mary marsh / bad landlord

well it has happened again i moved out of that house then got into another the lady now states the rent has to be uped because the house has to pay for its self. then she comes to me today and says that i should not complain about the raise of the rent because i get full use of the entire house. i mean really isnt that what u pay rent for is the whole house, and on top of that i did 200 dollars worth of repairs, painting and hauling off trash... i mean i guess it just might be bad luck or mabye just these landlords here in durant oklahoma they get by with everything. now am i am faced to move again after only living here a month. and keep in mind i have already paid my rent for the month of september i paid in full on the first 675 dollars now she wants more money... and i can not pay her more then 675 a month. we had a year lease and she broke it...any advice any one? NonnieMouse sence u know alot can u help me? and keep in mind she works at the school

    Sounds as if you have a bad landlord. I do not know about the particulars of how your lease reads...if it is a month to month, a one year agreement stating that the rate would remain the same for the entire year. Being a landlord from the past and going by the book if there would be a rent increase the tenants would have to be given a 30 day notice by certified mail of the increase, how much, and when that increase would take effect.

    it was a year lease and she refused to give back my deposit and my rent and had the nerve to hit me while i was in the middle of moving and so i called the police and she told them she didnt and they belived her bc she is like 50 years old

    Do you realize that this landlord can hold you accountable for the full term of the lease? Does the lease state anything regarding to rent increases? Did you file a police report regarding the alledged assault? I'm over 50 years of age and yes I am a female, weighing in at 86 pounds, but I can still manage to overpower someone if need be. Look at your lease carefully, especially the fine print regarding anything related to rent increases. I would save the receipts for any repairs that you made to this dwelling you may be able to use them in small claims court, however I do not know what the limitations are for small claims court in Oklahoma. Just remember that since this was a years lease that this landlord can go after you for the full term of the lease. Why did you move? I hope that you were able to video the place or take pictures as to how you left the premises.
