Diamond Resorts wish to terminate, no clause in contract

We have signed up a timeshare program in 1999 called ILX, Sedona, AZ. They have been taken over by Diamond Resorts a few yrs ago. We are now older and are not able to travel anymore due to health reasons. We have been observing increasing maintenance fees over the recent yrs and now wish to terminate our membership. We have written numerous termination letters, unfortunately have received no answers, however they keep billing us assessment fees, etc... Does anyone have a tip for us how to terminate the membership? Thank you!

There must be thousands of us out here in the same boat! Is where some sort of suit we could file against Dimond for release! Diamond and timeshare in general is great when you can use it but otherwise it is a hostage situation.

We have been trying to get rid of our timeshares for almost 2 years. So far, Diamond is blocking that transfer. We have hired an attorney to look into this and see what we can do. Our maintenance fees are over $6, 000.00 a year for two timeshares. We are appalled that we can't even give away the timeshares. It is like we are being held hostage. We tried to sell our timeshares for many years without any luck. Now, we have paid a transfer company, yes paid, to take over our timeshares. But, Diamond is blocking that transfer. We will see what our attorney can come up with. The worse thing we ever did was buy a timeshare and we just want OUT!

Although I don't have a solution yet, I'm working on a documentary to try and find out why they don't allow owners to cancel contracts, especially those that were bought by Diamond. If you would like to be involved in any way, or be featured in the film, please send me a message.

I'm in the same exact situation, but with Monarch Grand Vacations that was bought by Diamond. I have been fighting them on this for about a year and would like answers. Hopefully something useful will come out of the filming of the documentary.

I hope you are able to get out of your contract or they will at least work with you.

Diamond Resorts time share ripoff

THE GUPPIE IS FOOD FOR THE SHARK. Attend a 90 Min. Resort Vacation presentation and receive a discounted boat ride on Lake Tahoe.
Day 1. Presentation took 3.5 hours. We bought 2, 500 points for $9, 850. With Interest comes to $21, 548 + $720 in fees to process monthly payments + 10 yrs of HOA Fees of $7, 850 for a total of $30, 118. For the first 10 years of 1 week use a year Lodging only, comes to $3, 000.
Why we did not know this when we signed? They asked what time our reservation was for the boat tour? We had 30 minutes before are boat tour reservation (10 min travel time) so we started reviewing & signing documents. (75 pages). 6 pages of Summaries of the documents to be signed were presented. At that point we were going to be late for the boat tour so we asked if they would call the tour operator that we were on our way. None of the Summary Documents mentioned any time frame for cancellation of our purchase. We than were told that we initialed the Summary Documents so we could be on our way, they rushed the remaining documents for signature.
Day 2-7. On vacation and was traveling the entire time. No time to review anything.
On Friday (day 8) my accountant presented me final assessments of [protected] Federal Returns, 2011 Utah & California Returns. These assessments totals comes to 18 months of my annual retirement income.
Day 10 I sat down to read the almost 100 pages of documents, and 3 large Resort books. I was told in the presentation that my points were good in 250 Branded Resorts located all over the world. 2, 500 points gets me into only 63 locations, and those during off season times, and of the 63 locations about 20 of the locations are in the Baltic regions or lesser locations in Europe. The transportation costs to these areas are huge! NONE OF MY EFFORTS TO GET THEM TO CANCEL THIS TRANSACTION HAS WORKED. Don't feed the Shark!

I had a Timeshare and it was an absolute pain in the butt. I had been trying to get out of my contract for a while which of course is difficult in any situation and I just wasnt making any progress. I was about to give up so I decided to check out some attorneys and came across Aaronson Law Groups website. I liked there website and decided to contact them. I spoke with Austin and he went through all the details of what they would do to help me get out of my timeshare. So I decided to put it in his hands and see what he could do. In a matter of months they had taken care of everything (Documentation, Recension, and Credit Restoration which was VERY important to me). This was one of the best decisions of my life. Of course its not free but it was worth every penny not to have to deal with it myself and stress over it! Diamond timeshare is a scam for eternity!
The presentation is full of lies and they never talk about the negative side of the system as fees every year (equal to the value of the week you will get by year), problems of availability and lies about everything. So to make you sign without having an idea about the plan, just after the presentation is the proof of their dishonesty and the scam involved!
Don't feed the shark and your descendants his descendants as the contract is for eternity!
Can't understand why American authorities allow this scam prospering on honest uninformed people! I'm not sure that such crazy business can exist in the old Europe.

Diamond Resorts not honoring reservations

Diamond Resorts International (DRI) has switched to giving renters priority over owners so they can make more money. They do not honor their own reservations and force owners to accept downgrades or go somewhere else. They do not guarantee any reservation to an owner. Overbooking a location is a common practice that the individual location has no power (so they say) to correct, Owners beware!

My husband bought a 4 day 3 night package to go to Sedonna, AZ in April of this year.
We thought for the price it was a good package to visit Sedonna for a couple of days and see the Diamond Resort. They have several places there and we were given a flyer on each one. The sales lady even suggested 2 that we should request to stay at when we came in for the sales pitch. So today we called to make reservations for next year in April and first we were told they were not taking reservations until September and then next we were told that we could only stay at the Bell Rock location, which if you look at their different locations this is the worst looking one to stay at. It was all very disappointing. I am feeling like we are not getting what we were told by their sales team. We will go. Sit through their pitch. But as of right now they have started on a wrong foot with us and they will not get a sale from us!

I am preparing to send a letter to the California, Florida and Nevada Attorney General to request they investigate Time share fraud in their states. Since Diamond Resort International (DRII) is on the stock exchange, I also plan to send a letter to the Security Exchange Commission (SEC), since they govern the stock markets. I suggest everyone else also send letters, and if they receive enough letters, maybe they will investigate these fraudulent practices.

Diamond Resorts a lifetime of regret if you join and infinite regrets for your family

Please realize that when you join Diamond Resorts you will have a lifetime of regrets that continue infinitely for all your family generations after you. The contract is unbreakable. You signed the contract but this contact passes to generation after generation after generation. Do you really want to leave this debit after you are gone.

Now let’s talk about what you get with this never ending contract. I have points, do you remember, for those of us who signed up for points, the promise of flexibility, go anywhere in the world, anytime…..Well, NO SO, at least not using your points. I had a request in for Italy for the summer of 2012, I was open to locations so I paid the interval fee and yes also for the insurance. I made this request a year ago, and guess what….still no availability. So I decided to look at taking my family to St Lucia.
I contacted Diamond Resorts International and there is nothing available to use my points in St Lucia, BUT for $804.00 for 1 week I can book the very same location for the same timeframe.

Just think this out…..no availability with my points, BUT availability with my MONEY…. Does this seem right to all of you.

Buyer beware. Your points are only good when Diamond says they are but they will take your money in the yearly maintenance fees and take your money for the same location you should be able to use your points. OH YES, and remember when you die this continues with your children and their children.

Don’t fall for the claim you can sell your timeshare. And wait until you hear how much these companies are going to get you for it…FALSE….I lost over $1000.00 trying to do this and learned my lesson. Just look at some of these websites and you will see people trying to give them away.

I would gladly PAY Steve Cloobeck to take this timeshare from me….but he doesn’t want it, KNOW WHY….. you can never walk away from Diamond Resorts…NEVER….NEVER…..NEVER….EVER.

I pray to God that someday, someone will change will help me and those of you who don’t want to burden the generations after you with this infinite DEBT.

I have to agree with everything in these previous posts. We previously owned Worldmark and was promised "a bill of goods" when we traded with Diamond for their resorts. We so regret giving up our Worldmark points. Now, if we want to book anything (nothing is ever available through Diamond) we have to book through II with a charge and we end up staying at a Worldmark facility. Only wish we could get rid of our Diamond International Resort shares. Every time we have attended a presentation, we are told we can contact the sales representative any time we have a question or a problem. Guess what! When we want to contact the sales rep, they are no longer with the company. Duh! No surprise there. Many regrets!

So true - my parents were suckered into this organization and have paid exhorbitant amounts for something that has offered little or no benefit. It has been nothing but trouble and expense for vacations I could have gotten for the same price in multiple other ways. Like Mick my father was treated for cancer shortly after buying in and I was astonished by the callousness and lack of accommodation from the company. You can be certain that I am already looking into ways to get out of this when I inherit but it kills me to think that my parents threw away so much of their hard-earned money on a scam. I can never tell them this but in trying to do something nice for their family they actually saddled us with a costly, high-maintenance PITA. I don't see how their salespeople sleep at night.

The comment from Borinee is right on. As "owners", we can't use our points because no availabilty. We submitted request 10 months ahead of time but sorry no availability. BUT we could use one of the other properties for a charge! Are you kidding me! Once they get their hooks into you your toast. Please discourage anyone you know from getting involved in this organization. These people, from sales to reservations to the CEO are nothing but snake oil sales people. In fact their lower than snake oil sales people. Stay away-run-don't look back.

Both my wife and I fell on hard times for a while, whilst both suffering from Cancer. I was reducing my outgoings where at all possible. I wrote to Diamond and told them that I needed to cancel my contract and the reasons why. There was little or no empathy and they basically said that there was nothing they could do. I could try and sell the points which I could not afford to do. I have now after 3 years back and forth cancelled my direct debit for the management fees as I am in a debt recovery plan. They have agreed after all this time, some 3 years, that if we get doctors letters to confirm our illness they will let us cancel the points. I still owe them £470 for this years fees though. My points cost me around £17, 000, they are now worthless.

You are on the money with "renters" over "owners". I have complained about this for years. However, my children will NOT be saddled with the maintenance fees unless they "accept" ownership of my deed. NOTHING you own nor have debt upon HAS TO BE PASSED to your heirs. Your estate, upon death, is responsible for any CURRENT outstanding debts...but a maintenance fee that goes on forever does not have to be accepted by your heirs - the only question will be, is the $1000+ annual fee (since the deed will be paid off) worth a week or two each year (along with the other offers of select weeks at good prices)? I'd say no, since they are free to raise the fee, change rules, etc at their whim. Bye bye DR...

Diamond Resorts lies

This company is horrible! Stay away. We were conned into purchasing more points and turning our week of vacation into points. They have lied to us from the beginning! Told us we could use our points for plane tickets, hotels, car rentals. etc... Come to find out you have to book everything in Jan for the entire year (they failed to tell us this information when we purchased more points) It is June and we are not able to use points for anything but a full week of vacation. Customer service is horrible and we spoke to three different people about exchanging our points and they all told us totally different things! They need to have better training and get their facts straight! Maintenance fees are extremely high and most of the resorts need major overhaul! Not worth the money!

We have been going to St Martin for over eighteen years at the same Resort with various owners during those years. Guess what nothing has changed. We don't go for the Flamingo Resort/Diamond, we go because we love St Martin and over the years have made many, many lasting friendships. If we depended on the promises of the resort/Diamond we would never go. The owner of Diamond stated to my husband maybe his resort was not for us since we had a complaint about our room. We have owned three different units at that resort and now we own points and it never changes. So don't go on TV and show how much you do for people because that is another scam, when do we learn the bottom line is money, our money to make you money that is ALL that matters. Most of us believe that people care about making our vacation a good one. When you see how unhappy the workers are it doesn't take much to figure things out. Again STEVE your remark was uncalled for, but not unexpected. Again we go to St. Martin because we love it, the resort Flamingo is not why we go. So keep making promises you can't and won't keep and you money!

Diamond Resorts want out

I am an owner at Fall Creek in Branson, Mo 15 years ago with Suntera. I agree with all the Maintenance fee increase complains, our went from $300 to $1175 for a one bedroom . We want out. That is my problem ! We have a deed and have been told by Diamond we will always be responsible & our children in our estate for the maintenace fee. Two years ago we agreed to upgrade from the week to the points system for $4000. This just increase our fee and very hard to trade. Now we have been told we need to UPGRADE again to the Trust for money. NO we want out. please help me figure out how. I have contacted a Realtor in Branson. They will transfer our deed to a Corporation for $3000. Can we trust them? Please help we just want to give it back and we can't do that.

Have same problem with Diamond resort
can not even donate it to charity
somebody should start a petition to law maker to make this company responsible business, especially for owner who want to just dump it, they already making money anyway,
I just want to dump it, it cost me 3000$, call 3 charity, no body wants mine, because Diamond resort is the worst, room almost never available
let me know if there is an association that trying fight this crook companies

Diamond Resorts can't surrender timeshare with out ruin your credit

Maintenance fees for the year 2012 went up from US $1500 to $3000 this increase is because water intrution in Poipu Point Resort. How they expect members to came up with this sum of money.Contact with representative and said that if you don't paid said amount it will submitted to collection agency for non-payment and be force to paid late fees, also can't surrender timeshare with out ruin your credit.

Diamond Resorts fees are very high. The initial bill was $1111.00. Today the fee is $1548.00. Shameka -customer rep- told me that I can surrender the property in May, if they open the window for surrenders but I will have to pay the maintenance fee, the late charges and $250.00 for the paperwork. Does this sounds right to anyone out there? if someone is suing these people please let me know. I would like to add my name to the list.

Diamond Resorts ripoff - misleading information

We purchased a timeshare at Kaanapali beach club in 2008. This was the biggest mistake we have ever made. Not only can you buy the points at less than half the price elsewhere, but the promises they make during the sales presentation are false and misleading. There have been several occasions where I have tried to book reservations only to find out they are not available. Their booking system cancels reservations randomly. They have doubled their maintenance fees over the past 2 years . There are also resort fees that you have to pay and they nickel and dime you with parking fees and wi-fi fees, even though you are a member.
The customer service is terrible -- they can't do anymore than you can on the reservation system -- even if you have a problem or have made an error. They claim they are committed to customer service, but after 3 years of complaining, I have NEVER gotten a phone call or an email asking if they can provide better service or customer satisfaction.

We are sorry, that you have been unable to utilize your ownership to its full potential; however, there are a few things that we would like to respond to in your statement.
We apologize that you have had difficulty locating availability but we always recommend planning trips in advance, especially in high-demand locations such as Hawaii. We would be happy to help secure a booking for you when you contact us.
Please be assured that our reservation system does not cancel reservations randomly - if there has been an error or miscommunication, again, we will definitely address that with you.
The resort fees on property are determined and approved by the HOA committees, and Ka'anapali Beach Club (KBC) does have a daily resort fee, but these are NOT chargeable to our owners and members. At KBC, these also include the cost of wi-fi. Also, we do have a program for all of our loyalty members owning 15, 000 points or more where wi-fi is free at most Diamond managed resorts. Providing a wi-fi service does incur a cost - it is not free - and therefore charging for wi-fi, for those who wish to use it, rather than include it for all in the fees, is not uncommon.
The HOA Boards for each property determine the budget for the property and from that determine the annual maintenance fees. We can assure you that the maintenance fees have never doubled. In the cover letter you received this year with your maintenance fees, you can see that the increase for the Hawaii Collection did not exceed 3.5% from the previous year. The increase the year before that was under 3%. There was, though, a water intrusion assessment for the building work required at The Point at Poipu with an associated payment plan, and this did raise the overall fees higher, depending on the number of points you own.
We truly regret that you feel our customer service is wanting and would like an opportunity to change your perception. Diamond Resorts dishonest tactics

RIP OFF maintenance fees collected dishonestly with false collection fees and interest charged when they are not even done on St Maarten... $5 VOLUNTARY ARDA fees when they are FORCED into the payments..plus interest added... Maintenance not done.. no proof of the claims either... Threats of foreclosure after deliberate blocking of entering the unit... with the fees paid.. NINE weeks owed... LIES told to RCI that I had rented out my unit. that I was seriously delinquant in my fees when CLOOBECK had rented my unit to THOMAS COOK CLIENTS FROM GREAT BRITAIN.. i went to meet in my unit...LIES and deceitful tactics now used as he lost twice in the courts in ST MAARTEN.. REVENGE now with threats to take my units...

Bottom line: Don't waste your time with the presentation. You'll be sorry you took the attendance gift.

While renting snorkeling gear in Maui, we were offered $100 discount (i.e. snorkeling gear for free, $40 cash in hand) if we were to attend a '90 minute' DRI presentation nearby.

The actual presentation turned out to be a big 4 hour pain in the ###. We originally decided to attend because we genuinely wanted to learn about their product. We might have saved most of that time if we had have told them we only wanted the $100 gift and wanted to leave asap. The sales staff were extremely pushy, flashing a lot of figures in front of us that indicated we could make BIG savings by going with DRI. We said that we weren't confident we could make a judgement of those calculations in such a short amount of time, and also said we wanted to see some independent reviews. "What more do you need than this?" was the constant reply.

The major warning sign that we should have been more offended by was that THERE WAS ABSOLUTELY NO OPTION TO THINK IT OVER AND DECIDE LATER. Another warning sign was that we were not able to keep copies of the documents we were refusing to sign. We have a feeling if we had have taken photos of the documents or recorded the conversation they would have reacted very strongly. They asked us to sign another document acknowledging that upon leaving we were loosing the right to purchase at this 'one time only' low price. What a racket!

The third and last person we had to deal with was introduced as a 'quality assurance' person conducting a survey on how the first sales person had treated us. Pretty quickly it became clear that this survey was bull$#!+ and just an excuse to re-engage the conversation. We were given a final offer which was for the 'sampler' package. It seemed like the least risky option presented but we still refused.

The main 'deal' we had been offered was 4000 points per year for an initial payment of $15, 000 and $1, 050 (not fixed) ongoing yearly maintenance. It is hard to guess what 4000 points would buy us per year, but our estimate is about 3 nights during peak periods or 4 nights otherwise. That resort is currently classified as 3-star (which is about $200 per night) but arguably is better. Assuming $300 per night that makes only $1200 return, so our 15K downpayment would only make us around $150 per year i.e. 1%. Of course, their sales reps would tell you that the way to get more for your points is to book less than 59 days in advance (though they admitted that all the good inventory gets snapped up before then) or avoid weekends (not practical for most people).

We think our figures are more realistic, and while they appear to be not a complete rip off, we think that BEING LOCKED INTO THE DRI SYSTEM IS A MAJOR NEGATIVE. Searching the www, we find many complaints by current customers who are upset by rises in maintenance fees or inflexibility in the points scheme. We are not sure whether or not DRI is a scam but we would much prefer to remain in the open market booking one vacation at a time, using expedia, orbitz, hotels.com, airbnb, vrbo no matter how much these DRI [censored]s criticize.

We are convinced that we were lied to on many details during the whole presentation and this is probably one of the reasons they want everyone to leave with no hard evidence. One detail we remember very clearly (which now appears to be a lie) is that supposedly you can book ahead long-term to lock in some dates at 100% point value, and when the 59-day window arrives, you can check to see if a similar (additional) booking is available. If so, you can book again (now at 25% points) and cancel the original full price booking. But the cancellation rules listed here (https://www.diamondresorts.com/pdf/diamondselections.pdf) say that the fee for canceling is 50% points (i.e. you're screwed). Our anecdote seems very consistent with other reported experiences where people have been misled or tricked in the sales presentation only to find out later that things aren't that good.

FWIW - the snorkel guy said he made far more income from commissions on these referrals than from his ostensible job. Each referral was worth $50 to him and if he completed more than 50 referrals per month (which he usually did), he got 50% additional. We don't know what DRI's conversion rate is for these presentations but they might be paying as much as $200 per attendee just for the referral.

We were tricked and it ruined our once happy planning of our own Disneyland vacation with the family!
My husband and I went on a vacation to Las Vegas in February and were offered a Free dinner at The Statosphere Restaurant by a DRI sales rep. We agreed to go on a Saturday morning to their presentation excited to spend a romantic dinner that evening on DRI. The presentation wasn't bad but after we were told all the wonderful places we can go on vacation to, how cheap it was we were still a little undecided. We told them we would have to think about it because we are saving to go on a famaily vaca to Disneyland in April. They quickly offered us 6 Airline tickets and week stay at any of their hotels if we bought the timeshare. The catch...the only way those ticket would be available is if we paid 25% of the loan that day. So we used our savings (keep in mind we are being conned to give them our vacation money) to pay the amount down so we would have bought into a timeshare and mostly paid for our family vacation. We THOUGHT it was a deal!
March came and I wanted to schedule the vaca to Disneyland for April - First DRI had no idea what I was talking about for about and hour in to the phone call. Finally they found out what I was talking about so I booked the hotel stay, after arguing with them about how unprofessional it was to be left on hold for periods of 10-15 minutes at a time. No hotels were available in April and nothing until September. UGH! I booked it because I had enough of being on the phone for 2 hours. They transferred me to the airline bookings.
Now I have to explain to them about the free airfare we received from DRI. They had no idea what I was talking about, finally after 30 more minutes it was figured out so I booked the airlines...uhhhh Someone forgot to tell me DRI was supposed to send me vouchers in the mail and I was supposed to mail them to American Airlines and that would be 8-12 weeks.
As of today we have paid over $5, 000 to them, now our year maintenance fees were due yesterday and they will not give us our tickets (which they said may not be gauranteed) until those fees are paid including next months fees. We have not even used this timeshare and barely bought it the last week of February. Used our vaca money, no airfare, no hotels...
WE WANT OUR VACATION MONEY BACK!

Don't do it!

These people seriously think that we all carry $33, 000 in our back pocket while on vacation, just in case - someone wants to sell 'Time Shares'. PLEASE don’t spoil your vacation for useless freebies they want to offer.

Here is our story:
We just wanted to spend a couple of days in Sedona and Grand Canyon and walked into a 'tourist info' center. Little did we realize that deception of Diamond Resort Internal had just begun! Mr. Nice guy - 'James' was very courteous to offer a FREE helicopter / tom car / jeep ride / free stay in Sedona, we just had to choose and we ended up falling for the helicopter ride. All these goodies just for us attending a NO high pressure ‘presentation’ of timeshares that will NOT exceed 90 minutes. Just to make sure that we attend the presentation and not bail, James did swipe our credit for $25 which will be refunded after the completion of the said ‘presentation’.
Our appointment was fixed at 1:00 PM and we had the privilege of meeting Ms. Suzanne around 1:40 PM. Ms. Suzanne was very apologetic because she closing a deal with a customer and was late. Now, let me attempt and introduce Ms. Suzanne. In her own words - Ms. Suzanne was Regional Director of Radio Shack, Manager at Vegas Casinos, had a high post in Marriott but YET she chose to be a ‘Real Estate Broker’ for Diamond Resorts International (DRI). She is a ‘been there done that’ and ‘seen it all’ kind of ‘(old) girl next door’ person. She loves what a great company DRI is and such wonderful things are being done under the leadership of their ‘Undercover Boss’ star CEO – Steve Cloobeck. The list of wonderful things started (and didn’t end) with the CEO hand picking the granite countertops, cabinets, bath tubs, coffeemaker and every other thing available at their resorts. In short, Steve runs a tight ship and with the customer at his heart, ALWAYS.
The presentation went on until a little over 4:00 PM and of course, the numbers come at the very end of the presentation as $$$$$ is not that important when compared to the dream and luxury that only DRI has to offer in the form timeshares. The real hard push started after 4:25 PM when Ms. Suzanne started getting restless hearing us say ‘NO – we will not buy it right now’ as we have other priorities in life. We were courteous in saying that this is a big decision involving $33, 000++ and we need to discuss privately, take a few days and we are not ready to sign on the dotted line. It was really hard for Ms. Suzanne to imagine that we were letting go of a wonderful opportunity to buy her timeshare for a meager $33, 000++. Honestly, who wouldn’t want an opportunity like that? In the end, after 15 minutes of showing us many ‘economical’ alternatives, ultimatums of ‘now or never offers’ and our repeated NO responses – Ms. Suzanne started getting nasty and tried to cross the line of decency by asking ‘don’t love your wife’ and ‘doesn’t she deserve this’? That pushed me over the edge and made me ‘teach the old dog (hag) some new tricks’. Immediately after that, Ms. Suzanne got up and said – ‘Sorry, if you felt this was a high pressured sales talk but I just don’t want you to miss this opportunity’. It really sounded to me like - ‘PLEASE buy something, I haven’t sold anything in months’. Off she goes for a quick smoke break but only after sending the ‘corporate guy’ to our table.

Corporate guy starts the conversation by asking how everything went on and whether everyone was courteous! After spending 4 hours having our brains picked, he offers us one last chance at the dream for just $2, 200++ and offers ‘Platinum’ membership at airports / airlines. These so called ‘Platinum’ membership gets you a free companion tickets to anywhere in the world, deep discounts on airfare anywhere from 70 – 90%. When I ask him for a real world example of what he is claiming the benefits of Platinum membership, he has ‘other’ customers to attend to and has no time for this. I can try it after 14 days, when my membership is active – provided I buy it immediately. I thanked him and told him that I will not buy the watered down version of timeshare and ‘Platinum’ membership for $2, 200 if cannot see the benefits myself. There ends our less than 90 minute, absolutely no pressure timeshare pitch by DRI. Oh, we heard a couple of champagne bottles being popped open during our presentation and round of applause followed. After reading the reviews on DRI, I only hope that people who apparently ‘closed the deal’ are either paid actors / employees of DRI posing as customers.
Mr. Corporate was kind enough to take us through the ‘backdoor’ to get us the voucher for the chopper ride and refund our $25 deposit.
Last but not the least, the freebie that we got for the helicopter ride was supposed to be 12 minute long. Apparently, for anyone that is being sent by DRI – ride is a magical full 3 minute one!
Be your own judge, is this worth it? While on your vacation, spend 5 – 6 hours for a 3 minute chopper ride?

This is no surprise to me. Everything I have went through with Tempus and DRI (the time share industry as a whole) has been totally shady and unethical. We bought in back in 1996 while we were on vacation after hearing all of the "good" things about ownership and it was nothing more the BS the salesman were trained with. While interested in the atmosphere they appeared to be selling and the benefits of "ownership" we passed several times. The sales men then came back with an offer to purchase at about a 1/4 what it started at and told us if we changed our mind we had 30 days to back out. Unfortunately my wife and I took the bait. After vacation we made it back to Indiana and started reading through the PAGES of contract and realized we made a big mistake. I called to cancel the contract (day 28 of the contract - 2 weeks of which we were on vacation) and the rep told me it was too late and we passed the time frame to recant. I was furious to say the least! The sales rep had lied to us about the time frame to recant IN ADDITION TO leaving out ANY details about having to pay annual maintenance fees. He never said a word about the additional NEVER ENDING costs. We actually found out about it when the bill arrived. Calls to Tempus and DRI get you nowhere and when I get to speak with someone they always claim their hands are tied and there's nothing they can do to help. We've owned this unit for 6 years now and have been able to use it 2 times. It has cost $11, 000 plus interest (to purchase) plus maintenance fees of around $800 a year for these two vacation weeks. During the first stay we found ### roaches in the room. The second stay we checked in and had a sales agent on our ### the whole time. When I didn't want to spend a morning eating breakfast with them to discuss our ownership I got a very rude call from someone at the desk saying as I owner it was my responsibility to meet with they're representative. Needless to say this lit my fuse and I went off on her which pretty much ended the conversation. Fees have went up tremendously since our purchase and DRI wants no part in moving unwanted units or any criticism about them. If YOUR AN UNHAPPY OWNER BE SURE TO POST IT ON THEIR FACEBOOK PAGE:

ABOUT DAMN TIME DIAMOND RESORTS. Again the rep couldn't do a damn thing to help and regretted calling me.

BOTTOM LINE PEOPLE STAY AWAY FROM THIS AND OTHER TIME SHARE COMPANIES! It's fraud and nothing less. Above all read the contract even though it's all legal mumbo jumbo and 30 pages long. In a nutshell our week now costs me about $1600 assuming I can get the reservation and this is only every other year. We paid off the TS otherwise it would be even more out of pocket.

Should someone from Diamond Resorts actually want to do something about this feel free to email me at bizcardconnection@comcast.net but I won't expect it. I will also continue to be an advocate against these practices and continue to post anywhere and everywhere I can until something is done about this. My hope is some day a Law Firm will file a huge class action suit against these companies. I'll happily testify about our experience from the sales point onward.

Diamond Resorts services and fees

My husband and I purchased a time share with Diamond Resorts on 2009. They promised a lot to us. I tried to make reservation in the resort the own in Italy, but I can't book anytime because always is booked up. And this year without any notification they increased the annual maintenance fee. Originally they promised no to increase this fee. We think this is a fraud.

I was originally an owner when it was sunterra. Wasn't happy than not happy now with diamond resorts they hound us to buy more points all the time. Why would anyone in their right mind spend more money for something that has hidden fees and agendas. Maintance fees keep going up and we can never book anything when or where we want, always getting 2nd or 3rd best. I would love to get rid of this, or get a bunch of people together to get out of this deal.

I am a Diamond owner and also live in Woodbridge, VA... We have stayed at the resort in Italy twice. I had no problems reserving the weeks that we wanted. I have had very little problems in reserving all over the world, converting points to pay for travel, and trading with Interval International. I pay a little over 5k in maintenance fees but for more than 1 week, I have 40k points. If you are paying that much for one week then that is definitely a problem.

Your not alone Diamond Resorts International comits fraud all the time. Case in point sales agents at Diamond Resorts International managed (not owned) propertys in Hawaii never properly disclosed 65 million dollars in damage to the resort Point at Poipu in Kaui. They knew about the damage and the continued to sell their magic points to unsuspecting buyers WITHOUT diclosure. Then they stiff everybody in the Hawaiian Collection with special assessments of 5k+ per week owned, that is fraud plane and simple.

If you make all the right bribes (I mean CONtributions) in all the right places, you too could get away with murder or in the case of Diamond Resorts International you could kill vacation ownerships with lies and deceit and even ARDA won't touch these corrupt and unethical business practices. I thought ARDA was supposed to police the TS Industry and protect the consumers from conmen like those running Diamond Resorts.

Diamond Resorts misrepresentation

We bought a timeshare through ILX Premium Resorts in 2002 for Los Abriagos Resort located in Sedona, AZ. At the time we didn't have much money and bought a 1 bedroom, every other year, floating week. After a few years, we upgraded to a 2 bedroom, still every other year, but ILX included 6 passport weeks. These passport weeks were extremely discounted weeks that could be booked anywhere in the world. We used these passport weeks and it worked out very well. I was able to send my son & his wife to Kaui for their honeymoon, my daughter and her kids to Kaui and Bermuda, we took a week to go to a golfing resort in Oregon. It was extremely pleasant and very reasonable. Upon Diamond International taking over ILX, they increased the maintenance fees over double what we were used to paying AND I lost the passport weeks. On our Chrismas vaction to Sedona, AZ this past year, we elected to sit into an "update session" for new owners so we could understand how Diamond works. The "update session" was nothing more than a sales pitch that NEVER ended, even though we told them we were down one income source currently and could not afford anything. They still pitched and when I asked about the passport, we were told that is why ILX went into brankruptucy and they couldn't afford to do that. However, if we paid another $22, 000, we would then get essentially what we lost in the first place. Very unprofessional and this warrants a class-action suit against Diamond for ALL ILX owners who lost those passport weeks. Diamond should have grandfathered the passport weeks we had paid for in our membership with them. Instead, they try to intimidate you into buying into their Diamond system. Anyone want to buy a timeshare?

We purchased a timeshare (3500 points) in Dec 2007 and we discussed the fact we were not able to use it until sometime in the future - no mention by the sales people of expiring points, if not used.

We were told Hawaii ownership would be an excellent place since the high demand would trade well - we were not told impossible to reserve unless you reserve many months in advance.

We were also told maintenance fees would not change drastically - 150% over wht was quoted to us.

Timeshares - nnever want to here the word again.

Just got done with an "owner's update" in Sedona. What a joke. $28, 000 to join Diamond and only at a "low" interest rate of 17.9%. Who in their right mind would agree to pay $28, 000 and an extortion rate of 18% in order to have a vacation? Only stupid people!

We purchased through ILX as well, and since Diamond has taken over our fees have MORE THAN DOUBLED! I agree that we gained NOTHING when DRI took over. When I called and complained about the fees I was told because my fees were "affordable" the previous company had to file bankruptcy. I also enjoyed annual visits to Sedona with ILX. I have not visited since Diamond took over - I could go there now and stay as a non-owner cheaper that my maintenance fees. I want out of my timeshare but don't know how to do it without ruining my credit.

How do we get a copy of the names and addresses of all of the owners who bought into ILX. I must admit that whenILX owned the properties, it was run very well, and a joy to come to Sedona each year. In fact we liked it so much that we purchased a home here. Timesharing is a great venture and I hate to see so many unhappy owners out there, Now I am paying $ 1635 a year for maintenance fees which really is absurd.

Sooooo many complaints I will go to elsewhere for a timeshare... You guys need to look into a Class Action Lawsuit !

We sat across the table from what we perceived at the time, an honest man! We talked about the fact we travelled via a motorhome and were not changing this in the short term - we were left to believe the point could be saved to a time when we are no longer able
to travel via the motorhome.

Maintenance fees were discussed and we were assured increase would follow inflation.

Diamond Resorts fraud

We attended a presentation last night and was suckered into The Sampler points. Do not believe a word they say. We were told after the first visit you can go to any II resort or Diamond Resort. Well...lie #1. You have 3 years to use it lie #2. I can go on and on regarding all the lies. Supposedly we can turn in our weeks for points for an II trip (6500 points) which at this point I will assume was also a lie. There is no cancellation under any circumstances. Information was added after the forms were signed. This presentation was at the Villa Mirage in Arizona but I am sure they all shady. After reading the complaints, made several phone calls and no answers. Wrote to Duffy and he is no longer there. It sounded like a win win situation so why not try it since this program was designed to show you how wonderful they are. They will be wonderful if I get a refund and an apology for such underhanded practices. How do they sleep at night is unknown to me.

Diamond Resorts timeshare

My husband and I have had points since 2008. We signed up for a timeshare not a construction project to include structural engineers and "crumbling buildings" (DRI representative’s words). We certainly did not sign up for "threats to be made to us with legal action and costly collective proceedings" if anyone can't afford to pay. We have ALWAYS paid our fees on time and paid off our original purchase obligation from the beginning of the agreement.

As a homeowner I would NEVER be allowed to let the maintenance go on my own home to the point that your company has said that these buildings are in disrepair. If there are structural issues, than what we wonder is how come these buildings are still being occupied. I spoke to a DRI representative from your corporate office in Las Vegas several weeks ago, and in his words he said that the buildings are crumbling and have to be rebuilt. With the economy the way it is, folks losing their jobs, and families barely surviving where are you suggesting they just come up with thousands of dollars to cover the cost of rebuilding the Point @ Poipu? They obviously have to get up every day and go to work to support yourself and possibly a family. Well Sir, so do we. We have to go to work not because we are home bored but because we do have families to support. Thank the GOOD LORD above that some of us have jobs to support our family but when we bought the timeshare the economy was not in the shape it is now. My husband and I would like to know how you suggest we sell our share with the entire internet country buzzing about the poor housing conditions that the Point @ Poipu is in. We are hardworking individuals that take pride in always doing the right thing but to have threats made to us is totally unacceptable as we do take GREAT offense. I do hope that this is a great big misunderstanding?

In August of this year we visited the Point @ Poipu and attended the “Points update 90 minute meeting.” The meeting turned into nothing but a sales pitch to purchase more points at the tune of $6000.00. The Sales Manager, from Maui happened to be in Kauai and sat in at the end to try an close a deal with us. He told us with the points were currently have that if something were to happen to us then our children would be in a position of not having equal points to split amongst themselves. However, if we purchased additional points we would not be showing favoritism toward our children. We were truly disgusted by his unethical tactics. When we objected to purchasing additional points the sales staff became rude and shuffled us into a small room to answer a few questions regarding how we were handled during the presentation. It was such a joke!

Most importantly during the presentation the water assessment issue and increase in fees were never addressed!

As the President of the United States, I am here to tell you that time share companies are, at their very core, a scam. Me and Sarah Palin went in on one and it was a total disaster. The maids never cleaned up the place, and they charged my White House credit card like 12 times. Easy monthly payments my Presidential butt. Anyway, try to avoid them. They tell you you can stay free for a week if you listen to their advertising spiel, but then it lasts all day, and afterward you're so tired that all you want to do is go to bed. Every day you don't buy gets you another day of torture in a tiny conference room watching a Powerpoint presentation and listening to some guy in a suit drone on and on about what a great deal it is. Did you ever see that episode of South Park where the boys go to the time share, and Cartman gives Butters a [censored]ler mustache? It's just like that. I am the President, and I approve this message.

Diamond Resorts poor customer service

I'm writing an addendum to what I posted last week (see donna in iowa exorbitant maintenance fees). Someone at their headquarters must check these posts, as we were called Saturday evening during the dinner hour so one of their representatives could chew us out for what I said. We offered to let them buy us out or forgive the extra $1400 fee which they refused. Diamond Resorts International is EVIL and don't care about the customer. Does anyone know how to get out of this?

Buying into Diamond Resorts is one of the worst things I have done in my life. The money spent to the tune of $30, 000 not to mention the yearly fees of $1, 615 dollars per year, and going up with no end in sight. You can not get ahold of any representative from deceitful Diamond to do anything. They have your money and do not care if you are happy with anything. There is no availability for owners but tons of availability for everyone else. I can not find any place to stay in order to use my points, but if I want to pay I can stay anywhere. It would be cheaper to not have this useless timeshare and pay out of pocket for a nice vacation including airfare. This is the biggest scam I have ever fallen prey to. All you get for your money is lies. I really hope some legal action can become a reality. All Diamond cares about is the almighty dollar. Maybe when they are the ones paying out like us owners they may care about the people they have scammed.

My family is going through some difficult financial times. I tried to pay the maintentance fee (which has increased so much since I purchased my timeshare) in payments after the the due date. With my mother's passing and an already limited budget I proposed to pay the fee but in 3 payments. They responded by reading from their scripts. They refused to make any concessions or realy listen. I asked to speak with someone who can make a compromise but was received with the same robotic script reading. So I agreed to pay an exta one time late fee of $50 and then an additional interest fee, that's it. But instead, they added an additional fee more than the first time. When I asked them about it they said, "oh its not a late fee its a collection fee." Wow! This is what you are dealing with at DRI. I do not recommend purchasing anything from them. I will sell my timeshare for a few dollars and rid myself of DRI once and for all.

Don't do it!

These people seriously think that we all carry $33, 000 in our back pocket while on vacation, just in case - someone wants to sell 'Time Shares'. PLEASE don’t spoil your vacation for useless freebies they want to offer.

Here is our story:
We just wanted to spend a couple of days in Sedona and Grand Canyon and walked into a 'tourist info' center. Little did we realize that deception of Diamond Resort Internal had just begun! Mr. Nice guy - 'James' was very courteous to offer a FREE helicopter / tom car / jeep ride / free stay in Sedona, we just had to choose and we ended up falling for the helicopter ride. All these goodies just for us attending a NO high pressure ‘presentation’ of timeshares that will NOT exceed 90 minutes. Just to make sure that we attend the presentation and not bail, James did swipe our credit for $25 which will be refunded after the completion of the said ‘presentation’.
Our appointment was fixed at 1:00 PM and we had the privilege of meeting Ms. Suzanne around 1:40 PM. Ms. Suzanne was very apologetic because she closing a deal with a customer and was late. Now, let me attempt and introduce Ms. Suzanne. In her own words - Ms. Suzanne was Regional Director of Radio Shack, Manager at Vegas Casinos, had a high post in Marriott but YET she chose to be a ‘Real Estate Broker’ for Diamond Resorts International (DRI). She is a ‘been there done that’ and ‘seen it all’ kind of ‘(old) girl next door’ person. She loves what a great company DRI is and such wonderful things are being done under the leadership of their ‘Undercover Boss’ star CEO – Steve Cloobeck. The list of wonderful things started (and didn’t end) with the CEO hand picking the granite countertops, cabinets, bath tubs, coffeemaker and every other thing available at their resorts. In short, Steve runs a tight ship and with the customer at his heart, ALWAYS.
The presentation went on until a little over 4:00 PM and of course, the numbers come at the very end of the presentation as $$$$$ is not that important when compared to the dream and luxury that only DRI has to offer in the form timeshares. The real hard push started after 4:25 PM when Ms. Suzanne started getting restless hearing us say ‘NO – we will not buy it right now’ as we have other priorities in life. We were courteous in saying that this is a big decision involving $33, 000++ and we need to discuss privately, take a few days and we are not ready to sign on the dotted line. It was really hard for Ms. Suzanne to imagine that we were letting go of a wonderful opportunity to buy her timeshare for a meager $33, 000++. Honestly, who wouldn’t want an opportunity like that? In the end, after 15 minutes of showing us many ‘economical’ alternatives, ultimatums of ‘now or never offers’ and our repeated NO responses – Ms. Suzanne started getting nasty and tried to cross the line of decency by asking ‘don’t love your wife’ and ‘doesn’t she deserve this’? That pushed me over the edge and made me ‘teach the old dog (hag) some new tricks’. Immediately after that, Ms. Suzanne got up and said – ‘Sorry, if you felt this was a high pressured sales talk but I just don’t want you to miss this opportunity’. It really sounded to me like - ‘PLEASE buy something, I haven’t sold anything in months’. Off she goes for a quick smoke break but only after sending the ‘corporate guy’ to our table.

Corporate guy starts the conversation by asking how everything went on and whether everyone was courteous! After spending 4 hours having our brains picked, he offers us one last chance at the dream for just $2, 200++ and offers ‘Platinum’ membership at airports / airlines. These so called ‘Platinum’ membership gets you a free companion tickets to anywhere in the world, deep discounts on airfare anywhere from 70 – 90%. When I ask him for a real world example of what he is claiming the benefits of Platinum membership, he has ‘other’ customers to attend to and has no time for this. I can try it after 14 days, when my membership is active – provided I buy it immediately. I thanked him and told him that I will not buy the watered down version of timeshare and ‘Platinum’ membership for $2, 200 if cannot see the benefits myself. There ends our less than 90 minute, absolutely no pressure timeshare pitch by DRI. Oh, we heard a couple of champagne bottles being popped open during our presentation and round of applause followed. After reading the reviews on DRI, I only hope that people who apparently ‘closed the deal’ are either paid actors / employees of DRI posing as customers.
Mr. Corporate was kind enough to take us through the ‘backdoor’ to get us the voucher for the chopper ride and refund our $25 deposit.
Last but not the least, the freebie that we got for the helicopter ride was supposed to be 12 minute long. Apparently, for anyone that is being sent by DRI – ride is a magical full 3 minute one!
Be your own judge, is this worth it? While on your vacation, spend 5 – 6 hours for a 3 minute chopper ride?

I'm interested in being part of a class action as well. Total nightmare and the sales people lie straight to your face to make the sale. Then to make the slap in the face even worse you can now rent a week in Orlando at "our" complex for $400. I'm paying $1600 in maintenance fees alone to use that same week. Total ###. Add in the $20K I paid in principal and interest and the fact that the deeded property has NO value and it only gets better. We totally agree with all of you, we was down to Florida last year, and we was talk in to renewing our time share under Diamond resort because tempus was no longer with our resort . I just know that I need a good Lawyer to look into all of this, something not right but we will get to the bottom of it all TRUST .

I totally agree with all of you. I own two timeshares in Florida. Besides high maintenance fees we are being assessed special assessment fees not for maintenance but to help pay legal fees. Our resort decided to change management from Diamond Resorts to another and they are being sued. Does this sound like fraudulent expense and we are being forced to pay it. I have tried giving them back, they don't want them. Charity refuses them and we can't sell them. We are forced to keep paying whatever our risk our credit rating. Anyone have any ideas?

We also have been taken advantage of by Diamond Resorts. Our fees are not up to 2600.00. They keep going up by enormous amounts yet the resorts that we visit are not being updated. They just keep buying more resorts and not taking care of what they already have. Try and get any answers is like trying to talk to the President! The people that care about their reputations and struggle to pay these enormous bills are paying for the people who just "let them go". We have tried to sell at least some of our points but can't even give them away. The best we found was a company that wanted us to PAY them 7, 000.00 to take it ! What the h...

Diamond Resorts maintenance fees

Ever since I bought my timeshare at the Point in Kauai, Hawaii, the maintenance fees have continued to rise at a dramatic rate. What started at $900.00 is now over $1, 400.00 per year. Now on top of that, I just received a notice in the mail that I will have to paid a special water assessment fee and the first payment of $2, 000.00 is due on January 1, 2012. They are just giving you 45 days notice to pay this? My husband went through open heart surgery two years ago and does not work very often and I am retired. When I explained this to the person on the phone, they told me that it was too bad and if we didn't pay, we would be taken to collections. We would be expected to pay late fees and legal fees in addition to the special water assessment fees if not paid on time. They also told me that I could NOT used my already paid for 2011 banked week with RCI, until all the water assessment money was paid. I am so frustrated with this timeshare management company right now. I asked if I could just sign the timeshare deed over to them and give it back, but that was not enough for them. They said no! They would file legal action if money is not received. We don't have the money to pay it.

Diamond Resorts maintenance fees and # of points

I own a timeshare with Diamond Resorts at Los Abrigados in Sedona Arizona. It used to be Premiere Vacation Club but they went bankrupt and Diamond Resorts purchased them. The maintenance fees have almost doubled, the point value given to me does not even cover 1 week a year at the level I purchased. Does not give any allowance for the passport weeks that were part of the agreement. Does anyone have suggestions on how to proceed?

Diamond Resorts misrepresentaion

They are all liars and scam artist! They sold me a 3000 point timeshare for 10, 000 and I can never book any dates that I'm available to travel. they said I was going to have an HOA of $800 every year and rarely goes up. I am now asked to pay 1, 404 for HOA for 2012. I am so angry and that I've been misrepresented and still paying for timeshare i had never use and seems like i won't be able to use it since I cannot book the dates I need.

Now they want us to pay this outrages HOA fee and said I will lose my timeshare if I don't pay the maintenance fee. In addition, my points will be expiring in Dec 2011 which I'm trying to book a timeshare but they don't have the available times that I need to travel. Please help me if you can. Diamond Resorts misrepresentation/ shaddy practices

I bought the timeshare a few years back. There were a number of things that i should have noticed as suspicious but did not take the time as i was rushed and pressured by the salesman. I bought the timeshare in Florida while at Disney vacationing with my family. There were a number of misrepresentaions made. the time share was presented as a real estate investment. They also presented it as a opportunity to make money. The salesman also presented some shady facts in the application process. They presented false info on the financial part of the application to make sure it went through. They also took the down payment adn gave it back in cash as a gift. The salesman suggested and performed all the steps. Some might say they are not responsible for the salesman but his boss knew about it too as he sit down and discussed it with us. I have names if needed. The yearly service fees were misrepresented and have increased numerous times since our purchase. This is all a scam as to how they trick people into buying under pressure as to it has to be right now to get the deal. It doesn't give you time to research the company and the facts. Once you are in it there seems to be no way of getting rid of the time share. I have no use for something that is taking money from me. In a usaual situation if you have something that you don't use that is draining money from you. You get rid of it. Not in this case. Seems that in a time when money is short and real estate has taken such a hit. How is the time share scam continuing to drain people. I want out of this time share mess. I have done nothing but pay for something that i have not used once. There are also better ways to vacation than timeshares, Is there any help out there?

I have had similar experience with Diamond Resorts (was SunTerra). We bought it based on sales pitch that turns out to not be true. We have tried to use it, but what we want is never available, and what is available (based on independent reviews) is not somewhere I feel comfortable staying.

I am willing to chalk this up to a learning experience and just walk away. Does anyone know what happens if you just stop paying the maintenance fee? I don't have a loan for the points. Does DRI have recourse further than taking back the points?

Diamond Resorts fraud/misrepresentation

Diamond Resorts International ("DRI") offered us a cheap 3 night stay at The Summit Resort in Sedona provided that we sit through a 90-minute sales presentation. We took the offer and attended the sales presentation on July 2nd, 2011. During this presentation, the DRI sales rep and his manager lied to us about the product they were selling. DRI also failed to properly disclose our rights to cancel.

During our sales presentation, the sales rep and his manager lied to us and misrepresented their product in the following ways:
We were told that our purchase would be an investment that would increase in value.
We were told that we would be able to rent our timeshare to cover our mortgage payment, so it did not matter if we had the money to pay.
We were told that we would be able to sell our timeshare membership for a profit since they were giving us such a good deal.
We were told that we had to purchase right there on the spot in order to get the same deal and that we would never be allowed to tour again.
We were told that we would have 30 days to cancel (within the escrow period), but we would lose our deposit.
We were told that our purchase of the timeshare would help us achieve our goal of buying a home in the next 5 years, even though the purchase would be done 100% on credit.

Additionally, our tour length exceeded the promised 90 minutes and instead lasted just under 4 hours.

Finally, the closing agent who was supposed to explain the contract to us failed to explain our right to cancel our contract. The closing agent did not explain or point out the 7 day rescission period and instead reiterated what the sales rep had told us regarding a 30 day escrow period in which we would be able to forfeit our deposit and cancel our contract.

I, too, was mislead by Diamond Resorts International when I purchased a timeshare at Sedona Summit in Az. The representative mislead me into thinking there was a resort in Albuquerque, NM. I have family there that I visit every year and was told there was a resort there. I found out otherwise. It's in Santa Fe. I was also told that I could trade my points in a hotel in Albuquerque. When I called Diamond Resort the person that I talked to didn’t know anything about this. I eventually found out by reading one of your booklets that I could stay at a hotel, but it would be in Jan. or Feb. Well, I don’t visit Albuquerque in the winter. I travel in the summer months. After the purchase I didn’t realize that I had 5 days in which to opt out of the contract. I recently found out when I went to another presentation at the Marriott in San Ramon a couple of months ago for a Diamond Resort update. Their 90 minute presentation ended up wasting 3-4 hours of my time on two occasions.

Be aware that Mr Cloobeck gave over 250000.00 dollars of our mainence mone to the Democratic party to support Mr. Obama. He was rewarded wit a singular presedntial honor at a banquet and has been allowed to show Mr. Obama in his in room presentation on channel 3. This is totally ethecially and legally wrong, Some of my African American Friends bought points bassed on sales people saying that Mr. Obama endorses Diamond Internationa Resort and now realized they have been scamed by this by both of these self enobled men. What can one say or do except to stay away and keep their elderly parent from Mr Cloobecks sales operation especially in Las Vegas/The Knower

CANCEL NOW while you still have a chance, use expedia or travelocity or other online Travel DEALS to book your vacations you can get the same vacation (or better) without paying 10's of thousands of dollars upfront (how many great vacations can you do for the 20 or 30 grand these DRI thugs want upfront, plus every year you could get a big surprise like the folks in the Hawaii collection).

If you really do the math it does not add up to have the crooks at Diamond Resorts Dictate your vacation needs.

My wife and I just purchased 4000pts with DRI. We got 4000bonus pts for signing, but must be used in our 1st yr. We still have time to cancel this agreement (we bought in FLA). Any Suggestions or Comments?

esoterrik1, your post sounds very familiar, one of the phrases I heard quite frequently was "equity" in some of my later visits to a Resort. I bought in when it was Sunterra and had great vacations at reasonable costs for many years. Until the last few years, my points were worth enough to almost pay for the maintenance fees if I wanted to exercise that option. Now my points are basically worthless towards maintenance fees, I haven't been able to take a vacation in a couple of years and like you, one of their biggest selling points of discussion has always been, I can pay for my "Investment" by "renting out" my timeshare. HA ! Used car salesmen ! Crooks !

you are right about doing due diligence, but this is why they make their offer ONLY AVAILABLE during your 90 minute hostage negotiation/presentation.

The whole Time Share 90 minute SALES SCAM is a well orchestrated and well rehearsed method of monetary extraction from weary travelers that are just wanting to relax, so there guard is down. You or I may see less than a handful of these presentations, but the sales people do 2 or 3 a day so they learn to read the MARK (you and I) and know just how to MANIPULATE them to part with their money. The more WE the Diamond Resorts Hostages spread the word It is our hope we can save some folks from the EXTORTION/RANSOM tactics being perpetrated by Diamond Resorts International complaints. (IMO)

I truly believe this company has used every means available to them to Legally STEAL as much money as they can from each and every member to the fullest extent available to this GREEDY and CORRUPT business practices of Diamond Resorts International complaints.

Case in point is Diamond Resorts International's complaints from the Hawaii collection, People were being sold inventory as recently as July on one of the posts without any legal disclosure or certainly not a clear disclosure of WHAT Diamond Resorts International KNEW were huge financial obligations that they were going ### all members. This is not only unethical I believe they may have crossed a few legal boundaries as well, but I am no lawyer. I said it a year ago when I first started going public with my opinion of the action of Diamond Resort Internationals Complaints Their GREED and CORRUPT behavior will be their downfall.

Stand Strong and Join one or more of the protest groups beginning to make a difference. And do not let these DRI SPIN DOCTORS take your conversations offline. This too is a tactic to silence we the hostages.

If anyone needs to really understand how Diamond operates ask a victim of ownership in the Hawaain Collection now that they have been handed a $69 million dollar repair bill for damage done years ago. As an owner I can only emphasis to potential buyers that they need to do proper diligence in researching Diamond International and their business practices.

Why shouldn't essoterk1 be able to discuss the QUALITY of Diamond Resorts Internationals Complaints on a PUBLIC FORUM. I know it is your job to try and take this BAD PUBLICITY OFFLINE, but I think the PUBLIC NEEDS to KNOW what is Really going on in the Time Share POINTS SYSTEMS and especially as it relates to a company as notoriously GREEDY as Diamond Resorts International Complaints.

Real sorry you were sucked in by these (In my Opinion) high pressured sales tactics used by Diamond Resorts International (DRI) Its good to see DRI is working on damage control again this year. I guess we get Tony Kowal, probably a nice enough fellow, but he has been tasked with keeping quite all the dirty little secrets about Diamond Resorts International. Like the fraud perpetrated at their scripted and rehearsed 90 minute sales presentations.

There are several groups very out spoken on the subject and we would love to have you join us as another UNSATISFIED Diamond Resorts International Magic Mystery Points Scam. Diamond Resorts has been FLEECING their members/vacation owners for nearly 5 years it started shortly after they purchased the nearly bankrupt Sunnterror Group and there points system meltdown (for $700, 000, 000 of our Special Assessment fees) .
