Camella Homes Neighbors/residents/tenants with dogs

Dear Camella,

Have a Blessed day to all of you,

As I noticed everyday early in the morning you can find dogs pooh in the road, unhygienic situation. Residents with dogs on midnight time dogs owners free their pets and allow to go somewhere else just to release dogs pooh and doesn't care after ward anyways their pets are running away from their front door and go else where like public road, other area which is unprofessional action towards safety and cleanliness of Camella roads. you will feel upset imagine Residents are using children park as their dogs releasing pooh area imagine that.

No action from President of HOA here in Camella Bucandala 4, Even to post notice or board stating not to pooh your dogs outside your house.

Its irritating early in the morning when you walk to have fresh air or exercise you just be disappoint.

I hope this matter will bring to your attention.

Camella Homes No house construction.

We purchased our unit last 2018 in Camella Homes Digos. It is already 2022, no house construction, no house turn-over! Mas matagal pa ata ung pagconstruct ng bahay kesa sa pandemic! They will always give you false hopes. If I could turn back time, di na lng sana kami nagpurchase. Stress at sakit ng ulo ung napala namin. Dagdag burden ksi wer paying house rent.

Camella Homes Breach of security and damage to property

Dear Carmella Management.

Yesterday at about 5:00pm, May 13,2022 in Carmella Heights Sta Barbara, we discovered our property that is just about one block away from the main entrance where home owners security are stationed, our single detached unit acquired with camellia with Title, was severely damaged by a person posing as a MERRERA who vandalize our property. In the sniff of the nose of the guards 24 hours on duty, a placard was installed in our property declaring that the property is a private property and no tresspassing... What! Inside a gated village with us as a legitimate owner and possessor... Only that we don't live yet in this house bec it is just one of our property and we only plan to have this house as our weekend vacation house esp that the original owner has not enjoyed it when he purchased it because he died before his planned transfer. He was my only brother and had bought this property bec he himself was an agent of Carmella in his lifetime. (Who ever did this to our property was identified by the guards and the administration. I hope that by doing this act you have thought it well especially that you are well known people in PANGASINAN I heard and did my research... You and your family are well educated people with govt and private positions. Have a decency to face what you want and do not destroy someone's property.) Camella Management and Homeowners, can you accept this kind of Security Breach in your homes, your sanctuary? You are proudly selling serenity to families and investors? I am so shocked. Pls address this concern to us as homeowners and a holder of indefeasible house and lot title by law. Thank you.

Camella Homes Tierra nevada general trias cavite nuisance neighbor

Hi Camella, I would like to file a complaint with regards to a neighbor who is very noisy day in and day out, videokes and regular parties occur in the street also blocking the road. In their home we can see multiple kids, about 10 and 4 adults. 14 individuals in a 20 square meter home, they tend to loiter in the street and make unnecessary noises. Neighbors also complains regarding their vehicles (Including ours) getting damaged by their kids. If there is a celebration, they would invite 50 people and be very noisy all throughout the day Trespassing in our property as well. Is there anything that your good office can do to resolve it? thanks and regards

Desired outcome: At least a formal reprimand letter to inform them to be mindful of the neighbors.

Camella Homes Internet service provider is so slow!!

Camella homes - alangilan - batangas city

Won't allow other internet provider to enter the neighborhood.

Camella only allows streamtech internet - planet to provide internet to the neighborhood. Streamteach has a slow internet connection, un-announced internet interruptions. Classes are now online!

Camella is a selfish company!

(streamtech and camella has the same owner)

As a student I can't attend online classes on-time!

Desired outcome: PLEASE ALLOW OTHER INTERNET PROVIDERS TO ENTER CAMELLA!!

Camella Homes Full refund

Hello magandang araw po sa inyo lahat naway matungan ninyo po ako about sa problema ko camella homes sta.maria bulacan po isa po akong OfW dto sa taiwan po 2018 po namin kinuha ang bahay until now di pa rin nila naibigay 800 thousand na po ang aming na bayad sa camella ang masama pa hndi ko alam na ako ang nakasulat na owner ang buong akala ko ang mother ko eala akong kaalam alam sa mga uspan nila wala din akong perma sa nasabing bahay hndi biro ang hirap namin ng mama ko para lang dto sa bahay na ito nuong 2021 sept nag decide kaming icancel ung bahay para maibalik lahat ng naibayad pero ka sa samaang palad 50k lamang ang ibabalik nila sa amin dahil na din sa sama ng loob pumanaw ang mama ko na wala naiwang kung ano impormasyon patungkol sa bahay hndi ko na alam ang gagawin sana matulungan ninyo po ako hndi lang po ako ang may complains sa camella marami po kami halos lahat ng nabiktima OFW tulad ko sana matulungan nyo po kami

Camella Homes Poor construction and no deed as of yet!

I am deeply concerned about the construction of our home.

Many issues are still existing Mexico Pampanga.

I have taken pictures and sent them to Carmella homes who insist on using there contractor. The brick work is not meeting the official Philippines housing standards and it will for sure crack.

I asked to have it corrected but unfortunately they only covered the cider block over with concrete. Low expensive standard fixings in the house which are falling apart already. Extremely slow construction even before the Outbreak situation.

Desired outcome: Have housing inspectors from the government to inspect the construction. The authorities should stop this nonsense and show Carmella accountability.

Camella Homes Lot 17 Block 20 Brgy Communal Davao City, 8000 Philippines

I purchased my unit on May 06, 2019 and paid P40,000 reservation fee and fully paid the required down payment by May 30, 2020 (within a year) amounting to P769,284. After that I am paying in house until 30% completion is reach as per the requirement of the bank for 1 year and 4 months. Total payments made is already P1,576,998.73. As per contract, 5 months from the start of paying the down payment construction will begin and within 18 months it should be 100% complete and with a year there will be a turnover. I am very diligent in making follow up since I am overseas (in U.S. ). In June 2021, after 2 years and one month construction is still at 15%. I am asking them to have a commitment for the 30% completion since I am also working on securing the bank loan and processing the required documents but there's no any good feedback from the "Engr Apple". They just keep on "acknowledging receipt of my email". I am losing HOPE and its giving me so much inconvenience (financially and mentally). I’ve been very understanding and patient about the COVID-19 Pandemic situation as your reason for construction delays. But I needed a commitment of 30 % project completion as required by the bank for my loan. On August 6, 2021, Ms. Apple emailed me and told that by September or October 2021 30% completion of the construction will be done. However, the promised work was not delivered. This makes me feel that your company are not taking your client seriously and will not like to pursue contract to company with such values. I am losing hope. I wanted to pull out my funds, I already sent a formal letter to terminate the agreement but I received no feedback just "acknowledgement of your email".

I have a buyers’ agreement with the date of the transfer of the possession. As per our contract the project was supposed to get completed within eighteen (18) months after the commencement of the construction. I am sorry to say that your company has failed to keep your words regarding specific conditions and deadlines outlined in the contract and expectation that work will be completed in a timely manner is not met and I already lost my faith in your company.

Hence, please let me know about your process on how to legally terminate this contract and how pull out all the money I paid. I also would like a direct contact to whatever department handling this type of situation so I can start the process legally.

Desired outcome: Pull out my payments and terminate the signed agreement.

6years bago na deliver yong bahay namin. Tapos sakit sa ulo pag nag a fence kana. Camella is the worst. Bahay mo na yan need mo pa permit para sa mga land scaping?. I dont recomend camella to all of my friends.

We almost have the same problem. Am in USVI and the bank loan won't release because no house construction has been made yet and I've made a dp of more than P500k. Their agents and account representatives give poor customer service. They have not given a resolution to my concern and they barely give updates. And am also talking about CAMELLA DAVAO. Ang client pa magsige ask ng updates and ang sagot ifollow up po namin pero you won't hear from them na naman. Cycle of client asking for updates and them replying ifollow up.

Camella Homes DP paid but still no house construction for 20 months

Hi, We purchased our 1st house and lot (Phase 4 Block 15/ lot 3) in Camella Bulakan, Bulakan May 2019 and we finish our DP last May 2020 but until now there's no response from the agents, camella staff, contractor. Mabuti pa ang mga kapitbahay ko doon nag uupdate sakin pero ang CAMELLA WALA! They said because of pandemic, baka naman camella ang yaman nyo pwede nyo pabakunahan lahat ng workers na gagawa sa loob. I'm surprise din kasi ung katabi na UNIT namin ay my pagbabago, matatapos. yung samin talaga wala. I'm so sad, depressed about this. Hindi ko alam sino matatawagan dahil OFW kami. Please help us. Kawawa naman kami mga OFW hindi namin pinupulot ang pera pambayad jan.

Camella Homes Construction of the house is delayed for 2yrs

THESE PROMISES TURNS OUT TO BE A SCAM! Construction of house is stalling and they give false promises. We purchased a house in Camella bacolod South and until now it's not finished as construction have been stopped a couple of times. they said we can move in by July 2021 then extended it to September 2021, but it's almost december the house is still just 80% done. We are just renting and our lease will end on Nov. 30 so we don't have a house to stay in. also we 've ordered some appliances and furniture for the house and will be scheduled to deliver by 1st week of december. They said there are no materials that's why the construction is put on hold and i don't understand why CAMELLA wouldn't have enough materials for the construction because you are a really big company! Your promise is to start construction after we are done paying for the DP and for us to be able to move in after 8 months. I get that we have a pandemic but I know u resumed construction Dec 2020 last year.
MY POINT IS, WHY DO U STOP CONSTRUCTION? WE NEED TO MOVE IN THIS DECEMBER! Also, since 1st week of November we were going there almost everyday and NO WORKERS WERE THERE! NO CONSTRUCTION AT ALL!

Desired outcome: WE NEED TO MOVE IN THIS DECEMBER SO THE HOUSE MUST BE DONE LAST WEEK OF NOVEMBER

I am also waiting for turnover, supposedly last Oct.23, 2021, in Davao. Camella postponed it because it needed to be inspected more before turnover. They said before the year ends, but it is just a week to go.

Camella Homes Incorrect House Structure

Date of incident: 10/9/2021

Issue: Marketing Agent Misrepresentation and incorrect house structure

We purchased Ezabelle house (single firewall) in Camella Vita in General Trias, Cavite. It is expected that the firewall of our house should not be attached to other properties or structures. However, upon visiting our property, the house that was built is a duplex house (two house that is sharing with one firewall).

Aside from that, the marketing agent during the time of reservation did not mention that the property we selected will be attached to another house. The marketing agent assure us that our house will be built the same as the demo house.

I am demanding to the company to fix this issue by reconstructing our house as what is described to us during the reservation.

Is this block 20? Nabili ng kapatid ko yang katabi, single firewall din dapat pero pinag dikit nila. Nagkamali sila ng construct jan, kung anu ano rason ng agent para lang hindi ma refund, tinanggap nalang at wala na magawa. In-assure din kami na single firewall yang house kasi parehas kami ng kinuha Ezabelle kasi dapat magkadikit mga bahay jan, iniba lang nila kasi single firewall gusto namin.

Camella Homes Amenities concerns

The Camella Verra North located in Bignay, Valenzuela almost 100% are living here already and yet the amenities they promise like pool, playground and gym are no where to be found, aside from that there were no street lights, drainage are clogged, we are very disappointed on how our subdivision has been handled, we appreciate if there is some who can answer our complain as our developer are only repeatedly promising according to our BOD but no action has been made, you can reach on my cp # [protected].

Camella Homes House design and construction

We bought a house through this developer. It is worth Philippine Peso 2, 632, 000.00 We already paid at least 653, 000.00 for the down payment and the rest through bank loan. But when we check the house unit, it is so not worth it! It is so disappointing! The agreed aluminum steel window is not done for all the windows, they used jalousies in the back window plus the window frame is not even! The door knob for the CR is not even okay!

Desired outcome: I want it fixed before final house turn-over.

Camella Homes I will complaint my unit in Camella. DAVAO PHASE 2 BLK 21 LOT 28

I will complaint my unit that I reserved last 2017 and I fully paid the downpayment from Jan to Dec 2018 and by 2019 I continued payment amounting to more than 1 million pesos but till now my unit still in 35% done and till this day September 12, 2021 there is no process in the construction and it was abandoned. I've talked to Engr Apple regarding the issue she simply says that she will work for for it by July or August but then it's all lies because the house still the same nobody work on it. As you can see the unit you will be disappointed because the unit looks like a house in a squatter area and you will see the materials used was a recycled or I don't know how to describe it very degrading in my part to. Look my unit like that. Pls do check and I can send my pictures on it. And all the employees of camella davao were not accommodating and doesn't entaintain the clients. Walang mga paki alam parang walang makitang tao.

Desired outcome: Pls do me a favor to fix that house soon and pls used the right and standard quality of materials pls

Camella Homes Contract To Sell and Lot Measurement

Dear Camella,

Good day!

FYI I have been requesting for my CTS but I was told it was missing.
I acquired the house year 2017 and to my surprised there's no CTS when we first requested.

So what they did was to let me sign a new CTS again June 2021 but until now after multiple follow up CTS is still not available.

Another concern is the lot measurement, kindly measure again my house to confirm that it is exactly the same as I bought,

Camella Homes Fraud / false advertisement / deception

Part of Camella's marketing strategy is giving away free gift checks (30K All Home GC) once you avail a unit. Come loan release, this committed GC was not given to us as they now insist that it is only applicable for Bank Financing. Our loan term is in-house, which now they say is not covered by this promotion. This was not disclosed from the onset, and not written in any document.

Desired outcome: To be granted the GC they have committed.

Camella Homes Intermittent interest not agreed upon

Greetings!
I am writing this letter to request your good office for the waiver of my interest payments starting from January to July 2020.
Here are the facts of my case:
1.       I finished paying my P100, 0000.00 equity for Brielle Townhouse- Lessandra.
2.       I decided to continue paying my monthly payments from January to July 2020, thinking that this will be applied against my principal.
3.       In July 2020, I went to your office asking how to proceed with the loan or bank financing. However at that time, I was informed that BDO cannot process the loan since the house has not reached 5% completion.
4.       I asked the cashier if I can pay a lump sum to lower my principal. It was then that I was informed that out of the P10, 000.00+ that I was paying monthly, only 10% is applied to the principal amount, or roughly the interest comprises of 90% out of the total payments. I paid more than P60, 000.00 in 6 months, and Camella decided without informing me to deduct P55, 000.00 as interest.
5.       I told her, I was not informed about this, she said that this so called intermittent interest was just applied this year, 2020.
6.       I asked her if I can talk to the person-in-charge, but she said such person was not available.
 
Now I am asking for your consideration regarding these questionable interest based on the following grounds, to wit;
 
1.       No Consent from the undersigned.
 
There was no consent on my part, I have not consented to this intermittent interest, in fact I only heard it in July 2020, moreover, the broker who facilitated my transaction and who was with me at that time, didn't know either of this interest. Under the Civil Code of the Philippines, Article 1318 provides that there is no contract unless the following requisites concur, one of them is consent of the contracting parties.
 
Hence, there was no meeting of the minds because I have not concurred to this interest.
 
 
 
 
2.       The intermittent interest on the Contract of Adhesion, is obscure, and was never explained.
 
Now it may be argued that it is stated in your contract, but I don't have a copy of such contract, and this intermittent interest was never explained to me. I was told that everything will be explained once there is signing of the loan contract, which has not happened yet in my case.
 
In the case of Polotan v CA, GR No. 119379, the court held that, "a contract of adhesion is one in which one of the contracting parties imposes a ready-made form of contract which the other party may accept or reject, but cannot modify. One party prepares the stipulation in the contract, while the other party merely affixes his signature or his "adhesion" thereto, giving no room for negotiation and depriving the latter of the opportunity to bargain on equal footing."
 
In addition, "any contract which appears to be heavily weighed in favor of one of the parties so as to lead to an unconscionable result is void. Any stipulation regarding the validity or compliance of the contract which is left solely to the will of one of the parties, is likewise, invalid."
 
In this case, this intermittent interest is left solely to the will of Camella Homes Gensan, there was no explanation given or warning given to the undersigned about this clause.
 
Furthermore, the provision on this interest is obscure and ambiguous and not susceptible of reasonable interpretation. This is a technical term which is beyond the ken of an ordinary layman. I have already searched in "google", the term "intermittent interest", but I was not able to find its meaning.
 
3.       The 90% interest charge of the monthly payments is oppressive and unconscionable.
 
The legal interest rate in the Philippines is only 12% per annum.  Under Central Bank Circular No. 905, "the stipulated interest rates are illegal if they are unconscionable". The court held time and time again that interest rates may be voided if it is unconscionable. In addition, the interest is oppressive since the representative claimed that there was always this clause on every contract, but it was only applied in the year 2020, Camella never applied this interest scheme before to anyone. 90% of my payments was applied to interest while I was led to believe that I was still paying to reduce the principal
 
4.       Imposition of interest when there is breach of contract on Camella's part.
 
As far as my understanding permits, my obligation is to pay Camella Gensan the monthly amortization, and Camella for its part is obligated to construct the building. However, Camella started imposing penalties in January 2020, when in July 2020, it has not yet completed even 5% of the building. I was informed in July 2020, through their cashier that I have to prepare my documents for the loan in BDO, but at the same time, the loan cannot proceed, because the building does not have 5% completion.
 
Under the law, a breach of contract is defined as failure of any party to fulfill the terms of a contract without a lawful excuse. Clearly, since Camella was not able to fulfill its obligation, it committed a breach of the contract it made and should not be allowed to impose interest either for my alleged failure to sign a contract of loan, when in the first place, its non-fulfillment of the obligation, is the cause why I cannot proceed to process the loan agreement.
 
5.       Interest Imposed amidst pandemic
 
As earlier stated, it was only in 2020, when Camella started to implement this interest. The undersigned urge Camella to reconsider the implementation, because the whole world is experiencing the effects of COVID-19 during these times, particularly, the City of General Santos implemented a hard lockdown from March to May 2020.
 
6.       Good Faith of the undersigned
 
The undersigned fulfilled the payments, and even offered to pay a bigger sum to reduce the principal amount. If I have been aware of this intermittent interest, I would have not paid to Camella directly, and waited for the bank and Camella to finalize the loan agreement. That way, Camella would not have been able to impose such interest, and the payment I made could have been paid directly to the bank as lump sum to reduce the principal.
 
Before the issue of interest, the undersigned has been consistently trying to contact Camella and paying the obligations. It was only after knowledge of this interest scheme, that made the undersigned disappointed for lack of understanding and action on Camella's part.
 
7.       Breach of contract
 
It was established that Camella failed to complete 5% of the house unit, thereby, making it the sole reason why the undersigned cannot proceed with the loan
 
I feel like this interest scheme is a scam that should be look upon by the administration. I believe that prior to advertising an affordable home, Camella should inform their buyers of such policy as to avoid future conflicts with the would-be buyers.

P55, 000.00 as payment for interest, which is not even my fault, since Camella did not build a house yet so how can I contract a loan, is too much. P55, 000.00 might be nothing to you, but for me, a mere government employee, this is 3 months of hard work.

I have same issues as Abby888. This is about a Camella house and lot purchased in Davao City. I was encouraged to pay more after my down payment thinking it would lessen the amount of the principal. When I asked for the statement of account, I was dismayed at the interest they deducted on my payments. I was told I was approved for their 8% bank financing when I don’t have application for such. I was told to file for waiver of interest and up to now, I haven’t heard of a response. I’m at a loss now if I should continue to pay my monthly’ amortization’ when the payments with interests are still in question?

Hello! Even if you wait for the bank loan release, they will incur cost for penalties and interest. Since we have an approve bank loan application and now on the loan release status on the bank, they cleared all the penalties and interest. But when we decided to transfer our account to someone so he can continue the payment, Camella would like us to pay for the interest. We're coordinating it with them but until now, they can't give us an explanation. We're too tired to communicate with them and can't handle the company's inconsistencies and negligence anymore. I've filed a complaint in HLURB and still waiting for their response. I'm suggesting you to do the same because you're complaint with them will stay as complaint and nothing more.

Camella Homes My loan matured already from cbs

I have a unit in camella leyte this is in house facility payment. My loan is matured already last may 2020 after 10 years, I dont have any pending payments. Until now I am communicating with china savings banks but they keep on changing requirements that until now they are not releasing my original loan documents.?

Cbs doesnt have the copy of my camella cts? What a bank. And when I asked them a copy of my cts they have my condo cts which is never connected with my loan? The bank answered if the developer doesnt have the cts they make a new one! Whatttttttttttttttttttttttttttttttt?

Now, I am asking help on the developer which is the camella leyte but they are ignoring my enquiries. They answers enquiries by ages and when they do, they are out of topic.

Are they still have obligation on my - unit?

Ms arfe used to answer my enquiries but not she was transferred to cebu and she informed the representative which is ms melodie but seems none of them are capable.

Actually this is not the 1st time camella, I regretted buying this unit from camella - a lots of problems after the down payment until now, not only that, I have wasted a lots of time and money throughout the course of my whole complete payments.

For me, I want to know everyone who want to take any camella units - please study first. Camella they are not worth. After they got the targets and sales. They dont care at all. Specially to those people in the office. Seems lack information and a mixed of arrogants. I am not saying all of them. I pity those who are working hard few of them only camella is hiring.
