, we filed for bankruptcy, level 7 (I believe. She talks to me about all this stuff and some of it is hard to remember. )
Least year in september, nationstar mortage bought our loan and the first thing my mother said was "wierd. I've never heard of them before. " and to me that was a red flag.
In october, the sequoia was reposessed for the first time and the loan was called. It was 20, 000. We lost the car. I remember her lips were chalk-white on that morning, and I realized this was as bad as when my horse was resold.
Our loan was now supposed to be remodified by nationstar, allthough they kept saying they didn't have the bankrupty discharge from the court itself, and they said they had to have it from the court.
On january 4th, the house was forclosed on, my mom knowing about it for an entire week but not telling anyone. She didn't know why she should; all it would do is stress us all out more. My dad had been living on the property with a lease for half a year at this point, and she didn't tell him either because he's incapable of handling himself in these kinds of situations. They've been devorced-happily-for several years. They are not back together.
Two days after the "forecolsure", my mom told me that the sale had been postponed until the 11th. Thinking I now had 5 days more to pack and to let go of this place, my childhood home, I was somewhat happy.
On the 11th, my mom received an email that said they would not postpone the sale.
Then, on the 19th, an insurance agent called and said "my client bought the house on 42nd street today. "
So, we've been lied to three times about our house being sold, there has been no notices and nationstar had not called at all, my mom had to call them.
Stay away from nationstar.

Mr. Cooper questionable business practices

A Class Action lawsuit should be filed against this rip-off "Loan" company. Nothing but problems/issues ever since this gang of thieves took over from CitiMortage. My previously held by two different lenders (one being Citi) with NO ISSUES and No Problems.
I have had nothing but problems with NationStar . They double-debited my checking account for loan payment, causing an overdraft, for which my bank charged me $31, then NationStar had the CHUTZPAH to charge me $35 for insufficient funds! When they caused the overdraft!
Attempts to contact NorthStar Customer Service by e-mail takes hours of time, no replies are forthcomig.
The list goes on and on. I am preparing a complaint to send to my State Attorney General. NationStar should not be allowed to operate in this state.

I agree with the complaint of a class action law suit. I am experiencing quite a bit of difficulties with NationStar. I refinanced through the HARP program. My mortgage was also sold to NationStar from Bank of America. I was informed and had an understanding the only term on my mortgage loan that would change is my interest rate which would be lower and of course my payments. I had a grace period of 15 days from the 1st of the month. Making payments late after the 16th of the month. Now, my grace period has been changed and I am racking up on late fees every month. I attempted to contact God and everyone at NationStar to consider changing my grace period back
because I was told nothing would change. Everyone wants to transfer me to everyone else. Needless to say, through countless emails, phone calls and several faxes to prove my original grace period. No one is available to help and the only answers I can get is ma'am they are not going to change your grace period back to the original period doesn't matter if we told you the terms of your loan will not change, live with it. I say lawsuit for unfair business practices and deception and lets throw in all around @$$#*!$.

Mr. Cooper purchased our loan

It is important that the word get out about this company, especially to homeowners whose mortgages are purchased by Nationstar. We received word that our mortgage was sold from our old company approximately 15 days prior to the transfer. The letter instructed us to send payments to Nationstar after December 1st. Since I always send my payment prior to the 1st and had received no correspondence from Nationstar with a new loan number, I sent the payment in to my old company in time for it to be processed. Unfortunately, the transfer had already begun and the check was held. I began calling Nationstar on the 7th of December when I realized my check had not cleared; I have made well over a dozen calls in an attempt to ensure that my payment was correctly processed. I was repeatedly assured I would receive no late fees that Nationstar was busy acquiring lots of mortgages; my payment would be processed as soon as they received it, etc. I was finally able to get the payment processed after calling my old company and getting a routing number proving the payment had been sent, once I gave Nationstar the proof, they acknowledged payment on their automated line. I shudder to think what would have happened had I waited or been less proactive. Unfortunately that is not the end of the story; shortly after the payment was processed we began receiving late notices, including late fees. Nationstar reps all say the same thing, "ignore them." I have excellent credit and do not make late payments so I am unwilling to take their advice. As of today, I have received two December statements with multiple errors and on December 31st, a tiny little pamphlet detailing privacy practices, this is the only correspondence we have received. I received no January statement, but I mailed my payment early regardless. Fortunately that payment was processed, to my humor, just a few short days after my December payment. Letters sent to Nationstar requesting correct billing statements and payment history go unanswered. i have filed a complaint with the BBB and encourage other Nationstar mortgage holders to do the same. Do not wait for a correct billing statement, send payments in well before the due date and document all calls.

This is a follow up to my complaint. I just called nationstar today to complain again. I have been sending my payments in early each month without a billing statement because it comes late. Yesterday I received a letter soliciting a mortgage modification, which I don't need and certainly would never do business with Nationstar voluntarily. The nice representative informed me that the reason I have not received a statement was because of inclimate weather, yet they can send me long letters asking me to enter into a modification program!? I should also note that all of my other bills have been on time and some travel across the country from snowy cities. At the end of the call I explained to the representative that is wasn't him I was mad at and he replied, "it's okay, I agree with you." How sad.

I have had the same problems as above. Nationstar bought my loan in the beginning of dec 2012 and didn't notify me. I started getting collections calls immediately, a few times per day, and when I requested proof in writing that they own my loan, they said they sent it already, on dec 18. I received that proof around dec 28 and made a payment for dec and jan that day. I continued to get collections calls and eventually someone said my credit union was refusing payment, though acknowledged my account was a valid account. In the past month I have attempted to pay by phone and the Internet over ten times, 4 actually going through, and then being reversed "by the bank". I have no idea why the funds arent transferring but my credit union said it is on nationstars side, bc they dont refuse transfer if the request is valid and funds are present. Only people at Nationstar I able to talk with are "collections" and they think I'm just lying to them or don't know how to type the account number correctly. I will be reporting to bbb, Texas attorney general, and federal trade commission.

Dear FrustratedwithTransfer2011, and all the above Commenters: Thank you SO MUCH for writing your issues, as I am going to check my interest history before NationStar bought our loan 2 years ago. I never thought of doing that. I am completely convinced that they are as crooked as crooked comes, because every time I submit an early payment (with copy of statement stub showing correct month of payment due penciled in), they ignore it and apply my payment to 'Principal', instead of the following months' payment. They did this to me last year and I thought their website was just 'behind', until I started getting Late notices & fees. Imagine that: I am paying EARLY, and they are playing games and turning it into something I'm doing wrong, just to collect fees or hopefully foreclose on my property (yes, I am not putting this past them). I just got off the phone with them correcting it, but am paranoid and will check their website in a day or two to make sure it was corrected properly. GEEZ! I never had these problems with GMAC or the previous three companies who held our loans these last sixteen years. I also have a similar story. Our mortgage was transferred to NationStar in June from Principal Bank. I also have received a phone call about a payment being late though I used the exact same Bill Pay set-up that was used while under Principal Bank. All that was changed was the address. They have told me not to worry, so we'll have to see about that. We have never had a late payment.

What is more troublesome, however, is the amount of our payment now being allocated to principal vs. interest. Prior to the transfer to NationStar we had between $55 - $100 per month being applied to our principal balance. Now with NationStar, that amount has dropped to $10 - $15 per month. I called Principal Bank (our previous mortgage holder) to get information on how the interest and principal amounts were calculated under our loan agreement, so I have been able to verify the allocation by NationStar is VERY off. This is especially troubling because interest compounds itself and we are losing a lot of money because of it.

I have made several phone calls and written several emails to NationStar to have the issue looked into. Each time I call I am told the research department needs to open a ticket to look into it further (that department does not take phone calls). However, each response from the research department tells me I need to contact Customer Service by phone for these 'more complex' issues. Both are telling me they don't have the resources to help and I am caught in a vicious cycle. The reps on the phone will not provide more than their first name (no employee number, no extension, no direct dial, no reference number for the call) and literally refuse to send you to a Supervisor when requested. If you ask for the Supervisor’s name, they will refuse to provide it to you. If you tell them you will hold for one, they tell you that you cannot. There is no supervisor present. They will open a research ticket and the research department will be in contact with you in 5 to 7 business days.

Once the research department sends you a response to contact the general customer service line, they close your request without answering your questions. If you request the email be forwarded to a Supervisor, they will not. If you request the name or direct dial of someone who may be able to help (customer service department or otherwise) they will not provide you one. If you respond and say the issue is not resolved and should not be closed, they ignore it. I now have four emails in hand which verify this cycle telling me to contact the general Customer Service department. I have responded within 24 hours of any correspondence I have received from them and am now going on more than two months without any answers.

Recently, First Horizon "Without Notice" transferred my loan to Nationstar Mortgage, I requested additional information regarding the change from both companies "Still Pending". My current loan is Adjustable, and requested to do a refinance with either companies, I recieved an adoubtly upsetting response. I was able to speak w/a representative at First Horizon, after giving my name and account, there was a 5 second pause, he then explained "I would have to call you back, I have an important call to lock in rate" and abruptly hung up...pending a call back. So, loss cause, I spoke with a representative at Nationstar Mortgage and explained I was interested in refinancing. Because the transfer from First Horizon to Nationstar Mortgage wasn't complete, she asked me to call back in 5 days. I did, and wasn't happy with the results, in order for me to refinance, Nationstar will only cover 80% of the valued price of the loan and the remaining left over of ($15, 00.00) will come out of my pocket. All I want is a simple re-fi w/low interest rate, 30 yr fix & consolidate my property tax/insurance. After reading all the complaints, I'm having 2nd thoughts of dealing with liars & cheats and just go the easy way out and foreclosed.

I have a very similar story. My mortgage was transferred on Dec. 1st to Nationstar also. I didn't receive a bill from Nationstar until Dec. 23 (well after most people had left for vacation) due Jan. 1st. Fortunately, my bank has automatic bill pay and can pay Nationstar electronically. I still have yet to see the January bill, but at least my bank can confirm the transfer. I also received a letter from Nationstar telling me that I had requested a new insurance company and that they had already paid my old insurance company, so I needed to send Nationstar more money to pay the new insurance company. I hadn't requested new insurance. Furthermore my insurance company had already sent me confirmation of the fact that they were aware of the transfer. I called Nationstar and actually talked to a nice helpful women on the phone. She told me that I needed to send them a copy of my policy. The letter I had received ONLY talked about money, and said nothing of making a copy of my insurance policy. The lady on the phone also told me that a lot of these letters are computer generated. At this point I talked to a totally unresponsive supervisor to explain that it is extremely unprofessional to send letters without proofreading them. She offered a very unconvincing apology. I informed her that if the company sent another misleading letter, I'd refer it to my lawyer. I also told her that I would not be recommending Nationstar to any of my friends buying houses and looking for mortgages. I'll see if anything changes, but somehow I doubt it.

Companies make money from late payments and the fees they can pile on top. Technically the company cannot charge late fees for 60 days after a transfer (in some states anyway). But if they send erroneous late notices with fees attached, what's to stop the the uninformed from sending in an inflated payment out of fear? Even if the company returns the money eventually, this is still an abuse of power.

I also started with the Bank of America who I feel also has a hand in the wrongdoings. I was told verbally and on paper, there was a glitch in automatic mortgage deduction because Mr. Cooper was once again being bought out by Nationstar. They sent me 2 letters stating the electronic glitch would soon be fixed and mentioned a third-party merger (latter part of February) April 1 they auctioned off my house and handed me eviction papers. I called a lawyer and had a TRO place that day. For the past 2 years, they have asked me to state I had hardship and that is why I did not pay. I stand by my statement that they locked me out of my account 5.5 months prior to the foreclosure as the screenshots of my computer time-stamped detail. I also have my bank statements that show enough money in the bank. The bank also stated that the funds were in process but never completed the transaction. The supposed signed certified letters as investigated by the Washington Post Office state the letter sent was not sent to me for anybody in my neighborhood as noticed by their electronic monitoring system. The lies go on and on. I am a Ph.D. student who was no longer eligible for loans because of foreclosure and my daughter at 16 has a couple of classes to finish her associates and start her bachelor's and will also not be able to receive loans. I have been a health care steward, certified front-line crisis provider, a Ph.D. and clinical doctoral student, my husband also a first-line responder as a nurse and a veteran that has seen combat twice in name of the country and have never asked for anything just justice. Apparently, this is a way of life for these people who go from state to state with their fraudulent practices. When will the government step in and perform "checks and balances" for the people? They moved to Texas a couple of years ago and are doing the same thing buying mortgages from banks that have single owners or elderly individuals as account holders for the mortgage...that is a predator Please help soniamndz@yahoo.com

My mortgage was handed over to Bank of America 8i the crash if 2008, When BofA got out of mortgages my loan was forward over to Nationstar I NEVER RECEIVED MY deed or title. My attorney corresponded with the company attorney for 2 years who could not or would not disclose anything about my loan and dragged her actions for over 2 years. I contacted the attorney at Nationstar requesting but was old nothing was available. She told me to contact my county which i did, They had nothing, When i called the company back and said i could not get my papers she said oh well everyone in 2008 and there were many homes lost especially seniors, If feel I was robbed of my monthly payments from 2008 to when i could not afford the payments since they kept raising my payments even after they elling me too bad, I jo8ineed the class action suit but have not heard anything about the court settlement or distribution of funds

Bank of America is flat out EVIL. They took out double mortgage payments for over 2 years. I'd call, spend 2-4 hours on the phone with them and have to explain this as they kept passing me from one person to another. I'd finally get someone to relent and they'd tell me, "I will credit it back to you..." They'd maybe credit 1/2 of one month, then the next month, right back to double mortgage payments.

The ONLY way I got rid of this was transferring my mortgage.

Bank of America, Shellpoint Mtg. Seterus, Nationstar (changed to Mr. Cooper) and many others like Chase and Wells Fargo (with the help of Wall Street ) pulled off the biggest Ponzi Scam in American history and our very own government in the likes of FHFA and GSE are all involved right up to their eyeballs.

Government Services Enterprises took over Fannie Mae and Freddie Mac back in 2008 and there is money money everywhere but back to all of us American People and Veterans who got the total shaft, along with our wonderful country. Trillions of dollars wasted here folks with all the scamming, buyouts, lawsuits like the National Mortgage Settlement and the nearly $17 BILLION lawsuit won by the USDOJ involvding the phony bailouts where banks mostly took the money and ran. There are thousands of lawsuits across the country and people like Bank of America, Chase, Wells Fargo and many other stop at nothing to cover up and bury.
Check out the Morrow Case in the great state of Montana and read it, the National Mortgage Settlement, that case asgaint nasty, crooked old Bank of America by our own USDOJ, and one in Colorado regarding all the outright racketeering on behalf of Urban Settlement Serivces, In. created by Bank of America as I understand it (GEORGE ET AL V, URBAN SETTLEMENT SERVICES, INC. AND BANK OF AMERICA). They did this to me on five (5) loans I had that were allegely originated by Countrywide Home Loans betwee the years 2002 to 2009.
Also check out MERS that people like Bank of America allegedly created to avoid millions of dollars in recording fees across the country. Most states have finally busted this grand scam using MERS as a phony beneficary/nominee! Do your investigative reporting and find out what happend to one of the biggest lawfirms in Florida that allegely had a huge "paper mill" to creat phony, forged, fabricated, and "robosigned" documents that people like the above have used and continue to use. Word has it that David Stern is living on an island somewhere after being paid off!

Nationstar Mortgage is horrible. We had Bank of America from Oct. 2011 until Sept. 2012 and was told that we had been sold to Nationstar Mortgage. We still don't know if we had gotten credit for any of the payments that we made through Bank of America. It took them months to find our loan in their system and until then they could not tell us anything. Everything went good until March 2014 when my husband lost his job at Fruit of the Loom and we had to let them know and asked for help getting our payments lowered. We were told that they could not help us until we were 3 months behind. Yet they called constantly every hour that they could when we were late. Once we did everything for the modification, the information that they sent back to us was more than we were paying before. It doesn't take a rocket scientist to know that if you can't make the payment you have you sure can't make a higher payment. In June 2014 my husband did find a job, it was making 20K less a year and he even had to drive 130 miles round trip a day. I am disabled and on disability which is not enough to survive on. We were caring for our daughter who was also disabled and we began to seek help to find a way to keep our home. We found a company online called The Westwood Legal in California and paid them $4, 000 to help save our home. We started working with them in Nov. 2016. In May 2017, we were told that they had a company West Holdings and Acquisitions that was taking over our loan and that our new payment would be $982.72 month. At the time we did not know that this was Patrick Soria and that he was a scammer. We paid the $982.72 a month from June 2017 -January 2018. We even made 2 payments to them on January 10, 2018 the date our home was to be sold at the court house steps with them telling us that they were going to get it stopped. When a guy named Fikret Avdic came to our home on January 11, 2018 and said he bought our home and we needed to leave. We refused and let it play out in court. We contacted Nationstar and told them everything to no avail. They connected us with Ong Lee who we thought would help us regarding the fraud, but she connected us with HH Law and Jered Ede who was only after information for the lawsuit that he filed in California against West Holdings and Acquisitions and Patrick Soria. They did nothing to help us at all but ruled for Mr. Fikret Avdic who is a foreigner who paid $90k more than what was owing on the home. Don't you see what happened and we even tried to file bankruptcy to save our home and the judge would not allow it, our lawyer for that was Nick Thompson in Louisville and he charged $1500 to file the papers. We also hired Phil Kimble to represent us in the courts here in Warren County, KY and paid him over $4, 000 to save our home and nothing helped. They all were in this together. We were homeless for 3 weeks before we found somewhere to live. In my opinion, Nationstar did us wrong and should have to reimburse us the entire cost of our mortgage, damages, storage fees, rent, all monies we paid to save our home to attorneys, all the money we paid to the scammer thinking we were paying a Mortgage. We are US citizens and we deserve to have the American dream of home ownership. We don't need our homes stolen to give to foreigners from other countries.
I did the paperwork for the class action lawsuit last night and I sure home we can help get something out of them. It would be nice to get our home back.
By the way, I almost forgot, Mr. Avdic, took over 100 days to settle up with the Master Commissioner, and on their website it says that everything needs to close within 30 days. If that had been us I am sure we would have been told we had to forego our deposit and that the sale was null and void but because he was a foreigner the Judges, lawyers and Master Commissioner ate right out of his hands because they didn't want a discrimination lawsuit against them because he was a foreigner. On April 8, 2019 will be 1 year since we were made to get out of our home, we want it back! HELP US! I THINK IT SHOULD BE GIVEN BACK FREE AND CLEAR FOR ALL WE HAVE GONE THROUGH.

FEEL FREE TO CALL US FOR MORE INFORMATION. BY THE WAY WE DID NOTIFY THE ATTORNEY GENERAL OF KY AND THE FBI REGARDING THE SCAM AND WE NEVER HEARD ONE WORD FROM IT. WE TRIED TO GET THE NEWS MEDIA INVOLVED AND NO ONE WOULD HELP US.

We were in the middle of a loan modification request when Bank of America passed the mortgage over to Nationstar. They "lost" our modification request. It took them six months and me faxing 200 pages at a time to them before they responded at all. We started with being 1 month behind due to illness. I sent in half the payment for that month and explained I'd catch up. They refused the payment and decided we were two months behind. When they did the "modification" they wanted $2400 a month - how is that a good modification from a $2100 mortgage? If I can't pay $2100, how am I supposed to pay $2400?

It caused so much emotional and mental trauma solely because Nationstar WOULD NOT WORK WITH US. We just walked away. I lost my house and I'll probably never have another one because of Nationstar. It doesn't take too much brain to figure out that your mortgagee is trying to pay you and if you were an honest person, you would work with them to get over a rough spot. But nooooo... They prefer to foreclose. I hate them. They have ruined my life, my credit, my mental and emotional health. They are the worst people on the earth. I hope that all the people they have ruined come back to haunt them, day and night.

Nationstar gave us the disaster deferment in the wake of hurricane Irma. They want us to qualify for a Loan Modification now, we have been fighting with this since January. In the mean time, they talk down to us, calling us three months late. AND... as we are trying to sell our house now, to escape them, they sent our payoff in July showing $39500. but in August, it shows $39750. So I pulled up the July statement on their website..Im glad I down loaded the one they issued, because NOW, the July pay off shows to be over $40k.

Nationstar made me go in default, I tried to work with them but they never could give me any help I only owed 80, 000. My house was worth 165, 000 they would not do a loan modifcation to help me.They made my payments go from 852.00 a month to 1240.00 a month. If I was having trouble paying 852.00 why would you charge me 1240.00 a month to help me. They would charge me late fees, phone call fees which were only recordings. I would call them back all I would get was recording never a person no one would return calls two inspection fees a month for two years and counting my house foreclosed I owe about $130, 000 to date. My house gets auctioned off July 21.2018 .The worsts part was having to get rid of my family dogs which I had for years. They stole my house. The loan server only makes his money when your in a default state, late or in foreclosure that is why they keep you that way . I would send in three payments they would only apply one take fees out of other two and say I was behind still, once I called to get current they said send in 4000 . I did by date they asked but they said they did not get it only to send Check back to say it was wrong amount. I want to sue them for all the grief they have caused me from day one for five years. LOL - That is the most ridiculous thing that I have ever heard. Do you know how much money it costs us to foreclose on a house? We have a whole department called "home preservation, " which in English, means, saving of one's house to avoid foreclosure because guess what, it costs us thousands of dollars to foreclose on a property. We would MUCH rather keep you in the property. Foreclosure is bad for every person involved. Bad for the customer who lost their house, bad for the investor (Fannie Mae, Ginne Mae, Freddie Mac, NOT the bank who is just the servicer, ) and then also Wells Fargo, because we have to pay attorney fees, inspection fees, tax sale fees, and then just eat the money lent out and the profit we would have made from the previously mentioned investors. We LOSE money when you go into foreclosure. a LOT of money. So I'm sorry you had a bad experience, and can't afford the house you purchased, but that's not a reason to flat out lie without having ANY mortgage knowledge whatsoever, and try and ruin a companies reputation, who has helped millions of families keep their homes, helped you GET this home, and spends hundreds of thousands of hours volunteering in the communities in which we are located. Please don't bad mouth the company that puts food on my baby girl's high chair and clothes on her back.

Do the math I owed 80, 000 I had over 80, 000 equity, you cant take what is behind and work out two past due payments to help someone to avoid going in foreclosure. I did their payment plan 852.00 was my payment but they changed it to 1240 a month to help me for six months which I paid only to get next statement saying I was still a month behind. How is that trying to stop you from losing your house. I can show you statements and letters .I have moved I pay $1, 300 a month on time with no problem been doing that for two months now . What happened to the good old days when you could go to your mortgage company local and solve a problem. I rather rent the rest of my years and to borrow from the crooks who run these loan server companies

With a company like Nationstar, the best route to take is the lawsuit route. I am actually going through the same process. Just thinking about what Nationstar has done to me for the little 2 months I've been with them, brings on heart palpitations and raises my blood pressure. From very unethical employees, to supervisors who really don't give a crap about you, I can go on and on. The bottom line is that Nationstar is not interested in modifying your loan and will foreclose on you while at the same time promissing you a modification. The left and right hands sure do different things at the same time. Once my mortgage was tranferred from Citimortgage to Nationstar, I knew I was in deep trouble, since I've read all the horror stories that regular folks like me had to suffer at the hands of this monster. My loan was transferred with a modification from Citi, but Nationstar put me in foreclosure while assuring me that my home would not be in foreclosure if I just made my third/last payment. Don't let them get away with their predatory lending system and take your house unjustly. Please see a housing counselor or an attorney even if they do foreclose on you. You can get Nationstar audited, and 10 times out of 10 they will be fined for bad practice and you can get your house back and finally get them to work with you like they should have in the first place. Don't run from Nationstar! Fight back! Since they are crooks, you WILL win!

Nationstar is one of the biggest crooks out there. We started a Loan Modification with Suntrust which isn't any better.We were approved and our new payment started on 2-2-2010 and the new Interest rate of 4.375 %. We made all out payments and Suntrust took them with no complaints.I called them a few times to make sure all was well and was told it was a done deal.
In Dec of 2010 they sold our loan to Nationstar and the problems began phone calls 4 to 6 times a day saying we were late on payments and behind,
We have never been behind on any thing in our lives.They refused too honor the Loan Modification and sent me a new one they drew up changing everything uping the Interest rate and adding $10.000 to the mortgage .I have dealt with these people for 6 months and you can not believe anything they tell you. They are just down and out crooks.Something needs to be done to stop this company and get them out of business.Call any government office you can and let them know what they are doing to the people. Suffering in Florida . We told them also we are in our 70s and in poor health and they could care less. They just want your home and the hell with you.

Mr. Cooper we need help!

We've been asking for a modification on our mortgage to help us keep our home. Nationstar has had us complete a long, very detailed packet twice this year, only to say, "Oh, we can't help you. We don't have any programs for people like you."

We have now moved from our home and have it leased just to be able to make the payments. But the lease amount won't cover the mortgage. Nationstar still gives us the run-around. And now they say that because we don't occupy the house, we now again don't match our programs for assistance.

We just need a little help. We need the mortgage payment lowered to the amount of our lease... $1550 a month, instead of the $2069 which is our current mortgage amount.

This doesn't make sense...you signed a contract that said you would pay $"X" amount every month for "X" amount of time, but now that you cannot afford your payment, you expect the person on the other side of the table to change the contract terms? So if I get I car that I can't afford, make a few payments, then tell the car financing department, "I can't afford the payments, modify my terms/contract", the financing company is supposed to say "Okay, no big deal"? No, they repo the car and I have to get a car I can afford. I want to drive a Mercedes, but I can only afford the payment on a Kia.

Mr. Cooper county taxes

Nationstar has the worst customer service. The bounced my county taxes back in april 2010. I started a reseach back in septemer and today I received a lien on my home. I am ready to take them to court. I should not have to be going through this and wasting my time when they made the mistake. They kept opening research after research since september. The tax dept representatives just want to slide you under the carpet instead of putting in some real effort. I am always on time with my payments. My original mortgage was with gmac and they were fantastice. Never had one bit of an issue with them. Ever since my mortgage got sold to nationstar, nothing but headaches. I would think that during this time of economic times a company should cherish their good customers.

I agree that nationstar has "HORRIBLE" customer service. When they first purchased my loan from another company I was informed by a single paragraph letter. For the next month I had no information about payment, where to send, nor payment coupon. Finally on a sunday afternoon i recieved a call informing me this was an attempt to collect an outstanding debt and any information obtained during this conversation would be used to do so. I could'nt believe this. well this finally got straight but january 2011, I recieved a delinquent tax notice from local county office. I started calling the escrow dept. I was informed"check sent via fed ex", and provided tracking #, but no one could inform me on confirmation of delivery. I was told however to "call fed ex" for myself. Well i called fed ex. They informed me, after investigation that the track# was generated but not packaged for pick up. No one at Nationstar knows whats going on. I have been told repeatedly, "working on it". Well here we are today Feb. 28, 2011 last day before my property goes up for sell and nationstar has'nt paid the taxes . I was also refused to speak to a supervisor because I informed the person I was recording the phone call. Are we not told that "this conversation may be monitored or recorded". WTF is wrong. I pay extra every month to an escrow account and now I may loose my home because of Nationstars screw up. This company is SUBSTANDARD!

These phonies sent me a ALT Loan MOD to sign and return to start my new payments. They are trying to get out of the contract they sent me and asked me to sign. I have made all the payments according to the agreement. They want me to start all over again. They lie over and over again. Their representatives are idiots, all of them. PLEASE CONTACT ME IF YOU ARE PART OF A CLASS ACTION SUITE AGAINST THIS COMPANY. They are like organized crime. If you have a problem with these ###s, contact me so that I can assist you in dealing with them. I have contacted the FBI, AG office, house representative, fnma and if that does not work I plan on filing suit.

My husband has been saying since they bought our loan that we are being scammed and he wants to pursue this with a lawsuit! We feel we are being grossly over charged and they keep saying our escrow account is short and we found out that our Homeowners insurance was lapsed because Nationstar never paid them! I sent emails and faxed the bill showing them it needed paid and they claim they never received it! WOW! Mr. Cooper losing payments

Refied in July. Title co sent tax pymt. Wrong amt. Now forwarded to mtg co twice - they say they haven't received. Told me to make a partial payment, now harassing phone calls about partial pymt. Keep calling and asking to be forwarded to different depts and keep getting disconnected. Does this company know what they are doing?

I was an Amtrust Bank customer without ANY problems, then I have had nothing BUT problems since Nationstar took over my account. They have given me a run around each time I call, now they have not even posted a payment I made to my loan! Also watch out, they will not put the overage you give them toward Pure Principle at time of payment to you in full. They treat it as if it is a regular payment with interest deducted. HOW does one get out of this terrible companies grip. HELP lgray59@yahoo, thanks

Mr. Cooper rip off

Nationstar bought my home loan from Citi Mortgage, and told my sick husband and I, they would give us a modifacation on our Home loan. We were behind 3 months because my husband had been in the hospital with heart problems. They said there was a 3 months payment trial period and they werec lowering our mortgage payments and we were so releaved we could keep our home. We made every payment on time waiting on the trial period to be over, the time drug on and on and it took a full year. I called them so many times in that year, I lost count. I would call to see what the hold up was and I'd hear every different reason it was taking so long. They lost my papers, they didn't add the Attorney fees. ect, ect and we never got to talk to the same person more then once. when I would call they never knew what I was talking about, and I was getting more and more upset with them. We were making $780 loan Modif. payments like they told us to make instead of the full $1290 payments. We signed 6 different Modif. papers each time they said there was some problem and it did not go through and the papers had to be redone. Each time they assured us this would be the last ones we would have to sign and each time they said it was nothing we did, it was there misstake for one reason or another. I now have a modif. loan with them but we owe over $20, 000 in back loan payments, $5000 in legal fees and doc. fees-this fee and that fee. If it was done in the 3 months like they told us it would take, we would have only owed them less then $5000 all together. Since they drug their feet for a year finishing the Loan Modif. they really made out not us in the end. Now we own them way more then the house is worth. Also we owe more then what we bought the house for 6 years before! We think this was just a way for them to ripe us off by them waiting so long for them to compleat the loan modif.! In the end our Loan Modif. payments changed from $780 to $1050 a month because we owed so much more on it and we are now making payments for another full 30 years. We couldn't do anything but sign as we were at their mercy if we wanted to keep our home. Is there anything we can do now about what they have done?

Nationstar sucks. I told them to take the damn house but I wasn't paying them one cent. Not one. That really pissed them off. Catch me if you can a$$holes! LOL! Now you're stuck with a $210, 000 loan and a home worth $90, 000 if you're lucky! Oh, and if they threaten you with a deficiency judgement, threaten back with bankruptcy. They've got nothing on me. Who has the last laugh now! My credit is already trashed and I have no assets, so you have NO bargaining chips. Again, LOL! S*ck it Nationstar! Hahaha!

i was recently in a final stage of a year an a half modification with citimortagage i was told the final words was up to the investors an dont worry you qualify for a modification after i have fax over 6 times paper work costing me over 150 dollars for the last past year in a half an after all that stress an worry citimortgage sold my loan over to nationstar on november 1st 2010. november 12, 2010 i talk with a loan modification woman at nantionstar by the name of makinez which reasure me i was transfer over to nationstar because my home will be modify don't worry an all funds that i paid to citimortgage will be transfer over in about two weeks...well as soon as i got off the telephone with makinez from nationstar i recieved a call from nationstar collection dept askin me when should they exspect payment or they will forclose on my home...now this is Decemember 4th 2010 an i have been herass an threaten about my home even though i have made arrangment with makenzie that i will be sending 1185 dollars an in two mor weeks another 2000.. but that not good enough i still get phone calls an no understanding to why they are calling me if i have no arrangments, , , not to mention what i talk to makinez about they have no records an no match of funds from citimortgage so there for my home go into forclosure pray for me im on workercomp an will give every dime of my income to them for i an my family have a home an surly their will not be a xmas but my home will be good enough for me an my family...they have lied to me on how much i owed..so now i have to get bank statements togeather on al my payments to prove my balance to 2 mortagage co...this is to much stress on me God Help me please.

Mr. Cooper predatory

My mortgage was recently sold to Nationstar 11/1/2010 and I am already having problems. Since it has been sold to Nationstar I have receive 3 separate documents stating how much I am currently 'past due'... each document states a different amount. And when I call I get yet another amount. Document printed on 11/11 states $4062.40. Document printen 11/12 states $2458.12. Document printed on 11/13 $2559.76. Really? so which one is it... NONE! I signed onto a forbearance plan with Citimortgage in July. In July I would pay $648 and in August I would pay $648, then Sept- Oct-Nov I would pay $1036 and finally in December I am to pay $2974 to bring my loan current. When I call Nationstar and explain they say yeah we see you are in a forebearance plan but you havent made a payment since August and "if you pay 'such and such' right now then you'll only owe blah blah blah. They are just trying to get money from me that I DON'T OWE! So I what am I to do now?

I was with Washington Mutual years back when it was bought out by another mortgage company then it when to Nationstar so I have been dealing with them for awhile. I recently refinanced for a lower rate which really helped my situation through Loan Deport who was evidently handling the refinance for Nationstar . Now Nationstart is handling my loan at the present. My major complaint is the monthly payment is due on the first of every month with a grace period until the 17th. I keep getting letters that indicate I am pass due because I usually pay around the 12th or 13th because my retirement check does not arrive until the 10th or 11th of the month and when it arrives I promptly pay the mortgage. I have never been late in all the years I have dealt with this company and never been charged a late fee. These letter is probably automatically populate if the payment is not received on the first of every month. I have tried calling and there is NO voice prompt to reach a service assistant, so that is why I am writing this complaint . Nationstar save the paper and me the aggravation every month of you telling me I am past due and when I call the payment has been received and next months is due. NOT PAST DUE!

Wow! I am going threw the exact same thing. I was never ever late threw citimortgage and just got my first letter Nov 18 2010. saying my loan needed paid for November in the ammount of 2500.00 really I have never been late ever. I was like has to be a mistake so called they were very rude and said it was late as of the 17th.. wth .. I never even knew where to send the payment till I got the address.. Now I have the 51.00 onto the 2500.00 to pay? my loan is only 991.00 a month.So where the heck is the 2500 coming from?
She said if Igave her my bank info I could pay right now and they would wave the late fee.. Ha Ha I said yeah well I'll pay on your site i'm not giving u my account info over the phone! She then said well u can't pay This month online just Dec.. She said u will still be a month behind either way..
I said u guys Ihave never heard of I never signed a paper or anything and now your changing my loan ammount. This isn't right! She then said well anything else I can help with? I said yeah why do I owe that much? She said go to our website and hung up on me...
There has to be something we can do? I am going to try and refinance threw another company but I am not going to send another payment to them! Whats the point they will just keep it and say u owe more..I am going all the way with this! I am not going to let them force me out of my home.. Its the Holidays! They have not heard the last of me..

My mortgage was recently sold to Nationstar. I am outraged that I have to pay $6.95 per month to be sure my payment is received and credited appropriately. I would encourage all Nationstar customers to COMPLAIN LOUDLY. I am contacting my elected officials and I plan to refinance ASAP. They have the amount of my monthly payment wrong. I can already see that they are crooks!

We refinanced in August 2007. We had a no-doc, 3yr arm, 9.67% loan, 85%LTV. We were told in six months we could refi again and get into a more affordable loan( lower % rate), credit score would be better, (as we are self -employed). We thought were dealing with reputable lenders, as opposed to brokers, it sounded great. 6, 7, and 8 months we made payments on time to insure are new refi, only to find out there are no programs according to Nationstar that fit our niche. After collecting docs to start some sort of negotiating w/ Nationstar I've noticed bank statements were altered. Now we are forced to put our house on the market, (good timing)I'm looking for other people that have been duped by Nationstar in hopes of some sort of class action.

NationStar Mortgage is all about getting the all mighty dollar from you and not even helping you if you need help. The Predatory Practices of this mortgage company has been going on for years and the fact if you have a mortgage with them its not going to help if you try and re fiance with them because all they are gonna do is re direct your call to everyone else in the company so they do not have to deal with you. Many a times I have had this done to me
Most mortgage companies will try and help you out and see if things will go right, But not Nation Star Mortgage, They will try and drain you for all the money they can get out of you. And when they are done draining your bank accounts and other accounts they will still come after you for more and more and more money they does not exisit. The fact my family has been going through his crap with nations star mortgage for a few years is stupid because they are trying to foreclose on my home and yes they will do the same to you as well even if you keep up your payments, they will tack on fees they are not even supposed to be there just so they can get their money and leave you without a penny to your name. And if that is not enough they would even take the clothes off your back just to make a point because they are truly a company with Predatory Practices and need to be taken down.

My Mortgage was sold to Nationstar about 2yrs ago from Flagstar Bank. Since that time I have had several situations with this company. Most of these problems have been with taxes as I am now disabled and no longer pay taxes due to the hardship. The paperwork was properly set-up per Nationstar request of documents from all taxing authorities along with signed and notarized documents. However the escrow account which was supposed to be closed because of this documentation and per my written request was not. They have not paid taxes on my property for 2 years now. Last August I received an escrow account analysis informing me that a check was drawn from my account which was closed and that I was required to pay the $1386.00 that was sent to my city tax office. After receiving this info I informed my tax office and Nationstar of this situation. The check was intercepted by the city tax office and returned to Nationstar uncashed. To this date I have still been going thru unbelievable issues with Nationstar about these funds that are still not resolved it is November 15 and Once again I am on the phone trying to get this situation resolved...I will update with more positive info when I get some...With deepest Regret ME!

We know how hell is thanks to Nationstar Mortgage. We are dealing with tghem for about 3 years. Our original loan was with Flagstar bank, we did with them the trial for a Modification program and while we was waiting for the final step for complete the modification they sell our account to this predators. We have 3 years filling and sending papers, we inclusive paid almost 7, 000 dollars trying to save our home to a private company, but nothing happened. Three months ago they suggested to us a shortsale and we aceept we was tired to trying everything. Our house is on sale and the last friday we received a note in what they wanted that we communicate with them. When we call the stupid who didn't want to identify hios self said to us that we have to give them our original deed because they are tire of wait and they need to make bussiness with our house. And also we have to pay their lawyers and all the interest we accumulated during this 3 years. Obviously we didn't accepted that but we need help. We need that somebody tell us what we can do because they treat us like crap, been very disrespecful and played with our feelings and our future.

I received notice 15 day ago my Loan as being transferred from First Horizon over to NationalStar Mortgage. Base on my research of the company I'm working to get my house refinanced by a real financial institution. I haven't received any welcome package from the company. I was able to signup on the website from the information given to me by First Horizon. However, I can't make a payment. My information is not there. I did receive a call from customer support about my payment. I inquired about my welcome packet, when the site would be update with my information. There were no answers. I told them I will call on the 30, 31 to see if they have my info then.

I am wondering if the gentleman (Pacwell I believe) defending this horrible company works for them or is in this industry to have such a callous response to hard working people losing their homes without cause. My Hubby and I have been with one company for five years and now find ourselves having to deal with Nationstar--we are heeding the warnings and getting the heck out while the getting is good barring no expense to do so.

Indeed, I cannot myself find one example of an illegitimate gripe here. Yours is the typical rethug response to any kind of victimization "you must have done somethign wrong" . Tell me oh wise and superior one how is it that forging phoney checks--unauthorized access to funds, draining bank accounts dry, shifting terms without due notice, claiming payments were not made to collect fees, not returning all important phone calls and dodging and avoiding clients... is this just business as usual to you? If so please post your real name so that if you have any kind of business I can avoid you like the plague...I mean, it is hard to live within you means if people are taking money out of your account without notice and doubling the amounts agreed upon without warning or just cause. The nightmare here is that such actions create a chain reaction of bounced checks, late payments and puts people further in the hole. I know a lot of people who work with very reputable mortgage companies=---I do not see these types of complaints or the sheer umber of them as I do here.

You have to be deaf dumb and blind to now see these people as predators...

I think a lot of you people think that Nationstar is afraid of you "walking away from your homes". When you walk away from your home you lose too. Nationstar is not a bank and they have to play by the rules of the investor on the loan YOU chose. Nationstar doesn't necessarily buy loans they acquire them because they are favored for their strategies by investors. Face it if you could afford your home then you wouldn't be asking for a modification or refinance and them be upset when your denied. The people who receive the requested help are the people who need it plain and simple. They make determinations based off the information YOU provide and the standard they are forced to follow by investors or the government. Grow up, set your priorities and stop living above your means. You certainly weren't upset when your lenders fronted you thousands or dollars to buy your home.

Mr. Cooper terrible customer service

Nationstar Mortgage LLC bought our mortgage from CitiMortgage, effective November 1, 2010. The only paperwork we have received was from Citi about this transfer and nothing from Nationstar. Three weeks before our mortgage payment was due, we called both companies and was informed that we can make our November payment with Citi as our last payment. When we went to Citi to make our payment, we were informed that our account was closed and we would have to speak to Nationstar about the matter. We called Nationstar. but instead we got forwarded to a poor woman's house who has been receiving numerous angry calls from Nationstar customers. We tried the number again and finally got a representative who could not tell us anything about our account, terms or anything about our paperwork until next week (when it would be too late to send a payment). The only thing Nationstar could tell us was to send our payment to a P.O. Box in Texas using Citi's account number. No wonder Nationstar has been accused of fraud and has multiple pending lawsuits against them. They force you into their terms without the consumer's acknowledgment!

Nationstar did the exact same thing to me. I am now trying to contact them and that is next to impossible as I live in North Pole Alaska. I emailed them and am waiting for some form of response, I am not sending in a payment until they send me some documentation as to what account it is going to. Suntrust was wrong to sell the mortgage to these guys. So wrong. I don't know who I am more angry at. Suntrust after 10 years of never being late on a payment you sell my mortgage to Nationstar? Who the hell is Nationstar? And if I wanted to do business with Nationstar then I would of applied for a loan through them..not SunTrust.

Why didn't you just wait to send your payment? When a Nationstar takes over a loan they do not assess late charges nor do they report to the credit bureau for sixty days. This is because they know that things get confusing during the transition period. Now that you've sent the payment using the Citi account number you'll probably be told to send in proof of payment since they won't where to apply the funds. I'd get ready with a front and back copy of that check you sent if I were you...

Your loan has been sold to a debt collector who ALWAYS operates outside the law. Send them a certified letter registered return receipt and tell them you need to know where to send your mortgage payment. If they do not comply, sue them.

For the last 3 months there have been problems getting payments to Nationstar through Money Grams. The property is located in Oakfield, Me. We did not ask for Nationstar to be our Mortgage co. Bank of America sold our mortgage to them. There have been nothing but problems with them. Not paying insurance payments on time. Payments not being posted. Now they will not take a check from us. They don't have access to take a Debit card, what kind of financial institution does that.

We too had our GMAC loan sold to Nationstar. There were issues with making the initial payments, and then we too got one of those July 2009 letters about having not made our payment. At least for that mistake, they did later send an apology letter.
But our big problem with them is due to their refusal and endless excuses for not releasing our insurance money to pay for our home repairs. Our home sustained major damage from a tornado back in March 2010. We received an initial insurance check that we signed and forwarded to Nationstar in May. They released an initial amount of the money (10% of what we owed on the house) in late May. At the halfway point they released half of the remaining funds.
But since the house repairs were completed on August 27, 2010, we have received no additional money. They have given us every excuse in the book to hold on to the remaining funds. They were demanding that we send them a "Paid in Full" invoice from our contractor; they said they would not release the money until we did. To which we responded, "How can we pay him, if you will not release our insurance money to us?" They have also "misplaced" the depreciation check that we sent to them from our insurance company. We finally got them to agree that they would release all of the money that they were holding after they processed the depreciation check. So we over nighted it to them. They admit that they received it almost 20 days ago, but they don't seem to know where it is now.
I have had it with this company. Every time you call, you speak to someone different, and you get a different story. I just want what is lawfully mine, so that I can pay my contractor what is due him. And I have filed a complaint with the State's Attorney General's office.
My advice is to avoid this company like the plague! If your home is financed through them, do anything and everything you can to refinance somewhere else.

They Have Asked us to sign over the check and give it to then we denied until modification was done! We are 1 year and a half away and still no modification so we never sent them the check still waiting ! We have a class action lawsuit for the same kind of problem please Email Me at jerrycaggia@gmail.com to join in this law suit! Nation star is owned by some bad people who just want to hit you with all these fees and try to make you owe them all this money instead of modifying the home and getting payments rolling again! NAtion Star dose have alot of Bad Practices and this company wants to suck the blood out of people so lets all fight back and sue in a class action law suit
