Nov 2011-Mar 2012when I fired him for fraud, etc. - lawsuit pending: Joseph Santarelli aka Santarelli aka JDS Innovative Home Concepts aka a bunch of other "business name of the week" aliases lied, cheated, stole from me, is entirely incompetent, let horrible people do inexcusably awful things to my Dallas home, concealed problems, all just as others have experienced. And the long list of contractors he didn't pay is hounding and threatening me to death. (AFTER INSISTING THAT I PAY ALL AMOUNTS IN ADVANCE, GIVING ME RECEIPTS INDICATING WHAT THOSE ADVANCES WERE TO COVER AND THEN EITHER NOT DOING OR NOT PAYING THE SUBS FOR THE WORK - AND WITH NO EFFORT TO HAVE THE WORK CONFORM TO WHAT I SPECIFIED ON THIS "CUSTOM" (to whim this means whatever his low rent Jersey Shore - style taste is in the mood for - as if it's his property - or MORE LIKELY whatever shoddy cr__ he thinks he can pass off so as to pocket the maximum amount of project funds!) I am so busy trying to salvage a horrible situation after being stripped of all my project funds by this despicable lying ### that I haven't time to give particular details right now. HOWEVER, please know that he has a NEW ALIAS - Joseph Santarelli Home Builders or JS-Builders.com or www.jdsinnovativehomeconcepts.com. Guess that every time he cr___s in his sand pile, he just makes a new sand pile... and starts piling up new filth... SO - ALSO BEWARE JOSEPH SANTARELLI HOME BUILDERS, JS-BUILDERS.COM, and WWW.JDS.INNOVATIVEHOMECONCEPTS.COM. (OMIGOSH - in these websites he describes himself as a giant concern with all sorts of expertise and varied offerings, including financing, lots for sale, green homes, major high-end resume... when in reality, he's a guy who drives around in "car of the week",
"works" from about 9 to 3 on his "long" days, spends lots of time at the gym and shaving his arms, plasters his name on everything he can get his hands on, has no real permanent employees, has no ongoing relationships with subs (tends to go thru 'em pretty fast since he doesn't pay them), owns no findable assets, and hides behind an ever changing array of "LLC of the week" business entities to escape liability for ANYTHING. (He's not too picky about signing anything, even tho he has no intention of honoring his promises... figures his LLC has him covered... and, so that he can muddle it up as fast as possible, any money you advance to him will quickly be commingled into his "business account" rather than placed in a separate account earmarked only for your project, as required by Texas law." BEWARE BEWARE BEWARE. Slimiest crook I've ever seen. If he's talking, he's lying. (As you get further along, you'll notice how vague he is - for instance, he'll tell you not to worry about all the mistakes he & his crews make, all the problems they cause, all the fixtures and other property they break, all the property owner's tools, equipment, fixtures, etc. stolen during the project - but just understand that when he said that to ME he meant that I/ THE CLIENT would bear the costs of all of that (and there's A LOT - for instance, $4, 000 for drywall repairs for a horrendous drywall job that his "cute": little budget said would cost $3, 000 - so now I'm out $7, 000 rather than the budgeted $3, 000), he had no intention of correcting or repairing anything - his m.o. is to skate before the client wises up. Many of his budget numbers are entirely made up, and he pads them up more and more as the project goes on... for instance, client is surprised to get last minute "extras" charges for very basic things anticipated to be included in the line items - often just called "packages" with NO explanation of what the heck that means ) BEWARE BEWARE BEWARE

i have been rip off by joseph santarelli jds innovative home comcepts on a job in dallas tx he dont pay me for all the drywall turnkey on this job 4126 lomita ln dallas tx i have contact the home owner and wont helpfull it all hopefully goes back to new jersey we dont need that here in texas

HE LIVES IN AN APARTMENT IN LEWISVILLE, NO OFFICE, HE PUTS A HOME WERE HE NO LONGER REISIDES. NOT ONLY HAS HE STOLEN ELDERLY COUPLES LIFE SAVINGS FOR THERE DREAM HOME, HE IS FAMOUS FOR TAKING LARGE DEPOSITS, THEN RUNNING TO TEXAS. DON, T TRUST THIS MAN, SMOOTH TALKER AND THAT HE IS GOOD AT. HE ALSO LEFT HIS WIFE AND 4 KIDS ON THE STREET, WHILE HE MOVED IN WITH MELISA ONEAL AIKEN A MARRIED WOMEN. CPS CHILD PROTECTIVE SERVICES HAS A OPEN CASE ON MR SANTARELLI FOR ABUSE, BOT KIDS AND WIFE. STAY AWAY FROM JDS JOSEPH SANTARELLI OR ANY OTHER NAME HE COMES UP WITH.

The economy "ripped you off" so you rip off others? Can't complain to the president so your going to make your customers suffer? The ones who wrote you the checks to keep you going? You're not crying because you left the state and your customers behind you. Part of "quality" is finishing a job. Isn't that construction 101?

The economy caved in and closed many bigger builders than me, thats not ripping off anyone, I was ripped off by the Economy who can I complain to?
