Aida National Franchises aida langebaan - lee neumann, unlawful withholding of security deposit

On the date of 30 June 2017 an ingoing property inspection was done at 31 Asteria street, Langebaan, by myself and Aida Langebaan. As per legal standards, all pages of this ingoing inspection contract was initialled by myself after completing said physical inspection together with Aida Langebaan representative, Erika Van Der Merwe. I then verified the details of the contract by signing the last page in full.

On the date of 01 June 2018 an outgoing property inspection was done at 31 Asteria street, Langebaan, by myself and Aida Langebaan (Erika Van Der Merwe). Also present at this inspection, and a witness to all that transpired, was Henrietta Van Niekerk and ‘Chris' (Erika V.D. Merwe's husband). The outgoing inspection was done using the ingoing inspection contract as this contract made provision for ingoing and outgoing comments and details. As per the legal standards, I again initialled all the pages of the contract and verified all new details and comments before signing the last page in full. No remarks were added, in our presence by Erika, which I had to initial.

Aida Langebaan is refusing to repay my security deposit for 31 Asteria street. After failing to negotiate with Aida for the repayment of my deposit, I consulted with a lawyer. Aida emailed a copy of the inspection contract to my lawyer. I noticed that there were discrepancies on the contract sent by Aida:
A) the contract sent by Aida did not have my initials on any of the pages.
B) I noted additional comments/faults/discrepancies that were not noted during the physical outgoing inspection, which was done by all parties present.

While doing the outgoing inspection, it was noted by all parties present, that due to the roof leaking, there was water damage to various walls in the house. The leaking roof and water damage to the doors were mentioned by Aida in the ingoing inspection and various communications with Aida. Besides the leaking roof, various doors and windows did not seal properly and caused water damage. Aida sent contractors to try and fix some of these leaking doors and windows. Unfortunately, this was not successful and some of the doors and windows were still a problem. They never tried to seal or repair the leaking roof, thus during and after every rain, the water flowed down the inside of the walls, causing damage to wall paint, windows, skirtings, carpets and our furniture.

At the time of moving into 31 Asteria, we were told by Aida that they had kept some of the previous tenants' deposit to amongst other things, replace the carpets, paint the walls and fix the blinds. This was never done. We do have photographs of the house prior to our move into the house and after our move from the house. Prior to our move into the house, Aida did not have the house cleaned, I had to hire 2 ladies who worked for 3 days, to clean the house before I could move in. During this cleaning process, Erika inspected the house and instructed me NOT to have the walls washed as they needed to be repainted as the walls were painted with and inferior quality paint which caused the actual paint to come off the walls when you wash them. After I moved out of the house, I made use of Universal Cleaners to clean the house. The walls were not washed, as per the original instructions from Aida.

I am not an expert in handwriting, but when I look at the inspection contract sent by Aida, there seems to be different hand writings on the various pages. I believe that the contract that was sent to my lawyer is not the same contract as stated in paragraphs 3 and 4 as this contract does not have my initials on each page.

I believe that Aida Langebaan whose principal is Lee Neumann, are unjustly withholding my security deposit.

I have rent a house from AIDA Langebaan from 24 July 2017 till4 August 2017
House was returned in same condition as received I paid R22500 deposit and up till now I have not receive back my deposit

Hi, did you manage to get your deposit back? Do you have any contact details for Aida South Africa's CEO? I'm have the same problem with Aida Langebaan (Lee Neumann & Erika VD Merwe)

Aida National Franchises not keeping their word

i phoned them with regards to an ad they had on gumtree for a house they had available in boston bellville to rent. the lady took down my name and number when i phoned and said that she would get back to me with regards to viewing times and days. i phoned when the ad was posted for 17 minutes only! it shows on gumtree how long an ad has been there. so, when i phoned back a week later as i hadnt heard anything from them again they told me that the house has been taken. i mean really, i phoned when the ad was 17 min old and they let other people view it before me, not even giving me a decent chance. unfair business practise, i hope they get closed down
