Equity Residential - unfair move-out practice

I recently moved out of Sheffield Court Apartments after having lived there for over eight years (in three different units). When I moved out, I asked to be present at the inspection. I was told that the inspection was already scheduled and the manager in charge of move-out inspections, Jake Frederick, would not reschedule the inspection. He conducted the inspection and claimed to have found damages that I did not cause. He sent me photos - which could have been of a different apartment - and he sent me a photocopy of a move-in inspection - which could have been altered. There had been some wear-and-tear of the carpet caused by my cat, which I accepted responsibility for. While I was still trying to protest the other damages he was trying to charge me for, I paid for the damages I knew were my responsibility. He refunded that payment, ceased communicating with me, and sent my account to collections. This, after I had been a resident for over eight years, paid my rent on time every single month, and never caused them or my neighbors a single problem. DO NOT rent from Equity Residential.

Equity Residential is an unethical, purely greed oriented corporation. i lived over five years in one of their properties in Aleandria, VA. The rent skyrockted when Equity took over. 50 % rental increase in five years. The management was completely incompetent and utterly overwhelmed to address a customer face to face. They do not react to any of your written questions, complaints, etc. They practice fraudulent and dubious billing charges. In my case, they had me pay for a carpet replacement for a carpet that was over 7! years old when I moved out. A carpet that was not even new when I moved in. They illegally signed me up for their renters insurance although I had already sufficient renters insurance with one of America 's prime insurer and I had given them proof of my insurance. Nevertheless, they signed me up for one of their insurance and I had to threaten to press charges before they gave in. When I moved out, they double charged on trash and sewage fee and when I asked them -- in written, repeatedly -- via email and at least three certified letters by mail, they simply never responded. Instead, they referred me who was never late once with my rent payments, to a collection agency. For a fraudulent charge. Yes, you can take them to court. But if it comes to a point where you as a consumer get ripped off so you have to take those crooks to court, there is something wrongly understood about consumer protection and ehtics to begin with.

Conclusion: as long as people rent their properties, they continue their unethical, highly dubious business practices. It is up to you to decide: want to keep them in business and continue what they are doing? Sooner or later they will get you. My advice: stay away, from renting with Equity Residential. There are many nice properties with better landlords out there. Noone needs Equity Residential. Rent elsewhere.
