Do not apply for a home mortgage from East West Bank. They overcharged an additional fee on my loan without a valid reason after two months. When I contacted them about this problem, they told me that it was a decision from the system and changed my monthly loan amount. The employee on the phone was unprofessional and lacked knowledge about loan questions. I don't want more people to suffer because of this bank. Be careful with East West Bank.

I have called East West Bank, a hundred times asking for explanation on how they arrived at my arrears and no one dares to explain it to me. I made a payment of Php15, 000 and Php25, 000 but only the 15K was posted. I like to settle this loan as soon as possible but no is returning my calls or replying to my emails on how they arrived at their figures. I hope this email will bring a close to this matter.

Business account
My name is Michael Freudenburg and I have information regarding potential fraudulent transactions with your bank with one of your clients claiming to be my business I own. I have the account number and not 1 of your employees really wanted to give me the time of day. You would probably be better served to be pro active than re active. Call me [protected]. By halting potential transactions as they are happening now will likely prevent FBI or the Justice Dept knocking on your doors later. The photo below is a false driver license being used to portray my business to solicit wire transactions for fraudulent cars under my business license. The fraudulent account number is [protected] at East West Bank. I have opened cases regarding this matter with the St Joseph county Police Dept, the FBI, Indiana State dealer licensing, v12 software and light speed technologies which hosted the phony websites, Namecheap for the phony websites and domain names, AutoTrader and Carfax with the falsified signed contracts and phony advertisements. I thought you should know and do a simple inquiry. I don't want anything out of this monetary or recognition. I just want this fraudulent activity to stop and punish all solicit in this activity.

Eastwest bank is the worst. It's a scam!
I tried to wire out my money and they just freeze my account for no reason. I have email and my phone verified. But they just claim my account is risky! The branch manager(Carson CA branch Livey Yao) was even trying to threaten me. She was really really rude, unprofessional and bureaucratic. I tried to file a complaint but no use. All my savings they just freeze the account. I guess the bank reserves maybe low and they don't like people to withdraw. Very risky.
I'm experiencing the same! Let's unite and take action!

East West Bank Appraisal - Improper Conduct

The appraiser from East West bank has been trying to extort money from me. He insisted that I bribe him in exchange for valuing my property at fair-market value. I obviously refused to pay him, and in return I received an appraisal that reduced the value of my property.
This is despite the fact that I provided three required comparable sales. And still, the value of my property has not changed. It is highly likely that the whole department at East West Bank is protecting this appraiser.
Therefore, I demand an independent investigation into this appraiser and East West Bank, which should be conducted by a reputable and independent American appraisal company.
Please look into this case.

Commercial mortgage loan
We had a commercial mortgage loan that started in 2007 with a bank that was later either acquired by East West Bank or its accounts were transferred to East West Bank and the loan was a 10 year loan fixed for 3 years and adjustable afterwards at 2.5% over 6 month LIBOR. The orignial amount of the loan was $900, 000 and the purchase price of the property was $1.375M and after the 10 years the balance was about $700K. Our adjustable loan did not have a floor. In March of 2017 we were told that we need a new appraisal and some costs but the rate will remain at 2.5% over 6 month LIBOR as evidenced from this email:

We satisfied all the conditions and the loan got approved but without telling us they threw a floor in the interest rate and I did not noticed it and signed documents only to find out a few months ago because our interest rate did not go down to 2.5% plus 6 month LIBOR. In the next 12 months that little trick by the bank will cost me about $7000 more than what I would have been paying with the same terms that I was promised. I have contacted the officer of the bank and our account manager but they refuse to honor what they had told me that I would have the same terms meaning 2.5% over 6 month LIBOR with no floor.

eastwest bank loan
I submitted my loan at Alhambra branch and asked for a 30 years term loan. However their employee put my application as 15 years term . We didnt know that until the under writer informed us our loan issue. We were shocked at reviewing the number UW gave us. Almost doubled as the original calculation. We contacted EWB immediately and found out their error. The branch manager apologized to me and simply just put "the lack of training and misunderstanding" as an excuse.
I would hesitate to recommend their mortgage. Their rate is not competitive to others and their service is also very disappointed.

I just got a loan for my house from the east-west bank Cupertino branch.
The staff names: Tracy (Tianzi Yan) declined to answer my phones four times when I was calling her about certain things. The first time, about 10: 57am, her coworker told that she was taking a break; the second time, about 12:24 pm, her coworker asked me name then told she was taking a break again; the third time, about 12: 26 pm, I told her coworker to tell her to give me a call, and she answered needed 20 minutes later; the forth time, I called her again about 13:08 pm after I did not get her call back, and her coworker said she was busy to do something after asking me my first and last name; The fifth time, I called them again and said: if Travy doest not want to talk to me again, I am going to the bank to complain.
I thought one thing was happening in the morning at about 10 am because I got a notice from the First American title company to give them a cashier check with 16800 dollars. There was a fee I did not understand clearly and felt an unreasonable amount of money that I was not supposed to pay. I asked Tracy why should I pay that, and what was about because I felt it was wrong. I did not angry or anything, and just wanna know 'why'? She did not want to answer my phone might because of that. She treated me like a fool and kept telling me that she was busy with her coworker. This is abnormal than any time that I contacted her before.
I just wanted to get an apology and wish she could not do it again to other people.
I pay tips in a restaurant when I felt I am treated well. If I have been treated badly, I would not give tips. However, I have to pay the whole service fee even though I was treated not well.

East West Bank commited breach of contract, breach of fiduciary duty, fraud and negligence, among other causes of action. East West Bankd tricked the borrower into default so as to eliminate the otherwise performing loan from its portfolio by way of sale to another of its rich customers to gain more deposits and money from them.
The complaint has been investigated and resolved to the customer’s satisfaction.

F&F v. East West Bank. FBBC's clients, family-owned businesses, file Lender Liability lawsuit against East West Bank. FBBC's clients have filed a lawsuit in California State Court against lender East West Bank, alleging breach of contract, breach of fiduciary duty, fraud and negligence, among other causes of action. The lawsuit is being brought by the borrower and two other businesses and alleges that the lender failed to properly fund-control a $40, 000, 000 commercial development project in Southern California and tricked the borrower into default so as to eliminate the otherwise performing loan from its portfolio by way of sale to another of its customers. The case is in its initial stages, but the Firm intends to act effectively and decisively to enable its clients to recover for all provable wrongful conduct. This case is being handled by partners Justin P. Karczag and Robert A. Curtis.

I recently opened a bank account with East West Bank in Oakland California about two weeks ago.
Then I enrolled their online banking through their bank website. After I filled out all the information, the system has message indicated that it will take two business days. It made me think twice, how is the world in the 2009 that a bank still does not have automatically instant online banking account open system. (Wells Fargo, HSBC, even the banks in China all had it a few years back.)
Well, I waited for two business days, there is no email communication how’s online banking system is opened and work. I turned to their website find the [protected], and call the customer service center, the customer rep., a lady answer my call, asked how can she help me, so I said that I opened a account, and enrolled their online banking. I was expecting the communication for the matter from the bank on the third business day. The lady replay the waiting days now is 4 business days! I was not happy with the answer and replied back said the system said is it 2 business days, how can your system not changed the message if it is 4 business days! Then I heard a very noisy, high volume beeps from the other side that was hurting my ear, then she put the phone on the desk, not answer my questions, and 10 seconds later, she hanged up the phone on me! What kind of customer service is that! I have never had such customer service in my whole life when deal with any service business, not even in China now days!
I was tried to find the other phone # that I can contact their management, but there is none.

Hi, I simply bought a house from queencarish homes and supposed to open a checking account on this bank, . Luckily one of your representatives Nilo Magalan Asist me With full rudeness and Attitude, I understand that i dont have enough identification and i am willing to complete that if only he treated me like a customer but he didnt.I left the room and simply called my sister then i realized that i left the referal on his desk so i went back and i saw him went out so i waited on his desk when he got back i asked "i think i left my refferal on your desk a while ago", he Replied "You threw it out on the Pot!"with full attitude and rudeness, so i left and found my referal on the Pot and realized he actually throw my refferal on the pot, it actually gives me an impression that he is not happy with his job to treat an investor like that, I just want you guys that i'll raise this to the higher Dept. but i wasnt able to fin any email contact of the management where i can raise this..
