Flagstar Bank Fraudulent/deceptive loan officer practices

On April 13, 2023 I began email correspondence with a Flagstar Loan officer to discuss options for reducing impact on my finances as the interest rate of my HELOC was steadily increasing and the payment was becoming too high.

On May 5, 2023, I met with a loan officer at the Monticello, IN Flagstar branch to discuss options for getting a new/different loan to pay off my HELOC as the interest jumped from 6.4% to 11/74% over the course of a few months. During this interaction we discussed various options including opening a Flagstar credit card to move other debts and reduce monthly bills. She explained that the credit limit was going to be much lower than what was needed to make any positive impact on my situation, and I told her if the limit couldn't be higher then I didn't want the credit card.

We corresponded via email a few more times over the course of the next week or so to discuss additional possible options. and on May 24, 2023 I had received two sets of loan documents, for different amounts and for different rates, and she was asking me to send one of them to her. I emailed the loan officer and expressed being frustrated and confused and asked her what these loans were and what needed sent back to her. I received no response.

On June 2, 2023 I sent a follow up emailing asking, again which papers I was supposed to sign and send back.

On June 5, 2023, she finally responded and told me both loans were denied and that she was going to continue working on it again this week. I never head anything again.

About two weeks ago, end of November 2023, I pulled a free credit report to review everything and make sure things were good. At this point, I noticed a new credit account had been opened for about $600. This account had never been used, and I could not recall what it would be. I looked deeper into it and found that this credit account was opened on May 5, 2023 and it was a Flagstar Credit card.

I went back to the emails between myself and my Loan officer discussing the credit card option. On May 11, 2023 she told me that adding my fiancé's (at the time) income would help increase the credit limit and told me I would need to cancel the credit card application on my own. I then noticed that her email to me had two additional emails under it from underwriting and in her email to underwriting on May 6, 2023 she stated, "Please do not send the cc to the customer as she thinks it has been cancelled."

I was never able to cancel the credit card because I never received one to cancel.

Now, because of this new open account, coupled with loan attempts from the same day my credit score has dropped making it impossible to get approved for any kind of loan that helps me get away from Flagstar.

I also want to add that during our correspondence, I made statements multiple times about fears of harming my credit during this process, and every time she assured me I would be okay. I had a credit score of 705 when she started her nonsense and now my score is 633.

When I spoke with the branch manager to ask if there was anything Flagstar would do to help fix this situation she assured me she would investigate the issues, I forwarded her every single email between the loan officer and myself, and currently the best I have been told is, "I likely can't do anything to help your situation, but I hope to be able to prevent other customers from experiencing this in the future."

I will NEVER bank with this awful company again. I truly feel this bank should be shut down for their long history (from what I am gathering) of seriously unethical practices and numerous consumer's rights violations.

These actions played a significant role in my credit not allowing me to secure an additional loan to pay off the HELOC. The HELOC interest rate increased.5% during the period of time I was communicating with the loan officer.

Currently, the interest rate of this HELOC is so high that we have had to use other credit cards to cover expenses to ensure we are financially able to cover monthly bills and other necessities for our family of 6.

And because of these issues, it will be at least another 6-12 months before I will be able to get out from under this loan and will continue to pay outrageous interest and unable to pay toward the principal of my original HELOC. This year alone, I have paid over $3800 in interest to the HELOC and not one penny has been applied to principal. I am not even sure how to calculate accurately the true impact.

DESIRED OUTCOME - additional as it does now fit in the provided box

As an additional courtesy, I also feel Flagstar should remove any activity reflected on my credit report from the year 2023 as all of this impact was a result of fraudulent/deceptive/unethical practices by their loan officer. Due to the lack of timely, honest communication, by the time the interactions ended my interest rate increased an additional.5%-further impacting my family financially and making it even more unlikely for me to do anything to stop the bleeding.

Claimed loss: The argument could be made that this will cost me thousands of dollars, not to mention the mental health impact of the financial struggle that my family is facing.

Desired outcome: I would like the credit card account to be closed and removed from my credit history.

Flagstar Bank Mortgage customer service

I called to inform them I am in financial difficulty due to unexpected emergency medical bills. The woman Laticia who was speaking to me, never got to this part of the call. She had wrong information when she read off what she believed to be my phone number and other details. She had them wrong. I asked for her name and after very little back and forth I pointed out it wasn't clear who she was and who she was working for but her information was clearly wrong, and I had my accounts page visible which showed the bank has the correct information. As soon as I said it was a red flag, indicating more due diligence was needed, she hung up. I called back and got her again and I refused to speak to her. It's frustrating because I am trying to do the right thing.

Desired outcome: Ther ability to speak to an adult at the bank to resolve the issue.

Flagstar Bank Mortgage loan incorrect amount

Unethical business practie complaint to resolve my mortgage loan
Originated Mortgage loan on December 19th 2019 for the amount of $356,816.04 (see attached)
On February 21st, 2020, my loan balance was $355,694.24 with a 12 month forbearance for lose of job that should have been taced on to the back of my loan

On March 13th 2020 Flagstar added an additional loan balance of $40,700.00 as a second loan (this is incorrect) (see attached) taxes and escrow at a discounted rate (please see attached escrow statements straight from Flagstar)
Making my loan balance $389,665.94 on April 01, 2020, which is $32,849.90 MORE than the origination loan amount…. (See attached Flagstar documentation)

03/01/2020 the unexpected Pandemic Hit jeopardizing both my business
By January 2021 due to the impact Covid took on my business I was forced to close them. And received help from Rhode Island Homeowner Assistance Fund.
RIHAF (Rhode Island Home Owner Assistance Fund) approved me and deposited a direct Mortgage payment to Flagstar Mortgage in the amount of $49,149.90 (see attached Flagstar mortgage documents) on March 1st 2021- However Flagstar had the money but did not apply the $49,149.90

Had they applied the payment I would have started back at a zero balance and would had been able to restart making my mortgage payments. That never happened.
In July 2020 an additional expense of $30,763.02 was added to my loan balance and $19,000 was added into an escrow that was never given back to me or applied towards principal balance.

Since February 01, 2023, I applied yet again for a modification as my loan had never gone back to a zero balance to resume payments due to the errors made and payments no applied. Each Month I applied for modification I was told to go back to RIHAF to see if they will give me more money, I have reapplied for a loan modification each month since January. Most of the time they would not review the loan within the 30 days even after calling daily. I have been told each month that my loan is back in foreclosure, and that I have missing documents each month however I have not, (copy of loan documents and proof of signed delivery available as well. I work at a bank, and this has adversely affect my credit, my job status and my future.

At this time, I believe the original loan amount was $356,816.04. After being in an APPROVED COVID forbearance AND receiving RIHAF funds of $49,149.90.
I believe the INCORRECT current Mortgage balance is:
$422,415.82 which included the outstanding debt of at least $32,849.90 from the date of the RIHAF payment of $49,149.90

The estimated correct mortgage balance should be:
$331,667.04
The difference of $90,748.78 (estimated)
I would like to report this agency and I would like to have my loan mortgage reflected to the correct balance with the payment of $2,105.52 per month. Or a check cut for the difference and the money that was unnecessarily put in escrow and/or added to my loan balance incorrectly.

Please accept this letter a complaint filed against Flagstar mortgage and please help me get this resolved. I am unable to make payments and unable to get a modification and unfairly getting put into foreclosure, the exactly and stress it has caused myself and family I am able to look past unless I need to get an attorney.
Please let me know what will done about this and how it will be resolved and by when.

Flagstar Bank Insurance claim

I still have remaining funds that are being held because the adjustors report is saying that I need the gutter down spout prime and painted! I have never had gutters on my home. I called to speak to them and this lady is very sarcastic and rude. I have an insurance settlement stating that they are to release all of the funds and they have not. I do not understand all of the insurance policies etc-- I am not an insurance employee! I am going on 3 years fighting over money to finish house from hurricanes!

Flagstar Bank Very unprofessional Manager of Flagstar Bank in Rochester IN

Leslie Merideth has pushed bank products in to Carrie Hunter & has even gone to the extreme of going to her home to complain to her about not using her service for a vehicle loan! She is constantly in Carrie’s personal business! Carrie has a POA & Leslie has talked disrespectfully about that POA. Leslie Merideth has called other client’s in the bank to complain to them about Carrie’s personal business, mind you those client’s are in their late 80’s! Leslie Merideth is the most unprofessional manager we’ve encountered!

Flagstar Bank Mortgage

Last year a mortgage payment was not recorded. Flagstar sends no confirmation when a payment is made. I found out a month later that the previous months payment was delinquent. I tried for the next four months to have them review my case, even supplying a copy of the 2-factor authentication when I logged on to pay. Their customer service department only replied with form letters. I found out later that no complaint file had ever been created. As a result of the "delinquency"; my credit score dropped 100 points. I now have autopay, payments are still not confirmed or credited on the due dated.

Flagstar Bank Flagstar mortgage

I have a home loan with Flagstar. For six months, the mortgage statements from the company erroneously indicated that my amount due was $2,808.90 per month. The actual amount due was $2,653.34. They made a clerical error (which their customer service rep admitted on the phone). I had to pay an extra $155.56 every month for six months during a time of financial hardship due to their clerical error. To make matters worse, the company did not apply the extra amount I was paying to my principal for six months. They just kept it in a "suspense account" where it was not reducing my principal.

Desired outcome: I'd like the company to completely waive a $155.55 late fee (which was partially the reason for their clerical error).

Flagstar Bank escrow account

My complaint is regarding the analysis of escrow accounts. The end of last year I had a surplus of $3000. The analysis took place without considering increases to my home owners insurance and Real Estate taxes. A check was sent to me. Now I am paying $300 more each month, which is really stretching my fixed income. I receive a check in December which I can use for insurance and taxes. The problem is in order to waive this escrow, I will be fined...fined because I have other means to pay? I am really struggling. I was told after I had 20% I could remove the escrow. No one mentioned any fees, or if I have flood insurance I cannot do this. I feel you are holding onto my money, without giving me interest, and not allowing me to pay my bills in my own with money I will receive at the end of the year. This seems unethical or me.

Desired outcome: I want the escrow account removed account [protected]. Your analysis was wrong and I should not pay for this inaccurate process.

Flagstar Bank Mortgage insurance change

I am in the process of changing to a different Insurance Co. My agent said I needed to contact Flagstar. I called the number on my invoice and it was impossible to "O" out to talk with a live person. I finally had to select new loan option, got a live person and she then transferred me over to the insurance group. I've never had an issue like this when dealing with a Bank. Very poor.

Flagstar Bank Loss draft process / department

I have been trying to get a insurance check endorsed for damages to my boat.
The boat has been fixed and I need Flagstar endorse it so I can pay for the repair. I e been on 10 differphone calls.
I was told they were going to send me an instructional email now, on the 11th phone call, in up to 3 business days. I’m now on the 12th business east day with no email.
I’m now on my 3rd phone call this day and still have been transferred and giving another phone number to call.
So far today on the phone for 90 minutes.

Desired outcome: Would like to get the check endorsed so I can pay the marina that fixed it.

Flagstar Bank Mortgage department - loan modification department

This company needs to be shut down by the Justice Department. I did an application for loss mitigation for a loan modification. After completing the application I received a letter in the mail stating I need to turn in additional items. the Letter they sent was dated March 29th, you are suppose to have 30 days to return and complete items. They had my return date for everything on April 5th. So if you are to account for mailing time how was I suppose to have these things completed in 6 days, and that NOT accounting for the weekends. So it really was 4 days. I called and spoke with someone and she was nice and stated she had spoke with someone and she claimed she spoke with the processors and the processors said the date on the paper was incorrect and that I was suppose to have 30 days and that they modification application would be back opened and resume. Well the weekend passed and I logged into my account to try and upload the needed items as the rep instructed me to do. But I saw that they had closed the application because I had not turned in the items. So I called and of course I get the RUDE lady (most people that work there are) after explaining to her again what had happened. She could definitely HEAR but was not LISTENING. She tried to tell me that it was because I didn't turn in items but again how was I going to turn in papers by that time when the paper was still in the mail and they did not give the alloted legal time. She didnt care so I was transferred to a so called supervisor which as well was NO help, she claimed she made complaint with escalation team and I would hear something back 2-3 days. Well those 2-3 days have been gone and passed and still have not heard from anyone. These company is NOT in the assistance of HELPING people they can care less.

Desired outcome: I want to talk to the head corporate people, and my modification be completed as this has been a hassle.

Flagstar Bank Scam

I am writing to file a complaint regarding the fraudulent transaction that I recently experienced with Zellepay company. I had contacted a seller on Facebook for car parts, and after negotiations and exchange of messages, I was convinced that the seller was legitimate. I trusted the seller and used Zelle, a trusted online money transfer company, to make the payment for the parts.

To my dismay, after I transferred the sum of 350 US dollars from my Flagstar bank account to the recipient Zelle account, then seller stopped communicating with me, blocked me on Facebook, and never shipped the parts to me. Furthermore, I have discovered that the Zelle account used by the seller was compromised, and the owner of the email associated with the account confirmed that she was also a victim of scam and had reported the account as stolen to her bank and Zelle., will be attaching her claim of that , A bank statement that she reported so.

Amount transferred: 350 USD

I have also taken steps to report the user and dispute the transaction with my bank (Flagstar, and dispute still going needs about 10 working days). I have also reported the matter to Zelle and contacted the email owner for assistance.

I am disappointed that despite the security measures in place, such frauds can still occur. I am requesting your immediate attention to this matter and for appropriate action to be taken, including refunding my $350. I have all the evidence and the Facebook chat as a proof of the scam., and willing to provide any more information needed

Thank you for your time and attention to this matter.

Desired outcome: I would like to respectfully request a fair resolution to this issue. and In accordance with Regulation E Law, which protects against online fraud and accidental transfers, I am entitled to a complete reimbursement of my $350.

Flagstar Bank Release of insurance funds on dual party checks.

My house was damaged during Hurricane Ian. I have flood and wind insurance in addition to the standard insurance. The flood insurance company sent me a check within 6 weeks for the damage their assessor saw and the wind insurance company send me a check about 4 weeks later.

The checks were made payable to both Flagstar and me. In order to get funds, Flagstar's policy is to release the first $40,000 and hold onto the rest to be sure work is being done and inspected by them.

Flagstar released $23,000 which was the amount from the flood claim. After I sent them my partial payment check of $61,000, again payable to Flagstar and me, they refused to release any additional funds until an inspection was done. Flagstar had stated that their policy was to release $40k immediately but apparently they changed their minds arbitrarily.

I applied for an inspection to get some more of the funds released. The inspector contacted me on February 2 and set up an appointment for the next week. He failed to show up. I again called Flagstar, said that this was unacceptable and they agreed that they would release the additional $17k. The inspector rescheduled for March 10. Flagstar never sent the funds.

Today I called and said that I have completed ALL the work on the assessors list and asked again if they could release the $17k. I had doubts that the inspector would show up as scheduled and the process of getting his report to the bank and the bank processing a check and then mailing it me could be another month or more. I have all the contractors to pay.

Flagstar has now come up with an additional reason not to pay: they now claim that the flood insurance assessor did not put his assessment on letterhead and that I would need to hunt him down and get him to put it on letterhead. Note that the insurance company paid the claim and that flood insurance is not a requirement for the loan. It is something I prudently paid for.

I believe that Flagstar is purposefully holding on to the money. I have a very low interest rate loan that I'm sure they would like me to refinance. All the payments are all current even though the home has not been inhabitable for 5 months and counting. I do not understand why they change their rules and add additional requirements late in the game.

Desired outcome: Release the $17,000 in insurance funds Flagstar is holding immediately and stop the delay tactics with the next inspection and release of funds.

Flagstar Bank Appraisal Fee not paid.

I performed a VA Liquidation Appraisal for Flagstar Bank on 10/24/2019. Property Address: 3888 Serena Ln, Clermont, FL 34711: VA#[protected]. Your Case #[protected] (Woods). I have sent 5 emails to Gina Kendrick. The last one came back. I called the number on the order [protected] and it's been disconnected.

I would appreciate if someone would look into this and remit payment as soon as possible. I am willing to provide documentation if needed. I am also willing to contact Gregg Christenson if I do not receive payment.

Flagstar Bank Mortgage modifications

I have a question. I have a loan with Flagstar Bank my loan started in 1999 and we had to file Bankruptcy in 2000 around 2002 the Trustee stopped making payments to Flagstar Bank I was still making my regular payments and they refused them. I called to find out why and Flagstar said the Trustee was not making the back payments. They tried to foreclose and I wrote the judge a letter at the Johnson County Courthouse and he told them they could not do that. They forced me to a modification and crammed over $13,000.00 of attorney fees in there. I had no choice I had to sign it the Trustee or my attorney would not do anything to help me I was desperate and needed to keep my home. In 2011 my husband passed away from cancer and I tried to do an affordable care act modification and they refused to help me with that. I struggled through and in 2017 I called and asked if they would do a modification on the affordable care act. My credit was in a good state and I was not behind they should have told me I could refinance and that would be better but instead they lied to me and told me I needed to miss a payment before they could help me so that is what I did. I was then told if I wanted a 10 year note, a 15 year note or 30 year note they would drop the interest down to 3 percent so of course I took the 10 year at 3 percent. I finished my agreement and then they told me I would not be getting that modification the underwriters refused it. Flagstar put me back at 9.75 percent and I found out today that I am on a 40 year note not even a 30 year note and I owe more now then the loans started out with. This does not seem legal. Also, we paid Montana Life Insurance in our note until 2002 when they did the loan mod, because when my husband passed away in 2011 I called to find out when the house would be paid off and they said we did not have life insurance. Is there anything I can do?

Desired outcome: I want my interest at 3% and a 10 year note and $10,00 dollars for the stress of all this. I feel I have bullied and intimidated by Flagstar. They have caused harm to me financially and no one will do anything about it.

Flagstar Bank Holding back funds

I would like to file a complaint against flagstar claims. I to keep getting run around. Claim filed in early July for severe storm damage. All work is done but roof due to them not releasing the funds to pay current labor done. Reason roof is not done is because living in a very small town word travels quick and no roofer will even attempt to give estimate or do the work for not getting paid in 4 months. Every time I call there is always an excuse and never answers. The contractors are getting irrate because of their late fees increasing. They tell me to call back every week and I do and still get run around. Now I still have a roof that needs fixed and no one in town will do it for fear of non-payment. When technically 3/4 work done and inspector claims 2/3. I don't know what to do and get no answers from anyone. They will not deposit funds in my account for the fear I'm going to run with it, even with the paperwork and contracts they have.

Desired outcome: I'd like for the company to do as all companies do and place money in my account ASAP to pay contractors as work is finished.

Flagstar Bank AutoPay Scam

Good Morning, for two months I have set up AUTO PAY, due to my schedule and it never follows though on my end. I have CHASE bank and I know its not their fault. I logged in 10/19 and see Flagstar has locked my account out and as last two months AUTO PAY not visible. They they stick you with LATE charges. This a SCAM and its super distressing to see the "bank " take advantage. FIX Your systems ! Credit FALSE Late Fees to folks !

Flagstar Bank Mortgage refinance

Flagstar Bank was negligent in the course of refinancing my mortgage with them. I began the process in December, 2021 and at one point had a locked fixed rate at 3.25% I filed several complaints with the Consumer Financial Protection Bureau, but it seems that process has no teeth. In any event, Flagstar Bank admitted that "...a delay occurred when a revised closing disclosure was sent to you." The reality is that I asked them what the rate on a Jumbo mortgage would be, but specifically told them I did not want to delay my closing and was just curious, but they reopened my loan and lost the rate lock and by the time they could get it back together my rate was 4%. I figure I will pay approximately $125,000 extra interest over the life of the loan. Based on my expereince and because they refused to make it right, I would avoid using them if you can.

Desired outcome: Refinance my mortgage at 3.25% or pay me $125,000.

I am filing a complaint very similar to others I have seen on here. I had a loss of my home due to fire in late December 2021. Flagstar has had my insurance check since mid-June 2022 and now it is the end of July and they still will not turn over the funds to me. Every time I call I'm given the runaround. They haven't received my documents (not true), they haven't reviewed them (not true), a supervisor needs to talk to me (there are no supervisors!) ask for supervisor call back, never get one. My mortgage is for less than half of the amount of the insurance check and they are holding about $250K of MY MONEY which is illegal! I can't get anyone to help me. Some of the reps are nice and TRY to help but most of them are rude and do nothing. Every time I call I get a different answer. How many times do I need to FedEx, upload or email documents which have already been confirmed as received? And what does that have to do with them keeping my funds that belong to ME!?! I can't get my home rebuilt until I get the money they are keeping of MINE. I did not choose this bank as my mortgagor, they received my file last year as a transfer and I didn't think anything of it until now. I would NEVER EVER willingly do business with this company. They are holding my money hostage, I have never in my life dealt with an organization this outdated, this rude, this unethical, this disorganized in my life! Oh and when I try to log into my account to check status, I can no longer get in. I've been shut out. This is super fishy to me and I need my money and can't figure out how to get it.

Desired outcome: I would like my money to be sent to me immediately. They cannot hold onto the overage, they have my funds and are collecting interest while I wait for them to issue it to me. 6 weeks of getting the runaround from them, I'm done.
