Contacted Holly at the company in November, 2021 to request my water shut-off, meter box leak in the front of my town home in Catawba Village, Fort Mill, SC, that is leaking be repaired. Got a response but then nothing happened. I emailed her again in early January, 2022 and got no response back from my email. The leak has now been occurring for about 4 months with nothing done. Two weeks ago, I emailed the owner, Sam Hicks about the issue, sent him a video of the leaking area and have received no response. What will it take to get them to respond to leaks?
Desired outcome: Leak repaired ASAP
Illegal storage shed at 2754 Old House Cir
A previous complaint was made about a year ago. Notice was served but the owner refuse to remove the structure. The shed is about eight inches from my picket fence and is an eye sore.

Grass in the back of my house that is Hawthorne management's property
Live at 2954 village center dr. The back of house there is a hill that I have been taking care of forever. since I've been here 2011. The landscapers use to cut the grass at the top of the hill but for the last two years they have not. There are rats in that grass because of it being so high. I came up to the office and showed pictures someone said they would take care of it and they have not.Ive been calling multiple times about this and still nothing. We need that grass to be taken care of asap.

I live at 2954 village center dr. Dallas, NC. I'm writing this to ask why our pool is green?There are no life guards on duty, the pumps are not running at all. Why are we paying HOA fees and our pool looks like this?Is it safe to swim?There is no information given to us via email or nextdoor app. Communication is key. Would appreciate more of that especially with all the Money that is being given for this HOA.

Worst hoa ever!
Angie King is an awful manager. She has a smart-aleck mouth with a condescending tone. She brushed off my husband's concerns when he spoke to her before I got into it with her, recently. I'm not the only one in the neighborhood who has witnessed this behavior from her and cant stand her or the company. She sends a summary to me, showing me where the money is supposedly going towards the community. It's very easy for me or anyone else for that matter, to make up things on paper, too. It seems Hawthorne management can't get a good manager for the neighborhoods or be a good company, period!
Property management hoa
Avoid using this company if possible at all costs. They provide zero customer service, refuse to fix problems, hire landscape companies that do nothing. If you are looking for someone to ruin your community and frustrate you beyond comprehension this is the company to use. I copied some of the above verbiage from another review but it was so true. This company overcharges and will do nothing when you need their assistance is needed. They collect more HOA fees than any management company we have had including a special assessment fee of 4800/yr and have done less than any management company we have had. The condo community has gone down since they have been managing our property. The unit above mine had a leak that traveled to my unit and caused some damage. The HOA hired subpar contractors and it took them almost a year to come a look at the damage the contactors created while they were fixing my unit. In the process of me trying to explain that the contractors caused damage to my property while fixing the repairs, the property manager and maintenance manager basically dismissed me then engaged in a screaming match with me before they even came to see what I was trying to explain to them. It took five calls and an escalated calls to the company owner and the owner of the restoration company to have my issue resolved. They are very unprofessional and mismanage resources. If you like wasting money hire them.
Terrible property management
This company barely does anything right. The lack of common sense and the disdain for customers is appalling. They changed the system for getting the pool fob by making it so that you have to mail in a request for the key. We finally got around to doing that and they key came in the mail a few days later. The next day I go to the pool with the key and it doesn't work. Life guard tells me that they said when that happens, to call them. I call them and they have me standing outside of the pool I pay dues for for almost 30 minutes while they try to figure out why my key isn't working. Instead of them talk to the guard (which I suggested) to let me in while they try to figure out their own problems, they have me and my 6 year old stand on the outside of the pool area while they try to figure it out. They got the pool fob company on the phone and the company says it should be working, but it's not, but I am still standing on the outside of the pool in 90 degree temperature with a 6 year old. Unacceptable and inconsiderate! Even more reason for me to start looking for a new neighborhood since my neighborhood seems to think it's ok to put up with this kind of service.
The building is falling apart and emergency services can't get in because the front door has been broken for almost 5 months. Still can't get a response email from Hawthorne but I sure get a reminder each month to pay my $189 dues.
We were so happy to find & buy a beautiful renovated (by original owners) unit at Belle Vista Condos four years ago after having nothing but issues with "rental management companies" in SouthPark. Unfortunately, REALITY quickly set in. The Nazi HOA President who owned two units here but lived off premises made it his mission to abuse his power. He only visited the property to look for ways to fine owners. We contacted Chris Miller to complain the man didn't even live on premises and thus should not be allowed to be HOA President. Chris disagreed saying he managed MANY properties where HOA Presidents effectively did excellent jobs even though living off-site. B.S.! We also noted that this was advertised as a "secure, gated community" (it appeared that way - but then we discovered none of the gates locked)! Chris denied they called it "secure, gated". Thankfully, HOA Nazi President moved away, and a new President was elected. She seemed great at first but later deferred all issues to "putting a call in to Chris" despite so many of us complaining about him. There continues to be many safety/security issues. Many owners bought here to RENT, & the HOA didn't require them to do background checks before renting. Some owners rented to anyone who would pay what they were asking. Called Chris M. about a few VERY problematic renters making this place unsafe and miserable to live in. Many owners who rented weren't advising their tenants of any information passed on by Hawthorne, that owners should be required to advise Hawthorne regarding contact info for the renters. Most were clueless about everything. We made it our mission to post notices on entry doors to help these people. A renter known by everyone here to be a blatant drug dealer continues to live here! We continue to e-mail Chris & the current HOA board re: this & other issues. We again expressed concern that owners were not asked to do background checks on potential renters. Chris M. replied "we can't do that, it could be deemed discriminatory". How can it be deemed "discriminatory" if BG checks are required for ALL potential renters? Various notices have gone out from the HOA board & Hawthorne Management over the years. Rarely are any enforced. We have requested a full accounting of how our HOA dues are spent. Current HOA President, Deirdre K. has dropped the ball after giving us all initial hope. She no longer responds to e-mails. This is after beginning to only reply that she has to check with Chris, who continues to prove himself to be WORTHLESS AND INEFFECTUAL. My husband's latest e-mail to him was a "forward" of MY latest e-mail requesting a status update on drug dealer. He didn't reply to me, so husband told him he was rude, that I was an EQUAL partner in this purchase and that owed me the courtesy of a response. He also asked again for status of evicting drug dealer. Chris M. now says matter is closed unless he's offered "proof"! Marijuana smoke continues to come from that unit. Cars pull up in middle of night, someone rushes into the entrance next to dealer & rushes back out. Car speeds off. Husband originally followed up with Chris Miller back in May regarding drug dealer & he said "he thought they had already moved out". Said he'd look into it. Never did. The only thing Chris Miller does is tell you what he CAN'T DO for "legal reasons". This company is being paid "God only knows" how much and for WHAT? And it's not just Chris Miller, it's anyone we've spoken to at Hawthorne! Save yourself much stress & frustration, don't move to a property managed by them! Read the 1 star reviews, they are the ones to BELIEVE!

Absolute worst HOA property management company I have ever dealt with. Things in the neighborhood are not kept up. Sam Hicks the President of this company scoffed and laughed at me on the phone, then tried to lie and say he didn't, as if I didn't just hear him. The board is extremely rude, information is not sent out in a timely fashion, we were supposed to receive a form to make payments in which we did not receive, nor were we told about. The common areas are a disaster in our neighborhood. This management company is total trash, but then again I wouldn't expect much else after the conversation I had with Sam Hicks. I have filed a formal complaint with the better business bureau, and I will be reaching out to other media sources. This company needs a president whose ego isn't easily damaged. Rather than solving an issue he wants to giggle and laugh and make things harder for himself and his company.
They love to unlawfully send out lien notices too. It's really cute, maybe they should get a licensed realtor to teach them correct practices. Or attend a NARPM meeting. Just a few suggestions. I mean one-star ratings on all platforms.. Yikes... I know property management companies with 4-5 star ratings...
Update: Rachel Gold just sent my husband an email calling me rude. This company is an absolute JOKE! No wonder Mr. Haha-Hicks. giggles all the time, you'd have to have a massive sense of humor to have a one-star rating on ALL social media platforms. Hilarious, and pathetic all at the same time.

hawthorne management fined me for not trimming a $175 on jun 19 2019, this was a genuine reason delay as it was due to rain. hawthorne management fined me for not trimming a $175 on jun 19 2019, this was a genuine reason as i have all the proof that the mowing company couldn't mowe due to rain and for the delay in mowing they have fined me $25 per day for 7 days. what kind of fines are these ripping off the customer with unexplained fines. these kind of delays are prone to happen through out the year which is not in my hand. hawthorne managemnt is hoa have to amend their rules in fixing these. i understand a fine but these fines are not reasonable which is purely not due to our mistake. i have a picture that they sent, its clearly mowed properly except trimming on the edge.
Worst ever
HMC is the worst company I have every expereinced. You read their website and it contains all kinds of claims about their wonderful customer service, expeerince and knowledge. NOT TRUE. They are the laziest bunch in the busienss. Cut corners every step of the way in order to save money for them. Never return phone call. Never follow-up properly. I have been waiting a month for them to return my calls. Don't use them. They are a complete ripoff company is their ever was one!

It would appear that Hawthorne Management Company staff go on various Rating and review websites and post 5-Star Glowing reviews of their company while real customers and clients mainly score them a 1 or 2. The company is owned by Joe Aiken and the Manager is Sam Hicks of Charlotte NC.
Hawthorne has 24 reviews made up of 16 people ranking them 1, 2 ranking them a 4 and 6 ranking them a perfect 5 out of 5.
Here is the problem. Almost all of the 4- and 5-Star Ratings were posted on August 8. More concerning is of these they were all posted sequentially between 9:03AM and 9:09AM. Then they were all refreshed and updated within the last few weeks to keep them on the top of the list. Is this a random 1 in ten million event in which a half dozen unrelated customers happened to create accounts, logon and post glittering reviews of Hawthorne, which are contrary to most of the poor reviews on the Internet. Or is this by design and staff members of Hawthorne Management Company purposefully deceiving the public, clients and prospective clients.
Just read the 4- and 5-Star review and they read as written advertisements. That is not the purpose of this site and it lacks any integrity, morals or ethics on their part. It is also blatantly lying and false pretending to be a customer. Hawthorne Management is an organization without class. No reputable company would ever do something like this. On other similar sites I found the same disturbing pattern.

Disclosing confidential Data
Sloppy, Unethical and irresponsible Company!
My wife owns a house managed by Hawthorne Management Company. The deed is only in her name. She is the Lot-owner of Record with HMC. She is the only contact individual at HMC. I called HMC and they provided me with all of her account information including an alternate address and confidential and private financial information in violation of HMC Fiduciary Duty.
HMC Legal Liaison staff-member provided me with legal advice over out 15 minute conversation and she is not a lawyer and should have known better as she has been in this administrative position as Legal Liaison with HMC for over six-years. I complained to the Better Business Bureau this week and off course they deny my complaint. HMC states, ‘Members of our staff routinely interact with the homeowners about amounts owed to the association and try to assist where we can, but certainly do not represent ourselves as legal professionals providing legal advice. If an association has hired an attorney to assist with the collection of amounts owed, Hawthorne Management Company provides that information to the owner in written notices and must refer any calls or correspondence to that attorney once the matter has been referred to them.
Yet, in my case this is not what they did. The staff-member and I (a Non-Lot Owner) discussed another person’s account for 15-minutes according to my phone records.
The complaint has been investigated and resolved to the customer’s satisfaction.

The President, Founder and Owner of Hawthorne Management Mr. Joe Aiken is/was a North Carolina CPA, License #11760. However, the CPA Licensing Board states that Mr. Aiken "signed a Form of Practice affidavit stating that because the individual practices public accounting in a form not approved by the Board, he or she will not use the CPA title in any way." Yet, I found many references all over the Internet of Mr. Aiken being referred to as Joseph Aiken CPA. Does this company lack ethics, integrity and principles from the top down. I think they do. Don't call yourself a CPA if the authorizing body says you can't and you sign an Affidavit agreeing.No Integrity from Top Down!

10 Times More Complaints with BBB then Competitors!
Hawthorne Management has 10 complaints with the Better Business Bureau (BBB). Most of their local competitors in Charlotte, NC have only 1-3 complaints. Hawthorne has from 3 to 10 times as many complaints as their competitors. Why? What are they doing different? Why do so many of their customers complain about them? Are current customer’s expendable garbage that can be replaced with new unsuspecting HOAs? Yes. Absolutely, 100% yes.

CPA Licensing
No Integrity from Top Down!
The President, Founder and Owner of Hawthorne Management Mr. Joe Aiken is/was a North Carolina CPA, License #11760. However, the CPA Licensing Board states that Mr. Aiken "signed a Form of Practice affidavit stating that because the individual practices public accounting in a form not approved by the Board, he or she will not use the CPA title in any way." Yet, I found many references all over the internet of Mr. Aiken being referred to as Joseph Aiken CPA. Does this company lack ethics, integrity and principles from the top down. I think they do. Don't call yourself a CPA if the authorizing body says you can't and you sign an Affidavit agreeing.
Let me get this straight. He is not a CPA and claims to be one. That is unethical and you should report him to licensing board of the state. They will fine him. This also might be a crime becuase it is fruadulent to represent yourself as a CPA when the State Licensing Board and you agree, you are not allowed to us title. I am a CPA and this person should know better. What a shame.

Poor Service
The whole time HMC was the Association Management Company for our community we have had dozens of blatant covenant violations. HMC never drives through our community. Now the many violations are part of our community due to laches at our communities lose. HMC provides the absolute bare minimum of services for the full market rate fee they charge. Everyone in our community is dissatisfied with HMC. Our community, like so many, has become complacent with HMC poor service but I think this year is their last chance.

They are crooks who use accounting tricks to extort their customers. They credit HOA dues to randomly assessed fines so they can foreclose on your for not paying dues. They also put their puppets on boards of the properties they manage and they get kick backs.

I would caution any HOA from doing business with this firm. I personally delivered my HOA dues to their Post Office and handed the check to the Postal Clerk. I can prove this. They caused my house to be put into HOA Foreclosure with a Lien based on ‘missing’ $150 HOA dues check. I have been calling them to try to gather information for the court hearing and they offer no assistance. I have sent countless emails and called many times. I will update accordingly.
However, their service has always been lousy. Poor customer service. They do not properly monitor neighborhood and ours has countless covenant violations that they never deal with.
On my first call to them the Legal Liaison, Heather Todd, had the nerve to insinuate I was a liar. I am a person that paid my dues on-time for 11+ years and I am called a liar. Beware of this company if you are in market. When you get large like them, you become unresponsive to customers and self-serving.
