Gables Residential Services Residents

Please provide future residents with etiquette expectations when renting on the property. They have no respect and use their car radios to increase base and harass when they get into trouble for unusual loud apartment noise. It is awful that you must remind them to be respectful and list what the word respectful means from the beginning. Also, there are people who do not live in this property using the garage and 2nd floor parking lot. There is a way to friendly but yet stern, this will need to happen for the problems in the community to be dealt with.

Desired outcome: A pre-rental class on being respectful and what that entails to future residents. Fix the huge hole in the trash room before someone gets ill.

Thank you for the numerous attempts in assisting with the noise level, unfortunately it hasn't gotten better. For some reasons, it seems like the noise increased even more. And they have not reduced noise level during quiet hours. I have just chalked it up that my remaining months here will continue to be the most uncomfortable time ever. Hate to compare apartment complexes, but The Maxwell has ranked up there with Capitol at Stonebriar as the worst place to live. Please note it's not the units itself. I love the apartments in the area. It's the tenants you have recently allowed to rent. Honestly, this place has been uncomfortable since 10/2021. Really hate I extended my lease term.

Additionally, I have had numerous potential tenants that have asked about the The Maxwell and I have asked them to search elsewhere. The amenities has diminished to be subpar. Trash room is grossed. Only thing I can say positive is the gym area is great and clean.

I will be submitting my 60 days vacate notice soon.

Hello

Can someone please ask neighbor in upstairs unit to please calm the loud noises coming from apartment? This is continuing to happen every day. I'm sick of calling or emailing about the same issue. I don't think I'm asking too much.

Also, can you remind them of the quiet hours. The noise continues way after 10pm.

I'm sick of them just as I know you are sick of me calling.

Outrageous and insensitive tenants.

Yes, that seems to always be the case. For some reason once Management informs the troublemaking resident of their mistake the noise level increases, whether it is a dog, more loud unusual apartment noise, such as taking a stick and hitting their ceiling over and over again right underneath where they think you may be sitting in your living room not bothering anyone and you are not making a sound or many cars driving through parking and blasting base in the parking car garage and especially on the second floor parking lot of THE MAXWELL, with the person never exiting their cars and then exiting the property after about 15 to 20 minutes of just being parked and creating noise disturbance. I know this, I witness it often. It is almost as if it is a form of retaliation, as if they may think in their immature minds "I get into trouble I will tell my friends to come park and blast loudly and then leave to harass and cause a disturbance". However, I could be wrong, couldn't I?

Gables Residential Services lantana ridge apartments/ claire she blows

There is currently a prostitute working out of building 12 in this apartment complex. The apartment managers are renting a unit to a person who is using it for illegal purposes. The person goes by Claire She Blows and she is soliciting out of a unit in building 12. There are families and children who live near her building and this is a SAFETY ISSUE. If I were in the Apartment Managers shoes, I would evict her and report her to law enforcement.

I have seen Claire a few times and she is NOT all that. Matter of fact, for an escort, she has a terrible attitude and is not reliable. She's quite stuck up and if its not "her way" then its "no way" regardless if you have already paid or not. Totally unprofessional, but then shes a hooker, so I guess that is what I get!

Gables Residential Services Worst mistake i have ever made

NIGHTMARE!I FEEL LIKE I SIGNED MY LIFE WAY...When I first went to go see the apartment, I was told that my rent was going to be one thing. And havent paid that amount of rent since after signing the lease. The people that owns this property has to be TRILLIONAIRES. Because you(tenant) are responsible for EVERYTHING. Here is the rundown. You pay rent, gas, electric, cable, water, sewer, you only get one assigned parking space.. This place has over 200 apts with only 20 visitors parks. People has more than one car or bring they work car home.Visitors park is ALWAYS FULL... So you can barely have any company because they have no where to park. If you want additional parking of coarse you will need to pay for another parking spot(which is not cheap) like everything else. I pay 100.00 a month included automatically in my rent(its just me and a seven yr old and I am NEVER home because I work two jobs) just for water and sewer. The front ofc lied to me. They told me before signing the lease water would run around 35.00 a month. My sister owns a 3 family house and pay that same amount every 3months. I got home late one day on the 5th and I paid my rent online after 6pm once again because I work two jobs and dont get in until late. They charge me a 75.00 late fee... You feel like you pay to breath is this place. Its central air and heat. But my apt is always cold unless I turn the heat on 80 which means higher bill. They allow dogs in the apartment the size of humans. I thought its was a size requirement. It suppose to be a gated community. Well if you call a pole going up and down gated then I would guess it is gated.. The pole doesnt stop strangers from walking in and out. They have one garbage dumpster which is a nightmare if you live on the other side. You will be putting garbage in your car or walking across a football field with BAGS of garbage. You have to put your grocery on the same elevator as dogs slob on if you live on the upper level. I paid 550.00 for amenties for a pool that is only open 3 months out the yr. The gym is the same size as my bedroom. The business center closes when the office close which is the same hrs as an average working person work hrs. So how would you get to use the business center if you work. The movie room is a room with chairs and big screen tv that is also ofc hrs..who watches movies that early in the day. And the average person has the same size tv in there own livingroom. I guess anything to get the extra $$$$$$$ out of people. Because none of the amenties benefits the tenants. I cannot wait for my lease to be up. I will be giving them a 90 notice that I will NOT be renewing if they paid to...
