Leland Watts Properties review: Repairs 2

Drove by these properties today. Wow! You all are NOT Exaggerating! You folks should file a complaint with the Better Business Bureau. Did you realize that his company has as A+ BBB rating?

Leland Watts is a well known slum lord in the Nashville, Davidson Co., TN area. He owns some 250 homes including a couple of apartment complexes in his name and in conjunction with a James R. Watts and a Winifred A. Watts. These properties are managed out of the business office located on Gallatin Rd. in Nashville, TN. Government Departments in the Metro Nashville area are familiar with the name Leland Watts. In addition to the above mentioned homes he also owns many more properties under company names.

Just as tenants have difficulty in getting repairs done to their leased properties, other homeowners have problems getting Lealand Watts to take care of his properties which are lowering home owners property values.

Lealand Watts currently owns five properties within a one block radius of my home. Drive up my street and it's easy to pick out a Leland Watts house. It's the ones with trash, toys, mattresses and junk cars in the yards. They all need painting, roofs and in some cases just need to be torn down.

I'll have to disagree about the discriminating however, as the occupants of these homes have ranged from Black to White and then Mexican and at one time a mix of all three. Leland Watts isn't concerned with the color of your skin, only the color of your money. That's why he doesn't tolerate anyone being late!

While not all of his renters are problem renters he does rent out to an element of tenant which is problematic in itself. Over the past five years there have been as many tenants at one property and all but the last have been evicted for violations in their leases due to complaints by other neighborhood homeowners to local governmental departments. Most evictions have occured about six months into the least and then the house sits vacant for another six months. With many people looking for homes and settling for anything they can get I can't help but wonder why they sit vacant for so long. Did I mention that Leland Watt's rents out most of his properties as Section 8 rentals? That means his making his money of the backs of honest tax paying citizens!

We have had to call police for noise violations, dogs running loose and destroying property, and kids playing in the streets unsupervised by an adult. Codes has been called for his tenants failing to cut grass, piling up junk in the yards, trash and toys, junk cars, old refrigerators left on decks without locks and many other violations.

While property owners are trying to upgrade their properties and increase their property values Leland Watts allows his properties to deteriorate and does nothing about his tenants until the law is involved. Please don't think I'm just picking on rental properties! We have several on our street and Leland Watts is the only one not working to improve his properties or renting to responsible tenants.

While Leland Watts continue's to allow his rental properties to deteriorate, he sits in his fine home in Brentwood, Tn. getting rich at the expense of others. However, should one of his neighbors properties fall into the condition of his rental properties I dare say he would be screaming to high heaven and filing complaints to anyone who would listen!

So if your considering renting a Watts property I suggest you spend a few more dollars and be assured your needs will be taken care of. Otherwise your getting exactly what you paid for. The only thing Leland Watts cares about is the ALMIGHTY DOLLAR!
