Kanantik Belize ownership

I purchased property there and it is a scam. I was suppose to get a free visit once a year but everytime I try to go they want money. The first holes of the golf course were suppose to be done last year and yet we are still waiting and there is never an up date. I wanted to sell my property and they would not even let the salesman on the property or provide information to him. I have him working with him since Nov and nothing. Everything they say a lie.

Kanantik Belize kanantik belize property

I put $1000.00 deposit down on a lot. Could not make the tour but was assured by GLENN SMITH that it didn't matter and it was refundable "for any reason." Changed my mind after nothing but negative posts. Tried calling since spring of 2015. He has never returned my calls. Neither Brandi. Just want my money back so that my memory of this beautiful country is not forever "messed up" by unscrupulous California based companies. GPA Developers, Buy Belize, Mango etc.

I am writing this in response to some of the posts I have seen on this website regarding Kanantik Belize. I am head of Client Relations at Kanantik Belize and have just recently seen some of the views on this site. I would like to address some of these comments to help people get a clear understanding of our development and the process we go through in working with our clients who come on tour.

First I would like to address a comment from Ron5888. Ron5888, you stated that you put down a 90 day deposit to come down on tour to see Kanantik Belize, I assume to see if it made sense with what you were looking for in a property? But unfortunately do to circumstances out of your control you were unable to make the trip and I presume was unable to re-schedule? Let me say that we do have a policy in place that allows one to put down a deposit to reserve a lot of their choice and gives them an additional discount off a property if they choose to purchase with us. We clearly spell out the fact that once putting this deposit down you have 90 days to get down on tour to see the property for themselves. We also let people know that it is a non-refundable deposit if they do not end up going on tour. However it is absolutely refundable if they do go down on tour and decide that Kanantik Belize is NOT for them. That being said we are absolutely not in this to keep peoples deposits of $1, 000 as that amount will do nothing to help us build the community out and will obviously build ill will as well. I am sorry to hear you were unable to make your trip down but we would be happy to have you attend one of our upcoming tours if you like? I can assure you the development is much further along than when you originally planned so I think you would be pleasantly surprised. However if you are no longer interested in coming down we would be happy to reimburse you your original deposit. As I mentioned keeping one's deposit makes little sense for us. If you could please reach out to our main office at [protected] so we can get your name, look up the history to verify that we are talking to the correct person we will gladly get your deposit returned.

Next I would like to address the comments by MRMC JarHead. MRMC JarHead, I don't understand your comment about getting you all buttered up? You mentioned having lots for $50, 000. That was correct when we first started selling property in the development about 1 1/2 years ago but is not the case as of now. You mentioned a Kanantik Belize sales rep putting together a presentation just for you? Well we do have sales reps and they do go over a very detailed presentation of what Kanantik Belize looks like and what the plans are for the development. We find that this really helps our clients get a good idea of what Kanantik Belize is all about and if it makes sense for them before they even attend one of our tours. I apologize if you find our process of trying to help our clients get a better understanding of what the development is all about and I sincerely apologize if you feel you were ever mis-lead during that process.

As for the comments made by LUVR, LUVR I completely agree with you in recommending people do their own due-diligence before attending any tour and feel that is always a very good practice. However I do take offense to your comment about us being "Full of it" and never believe a word we say. Maybe these comments are more toward the other development you mentioned but what I can assure you of is that although the two developments were connected at one time Kanantik Belize has no connection to the other development you mentioned. Separate owners, separate sales teams, separate tours etc. Kanantik Belize is a newer development that is building an incredible community and if you were available to attend one of our tours I think you would agree.

Amazing One Persons Heaven is rudely put down. Until you walk in a Persons Shoes/moccasins readjust your opinion.
We have nothing but positive experiance plus fantastic photos property available and great opportunities in this fabulous

Good to hear this, whoever you are. (Too shy to actually use your NAME?) I plan to call the Customer Care numbers provided to understand what is happening at Kanatntik these days.

We were in Belise last week staying in Itz'Ana in Placencia for 5 nights and at a villa in The Reserve (egads!) for 3 nights but did not arrange a visit to Kanantik, probably should have. We did visit Kanantik in April 2017 and were not impressed with the progress since buying in June 2014.

We are somewhat interested in selling our Kanantik lot and wonder if the LUA ever happened.

Kanantik Belize They tell you it is all refundable. It is not

When you talk to the first person they tell you there is property for sale between $50, 000 and up. They get you all buttered up then they set a time for another person to call you. This person pours on more butter and says he will put a presentation together just based on what you tell him. Then you are set up for another meeting in which you go to a web site and watch the presentation. After that you have a chance to ask questions. Then it is credit card time. This man states it is only a deposit that will hold the lot you picked out for 90 days. He tells you that your lot deposit can be canceled any time during the 90 day period with no questions asked. The deposit is $1, 000.00. So after they get your money they send you a receipt which you have to doc-u-sign stating you gave permission to collect the money. What they don't tell you this time is there is another paper that is sent with the one you signed that say if you do not come to Belize for the tour, the money is not refundable. This would be all fine and dandy but for two people to go there for the tour, you have to pay them $999.00 for the tour. This does not even include your air fair there and back. That's another $1300.00. Oh and the property starts at over $100, 000.00 per lot and up. So these people do not do as most resorts do.and pay for your tour, they sucker you in and don't tell you until after they have your money that it costs you this much. So you pay a thousand for a lot deposit another thousand for the tour plus your air fare if you are unable to make the tour you loose your thousand dollar lot deposit. Can you say scam.

WARNING TO ALL FUTURE AND PRESENT INVESTORS!

There is a case filed in California against Luke Chadwick, Mango Springs, et. al. for fraud, embezzlement among other causes of action.

Chadwick is a con artist to his core. The case is currently awaiting arbitration in California after proving to the court that Chadwick inserted a Nevada arbitration clause to deter the Plaintiffs due to their elderly age. Chadwick is an Australian citizen and had his passport seized because he threatened to flee to Australia. Chadwick likely has his assets hidden and it would be tough to recover anything from him.

I purchased a lot from Mango Springs Development in Kanantik Belize in July 2016 after going on the tour. They did as they promised and credited the tour fee plus my airfare to the purchase of my chosen lot. After 4 days of the tour I felt comfortable making the purchase because of their no debt development plan and the fact that they are a U.S. based company so I would have legal recourse, if needed. I signed what appeared to be a legitimate contract giving Mango 5 years to develop the amenities promised. In November 2018 they stopped deducting the monthly payment from my bank account. I soon learned that on November 8th the FTC had shut them down and started and investigation. This included freezing their bank accounts. I immediately began emailing and calling Mango Springs to try and obtain more information. No one responded until January when they sent me an invoice reflecting my "past due" lot payments. I finally received a call from a man named Daniel and when I asked him for clarification about what was going on, he was vague and not willing to divulge much at all. He was more interested in collecting my payments than telling me the truth. I asked why they were not able to use the authorized auto draft that had been in place since my first payment. He said he did not have access to that information and that the account they had been using to collect payments was frozen. He went on to say they had been given permission by the FTC to open a new bank account, with another bank and continue conducting business. Honestly I did not believe a word he said so I asked for proof in writing of his claim and he said due to privacy, that would not be possible. I told him I would not pay another penny until he could provide confirmation that Mango Springs had been cleared by the FTY of any wrong doing and that my previously paid funds were secure and my lot still belonged to me. To this day, I only receive statements reflecting my past due amount and current payment due. Today Daniel called me and wants to send me a webinar that was done for owners explaining what is going on. I have filed an inquiry with the FTC and provided my contract and all paid invoices. While I have received confirmation that the FTC received my information, I have not received further information about what is really going on with Kanantik. I can tell you that all the false statements the buyers in Sanctuary were told are exactly what the sales staff for Kanantik used to entice the purchase. I am crossing my fingers that I am not out thousands of dollars in lot payments and a dream of a wonderful retirement home in Belize. It is so sad, but I intend to fight this to the end.

I bought my lot in Kanantik in 2015 valued at 159, 900.00 I'll sell it for 130, 000.00. Need to sell. Beautiful there and very friendly ppl. [protected]

Sorry my friend, I’ve been in your shoes. You won’t sell that lot. Some owners at Sanctuary have been trying to sell theirs for years! Not even for half what they paid, some even offered private financing and still couldn’t sell. Good luck!

I would also like to add that we used the $999, four night package at Kanantik two times and agree that it is a true bargain. Try staying is a decent resort like Kanantik in Belize for four nights with all food and drink included for $1000 or less, nd I think the puddle jumper flights from BZE were included as someone indicated previously, another several hundred dollar value. I don't recall if the funds were applied to the property we bought but I don't really care at this point.

I am a Kanantik lot owner (buying a lot on the 50% down, interest free 60 month contract) since June 2014. We have been to Belize and Kanantik a couple of times since then to visit. The development progress seems much slower than they originally advertised so we are concerned. There is a clause in our contract that says we can get reimbursed for our investment (less GST) if there is not a Land Use Agreement within 24 months. Does anyone know if there is a LUA?

Kanantik is going to be an incredible place to live, if you don't want to buy, then don't, but come on here and write BS I know for a fact is BS. If you can't afford $1000 for a four day vacation to Kanantik (all
Inclusive) to go there and check it all out, then maybe you shouldn't be buying there anyway- $1000 covers everything, you have no expenses when you get there, you buy, you get it applied to property, you don't buy, you had a beautiful Belize vacation! When I bought my two lots they weren't even applying that back-

Oh yeah, prepare to wait a while for your wonderful resort, I heard their false promises about 6 years ago. I was there and project was supposed to be completed fast (like Sanctuary) but it sure hasn’t. Luke and his gang are in deep trouble these days.

I would never send money to "secure a lot" before visiting a place. How crazy is that? If it was presented that the trip (not including airfare) was $1, 000 and could be applied to purchase, that would be different and the right way to do it.
