M.D.C. Holdings / Richmond American Homes Back yard damage sludge and stagnant water from neighbor's unsold lot.

My backyard has flooded out since 2023 Super Bowl. The yard gets worse by the month. Part of the area has a reddish-purple color and the area stinks like stagnant water. I have had no luck with RAH and all I get (if they do answer) is lip service. They have not returned my calls so that we can discuss the issue.

I have some pictures and videos if that will help. See attached pictures below (1410, 1413, and 1420)

M.D.C. Holdings / Richmond American Homes Sewer/septic and bacteria contamination in new home

We closed on 4/27/23 and moved into our home on 5/13/23. The master shower, toilet and washer are unusable bc negligence with construction. Sewer/septic water has been coming from the shower drain and toilet. Due to the bacteria the carpet where water was flooring was partially torn out with carpet tacts exposed. This is a health and safety issue, but our home is not a priority for Richmond to send out a plumber per our ER call yesterday. After 4 hours yesterday (5/14/23) the plumber was unable to fix the issue, but did recover a bag of construction debris clogging the drain. Another plumber with more experience and tools was supposed to come today at 10:30am and now Richmond cannot find a plumber to confirm an appointment or time today or carpet repair status.

Desired outcome: Reimbursement to hire my own plumbing, carpet, and cleaning companies to address the issues timely as Richmond is not complaint with the Home Warranty policies pieces posted online (as this policy is being refused to be emailed).

M.D.C. Holdings / Richmond American Homes Unstable wall, cracks in interior walls, and large ditch in yard

Move in date was mid Aug 2021. Since moving in we have requested several issues be fixed in our home including nails protruding from the wall, poor workmanship of the driveway, electrical appliances being reinstalled and properly aligned, cracks in the dry wall, a large hole in our yard to be filled, and for our brick wall to be properly enforced. Protruding nails, workmanship of the driveway, and electrical appliances have been addressed. However, over 20 requests have been submitted in the last year without response from RA: reoccurring and new cracks in the dry wall, the integrity of the brick wall surrounding our home, and a large ditch in our side yard present on move in. The cracks in the dry wall have returned in both the same locations already addressed once by the builder and in numerous locations around the house. Most prominently, cracks can be found in the facets of the ceiling which we paid an additional cost to have installed at the time of purchase. The brick wall surrounding the home was not properly installed and portions of the wall near fell on my child while playing in the backyard. The fallen section of the wall was fixed, however the stability of rest of the wall is unsafe with segments disconnected from one another and unstable foundations for our gates to be mounted. I fear to have my children play close to the wall in concern more segments may cause injury or harm. Lastly, a large ditch can be seen up against the house in the side yard which creates a pooling of water near the foundation of our home during rain and was present at the time of move in. I am requesting that someone come to the home and review the poor workmanship while building the home and take corrective action to provide a quality product.

M.D.C. Holdings / Richmond American Homes Builder not responding to warranty issues

Built a home with Richmond American Homes in Mesquite NV. Richmond rushed the closing process forcing us to close prior to the home being finished on Sept 2 2023. Today my home has been closed for nearly seven months and I still can’t move in to it. There is a large crack that runs the entire length of the ceiling in my kitchen, my home still does not have a working a dishwasher, there is a window that does not open, some of my door frames are pulling away from the walls leaving gaps between the frame and the wall, electrical upgrades that I paid for were not completed, and the list goes on. I have submitted the same warranty issues through their portal several times and nothing gets done. They told me they would send someone out to perform drywall and paint repair on 3/15/23 so I made the 4.5 hour drive to be there and they never showed up. Once they have your money they don’t care about you. If you are looking to build a home build with anyone else. I am paying for a house I can’t even move into because I don’t want my furniture ruined with all the drywall and paint repair that still needs to be done in my house.

M.D.C. Holdings / Richmond American Homes No refund of earnest money

I was in the process of purchasing a home in the Wadell AZ (White Tank Foothills) community (WTF Lot 42) and I suddenly lost my job on May 5th. It meant I would not qualify and immediately contacted the Lender (Justin Rich was the loan officer) and the salesperson (Michelle Matusek) of what happened. They assured me that they would take care of it and return my earnest money as I told them I may need it to live on.

To this date I have heard nothing from the company and have not received my money which was $11,200.00. There was no communication from anyone and my many attempts to contact Michelle by phone or text were unsuccessful. Justin did call me back and said he had done his part, and I even contacted his former supervisor, and she said the decision laid in Michelle's hands. I know you can appreciate my frustration. I didn't know where to turn on this.

Desired outcome: I would appreciate a response and the refund of my earnest money ($ 11,200.00) as this was all out of my hands

M.D.C. Holdings / Richmond American Homes New Home - Deposit not returned

I have been advised that I am in default for non compliance, however I was being funded by my own funder. Their internal process forced me to complete forms as if I was applying for financing by yourselves despite you being advised that I would be seeking funding from else where. the sales rep Juan Diaz was aware of this from the outset and did in fact confirm this with their team once it became apparent that MDCH was working on incorrect information. They were in regular contact with my lenders and they had provided them with confirmation of my pre-approval (Commitment Letter) and all other documentation you requested.

It is my understanding that the notification they received from my lender was as a result of myself ultimately not being approved, the letter I have forwarded to them was the confirmation sent to me, as such I am not in breach of the agreement and you have no legal right to with hold the deposit.

During the initial stages of the purchase the sales rep Juan Diaz advised me that the deposit was refundable if my lenders did not finally approve me, we at this time also discussed the possibility of using your own lenders which we declined.

My research now shows a long list of predatory and illegal practices being systematically carried out, it is quite evident that this is a company and leadership team that should be called to account.

Desired outcome: A refund of my deposit of $6,999 and a formal public declaration that they will take immediate action to stop such unethical practices.

M.D.C. Holdings / Richmond American Homes Closing list/warranty

I contacted my Richmond home build in November of 2020 at the time the estimated build time was 7-10 months provided by our sales associate. As the months went on and we were delayed we sat patiently understanding supply chain issues and complications of labor and weather. We continued waiting 13 months. Sold our house at the time Richmond requested and lived in a hotel 8 months pregnant with 2 dogs and a teenager. Again we patiently waited because this was going to pay off as our dream home.

We get to our 30, 7day and day of walk through. Many items were missing, hastily done, paint on the outside was almost see through, stone on the outside looks like a drunk toddler did it. Our supervisor promised us there were no out of stocks for our purchased items. Day of our closing we were missing out hood vent (ordered april 2021) our supervisor promised our laundry list would be completed. After we closed he disappeared. I had no choice at that time but to go to warranty to resolve these needs.

Present day, I have lived in this house 9 months and I still do not have a working hood vent to my home. Many other items are not addressed. Getting warranty to respond or be proactive has become a full time job. I get excuses or radio silence. I’ve even reached out to their supervisor for help with no communication. I’m a new mother and this dream has become a nightmare. The stress it’s caused my family has been irreversible.

I just want what was promised to me and my family. I feel like I have been patient and understanding for almost 2 years now. I don’t know if anyone has the ability to make change but if so I’d love to hear it.

Desired outcome: I want items fixed and or repaired and completed as promised prior to closing

M.D.C. Holdings / Richmond American Homes Company not responding to our home damages that have been reported multiple times.

We have bought a home from Richmond American Homes in Florence Az and since it’s a new home and we have a 1 year warranty on our how. I have reached out to this company multiple times through their website as what Richmond request and per their web site it take around 2 business days to reach back out about my warranty. This was in April 2022. I didn’t hear anything for over a week as I replied to the email and heard nothing back again. We are months out and we have called them a couple weeks ago on their emergency line and had to leave a Voice mail and got nothing back as well. The things that need fixing arnt small things as I have put that I need my outlet for my fridge replaced as the outlet is tripping the breaker and can’t use my fridge on the proper outlet. Now my stove has just gave out. We checked the breaker and turned it off and once we turn it on the breaker trips as well. I have also emailed in April about the window in the guest room being cracked. Now there is water in it and it’s a big issue since there is water trapped in a broke window. I would assume for having beautiful homes that they would actually care about getting things fixed in a timely man. For example we moved in our home on Jan 25th 2022 and our master shower glass was not installed and never given hardware for our tub so we have to shower in our guest bathroom for almost 2 months till they finally fixed it after me complaining and calling the shower company for Richmond and the contractors. I have neighbors complain about things too and nothing is being handled. I would understand if it took a couple weeks to get someone out but no one has even reached out to us after multiple calls and emails.

Desired outcome: I would just like them to reach out so I can get my stove, guest window, and fridge outlet fixed.

M.D.C. Holdings / Richmond American Homes Builder

Omg! The worse decision ever! Please I beg of you DO NOT I REPEAT DO NOT BUILD WITH THEM. These people lack integrity, ethics, they will say whatever to get you to sign in the dotted line. I’ve been dealing with them since October of 2021. I was promised it would only take 6 to 7 months at the latest to build our home. Boy that was the first lie. We are going through a VA loan so I was told what we had to put down and that was it so we paid that amount. I asked the question is this it because I don’t want to get to the closing table and then you ask for more money. “No ma’am that’s it. The only additional money you’ll have to pay is if you go over the cap at the HOME GALLERY you’ll be required to write a check right there on the spot. Well lie number 2. Just recently company to try and get more money from me and my husband. I was also told we’d receive weekly check-ins every Friday. That happen maybe 3 or 4 times. Because they can’t seem to keep a superintendent long enough to finish a project; lie number 3. So week after week there’s a new excuse as to why we haven’t received our weekly check-in. From oh that super is no longer with us to we are still waiting for a new super to this super is on leave or the new super said he doesn’t have time to make check in calls. So I’m constantly reaching out my husband my realtor trying to find out any progress in the property. As we continue to make pop up visits to the property. Finally the slab was poured. The slab sat for months and months no movement. During this time we continued to make visits to the property. I advised the sales person Jennifer that there was a huge crack in the lanai and a crack in the foundation from the great room to the kitchen. I continued to address these concerns and I was lied to over and over again it would be addressed. This was by Jennifer and the superintendent for the moment it would be fixed. I was told not sure when it would be resolved but it would which logically you’d think that would’ve been addressed before framing; which now it’s structural. Never was so here we are at framing. We were told time and time again that pre drywall we can have an inspector come out during that walkthrough which we did. More things were brought to the attention of the super as well as the sales person again assured these issues would be addressed. Like we had digs in the roofing, no flasher, spacing of the landing of the stairs where the person who laid it measured incorrectly and left a big gap, the a/c was on the wrong side of the house plus there was a hole in the wall of dining room for no reason, along with hvac piping in the great room which it wasn’t supposed to be( which the superintendent didn’t even realize my husband did) The lanai has huge waves in the cement. Not only did I verbalize the concerns but they received a copy of the inspector report. During this walkthrough we were told that the now superintendent will be leaving and going back to where he was originally and a new super would be coming in and that this walkthrough would be out check in for that week. Well when the new super came in we never heard from him. I texted, called and I was told my Jennifer Bennett on one occasion that he was supposed to do the calls but he said he didn’t have time and he’ll do it next week. Well that time never came. I continued to reach out and then Jennifer got radio silent as well. So much so it has been weeks since I got an update. Still periodically looking in on the property. So one Sunday I went up to the panther creek office to be greeted by Dalia I told her what was going on she said to me that she has taken over some of Jennifer’s account and I just so happened to be one of them. She tried to tell me that she called to notify everyone in that list but she didn’t call me or my husband she then took down my number and gave me a card and said she’d be my new point of contact. I was also told that Jennifer took a leave of absence and no one told her buyers another lack of communication. I’ve gone back and forth with Dalia sent her the inspector report as well seeing that she didn’t have a record of it; which is interesting in itself and she said she’d get a copy to John. Why isn’t that the left hand doesn’t communicate with the right? So after call after call Dalia suggested that we meet with John and address our concerns which we did. Doing all of this we are still waiting in windows. She finally got a day from John were he would be willing to meet with us so we go through the house and we discuss our concerns. She also told me the windows were in which we already knew because we went by the house. In this same meeting I’m told that there’s probably nothing they can do about the lanai because it’s too late in the game in essence. Imagine my surprise especially when this was something I continuously told my so-called sales person Jennifer at the time and now Dalia. So I’m beyond annoyed he tells me that they maybe be able to basically to fix but it won’t match and it still won’t be perfect. How do I get penalized for your mistakes? John assured us our concerns would be addressed but honestly no one seems to be men our women if their word. Then I’m this visit we hear we are waiting on drywall so we don’t know when we will get to closing but even once drywall is in it will be another 50-60 before you can even close. During this time we continue to do everything we are required to do but met with resistance the whole though. Let’s also not forget that during this time frame I called Richmond and spoke to operator #19 to address my complaints and I was met with another lie that someone would call me back. It never happened. Just like a lot of promises Richmond makes. Here we are almost 10 months into a home building process that we lied to would only take 6 months with 7 months at the latest. During these months my lender trying contacting your company so they could fulfill their duties as the lender and got nothing but the runaround just like I have. Trying to lie and say we haven’t been in compliance which we have trying to raise the pricing of the property to get more money out of us. Attempting to terminate our contract with no grounds to do so all so you can sell the property for more money. Now a month before we are “supposed to close” they now have switched the color scheme of our home. When we meet with Jennifer we selected color scheme 1 which was coastal Sage the body of the house. I just recently found out a few days ago they changed their color schemes and that Jennifer had us selecting from an old selection. So now our house is gray. Which even based on the new color scheme is no where near the actually citing in the house. Which by the way we came by the house and saw this incorrect color on our home my husband asked the super and we were told “oh it’s because of the change in manufacturer and sometimes the colors are slightly off” well newsflash our house it’s just slightly off it’s in another color. Sage is a green we have a gray home. Please someone explain this and to be told I’m not sure if anything can be done. This has been the worse experience I’ve ever had. The most frustrating part is to be lied to in your face after being my concerns to the forefront because I read reviews and I regret not heading the word of those that had less that pleasurable experiences before me. However, I’d hate for anyone to go through what I’ve gone through so far or worse. Another fun fact I find it rather interesting that people who work for Richmond homes won’t even build with them. That should say ALOT. Not to mention I showed my new salesperson the contract that shows the discrepancy in my color scheme. It’s funny because the offer set color schemes and what on my contract isn’t even one they offer together which is a clear indication they screwed up but instead they won’t take accountability, responsibility and lack integrity. On top of that my sales person Dalia said from her own mouth my house looks more like a gray and not sage. These people are the WORSE. DON’T WASTE YOUR TIME.

M.D.C. Holdings / Richmond American Homes Poor construction on a new home

Multiple phone calls made to Richmond American homes in an attempt to get poor workmanship on new home corrected. Gaps between the home and the ground has resulted in a large nest of wasps building a nest. Gaps In stucco on the roof letting bugs into the home. Our inspector identified multiple issues that have not been corrected. I need these things addressed as immediately as my family has been trying to correct problems. Even the locks on the bedroom doors were put on the outside of the door. This is straight negligence, the back yard has bricks missing in the wall leading to scorpion infestation. Please address my concerns immediately as was promised when I bought this house, now you wont even return our phone calls for help. The house was purchased 4/29/2022 and we have been trying to get help since then

I notice on 6-9-22 that the ground was soaked around AC unit outside. It's also the same today. I requested for someone to service it through RWC. They stated to contact you directly. My home was purchased 7-28-21, validation number is 3915702. Built by Richmond American Homes.

M.D.C. Holdings / Richmond American Homes Earnest Money

We were building a home with Richmond American in Red Rock, AZ and needed to terminate the purchase contract. They will not give us our earnest money back. They say that it's "management's discretion" even though one of the salesperson told me we would get it back before signing the contract if we had to terminate. When they sent the termination agreement, no box was checked as to what would happen with the earnest money and they then ghosted us after saying we would hear from them within the next business day. We are hiring an attorney.

Desired outcome: Refund our earnest money.

My name is Myung Kim aka Jenny Kim. I was scheduled to close on my home with Richmond american homes for the property 22227 E Stanford dr. Aurora co 80015 today 9/30/2021 9:30am. I had outside lender for my mortgage loan to purchase the property. We made several attempts to work with Richmond homes to have an appraisal and third party inspection done before the closing asking for a inspection ready date so that we can have them back before the closing or at least a reasonable time to get the appraisal back. The critical items to inspect the property was not in place and was cancelled due to home not being ready on third party inspector and conditional approval was conducted on 9/27/2021 after several visits. My real estate agent, lender, and myself made several attempts asking to push the closing date just enough to get final appraisal back. This morning, during the final walk through, all items expected to be worked on from preliminary walk through which was from 9/27/2021 was untouched, was informed certificate of occupancy was not received, but unwilling to push the closing date. I received a text from richmond homes sales rep Ashley Carlino that my lender is not responsive to title and will cancel closing. Then I received a phone call from Ashley with Cristine Espansa (VP) Threatening me that They will terminate my contract because the home is Richmond home ready, they had certificate of occupancy, and they have the right to terminate if I don't sign today. I let her know what we have been trying to let you know that they could not contuct the appraisal and inspection because there was no furnace, toilets, faucets, in place which delayed all the process. My agent, myself, and lender have sent numerous emails to Richmond office so that you are aware of the situation but there was no response. All I was asking for was couple of days to get those to clear all conditions. I also called arapahoe county and confirmed certificate of occupancy was not issued yet to Richmond as of 10:30Am 9/30/2021. Would you please look into this for me as I feel that I was treated unfairly by not given reasonable time to meet the conditions of my lender, not being notified of delays, and unwilling to delay closing due to these conditions? All Im asking for is couple of days for rescheduling appraisal, items addressed from preliminary walk through and some kind of response from Richmond to finish closing. With all these no responses from richmond, Im starting to think that this is because I'm asian female…or the Richmond sales agent just doesn't like my realtor who is trying to have my best interest. I have uploaded some pictures from final walk through and items not conducted as of today 9/30/2021 8:00am-8:30am. Thank you

M.D.C. Holdings / Richmond American Homes Inability to change design of fireplace

We are purchasing a home in Stone Creek Ranch in Parker, CO. We signed after permits were already pulled and are being told we can't make a change to the fireplace. The foundation has not been poured. All we want to do is change from the traditional fireplace to the contemporary design. The only difference is the shape.

We would greatly appreciate your assistance in making this change.

This builder will take your money and never turn back. They thing that us customers putting our life's earnings into a NEW home means being delivered a far from park home. Hell if I wanted to fix things on my own I would not have purchased a NEW HOME! 8 months of pure HELL with no end in sight! Warranty workers could care less about the product they are delivering. They give excuse after excuse as to why we should except their botched product.

M.D.C. Holdings / Richmond American Homes Deposit/Mortgage

Richmond America has terminated my contract and is keeping my deposit and acting in bad faith
They sent me a letter today terminating my contract.
they have really broken good faith and mortgage laws.
I applied for a mortgage 14 days after contract. Found out I was not going to be approved.
So instead of returning deposit money they said because I didn't apply in 7 days they are keeping my deposit.
Meanwhile there mortgage company has not processed my mortgage application because verbally they said I could not get approved.
Frank Dodd law requires they process the mortgage
any help would be greatly appreciate

M.D.C. Holdings / Richmond American Homes Failure to resolve initial walk through warranty issues

I bought a home in Windham community in Las Vegas. We had the first walk through and now it has been three months and not all of the issues have been resolved. I asked the consumer representative by e-mail and she said I should review what is covered by warrantee and noted that there have been reductions in employment there. I told her that is not my problem but Richmond American's issue. She did agree to forward the e-mail to the local consumer support people. Still no response. There are scratches in the shower door and wall as well as an attic access panel that does not fit. These were all identified during the initial walk through. Some of the issue have been taken care of but these remain. Today I received a long letter from Richmond saying they were being careful because of Covid. That would have been fine a year ago, but today as people are getting vaccinated, the casinos are opening, the hotels are opening, and the workers buidling new homes are reporting to work every day and driving theit trucks and tractors on the job sites. Blaming Covid is old and should not be a current excuse for not taking care of old issues. We can wear masks and distance as usual.

M.D.C. Holdings / Richmond American Homes Lies

When we went to Richmond American Homes, we were told we would be given a contingency to sell our home and a contingency in financing. We put a down payment of $3311 and $300 (two separate checks) one for 1% down and one for appraisal. We were told if we decided not to sell our home we would lose at worst case scenario $250. A family situation caused us to not be able to sell our home and pull the listing. When we contacted the sales agent a week later, he told us we could not get our money back because they suddenly became stricter on the policy. As a family of 5 barely making it now, this is unacceptable and we were lied to. The contract is now voided and we have put a stop payment on the checks. I am prepared to go to court against Richmond as my uncle is an attorney. They are an unethical company stealing and lilting to people, do not do business with them.

Our home sits on a spring that your company, Richmond America built in 2003 in Sterling Hills located at 24343 E Kansas Circle, Aurora, CO 80013. We have experienced ongoing problems with trees and lawn dying and sump pumps going out on an almost annual basis due to a high water table. After numerous HOA complaints requiring onging tree and lawn replacement we sought the help of experts. What they have found is that the spring that our house was built on has high levels of Calcium and lime. The high alkaline levels are not conducive to growing trees and lawn and would be cost prohibitive for us to mitigate. There is also high clay content and we have found clumps of concrete and debris whenever we have dug up the dirt and attempted to replace the soil for new lawn. M.D.C. Holdings / Richmond American Homes poor and dangerous craftsmanship performed in kitchen

My husband and I bought our Richmond home in 2013, in the Banning Lewis Ranch community, in Colorado Springs, CO. To say that there were issues with the house is an understatement, but I wont digress. Some of those issues were fixed within the "warranty window, " after painstakingly reducing myself to beg the reps to do what was promised. The current issue however, is beyond the warranty window, but wouldn't have been discovered unless doing a current remodel like we are now.

We decided to reface/redo our kitchen to make it more user friendly for my medical ailments. Upon removing the existing cabinet doors in the kitchen, we discovered that the craftsmanship was performed substandard at best, then cleverly (and dangerously) covered up with "patch work." As you can see in the pictures, the inside cabinetry is undersized or cut too short, and pulling away from the framework and the wall. Also, the cabinets that are situated above the fridge were cut too short (lengthwise), and only attached with two screws. Then, where the cabinet meets the wall, the workers placed a scrap piece of wood, to fill the gap where the cabinets were cut too short. Not only is this cosmetically displeasing, but it was only a matter of time before the cabinets pulled completely away from the wall. In the corner, the back part of the cabinet is not even attached to the framework anymore. This not only compromises the integrity of the cabinet itself, but the shelves that hold the personal effects, are pulling away as well.

Not only is this level of work unacceptable, but deficiencies like this are not evident to unsuspecting homeowners who trust that the work performed by Richmond employees, is worth their hard-earned money spent. My husband is active duty Army, and I am a disabled veteran, who bought this house using a VA loan. We thoughtfully considered the location of the house, to be centered around the medical team that I will depend on the rest of my life. How disappointed I am in the work performed, and the shameless attempts to cover up the mishaps.

The contractor who is performing our work will not (and should not) assume the responsibility of previously and poorly performed work. We now have incurred additional costs, to "right the wrongs" and bring the cabinets to a safe working order. If we do not pay the extra money to properly measure and secure the cabinetry, our efforts are futile, and expended money will be wasted. The cabinets in question are unstable and can be moved and manipulated with one finger. I can only presume, that not even you (reader), would spend a significant amount of money to reface and redo your kitchen, if it could fall off the wall at any moment.

We chose Richmond American as our builder, based on the belief that they were the elite builder, and craftsmanship and customer service was of the upmost importance to them. Based on my discovery today, I no longer believe that craftsmanship is a priority. I suppose your response will enlighten me as to whether customer service is of any importance to you at all. We certainly don't expect Richmond to pay for the changes that we chose to make to our kitchen. However, the additional costs that are incurred due to the lack of craftsmanship, the lack of attention to detail, and the lack of quality, would be an acceptable resolution.
