BEWARE OF DMCI, particularly Royal Palm Residences

To those aspiring homeowners, who are currently working hard to pay their monthly amortization so they could move in to their units, beware! Have you checked your unit if you are still the legit owner? Someone else might have bought it without your knowledge.

More than a year ago, I bought a 2BR unit in Royal Palm Residences in Taguig, after paying for the 10% downpayment, I was hoping to start paying up for the remaining 90% balance but only to find out, my unit was already cancelled and so it was suddenly available in their inventory so when another interested buyer saw my unit, most probably that buyer paid for it right away. I was never delinquent with any payments and besides, the contract to sell that DMCI issued is with me, proof that it is my unit, I paid for the reservation and everything and nobody have given them the authority to seel the unit. This is indeed true because a customer care officer have told me the real score when I went to their office in Bangkal. She have indeed told me there were mistakes or shall i call it irregularities on their part. I would personally blame another customer care officer named Joycelle Ligutom for what have happened. Everyone in the DMCI office are not professional enough when it comes to dealing with their customers. To make the story short, because they have admitted it was their mistake, they told me they will give me a full refund of my 10% downpayment including reservation fee of 20, ooophp. I could sue them for it but since i dont want to waste time and money doing so, I have agreed to their condition. My dilemma is, its been a month tooday since they promised me a full refund. They have initially told me it will be processed in one week. I cant imagine accepting their excuses every week. I am really considering filing a case against DMCI, kung tutuusin may habol ako. When I bought the unit, it was priced at 2.4M and just recently tumaas na siya to 2.9M. Sino kumita? di ba sila? I could have asked for more than just my full refund kung gusto ko pero since gusto ko makuha na lang ang pera ko in due time, ganun ang ginawa ko, kaso parang inaabuso na nila ako. Just today when this customer care officer named AIZA told me, its their new policy na i will sign a quit claim first before they will process my cheque. What a lame excuse. I have been working with quit claims for the longest time at ang alam ko, pipirma ko nun pag nakuha mo na ang pera mo. Kaliwaan. Di nila ako maloloko. I told her I wont sign anything pag di ko nahawakan ang cheque ko. I can sign everything on that day that they will release my cheque. That said Aiza have assured me a call back since kahapon ng tanghali, tapos kanina tanghali, yet wala pa din. I cant believe ganito ang nararanasan ko sa DMCI. I dunno kung alam ng may ari to and i really wish alam nya ang mga nangyayaring irregularities sa loob. Investigate on your people, ang daming inside job na nangyayari sa loob. Kaming mga customer ang kawawa in the end. Hindi biro ang pera that we have invested sa company.

I just hope that authorities will also start investigating this developer. Oo, maganda sila, nakaka halina pero one should investigate on the background of the company before investing with them. I just want my money back.. sa inyo na ang unit ko.

To all potential buyers of condo, yes think twice before buying a condo unit. There are a lot of hidden charges specially if its in-housed. The TCP of my unit is 2.3M and I paid on the spot Php 459k, turn over fee is 170k, and they are asking me to pay 240k closing fee, while my monthly amortization is 32k. Im transferring it to BPI and surprisingly, they are charging me 206k for loan difference. Imagine TCP is only 2.3M and after 2 years, my total unsettled balance is still Php 1.9M considering the total amount I paid is Php 459 DP + 170K (too high for a turn over fee) + Php 240k closing fee + 32k monthly for almost 2 years? Is this legal? It will always be in favor of the Developer.

I don't recommend buying a condo in general.

I'm home owner at Zinnia tower . I purchased the unit at pre-construction price made DP and paid on time. BDO is my mortgage lender. I only used my unit once month in a year. I have it for 2 years now. I just realized we all have the same disappointments and frustrations. In Zinnia towers water leaks coming from roof top down below the next floor. Yes, construction flaws they didn't apply water barrier, water proofing . engineering, architectures, construction contractors...who is to blame now?...from the very start of turn over until now after 2 years they are still trying to figure out what to do on the roof . They try to show they're working on it but actually no one doing anything. Poor unit owners down below the roof top have to live seeing their ceiling along hallways tearing apart, breaking down. If you see this floor you will say it looks like a 30 year old building falling apart but it's only 3 years old since turnover. All common areas such as bathroom for ladies and gents both stinks and neglected, no door knobs on all doors, why? Don't tell me, maybe they forgot...engineer didn't notice all these little things. Oh yes they lack this.. ATTENTION TO DETAILS.
I have to stop my friend and my brother in-law to purchase any unit from DMCI . I can see now what this condo going to look like after 10 years. We work hard for the money here in abroad, we spent . purchased ..hoping to have a decent home to live in Philippines ..but sad to say it was totally wasted.
Very poor management, very poor housekeeping, very poor maintenance.
There are more agents /speculators ( should have limited only.. say 20 %) than legitimate home owners who really wants to stay and live in a house to make it a home.
PM should not accept cash for any payments, when they say you missed payments and can't find your receipt, Patay na. pay ony by checks only that will be your receipt and recorded in your bank.

Then stop building condos if they cannot do it right in the first place. We don't want to waste our hard earned money for something that will only make us stressed and disappointed .

I agree. very disappointed. the unit is ok, but there are hidden costs associated and high interest rate more so if its in-housed. I do not recommend buying a condo

Update: March 2015. Unit Titlle finally turned-over to us confirmed it by paying our Property Taxes 1 1/2 year in advance 2016.
One thing that people be AWARE of is that ACACIA Estate are infestated with Mosquitoes, my wife got bitten the day she left at the elevator and got tested positive with Dengue fever.

I also bought a unit at east raya pasig few months ago and i wish i could turn back time..
Your expectation will go down to the drain.. Waste of money, waste of time, waste of energy. Napaka stressful till the end.

We bought a place in pasig under Dmci as well, we paid reservation fees and all but then when we saw the unit it's not what I thought as 3 bedroom it's quiet small so I went for an upgrade which the agent says it's fine, we live in abroad but we always pay on time bec they still haven't cancel our old unit but then the agent told it will be credited what so ever, they even turn over the unit even the unit is in a mess and we never even accept it bec we are not there so as the person we ask to take over, the problem is now that they finally cancel the unit they told us they will charge 10% contract price for old unit and the reservation, I don't get it why are they like that when the agent told me he sent the transfer on the right time but dmci told us different story even when the transfer has made we been constantly updated.. If I know so I wouldn't do any transfer bec no reason to pay 10% extra and the unit is not even in good condition no door knobs and so dirty...
I went to their office and all but I don't like how they work with client, I don't know what are they busy with that they cannot even be bothered to entertain ur concerns properly, I even have to travel abroad and all just to settle this matter but when u go there it's just hanging as if they have nothing to do with it anymore or something.. Hayst

A friend mine says DMCI Homes' after sales service is one of the worst. The Property Management Office that manages the condo is not very helpful specially when it comes to property and vehicle incidents that happen within the property.

The Property Management Office often puts the blame on somebody, for example, the security or the maintenance staff, then do nothing, when it is really their duty to implement rules and manage the property.

There is this one property security officer, Mr. Raffy Baylosis, who would bend facts and incidents just to absolve himself from his negligence of duty.

Numerous complaints against DMCI Homes including details, mostly related to after sales service, are posted in DMCI Homes — fraud.

Flair resolution

On Friday 8th August 2014 I received my full refund of deposit and reservation fee.

I thank Mr Basillio Gascon of Flair for his help in resolving this matter.

My tip for future DMCI customers with disputes is this:

Be patient and persistent
Keep a comprehensive file on all interactions with DMCI from initial contact with every DMCI employee, this includes condo sales person.
Even if things are running smoothly as this can turn sour at any time.
Stick to the facts and read your contract, especially the DMCI buyers guide they send to you.
You will find DMCI CS staff will throw allegations at you that are not relevant to your purchase.
It's difficult to restrain yourself from blowing your cool, however, remember, "your living in the Philippines", things run very slow, and a lot of people don't know what they are doing.

In concluding: shame I am not moving to the Flair. It's a great Project, value for money, you cannot beat it, excellent.

Good luck to all prospective DMCI clients

Looks like DMCI don't want to negotiate with me personally, so as they said in return mail, see you on the 23 June for conciliation at HLURB.
Well I believe the two visits to their HO was a total waste of time.
As I said to them, why is it I should be paying the agents commission, just because they took it out of my DP, when staff in other companies stuff up, they don't take the commission out of their staff. Basically they have trained their staff, (sales agents) to sell only, using these sales agents as bait to lure them to the shark, (DMCI) and the shark basically does the final kill, and wipes their hands clean of any negligence of their agents. The sales agents have no knowledge of what they are selling as I experienced when I looked at the property, no one at Flair showroom had any idea of what was going on, wether condos had 1 or 2 balconies etc. it was like talking to dummies, not saying it was the staffs fault, it's DMCI, they don't train their staff. Just to sell sell, sell, who cares who you rip off, most Filipinos are to scared to take on DMCI, most Filipinos are not confrontatious, that's what DMCI are hoping for, that's where they make their money. Strange they want to hit all their customers with hidden penalty fees, they said I was late paying my DP so they want to hit me with a penalty fee. I said to Maria Isabel at CS, why are you bringing up a late DP fee that I am not aware of, why have you not informed me of a late fee, until after nine months, that's pretty pathetic. I am sure I would have objected to it if I knew, and I am guessing the ruthless company are charging interest from what I have gathered in previous complaints on this website. Strange that my DP Cheque was written out by the sales agent in her handwriting, and she never mentioned to me that it was overdue, isn't that her responsibility? Oh that's right, she made appointments with me and cancelled them all the time as she was busy, and most times never informed me she could not make the appointments, it was always me asking her where she was, and she always had different excuses why she was not available.
Whenever I see these people in the street and malls shoving flyers under my nose, I cringe, I start to hate the sight of them, then I realise, they are trying to make a dishonest living from the BIG construction companies that are realing in the honest hard working people that they will rip off and have no mercy in what they are doing. Shame on DMCI for being ruthless and greedy, SHAME SHAME SHAME!

Well I had my meeting with Maria Ybalnez.
She was diligent and prompt. Maria listened to my points and committed to having an outcome by this Friday.
One point she made was the sales agent had been paid her commission, and this amount came from my payment.
I said to her this is not my problem, it's DMCIs problem. In my business I don't charge my customer the hourly fee of my employees if they are incompetent or don't follow through with customer concerns.
Basically sales agents seem to be the major problem for DMCI.
Well I'll inform this site of the outcome after Friday and hopefully it will be a good resolution

Additional to last post. I thought I was Robinson Carusoe having all these problems with DMCI until I investigated further, googling DMCI complaints. It seems everyone has the same issues as I. When I returned to Flair to complain about never receiving my receipt for over 8 months and the rest of problems, the staff have this amazing blanc look of stupidity on their faces, they have no idea or answers, actually I feel sorry for them as DMCI pat them peanuts, so what would anyone expect. Two minutes later after getting into the south tower lift, a resident that moved in, said he has had nothing but disrespect for DMCI as they have not attended any of his requests. What does that tell you, 2 minutes later and run into a purchaser with problems, how many more? He has had to go to DMCI head office as well and says what a joke. Another warning which I will try and get answers from these people which I think everyone should know. I was told by the agent that turnover for Nth Tower is Dec 2014. To me this means I get to move into the condo in Dec, early or late Dec is not the issue. They wanted a post dated check for the full amount for 31st Dec 2014, which is done. Then I go to Flair, the staff said I can move in, in Feb 2015? Hey in my books, you never give the builder the whole amount until you actually get the keys and move in, not 2 months later. What sort of a joke is this? So I give them the full amount, I don't charge them fees for early payment, however they want to charge me and everyone else on this site, late fees? And if their are faults with construction as seen on YOU TUBE, by this poor woman, Joan Alcudeo, everyone should watch it, then I have no chance in getting anything fixed, I will then be Robinson Carusoe, on my own. Well I will let you know the results of this pointless meeting talking to brick walls today. IF I DON'T GET RESULTS TODAY, I WILL BE THEIR WORST SOCIAL MEDIA INFORMER THEY HAVE EVER HAD, THEY WON'T WIN ANY CUSTOMER SERVICE AWARDS IN THE FUTURE AND I HAVE SO MUCH TOME ON MY HANDS THEY WILL WONDER WHAT HIT THEM. As I explained to DMCI in emails, I have ran a very successful business for over 25 years providing the main ingredient, CUSTOMER SERVICE, and if I ran a business like theirs, I would be out of business.

I knew DMCI was a lemon company to deal with. I have been fighting with them for over a month. I paid a deposit of 1.6mill plus res. fee which I am demanding a full refund. I have been keeping DTI in parallel with all events as I was deceived in purchasing a property at Flair. I am Australian and the same law applies here in the Philippines. Trouble with large Filipino companies is they bluff the average Filipino hoping to get away with scare tactics. I am visiting their useless head office again tomorrow and getting answers before I leave. I have all the proof from researching DTI's website that DMCI have deceived me and owe me a full refund. They are trying desperately to incurr me charges of admin fees, agents fees and so on, what a load of ###. They are the employee of the incompetent agent that sold me the unit, their loss not mine. I had corresponded with DMCI numerous times regarding alterations to my perspective unit before completion as I was advised by THEIR internal employee and I quote, " Sir, we will only advise customers who seal a contract with the purchase of a condo regarding alterations". Nine months later, and many emails since, they have not bothered to reply, and this was CC'd onto their engineering staff. Also I requested my receipt for 8 months, I never received it until I went directly to their head office, what a joke. Even the government dept. couried out a hard copy of my complaint to mein less than 18 days. Well I hope to see results tomorrow, now that I have seen other complaints I know what to expect. If I get no satisfaction, I will seek legal advice and they will find out the law is in black and white, the courts will decide and I will seek loss of earning as well as legal costs. I have been in business for over 30 years and know that if the consumer has gone through all the right channels and has all the proof of documents and processes he is pretty right. To all prospective DMCI investors, beware this company is the most pathetic to deal with and e commerce should penetrate their market until they change their tactics.

The unit turned-over to us February 7, 2014, our experienced after the deposit of down payment was CHAOS, our agent left us stranded wondering what's the expectation, who are the contact person whether our unit can be upgraded with our own specification like appliances etc. etc.
During the turn-over we found out that everything are ala-carte, we had to wire our own cook-top, water heater, speaking of water heater we had no idea that the water heater is the on-demand type, we live in states where water heater is inclusive the whole unit whether condo, single house or town house but to our surprised its not, cabinet comes only box no drawer or divider, all the materials that came with are cheap, overall workmanship are poor, the worst part is the hidden maintenance FEES, they charge everything, we're being charge water for our parking space which is rediculous, the parking don't use water, i can not even wash our car, there's no place to wash car and no place to hook water hose. The amenities are sucks why do i have to pay to use the SAUNA, the GYM when i already pay common maintenace fees asside paying seperate building maintenance fees? The PMO people are not educated to give all the information we needed and always follow up things that can be answer immediately.
Overall i will not recommend the building management, their main objectives are just to make money and fattening their pockets.

I felt sad reading all the posts here. Mainly from people who shelled out money and service rendered to them was delivered, or their money simply vanish just like that. I was suppose to be a first time buyer of D--I . Just like everyone here I guess share the same process... Finding the ad or flier... Contacting, visiting the site, loving the project. Haggling for a good terms and handing out reservations and I stopped from there. Offer to me was 10% down and 90% balance through bank financing. This sounds tempting and reviewed the proposal a million times... Calculating my finances and savings and finally gave in to my desire and gave the reservations.

My tips here are for first time buyers like me:
1. Don't ever ever give out reservation fee just because you are pressured cause you fear the unit will go to someone else. If you have hard copy of the proposal... Try to consult with the bank first if you are opting for bank financing. I don't know what requirements needed but you can get documents needed from the builder and have yourself checked for pre approval. It's like testing the water before you plunge in. In my case the 10% deposit and 90% bank financing plus closing fee was offered to be under bank loan. Hmmm... Promising. But the bank will tell you otherwise.. Yes such terms are usually applied for...but here's the catch. Banks mostly just approve atleast 80% of the appraisal. I was told of this. If that's the approved loan... You are stuck with the teaming 10%. Rare cases 90% is approved but other charges in the loan are not included... Example is miscellaneous fee or closing fees. This can be 6-10% ata. So be very careful... Stay cool don't sign anything yet or give out any reservations or worse deposits.
2. Be realistic with your present savings and finances...future receivables too. Calculate accordingly. If you have money for downpayment you should have I think extra cushion of savings left in time of RFO as early as now... Then save some more... Going under budget or lifestyle change is ofcourse necessary to prepare yourself by the time bank amortization starts. If all your savings is compromised for this DP and you'll end up eating just crackers... Believe me throw away the brochure, proposal, sample computation... Trash it and never look at it again. It means your not ready... Especially if you have ton of bills, paying rent etc. save some more until you gain financial confidence. I'm not even halfway there. Saving some more.
3. Even how much you like the place even if it's your dream property if you are not capable of sustaining the payment or the high cost of moving in fees, closing fees, if you will be crippled financially by monthly bank amortization... Don't feel bad... Meron at meron pa darating ibang projects diyan na Magugustuhan mo rin. If you pass by top notch villages or subdivision row of houses are lined up diba? One more beautiful than the next. Ganon din sa property hunting. The best one for you will just hit you when the time is right.
4. Verbal agreements between you and your agent take it like usapang kuchero or barbero lang. A lot of things will be offered and strategize, even promises will be made to you just to shut you up. Remember whatever is in the sample computation, proposal... Once you sign it.?Those details are just transfered to blank lines in a generic contract that is given to all buyers. Unless they make a special contract just for you. So before signing and handing out those checks... Make sure you know what you are getting into. Wag sugod ng Sugod.
5. I've wasted 30, 000 reservations because I did not do my research and carelessness. I was so consumed with how dreamy that condo unit is. So right now I'm still saving more money... Good thing I woke up from that spell before the deposit started. So yah right now just saving money and will take out my blinders when the time is right.

So to everyone who is a first time condo buyer I hope my tips will aid you. Lotsa luck.

We started to have fear upon reading the complaints posted on this site. We are paying a condotel in Alabang for 2 years and 6 mos.now without a contract. They are processing on it and promise to send it to us when it's done as we are living outside the country so we continue paying the MA up to now. The only difference between us is, I am buying this condotel in another developer (not DMCI) mentioned by one of the complainants. May I ask anyone who could suggest a reliable Real Estate Attorney in the Philippines for consultancy. We thank you so much for the help.

Just found this site.. I have an unpleasant experience also with dmci.. after issuing cheque to them to finalize my balance, it turns out that they haven't processed my payment after 3 years! We didn't receive any notice about this issue and we just found out recently that they put our account to legal! Imagine the stress and hassle they've given us! Kami na nga tong nagbabayad ng on time kmi pa tong ilelegal! Indi nla hinulog ang cheke indi nmin responsibilidad un! Kakastress!

Maraming problema in terms of handling the payments and other financial matters with DMCI dahil ang mga empleyado ay incompetent at mga hindi ka iupdate about sa status ng statement of account mo, just like my case na clear na nila at na transfer n for bank financing dahil dati ay in house financing ako. For more than two years n ko nagbabayad through bank financing, recently lang may nareceive ako na letter na unpaid daw ung MA ko worth 34t+ ng Aug 2011 ko at dahil 2013 n ngaun mula 2011 ngkainterest na na umabot sa 142t+ na interest, umabot ng more than 2 years bago k nainform, at ang alam ko hnd mo matatransfer sa bank financing unless na clear k ng DMCI. At May pinababayaran pa n 3695 na ngkainterest nmn ng 16t dahil more than two years n din na wala man lng nag iinform o nag a update. Kya eto stress tlg, simula ng kumuha ko ng unit jan sa DMCI magnolia puro stress ang binigay nila dahil sa mga empleyado na hnd competent at sa mga mali mali nila. Pwede nilang hnd sabihan na may kelangan bayaran tas after years inform k nila n Baka maybe umabot ng million na bayarin dahil sa interest na ipapatong nila dahil sa kapabayaan nila ikaw ang mag sa suffer.

My experience with DMCI has been really really bad as well. I bought my unit in 2008, fully pain in 2010 by paying 1.2M cash and 1.6M UCPB bank financing. I tried to sell it in 2011 since I got married and and will no longer need it so I asked for the title of my unit which should be with UCPB already after the undertaking period (or change of name, whatever) of 365 days as stated in the contract that I signed with UCPB. I found out then that they did not process my title change because I got fined with PhP240, 000.00 because my loan application got delayed 4 because the mortgage insurance company refused to insure me for the reason that I was pregnant (that's an altogether different story). I got really mad when I found out about this because 1. No one informed me that I have been fined and have been accruing interest with that penalty, hence the huge amount, 2. How can I be fined when should be, the PhP 1.2M cold hard cash that I paid them before the processing of my loan should have been enough to cover the 4 months that it took for the loan to take effect. After all, I paid them a total of 660k already before then so I can move in. To make matters worse, they made it seem like they were doing me a favor by making me ask to write them a letter of request to waive the penalty. They said then that they will process the title already. Fast forward to 2013, still no title. They keep on giving me crappy excuses like mine is a special case, that it has never happened before etc etc. I have had 3 buyers walk out on me already, not to mention the interest that i had to pay all those years I couldn't sell it. I started to investigate what was really happening when I found out NAKASANGLA PALA ANG UNIT KO SA BDO! TINUBOS LANG NILA NUNG NAG THREATEN AKO NA MAGDEDEMANDA NA KO.

So you guys decide if ok ba ang DMCI or not. And believe me when I tell you, hindi lang unit ko ang nakasangla. bak sa inyo din. So I suggest you call DMCI documentation 5557777 loc. 7618 or 7622, look for EDNA of documentation. or local 7620 look for a certain Mr.Joey Pineda to ask for your titles. Pag sinabi nila asa meeting or naka leave, kabahan na kyo.

Yes, I can attest to DMCI's very very poor customer service / after sales service. We bought a unit in ROYAL PALM and after fully paying for it, we were naturally following up on the release of the CONDO TITLE. We followed it up rigorously for three (3) consecutive months in 2011, the end result being that it was still under process and that they promise to call us once it is available for release. Life went on until we noticed that NO ONE has been contacting us --not by phone, not by email, or even not by snail mail -- after almost 11 months! So we call again and guess what, the CONDO TITLE was available since last year! What the...?! Is it because they already have our money that they don't care anymore whether this transaction reached it's final phase or not? Now we are behind in payment of 2012 Real Estate Tax, and when I complain to them that they should shoulder penalties coz of their negligent ways, they agree, but that we have to shoulder it first and just claim it from them once we pay it. Yeah right, and how long do you think they will reimburse us? Another year of following up? This is the first and last time they are fooling me as I will NOT buy any more units in the future from them. Compared to other real estate developers, small and big ones, DMCi just fall short of my expectations. I just wish you all learn from this complaint.

Hi grbe ngayon ko lng nakita tong mga bad experiences with DMCI. I also got a unit here in Maricielo Las Pinas. kakalipat lang namin pero dmi Dami ko ren reklamo till now la ren nangyayari pa. Ung service area deck may leak halos lahat sa side namin and gagawin raw construction group/turnover group pero ilang bagyo na at ala pa rin. Kme na lng ang nagvulcaseal. Dami ren lamok dhel ung mga stagnant water, di naman maintain ung fountain. Color green na nga water.Ung windows in the common area are also not maintained, madumi maalikabok.Ung double lock sa main door namin pinainstall namin sa housekeeping plus maintenance dito sa DMCi, kaya raw nila gawin however we were disappointed with the result. Iniwan na lng na hindi maganda ang finished work lalo na ung gilid ng door. Hay siguro nga dhel cheaper rates compared with other condo, cheaper quality din. And supposed to be june 2012 ang turnover, till now la pa electric gated fence, la pa cctv. di gumagana ang gym now. Pero ang association dues same rate pa rin malamang. Hindi pa rin natuturnover ung ktv sa AVR nla. limited facilities pa rin. Nagbabaha ren along Joliibee zapote, which is near the place pag lakas ulan. So sad to have got a unit here.

I hope that you can help and advice me about my concern.I bought a unit in dmci 2 bedroom amounting 4.6M in mandaluyong.
My story goes like this, i purchased my unit last year at nkapagpabayad na rin ako ng DP(10%)plus MA started last sept pa so almost 20% na rin.Tapos two weeks ago, pinalitan ko lng ang account ko at nagrelease ako ng panibagong set ng checks and they are asking me to issued a checks amounting 8.8M!Halos himatayin ako sa amount, tinanung ko sila kung bkit double yung amount ang sabi ng staff nila" kc maam 10 years ung term nyo at ksama na dun penalty".So i said i think u guys are mistaken, yung contract to sell na binigay sakin is 4.6M not 8.8 M! Ang sagot ba nmn pag di dw agad ako magrelease ng PDC tataas daw penalty.
Gigil na gigil ako ngaun sa agent at sa staff, no one even bother to explain to me but umabot ng ganun ang unit price at chinacharge nila sakin.First time kong kumuha ng condo so i was very excited and the only mistake that i did is not reading the entire contract.(honestly speaking, sa sobrang kapal ho at ang lalalim ng ibang words sa contract tinamad na akong basahin lahat since i trusted its a well known company hindi ako magkakaproblema at nakalagay nmn dun is in bold letters thats it 4.6M)
Tulungan nyo naman ho ako, ano ang dapat kong gawin?
1.If nakuha ko ang unit sa halagang 4.6M pwede ba nilang itaas ng hanggang 8.8 M payable for 10 years?
2.Sabi nila ipasok ko daw sa bank financing mas mura, panu ho kung di makapasok sa bank financing?Do i really have to pay for this 8.8M?
3.Im currently staying at my unit, if iwiwithdraw ko ho ang contract.May makukuha pa ba akong refund?if kung meron, do u think how much?

Just today when i visited in bangkal, 2 unit owner was insanely mad and yelling to the staff dahil years na daw inabot di pa nabibigay titulo pinabalik balik sila considering na nasa 50's na sila kawawa naman.
I overheard also one of the unit owner in raya garden(ofw)2 years ago tapos na daw sya magbayad pero ang titulo nya daw is not under his name tapos di pa din sya mabigyan ng linaw kung kailan maitratransfer sa name at ano bng problemat at inaabot ng ganun katagal.Kinakabahan na tlga ako, dami hong nagcocomplain knina sa head office.
Ang gagaling at ambibilis lng nila pag magbebenta pero pag nkapirma ka na wala na silang pakialam.

no one listens in DMCI. Once they have your money then you're all alone. all they would tell you is - it's company policy. ###! Their company policies were made for their own convenience. I asked for the legal department's number, and they directed me to a security guard. tsk tsk

DMCI = Poor workmanship + zero after sales support. In our unit, pag malakas ulan, umuulan din ang ceilings ng bedrooms. More than 4 years na di pa naayos. Lahat ng kahilera namin sa floor ng bldg common itong problem na ito. Ok lang sana ganun sa umpisa tapos inayos. Kaso infra flaws na nga zero after sales support pa :(. Saka baka on paper lang malaki yun offer unit sayo ha. Kasi kami 12.5sqm contract price namin sa parking space, pero ang actual wala pa 9sqm. Makitid pa sa parking slots ng mga cityland.

Magulo din ang property management office. Puro raket ang inaatupag. Underpaid people kasi kinukuha nila.

Sinusulit na lang namin yun unit para makaipon at makabili uli ng ibang property :(

Same goes for my unit at Yanoi. Here are the inefficiencies that had financial impact as well as time consuming.
1. 2BR Unit I paid for with 30% DP in 2008, remaining 70%, my 1st agent told me to issue postdated check, even when he knows that that 70% balance will be through bank financing. One month prior to RFO or May 2009, my bank loan approval is done and the bank was waiting for go signal from DMCI. What DMCI did was to present my PDC of 70% to their bank, thereby causing such check (which is unfunded) to bounce. I suffered P12, 900 in bank charges for that. The PDC should have been returned to me since there is already an approved bank loan, but DMCI did not update me on this.
2. I paid P10, 000 reservation for parking lot, then after 30 days paid in full the full amount approximately P369K. I started using the parking lot. Several months after, I noted that my check issued did not clear the bank and then one day as I was about to park. Another car is already parked. I reported to DMCI and they told me, the parking slot I bought was sold to another person. My check remained unencashed by DMCI but, I had to buy a new parking space no longer in Yanoi but in next building Karon, since sold out already in Yanoi. The new parking lot now cost P520K at the same time my old reservation fee was never considered in my 2nd parking lot purchase.
3. In 2012, I wanted to pay for my Real property tax, only to learned that the check I issued amounting to P21K was never paid to City of Taguig, by DMCI. DMCI asked me to issue them a check for the RPTx from RFO date to 2011 but they did not remit the money I paid, hence I cannot pay 2012 in the Taguig Assessor office.
4. This RPTx unreturned check is still open. All in all I have actually suffered approximately P200K of avoidable disbursements had DMCI exercised due care and professionalism in handling customer related concerns.

To same extent, that after-sales service is actually non existent. Most of the time they circumvent on the complaints instead of solving it. All burden at customer's stress and cost.

Hi,

I've been trying to compare different developers like Filinvest, SMDC, DMCI & Megaworld. So far, DMCI appears to have the cheapest and bigger units when it comes to condominiums. However my main concern is the construction workmanship, the materials used, the property management and so on...Of course we all want a bigger space but poor ratings on workmanship, materials and management would not compensate for that. Please let us know other unsatisfactory things from all of these developers...

Im a 23 year old investor sa tivoli gardens residences, I bought a resale unit from an agent named Dhang/Elaine since its dmci and its a big company I ought to think na im fully secured, The price that i bought is at a preselling price sobrang cheap, naisipan kong bayaran ito ng full pero binigyan ako ng option na istretch yung 100 percent into 1 year, I was never familiar of preselling resale, or what so ever system. After paying a downpayment of 500k na turn over sa akin ang unit, then a month after that I found out na may iba pa lang may ari ng unit ko sabe ng partner ko sa bussines alam nya raw yun from the start and dahil busy ako sa work d ko inisip na magkakaron ng problem after 3 months at nagbabayad na ako ng monthly may biglang lumabas na New Soa na may utang pala ang dating may ari ng unit ko na 100k at hindi pwedeng itransfer sa akin ang unit ko, I feel really bad sobra kasi pakiramdam ko sobrang naisahan ako in the 1st place kasalanan ng dmci yun kc ang dami ng SOA na lumabas at hindi naman nakalagay yun bakit ngayong nasa transfer na tayo ng papers may biglang lalabas na ganyan, Anyways it took them 1 year para mapagdesisyunan na sisingilin na lang nila ang dating may ari and imagine nagbabayad pa ren kame. After that I got transferred sa customer care personel named Dhalia (im not really good in full names) shes helpull naman and kind ginawa nya na kame ng waiver of transfer na format raw ng dmci (may dati pa kameng waiver na pirmado ng dating may ari bakit hindi na lang yun) and we waited again yung agent na Dhang (sobrang bastos, arogante, unprofessional at palasigaw pa) I tried to act as professional as I can be... So pinagpapasensyahan ko nalang kc may nanay ren ako.. pinabalik balik ako ng dmci bangkal makati 4 times and no show si agent.. Nung lumabas ang letter na waiver of transfer pinadala ni dhang ang letter sa dating mayari until now 2 weeks na wala pa ren kameng feedback, and the unit is still not under our name... someone with same experience help me on this please email me jamesy1100@yahoo.com

Well, DMCI projects looks good in the outside but not really.

We bought our Rosewood condo unit in Taguig year 2006 thru bank loan. We moved in 2008. Matatapos na bayaran sa bank this year 2012. Ang problem, tuwing malakas buhos ng ulan meron water leaks sa ceiling ng mga bedrooms. So reklamo kami sa structural flaws as early as 2008. 2012 na ngayon. Wala pa din...hay. Tag ulan na naman. Lahat ng 4th floor unit na kahilera namin ganito unit problem.

Yun parking slot naman namin na binili paid in-house with contracted size of 12.5sqm. Ang actual size pagkatapos hati hatiin yun street parking 8.69sqm lang. Ang kitid. Ang hirap mag bukas nag pinto ng oto pag nakapark na. Nagkakatamaan kami ng mga katabing oto sa street parking. Gusto namin mag upgrade ng oto from sedan to bigger vehicle pero di magawa sa sikit. Until now hindi pa narerectify yun sizing kahit puro reklamo na kami and I think malabo na gawin nila. At syempre they are charging parking association dues based on 12.5sqm which we refuse to pay. Bwisit!

Yun property namin I expect in 5 more years dilapidated na dahil nga sa kawalan ng kwenta nitong DMCI sa pagrectify ng mga kapalpakan nila. Sana lang wag mag earthquake coz I've been seeing cracks all over the projects...hay.

Buying from DMCI is the biggest regret of my life!

I agree din sa comments ni Elizabeth S above. Madali masira lahat. Tapos rerefer ka sa Handyman na mukhan namang may cut din si PMO. Tapos ang dali din nasira ng mga trabaho ni handyman. Natuto tuloy ako magpalit ng piping (c/o youtube). Nun nasira uli p-trap ko ako na nagtanong tanong sa local hardware what material is good. Tapos ako na nag-install. Ok na :)

At yun issue ng DP binabayaran mo tapos malalaman mo mabebenta sa iba? Neighbor ko sa Rosewood ganyan nangyari sa parking nya.

Bwisit na DMCI! Sana meron kayong mabiktima na media na either ieexpose mga kalokohan nyo o kaya gatasan kayo ng milyon milyon para malugi naman kayo..

I totally agree! Some DMCI employees are so terribly incompetent, lazy and negligent! They are so incapable of handling overseas clients. I've been questioning their capability in handling documents and fees being submitted to them, plus a lot of other concerns. I wrote such a long, detailed account of my complaints against their agents and all I got was this - NOTHING! I asked for their supervisor's reply several times but she just ignored me. I guess that's one reason why the salespeople and coordinators are so incredibly dumb about this business - those people on top are so much dumber! They can't even respond to issues pertaining to the transaction. Their office is full of irresponsible people who won't even care to address your concerns. Don't be fooled by these people, they can't be trusted. They will keep promising to get back to you then just leave you hanging for weeks.

Yeah, I agree. I asked for a certification that I bought a Unit with Flair towers and I had to escalate the ticket before they start working on it. I needed a hardcopy to be sent to my mailing address. Ang kulit lang scanned na nga, mali yung nakalagay. Tapos pinagpipilitan nilang nasend na, sabi ko pwede tingnan mo yung inemail mo sa ibang tao at ibang unit yan. Then after a week pa niya nasend sa email yung tamang scanned copy. ito kakatawag ko lang ulit, sabi ko sa kanila hardcopy ang hinihingi ko dahil hindi nahhohonor yung scanned copy sa financial document. Beware of this agent - Racytte Kellie Garcia.

I dont think the cedar crest or palm rsidences etc. is the problem, the problem is the DMCI company themselves. Their accounting dept. are hired for every months lang, kaya gulong-gulo. Rosewood naman ang sa akin.complete ang payment ko, pero sa kanila hindi can you believe it ! Full payment na ko by Oct.2011 malaman-laman ko sa agent ko may 1M ! daw akong penalty for overdue. I have to go to Phil. right away and check my bank, binigay lahat nila sa akin ang checks na pumasok then dinala ko sa office nila with my agent ( I was just very very thankful I have a very kind and honest agent) So i ask them Bakit 1year akong wala akong payment ng 2009 samantalang complete yong checks ko na paid ako, sagot sa akin ng accounting staff "saan mo nakuha yan mga cheke mo ?"ngee..eh di sa banco! sagot ko naman. haaaah.. so we copy all the checks and payments receipt i have gave them the copy while i kept the original. its all paid. ok sabi nya aayusin ko na ito pati na yong sa title..then I return to my 2nd country. after a month my agent called me "mam clear na po walang penalty or whatever but may kulang pang 260, 000 don sa month ng ganito ganon.
My god! why na naman di ba bayad na tayo? sige po mam i-check ko ulit ito one by one. after 3days she called me again. mam hindi ko po talaga maintindihan ang accounting ng DMCI kasi po iyong nakalistang kulang nyo daw ay may OR (official receipt)naman dito sa xerox copy na iniwan natin the last time. iisa-isahin ko na lng po ulit. sabi nya sa akin "kasi mam ang problem biglang sumikat ang DMCI at dami-dami nilang projects na sabay-sabay na hindi kaya ng kanilang staff bukod po sa nag-papalit ang staff every 3months. (I know it kasi kada pupunta kami don everytime na umuwi ako sa pinas different faces na ang nandoon bukod sa 3times na silang lumipat ng office at narating ko lahat yon) sa ngayon nasa waiting mode ako sa agent ko. sa totoo lang malapit na ata akong magka-sakit sa kaiisip sa problem ko sa DMCI.
