Irvine Company Forcing walmart on technology/alton from their location.

Greed reigns. You have raised their rent so much they can't stay. You are disrupting thousands of lives who shop at that store and Pharmacy. Especially in pandemic conditions you could have considered a very moderate increase so as not to force Walmarts closure.
Because of your total lack of concern for your neighbors I am telling everyone I know and we will be boycotting anything you are associated with.

Desired outcome: Negotiate a reasonable rent so Walmart will stay.

Irvine Company No access to handicap parking and wheelchair ramp to get into restaurants.

Handicap parking and wheelchair ramp to get into restaurants are not accessible due to in and out drive-through line blocking the parking spots as well as the ramp to get into hopdoddy restaurant. The drive-through line for in and out is absolutely ridiculous! The cars in line block access to almost every area of that parking lot due to the big loop it makes up towards Best Buy and back down toward in and out. Irvine company Facilities planners need to take a look at the impact it is making on the businesses surrounding in and out!
A possible solution is to reroute in and out drive-through passed the building at the end that used to be bonefish. Take out that green belt and use that long passageway as an in and out drive-thru lane. this would leave all handicap access parking spots and ramps accessible to those who need them.
I don't believe this was ever a problem before Covid but at this point it has been three times now where I've tried to bring disabled customers to hopdoddy and snooze and have had nowhere to park because the handicap spots are blocked… I have filed a complaint with the city of Tustin as well.

Also I was told when I called that Irvine company told in and out they needed to have an employee out there directing traffic… In order to keep handicap spots accessible parking spots accessible and to leave a gap between cars so that that line of traffic going through the marketplace can get out. The three times I have been able to access the restaurant I wanted to there have been no in and out employees outside directing traffic traffic

Irvine Company Falsely accused of smoking

I am law abiding citizen, where I live no smoking sign everywhere, which I am glad since I have Asthma, can't stand the smell of cigarette and yet I am accused of smoking! Supposedly someone called and complained that the smell coming from my apartment and that security patrol verified the accusation. I am getting one warning after another, one more warning they said I will be evicted! Despite all the e-mails I sent to the property manager Tam, assistant manager Allison, and Irvine Co. telling them that I do not smoke or know anyone who smokes. I am out of my place all day and barely have people over, in no vain!
So sad to know that there are sick, evil people in this world who likes to harm innocent people by creating or fabricating this charade and for the Irvine Co, to not investigate further or show me some evidence, It's not fair.
I live in fear, I have anxiety attacks, can't comprehend all what's happening. What a nightmare.

Irvine Company Apartment leasing / move-out expenses

Irvine Company's Santa Rosa Apartment Homes location (Irvine, CA) has charged me $120 for "in-house" painting repairs but has failed to point out even a single specific spot where that was required.

The photos by their maintenance team show clean, pristine walls; exactly as they were when I moved out.

Furthermore, during the preliminary walkthrough, the maintenance rep failed to point out a single instance of scuff or damage to the walls as required per CA civil code 1950.5.

This is an outrageous, shameful action which damages what was previously a solidly positive opinion.

Irvine Company Spitting concern

Could Irvine Company Corporate please let your workers and groundskeepers in your communities know that spitting on the ground and in the grass where dogs and people walk then walk into their owners apartments is unsanitary. They could keep a napkin, tissue or piece of cloth in their pocket if they need to spit. Thank you for your kind help with this issue.

Irvine Company trimming trees

This incident took place Wednesday, March 4th, around 7:55 am. We were walking our normal route to Brywood school and we couldn't go because the road was blocked due to trimming the trees. We were almost late to school. I had to run back home with my 2 children and get in the car and drive. This is very frustrating because there is no notice to when they will be closing the road. We leave to walk to school at 7:50 am and get to school by 8:10 at Brywood. They need to start later if they are going to close the road. The way we go is Escudero onto culver and we take the green belt there between Trabuco and Escudero. We live off of Andele Way in the Raquet club and take Andele Way To the green belt to Deleware to Brywood. I have attached photos and a map and drew in red our route to school. I am just so upset that we didn't go to school our normal way. Something needs to be done about this.

Irvine Company very horrible experience

I have been with irvine company for 8 years, since I moved from my country and my wife family for 32 years. We both left the community of baywwod in newport beach for several reasons: the main one the poor, rude and non professional management!
Alison lee, is one that person that if I had a business and for mistake I had hired her, I would have brought her in court in order to get payed the damage that she is able to do with the guest of the business. Very unprofessional, rude and arrogant, she completely forgot the hospitality rules. I reminded her several times I was a resident and she was working in hospitality. She has been so rude and unprofessional to me that I bought the first house available in order to leave the community!
She tried to rip me off with the last statement, but fortunately I was able to prove it. I have document to show and prove you she tried to rip me off, please contact me if you want it ([protected]). I have some proof tha irvine company's communities are not very safe and dirty, full of roaches. Reason? Poor management.
I have a video shows how you keep electricity and water in the broiler rooms and how all this is against the law... I don't know if the city of newport beach would be very happy to see it.
As of today, even if I have payed all my final bill, I still receive notification of payments.
This is offensive!
Shame on you and alison lee irvine company. My power of mouth will let know everybody I will meet in my life how horrible you are!

Totally agree! Sorry for you and your family, I've been with Irvine company several years as well through 3 different communities but honestly this is the first time to have such a horrible experience in Baywood, specifically with
Allison Lee, I always had a positive review about Irvine company people in my 2 previous experiences. I have no problem with Irvine company so far, I just wonder how they hire someone very unprofessional like this person! She is not here for customer or resident service, actually she is here to behave us, she is acting like she is paying us the rent or doing us a favor. She is treating people so differently depends on whatever in her mind.. I'm an exhausted hard working single mom raising 3 children, I was having a hard time with my mom who fought an aggressive stage 4 terminal cancer, my entire year been an emotional wreck for me since my mom passed! A friend of mine gave my daughter a cute puppy in her birthday, helping us to add some joy to our home and make my kids busy as they were so attached to their grandma. At the first day Alison saw the puppy she asked me if we're going to keep it we have to notify the office, I told her sure I will, but mainly it's my friend's puppy and let's see if my kids will love him, she keep proceeding with her mean comment, " But you still cannot babysit the puppy in your apartment"! Next day immediately she issued an official letter, kind of (threat letter) that my building is not pet friendly and we may need to move!I went to the office to understand what exactly she meant, because the other 3 units in (my building) have dogs, then they told me sorry she meant your unit is not pet friendly and also all dogs owners in the community provided us an animal support letter, I fully respect the procedures, as we are all (me & my kids)qualified to have this letter according to our situation and emotional condition. 2 weeks after I provided them the letter, I found a new memo on my door that they are sorry they are unable to approve my letter! Excuse me? Who are you to approve my health condition or not? Who are you to know what my kids are going through and what can help them?! I don't even have to tell you my full story or share my private life to beg for your approval! Resident service agent are not here to play the judge role, I believe all you need is to be covered by document requested that's all.
2 month ago, I paid my rent on the 30th and I got the payment confirmation, 5 days after, I received an email that I owe them the rent plus $75 late fees! I went to the office to understand and ask their help to remove the late fees, I show them the confirmation, Alison rudely answered trying to embarrassing me in front of her team" your account wasn't sufficient" I opened my statement and proved that it was sufficient enough for the rent and my payment successfully submitted, another automatic payment happened in the third of the month who caused the problem, she said yes because our process usually takes about 4, 5 days! But the rent was my priority to pay before any other bills, I even paid before the due date! why should I pay for your process delay! Even if this is how it is, she can be more understanding but this is definitely against her attitude. Sorry for writing so long, I have a lot more to say and also I have all document to prove everything I shared, but the conclusion is, that person behavior added so much pressure to our life, more stress and worry! she caused a big insecurity issue to my little ones instead of improving their emotional situation, they are getting worse :( We never feel Home or welcomed..
She is trying all her ways to force me to move! She just doesn't like some people!

Irvine Company unethical behaviour, intimidation

I have lived in different Irvine Company Apartments for the last 15 years, Most of the time it has been decent for me until I moved to Villa Siena. I have been harassed for 4 times and was told I have been making noise and the tenant below is uncomfortable. I am living single with my cat, no parties not even friends come over. I am at home for 8 to 10 hours a day which I mostly sleep or watch TV so there is definitely no noise apart from me walking to the fridge and to the bathroom once in a while. The last time was the manager of the community and wanted me to show her how I walk and to see if I walk hard and if I do not walk lighter or wear slippers (that is what she said) I should be receiving a letter from the Court. So I believe they are trying to intimidate me by telling me they will sue me because I walk heavy according to the tenant below.

Irvine Company poisoning the bees

Hi,
I live in Irvine, Ca at one of the Irvine company's apartment complexes. Last couple months I have been seeing dead bees at my parking spot. Yesterday, I counted 12 dead bees at the parking lot and wanted to let the management know about it, because I thought the poison they use for gardening is killing the bees.
I let the management office know about it and wanted one of the office managers to walk to the parking lot to see the situation.
He and I were looking for where the nest can be and when we open the fence that the fans are replaced, we saw hundreds of dead bees. The scene was horrifying and hearth breaking. Probably some of the neighbors complained about the bees and the management took care of the situation very poorly. We all know how critical bees are for the eco system and sustainability of humans. Instead of removing the nest some safe area or getting professional support for it, destroying hundred of bees is not acceptable and very irresponsible for the environment.

Irvine Company poorly managed construction project at rancho tierra

I live at Rancho Tierra Apartments. I received a notice that the carports where we store our property was being replaced and that we needed to remove everything from the carports. Simultaneosuly, we were told the patios were being painted. We literally have no where to put our belongings except for on the patio, while the carports are being replaced. Initially we were told the carports would be finished before the patios, so we could put the items back in the carports. That has not happened and we are being told that we have to put the items in our apartments or at an offsite location. Multiple times I have contacted the resident services office. I was told I would be contacted to provide updated information, since I told them I would be out of town. I never recieved a call back and the information I have received has been incomplete or inaccurate. Yesterday, a maintenance person contacted my son who is underage, and told him that we needed to move the items off the patio.

This is not the first time, I have had an issue with not being provided accurate information. Construction projects are horribly mismanaged, and planned. It is hard to believe that a company as large as the Irvine Company is this poorly managed. The people in the resident services offices are unable to answer basic questions. The lack of planning and oversight is unbelievable. They never offer solutions. We pay an exorbitant amount of rent, and should have a pleasant living experience.

It would be great to receive an accurate, truthful response. I now have a 900 square foot apartment filled with items that should be in storage. Everything is incredibly dirty. I am absolutely appalled!

Irvine Company stained stairs

My family and I have been living at 560 Saint vincent (Brittany at Oak Creek) for about 3 years now and we complained about stairs being dirty and stains on stairs many many times! The management never took care of it and im reaching out to you guys! Im letting you know that if the stairs are not moped and clean weekly and maintained neat and clean, i'll write a review on yelp and google and wherever I can and attach the photos and videos I collected during these many year!

Irvine Company maintenance

We have a large complaint. We have been living here at the village since september of 2018. Since then we have had a bicycle stolen and now two of our carts.
The office never seems to have video footage when these things happen. Not to mention that when I lived here back in 2013 my boyfriends car got stolen from my parking spot in the "gated garage" that time they also could not find the footage... Odd wouldn't you say? Now the people in the leasing office and the resident services are very nice but their hands are tied when it comes to this stuff so I am going straight to the source (I hope)

Now... We are living in a townhouse that we pay $3410 a month for. This amount is so expensive but we figured it was worth it as the grass park area is right off of our patio and convenient for our dogs. However this is not so great after all. The noise from people partying at the bbq area till late hours is irritating. The gardeners constantly doing things is livable but irritating. All of these things we can deal with but now... Now you are doing a face lift on this building and you keep sending us notices of all the upgrades you are doing and how excited you are about them... Let me tell you that the only people who are excited about this is you irvine company!

We have to deal with the fact that when you changed out the water heaters we had to get our dogs out of the house for 2 days. We had water all over the patio. Then the fact that our water bill was $20 more that month... I didn't need this to be done you did but I have to pay for the extra water?

The green fences the they have been putting in front of our patio at the grass area have been there for the past 5 months... Yes 5 months! They serve no purpose but pure laziness. No one seems to want to move them? Or are they pretending like this is going to stop dogs from peeing in the grass... Isn't that what the grass is for? I mean you have dog bags and trash cans right next to it so therefore?

Ohhh and now there is this...
You are painting our side of the building and/or painting the patios? So once again we have to be inconvenienced for this for a month. The noise and the fact that we can't use our patios for this month as we have to move our stuff off of it. I have to lock up my apartment real good so they don't steal from us? I have to keep my windows covered while getting dressed so they don't see me?
Plus these very large fences are our view for the next month? (see photos)
Yet not once have you suggested a lower rent for the month because of the inconvenience... Not once! Do you think you could get $3410 a month from someone for this apartment with the mess outside? Well I can tell you that you can't and I bet that if this was a vacant unit you would give a discount to get it rented while dealing with this mess.

We are tempted to start a class action lawsuit as I know that everyone in this apartment complex would sign it as we have all been inconvenienced for your benefit only? The right thing to do would have been to give us all a discount for the time they are inconvenienced and none of this complaining would be happening. You have the money... We all know you do cuz you charge a fortune to live here and call them luxury homes... Where is our luxury?

I do hope to receive a response soon or I am going to have to stick with my plan so that the irvine company quits strong arming us who are good paying tenants.

Hello,
I am a previous tenant on Parkplace apartment home. My name is hanxi zhu and my leasing term was May/20th/2018 - May/21st/2019. I currently received my final account statement and I perceived two unfair deduction of my security deposit.
1. Paint Prorated Costs $124.68
I did a final check before I return my key to leasing office on 17th May 2019. There are two minor chipping on the living room wall, but they are not obvious.
2. Wood Flooring Replacement $2855.59
During the time when I was live in the unit, I clean my floor every morning and the floor between mirror and bedroom windows were covered by 4 white carpets which I bought from target on my own expense to protect the flooring. I also did a careful inspection to the floor making sure there is no damage. I did not see any necessity replace the floor.

Based on the California Tenant Rights, normal wear and tear that is the degradation of a unit regular use can NOT count for security deposit deduction from tenant.

I am willing to pay for the apartment cleaning, rest rent responsibility and trash-out fee. However, I will not pay the $2980.27 you charge me in damages because they are unfair for the reason described above. I request refund the $2980.27.
Please respond to me within 3 business days, or I'll be forced to examine further options.

Irvine Company rent/management

My name is robin and I am currently a resident at avella apartments. I normally never complain, but the lack of compassion, caring and good customer service does not exist with sandra that works there. Earlier this year I had to leave my apartment for two weeks so they can replace the air conditioner which was leaking into the garage below me. It was an in-convenience for me to be out of my own (apartment-which is my home) and they didn't seem to care. When I returned, there was dust, a broken vase, my clothes rack was thrown into the bathroom and instead of replacing the whole carpet in the bedroom, they put a big piece of carpet which did not exactly match and you could see the carpet split to the other carpet. I told sandra about it and I think the other lady's name was ashley that I had spoken with. Ashley said they would replace the vase, just bring in the receipt. I never did (was not that important). However, I did want them to look at the carpet, and no one ever came or followed up with me like they said. So months later I get my lease renewal which is going up by almost $200.00. So I ask sandra if there is anything they can do to lower the rate since the increase is a significant one. She stated no, there is nothing we can do. We base on the current market. So of course I talk to my neighbor who lives at avella and she said she was able to speak with the manager and she got her rent lowered. Again, sandra is not willing to help with anything and is very rude in the way she comes across. I had told her nobody ever came to look at my carpet so I she said they would come by today 6/4/2019 between 9-9:30 to look at it. Again nobody showed up and I have still yet to receive a call back from her. Very disappointed with the service sandra provides at avella. From what I hear from other neighbors there has been complaints that she is rude also. Sad I have to write a complaint because nobody will listen.

Irvine Company apartment complex

My husband and I paid close to $4000 as a security deposit to move in to the apartment in mid March. We were 3 days late on the rent and tried to make the payment online through the portal but we were locked out. The leasing office refused our calls until one nice agent informed us there was legal action being taken against us to remove us from the home! We offered to pay them rent and late fees as well as the rent for May so a total of $4500 in a money order but was again refused.

We had to get a lawyer to assist us in court and all Park Place wanted was for us to get out so we settled on a conditional release so we have to voluntarily move out 2 months after moving in and paying $4000! And as a parting shot, the complex wants $5000 in late rent for the months they refused it and court costs. So...we have the privilege of paying these people $9000 in 2 months and still have to leave or have an eviction on our records.

Irvine Company front office staff brennan

I work graveyard I'm a medical professional and called earlier in the week to make sure their scheduled non authorized entry to my place for them to install new thermostat upgrade, be possible for them to do right when I got home so I can shower and sleep because I don't want to be in the shower or alseep when someone enters my place and be unaware and come out with my bat. As I said to office staff they then keep talking over me and I said enough and hung up later to have my door knocked on my cops saying I was brandishing a weapon and threatening them . WTF!?! No I got off a 12 hour shift and was on cell phone with them and asked if work could be done within time of my arrival so I would't be caught in shower or asleep and startled when they arrive, which as a female if someone enters your home while you are showering or asleep, you will naturally be afraid.

Irvine Company rude management who asked us to leave the office

What do you call folks who are trained to give half information until you're trapped?
When there will be about 2 weeks left in your lease, you'll get an email from them that you have to serve a 30 days notice. They have a policy of 30 days notice written somewhere in the 27-page lease which they'll point out.
The fun part is that they'll never mention this policy in any of the lease renewal request emails which you get like 2 months before the lease ends.
Stay away from these bunch of liars!

Irvine Company move out charges

I lived at Serrano apartments from Oct 2016 to Dec 2018. After 6 months, my bathtub had a hole that appeared out of nowhere in the corner (see pic). I reported it and they told me they needed at least a full 24 hours to reglaze and for it to dry, etc. if finally got done in July 2018. When I moved out, they included it in my move out expenses for $263. They also included another $50 to "power scrub" the carpet when they charged me $50 to "clean" and another $25 to remove stains. Plus $125 for apartment cleaning. My apt is 560 sq feet, so there's only about 400 or so of actual carpet. After some back and forth with Sam in the leasing office, he provided pics and said that I did not indicate there was a hole when I moved in. This apartment was built in 2004 and most likely, the bathtub is from 2004 so it was 12 years old. This is obvious wear and tear. I have reported this to BBB but I feel that reporting this on Yelp and other sites will help with decision making for potential as well as current renters who may have this same issue. If this does not get resolved and I end up paying before it goes to collection, I will file a small claims lawsuit.

Irvine Company lease broken; unlawful entry

This email is regarding the apartment my wife and I currently rent in the Las Flores Community of Rancho Santa Margarita. I have been unfortunate enough to witness and stressfully deal with a careless and un-abiding managerial staff. The Community Manager Brennan Hawkins and his assistant manager Martin Moylan. It has been less than thirty days living in this community and the lack of care couldn't be more disrespectful. My wife was at home, who at this moment is pregnant with my child due to be born in a matter of weeks whilst three men organized by the assistant manager Martin Moylan approached our door and entered without consent from my wife who was home at the time. They rang the doorbell and knocked, did not announce themselves, did not give us a notice of entry on this date, gave no approximate time of entry for service repair, and proceeded to unlock the door and begin to enter. I am beyond uncomfortable and disappointed that we cannot trust our community staff with abiding by the lease agreements signed and acknowledged by both Staff and renters (Lance and Rachel Leonard). This is not a matter of situational "what if's", rather as stated by Law, now broken, an unlawful entry to our home. The assistant manager called my wife a liar and denied any of this while understanding he was not present at this moment. I (Lance Leonard) spoke to Martin Moylan at approximately 11:30 am on today's date 2/11/2019. He refused my request to speak to his direct manager, and only brought forth their service manager. When asking the service manager Freddy, he admitted to the fact that the service technician in fact unlock and open the door to our apartment without any consent by myself or my wife (Rachel Leonard). This apartment community broke their lease terms and agreement. I have also brought to their attention what appears to be black mold on our canned lighting of our main bathroom. The window seals were not repaired when the service technician Sunday 2/10/2019 was requested and authorized to repair this. The front door service repair for replacement of the weather stripping was not replaced and instead fastened lowered on the door and caulking set into the corners. We currently use packaging tape to keep insects (centipedes, spiders, fleas, snakes).

My home was intruded upon by the staff and then denied by the corresponding staff when brought to their attention. It is unsafe to live in this community and we feel threatened by the large male technician who consequently unlawfully entered our domain. Under no circumstance unless authorized or by emergency is a member of the community staff to enter an apartment. If either my wife or myself were not properly clothed, my two dogs were harmed in anyway this has bearing for a lawsuit which is being discussed by my advisors.

Hello,

We moved out of the Woodbridge apartments a few months ago. We were given a list of what to do when checking out. It never mentioned that we had to return out cards for the woodbridge community association. After leaving the complex and getting the okay from the manager Victor, we received a bill for $50 for the cards. We were billed for the paint of the apartment. It is very frustrating and misleading when we were told everything was perfect when we left to then get a bill.

They way I received the bill was only because I asked a month or two after moving out why we did not receive the deposit money back. I email Victor to ask why we did not and he sent me the bill for about $350. He then told me that it will be sent to collections in a week.

We never received a paper bill or a phone call or an email even though they had access to all of that information.

The management is very poorly run. We were not dissatisfied with the property but just the horrible rude management. Zero customer service skills.

We now live in the Woodbury complex and love the staff. Such a great experience now!
