21st Mortgage is pretending to still be in business via their website, but they lost their financial backer and have no money to lend. They are currently just working as bill collectors collecting on our loans. This company will not work with you on refinancing your loan or modifying your loan. They will not let you skip a payment if you are in financial...

21st Mortgage no cust. service

21st mortgage not only has our payment gone up every year because of home insurance that is included in the note (they told us it was the insurance companies fault, but we soon found out they owned the insurance company), they call our neighbors, family, and call at work even though they have been told not too, we are only a month behind and they will not work with us( I asked about the loan modification and they said they do not do that), they already sent us a default letter, I have had a lower paycheck b/c of work slowing down due to the economy, but they don't care. They have pretty much said everything on the phone they could without actually cusing me out. when we bought our mobile home we bought it from another comapny but before our fist payment was due they sold it to 21st. We can't even get a copy of the contract. I think they are trying to push us out of our home. You would think that at a time like this they would be helping people instead of trying to push them out of their homes. Is there anyone who can help me deal with this people, I think we need an attorney b/c our rights have definetly been violated just at the fact they were calling everyone who lives on our street.

21st mortgage is very wrong in what they are doing to people i have a friend whom' wife passed away and now cant afford to pay the mortgage because he no longer can depend on his wife's income since she is gone and now they refuse to do a load modification or work with him in any kind of way now they want to take his home because of this he has been paying his mortgage for over 15 yrs 21st Mortgage you people are CROOKS he cant afford a Lawyer he is 57 yrs old if anyone knows how he can get some help with this please let me know thanks

i am in total agreement in regard to 21st mortgage, they have bullied me on several occasions telling me me were going to be homeless. I was told as well to sell everthing we owned including my medical equipment to pay these sharks. I am disabled and my husband works but we lost my income back at the beginning of the year and things have been hard, 21st has harrassed us and screamed at me over the phone, i only moneygram them and all paymts are made within the grace period, they always change their stories and indimidate as a means to do business. If more of us together filed complaints and maybe sue them we could finally get somewhere with this company of sharks and ruthless people.

I am happy to know that im not alone, we never let our payment go to the next month. I was told years ago by them that if my payment went into the next month they would foreclose on us, we never let it go to the next month, in june our we were unable to pay our mortgage online because 21st block us out of our account so we had to send a moneygram. july we are still blocked out of our account, so my husband went to walmart to do a moneygram 21st has blocked us from that, when they put in the information the computer said our account number was invalid my husband called me to make sure he had the right account, which he did so we had to do a moneyorder. IS THIS LEGAL

I wholeheartedley agree with you! Just this morning, we had yet another example of their "working with us"! It would appear that working with their customers means that we take continuous harrassment until they get their money! Even little kids are not exempt from their bullying! When we tried to explain this to Brad's supervisor; my wife was called a liar and was told "he wouldn't do that". I understand that they're running a business and rely on the payments; however this is a tough time throughout the whole country! So, 21st, how do you "work with your customers"? Bullying phone calls without end, threats, endless letters with dates you don't honor, telling little kids that they're going to live in cardboard boxes, oh and the ever popular "we don't offer deferments"? Most times, people just need a little time to get back on their feet. Allowing a deferrment of a month or two doesn't hurt the bottom line; you still get paid! How about offering to lower the payments in exchange for a longer term? Nope! 21st Mortgage is a company of liars and extortionists! Plain and simple. They are no better than loan sharks who get a kick out of hurting other people's lives! As a company, they are a joke! As human beings, they are even more pitiful!

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Or maybe your a victim of this company who is being forced to feed us this crap in order to keep a roof over YOUR head. If that is indeed the case, please do tell and redeem yourself here and now. Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! I bought my mobile home through 21 mortgage in 2006 and its been pure hell ever since! I had weather damage and their insurance company refused to pay. I called every day until the did pay less than half of what the work cost. The insurance company, by the way, owned by 21 mortgage, made the check payable to myself & 21 mortgage! they say; sign the check and send it to them well, I signed the check and wrote; "payable to principal only." sent a notified letter stating; apply to mortgage! this in fact, paid my mortgage up 5 months ahead and there was nothing they could do about it!
Sometimes, you have to use logic when dealing with shady companies like 21 mortgage.

i agree 21st mortgage is a bad mortgage comp and will refuse to wark with you in hard times stay away from this mortgage company thay are crap.

The FBI has established a Mortgage Fraud Task Force. If you feel you have evidence of fraud against 21st Mortgage Corporation please contact the nearest FBI office. An intake specialist will take your complaint. It is then forwarded to the investigatos with the Mortgage Fraud Task Force. From there, they review your complaint and determine if fraud or predatory lending occured and will iniate a case, if so. Even if your home has alraedy been foreclosed upon, it is not too late.

It is imperative that these crooks are stopped and we need to use all available means possible to put a stop to 21st Mortgage Corporations fraudulalant activity. Roland I too am in the same bind as you my contract was sold to them and the constant harassment is unreal I finally got them to quit calling me I told them I would no longer speak over the phone all conversations would be by email or letter or fax. I told them I wanting everything in writing because I could not take a phone conversation to court haven't heard from them since, COWARDS EVERYTHING THEY DO HAS TO BE UNTRACABLE SO THEY COME OUT SMELLING LIKE A ROSE WHEN THEY ARE JUST PLAIN ###...

21st lies through their teeth. My pay was cut in half. So we talked to them about a loan modification. Upon talking to them they said that they would work with us. We went with a company to help us do the modification. At that time the loan modification company was told that they (21st) would work with them on it. 12 days later they sent papers to their attorney to start forclosure. All the while telling us that they has assigned someone to look over everything. and everything looked good. And then just out of the blue and left field they (21st) got really uglie and rude to the loan modification company and would not talk with them anymore. my wife and myself has been verbally abused by 21st over the phone. Had tehm show up at our home saying we didn't live here anymore. We've been told by 21st to sell everything we own and even to not pay the power and water bill to make the payment to them. And why is that when I go to make a payment and give 21st the info for the money gram over the phone. I wind up having to talk to 6 or 7 different reps. 21st Mortgage is nothing but bald face liers.

21st Mortgage loan closing

I went to a resale/repo/refurbished lot to buy a home. 2006 clayton bought in May 2008. All payments are ACH debited 2x/month (until now), so they haven't been late (of course, I haven't checked by credit report so who knows :) Anyway, upon getting the paperwork together (state of Missouri, i live in OKLA) we went in to sign the paperwork. I was told specifically, "Your house will be paid off in 8 years by opting the ACH debit plan rather than 15 years, with a monthly payment." I am fairly cautious (although home loans is/was brand new to me), so I had her repeat this info to reassure me a couple of times. Then, we started signing the paperwork. I get to the payment page, and there are two papers. One for monthly, one for bi-monthly (or biweekly, sorry that always confuses me). Anyway she had me sign both. When we got to the 2x month payment page, I did the math in my hea and said this reflects a 15year mortgage not an 8 year. She said (and yes, I quote this), "it would take too long to reorder the paperwork, have it sent, and reschedule you to come back. Everything will be reflected correctly at their end though, and your house will be paid off in 8 years." I (like an idiot) said okay and signed. Last thing, a few pages later there is a discreet page that says no verbal agreements are subject to blah blah blah null and void, and basically, really don't matter. So that conversation, to the law, as far as I know, never happened. ANYONE ELSE IN THE SAME PREDICAMENT? Know of anything that can be done?

When I asked the escrow person and the Realtor, if $158k in interest is legal on a $130k house, they said, just pay it off as quick as you can in double payments. Well, that works out to about $2, 200 a month. Can't do that on Unemployment.
We've been scammed brother.. These people are the DREGS. The "REALTOR" is not EVEN A REALTOR> she's a MOBILE HOME DEALER and they follow different rules. Same deal with CLAYTON HOMES et. al.

This "BUSINESS" is the BIGGEST SCAM next to HEDGE FUNDS and 401k's...

Go to a bankruptcy attorney and file a chapter 13 if you are working. PROTECT YOURSELF>

I'm sick of THE AMERICAN PEOPLE being taken a for ride by these [censor]. AND, anyone that tells you different, is a CORPORATE SHILL.

PROTECT YOURSELF LIKE THEY DO.

This Is for Laura who posted on 4/3/2009: I don't know what state you live in, but I live in OKLA. I used to work in the loan business, and it is illegal for a company, collecting on ANYTHING to contact you at your job when you have expressed verbal +/or written objection to it. SUGGESTION: Write up a letter stating that you do not wish to be contacted at...

21st Mortgage unsolicited phone calls

Since I have been with this company it keeps sinking to lower and lower levels and is breaking certain laws. Not only do they call me all hours of the night (well past 9:00 PM) but they are also contacting my neighbors and telling them all my personal in depth information. When I or my ex-husband make payment plans with them they keep call regardless. No matter if I am making the payments on time or not they call. I don't even have to be late on a payment and they are calling harassing me for payment. I have been hung up on repeatedly when just asking to speak with a supervisor and my account manager is so rude he even yells at me. This is not a company I would want to see anyone doing business with. I have contacted the attorney general to get this issue resolved but to this date have not had any satisfaction from this very unprofessional company.

We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. The FBI has established a Mortgage Fraud Task Force. If you feel you have evidence of fraud against 21st Mortgage Corporation please contact the nearest FBI office. An intake specialist will take your complaint. It is then forwarded to the investigatos with the Mortgage Fraud Task Force. From there, they review your complaint and determine if fraud or predatory lending occured and will iniate a case, if so. Even if your home has alraedy been foreclosed upon, it is not too late.

21st Mortgage awful experience

Our home is financed through 21st Mortgage Corp. Instead of using their insurance, we are paying through another company for better coverage at better rates. We are set up with four payments per year by our insurance company and have never been late or had our coverage canceled.

Yet, every four months, we receive a letter from 21st Mortgage stating that they have no insurance information and that we have to provide that information within 15 days of the date of the letter. This gets to be a hassle because I have to call our local agent to have them fax something over to 21st Mortgage who in return take up to 72 hours to post the information on our account! That is, if they can even get it right!

Just last month, even after confirming with 21st Mortgage that they received the fax from our insurance carrier, they tacked on 'their' insurance premium to our payment which took a month to get corrected in the system. They have even went so far as to post our information to another account holder last year which caused one big headache. Each time they have made a mistake, they refused to admit it!

21st Mortgage this company lies to you!!

This is a company that harass and call all the time even when they know when you'r going to call a payment in, i think they do it so it looks like we don't care and arent doing what we are suppose to. They are always threaten to take our home away and the most we'v ever been behind is 3 months, and that just happen at the end of this past year 2008! We recently went through some rough time, the last 3 months oct, nov, and dec of 2008, well i kept them informed all of those months on what was going on w / us, then come dec of 2008 i spoke to them like i had always did and they told me if they saw we were trying to make payments that they would make a payment for us! Oh by they way my husband herd this phone call as well. Well i got in w / some company's before the end of the month, and found one to help me, they paid the amont that 21st morgage said we had to pay, but they day of them knowing they were going to get this payment they changed they story, now the money had to be in by the 30th of dec 2008 or they didn't have to make a payment for us! They know they have went through this agency before and knew they wouldn't get their payment in time, that really bothered me because i did my part and they just right out lied so they could get out of doing their part! Now 2 weeks later after they have recieved their mony they have serverd us another default later saying they need almost 5oo. 00 by or before the end of the month jan 2009, they know we can't do it and they still just threten to take our only home from us! I know we owe them and we are trying to get caught up, but no matter how much i talk to them they don't offer eny help to us they just keep harassing us! I whis somehow we could get out from under these lieing harassing company. Who knows they might have us out of our home this year by working the way they do! I hope someone out there reads this and helps! Thank you for you'r time!

I have a mortgage with these people. I have had it for just about 2 years. Never had a problem with them. Of course, I have never been late with a payment. I don't know what you people expect. You promise to pay by a certain date. You have around 2 weeks grace period, and expect more. If you CAN NOT afford the loan, don't sign the paperwork. They gave you a chance to get a mortgage and rebuild your credit, and you blame them when you continue to do the same irresponsible things you have always done.

I bought a used mobile home four years ago. Since I had been thru a divorce my credit was in terrible shape. I agreed to a 12.49% interest rate with the understanding that after making my payments on time for one year 21st mortgage would allow me to refinance the note at a lower interest rate.
After one year went by, I called them and was told that the salesman had "misinformed me" & that I needed to wait for two years before refinancing.
I then contacted them after two years and was told that yes, they would refinance the loan at 9% but only if I would pay at $2, 000 down on the note.
At that time I didn't have the money to pay down. (I would have if I had known that I would be needing it) Now, after paying on the note for almost four (4) years, I have contacted them again to refinance.
They now tell me that since I have "bad credit" (which I had when they first financed my home) I now needed to pay $14, 000+ down and then they would only give me an 11% rate on my refinance. What a bunch of thieves. Since purchasing my "used" mobile home I have had to replace the roof,
replace the central air unit, I have had multiple plumbing leaks and on & on. 21st mortgage has shown that their primary interest is to "rent" mobile homes without being responsible for property taxes or maintenance. Once they get you signed up they have you by the balls and they know it.
The only way out for me at this time is to continue "renting" my mobile home from them until I can find another place to live. Which I will.

I have had a mortgage with 21st Mortgage since 2007. Thankfully I have never had any problems like the ones I have been reading about. I have been late with my payments and they have always been understanding and did what they could to help me out. The only thing I don't like is when I first took the mortgage out back in 2007 they told me after I made a year's worth of payments on time I could remortgage my house at a lower interest rate. That never happened and to this day they will not help me with it. All in all I find the people who work there to be very understanding and pleasant. I really can't say anything bad about this company.

21st Mortgage are liars, with two or more sets of books. I have been told this on numerous occasions when I have called to inquire about my loan balance, and how many payments are left. They tell you that they have two screens to look at, on the first screen, the amount owed, and number of payments left are bloated by more than 50 extra payments owed, the second screen shows the actual amount, and number of payments owed. I don't know if they are a publically traded corporation or not, but, would think the SEC would be interested to look at their books, and accounting practices. Their accounting department can not make sense of the numbers, and when you make a complaint to your states auditor 21st will retaliate against you, they will hide your payments, they will charge extra money, they will threaten you in any way possible. This company is corrupt and have mastered the art of accounting. They put their customers on the defense if they have a question, and pass you from department to department, where no one knows what is going on. I have on many occasions recorded these phone calls for later on down the line, and I do believe it will come in handy. I for one will not back down, and it will come when they least expect it to come from me. It will come when all payments are completed, and nothing is due. It will be impossible for this company to retaliate. That is when the tables turn. I suggest whenever calling this company everyone does like I do, and record the conversations, make them state their name, position, and the date and time in each call. When customers are paid in full is when they should file suit against them.

I just called and asked for a deferment till next month, . I don't figure that would be to much I told them that my fiancee had been hospitalized and on top of that my son has had to go to childrens hospital (3 hours away) 3 times this month so I had to miss work, they told me they weren't in the business of giving deferments and they expected their money by the 25th I asked what of I just didn't pay they told me they would bring my loan up on review to see about a repo, . I've had this home over a year and never missed a payment I told them if I paid them this month of have nothing left for the electricity bill and groceries. They gave 0 tosses, . I guess they can just bring my loan under review cause I'm not paying, . And I'm so glad I got my new job starting in January cause I'm gonna let them have this back my credit is good enough I can take an L and I'll go somewhere else with my business

I was late on July 15, 2012 payment, called it in and everything. August 1, 2012 I called and said that July and August payment is in the bank, my payments are taken out my account every 15 of the month, I checked my account August 20, 2012 and all the money was still in the bank. I called again and left messages that the money is there and take it out. August 24, 2012 I get a letter about repo. I have my bank statment that shows they never even tried to withdraw August payment even though I was late on July payment.

Don't tell me anything about this company. They wouldn't give us a modification and we had to file bankruptcy since they raised our payment $300. Then after we filed they still tried to take our home since we haven't paid our taxes or made any payments. I went right on their website and was able to view every payment that I made to them since we filed and here they were saying that our payment was 1458. How could it be 1458 when our regular payment was always 920. Their attorney wouldn't call my attorney back nor did 21st. My taxes were always in with our ins. When my attorney finally was able to get ahold of their attorney, they researched it and my taxes should have been paid by 21st and they are not sure why my payment would of went up so high. Can't wait till I have a change to unload this company.

Most of the comments I have read have been because you people are late. In some cases seriously late. Those of you who are 3 months late; do you realize they could file foreclosure with you? You should be thankful they are even willing to work with you. Yes times are hard, but you still have a commitment! I was having no problem paying my monthly payments until my husband passed away. Before my payment was due, I would call them and tell them I would be a few days late. They were polite and understanding. It took me almost a year to catch up to where my payments are now either on time or early. But during that year I kept communications open, and when I promised a payment they got it. BECOME RESPONSIBLE FOLKS!

21st Mortgage harassment

They harass me every month. I went through a banruptcy and stated a new payment plan on feb 28 2008. my first payment on that day was for my march payment, I have made payments before the due date every since then, every month they call and threaten me with eviction, last month my mom was on the operating table having BRAIN SURGERY and 21st mortgage started the phone harassment, I explained to them where I was and that it is an on going dispute and they did not care they called back several times that night and a one point told me to be out by the weekend that thhey were sending someone to repo my house. they are the worst company I have ever dealt with by far, I can't wait to have a day in court with them, I just don't know how to go about getting them into court.

we [husband &I] took out a loan with them in nov.2007 we asked if there was a penalty to pay off early we were told no [our loan is for 9+% and we are trying to lower our interest rate as we no longer can afford these payments of over $823 not counting taxes and insurance. plus they never send us any paper work except at tax time when they sent us our interest [which was over $7000] On this tax paper we find out we are stuck with a pre-paid interest of over $2000 this was never mentioned when we took out the loan. i know we were stupid for taking a loan with this kind of payment but our financial situation was better until everything in this country went down EXCEPT our interest rate THE PRE-PAID INTEREST really makes me angry because they didn't disclose this info to us and we have had 3 other home loans and quite a few car loans and we haver never, never ever had this happen before. and we have tried but they won't even talk to us about a lower interest rate until 1/1010.
to OUR FAMILY AND FRIENDS THEY have never heard of such a practice.Although this should make no difference this is a second home

I have fallen behind also, & I've been with them for 3 years now. They have been actually calling my husband at work constantly & his boss sent him home one day because of the harrasing calls! Now how is that going to help them get their money? I put in for a modification & they said they don't do them period! I am still fighting them on it! But I think I will tyr & sue for the phone calls at work. You tell them NOT to call work & their NOT supposed to. My husband's boss said he will write a letter for us saying they harass him at work. If you EVER find out that your loan is going to be with 21st, back out & RUN!

If my mortgage is even a day behind 21st Mortgage starts their telephone calls. Some times as many as 6 0r 7 times daily, allowing the phone to ring as 20 or more times. If no one answers their calls. They start finding names and numbers of my relatives and neighbors. They then call these people and preceed to tell them my personal bussiness. 21st Mortgage is horrible and driving me crazy!

These people are disgusting! Recently, they bought the loans of the company with whom I had a second mortgage on my house. There is an offer in to buy the house, and they are now the second lien-holder. They are making little to no attempt to resolve the issue in a reasonable manner, have, by their own admission, no experience with short-sales and have been personally insulting to me on the phone. I'm sorry that they are making every one else so miserable also.
If they are going to buy short sale properties, then why doesn't someone make an effort to give them short sale training at least so that they would be operating within the realm of reality as to what is possible and reasonable? It's almost as though they want you to re-default on your loan!

I agree with you totally. I had 2 payments due in december, cause i was late for nov payment, then i missed januarys payment and they called last friday and i told them i would make the payment for jan amd feb this friday and they have called me twice since then. Isn't there something legal we can get done with them, if it was anybody else they wouldn't call, like a bank or other mortgage company. Thjis is BS and it has to stop! I am also with 21st mortgage since 4/08 and missed 2 payments, made 2 payments in dec, and then missed one in january.So i owe just january, they sent to me a default letter and i told them i would send them the money by this friday, it was last friday when i spoke to them and they have called me twice this week to verify i am sending the payment for jan and feb.If this company isn't harrassing people, i don't know what is. What legally can we do about it, i even asked them to do a loan mod and they said they couldn't because it was a new loan. send me an email at yavonnerelyea@yahoo.com, i can't take it no more!

21st Mortgage awful company

21st. Mortgage and Palm Harbor are obviously in deceptive business practices. They mislead and connive in all of there business. I now am the proud owner of a home that is improperly placed on my lot, it has missing and faulty wiring, the support beams collapsed and floor sags all within the first few weeks and that is just the home. then 21st comes in and threatens, and harasses until you are in such duress you cant think straight. all the while their shoddy business practices they inform you are your problems.

In January of 2008, my husband and I entered into a private contract to purchase the home we are currently living in. We had spent a year paying off all our debt so we could buy a home. We are currently building our credit back up.

The woman we were purchasing the home from has missed or been late with her payments, prompting 21st Mortgage to contact the lot manager where the mobile home is located and myself. On [protected] Mortgage called my home and requested that my husband and I pay the October payment for this woman and in doing so this would show 21st Mortgage that we would be willing and able to assume this womans mortgage. I was very interested in doing this, as I was told we wouldn't have to go through a credit check, just come in and sign some papers, and the loan would be ours. (Kinda fell for it, wishful thinking) I told them I could have a payment for them on the 21st of Nov.

On the 21st of Nov., 9am on the dot they were calling for their payment. I made a payment over the phone. I asked for a receipt to be mailed to me to show proof of the payment. (Still waiting!

Two weeks later another phone call, wanting the Nov. payment. When I tried to explain that we had lot rent due and that I could pay in two weeks, things got ugly. Because I didn't hand over the payment right then and there, he got very snotty with me. I asked for proof in writing for a guarantee that if I made this payment we were going to be assuming this womans loan. He was unwilling to do that. He then told me if I didn't pay he was going to evict us from the home. When I asked for an address to mail a payment he refused to give me one. Long story short, I googled the company and found this site, not to mention their address. This company doesn't care who pays that payment as long as they get their money. After talking to an attny, what this company did is against the law. They are not allowed to discuss anyones loans with anyone other than the persons whos names are on them. Please be aware you do have right against these practices!

I agree that this co should be shut down, we have not experienced the disrespect except at the beginning of the loan process. My husband called 21st and questioned parts of the contract, the manager screamed and stated we were no longer approved, we received a letter verifying this a few days later. We should have walked away, but Ames Homes talked us into letting them handle the matter. Here we are 3 yrs later and every yr the payments keep rising, we had a fixed payment along with escrow for our insurance [ not theirs] and property taxes even though our property was not part of the loan, [chattel mortgage] so they keep raising due to escrow, taxes and insurance have not changed. I guess Warren Buffet needs more money since this is under Berkshire umbrella.

I have my mortgage with the same company, when me and my husband got our home. it costed us $59.000 dollar's we payed $22.500 down that was more than enough they put us in 12.25% bracket to our payment's is still $683.00 a month we are looking at a foreclosure anytime now it seem's like we will never get ahead dealing with the company they really don't care about your other need's, because one time back in 2006 my son got killed and i was late on my payment the bank called me and ask when could i make my payment. I said sir my son just go killed a few day"s ago he said I"m sorry about your lost, but when can you make a payment I know right then I'm in trouble, trying to get everything together i did'nt know if i was going or coming. it really took a lot for me to not tell this man where he could go. they just want their money, this bank should be investigated i know if i had to do it again it just would'nt happen.

I called 21st and requested our home be refinanced at a lower interest rate and they said my home was not elgible as Solitaire Homes in Oklahoma City, the dealer had an interest in our home. We were never told this at closing, ironically, Solitaire did the closing and they never told us that if the house was put on piers, it would not be eligible for FHA financing. 21st tried to get us to purchase a home owner insurance policy that was twice the amount of what we are paying for the same coverage. Then...they failed to make our insurance payment on time and the insurance company termed our policy! i called 21st and they paid it out of our escrow. Also...does anyone know if the escrow is suppose to be in a seperate account and 21st is suppose to let us know? Please contact me at awakening12@yahoo.com and please no SPAM! Thanks!

We have been with 21st since 2004. The honeymoon was great for the first couple of years. Then the list of financial issues you can't find in a horror fiction novel hit us. We started getting behind on payments trying to keep up with everything, including the skyrocketing cost of living. We began getting calls if we were two weeks late. They truly don't care, they just want their money now, regardless of your personal issues. At one point, we were about 3 months behind. They were calling my neighbors, my job and my wife's job. We both heard from co-workers about speaking with our mortgage company, because we were "behind on their mortgage and we are trying to locate" us. My parents have been called by them, her parents have been called by them, but best of all, they found my wife's ex mother in law who called us and said our mortgage company had better stop calling her, causing more trouble between her and her ex!

DO NOT try and tell me this is against any company policy! I have one set of neighbors, my wife's ex mother in law, and one of my wife's former employees who have told us they will say in court what these people have done. I would welcome a personal debate with any 21st employeess who will say I'm not being truthful.

Furthermore, we have asked time and again for them to work out a different payment schedule with us. We have been paying 12.25%. They have continuously rebuffed our efforts to save our home, saying they are under no obligation to modify our mortgage. My wife and I are now having to file an
emergency bankruptcy in an attempt to avoid foreclosure

silverado99 - your post is a bunch of BS. 21st mortgage discusses peoples mortgage with anyone they feel like. they call around to random people asking if they know people. there seriously needs to be a class action filed against 21st mortgage for their illegal practices.

21 st is a HORRIBLE company! I am 32 days pass due because they lied to me and jacked my payments up $200 a month! I had a car accident and was in the hospital and they told me that was my problem I needed to get someone to go make the payment! They call me allday long harrasing me. I was even told that I didn't need to worry about buying food I needed to go eat at a shelter and make my payment with the money. I advise anyone who deals with them to think twice!

I feel for you, I too have been ripped off from this company I make my payments and they won't even post it to my account they put it in something they call overage and then threaten me with foreclosure because I am late on my payments and only God knows what they are doing with my money I intend to get a Lawyer because I am sick of dealing with the damn crooks and oh yea they can lie like the serpent in the garden of eden...I f anyone reads this please for your sake don't do business with them run like hell and save yourself from the endless trouble and harassment...

I agree also! Boy, they saw us coming. It is our belief that the man that sold us our home was in some shading dealings with one of the loan officers at 21st...we had never bought a home before and I guess it showed. The salesman at the "lot" told us we would get the home we had choosen..then days later "oops..your land wasn't worth enough..and this is the only way I can put you in a home...buy this smaller home ..site unseen..straight from the manufacturer in Dallas..and did I mention..I gave the appraiser $100 to change the value of your property?" ...Then, even though we were told they would have our land cleared...water..electric and all would be part of our deal..we find out 3 days before the home arrived..that they were not doing any of that. And lets not forget...it's time to talk to 21st..the home wasn't set yet (days from it in fact)...but your loan officer knows this and is willing to go ahead...just act like the home is set while talking to her (call may be recorded) or you will not get the home. I know now that I should not have gone through with that conversation...but after many months of this run around...I was desperate to get in a home with my family..I was overwhelmed and didn't fully understand the process ..I had been bullied and lied to..was at my wits end to say the least. I feel like I was taken advantage of from the word go...and to top it all off...this brand new home..was terrible..had to have the manufacturer out several times (once their "handy man" was even electricuted due to a manufacturer error with the wiring underneath not being grounded properly...the worse part of the setting up..was the "lots" handy man..he took out a support beam (which still hasn't been replaced 4 yrs later) ...got grease or some nasty black residue (which will not come off regardless of what we do..we finally painted over it) on 2/3 of the walls...the siding was never finished by them...the last straw with that man..was when he used the toilet in the master bathroom (and I'm not talking about urinating here folks) knowing full well that the water was not to the house yet. Yes, very nice to walk into that smell made worse by the fact that is was summer and had set for 2 days..nice. We took our complaints to our "loan officer" and she said.."oh well...it's too late now...you shouldn't have been so stupid" and laughed...had the nerve to laugh. I asked.."so how much did you make from this stupidity of mine?" ..her response..."enough for a cruise baby". Tell me she was not in on this with the salesman from the lot...and I shall repent for every unkind word I have said about her. Now, we are behind on our payments..we have talked to our loan officer..and she still calls up to 10 times (on each phone) ..sends text messages..and has started calling our neighbors..and has givien out more information that I feel is legal to them...harrassment...violation of privacy...I would never reccommend this comapny to anyone. We were told recently that the "presidents mortgage bailout" did not extend to them..in fact it should..being with whom 21st is affiliated with! ..

It is not confidential when a loan officer from 21st Mortgage starts contacting your neighbors and give the contacted neighbor information that you are late on your loan and they are trying to see if you are still living in home and much more information. That is illegal!

21st Mortgage rip off

This Co. has to be the largest group of assembled ###s on the planet. They harass and call 7 days a week. They threaten and take more money out of your account than was authorized and If you don't have enough money to cover that amount, they charge you a check fee. These are for starters as to what these people are capable of.

I mailed a cashier's check to pay off my mortgage on 11/8/23 and it was signed for by an employee from their company (Ethan Shutts) on 11/13/23. I have proof from the post office showing it was signed for and they verified that this person works for them, but they say they don't have my check. They are very rude and not helpful at all!

I ask for help , never get it. They are rude and and get loud with you when you speak. I will be changing and will never refer them to anyone . I try to pay and then its always some other crap with them when i do . They harass you and ask personal information. Un professional!

Advertises a house for certain amount, than you make a offer with open to negotiate than says house never for sale, than 30 thousand more, than claims my mortage person don't know what he doing, that he's lying an misleading . They have no proper info on house, hires unliscend contractors an so on...Rude an unprofessional .

The company is prehistoric, they are not knowledgeable, they know nothing about Electronics, they know nothing about debit cards, this is the worst company I have ever in my entire life talk to, they are absolutely horrible in every aspect. All of our good companies that are closing down, this is one that should have closed down 25 years ago

This company is very rude and unprofessional! I will make it my life goal to make sure nobody uses them! I also will continue to submit complaints to them even though I understand they are a big company and nothing will probably be done but it will make me feel better.

Victims of 21st Mortgage, PLEASE read this post to the end. I know this is lengthy, but it may hold some answers for you or a loved one.

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Or maybe your a victim of this company who is being forced to feed us this crap in order to keep a roof over YOUR head. If that is indeed the case, please do tell and redeem yourself here and now. In either case, you should be ashamed of yourself for trying to feed us this crappy paragraph over and over again. Maybe if you copy and paste it enough, you'll actually start believing it. Now that's a scary though, isn't it? You and this company of yours make me sick. Hence the nickname I have chosen to use on this complaint board... silverado99_sickens_me_to_death! Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! i have had my home 2 years and had fallen behind, i always made sure one was paid befor the next one was due, but they hunted down my abusive ex husband that i had a restraint order on and moved so he didnt know where i was, well guess what he was never on any of my paper work. 21st contacted him told him where i lived and i was late on my house payment. know he knows where i live. and they continue to call him if i am even 4 days late.
i can tell them the day i will be making a payment and they will call every family memeber i have and ex husband to tell them i am a few days late.
i have asked them to stop calling they said they had every full right to do that and now i am very worried about my safety
i moved to keep my ex from findiing me.and have been succesful now for 10 years untill now, my ex drove up to m y house and said therer you are thanks to 21st.
