Camella Homes Pending house turn over

We have a unit for turn over at le vecina dos rios but was reset twice already. Everytime they reset the turn over, there are no movement going on in our house. Contractors will touch it when its almost time to turn it over. How do you deal with this concerns?

Been 4 mos since monthly down payment was done and it was already on bank finance! Been 4 mos since we are paying our monthly amortization also! Today, they are rushinh to paint the entire house! Which is very frustrating on our part! Please look forward on this. Please

Engr. Mark Abenales and admin Elenita Pose cannot give us valid reason why contractors are working to finish the house just this day!

Camella Homes Mikaela eu, lot 16, block 42

Hi. I already paid 80% of TCP as of September 2019, and my unit is only 15% completed stated in email last October, I emailed Grettle Ann Fajardo when will be the date of completion but she is not responding, when I went to their office in August she told me it was 40% completed and the Engineer will resume on the in September. Please give me definite date of completion, as I am an OFW, I cannot follow up it personally in their office.

Camella Homes B8 l20 camella cagayan house and lot land title

The unit was completely paid in 2014 and the subdivision started homeowners occupation only in 2015. We were given numerous lies from the Camella Tuguegarao staffs regarding house building and land title processing and completion date until this end of the year 2019. Do we have to wait for 10 years in order for our transfer certificate of title be released? Do we really need to put this complain into court in order for you to provide actions regarding this problem? We had so many complaints on this Camella homes house building before we manage to occupy it in 2015 and then so many lies regarding tct processing. Can you help us on this matter?

Hard to believe you didn't get your title within 6 months of spot cash. Maybe your just a complainer and never really fully paid your house and lot form camella. I was told by camella here in pampanga that titles will be released within 6 months of FULLY paid unit. I got mine in 5 months after fully paying the unit.

Camella Homes Promo voucher

Good day. I bought camella homes mika unit in Koronadal City South Cotabato and was turn over last June 2019. Now my problem is that every time my mother went to the office for that promo of free tiles she was left with nothing except for "will just call/text you maam". It's been 4 months since the turn over yet she hear any news about the free tiles that is included in purchasing my house.

Camella Homes Building the house

Camella Taal,
Block 2 lot 3, Ella
Complains as follows;
1. Trusses in welding area was not painted.
2. Roofs are damage not installed properly.
3. Majority of the doors cannot be closed.
4. Stairways wood having cracks.
5. Door hinges was not installed propelly.
6. Almost 2 years has not been turn over rhe units due to this reason.
7. Engrs in Camella Taal did not do any action from last year.

Please do some help or we need to complain in Tulfo program to get some action

Camella Homes Admin department and contractor first peak bill collector.

I am a paying member of the Northpoint Camella Association and I want to submit an issues that I am hoping the management should be resolved. These are the following concerns -
1. The First Peak Resources, that collects the Homeowners and maintenance has no provision to Homeowners living abroad to send the bill statement electronically. According to them, there was complaint from some Homeowners that many of them don't have email, therefore First Peak made a decision without consulting other homeowners to send the bills non-electronically without not considering the fairness between the homeowners living abroad and the homeowners with no email.
2. The other provision that was not included is the instruction on how make payments online thru BPI, BDO, Metrobank etc. Online payment is the most economical (saving the trees) and faster way to make payment especially to those people who are busy, in their work, OFW, or homeowners working or living abroad. Email or text are very important tools to disseminate important information to homeowners.
3. We are not getting any development or any communication from the Association. We have a right to know how this organization functions and any minutes, or information that the the elected official discussed during their meetings.
4. Global-Admin - I stopped by at the office and asked them about the Pest Control schedule, and one of the employee said that it was announced in the circular. Where is the circular? The answer was it was distributed in the mail box. I said we never see any circular in the mailbox. Well, I found that the circular was hanging in the elevator wall. How do you expect people to know what's going in the community if these circulars are in the elevator. How fast can people read? Did the management even check how these people perform? Are they doing the right thing to satisfy the customers?
5. Did someone report that the guards sleep in the sentry or Gate? Did someone check them how they perform their duties
6. VAT collection on the maintenance fees. - I found out that collecting VAT from our maintenance fees sometimes ago. Therefore there was a mistake on collecting VAT, but what happened to what we paid since we received this property?

Camella Homes Camella dos rios employee laziness and incompetence

We are from the USA. I paid php720, 000 in oct of 2018 for the whole amount of DP and all that is needed requirenment fees and hoped that our house will be built asap. We gave them all the requirements needed. BUT came sept 2019 and we never heard of them. Our house was not built until this writing.
We email them, messaged them but they are lazy to reply. Their phone number is hard to reach and sometimes no one answers.
We have been assigned to different people.
We talked to our agent Irene Tugade who after getting her commission, abandoned us.
We talked to her and ask her for phone numbers of people to talk to about the house update, but according to her she dont have the phone numbers of these people.
She said that these employees dontt give their personal phone number. I said how can we contact these people to let them know that we sent them emails?
We got different emails from employees but no one answers
Finally, my wife got an email from an employee named Era or whatever the name that was.
She said we have to send our check stubs again, and our certificate of employment.. Sigh... Sic...
I replied and said I sent this already way back in 2018 when I paid 720k for the DP. I also said that if you only took care of this, the moment we paid tge DP then everything should be fixed.
You know how stressfull it is to get those docs and the time and money you will spend sending the docs via DHL again.
I guess camella homes is numb about these complaints. They just don't care about customers.
We deeply regret that we trusted our money on incompetent and lazy employees. Calling Robert and Era of camella dos rios. I hope the management reads this and di some actions on your incompetence and customer service

I got hospitalized due to high blood pressure because of how camella gsc management offered me a promo which later turned out to be a fraud. I had to call some people to get advise and some higher up from the villar empire to resolve the problem. Prior to the full release of the loan I was promised that they only need the full release of the bank loan for the release of the house for occupancy, the house has been built since april this year btw. The loan was released and I had been paying ammortizations for 2 months already and the house is still not released up to this day because they still cannot issue a certificate of occupancy which is their obligation. The contract I signed stated that the only requirement for the release of the unit is 1) full downpayment 2) loan release by the bank, all were already complied! I made several follow-ups already and it's either they make excuses or they would have to call me after 15 minutes because the personnel incharge is talking to other clients but I would receive no calls from them. The unit has been fully paid by my bank already! Imagine how much stress camella homes is giving me! The camella people in their office are arrogant and liars by the way.

Hi Sir! My husband and I are having the same issues with Camella. We paid the DP in full, in fact 7 months in advance. But they have not started the construction yet. I'm now doing a research on the best approach how this can be resolved because it's causing us a great amount of stress already.

Camella Homes Damage of my firewall because of my neighbors balcony.

Ako po si marivic cabrera owner po ng phase 5 block 7 lot 11 camella highlands baranggay tibig lipa city. Baha po lagi ang loob ng bahay ko tuwing umuulan. Ang neighbor ko po ipinasok ang balcony nya sa firewall ko. Nalaman lang po namin na may butas ang firewall ko noong nagpabakod kami nakita namin ung sa neighbor ko na ang balcony nila naka pasok sa firewall ko. Nireklamo namin ito sa hoa at sa lipa office pero water proofing lang ginawa now after ilang months baha ulit sa loob ng bahay ko. Sa picture po makikita na ang tubig ay pumapasok sa firewall. Magigiba ang bahay ko.

Camella Homes Electrical post! House turn over!

Blk 8 Lot14 Camella Verra North Valenzuela

The meralco post was inside our lot! Very unreliable work done! The stairs are uneven! Water can penetrate on the walls! Ceiling was so unprofessional done, doesn't even know a simple straight line! Walls can be seen with cracks! Roof from outside are left partly not painted!
I HAVE PROOF! Very DISAPPOINTED With CAMELLA VERRA NORTH!

Camella Homes House not built

I paid in full for a house and lot in Davao City over a year ago. I was promised the house would be ready in January 2019. In January they said it would be ready in June 2019. Now they say it will start construction in third quarter 2019 but the roads are not complete so probably they will not start without roads? They keep the money and earn interest for more than a year. They will not refund the money because that is their policy. I think their real policy is to delay unless people will pay extra. Camella has earned more than 60, 000 pesos so far by not building the house. Do NOT buy a house from Camella.

Camella Homes How management will implement rules and restrictions

To Whom it may concern,

I Veronica Kemp, a homeowner in Mandalagan Bacolod City asking begging for help with regards to our problem that we're tackling with regards to our property. To start with I am having a hard time to follow up the problem myself because I am here in the USA right now and it's only my mother who is 60 years of age and my special child with (autism), and my brother who worked 5 days a week leaves in my property.

To begin with my concern, Our neighbor who leaves at the back of our house built an extension kitchen WITHOUT building their own Wall. In short their using our own wall as their wall for the built extension. The Camella management of Mandalagan already knows about this problem and they agree that this is NOT supposed to be happening. Because according to the RULES AND RESTRICTIONS of Camella any extension will be made should build OWN WALL for SAFETY. My family which is my mother and brother together with the current co-owner of our neighbors house (they did not own the house yet since they ASSUME it to the original owner of the house), together with the representative management of Camella and President of homeowners had a meeting back in April. But since our neighbor insisting that they "DO NOT NEED to BUILD THEIR OWN WALL" in the extension that they built, the meeting came into waste. Then when I came in last June for my vacation in the Philippines, since the situation is getting escalated. Camella local management decided to bring the problem in our local baranggay. My vacation got into waste because I have to go to the local hearing and try to make an arrangement with our neighbor in order for them to build their own wall but same thing the Co-owner of the house still insisting THEY DO NOT NEED TO BUILD THEIR OWN WALL.

My questions are:
1. Is there a POLICY in your company of what SUNCTIONS should be done once a homeowner VIOLATES rules and restrictions of Camella Homes Company

2. How you IMPLEMENT these rules and restrictions especially if a homeowner violating the rules especially if it is causing harm to the neighbor

Honestly, I do not want any trouble, but if this situation taking AWAY my Families

1. SAFETY : Because having a DOUBLE Wall serves as FIRE WALL in case of Fire especially if the extension they made is a kitchen which is prone to or high risk for "FIRE"

2. PRIVACY: The DOUBLE WALL also served as a "PRIVACY" to my family. Currently using ONE wall between of us " GIVES NO PRIVACY ". You can hear any conversation if somebody is talking inside the house because we're sharing ONE wall which is the wall we built that they are attached to.

3. Damage my Property : Everytime they grill or hammer something to our wall in their side it causes NOISE and at the same time grouts of our bathroom starting to fall off because of the Direct vibrations it causing. Unlike if they will only build their own wall it will not cause DIRECT VIBRATION.

I have pictures of my complaint but with this system I, unfortunately, cannot attach the said pictures, but I email it to the email states under this page which is [protected]@camella.com.ph

I am hoping and begging for your help since the local Mandalagan Camella Management seems not familiar with WHAT TO DO and HOW TO IMPLEMENT RULES AND REGULATIONS OF CAMELLA HOMES COMPANY

Camella Homes More than 3 mos after the loan was released to them, 10% lang ang na work sa house

They said the only way to speed up the construction is if the house is paid. Now, its been over 3 months since they are fully paid by the bank, only additional 10% was improved. Been emailing and submitting tickets to support but their answers are vague and wont give me a specific date of the target completion. Im raising the issue to HLURB so I get a decent conversation with them. Any other suggestions I could do please?

Camella Homes Cara house

I am writing to relay my disappointment regarding the Cara house block 17 lot 16, Camella Capiz, Brgy. Sibaguan, Roxas City that we have been paying for more than 2 years now. We were told that by December 2018 the house will already be turned over to us, but until now there is no progress. Attached is a picture of our house as of June 2019. We already paid the downpayment in full last may 2018 the. Started the bank amortization for a year we even paid for MRI and fire insurance even if the house was not turned over to us.

Kindly do something about this since we did trust you with our home. We always pay on time and we are OFWs who wishes have our own house when we come home to the Philippines.

Camella Homes House fully paid, camella cannot provide title

I've been following up for the Title of a fully paid house for more than a year. Camella (Erma Sabrina Baling ) advised they will provide it in 6 months but until now they still cannot give the house and lot title. I have been constantly following up but they stopped responding to my emails.

Call for lawyers who can help out. It will be much appreciated.

I jz kept. wondering why no government authority come down hard in Camella, Vistaland and its subsidiaries companies for providing such dismal service. These companies are destroying PH good name and bringing disrepute to d country. Seems bad Management for. many yrs. I fully paid a property in 2017 and till now July 2021, no title, no explanation nothing. I hv no loan, simple transaction, all. paid including taxes which d country loses as the money is hold by Camella for 5 yrs now. surely Income Tax department shud investigate these Companies. Really scary of PH developers

Same issue, I have fully paid last August 2019 it’s more than 2 years but until now the transfer of title is still not ready yet the liaison officer and admin just laughing to me every time I’m following up to there office they are so arrogant .

I have the same case with you. I talk to Erma too and said the same thing last 2019...afterwards, i was turnover to Mary Rose Citron. She said title was lost and subject for reinstitution. I paid my unit las Feb 2017. Now, they never reply to my email. Very bad customer service. As Im still in overseas and cannot coming back home to Philippines, I have no time to check it from HLURB. I’m worried that they used the title as collateral to get a mortgage from bank.

As per camella; a person who fully paid for the house personally; not fully paid by the bank to camella; will get their title within 6months. I got mine within 6 months after fully paid the unit to camella; no bank was involved. In your case, you probably had your unit paid in fully by the bank to camella; now the bank holds the title and u wont get it until you fully paid the bank. Its just like buying a bnew car from the dealer; if you financed through the bank then u cannot get the original OR/Cr until you fullypaid the bank.

You are lucky to have your title. I paid my unit fully at the bank since Feb 2017, and I haven’t got it until now. They said title is for reinstitution and they even reason that due to pandemic, processing become slow. Its been 4 years. I dont think it will take that much time to have the title reinstituted. As per my experience since I used to work in realty before, reinstitution of title might be in period from 6 months to 1 year.

Camella Homes Increase in hoa and water bill

To Whom It May Concern,

We purchased a house at Camella Cupang Balanga, in the beginning they (Camella Balanga Office) said that the hoa dues will be less if there will be a lot of people living in our subdivision, but this March there is a letter that we have received that hoa dues will be increased effective April 2019 because there is an increase of expenses specifically security expenses. We've raised our concerns about this since there is not much change in security of our subdivision and we are trying to ask them where is the increase of expense at and they cant provide us anything. Also when we asked the Camella Balanga manager about a number we can contact regarding this increase in hoa fees she cannot provide us any specific person/number we can contact regarding this problem . Also regarding the water bill, we have asked them so many times why our water bill and hoa are in the same bill, we asked them to separate the bill but they said " tie up water bill and HOA dues are reasonable as per Atty din po na homeowner, since hindi po lahat nakakabayad ng dues". Is there anyone we can contact or talk to regarding this matter? Higher department. There are alot of homeowners have so many questions and complaints but they always say that it will just be forwarded to Camella Balanga to fix this, but the main problem is the people in Camella Balanga Office. I hope someone can help me with this matter.

Camella Homes Delay construction

Dear Management,

I purchased a Mika Model model house and lot in Camella Naga City Phase 3 Brgy Del Rosario. Paid 40% of the total cost since November 2061, but land development and our house was still not finish. Its over delayed and still no progress of the site since today May 2019. They just taking our money without doing a proper action, to think our money that we paid was generating interest for them since they didn't spent it for construction of our house. How cruel this company of yours that by the time of selling process too many sweet promises and after we paid a lot, we are suffering from many complaints. I already raised this issue to Ms. Grace in Camella Naga City but still no good update at all!Hoping that if you can't finish the house construction you will refund the money with penalty.

I purchased a Fatima model house and lot in Camella Monserat Lapu lapu Cebu. Paid 80% of the total cost since 2017 but our house was still not finish in constructing. Its over delayed and only 10% was constructed and still no progress of the site since November 2018. They just taking our money without doing a proper action, to think our money that we paid was generating interest for them since they didn't spent it for construction of our house. While we are paying the interest of our bank loan, they are earning with it. How cruel this company of yours that by the time of selling process too many sweet promises and after we paid a lot, we are suffering from many complaints. I already raised this issue to Abygail Badjao in Camella Fortuna Cebu but still no reply from her side. Hoping that if you can't finish the house construction you will refund the money with penalty.

Camella Homes Substandard materials used

Our house is less than five years old and yet big cracks are very evident everywhere, especially the stairs. We are a small family with young kids and so no, there have been no abuse whatsoever in the "usage" of the house. For a house as expensive as this, I expected so so much more. This is beyond frustrating. And what's worse is your customer service is just frustrating.
