Loan Modification ripped off and mislead

I got ripped by mason, gretchen and their agent residential pacific realtors. They promised to lower payments and reduce principle but didn't do anything for me at all. I tried asking their agents RPR but unsucessfull. if any one is trying to file class action lawsuit I will Love to join.

I was skeptical to say the least when I first signed on with this firm. All I heard on TV and read was not to hire anyone to do a loan modification. I had no other choice. I had to hire an attorney. I had eight days before my house was going up for sale. I visited their office and made sure they were for real. I met the attorney, John, and for some reason he made me believe that I would be able to keep my home. I just received my modification three days ago... Legal Debt Solutions did what they said they would. I asked if I could get a principle reduction and they were upfront and told me the chances of getting one was not good. They told me that Bank of America rarely reduces principle. They were right. BofA did not reduce my principle but they DID cut my rate in half.

Try calling The Habashy Law Firm and Legal Debt Solutions. They did my loan modification and i have referred them a few of my friends. We are very glad that we signed up with the right firm. Loan Modification scam money

They scam me out of $1000.00 I gave them to save my home. The home I have been in for the last 15 years of my life. After the fact, I called BBB they gave me an F+ rating on this companies. I have called, and called to get my money back, all they were doing is giving me the run around. From Gary Arnold, Rich, Greg, you name them. This company now has change the name to Gretchen Fox & Assoc. LLC, with the same employees. What ever you do do not do business with this company. What I can not understand how they let a company in business like this, change from one name to another. What is so sad they have a guarantee of a 100% refund for the service if it do not work out. That was one of the reason that attract me to this company.

LOAN MODIFICATION SCAMS AND RIPOFFS CLASS ACTION

Have you been ripped off by a loan modification company? Were you scammed, lied to or defrauded by a loan modification company? Our law firm is fighting illegal and non-compliant loan modification companies and seeking injunctions to stop them from continuing their illegal activities and also seek money damages to make you whole. Here are some of the loan modification scams we are seeing. If you have been a victim of any of these activities please contact us for a free consultation. We will look up the loan modification company and see if they are properly licensed to engage in the loan modification business. In addition, we will scrutinize their activities to see if they were negligent in performing loan modification services.

(1) Non-compliant company loan modification scam: In order to perform loan modifications in California a Broker is required. The California Department of Real Estate ("DRE") has declared loan modifications to be a licensed activity. As such, a Broker's license is required and any salesperson working under the Broker must also be licensed. In addition, loan modification marketing, solicitation, processing and negotiation has also been determined to be licensed activity by the DRE. We will investigate your company to see if they are properly licensed. If not, we will seem an injunction preventing them from engaging in the loan modification business and seek to prevent future loan mod scams by the unlicensed or non-compliant entity. Note: If the Broker accepts an advance fee (charges you a fee for the service) they are required to have a loan modification contract that has received a letter of non-objection from the DRE. There are only a limited number of companies with an approved advance fee agreement (we will investigate this).

(2) Attorney-backed / Attorney-based loan modification scam: This is the new flavor of the day in loan modification scams. Attorneys are lending their names and credentials to a loan modification company (which may either be properly licensed or not). The Client thinks they are hiring a lawyer and that they have put their foreclosure issue in the hands of a qualified attorney. In many cases, the Attorney either does not exist, or merely lended the broker the use of the name, address, and merchant credit card account so that the broker can bring in loan modification business by holding itself our as a legal entity of sorts. Both the California State Bar and the DRE have tried to warn both brokers and attorneys about this very questionable conduct that raises issues over attorney fee splitting, partnerships with non-attorneys, circumvention of the California Foreclosure law, and violation of the Attorney-Client relationship. Be very careful when thinking about going with an "attorney based" or "attorney backed" firm. Ask yourself why you wouldn't just go straight to an attorney.

(3) Take the money and run loan modification scam: With the Internet any scam artist can hold itself out as a real company. We are seeing more and more loan modification companies that appear to be operating covertly, in violation of State licensing requirements, and these companies may even be offshore. Do not contract with any company if you cannot verify their physical address and telephone number. Once you give them your money you may not see or hear from them again. Even if you receive a mailer piece from a company that looks to be a legitimate loan modification company, proceed with caution and prudence. If you have been scammed or ripped off by such a company please contact us immediately.

(4) False promises loan modification scam: Did your broker or attorney-backed/attorney-based company promise you something they did not deliver (ex. principal loan reduction, guaranteed loan modification, 100% money-back-guarantee, etc.) and fail to deliver? If so, they may have either ripped you off (fraud, deceit) and/or failed to properly process your loan modification (professional negligence). Many loan modification companies will hold themselves out as "loan modification experts" or "loan modification specialists" even though this business is fairly new and even though the loan modification company may have had no special sill, training or experience in this field.

(5) The loan audit that never happened loan modification: Many brokers and attorney-backed companies are representing that they will get your loan modification processed faster and more efficiently and get you a better loan modification because they will have a "loan audit specialist" or attorney or law firm conduct a forensic loan audit. We have seen many cases where either no loan audit is performed or a lousy one paragraph summary is provided that makes it questionable whether or not the loan audit was ever performed. Especially in regard to Option ARM loans and NEGAM loans we would expect a more thorough loan analysis.

This is just a short list of the types of loan modification scams, frauds, rippoffs and negligence we are investigating on behalf of our homeowner clients. If you feel you have been lied to, cheated, ripped-off, abused or neglected by your loan modification company, please contact us.

Loan Modification Unhappy with Service

In early July 2008 we contacted People's First Financial Services to help us get our mortgage loan modified. We were sitting at 9% interest on an ARM and were already behind by one payment. Mr. Allen White told us that in order for People's First to act on our behalf we would need to send them approximately $ 3, 000.00 and various financial documents and financial worksheets to get them started. We were instructed to stop paying our mortgage in the interim as they (America's Servicing Company) would most assuredly roll any missing payments into the back of the loan. We have made numerous attempts to contact someone at People's First who could answer our questions or give us much information as to what the status of our account was. We finally decided last week to contact a local realtor for advice. We found that due to the amount of time that had elapsed and the number of delinquent payments we had one option and that was to short sale our property and move on. We have decided to do just that but would like to make our dissatisfaction known so that hopefully no one else goes through this. It has been an extremely stressful situation for both my husband and myself. We had to scrape together the initial $3, 000.00 to pay them and feel that we deserve a partial refund of our payment as they did not help us with our loan. I did get a call today February 2, 2009 from Corrin Francisco informing me that our mortgage company had cancelled the foreclosure and were willing to discuss the modification. I do not believe that People's First Financial has lived up to their initial promise and would not recommend them to anyone seeking help with their mortgage issues. We will now be selling our home in a short sale and moving on with our lives. Hopefully it will not take years to rebuild our credit but I fear it will take a long, long time to repair the damage.

Loan Modification NOT a Trustworthy Company

FLM Law Center (also known as FedMod or Federal Loan Modifcation Law Center) truly is not a trustworthy company. As of 1/27/09, The BBB rating has FLM Law Center at an 'F' RATING FOR ALL 5 OF THEIR LOCATIONS. Seriously, go to the link at the Better Business Bureau's website and see for yourself: http://www.la.bbb.org/BusinessFind.aspx?Source=1
Or just go to the website at www.la.bbb.org and then type in FLM Law Center - you will see it for yourself, an F rating for all of their locations... and the complaints on the BBB site are very recent. Some of the posts from their Clients state that they never heard back from FLM Law Center after they paid the company their $2500-$3500 and some of the homeowners said they ended up losing their homes to foreclosure because FLM did not perform. It is absolutely horrific to see this company's complete lack of ethics and morals, preying on people in this way. Hopefully they will be put out of business and shut down soon.

The USMAC LAW GROUP convinced me to pay $1, 265.00 to get the process started for a loan modification on my house on 5/29/2017.
I received an invoice showing the deduction and the balanced ($2, 530.00) they showed I owed. Due to family issues, I called back and spoke to someone by the name of Robert to refund my $1, 265.00 which would me myself backing out of the process, he assured me that it would be no problem and that I would get a call when it is processed. It is now 5/14/10 and I have yet to receive a call or a letter. When I try to get a hold of someone no one answers.
What do I need to do to get my money back or is this the end? Did I just burn my money and cant put it back together?

In the final stages of getting my loan modification worked out. Now I find out that this morning the company no longer exists. I trusted and paid Modify Utah $3000 to help and represent me lower my current mortgage payment. I am now in danger of losing my house. 8 months I've dealt with them and they dont even bother letting their customers know they are shutting their doors. What to do? Hire an attorney and pay another $3000? This is just a nightmare!

As in financial hard times, and poor values with homes...this group was advertising re-modifications for mortgage loans.

So I called, he said to bring in all your paperwork, for a no obligation consultation, but mentioned they required a non-refunable fee to move forward of a $1000, and additional $2017 if I agree to a modify once approved by the mortgage company.

Well here we go, they talked about all the work they will do for you, and the benefits in hiring an attorney! So It sounded good...I have a 1st and 2nd mortgage on the home, the 2nd has a higher rate for only 7 years, then raises, so this one I was more worried about than the 1st ...so here is 8 months later, and the efforts on their part is far short than what they promised! They faxed over my paper work to the 1st mortgage, and did nothing on the second because...for every week was getting calls from the 2nd, and asked them if my attorney called, that had no record of calls...gee that figures! The attorneys never called me to keep me posted over any period of time, I had to call them all the time, always got voice mail, maybe once i got a live attorney, then asked to check on the progress! They never had a good answer, except it takes time...

So my take on this, they took a $1000 dollars from me...so far all they did was fax some docs over, which you can do yourself, and they made a few calls, which I was doing myself anyway, and on the second...THEY DID NOTHING FOR ME, NO EFFORT! which I thought that`s why I hired them in the 1st place!

Now that I`m in a 3 month trial period, the one attorney said they will be attempting to collect on the remaining amount of $2017 in regards the contract that I signed which is totally in their favor for the additional $2017. So now thier forcing me to pay a total of $3000 for a couple of phone calls they made and faxed paperwork, and nothing on my second mortagage! What is this, nothing but a joke, or scam of money from someone? How is this not a complete scam? Rip-off? Very little effort from them, fell short of what they promise! No promises on my second, I`m in a 90 day trial period...and they want thier full amount for thier help?

Lisa Madigan ATTORNEY GENERAL FOR THE STATE OF ILLINOIS, even said herself, do not give money upfront a few months back on the air! Which unfortunately was too late for me, since I signed 8 months ago and she said this was a scam from people that are looking for money up front for re-modification loans places to require money upfront.

So learn from me...do not sign anything that`s in favor of them, AND MAKE SURE YOU PUT IN WRITING, THAT YOU CAN CANCELL THE CONTRACT AT ANYTIME, WITH NO FURTHER OBLIGATION OR MONIES OWED, your the customer, paying them, its only fair..that you can cancel anytime with no further obligation!

This is your way out if your not happy with the service they promise, or lack of effort! Protect yourself...I could of done what they did some calls and fax paperwork over to the 1st mortgage and do nothing with the 2nd and saved myself $3000 grand!

I will be filing a complaint with the Attorney General's office!

This company is the worst of them all...They don't care about anything other than getting your money. The so called people working on the cases are "Circus Lemonade" total rookies. My grandmother can do a better job. I paid 3500 and they made 1 call to Country Wide. That's all... Bad carma runs deep...very deep...My sales rep John Shafine sounds good on the phone, but he runs with the slugs, he promised me sooo many thing and as he said "It takes about 4to 6 weeks" and his top notch Wendy Wells knows what she is doing...She is slime...And so is this company along with Rick Rainere or Rick Raner . I live out of state, and plan to visit Irvine. Court house and persue this company and everyone involved. I have enough backing to do this...Stay tunned...

Mason capital group is a fradulent company that should not be doing any sort of buissness at all. they mislead homeowners by telling them that they can save their homes from foreclosure when actually they do not do anything but, get your home foreclosed on due to their irresponsibility and incompitence. They have violated many laws regarding loan modifications and action must be taken against them quickly because many other people have been scamed by this company.

emailed sent on 9/23/09 and still no answer. sent a letter to the email on line sna forwardered a copy to Stephani Gunnel (ULG) and still no answer. I'm so afraid and not sure what to do now...

I’m writing you this email as we have just been through several days of loss at our home due to the rain and floods in Georgia.

On Monday 9/21, I was on my way to work and was caught in a flood in my minivan and now my van is totaled and then Monday evening, our home was flooded and our property was also flooded due to the extreme heavy rains and the Yellow River Dam breaking.

We have had to use all monies that we had saved for the house (mortgage restructure) to survive this disaster at this time. Should you need information regarding claims filed (car, home, flood insurance) our Insurance Company is State Farm and our agent is Mack Neal [protected].)

This year (2017) has been the most stressful and year of events that can take hold of someone’s nerves.

Please call me at work [protected] as we have no phone at home at this time either due to the flooding, to confirm receipt of this email and what do we do at this time now…

i stress my situation and ask for help. to a Get approved for a mortgage loan modification for 19 mo i call and call and everone said the same thing wait for the program that is why we are behind on the mortgage. me and my family have bein lie to by countrywide and bank of america . i have a bad hardship case went i lose incomes for 3 month .compary keep said wait for program that will be approvedto you plese help.

Scammmmmm. Cannot contact them, cannot get a response. i filed a complaint with the Michigan Attorneys Office, and I suggest everyone else do the same. That is the only way these ### will ever be penalized. Their website has mysteriously changed, and the only thing the "new company" will tell you is to direct all refund requests to savemyhomeusa. BS! Fight! Complain, complain, complain. And if anyone is in Michigan, Madison Heights specifically, maybe you would have more luck talking to someone. Also, I suspect that LM processing is involved with the scam now as well, so don't use them either.

Contacted by Staci Brown, Adam Jensen, Dexter, of Fha All Day. I sent 2900.00 personal check and my information regarding a loan modification. They sent me a fax letter stating that if they were unable to get a loan modification for me I would get my money back. This process started in February 2017. I have had several conversation with several different people. The last contact was with "Dexter" who stated that he would handle my loan modification. I have not heard from nor has "Dexter" returned my phone calls since May 15, 2017. I contacted my mortgage company and they said at this I need to get my money returned from FHA All Day that I can use to do a loan modificaton with them.

HSBC Corporation is selling my home on Feb 23 2017 I have never been served any notice of foreclosure, notice of default and I am only 3 1/2 months. I have every receipt I have paid to my bank.I always pay my payment with a bank transfer and get a confirmation number. I am in the process of a loan modification. I went on line to look my home and found out it is being auctioned off in about 5 days. HSBC does not even my mortgage. I asked them for the note if they really own it and they sent me a fraud copy. The dates are not even correct.

They are stealing my home and selling it to get the real note. I didn't tell them I have the Note, HSBC is not even the services of my loan any more. What HSBC is trying to get away with is a free home they don't own.
If you have any questions please call me I keep very good records. My last payment was made in Oct. of 2017 when my loan was sold. I am currently working on a loan modification that HSBC was to forward and it all seams like a big fraud to get my home. I did not stop making my payment, my Nov. payment was sent back in the form of a cashiers check. That only puts me behind 3 1/2 months. HSBC [protected] Buffalo NY
Stop fraud and quite trying to sell my home. It seams like they are selling it to get clear title of the note. If I lose my home do to fraud that will hurt my family I live here with 4 children and my wife. They lied to me to sell my home when I have a family and was making my payments. I think they should be criminally charged. I have lived here 11 years and now it is being sold when I am being told I have been approved for a modification with another bank and a payment of around 600.00 a month. I have been waiting for a letter of where to send my payment and they were foreclosing at the same time. I know they do not have my note, I looked up who owns my mortgage now so I could start making payments again. Tell them to send you the note the one they sent me was a fraud and I have the real one.
All I want is what I was to get my modification at 3% with a payment of 628.00 with the Nov. Dec. Jan. and now Feb payments put on the end or forgiven. I think they owe me a lot more because of the trying to just take my home, I To find out after a loan Modification they are still selling 1 month later. This company sold the loan then they still have it then they are the servicer then I get a loan Modification and go through the paper work and now they are selling without telling me. What are they doing. I call and enter my loan number on hold for ever then forewarded and disconnected, or told my new loan company will be calling me and will send my new loan statment. This is on purpous, they are waisting time just to sell my home HSBC doesn't even have the real Note. It is a complete fake.
I have the note and theirs doesn't look anything like it. Looks like it was made in Word or somthing like that. I want to sue if I lose my home after all this stress. I have been sick over this. I can't sleep, I worry all the time, I don't know where to send my payment and time keeps going by. I have never gone through this much stress in my life. My wife tells me to stop worring so much it is making me look older. I don't know what my family where we will go after 11 years this is my family home. I feel like they think this is some kind of joke.
Let them lose their home with a family of 4 kids and a wife that counts on them for a roof.
