hi, as anybody had any bad dealing with mri in or out of bulgaria
i myself are in a battle with them at the moment i bought in Bulgaria
and are very unhappy with them, i am wanting to end my contract before completion, so i am gathering information show i can prove how bad they are thus letting people know what i know and that, they are not alone!

I am trying to make contact with anyone that lost money with MRI and would help me with some back ground information.
I am working with a group of people that lost money and we are in the process of getting them all a refund, any information about MRI could be of use to us and others trying to get refunds.

Hi, can anybody please tell me if they had a successfull outcome with persuing there cases against MRI for properties bought in Bulgaria, myself and my husband bought about five years ago but like many of you we could not get a mortgage after being promised by MRI that this would not be an issue. We have used the solicitors natalia pavalova in bulgaria, we won the first case but then MRI appealed and just got news a few days ago that we lost the second case. Unfortunately we are still waiting to hear from solicitors as they have not been very forth giving with the information and are having a nightmare trying to find out why we lost and on what grounds! Has anybody been successfull in winning there case and what legal team did you use. Any information would be really gratefull. Please email oarthurs@eircom.net. Olivia.

I bought 3 properties back in 2005 in Bulgaria after being advised by MRI. Originally I was going to buy 1 apt but after speaking with MRI they convinced me to use the money I had to put down a deposit on 3 properties and then get a 70% mortgage at 6%apr to pay for them and use the rent I would receive to pay the mortgages. It was a no-brainer. Only everything I was told was a complete lie. I paid my 30% deposit on 3 apts and then tried to get a mortgage but no bank would give me the mortgage MRI said. I ended up with a mortgage with Invest bank at 9.9% so I put all the apartments up for sale as I could not sustain the repayments as the rent promised by MRI never materialised. I couldn't sell them so I asked the bank to repossess them but they have taken me to court for the monies owed. To cap it all the developer hasn't paid any rent for 3 years.
I have been speaking with BSN who took all the details but said there wasn't a case against MRI even though they said there is a definite conflict of interest between MRI, Legal independance and Capital Finance who all advised me.
I am considering using BSN to represent me against the bank to stop the bank repossessing my home in the UK. They say I have a good chance of getting the bank to take back the properties as they are secured against the apts.

Probably for most of the people who bought property abroad through MRI and lost their money this was their first investment attempted made on their own.

Unfortunately even in the twenty first century with all the credit card easy we are all used to, it is far more complicated to buy and own your "second home" abroad than one would want it to be.

The rich people and international corporations always hire professionals to investigate and produce a risk assessment prior to investments.

Some people have lost just a few thousands, but others tens of thousands even hundreds of thousands. With a fraction of this money, invested prior to arrangements with miracle companies like MRI, you could have saved yourselves the trouble and would've received the proper advice for a viable investment in a reputable local builder.

We do look into any matters affecting our clients - it's part of our job. We charge for our services and for the amount of work we have to do we are certainly not overpriced - far from it! Our lawyers are all very reasonably priced, very experienced and more than up to the job of looking into possibly negligent law suits involving parties who do not necessarily have the client's interest at heart.
Who are we to look into other peoples' credentials? Why not? You're touting for business on behalf of Richard Hayes in this arena so expect to come under scrutiny by anyone who reads your posts. We are happy to be looked into. We give out all our lawyer's details and credentials up front for the purpose of verification should potential clients wish to check them out - why are you so wary of that if you have nothing to hide?
You're totally wrong about trusting Bulgarian lawyers. Most people have experienced the ones who are really working for the agent and/or developer - that's why they aren't happy. There are good and bad everywhere - in the UK too.
You dodged the issue of why you pop up on lots of forums pretending to have bought property through MRI in lots of different countries. No answer to that? Not the best advert for Mr Hayes, really, is it?

You seem to be casting doubts on everyone’s motives who has posted what should be helpful comments on this forum (including Dave ex MRI employee). You seem keen to cast dispersions on people - i wonder what your motives are? no doubt you are just trying to be a good citizen or could it be that you are flogging overpriced legal services!
The reason I chose UK based advise is that me (and probably everyone on this forum) would not trust a Bulgarian lawyer.
As for your comments about "we are looking in to Richard Hayes", who are you to be looking in to other people credentials?
MRI have LTD companies in Spain and the UK so it is possible to seek legal redress in those countries which is what we are doing. If you have something useful to say on this subject then lets here it. If all you are doing is investigating other legal companies then good luck but dont bore us with it.

Hello again

We have had a BSN Legal lawyer look into the case being handled by Pavlova and Dramov, who are, it appears, licensed to practice law in Bulgaria. The case has been put together quite badly and, unfortunately, these lawyers have lost the case - meaning if the case loses again on appeal the clients can never again go after MRI for their money back.
Our lawyer is handling the appeal for one of those affected by ex-MRI Dave and his lawyers to see if he can change a few things to make the case stronger (under the law he has to go forward with the case on the basis of how it was begun).

Cyprusjohn - you seem to be having a lot of problems with properties in several countries (all sold to you by MRI!) and we are currently looking into Richard Hayes because of your dubious postings on various websites.

I had a very bad experince with these ripp off merchants when I purchased in Bulgaria (bansko). I am now in the process of persuing them legally through a UK based solicitor who specialises in property fraud in Europe. Muy advise is avoid these cowboys like the plague they WILL rip you off GAURANTEED>

We also purchased in bansko and have been well and truly led up the garden path by MRI. What I cant understand is how they seem to be getting away with ripping so many people off all over Europe and nobody seems to be ableto touch them!

URGENT REQUEST for information.

We are looking into the case of people who have paid Legal Services Agency to take an action against MRI. We have done some preliminary searches into the existence of: Legal Services Agency, Pavlova and Dramov and Nataliya Veselinova Pavlova and can find no proof of this being a proper law firm. At the time of writing we have our lawyer in Sofia investigating the situation.
This 'law firm' seems to have taken a case against MRI based on preliminary contracts with them and recently lost the case in the local courts. Claimants have been asked to pay MRI's legal costs, it appears.
I cannot understand why a case would be brought in such a manner. It's almost as if the case was put together with the purpose of losing. A cynic would perhaps say that it was to put people off claiming against MRI at all. They are, after all, vulnerable in Bulgaria as they have a construction company with 2 developments and, therefore, tangible assets.
Perhaps the very helpful Dave (ex-MRI employee) had another agenda?
We would like to hear from those of you who have paid this firm. Do you have a name and Bulgaria Bar Association number for the lawyer who went to court on your behalf? If so we will do our best to get to the bottom of it.

We have purchased a property in Aspen Heights, Bansko and felt we were totally misled and misguided with what we purchased. We tried everything to get out of the contract when we had only purchased 50%, but were advised to go ahead and complete purchases as contract was so water tight. I beleive we have a case to take them to court to clain our money back. The apartment we purcashed was to have access to own private golf course - this is not the case.
I BELIEVE THEY HAVE RIPPED OFF EVERYBODY WHO PUT THEIR TRUST IN THEM.

Just to add to this, I have the Head of Intelligence and another senior officer of the Serious Fraud Office coming to see me next week re our complaint.
I have also received a letter from Lord Triesman's office (he is Chairman of the FA), asking me for more details of what has happened to us.
The Florida Department of Business & Professional Regulation has responded to my complaint and is currently looking into this.

So when MacAnthony Realty International (MRI) - a company marketing holiday homes in Spain, Bulgaria, Turkey and Italy - offered to smooth the way by recommending developers, lawyers and mortgage lenders, hundreds of Britons eagerly signed up.

But many of them have been left thousands of pounds out of pocket. MRI, an Irish-registered company founded by entrepreneur and Peterborough United Football Club chairman Darragh MacAnthony, is facing angry investors and investigations by regulators here and overseas.

And in another blow to its reputation the firm has been accused by an MP in the House of Commons of outright fraud.

Sammy Wilson, the Democratic Unionist Party MP for East Antrim, tabled an Early Day Motion in the House of Commons in February. The motion stated: 'This House notes with concern the number of UK citizens who have been victims of property fraud perpetuated by MRI Ireland; and calls on the Government to make representations to the Spanish, Turkish and Irish governments to take steps to ensure that these companies cannot continue to defraud members of the public.'

Wilson, like many who have complained about MRI, received a letter from MRI's lawyers, the famously combative firm of Carter Ruck.

Some recipients of the letters who have tried to launch online forums about their troubles have been warned about potential libels.

Wilson said: 'I was approached by several constituents who had dealings with MRI and had lost thousands of pounds and since the motion I have received many more letters from people who have had problems.

'I believe the company does use legal letters and I have received a letter from Carter Ruck.'

MRI has not always been so media-shy and has even used its own Overseas-Property TV Channel to sell the holiday homes. The programmes were hosted by MacAnthony's photogenic younger sister Wendy.

The Serious Fraud Office has looked at MRI after complaints from people who say they have paid for properties that have never been built or handed over, but it has said the issues do not fall into the category of sufficiently serious or complex alleged fraud for it to become involved.

However, the SFO has told complainants that it does believe the matter deserves further investigation and has passed evidence on to the Office of Fair Trading, which in turn has contacted regulators in Spain and Ireland and is considering doing the same with the Bulgarian authorities.

One Financial Mail reader paid a deposit of £57, 000 through MRI on a property to be built in Marbella, on Spain's Costa del Sol, but she later found the developer had built on land without planning consent. Mortgage lenders would not touch the properties because of corruption allegations against the developer and she has been unable to complete the deal.

She paid 5, 000 euros (£4, 400) in legal fees to try to recover her deposit from the developer, but says the judge handling the case was himself convicted of corruption and the case is frozen.

In a statement regarding this one case, Dominic Pickering, chief executive of MRI, expressed sympathy with the reader, who wished to remain anonymous, but blamed the Spanish legal system.

He said MRI checked the developer's licences and they were OK, but were later revoked unexpectedly.

MacAnthony, 34, was born in Dublin, but moved to Spain with his family when he was 15 and set up MRI in Marbella in 2000 selling holiday homes mainly to British and Irish customers.

In 2008, as a result of complaints against MRI, the National Federation of Property Professionals held a tribunal that was 'appalled to hear of the company's misleading business practices' and issued fines totalling £5, 000.

Although the decision could have been appealed against, MacAnthony resigned from the federation, where membership is individual rather than corporate, with MRI claiming it was deprived of a fair hearing.

MRI did not reply to Financial Mail's attempts to contact the firm regarding the wider issues.

Although MacAnthony is no longer chairman of MRI, he does chair Peterborough United, which he bought in 2006 to become the youngest chairman in the Football League.

Peterborough, known as 'The Posh', have just been relegated from the Championship. Many former MRI clients have seen their hoped-for investments go in the same direction.

Well it seems like we are all in the same boat. OUr problem is that we bought in Sunny Beach on the Black Sea. Building is completed and furniture installed. However, as Americans now we can't find any company to issue us an insurance policy on the property. I've emailed MRI and received no replies from them. They never told us the problems we would have in Bulgaria as Americans. We couldn't get a mortgage so we had to pay cash. We feel totally ripped off by this company. I think a major lawsuit is in order. Just don't know how to get started with this. What good is rental property if you can't rent it? It's been finished now for 2 years and we have yet to rent it because it can't be insured. This is an absolute nightmare.

This is for the attention of anyone who has had problems.
Our MP contacted the Serious Fraud Office because of the information I sent regarding what has happened to us.
We were recently interviewed by the SFO and they have been looking into our case and reviewing all the evidence we have given them.
Our MP has also been in contact with Arlene McCarthy who is an MEP and she has sent us a letter from Commissioner Meglena Kuneva, who is a member of the European Commission.
It might be helpful if everyone who feels they have a grievance contacted these people, and organsiations particularly the SFO.
I will be posting more details on the mri-sg.org website and hope to distribute this information to all members of this site and also to members of the Bulgaria Property Action site.

Does anyone have any info re Platinum Beach development Bodrum Peninsular, Turkey? We have received completion pictures mid 2009, but cannot get the deeds because we are european! British actually. We are 18 months down the line and still no access to rent out "our" property.
We also have a property development in Cabro Negro Morocco and have visited in mid 2009 and found people working like beavers, but we have read all the comments re lots of properties and would like to be in contact with others of these developments.

Wow. Me and my parents have been scammed too. In 2006 we went to spain with MRI to look at property in Almiramar Spain. We were told that the development was almost sold out and that we needed to put our deposit in right away in order to secure the price. We were also promised that they would allow us to sell the units after we had the units in contract and paid the deposit. So long story short we put our deposit in of 100, 000 euros. Then we immediately ask to put the unit back on the market for what they promised buyers were buying the units for. Then MRI came back and said that we had to wait 6 months before we could actually sell our contracts. (This was never disclosed until after we wired our deposit for the units) By the time 6 months ended the market had changed completely and there were no more buyers. The story gets worse from here. We then were forced to purchase the units when the units were completed. We were also told when we put the deposit money down that if we were not able to sell them that we were for sure going to be able finance the properties and rent them out. By the time the units were completed the property had fallen to half the price we secured with our deposit. Now in order to finance the properties that we paid a 100, 000 euro deposit on we needed to come up with another 150, 000 euros otherwise we could not get a loan because the value dropped by so much. We have begged for our money back and ask for help many times from the local attorney's that are handling the development. They are now wanting us to come up with more money or they are going to take legal action to me and my parents for not fulfilling the contract..

Has anyone had any luck with a class action against MRI? THANKS FOR THE HELP

Anybody any latest info on MRI - we have a development in Aspen Heights Apparently still not ready) - 50% paid now we are being hassled for the final 50% But the place is not ready.

Also CFP pulled the plug on our mortgage so we are struggling to fund. we have come across a way of possibly completing - fractional buying - not decided yet but does anyone know anything about this and about a company called Vista Capital.

Hi Phil
If you can prove that you are a genuine buyer and have had problems with MRI, there is a support group on a website.
This is www.mri-sg.org.
Checks have to be made that people are genuine, due to people going on the site who shouldn't.
