I joined this company back in 2005. In 2006 I believe they called me only once and offered something that i couldn't possibly take. Now after few years without a single call offering me anything, they forgot who i was. I am an absolute victim of their negligence. In the beginning they will tell you very nice stories, How easy this would be and good investment of your money and then you sign with them that is it. The end of story. You get nothing. To this day i wonder if there is any legal action i can take against them. If anybody who stepped in my shoes before and got out of it or if there is anything that i could do to at least prevent others do the same mistake, let me know!

They say on the newspaper (miami herald) since I live in so. fla;you could get started with under 1000.00 but then what?
You have to pay for the accounts yourself?
Somebody pls ilustrate me on this as i'm totally in the dark here.

Wow. I have always wanted to own a cleaning business but I never thought I'd have to be cleaning the toilets myself. If you can't afford to pay employee's, then it doesn't sound like a good opportunity to me.

My husband and I bought into the franchise about three years ago and we are very unhappy. somehow our district office in des plaines, il. changed hands with new owners. now, we are not allowed to use jan-pro's name on anything and told all the franchisee owners that they have to close their business accounts and get a new one. (this was mandatory or they said they wouldn't pay us) plus, we are not allowed to use the word cleaning no where on the title of our business account. this sounds illegal... like their trying to avoid something dealing with taxes. how come we are no longer able to wear or use the brand name for our business checking;but yet is still being charged royalty fees?

Don't buy anything from them.
After you pay your franchise they will take your place to sell it to another person.
They keep accepting new investor, but they have no places to give them so they take current client's places to sell it to new clients.
Plus if you owe any financed amount, you have to stikll pay them and they will be getting money from two different persons in one account.
I f you have any contact infromation about any class action suit please e-mail me at

Tryingtomakeit:
As stated above, we purchased a franchise a little over one year ago. We received accounts from another franchisee as you state for people who are not happy. They are suppose to fill the franchise within 120 days according to our franchise agreement or return the franchise fee. After one year we only were half full. We decided to enforce the 120 days and gave them notice, they say they offered us enough to fill the franchise, it our word against theirs, they will not return our franchise fee. As you stated the only way to make any money is to clean them all yourself. I too think this is a scam. They did not fill our accounts but we find out that the guy taking our accounts just bought his franchise two months ago; they cannot fill ours but take someone elses money.
Has anyone else out there taken them to Court and won? There was a case in 2004 Guzman vs. Jan Pro. I spoke with Guzman's lawyer, I wish I would have researched more fully as well because Mr. Guzman had the same issues and he won. His lawyer told me to get out as fast as you can. Hindsight is 20/20.
I will pursue getting my money back, this is fraud.
Any questions or comments e-mail prussi@rcn.com, I would love to hear from you. Get the word out.

I purchased a franchise with Jan Pro in Northern New Jersey. I've been with them for almost a year. My husband had to go there and threaten them to get the first account. I had to hound them for months to get the second one. They keep giving me accounts where the people are pissed off and it takes us months to get them where we want them. They still have to give me one more account and I will hound them until they do. By the way did I mention that even after you get all your account you will sill not make enough money because you WILL have to pay someone to help with the cleaning since they seem to bid extremely low so by the time you finish paying the royalty fees and your employees, you don't have any money left to even buy yourself a soda. Personally I think its a scam. They most probably charge more to the client that what they led us to believe. I have no one to blame but myself for not fully researching this before buying into it. Oh well live and learn. For anyone out there thinking on doing business with the Jan Pro in Northern New Jersey. Think twice. One lady took the manager and pinned him to the wall(she got her money back) Keep hope alive

Franchisee of Jan-Pro with the same problem, paid the money didn't receive all accounts, they won't return franchise payment. If anyone is looking to buy in to franchise, run, run away as fast as you can. Has anyone out there taken them to court and won? email prussi@rcn.com

Have you attempted to contact them to receive new contracts? I have a meeting with their South Jersey location on Thursday to discuss this opportunity.

You can actually take them to court for breach of contract. If you signed a contract with them, not only is that contract missleading and fradulent it violets a lot of thngs in the small business franchise act. if you take them to court you can get your franchise fee back, plus the monthly amount that they promise you multipled by the months you have been without in cleaning contracts. hope this helps. you can e-mail me if you have any more questions, Qer22@yahoo.com
