I whole hardly agree with all the previous complaints. These apartments are a "### HOLE". The managment don't care about the property; they just want your rent. I wait until the last minute before I pay them every month, because I am so unhappy with my living conditions. I live at 9150 Edmonston Road and the children have broken the glass windows and door...

Empirian village apartments Stay away from this HELL!!!

THIS PLACE IS SOME ###! The only reason why I renewed my lease was because my son is supposed to go to head start this August and not many places have the program close to home. I've been calling these ppl since LAST YEAR about my A/C and all I ever get told is someone will be there to check it out. HOW ABOUT SOMEONE WILL BE THERE TO FIX IT?!?!?!?!? I keep telling them its just MY UNIT when someone does come to "check it out" they tell me something is wrong with it... WELL DUUUUHHHH! I already knew that thats why i called! Last year for the last 2 months of summer I had no a/c and this year my a/c hasnt worked since they turned it on because the problem was never fixed last year. I've called the city of greenbelt code enforcement to complain and it just so happens every time they come the weather has cooled down outside so it makes the problem look like its not a problem any more. If the city finds that they're not up to code with ppl's units they can get fined but they dont care because $100 is less money for them to pay then to get the actual problem fixed sometimes. If I tell them my sink is clogged they come the same day, if I call them to say my house is falling apart they come to fix if I guess when u move out because I havent seen these ppl nowhere near my house! BEST ADVISE TO ANYONE WANTING TO MOVE HERE... DONT! YOU WILL REGRET EVERY MINUTE OF IT!

I agree this place is a "### HOLE" and I wish I had not renewed my lease. I live in 9150 Edmonston Road, the children have broken the front doors and the laundry room windows 4 times just this summer and the management don't give a ### about your complaints. The children gather in front of this building 15-20 at a time every evening and they hang out, cuss and fight and break the front doors. I am so tired of stepping on food and ### in the hallway every morning on my way to work. All they want you to do is pay your rent! I wait every month until the very last day before I pay them. I hate this place!@@@@@

Empirian village apartments Bad place to live

Springhill lake is the other name the new company changed the name for good reason they kept the same staff and attitude. DONT MOVE TO EMPIRIAN VILLAGE APARTMENTS. Unless you dont mind roaches mice mold and plumbing leaks for starters. now i know most people think that if you keep your place clean you will have no problem. You could not be so wrong and this is why
1. there are large gaps between the base board and the floors that are covered by carpet but roaches and mice can push past it.
2. The utility unity have hole from the out side big enough for mice to come in once in they just use the hole from one unit to another climbing up the pipes.
3. The hvac systems never get vaccumed.
4. when there is a water leek the maitenace hardly ever changes the drywall they just paint over it with it wet behind/ they must love mold.
5. Leave pile high up against the buildings in the winter and fall creating a nice shelter for the mice.
6. come here ay nice you will see giant roaches run across the side walk.
7. a large percent of the light are out in the comunity and the rest a dimmed by the trees.
8 safty is a big consern for management so much they painted all the doors and fixture in the halls black and removed the front glass doors of some of the buildings. they wanted to do all but we got togather and put a temp. hold on it.
9. rather than fix the obvious gas leak on edmonston terr they charge they renters the bill divided by units sq ft.
so utilities are not included no mater what they tell you. rent plus utilities which change all the time.

10 last but not least you will like what you see when you come here but the aparment you see is a show apartment even if it is empty. thats why it will always be gone when you come back so you are told. so put your money down and see it at the last minute that when yours will be ready but it will be ### and you already put in your notice to move sucker so they got you .

I currently live in what is now known as Franklin Park at Greenbelt station. I have lived here for about 8 months. Of those 8 months we have trapped (using our own traps) 19 mice, and smashed chased and sprayed hundreds of roaches. The management staff is horrible. The fact that several complaints go unnoticed is a disgrace. I have even called the Housing Inspector who seems to be on their payroll because her behind is useless too. They take no responsibility in up keep. They swindle you into moving in by showing you the new REMODELED apartment. Its basically a face full of make-up on an otherwise ugly face. I am a college student and can not get a good nice rest because every noise or slight sound I'm jump thinking its a mouse. I also worked as an ambassador for them between the complex and my university however I had to quit because I could not knowing allow anyone I knew to endure what my roommates and I have been through. I wouldn't wish these conditions on anyone...I just pray that before my lease is over we don't develop bed bugs.

I lived there for a year. It was the worse apartment I have had in my life. I never had a roach but I had plenty of mice. I am very clean which is why I was able to keep the roaches out and I bombed the place with roach bombs before I moved in. However, it is infested with mice and nothing you can try will keep them from coming in your apartment. There are hole in the walls that they come through. We had squirrels and pigeons living in the roof and they would walk around all night and you could hear them ontop of you while you lay in your bed trying to sleep. The Office Personnel are ghetto and rude worse I have ever come across. They are worse that the DMV ppl. The Maintenance cannot be trusted. You let them in your house and your belongings are good as gone. The neighborhood is full of illegal immigrants who are poor and new to the country and have no problem stealing your stuff because they came here with nothing. Overall I give this place a FAIL.

A word to the wise: Do not move here. I lived their for 9 years. They have rats, roaches, people getting shot, manitnance never never ever comes. I got sick and tired and left. I gave one month notice. I cleaned the apartment before, moved my stuff, handed my keys and finally paid all my rents and bills. One month later I get redirected mail saying to pay my rent. I go to their office speak first with: Office near lake: who refer me to Donna. Donna: who refers to collection staff Louis. Louis: who is very very very rude and extermely unprofessional. Says we are chaning company so avoid letter. Also my other family members had inquiry earlier about this as well. She said how many times you people inquiry someone already inquired. Well wouldn't you inquiry..YOU NEVER DID YOUR JOB..NEVER TOOK MY NAME OFF EVEN AFTER I DID EVERYTHING RIGHT...what a ***** So I wait..next month I get letter saying pay rent or we will put your name in Haytesville court plus legal fees plus interest. FOR WHAT...apartment I moved out two months ago and did everyting right? Lets see I gave them one month notice, I paid rent every time since nine years, I cleaned apartment before I left, gave them the key as promised in one month notice..SO WHY AM I GETTING THIS THREAT FROM YOU...?! STAFF IS LAZY...THEY DO NOT ANSWER PHONE CALLS, AND IF THEY DO THEN PUT YOU ON HOLD FOR 30MINS, THEY ARE RUDE, THEY BRING IN FOOD BEFORE LUNCH TIME..PUT PEOPLE ON HOLD AND EAT, GIVE RUDE ANSWER, AND TOP IT ALL THEY SEND HARRASSING LETTER/THREAT TO PEOPLE WHO DID THEIR JOB RIGHT! WORD TO WISE: DO NOT MOVE HERE...LET THEM GO BANKRUPT...WHAT A RIP OFF THIS PLACE.. I HOPE YOU ARE READING THIS MANAGEMENT..YOU SUCK!

NEXT STEP TO COURT FOR negligent, harrassment and degrading of my health due to constant notice of harrassment.

I totally agree with all these comments...I cannot tell you how many mice I have killed since I have been there...just killed 3 of them yesterday...I have killed as many as 6 in a week. I have complained about my AC unit for overr 3 years now. The Maintenance guy told me I need a new unit well that has never happened I just hung up with the maintenance dept and told them if I do not get another unit I will call the city inspectors as well as the media. This past Winter when we got all the snow. They did not have any one to come and cleart the snow well someone called the media and it was aired on TV well the next day they had contractors moving the snow. I am out of here when my lease is up at the end of the year. I am soooooooooooooooooooo sick of this place.

I agree with everyone's comments. I've been living in this place for 7 mths now and can't wait for my lease to end. The day after I moved in I found a dead mouse on the kitchen floor. I was freaked out and furious because I had never seen a mouse in person before that time. Called the rental office and asked for another apt those b**** literally laughed at me and told me they could not do that and that I needed to call the maintenance office. After several arguments they did finally send an exterminator but I did not get another apt. I have lost count on how many mice I've caught from Oct. 09 to now. The thought of having mice running back and forth is so gross and to make matters worst, I had guess at my house and a damn mouse ran across the floor while my friends were sitting there. OMG! Talk about being embarrassed, I wanted to crawl under the damn couch.

On top of all the disgusting issues with the apt, now I have to deal with a bunch of dirty and ghetto neighbors. There’s a stripper broad that just moved across from me, who has 2 kids that are always in the damn hallway crying making noise. Those little [censor] think it’s funny to knock on ppl’s door at all hours of the night and run away. This is on school nights, why they are not in bed I don’t know, and you can’t talk to the mother cus her [censor] is hardly ever home and when she is all you see is men going in and out ALL THE TIME. There's another chick who lives in the apt next to me who seems to always get her [censor] kicked by her boyfriend/baby daddy or whatever she calls him. He beats her [censor] and blast the music so no one can hear her cry I guess. It’s a freakin mess in that building. The hallway is always dirty, ppl drop their mail, trash, tampons, used condoms and countless other nasty trash there. I don’t even invite people over anymore it’s just too embarrassing. I wish I could move now but, I can’t I have to wait for my lease to run out. I’m counting down the days.

I' am currently taking Empirian Village to court for just about all of the reasons listed as well as some not I have had mold issues for almost a year on top of the mice. I have leaks and I have killed 5 mice in 4 days time. I empty a bucket every 2 days from leaks. I have 2 notices from the health department that have been defaulted on. My children have had numerous allergy attacks and the staff there is not caring about anything. In Dec - Feb many people were without heat. But what we didnt know is that its possibly because the complex didnt have a license to lease out to new apartment renter so pepco possibly would not provide them with service. So many people have had to suffer. I m wondering if you have never defaulted on your rent and have all the documentation needed including pictures, video and documents. What are the chances in receiving back rent issued by the courts?

I agree also. I've lived here for a couple of months and i hate it. We're paying over $1000 to live in some disgusting apartment. Everything seems to be falling apart now...like the bathroom closet, the paint from the walls, ..etc. When I call the office to fix the problem they backlash and give me an attitude. Now that the weather is changing, it gets extremely HOT in here...you would think that i should turn on the AC, well i can't because it doesn't work. I've called so many times with this issue but they never come and what really gets me aggravated is that they don't turn on the AC when its below 75 degrees. HELLOOOO, we're the ones paying for that NOT YOU! The neighbor hood is so dangerous as well. I barely go out because there's always ghetto rude people.
I wish i could move out NOW but i'm under a 12 month lease...until then, i have to suck it up!

I agree with the above posts 100%...On top of the gangster mice that just seem run right past you at any time during the day, there are the bedbugs as well as fleas...Yes, I said fleas yet I have no pets. I think they ride in on the mice. I've had the apartment complex send exterminators only for the same thing to happen over and over again...nothing. I even called an outside exterminator who laid traps around the hvac system and still they find a way around them. He even told me that the layer of dust around the hvac system was about an inch thick. GROSS! This is what's coming through my vents. Where ever I see mouse droppings I put a trap only for the mice to go around them. I feel like I'm in a Tom and Jerry episode. The bed bugs and fleas are an absolute nuisance also. I don't know which is worse. DO NOT MOVE TO EMPIRIAN VILLAGE I.E. SPRINGHILL LAKE OR WHATEVER THE HELL THEY WANT TO CALL THEMSELVES. And to top it off the staff is so ghetto...and I quote "Do what you gotta do!" Wtf...who says that in a supposedly proffessional maintenance office. Building 6220 Breezewood Dr. to be exact...

i agree 100%. if it wasnt for the high school in the area i would have moved within my 1st year here. just a month ago i caught 5 mice within 2 days - using mice traps I BOUGHT! it took them for ever to come and seal the holes in the closets. i found out that my neighbor had bed bugs. do you think they warned us? NO! guess what happens next. yes they came up stairs and invaded my daughter's room! it took us forever to find out what was causing her to itch. they do not do apartment inspections. this is the first place that i've ever lived that did not have yearly inspections! my neighbors are constantly fighting - with the police being called out. the kids are always breaking the glass doors or vandalizing the hall ways. one neighbor's patio is so filthy its really unbeleivable to see it. i am paying over $1000 to live in the projects - which i think would be a better, safer, cleaner place.
