21st Mortgage bogus fees

Negative Escrow Amount of $1, 771.77 was added to may account for insurance. I contacted 21st and told them I have always paid for my insurance through a private company. The account supervisor told me to provide the Declarations Pages covering the dates in question and the negative escrow would be removed. I provided the required Declarations Pages and 21st Mortgage is refusing to remove the negative escrow. The representative in the insurance department also told me "we will not remove the negative escrow and it is just too bad you have to pay it." This is a bogus charge and it should be removed immediately. 21st Mortgage is the worst company I have ever had to deal with!

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Or maybe your a victim of this company who is being forced to feed us this crap in order to keep a roof over YOUR head. If that is indeed the case, please do tell and redeem yourself here and now. In either case, you should be ashamed of yourself for trying to feed us this crappy paragraph over and over again. Maybe if you copy and paste it enough, you'll actually start believing it. Now that's a scary though, isn't it? You and this company of yours make me sick. Hence the nickname I have chosen to use on this complaint board... silverado99_sickens_me_to_death! Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! 21st Mortgage terrible customer service

This company has the worst customer service and does not want to work with their customers when they are in need of help due to economy they do not want to work with the people instead they lecture the people on what they should do with their money and they think that the customers are being truthful. If someone is a lawyer and is reading this please help the people that are having problems like me they are threatening us to take away our homes and maybe they are doing something illegal. They forget that because of customers like us they are in business and they should have customer service. I believe that they are racist, and just because you sound from a different culture they want to step all over you. Because to me they were very rude but I think we need help from an attorney who will tell us how to handle harrassing calls because there are a lot of complaints. Plz someone put an end to 21 st Mortgage.

Yes, they not only kick you when you're down, they continue to belittle you and are the rudest people I've ever had the displeasure to deal with.

Like others, if I KNEW what kind of ###s these people really were and how they treated customers, I'd have RAN AWAY from ever signing the loan papers.

Paid $23, 000 for my mobile home, after they got done with me, it ballooned to $55, 000, had issues with the home, insurance would not repair or fix any of it, and none of it was our fault! Plus after being on time every month for a year, I get a letter saying they are raising my payments, I signed a contract that clearly states my payments ARE FIXED for the life of the loan, get this, they claimed that I was .55¢ short in 2011, so they had to raise my payments by $7.85¢ a month, over FIFTY FIVE cents? Unbelievable!

The people working at 21st Mortgage are unscrupulous and underhanded.

If anyone tells you to sign on the line for a loan with them, DO NOT DO IT, don't walk, RUN and RUN AWAY from them as fast as you can.

21st Mortgage will be your worst nightmare if you take out a loan with them!

It is hilarious that silverado is talking about confidentiality. I was called by 21st mortgage inquiring about my neighbor who evidently has a loan with them. I had no idea that a creditor would call a neighbor. Secondly, when my brother and his wife divorced, he got letters regarding her loan with 21st Mortgage. As a matter of fact, he still does after being divorced for 14 years!

I financed my mobile home with 21st Mortgage back in 2005. My payment has doubled! I told them what I could afford when I bought the mobile home. The rude associates blame the payment going up on the insurance company. The ignorant associates evidently have no control over that. So now I am having trouble making the payments. This girl from the company calls me weekly to make sure I am going to make my payment. She has to know all of my personal business and then she is terribly rude to me. Wake up people! I have not had a raise in over 10 years. Everything is going up. Why would you try to kick someone when they are down? Well, this company does.

I would give anything to turn back to the day that I signed with 21st. I wouldn't of signed. I am not going to lie, I have been late, but when I would call they were very rude to me and refused to work with me. My daughter was hospitalized for a week and when I explained to them that my payment was going to be late they wanted to know why she was in the hospital and every detail to the story. That to me is none of their business. I am a single mother of two kids so I do everything possible to pay my bills. I have never been 30 days late but they always threaten me with a foreclosure and tell me that I have to move out ASAP. I quit accepting the phone calls due to the behavior of this company. I recently told them that they have poor customer service. I was told they are not customer service, they are lenders. I need any legal advice that I can get. HELP!

I am so thankful that I have found this complaint board, I was about to try to get financing from 21st mortgage and now that I read about what kind of rude, heartless, and harassing people work there I would NEVER get financing from that company!

21st Mortgage mortgage

I was wondering with all the complaints against 21st Mortgage Corporation and yes I have a long list of them myself and currently am behind in my mortgage due to death in family and unforeseen financial hardships and I have tried working with them. Does anyone know or have they gotten any help in dealing with these people? I have not found any way to deal with them whatsoever? I am not having any luck with trying to deal with them on my own either.

21st Mortgage very rude

My husband had started a home loan with this comapny. Our first payment was due on 9/01. well they never took the auto draft out. we had called them to find out why they kept telling us that our loan has not been booked yet. we asked them when they would take it out they said that they would call us and let us know yeah right that never happened. we found out that hard way when it came out 24 days late. we called them yet again we were told that if the loan was behind that they could not do any auto draft. well that was a lie to b/c two weeks later it came out again. every person that i have talked to has been very rude with me yelled at me, has even told me to put the money in the bank now. They dont need to talk to people like that. we are the reason that those clowns have their jobs. They recently told my husband that if he didnt pay they were going to come after me for the loan Im not even on their. Thats not even legal. Im hoping that after a year with this rip off company that we can find another loan comapny that will treat people better. This is nothing but a bunch of ### hole that like to lie and threaten people family.

Have to agree with every single persons assessment of this company. I'm in Florida and it's no better with them here either.

Karma is a b**** when it comes to payback and I'm sure they will eventually get theirs back 3 times over what they've dished out. I'd love to see them ran out of business completely. And I'd do anything within my power to see that happen too!

Seriously of thinking of sending a few attorney's I'm acquainted with to this website so they can see just how many people are so rudely and UNPROFESSIONALLY treated by this company! 21st Mortgage doesn't deserve to even exist with their attitude towards THEir customers that PAY their salaries!

I worked for these "###s" for nearly 5 years, and believe me, they are no better or no more fair with their employees than they are with their customers (unless you are a political "crony" ) - I've seen them ruin the careers of a number of good credit-management people with their practices, and any young college graduate who really has any ambition at all uses them merely as a career "stepping stone", to get some initial experience, and then "get the hell outa Dodge ! " They are affiliated with Clayton Homes, which owns a good part of Knoxville, TN, and both are "in cahoots" with city government - and boy, do they use it ! Very political company - 21st's CEO is a staunch Republican, who will tell you openly and outright, that he has no use for Democrats, or any representation from that party .. yep - by all means, steer clear !

These people are ###s. I agree with every complaint here. The reps seem to be helpful but when their "supervisors" come on the line, they are VERY rude. I haven't been able to make a payment in a few months due to being cut from work..when I tried to explain this, they didn't want to here it. I told the "supervisor" that I can't send what I don't have and she asked if I had anythng I could sell to come up with a payment! The nerve! I was evin told that my payment could be lowered to $25 a month due to my financial situation...well, when I asked about it they said that it was no longer an option. LIARS! These people were so rude, so condecending and have no remorse for anyone who is having a rough time.Needless to say I am filing a complaint with the BBB and the Knoxville, TN Attorney General. This ### needs to stop. There is NO call in treating people like that. I feel bad enough that I am in this situation without having to be insulted by money hungry ###s in the process. I hope some legal action gets taken on this "company". There needs to be a class action law suit or something.

the same thing has been happening to me i have had acouple of rough months with cars braeking down etc hours cut at work. ive talked to these people they will not help in any way they yell at you and the managers are even worse, telling me if i dont make my payment i need to vacate my home, i have asked them to help they do nothing but harrase you and be rude they even hung up on me. i wish i could find another company that would take over the loan so i dont have to deal with this lieing, rude, and very nasty company any more

I agree these people are very rude and one of the people i talked to wanted to know where each and every penny i spent went to, and i finally got pissed off i told him he wasnt going to talk to me like a kid and i hung up on him. So now we have a different person and he was real rude to my wife about the payment and we are only 2 weeks behind. This time when i call the payment in when i am finished i am going to cuss these mothers out they have no right to talk to anyone the way they do.

21st Mortgage upside down

I too have a mortage with 21st. I currently have my mobilehome listed for sale. I owe way more that what it's worth. 21st has said that they would accept a short sale, but I would still be responsible for the difference. Has anyone done this with 21st? If I just stop making my mortgage payments, how long does it take before you are forced to move? Will they come after me, like garnish my wages or something? Does anyone know?

They are ruthless. All of these complaints are true. I was renting a manufactured home. And since Aug of last year they had not made a payment. We were not aware. In November we found out after getting a letter in the mail to the owners. We called them and they made a deal with us to make the owners payments which is more than we were paying but were not in the situation to move at that time. Since then they are on the phone constantly, and if we are late they got to get everyone involved, making me feel terrible even if its only gonna be less than 10 days late. They are horrible I would never buy a manufactured home ever, first of all, but to have these people be your lenders they have no sympthoy,

I live in Texas and I am only $275.00 short on my mortgage for may of 2012 I will admit I have a history of late payments but I am paying. Well my mortgage company which is 21rst mortgage is threatening to report if not paid by the 31rst. I tried to explain to them that I can pay on the 1rst of June when I get paid but they said no that it has to be posted no later than the 31rst. What should I do, I won't have it until the 1rst. And borrowing it is out of the question.any ideas

I forgot to say, if you are still working, file a CHAPTER 13. You'll pay a certain amount according to your wages, for about 3 to 5 years, but after that, YOU OWN EVERYTHING. You'll pay pennies on the dollar.

Foreclosures have been stopped in so many states right now, that by the time they get to you, this could be a done deal. Go get a free consultation with an attorney. We're going to find out that our mortages belong to CHINA or something, believe me.

BTW, did you know Warrren Buffett own 21st mortgage? Think of that when you decide to make your payment on your worthless home. I was looking around for the appraisal. Guess what? Can't find it in the loan docs. What do you bet they were DOCTORED?

We paid $130 for our place in a 5 star high dollar neighborhood, voted one of the TOP TEN cities in Family Circle August issue 2010, and we can't sell our house for more that $40 or $50k. As far as we're concerned, we're more than that much in already, we should OWN IT NOW> LET'S STICK TOGETHER !

Same deal here, but I live in California, and we are NOT responsible for the difference, same goes in Arizona. DON'T do a short sale. Let it go into foreclosure. Our Realtor said let them do it. Take your chances in front of a judge. File for Bankruptcy like the rich do. It will be OK. in 2 years you'll be buying another home. GO get bankrupcty PROTECTION.

My husbands' company closed doors and blam, out of a job after 12 years. Then after 10 mos. on UI, he finds another job and THAT COMPANY closes doors. So with all of these things happening beyond our control, why should you or I feel guilty?

If jobs are not going to be guaranteed for at least 20 years while people pay of their homes, then any contract we sign, should become null and void. If we cannot sign a contract with an employer for say 5 years of employment, then NO MORTGAGE NOTE should EVER BE for 30 YEARS.

Don't worry anymore. DO you think these billionaire worry about you? Stop paying the mortgage and save every dollar you can (at home not in the bank) No one is going to throw you out because if you read the papers, don't you know we've all been scammed?

21st Mortgage mortgage loan

Our elderly parents were talked in to getting a Loan for a manufacutred Home, 21st Mortgage approved a Loan that has left them in Financial ruined. The Mobile home company that process the paper work did not follow applicable law and questionable behavior. I informed 21st mortgage and they Did nothing to investigate the potencial fraud. This Company should be investigaged by the FBI and THE STATE Tennesse ATTORNEYS OFFICE.

FLORIDA should be investigating these low-life ### at 21st Mortgage too! Most underhanded, rude, obnoxious, condescending, inconsiderate, selfish, heartless people I've ever had the MISFORTUNE to deal with. And I've dealt with a lot of loan/finance companies, but never one like 21st Mortgage! They should be permanently closed down forever and their employees all run out of town on a rail!

Too bad that url is now a 404 error, page not found! I'd sign up to take their sorry ### down in a heartbeat for the way we're bring treated like criminals!

I have never missed a payment until now, asked to pay partial or interest, to at least show I AM TRYING TO PAY SOMETHING TOWARDS THE LOAN, they refused any of it, they also refuse to put that in writing saying it would have repercussions on them. Well I have news for you 21st mortgage, BY NOT PUTTING IT IN WRITING TO THE CONSUMER, YOU ARE IN VIOLATION OF THE LAW.

If anyone that has a loan with you requests something in writing, YOU {21st mortgage} HAVE to give it to them, not give lame excuses, IT IS THE LAW! That to me shows you're hiding something you don't want found out if you can't put it in writing, then apparently what you're telling us is fabrications and out and out lies.

As the old adage states, PUT UP or SHUT UP!

In other words, if you can't give me{us} documentation to verify your claims of NOT being able to accept a partial payment or interest for one month, then you should have to eat the loan and relinquish YOUR rights to said home, because the way I see it, YOU {21st mortgage} are the ones BREACHING THE LOAN CONTRACT by NOT ACCEPTING WHAT IS OFFERED TO YOU.

YOU REFUSE PAYMENT, then YOU SHOULD HAVE TO TURN OVER THE HOME TO THE PERSON ON THE LOAN PAPERWORK.

Unfortunately it seems laws are protecting these ### in some areas and the consumer is the one who gets the shaft.

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! 21st Mortgage illegal practices on home loans

I have had my loan for almost 14yrs. I have never been late once until I recently was disabled from the military. I have not worked since Nov 07 and my daughter has been paying my house note and all my other bills along with her mortgage payment and her own bills. I was contacted by Lisa at 21st Mortgage about my payment being 4 days late. I explained to her that I had told Brad whom also works at 21st Mortgage that I was disabled and have not received my military nor my SSI disability reward yet. I am currently also on food stamps. I was totally disrespected by Lisa and her so called supervisor. Her supervisor stated Lisa would never be disrespectful. But Lisa was and told me I had no options but to pay on time and was told that did not believe me about having no money. After being talked to like a dog from Lisa, I told her to f off and never call my daughters phone again. Just in Aug 09 my daughter paid 6 months in advance. Up until Feb 2010/ So u would think I could be a little late on this payment. Lisa told me they would also charge me a late fee. so i told them to come foreclose on it if they were not willing to work with me. Since they just took over my loan from Cit as of Feb 09. This company is idiots. They are no longer in business as loan officers. All they are are collectors. 21st Mortgage lost being able to loan money or extend payments. So u know what 21st Mortgage go jump in a lake. Do what u got do while I a veteran of 17 yers of the military will do what I have to do. Bring it on u stupid ###s. I could careless what u do. Because ur not getting my payment until I get the money from somewhere to pay u. U sure as hell didnt mind or be disrespectfull when u got my house payments 6 months in advance. But yet ur going to charge me 50 for being late and yell and try to degrade me. Whatever. I have reported 21st Mortgage to the Better Business Bureau and my congressman for Georgia and will continue reporting 21st mortage for their illegall harrassing calls 24/7 and breaking privacy laws. I litterally cannot stand these people! They call us about 10 times a day even after we have kept the agreements and paid what we were suppose too. Everytime i have to talk to a "supervisor" and get to listen to his smartass for 30 minutes telling me how we need to move out since we can 't afford it, and we are only a month behind. Thats why i don't answer there calls anymore! We send them money every week. If we weren't sending anything at all i could understand the rudeness but we are trying. They also said that i had agreed a week before to send a certain amount and I DID NOT. He kept saying yes you did, yes you did. HA I told him his little intimadation talk wasn't going to work on me so try it on someone els. Im sorry all of you people are having to go this too. Does anybody know how far you have to be behind for them to foreclose? I was thinking three months but not sure . THanks

21st Mortgage harrasing liers

My mother passed away in April 2010 and my family had to leave the trailer and move to take care of my father and daughter they were raising, we told 21st mortgage to go and repo the trailer we were voluntarily giving them the trailer back they said they couldn't do that, so we tried to get someone to take up payments on it but they wanted to charge her $5k down and then after she paid for it for 11 years she would of paid $50k for a trailer we only owed $22k on. It was a repo trailer and everything started falling apart on it after we moved in to it. They continuesly harrassed us every month when we were a day late on our payments even harrassed us when we were less than a dollar behind on our monthly payment. They continuesly threatened us that they would start the legal process of repossion every month that we were late but then when we told them to go get it they told us repo was not an oppotion for us and that they could not just go repo it they needed written promision to go pick up the trailer. They told me to have a yard sell and sell my stuff once to make the payment. THIS IS A COMPANY THAT I NEVER WANT TO DEAL WITH AGAIN, THEY DO NOT ABIDE BY THE LAW AND ARE RUDE!

My manufactured home mortgage was originally through a different company and I dealt with them for 5 years without a problem. Then enter 21st Mortgage...AHHHH! These people are indeed extremely rude and make you feel like a child with a dunce cap on. I became disabled in 2010 and had to wait on Social Security disability benefits to start and got behind in my payments...nightmare if there ever was one. Then recently I have had a drop again in income due to bills going up and lot rent etc...Well 21st mortgage told me that in order to make sure I can pay my payment on time that I needed to have garage sales and list in the newspaper for a room mate so that I would at least have someone paying my way! How dare they tell me to rent out part of my home to a stranger and sell off my belongings. These people need to understand that sometimes life happens...whether good or bad and you don't always have controlled over your money. If you can help it never ever deal with these buttwipes...they will harrass you forever!

these people have told me i can make my car payment or my house payment, its up to me what i want to live in. and they made me send in 23.00 in august to make up for shorting my mortage payments buy a few cents over the course of a few months. my question is they send out default notices when a month past due and notice of acceleration and by law you have to have 30 days and they give you 7 days, which isnt legal are these just scare tactics they use. they arent signed by a lawyer, they are signed by a damned customer service rep... everything i find on the internet says they have to be sent by a lawyer etc, is this one of their scare tactics or do they really do this

21st Mortgage your privacy does not matter to them

We have been with 21st since 2004. The honeymoon was great for the first couple of years. Then the list of financial issues you can't find in a horror fiction novel hit us. We started getting behind on payments trying to keep up with everything, including the skyrocketing cost of living. We began getting calls if we were two weeks late. They truly don't care, they just want their money now, regardless of your personal issues. At one point, we were about 3 months behind. They were calling my neighbors, my job and my wife's job. We both heard from co-workers about speaking with our mortgage company, because we were "behind on their mortgage and we are trying to locate" us. My parents have been called by them, her parents have been called by them, but best of all, they found my wife's ex mother in law who called us and said our mortgage company had better stop calling her, causing more trouble between her and her ex!

DO NOT try and tell me this is against any company policy! I have one set of neighbors, my wife's ex mother in law, and one of my wife's former employees who have told us they will say in court what these people have done. I would welcome a personal debate with any 21st employeess who will say I'm not being truthful.

Furthermore, we have asked time and again for them to work out a different payment schedule with us. We have been paying 12.25%. They have continuously rebuffed our efforts to save our home, saying they are under no obligation to modify our mortgage. My wife and I are now having to file an
emergency bankruptcy in an attempt to avoid foreclosure.

Do the bankruptcy, we did. However, our attorney told us NOT to put the house in the Bankruptcy (a chapter 7) because it would hasten the foreclosure, not stop it. He said our chances were better with a foreclosure judge who may DISMISS the case altogether once they do the math. Also, if you do a Chapter 13 (we couldn't do that because we're on UI benefits) you may only have to pay pennies on the dollar.

I urge everyone dealing with is type of situation to stop paying the mortgage. This is the ONLY WAY, we can PENURE THEM before they PENURE and INDENTURE US>

21st Mortgage terrible mortgage company

I had my mobile financed through chase mortgage in 2000; was told by 21st mortgage out of knoxville, tn back in 2005 that chase sold out my mortgage to their company and thus has started my nightmare with this company. Never have I felt so threatened and helpless dealing with a company. All the complaints I have read are so true! I thought me and my family were the only ones being targeted by this company. We have experienced calls at all hours, calls during national holidays, threatening phone calls, and degrading phone calls. I am like many of the complaining parties; I have tried so hard to work with this company; I have fallen behind; been able to catch up. As of this month, I am one month behind. I too, have at one point asked to have an extension of the one month but was told that it would be illegle to do a refinance due to the location of my home (Tribal lands). I have consulted with legal advisors and was told that is not so. This company will not listen to reason; you can talk yourself blue in the face, explaining your situation only to have them laugh in your face, call you a lier, and snicker on the phone. Everything, everything, that customers of 21st mortgage have complained about is true, true. I have been so many account managers I have lost count. Everytime I get use to working with one person, I am switched and when asked why my account managers keep changing, I am told that I am refusing to work with them! Like I read in one complaint, why can't one account manager be responsible for just taking your payment, but no, after you make your payment, the person puts you through to a manager, only to be chewed out, ridiculed, and left to feel even worst than ever. I have only scratched the surface, I have not even gotten into complaining about the countless repairs/faults with my fleetwood mobile home. I too do not feel up to answering calls from the company because I am constantly being harrassed and threatened that they will repo our home. Is there someone out there that can rescue us from this nightmare by putting this company out of business. Isn't this enough testimony from us innocent homeowners! Please help!

This company is extremely unprofessional and when explaining your problem to them they have the nerve to tell you how much income you're making and that you make enough to pay your mortgage. This company should not be operating until they learn how to talk to people on a professional level.. I've never experienced such behavior as this. McDonald's treat you better than this.

We also had our home loan with another company, and when Fleetwood filed for bankruptcy our loan was sold to 21st Century. The interest rate is terrible and the company ignores questions about refinancing. 21st Century Loan Company is owned by Berkshire Hathaway (Warren Buffet). Things really haven't changed much in the aristocratic world since the beginning of the hierarchy ruling class structure. We the little people (low education income) are financially controlled by the upper class through their imposition of fees and restrictions. Blah Blah Blah.

I had a 2nd mortgage with GMAC and have just been informed that they transfered or sold the mortgage to 21st mortgage. My home was forclosed and sold January 2nd 2013, I owed GMAC approx.
+$20, 000. I have yet to hear from the 1st mortgage co. of which I owe several times what I owed GMAC. I live in Georgia if that matters.
After reading all the comments I guess I'm in for some fiesty conversations with them, if I couldnt pay the original 1st and 2nd mortgages how do they figure I'm going to suddenly be able to pay them?
I'm over 80 and in declining health and my medical bills are awful despite having insurance. If I dont pay the medical bills they wont see me so they come first, but I gather they wont care. I see that they deal in mobile homes mostly, but my ex home was a house not a mobile home. I think GMAC probably sold their mortgage to 21st as they didnt want to bother with me. Fortuneately my wife always answers the phone and she acts like a Regimental Sergeant Major with hostile phone callers. All i live on is Social Security and a small pension and now live in a small one bedroom apartment. I've spoken to an attorney and they said that in Georgia they cant attached Social Security or a pension if they deceided to sue. Also I have nothing anyway, a few pieces of furniture and an 11 year old car.
So I'm expecting within a short time to be getting mail and phone calls from them as I cant pay them anything. If I died tomorrow my wife wouldnt have money to bury me, only a cremation. As for 21st to start calling my neighbors about me, they dont know I even live here. The maturity date on my original 1st and 2nd mortgage is 2032, I'd have to live to be 100 to pay it off, thats another 19 years and I seriously doubt it.
I wonder what 21st paid GMAC for the mortgage if thats what they did? not $20, 000 I bet.

just got off the phone with one of their "managers". i gave the first guy the date i would be paying, he referred me to the manager for confirmation & the manager asked me about my budget, what day me & my husband got paid. it was a good cop/bad cop scenario. i am 20 days late but they treated me like a common criminal. they even called my husband at work. a bunch of jerks!

Our mortgage is with 21st also and we are going through the same thing and we are not even behind on payments. We are in the current month of May 2011 and the payments are due on the 1st. Well if not there they start calling 3 or 4 times a day and now by email. They call me, my husband and my mother in law day in an day out threaten to take out legal papers and start foreclosure on the current month due? I have begged my mother in law to help us move the loan but she just dont see it the way i do and now after printing all of this off I hope they will understand. I have gotten to the point where I am just plain rude to them or don't even answer the phone. I could understand this if I was 2 or 3 months behind, but we are not even 1 month behind. You would think with all these complaints, someone would have done something about it by now. In the mean time I continue to deal with it and hope to get the loan paid off.

janejoad, I am a Republican/TeaPartier, and I can say without one doubt, wahwahwah1002 is not. You did realize he is from Beverly Hills, CA, right?

I have been with 21st Mortgage for a little over 5 years. I also had my mobile home mortgage sold from Chase Manhattan to 21st. They have harassed me and my neighbors for years. I don't know how to deal with them at all. wahwahwah1002 has no idea of what it is like to work hard, by the sweat of your brow, sacrificing to make sure the mortgage payments get paid on time. Then after years of being faithful, ask a mortgage company to give you a couple of weeks to get caught up, and they laugh in your face. I had a problem with paying a bill early on during my mortgage with Chase. I called them up and told them my problem, and they worked with me. They were not rude on the phone, they were always helpful. Weird, huh? The big bank had a better bedside manner.

janejoad, one question. Have you ever gotten any info on how much you still ower, how much is going to the principle/interest? I have never received any of that from 21st.

Good luck to you with the devils from 21st. And to you, wahwahwah1002, hopefully you will get a HUGE dose of that medicine you're giving out!

You go! All I can say is hang in there. 21st young ones has sent both us and our contractor to hell and we have not left. No doubt laughing at us while we wait for Ike damage repairs so we can sell and get out of hell and their evil greedy grip. With you, my research too indicates Warren Buffet is "owner" behind the scenes.

21st is playing games with our contractor by delaying payments in manipulating the way "disbursements" are written so as to delay the deposit into contractor's account. Meanwhile, our contractor has no funds and has used his $ to pay for materials and hired labor. Being a w-s-e general contractor makes it difficult to support oneself.

Ah, wahwahwah1002, we do pay our mortgage. In fact one month ahead. Only problem is, 21st plays the nasty games, not us!

Stop speaking to them on the phone. Require them to send you a document with the information they wiah you to have. The thing is, nowdays everyone has ID OR SHOULD HAVE> and unless they state their business, I IGNORE THEM.

I don't know if you know, but 21st Mortgage, is a Berkshire-Hathaways Corp. Sound familiar? This company is owned by WARREN BUFFET !

I told the last guy who called, if WB can afford to give his billions away to charity, HE CAN START AT HOME! They sent me a list of churches and food banks to beg for food to pay WB, while he sits down with Bill Gates and other Biollionaires to ASK THEM to donate money to charity? I am very clear on my outgoing message, that I will not return a business call, without STATING what they require from me, so that I may provide them with information. They stil won't tell me what they want, they have my info and I've told them when my stsus changes, I'll let them know.

In the case of 21st, we actually got the home visit. The rep saw we had the house for sale, and I told him once he did the comps, he would find that homes in this 5 star Park, in a city named one of the TOP TEN cities in Family Circle August 2010, were selling for as low as $35K. We paid $130k for a dump and after a $25k renovation and our 20% down, plus all the payments we made in 4 years, we're well past $35k. Another thing is the usurious interest 11%. I asked them to lower the interst rate and they said "Mr. Buffet pays 10% interst to borrow money" I had to laugh, I said, You really expect me to believe that? These people are young kids, they are in the South and they have NO IDEA of what other s are going through.

And to wahwahwah1002...If MY BOSS had not closed the doors on the company, threw my ### on unemployment AND cheated us out of COBRA, I NEVER would have missed a payment, so don't get smart with me. I don't need your Tea Party/Republican opinion.

21st Mortgage very evil people

My sister made a loan through them and then she was diagnosed with chordoma cancer. Her and my mother were living in the manufactured home at the time of her diagnoses. She became disabled because of the cancer and during the switch from her job salary to disability (and only during that time) she became more than thirty days past due. She had to wait on the disability and promised 21st mortgage she would catch up. Well during this period of time, she had to go into the hospital to have ONE of the tumors removed that was pressing against her brain. These people called over and over DURING her surgery, insisting to speak with her! Half of her face was already paralyzed because of the invasive tumor and I kept telling them ALL OF THIS. I eventually had to explain, in detail, that for her to get to the phone I would have to make the doctor stop the surgery and try to wake her from the almost coma state they had to put her in for the surgery. I was stilled called a liar. This was in 2007, she had been paying regular on this loan since 2002. Well she passed away in Nov. of 2007 swearing that in her contract with this company that she was covered in case of death and it would pay off the loan. NOPE! Not covered! Now, they know she has passed and the assault has shifted to my mother, who has been trying to pay off this debt and keep this home. They will come to the house and threaten her. They will call the neighbors so the neighbors will come to her and threaten her. It does not matter if you try to make arrangements with them, because the initial case worker is nice but they have to transfer your call to a supervisor to get the arrangement approved. THEN YOU HERE IT! You are humiliated and degraded by the time you hang up with this one. The supervisor will not ONLY tell you what kind of irresponsible, lowlife trash you are, he will also add that he thinks your trying to skirt through life for FREE...and it takes him about 35 to 45 minutes to say that. My mother is 60 years old with degeneritive arthritis. She has had two knee replacements and needs two hips. She walks with a walker but needs a wheelchair. My husband and I have tryed to help out when we can and man the phones, THEY WONDER WHY PEOPLE DON'T WANT TO ANSWER THE PHONE CALLS. You get tired of repeating the same thing over and over. This bill may fall behind but it is always caught up. Since 2002, $25, 000.00 still owed. Have been paying insurance THROUGH THEM with the note and had water damage after Katrina, NOT COVERED! Now it is turning into mold damage, NOT COVERED! They sent their own insurance man out to inspect and take pictures. NOT COVERED! No help from FEMA because the home was insured. LOL Yeah right! Well one good thing from all that, if they do come out to get the crappy trailer, it will fall to bits before they can get it of the lot. WARNING: STAY AWAY FROM 21st MORTGAGE!

I have dealt with 21st for almost 10 years and the rudeness only seems to get worse. I make one payment per month, but when I took over payments they were 1 payment behind. I am a one income household, just barely making it from payday to payday, but I do make 1 payment per month. Every time I call in, I get the same crap, speech, about selling furniture, borrowing from someone, getting a second job, etc. Last year they had the audacity to tell me my teenage daughter needed to get a job to help me with the bills since she was living in the house...really? Today I made 2 payments to catch up the notes because I got a little more on my income tax refund and I won't be able to make another payment for at least another month or longer since I have been off work with an injury. As soon as I was told that I was now caught up, he immediately wanted to know if I would be making another payment on next Friday since they know when I get my paychecks. I told him I would not get a check then, and when I get my first check I'll have to pay other bills. He then told me his expectations were for me to make the payment by March 15th and I needed to borrow money from family to make sure that happened. I told him my expectations were for him to kiss my ... and hung up. I have now filed a complaint with the Consumer Financial Protection Bureau. I only have 6 years left and the house will be paid for I don't know that I can endure much more of the crap they dish out. If I ever get to travel to Tennessee, I will make sure I go see where all the rude people reside!

Completely agree! wish I never heard of this sorry mortgage company.

First mortgage company I've ever dealt with that won't accept a little less than the current amount because of other issues that came up or just the interest payment, no, they REFUSE EVERYTHING YOU TRY TO ASK POLITELY OF THEM only to have your face planted firmly in the dirt.

I only asked tp pay the interest or even a little over half what the normal payment is due to a death in the family and loss of income.

I have NEVER been late, not one time!

21st MORTGAGE are the most insensitive, uncaring, selfish, and rudest people I have ever dealt with in all my years of dealing with loan and finance companies.

I have never experienced anything like this, not until now.

If I could get another loan company to take over my loan for my mobile home, I'd do it a heartbeat, because 21st mortgage employees to me have turned out to be nothing but jerks. I'd use a lot stronger language, but those that have and are dealing with this lousy company know exactly what I and others mea and feel about them.

I, too, am really surprised these people are still operating, let alone still in business!

Our Mortgage was sold to them about 7 years ago. 21st mortgaga has rewritten the terms of our loan without our consent there is no more grace period original loan we had 10 days, - late charge original loan $5.00 now $15.00- never an over the phone fee now if I am running a little late and call in my payment or pay on-line there is an $10.00 fee called a convenience fee, they say it is state law in our state for this fee...Well I did my homework and found out that convenience fee was against the law in our state and they had to reimbursed me that fee which added up to a little more then 1 payment, which they still to this date havent sent me a check for money owed they refuse to talk to me when I call on this matter I have been told any fee owed to me will be subtracted from what I owe them ...I highly reccommend that you do your homework before signing anything with them..

Victims of 21st Mortgage, PLEASE read this post to the end. I know this is lengthy, but it may hold some answers for you or a loved one.

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! IS ANYONE INTERESTED IN CLAS ACTION LAWSUIT AGAINST THIS COMPANY? I WAS 8 DAYS LATE ON MY 7TH MONTH IN MY HOME. I PUT 48K DOWN CASH. MY LOAN WAS ACCELERATED ON THE TENTH 10TH DAY AND ALL FUTURE PAYMENTS WERE SENT BACK. Not sure if it is legal, but even if illegal, they find loopholes to classify it as some type of fee, service charge; just like banks, utility co., and other corrupt financial institutions.

At least they changed your due date. They will not for us, knowing full well we generally will be late and get our SSD at the other end of the stick.

They thrive on it, why do they care. At least they get the late fee.

We are also with 21st mortgage and back in 2008 we needed to change our payment date because I had gotten sick and we couldn't pay our payment on time. They let us change our payment date, but we were charged over 200 dollars to change it! Is that even legal?

Thanks for the info! I have been effortlessy gathering and recording data and personal documents to get some action done on 21st and other unethical lenders.

I am beginning to clearly see the path God has layed out for me during this season of my life, unemployed and seeking and managing to pay mortgage, of course w/harassment.

I hate unfairness, injustice, law breaking of any kind, and unkind ways people treat others, especially if their situation is bad and unintended.

Amen, CindinTX this company and employees are the rudest people to deal with and God forbid something happens I called to get help with my payments because I was having difficulties their help to me was to raise my mortgage payment higher some help, and the constant harassment is unreal the are they are real jerks...When I make a payment now they will not post it to my account they put it in something they call overage whatever that is to make it look like I have not made a payment I intend to get a lawyer to deal with them...

I'm glad one customer has had some good customer service with this vile company. Be advised however, that as soon as you lose your job or get sick and cant make a payment your beloved Liz will no longer be reachable, and you will be called repeatedly by the billing company instead at home and at work. Also your neighbors, children and parents will be bothered. While you still have some money- take a spelling class- your post was very difficult to understand.

21st Mortgage unlawful and harassing

Do NOT do business with this company. They will harass you 2 to 3 times a day, lie to you to get personal information and unlawfully threaten you on a constant basis.
I am behind on my mortgage and have been cooperating with them fully. Today I get a surprise phone call stating that everything I've been told is a lie and that if I don't come up with my arrears by TOMORROW that they are pushing for full default.
The lady even stated that I should move out and have all my utilities turned off, sell everything I own including my car (which isn't worth anything anyways) to pay them right now. Then she changes her story and says that I shouldn't move out but I should still have my utilities cut off.
The list just goes on and on with what she has said. Unlawful and ridiculous suggestions.

I understand that their priority is the company and getting their money but this is ridiculous, unprofessional and it's NOT LEGAL.

This company also targets uneducated poor people, which is what I was, when I agreed to this loan and it's terms. I was very young and knew nothing about how mortgage interest rates worked. They claim this is a real "mortgage" loan but it is in fact a personal loan. They are charging me close to 20% interest but they are using a mortgage calculator.. on a PERSONAL LOAN. You cannot receive any of the government breaks, but you are paying the dues without any of the benefits.
And SURE they are easy to finance through.. no wonder.

Now it seems that there is complaint after complaint online about them, unfortunately, there was not such a collective list when I signed for my loan. I am really surprised that they have not seen more legal action. I suppose that the the benefit you get when you are dealing with poor people. They usually don't have the money laying around to pay an attorney, obviously, since they are late on their payments.

I made arrangements on April 6th to pay my payment. I'm now late due to seeing a specialized doctor and visit I had to pay for. The visit was $200.00 I currently have a bad back and health problems that I have to see different doctors for. I see a pain clinic and also another special doctor that I have a high deductible for. I have been in and out all the time for this constant problem that I have had for over 3 years now. Obviously I don't plan on when a emergency comes up, I just now that some doctors I have a higher deductible than others. With that being said my husband had been contacted by 21st by Vicki Ho who is our Account Manager. Once my husband had spoken to her Vicki then passed the call to her supervisor. My husband had told them that due to one of my appointments I had to pay money for that visit and it was an emergency. This supervisor had said, what does your wife spend her money on? If she is making $600.00 every two weeks we believe she is blowing her money. The supervisor also stated "you said a month ago you said you had an emergency at that time and you were late on your payment then." (which we were) We were late that month because I had to go into the hospital. Then the supervisor stated that she has to pay Vicki for her job, she has to pay the electric bills, the phone bill to call us and they have to pay them every month to call us! It seems that every time that we have made arrangements we are and have been bashed. I understand completely that it does stink if we are late. I apologize for life. But this is so unprofessional for them to treat us like this! I am so sick of them. I wish we could pay off our mortgage right now just not to deal with them. I am SURE that we are not the only ones who have been late. We have never been more than 3 weeks late. So I am sure that they have much worse cases than us. I hate being with this company, I too hope they get their turn.

This company is awful and I would hate to be those people working for them on judgement day.The complaints are so true! They will call you and belittle you and make you feel like your an idiot.I did not choose to have them as my mortgage holder on my mobile home(mine was sold out to them by another company)and at this point, I would like to see them come and take it!I hope God answers my prayers and puts this company where they need to be~~

I agree strongly, we have been harrassed by them on a regular base. We are self employeed and are work is dirt work which we cannot pick what will happen if it snows or rains. The economy has been so bad that has also hurt us. We have been told that we should find work somewhere else. I am dealing with a lady named Renee and a man named Fred in which he told me that I sicken him by being so nice. I can no longer take these people and I will not take their curel remarks I will not take their threats to come and get my home. I could go on and on with this. I have never been treated with such disrespecct as this company has been. I am currently 23 days late and they are telling me that I must do such and such or they will sart things going. I say if they want us to talk with them over the phone they will have to be respectful. This company does not do what they promised, if only you will talk with me weekly I will work with you, oh yea tell them you can't make the payment before the end of the 30 days and see what they do. I would advise anyone not ever use this mortgage company they are crude people. Arkansas customer

We have not been over 30 days late. I receive calls at work / home they are always threatning to take the home. We paid over 20, 000 down. and only financed 23, 000. He has now stated that they he (so called supervisor) will be in our yard on the 17th to take our home. Can they do this? I will be able to catch up the payment on the 22nd. I told him I would send it money gram. He screams and wants to know what have I done with my money and why am I late on everything. I try to explain but it just seems to make him angrier. I begin to cry I get so upset and he continues to the point I just have to hang up. I hope that they will give us written notice before they come. I don't think they can threaten like this. Once I tell them this is all I can do and I have no money and hang up they turn around and call back again and again to say we want the money now you are going to be homeless. Is this legal

21st Mortgage harrassment

These people are awful calling and threatning you. Yes we have fallen a little behind on the payments but who doesnt fall on hard times with this economy going on . These people at 21st mortage will call you and threaten to repo your house if you are one day behind. I have only come across one person in everyone that we have talked to over there that was helpful. This is the second mortage I have had with them not by choice and have gone through the same thing as the first.

also we had esscrow with the company to pay taxes on property and they did not pay 2008 or 2009 taxes because of this we were charged pentalys and attorany fees threw tax office. 21st took no rsponabilty for charges and added the charges to our acct for us to pay. we have had a very hard year, and they harrsed us, mad fun of our hard times. and on top of that the house was not set up correctly and not to hud standards. but we signed papersstating this was hud loan. we had sent hard ship letters to lower payment, did no good. we asked for deferrment. did no good. we were approved 2 times with differant companys with lower rates, and did not get loan due to house not set to hud standerds. a state inspecter came out to inspect house and wrote them p finanlly after 4 tomes of them coming out i guess it is right now.also, we were charged amout for labor to do water line and under pending witch we done our selfs. on top of it all the company we bought house from told us to say house was set before it was so they could get their money from 21st . we had to make first payment before we lived in house. also due to no under pending and no duct under ouse (during) WINTER OUR ELECTRIC WAS OVER 400.00 A MONTH. WE ALL GOT SICK, I MISSED WORKED AND LOST MY JOB DUE TO THIIS. we finanlly mad them give us under pending rented truck and trailer took off work again went to greenville got it and put up our self. we did not get light fixture for hall way. and cabnit were not glued they apart still. and the guys who workedon house stained our carpet. if this is not enugh, the fire place was not legally installed and is of no use to us. our payments were898.00 a month now 1186.00 we are at our ends. whatcan we do? also the said they would homestead our land and did not witch has cost us more money. how is this right?

21st Mortgage harrassment

Beware! Beware! 21st mortgage company is a horrible lender. They call you everyday if you are just 1 week late. We were blessed to refinance and get from under those crooks. They sent representatives to our home on a sunday morning to find out when we were going to pay. I informed them that we were in the process of refinancing and they said they will be starting foreclosure proceedings. Lucky for us we are getting our. Please, please, please whoever is listening please go with someone else. They love to strongarm you with saying they are going to forclose on your property.

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Or maybe your a victim of this company who is being forced to feed us this crap in order to keep a roof over YOUR head. If that is indeed the case, please do tell and redeem yourself here and now. Now, having said all that, let me share MY experience with 21st Mortgage Corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one. In this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were NEVER 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors AND our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did NOT get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st Mortgage Company, PLEASE do your homework! Write a complaint to the BBB. Do some research. Report them to the Federal Trade Commission. Call your local AG's Office as well as calling AG's Office in Tennessee. FIGHT BACK! If we all pitch in and do our share, we can bring this company down to it's knees! 21st Mortgage questionable practices

Bought my manufactured home mortgage from another lender in 2007. After having paid my timely payments over the last eight years I've recently discovered they claim I have only paid off $3640 after having paid over $30k on the loan already. I am confident there is creative financing and TILA violations here. I have an appt with a real estate attorney next week, and am arranging for a forensic audit of the entire life of the loan.

We just bought our home which was a land/home deal with the understanding that it was a repo and sold "AS IS", the catch to that is they agreed to a few things, like appliances, and fixing a few things around the house, and removing a substancial amount of garbage that they had removed from the home in order to make it liveable. I bought this home in April 2012, it is almost July and do you know that the electricity won't work in some rooms in the house, and garbage pile is still in there, and our dishwasher now has a leak and is rotting the floor out, and last but not least, the roof leaks in the master bedroom, all they did was put a band-aide on it. I have called the loan guy, and he said he will look into it. That was a week ago! I have called him 3 times since then, and no response to any messages after he said that he would get back with me as soon as possible. WTF? In the mean time I guess I should let the damn house fall apart from roof to floor! But I cannot, I have a family, we struggle to pay bills, and keep them in food and clothing, but for our first family home to be falling apart? As Is or not, this is ### when you "Guarantee" your work, and told us you would do certain things and did not do them. Arkansas Attorney Generals office basically told us that we needed to get counsel, because it was bought as is and that was our agreement! 21st said they would fix it, and we believed them. STUPID US! I feel for all of you who have been bent over by these idiots. We are current on our mortgage payments, but you let that go just a few days, and I bet we they will treat us even better than the do now, at least we will get a call back from someone up there in Knoxville.

In RE: the two most recent comments, as well as the original complaint - check and see if you have what is known as a "Simple Interest" loan. 21st has a large number of simple interest loans that they bought in the earlier portion of the decade, and similar complaints that I have received from other 21st Mortgage customers almost always revolve around a simple interest loan that has had late payments during the term of the loan.

A simple interest loan (marked in 21st's system typically as an "S" type loan on the AS/400 index screen under "loan type") calculates interest accrual on a daily basis, rather than as a monthly basis with your standard conventional loans. A simple interest loan generally screws most borrowers who take them because of this - if all terms are equal on a standard and simple interest loan, the simple interest loan typically takes longer to pay off because more interest accrues daily than it does under most conventional loan structures.

However, making late payments REALLY screws the borrower, since all that late interest continues to accrue and MUST be reconciled before any portion of a borrower's payment goes toward paying down the principal balance. In other words, if a borrower is 20 days late on their payment, that's 20 EXTRA DAYS of interest that have to be paid, THEN the normally accrued interest, THEN fees and penalties, and finally whatever is left of the payment (typically nothing) goes toward the principal balance.

That's why simple interest sucks, and that's typically the primary reason why some of 21st's customers find they are now owing even more now on their loan than when they first took the loan several years ago.

For what it's worth, 21st Mortgage doesn't originate S-type loans to my knowledge. All of the ones I ever saw were conventional loans that accrued interest in the standard, monthly fashion. Of course, it should also be noted that 21st is historically reluctant to refinance these loans into conventional types because of the combination of greater revenue potential for the company as well as the fact that decade-old mobile homes don't make attractive refinance targets after the rapid depreciation they experience.

Ipurchased a new Fleetwood home in 1994.I had a 15 year loan which should have been paid off by now. I called and asked for my payoff a few days ago and they tell me it is $3, 335.?. And also tell me i have 18 more payments left. Wrong by my calculations. There is no way. They do call and call and harrass me all the time. They will start calling 2weeks before payment is due. I think my 180 payments are done by my records. I only financed $16, 588.00 16 years ago. You figure that one out!

I also have a mortgage through 21st. I recently found out that I was paying more than my note actually was. I have requested a record of my payment history (according to the company) SEVERAL times and they have yet to produce it. Where did the money go?

Please let us know how that goes. I've also posted a complaint up and I have wondered how they get away using a mortgage loan calculation on a personal loan... which is what they do. That probably answers your interest vs. principle question.. but I don't think it's legal and I would love to find out.

21st Mortgage payments

I always make my payment early. I received a letter today stating that my payment was late. I checked my bank account on-line. My check to them posted on 8-4-09. It was due on 8-06-09. They are a bunch of ###s threatening to turn me in to a credit bureau. I have always had perfect credit. They also send letters threatening to raise my payment for not having insurance. I have always had insurance with the same company I use for auto. Every few months I have to go through the hassle of getting my insurance company to send them proof of insurance. I did not choose this company, but m Chase sold some accounts to them. As a result of their bad customer service, I will be getting rid of them and going through my credit union and getting a better rate a the same time. Nice to see that others are also having problems with them.

21st Mortgage trying to change contract

My husband and I made the terrible decision to take over a woman's loan from 21st Mortgage on a mobile home approximately 10 years ago. We continued making payments until 3 years ago. We were unable to afford the home anymore, so we contacted 21st Mortgage and told them that we would like to sell the home. They said, due to the circumstances, sell the home for what we could and then we would only be responsible for the deficiency balance. We did as they requested. We had a buyer willing to pay $15, 000 cash, which left us with approximately $10, 000 left. We would agree to pay the balance. We moved out of the home and begin the process of selling it to the interested buyer. Instead, 21st Mortgage told us that they would not agree to that and they repossessed the house since we had moved out, did repairs to the house (some not needed) and sold the house. The best part - it went as a foreclosure on our credit! We agreed to repay the amount so that it wouldn't be shown as a foreclosure anymore. We agreed to monthly payments, but when the paperwork arrived, there were many mistakes, so we re-submitted the paperwork to them for necessary revisions. Now, they are saying that we need to double our monthly payment because there was an error on their part and the paperwork. The repayment contract has been signed. I have emails from our so-called customer service agent stating that our monthly payments of $XXX have been posted. Now, they are sending me a complimentary copy of the re-payment agreement so that we can all be on the same page. This company is the worst company I have ever seen and wish someone would step in and take them down!

My family and I were desperate for a home after the mobile home we were previously living in had caught fire, I had worked for ten years to pay off. Homeless after the fire we still had 15000.00 for down payment on a double wide from Twenty First Mortgage. Now I wish we would have stayed homeless, 21st have been horrable monsters and lieing cheaters who needs a classaction lawsuit brought against them. so at least they can not profit from abusing people who need help and taking advantage of the elderly, disabled and the misfortunate! When you are on time they say you are late, in order to charge a late fee. Then when you do get behind and you ask for help they agree than they want you to talk to there supervisors who are worst than crap! They belittle you they bug your friends, family and work unlawfully! We need help from the big people!

I have been having the same issues with this mortgage company. Complaining to them has not made any difference, I need to know who to complain too! I am not going to stop until they do something about their practices. After doing research, they gave me a loan when the house took up 52% of my monthly income, they should not have done that and if you read their lending practices, they say that they do not. I had lost my job since then and had to take another job not making as much money, and they will not help in any way I have tried to work with them on refinancing, lowering the interest rate, etc. I just want to be able to complain to someone that will be able to do something about their practices!

The FBI has established a Mortgage Fraud Task Force. If you feel you have evidence of fraud against 21st Mortgage Corporation please contact the nearest FBI office. An intake specialist will take your complaint. It is then forwarded to the investigatos with the Mortgage Fraud Task Force. From there, they review your complaint and determine if fraud or predatory lending occured and will iniate a case, if so. Even if your home has alraedy been foreclosed upon, it is not too late.

My husband and I also assumed a loan from 21st Mortgage.They told us when we assumed the loan from his aunt that we had to pay 18 months of timely payments, which we did, and the home would go into our name.That was October 2006.It is January of 2010, and the home is still not in our name.They always have a reason, some way or another, not to put it in our name.Even though our credit score and history are fine and we held up to our end of the agreement.This company needs to be investigated.The stuff they do to hard working people trying to own there own home is not legal.It couldn't be.We have filed a complaint with our state.Our advice to everyone having difficulty with them should follow suit and file a claim with their state.

21st Mortgage harassment

This company is like no other we have ever dealt with. They call all day every day on every number they have. They have gotten our neighbors number somehow and have been calling them and I have no idea how they have gotten there numbers. Even if u send them a payment and its just a couple dollars short they are calling saying they can't do anything with intil they have received all of it and then they start adding all of these late fees. They are very rude when they speak to us always threating to take our house. They have even sent people to our house saying they where there to see when they was going to receive payment but when you go in the house they start taking pictures. And we was only a month late when they did that!

Me and my wife have a home that's mortgaged thru this [censor] hole 21st . They continue month after month weeks before due date of payment with calls and calls from same [censor] clown named Grant ! We have had nothing but [censor] experiences with this company they harass you no matter the time, we have never missed a payment but yet act like we have or we are criminals lol the only crime here is the harrassment and waste of time and air this Grant blows out of his piehole with his same message he leaves everyday, I would hate to know I had to make a living by being a [censor] and harrasing people for money that makes me wanna be late so I can tell u what a piece of [censor] company you are oh wait I can pay and jus wait for GRANT and his [censor] beating hands to pick up the phone and remind us they want there money and I can tell him then, what [censor]!

This 21st Mortgage company needs to be sued for harassing people, lying, cant keep there story straight.. my husband has a mortgage with this messed up company every three months they call him 2 to 3 times a day saying they haven't received his payment, that's funny he is a month a head in payments this is June 2016 and July 2016 payment has already been made, we have their payment book and put money order in their envelope put a stamp on it, make sure corner of envelope has return address sticker on it, give it to the post man. we have done it for two years every month except in November of 2014. I made a payment on line cause already mailed Dec. payment and husband wanted to send DEC. 2014 and Jan. 2015 payment together, and from Feb. 7th2015 Till now every three months they constantly call saying they haven't received a payment for a couple months, and payments are being made on line, at first Husband would call me b****ing about me not mailing out payment, ( he is over the road truck driver ) and time after time I would have to prove that they cashed the money orders. and how can I cash money orders with there name on it and then pay them on-line. they ask where did you mail payment too um duh the address on payment book.. just so tired of their crap and our payment goes to Memphis TN and Knoxville are ones who keep calling. it like HELLO you don't get payment too..

My mother died about 11 years ago. at the time of her death, her mobile home was financed through South Trust Bank. I received a letter from 21st saying that they have taken over her account. They added insurance and increased the payment. Everything is still in my mom's name. They want give me a receipt or tell me how much is owed on the home. They are very rude. They threatened to take the home if I don't make payment. They have called family members to get my number and even came to my home. They mailed my payment back in a check, demanding me to catch up before they can accept it. I got tired of this. I have moved out; however I feel that I lost so much. Even to this day, I still do not know how much I owe. If I can make the payments, why cant I get any information. I still receive letter in her name. How can a dead person respond to a letter? Sadly they are sending her a letter stating that the IRS need information from her. I have sent them the death certificate!

Harassment by repetitive daily calls, text messages, and multiple emails. The mortgage is only 20 days delinquent and are threatening foreclosure. I am the co-borrower for a mortgage through 21st Mortgage. On October 28, 2013 the borrower abandoned the property. I contacted Jill Branson on November 1, 2013 to discuss the borrower vacating property. After several days of calls, and emails I was able to obtain a copy of the mortgage. I requested my options to for selling the home. I was informed that being a co-borrower I am unable to sell without written consent from borrower. I attempted to contact the borrower from November 1, 2013 - January 21, 2014 by email, phone, and written letter. I received no reply to my requests. On January 10, 2014 Dan Milias from 21st Mortgage contacted me demanding payment for January. I explained the situation of having a buyer for the home and needed to sell. I was rudely informed that I am not able to sell due to borrows rights. I expressed concern of being "locked" into this mortgage with no way out. I asked if he has been contacting the borrow. He explained "NO", I am the financial responsible party and need to make my payment. I explained that I have been trying to contact the borrower to sell the home and need a written letter to release the sale of the home. He explained that this is not his problem and I need to make payments. I have sent several emails to Mr. Milias detailing the issue requesting assistance from 21st Mortgage to sell the home. The interested purchaser has now lost interested and Mr. Milias is calling my work, cell phone, test messaging, and emailing me at work demanding payment. I asked that being 21st Mortgage has contact with borrower, please get a letter to release the sale of the home. He refuses to do so and contacts me multiple times a day for payment. I have informed Mr. Milias that his harassment is unjustified being the loan is only 20 days late. He has now hit me with a $400+ in late fee charge. This mortgage is 3 years old and has never been late. I am now forced to use a 3rd party payment company that charge an outrageous fee for their service. 21st Mortgage will no longer take my credit cards, checks, wire transfers, or direct bank account withdrawals. The monthly payment has now almost doubled for just this month. This is outrageous and they are unwilling to work with me. I have been left with no other option but to seek legal representation.

TThey bought my mortgage an it is the beginning of a nightmare ! IF YOU ARE A DAY LATE LOOK FOR YOUR PHONE TO START RINGING AT 8 am and end at 8:30. They call my house, my mother's house, my job and my sister's inlaws. An when you do answer the phone or return their call you CAN COUNT ON A LECTURER! I've been told to go to the food bank to cut down on expense. When I short on my payment it's get a loan, call friends and f amily or can you sell something. The latest one is I called to let them know I was short and wanted to send them600.00 of a 998.00 payment and send the balance the next week no. Call friends or family we must have thismoney this week due to the holiday season an I'll be out of the office for a loan 4 days. Maybe we could work with you next month. They are the worse company I have ever dealt with.My old mortgage company was awesome they worked with you through all your hardships or emergency that araised. It's almost to the point where I just about want them to just take the darn home. They have turnedmy dream of being a home owner into a emotional nightmare!

This letter sent to 21st Mortgage

To the inconsiderate folks at 21st Mortgage,
When I filled out the contract for this mortgage, 21st Mortgage also provided a form that asked when would be the best time to contact me. Because I work nights and sleep during the day, I put on that form that the best (and only) time to contact me was between the hours of 7am and 12pm. When 21st Mortgage started to make their first round of harassing calls, none of them were within these hours. In fact, I had an exceeding amount of phone messages from someone named Rob Clark. I can still pull up those messages and confirm that not one time was any calls placed within the requested time slot.

My reasons for telephone contact early in the morning, is that is the best time to contact me. Calling at 2pm or later is the same as if I were to call you at three o’clock in the morning! Ask --- at ARC how I deal with inconsiderate a------s that feel it is their right to disrupt my sleep for their convenience. Speaking of which, contacting anyone other than myself to discuss anything involving my mortgage or payments is illegal, and even if no specific information is conducted to that outside source, it is still not within their prevue to intercede on behalf of myself or 21st Mortgage for any reason.

I’ll make this clear. The use of the telephone to conduct business is a convenience. It is speedy, and can be used to access information quickly. However, it is also a source of inconvenience when used improperly. It is not a right, it is a privilege. Now I have someone there identified as Dustin Jones, who for some reason feels that it is his right and obligation to make harassing calls every day. Even if one or two of his calls were made in the requested time slot, I refuse to have any phone dealings with 21st Mortgage. You can thank Rob Clark for that.

Shortly after 21st Mortgage received my information, I found that I suddenly started to receive unwarranted solicitations both in the mail and via telephone. Many of the correspondences used my middle name, something I don’t use except for extreme legal issues, such as contacting the Federal Trade Commission, or when signing a mortgage that specifically asks for such information. I do not appreciate my information being disbursed in this manner. Furthermore, I do not appreciate that 21st Mortgage continues to address me in this manner when sending mail. This activity is to be stricken from any further correspondence.

If 21st Mortgage has any reason to contact me, they can do so by mail. My phone is my property, my right to privacy, and I can and will use it in any manner I chose to do so. 21st Mortgage has no right or claim to how I use my phone, nor can they threaten me to call them because they are unable to contact me by phone. From this point on, 21st Mortgage has lost their right to contact me via telephone, and it is in their best interests to remove that number from their records as they will never make contact with me in that method. If there are any concerns, someone there will write their questions and send it via mail, and not use the blanket “call us” letter they seem to use when they ignore their ill-mannered practices.

What is it that you don't understand about bills? They all have a date and an amount. If you're late, and short, then YOU'RE the problem, not them. If you want the calls to stop then pay your freakin bill..in FULL dopey!

We also sent a payment to them that was late and it was short by 7.38 and they sent us a fed ex delivered paper saying they were going to repo for us being short on our payment. Now really that short on a payment and they are going to repo. If they would send me a letter in mail or leave me a message that I am short I would have gladly went that day and paid it, but instead they spent more on sending that darn package than my payment was short. Really need to look into this company. I haven't checked to see what our pay off is, I am about scared after reading all this information, but really need to now. Thanks for all the information.
