As one of the only companies left doing reo's with Fannie mae and Freddie Mac, they should have gone down with Marshall Watson.
Since they do their own titles, foreclosures, etc., they do not record the foreclosure deeds into Freddie Mac or Fannie Mae, until they flip the property and then simultaneously record them with the new owners. You can clearly check the dates on the deeds into Fannie and Freddie and see when they were recorded. This alleviates them backing all the back estoppel fees due to homeowner's associations. This is fraud. They have no right to negotiate the outstanding dues once the deed changes hands. Since the head of their department used to work for one of these agencies, they have them in their back pocket and innocent home buyers can be left holding the bill and their title underwriters do not know they are doing this. Their lien search company should have the correct estoppels paid. They are ripping people off for millions of dollars and someone needs to report this. I only feel bad for the underwriters, homeowners and fannie mae and Freddie mac who will be help responsible for holding the bag for this fraudulent activity. Ms. Cordelle is the main processor and negotiator of these estoppels and they should all be held civilly and criminally liable.
