In April 2008 we purchased an upgraded timeshare in Mexico. Part of the transaction included trading in as equity a timeshare based in Carlsbad, CA. We were put in touch with Holiday Transfer Services who was to make the transfer of ownership. We were told we had 30 days for this to occur so please get the necessary documents to Holiday Transfer as quickly as possible. On July 10, 2008 we received an invoice for $334 for recording fees, taxes and a transfer fee from Holiday Transfer which we paid. In December 2008 we began getting maintenance fee notices from the California timeshare. We called Holiday Transfer numerous times and received many excuses - "these things take time", "its a complicated process, " "we've sent the paperwork and its being processed." But the bills for the maintenance fees kept coming. After dozens of phone calls that were never returned, we filed a Better Business Bureau complaint against them. In settlement of the complaint, Holiday Transfer paid the outstanding maintenance fee and agreed to make the transfer within 30 days of our May 28, 2009 settlement. As of today, July 23, we still are the listed owners of the timeshare. We have refiled our BBB complaint. We are 15 months into a "30 day" equity exchange. We'll never do business with those people again, and hope anyone who does reads this complaint before paying them any money.

The same thing happened to us while in Mexico. We paid to be in a vacation club in exchange they were to take over our time share. It was paid for. I mailed the deed to Holiday and they used my week that I had banked in Orlando. I sent them $350.00 for the title transfer fee and they never transferred the title over to Holiday. I was foreclosed on for maintenance fees. They are crooks!

I am in an identical situation. The common thread seems to be Mayan doing a part exchange and Holiday never concluding the transfer.

Has anyone experienced a successful outcome?

Thought I was exchanging my week at Royal Haciendas at Playa del Mar for a floating week with the Omni Cancun. Thought all was taken care of until I got a bill from the Club Service for maintenance and taxes (Mexican) on the Royal Haciendas unit. I can see from what I've read here, that I'm trapped like the rest of you. I'll pay this year (just to avoid a bad credit mark and initiating bill collector invovlement). Hiring a lawyer to fight this would be costly, no? What if I show up for my week in September at the Royal Haciendas? Will ask Interval International.

Well, does it make me feel better that I am not alone? Not really. Wife and I went in August 2009 to Cabo Villas Solaris...and you know the rest. We purchased a contract and gave them our Westgate Vacation Villas (Orlando) in return, or so I thought. Mine said I was responsible for the following year if BILLED within ninety days of the contract date, so I pid last years mainteb=nance and taxes. What do you know? February first I am notified that I am late with this year's dues. Silly me. I thought when I paid transfer and recording fees that the property had bee transferred. The RESORTS chose this company and need to be liable for any contractua disputes in my opinion. I, too will warn others--wish I could go to the resort and picket. I have lost all respect for Mexican businesses.

Looks like we are joining the ranks of many. We owned 2 timeshares and now we have 3. Palace Resorts used Holiday Transfer for the "equity transfer". We paid a large fee of $800.00 each for this transfer. It did not go through so Palace Resorts is sending us to another co called Global Vacation Transfer which looks shakey at best. We are working with Palace to see our options. They told us that this has happened to many of their customers and they are trying to make it right by giving us credits. I contacted Global Transfer Co. (different, you have to watch the names) They said they only work with resorts and not individuals. But she did say the person never got stuck holding the timeshare, not sure if that was the truth. We are going the small claims court with Holiday Transfer. They already have F- so what is the BBB going to do. Also, the Federal Trade Commission will be contacted.

Unbelievable! I purchased a timeshare through Holiday Group 10 months ago and the deed transfer has still not been completed. Deborah Jones, the sales agent, claims that it is because they have had to make major cuts because of the economy and that it is not unusal for these things to take that long. I did not really care that it took that long until I got a call from here in June and she said that I had to make a decision about whether I wanted to bank my week or use it. The rental week was only two weeks away. I did not have time to get that week off of work. I told here that I did not owe the maintenance fee because I was not informed that I would have to pay it as part of the sale. The week has not been transfered into my name and I felt that I was not responsible for the fee.

She reluctantly let me speak to some yo-yo named Larry who tried everything he could to make it seem like I was indeed responsible for this fee. I told him, "Let's go to the courthouse and you bring the deed information and let them decide.".

I wound up paying the fee because I was so sick of listening to Deborah whining about how, "We do this all the time and no one else complains, yada yada yada" Later, I found out that she called the timeshare and gave them my credit card information over the phone.

They promise me that the deed transfe will be complete by July 21... I dont believe a word of it. It will be a cold day in hell before I pay that maintenance fee again.

Finally got my Mayan property canceled. I contacted the Attorney General in Washington State & the Better Business Bureau. First I emailed Rick Fernandez at Holiday & complained & he responded immediately. rfernandez@holidayequity.com

We too have the same problem unfortunately. Traded another resort toward Grand Mayan Nuevo Vallerta, Mexico. This was march 2007. Holiday paid mnt fees etc on our traded resort for the first year after that but this last year we have been fighting since October 2009 to get fees paid. Have spent hours on the phone trying to get things rectified to no avail. Said they tried to pay our fees with a credit card but it was denied! Now we are in limbo with every excuse possible given to us. Called Mayan in Nuevo and was told they would email Holiday and express that we were very upset and something needed to be done immediately. We'll see how far that goes. We also now have two timeshares! UGH Very frustrating..

In Dec. 2009, I upgraded at a Puerto Vallata resort by "trading in" my DRI/Sunterra points in St. Martin, and then paid a few thousand on top of that. Mexican resort gave me a "credit of several thousand toward the new purchase . If Holiday does not accept or transfer the old DRI timeshare, am I responsible to give back that value to the Mexican resort? I' had already paid in advance the 2010 maintenance fee so I'm OK for 2010, but don't want the continued responsibility for 2011 and beyond. How do I resolve this?' Any good advise is appreciated.

I have had a similar response from Holiday. I transferred my timeshare in Aug 2007, and have gotten the run-around from Holiday each year regarding the annual fees. The past 2 years, they paid the fees (eventually), but this year they have not. I feel as if my hands are tied and I have no recourse. I'm glad to see that many of you have filed complaints with various people; perhaps at the least we can put them out of business. The company who put me in touch with Holiday has said that they're no longer doing business with them, thankfully. I wanted to make sure they weren't putting additional customers through this nightmare. I, too, am afraid that I now own 2 timeshares. I only wish I had more money for vacations!

Live and learn. That's been the story with this timeshare nightmare. We are in the same situation as others here. We too have "traded" the Mayan as part of the purchase price for another timeshare, but after a year, I received a bill for maintenance fee 2010. When speaking to the representative at Holiday Transfer, we're getting the run around. Just today I Googled "Holiday Transfer" to try and find another contact phone number for them & came across this complaint board. Wow! Now I'm afraid that I own more than one timeshare. I will try calling & emailing every day to them, contacting the BBB, Attorney General & anyone else I can think of. Sharing information is vital as these dishonest scums of the earth are after one thing only...our hard earned money! In my case, I paid by credit card, so I'm going to get my CC company involved as well. For those out there with timeshares, go to www.tug.com. It's short for "Timeshare Users Group" & there is a lot of valuable information there. I wish I would have know about them & forums like this before I got involved in anything to do with timeshares.

We are all in the same boat, receiving bills from our resorts we thought were transferred. WHAT THE HELL DO WE DO NOW? At this point, I'm asking WHY aren't the resorts that got us into this (in my case the Grand Mayan Puerto Vallarta) taking responsibility for getting us into this. We signed up in good faith and have lost thousands of dollars at their expense!

I am looking into getting the County Attorney involved in this case...I think it would be very useful if I had letters from all of you explaining this to supplement to the county attorney's office. What Holiday does is they transfer the title to someone interested in owing the membership. It is similar to putting your house for sale. Just because you put your house on the market does not mean you quit paying the mortgage for it. No, you pay it until the house sells. Just as you may continue to pay maint fees until your timeshare is transferred.

I wish that not only you have seen these postings but you have also read your agreement. I was in mexico when I signed my EEA. I read through each document before signing even though they load my ### up on wine and food! LOL. I seen on the EEA that they will be needing anything they request within 30 days. Even though i wasnt due back from mexico for 3 WEEKS! So I gathered up all I had with me. I had my daughters get my stuff from home and sent them all in. I seen that they were in fact valueing $25000.00 towards my purchase and if I didnt comply I would have to pay all that back. It take a little bit of time for them to transfer my timeshare but it doesnt have a set date of when the transfer will be completed. It doesnt say in that agreement that they will be covering my yearly dues. I was well aware of what I was getting myself into. I asked all the right questions. NOT to the sales rep. Who of course wanted my money and his COMISSION! Did I mention they loaded me up on wine and food? I asked Holiday how long will it take. They told me they couldnt say due to all the steps it takes. They do have to find a new owner they do have to record a new deed which in some countys takes up to 6 months alone. I was actually really pleased with them.

I, too wish we had of seen this...we have been struggling with our transfer since 2008, and now have recieved requests for maintenance fees. Disgusting...we need to let others know not to get into this boat!

DO NOT AGREE TO TIMESHARE PURCHASE/EXCHANGE/UPGRADE where Holiday Equity, Holiday Transfer, Holiday Group etc. is involved! You will end up owning two timeshares!
I am afraid to say I am joining this unfortunate club. I agreed to exchange my timeshare at The suites at Fall Creek in Branson for a vacation club membership with Palace Resorts in Cancun on Nov. 21, 2008. I too, quickly mailed all documents that Holiday required for the transfer and paid the transfer/ recording /verification fees they billed me for as well as my 2009 maintenance fees in full. I also forfeited a week I had banked with RCI. Sometime in July or August 09, Holiday called telling me they couldn't find a buyer and would be sending back my deed! Get this, the rep even tried to tell me "they would still honor the credit we received toward our new purchase, they didn't have to do that you know" - oh how generous of them! Of course, I told them I was not having it and I would be contacting a lawyer if they tried. Now, one year later I have forwarded the bill for 2010 maintenance fees and have been told by a rep at Holiday that they will pay it by Jan.15 (even though it is due on Jan. 1st.) We shall see... I guess my next step will be to make complaints to BBB and Att. General as well as making my story known on boards like this, RCI, II, Facebook, Twitter, MySpace, family & friends and anyone else that will listen. T. Larsen

Since January 2008 Holiday Equity Transfer has failed to transfer a deed for a timeshare that was taken in by them in connection with a timeshare purchase for another resort after collecting
the $ 500 transfer fee.They are contractually liable to complete this deed transfer and are also responsible for any maintainance fees unpaid due to their attempt to defraud. I have filed a compaint with the Attorney General of Washington State. R. Katen

Hi all, I just noticed that a bill came in from my old resort. It looks like I am about to embark on the same issue that you all have. We recently upgraded our timeshare in 2/2009 from Willowbrook at Lake Harmony to Paradise Village in Mexico. We completed all of our paperwork within a very quick week and a half (well under the 30 day time frame). When the bill came from Holiday Transfer, I payed the bill per their request and assumed everything was in place. Even my new home resort (Paradise Village) thinks everything is in order, as we even called to book a week next year with no issues. Of course, I recently got a bill from Willowbrook for 2010 for annual dues. So, I called them, and they said that I am still listed as the owner. I was told that Willowbrook was sent a request from Holiday Transfer "for a estoppel on 3/31/09, and it was sent back completed on the same day." They told me that they have "never received anything from Holiday Transfer regarding a transfer of ownership." Technically, I still own 2 times shares.

I have not been able to get anyone on the phone today from Holiday Transfer, but will keep trying. I will see if Paradise Village can help me out, but I am not sure what they can do.

After posting a complaint here, I received a call from the Mayan resorts. They saw the complaint and wanted to help. The Mayan representative contacted Rick Fernandez, Holiday Equity Resorts Services Director, rfernandez@holidayequity.com, [protected]. Rick returned an email noting that our transfer (now 24 months old) was in the final stages. I am hopeful, but also willing to get an attorney involved. If nothing else, this post may provide someone with another name and contact information at Holiday. Good Luck!

We are in the same situation. We have been trying to get our property transferred since 3/7/07. Today, after the last lie, we placed a complaint with the Attorney General Consumer Affairs office in Washington State. We have also talked to an attorney who said there is nothing we can do. We will also file complaint with the Better Business Bureau and Federal Trade Commission. I would appreciate advice because I am really tired of Holiday Transfer Services and would like to get this resolved.

I, too, wish we had known. This company was chosen by they group we negotiated our deal when we upgraded our Mayan property. We have now been turned over to a collection agency by our original resort in Arizona. We will be filing a similar complaint and hiring a lawyer. This is ridiculous.

I wish I would have seen this before we did the exact same thing! They will not record the deed, and we continue to get the maintence fee bill among many other bills. DO NOT DO BUSINESS WITH THIS COMPANY!
