Gloria Fimbres has been sued in Small Claims courts several times for decpetive practices as a Landlord and Real Estate agent. For example, she is notorious, as is her practice for falsifying records, payment stubs, and mortgate modification loans.
In a lawsuit, she was accused of fabricating and lying about her tenants damages, thereby with holding deposits. The judge found this claim substantial. In a more recent case, she went into "hiding" by quitting her job at Century 21, locking her front gate with a padlock (avoiding process servers and court reps), having her family members lie for her (stating she was on a "long" vacation, and avoiding any phone calls. After 90 days of being unable to find her, the court threw out the case. Apparently, she has developed this strategy as she has used it more than once. The other complaint is a new scam, whereby the real estate agents checks with mortgage companies for past due or near foreclosure accounts and post these properties as being "for sale", when in reality the owner is struggling to make the payments still and a the bank has not foreclosed. The idea is the real estate finds a buyer quickly, offers this to the bank, and forces the mortgage company to foreclose. I'm not sure if anyone has been scammed by this, but many have been homeowners have had there home listed for sale. Gloria Fimbres is also known for posting properties for sale when they are not on the market.
Gloria Fimbres uses deceptive practices to conduct her real estate and renting business. If approached by her or her company WestCo Realty, have all your paperwork looked over by an attorney. AVOID any attempt to a loan modification by Gloria Fimbres. Double check with the mortgage company on any "foreclosure" homes she offers.
