A cheating / fraud conveyancing company called ''Conveyancing Melbourne Victoria'' with their website ''www.conveyancingmelbourne.net.au''. They are web based and do not have a physical base. I got trapped with their online Ad saying that the fixed price of $ 440.00 for a conveyancing job. Finally they cheated me and finally took out $ 1847.00 all up for a simple and straight forward conveyaning job for buying a house in Melbourne again that to from my mortgage money from ANZ bank as they had the pre-authorization from me. Following was the response from that guy called John Clarke, the conveyancer- ''Yes, $440 all up. Inclusive of GST. All inclusive as per our web site details. Naturally we again confirm this in writing to you with our first lot of paperwork. Nothing hidden, all open and in writing, so no confusion.'' So that was not the case, complete rip off!! A day light robbery!! Even the tax invoice was given after 4 weeks and completely falsified. The ConveyMelbourne Vic managed to do all that in such a way that I could not even guess where my $ 1847.00 went from my mortgage money. This is happening in a developed city like Melbourne, Australia. I am still waiting to hear from the consumer court Australia for an answer.
So guys if you or your friends are looking for any conveyancing job in Melbourne watch out for this company in the net ''www.conveyancingmelbourne.net.au'', his name is John Clarke in the Werribee area. Go for someone who you know or with a reputed company. Or else you would suffer like what I have gone through. With all sincererity if I can prevent one person from getting trapped with this fraud company, I would be very happy. So, do not get trapped with this cheating 'conveyancingmelbourne.net.au' company with the false promises to lure costumers.

    This client is an absolute liar. All details were put in writting, the client wanted a arm full of additional work done BEYOND the quote, authorited same, and then complained that he was charged it. Go figure. Then he threatened to put a bad review on if he wansn't given a discount! Some people expect everything for free, I bet he wouldn' expect to work 20 hours and only get paid for 5. Regards Management

    @Conveyancing Vic All clients are liar except John Clarke who is getting a number of complaints from his previous clients. Anyone interested to know about his services can also check his complaints on a product review website and social media. He is an absolute crook.

    This conveyancing company is an online company with no actual address and is called conveyancing vic. The conveyancer's name is john clarke from werribee. PoBox 1258 werribee 3030 is all you can find on their contact page. They Say they charge a fixed $440 gst inclusive. Then Before the settlement they asked to pay $250 up front and send me some very confusing legal document to sign which I didn't quite understand so I rang back and asked questions and told him straight out that I only wanted a basic and straight out service whithin the $440 charge which he agreed and told me that if I don't want I don't have to pay any of the other additional charges listed with that document. And he told me that the signed document can only be posted back. Now I think back that he was a smart Criminal because then he can't get caught without writing in paper. So I now know how to hunt him down if only someone can work with me. Please help prevent other people make the same mistakes as I did.

    Then after the settlent I was charged with $1001 in total. Till today I still haven't received disbursement statement from him or his associates. He refused to return my original "contact of sale" by saying by law he needs to keep the contract for 7 years. What a criminal! I can't believe this actually happened in a country like Australia. Where is the justice!!!
    How can a criminal like him be allowed to work as a Conveyancer where people give 100% of their trust to them!!!

    After the settlement I was charged $1001 in total not $440 as in the online Ad, Till today I still haven't received the disbursement statement from him. He even refused my request to send me back the original contract of sale. He said by law he has to keep the contract of sale for 7 years. What a joke! How can a person like him be even allowed to with in legal industry? HOw can this be happening in a country like Australia? Where is the justice????????

    I would not be at all surprised if it was John Clarke's brother Ashley Clarke who's company has done our conveyancing. Low Cost Conveyancing also based in the Werribee area, also quoted a fixed price, also charged a lot more... and also hasn't provided an invoice or the 'pre final letter' (with the breakdown of all costs involved with the settlement). it is now more than a week after settlement, and we don't know where all our money has gone, the figures don't ad up. Every time I call, I either get a machine, or can't get through to the converancer. The frustrating thing for us is we have used the company before several times with no problems. However, Low Cost Conveyancing was then owned by Anthony someone. Their web address is http://convey.com.au definitely could not recommend Low Cost Conveyancing to anyone!

    Same, quoted $440 for a low value land purchase, appears we got charged $990, no statement of costs, no further contact and failed to instruct my bank on what cheques were required so my bank had to postpone and the other party's conveyancer had to act on his behalf in order to settle, total trauma, the other party in my settlement even advised me to pursue this as they felt he was disgraceful

    I was cheated by the same Conveyancer called John Clarke.
    The worst customer service. They made the mistake, and they charged you an additional fee to fix it. Even with all the information on hands, on settlement date they don't have everything ready and try to delay settlement and charge additional cost for that.

    After settlement you can't never contact them again, since they don't reply your email or calls and never send you the Settlement Statement.

    Dealing with Low Co$t Pty Ltd trading as Conveyancing Melbourne Victoria c/of POBOX 1258, Werribee 3030 has been an awful experience. ACN: 129 490 553 ABN: 27129490553 registered office Suite 2, 263 Heaths Road, WERRIBEE VIC 3030 director ASHLEY "JOHN" CLARKE website http://www.conveyancingmelbourne.net.au/ has been a very unpleasant experience. Yes $440 is the bait price. "John" does not know how to communicate with customers or in my opinion having dealt with him, he also does not know how to work effectively as a conveyancer. He has a arrogant attitude, tries very hard not to disclose his identify. AVOID ASHLEY JOHN CLARKE, his business Low Co$t Pty Ltd trading as Conveyancing Melbourne Victoria and use a reputable conveyancer.

    I agree ... this guy is a disgrace to the Conveyancing profession . Unfortunately there are Conveyancers in Melbourne advertising "low Costs " or "Budget" Services, when in fact there is no such thing. If a Conveyancer advertises an all inclusive fee of less than approx $800 - dont go there ! The average you should pay is $1, 000 for your general Conveyancing transaction. They use this type of advertising just to lure you in. What I don't understand is ... why would you look for the cheapest Conveyancer? You have just made the biggest financial investment of your life, why risk not having the finalization done properly ? Cheap is Cheap and you only get what you pay for. You pay peanuts ... you get peanuts and get ripped off in the process.

    I had the unfortunate experience of dealing with John Clarke in January 2014 when buying my present house. Not only was he dishonest but he verbally abused me many times which was totally unwarranted .
    I ended up having to pay an enormous amount as he held up settlement twice against my wishes.
    PLEASE DO NOT USE THIS COMPANY OR HAVE ANYTHING TO DO WITH JOHN CLARKE. !

    I too have also been scammed by these people.

    Got told in writing that their fees were $450 all up no extras, and upon settlement got a bill for $1250!! They even charged me $250 for postage and paperwork. What a scam.

    I asked for a settlement extension request of which they ended up never doing.

    I made an official complaint to the conveyancers board of Australia or Victoria and they said they had received many complaints about them. and yes its a PO BOX in werribee and the are two people with the same surname who are apparently brothers or the same person. After my complaint was lodged they refused to respond via the board.

    A TOTAL SCAMMING service. DO NOT USE, I urge anyone to spread the word

    I know where your money has gone, its being used to buy personal items for himself. I recently received two boxed items which I only sent payment for one and the ebay seller said one of them belonged to an Ashley Clarke and wanted me to send him the other box. I was confused by what he had said, I don't know this man neither have I been in partnership with him. I also thought it was odd for an ebay seller to send me an item that isn't mine then ask me to send it to this Ashley Clarke who by the way has the exact same postal address displayed on this site. Hope this helps in someway. Id be happy to provide evidence.

    DO NOT USE THIS CONVEYANCING FIRM!!! My interstate client appointed these rogues to begin conveyancing on a property he was selling in Victoria. We were initially provided a soft copy of the Vendor's Statement via email. We then requested the company to provide our office three hard copies by post at their convenience, not an unusual request as most solicitors/conveyancers provide this service. Next thing I know, I receive an email from by client informing me that the company had contacted him to advise that if they had to print out three copies of the Vendor's Statement and post it to the agent, there would be an additional charge of $200!!
    You've got to be kidding me! $200 for 90cents worth of paper, 50 cents worth of toner, $4.00 in postal charges and 15 minutes, if that, of labour - for a service that should be included in their fees and charges. Unbelievable. In my ten years as an agent, I've never heard of such a nonsense. What a scam. Time for these guys to be struck off the register.

    Ashley John Clarke is one and the same person!! Also goes by the name of Anthony. Absolute mongrel of a bloke. Runs a lot of online companies so that he may scam as he pleases. You may find him at heaths road Werribee. The BMW is his. Good day sir.

    Thanks everyone. I just called John Clarke and obtained a quote after seeing the online ad. He assured me the absolute maximum price I would incur for a Section 32 and Contract of Sale to sell my property would be $605. After reading all your comments I will not use this company. Thanks again everyone - you have all saved me a potentially massive headache!
