Ardent Property Management Unethical and fraudulent charges

After I moved out of Woodfield Park Apartments, I received a huge bill for damages and my deposit was kept. Now, I took videos and pictures of the entire place after it was cleaned. The charges includes $638.54 for a red stain in the living room carpet, which does not exist, $225.00 for a half bath countertop that was burned from a candle bursting(damage about the size of 2 half dollars and I am willing to pay for), $109 for a paint fee but the property manager had already told me that they completely paint the entire apartment after each tenant, $64 for a cleaning fee, $54 for a maintenance labor fee for the countertop replacement, and my last electric and water bills, which I had already paid.

I told them that I had already paid the utility bills for water and electric and they told me that they paid for them. Well, the payments cleared my bank account and I can prove that I paid them. They told me that I had to send them proof. Well, that is not my responsibility. They should have had someone to call the companies before making payments if they actually made payments.

I asked for proof of damage and they sent me three blurred pictures of a stove, shower floor and door, and a blue line on the wall. At first I was told that the paint charge was for the blue line on the wall. The blue line came from my sheet being against the wall. No damage. They later said that the paint charge cam from something else. Another thing is if the living room carpet had a red stain on it, why would you charge me to replace all of the carpet according to their Addendum A that was sent to me with the Security Deposit Statement. Their is an option for the living room only on the Addendum, why not select that only?.

They are using fraudulent charges and causing stress and trying to defame my character. My credit is my character in this world. I refuse to pay for what I did not do and I have proof. I will take this all the way to court if I have to.

While I was there the property had dog poop everywhere. When I told them about it, they asked me to report who it is to them. I had no idea of who it was. Also, that is not my job to do. The trash area was always kept really dirty and trash would be all around the property at times. One of the maintenance guys was extremely rude and unclean. He came to unstop a toilet in the apartment and tracked poop on the carpet and left it for me to clean. He did not clean the bathroom floor where he cause the toilet to overflow. I had to clean everything when he was done. We had a leak under the kitchen cabinet and we had to wait days before someone was sent out to fix it. I had a toilet that kept running. It was supposedly fixed but the maintenance guy didn’t completely fix it. He even told me that he had fixed the second toilet but didn’t so he had to come back and fix it after I submitted another maintenance request. Fire extinguishers were not outside of the apartments like they were supposed to be. Nails were left out in the walkways from construction. I had stepped on some and had run my hand on some that were sticking out of the railings going up and down the stairs.

Someone from Ardent threatened to turn my account over to collection if I did not pay them within 15 days. Also, they lied on me stating that I said something that I never said and I have this in righting. This was a terrible experience. I have never experienced anything like this before. I would never live in one of their properties again.

Desired outcome: The removal of all fraudulent charges, including the charge for carpet, paint, water and electric. I will pay a total of $343($225 Countertop+$64 Clean Fee+$54 Maintenance Labor Fee)-$99(Deposit)= $244

Ardent Property Management Turnover

Do not rent from Ardent. We have never had this type of negative experience from an apartment complex. Upon move in there were screws, nails, trash and dirt covering our patio space. We had to put in a maintenance request to have it cleaned up. We had multiple issues with our front door from the beginning. First, it wouldn’t ever lock right. The front desk stated it was due to weather stripping. Never offered to fix the issue. We made multiple requests to fix our main door due to there being a huge gap in it causing cold air to gush into the apartment and causing our electric bill to be over $220 for multiple months. We had to recontact management several times to fix our door. The 1st time they said they can’t fix it and if the issue keeps happening to contact them again. The door was never fixed in the first place, so we put in another work order. When they tried to fix the door again, we were told other tenants doors were worse and that they would fix ours when they did the others. After weeks of going back and forth, we were given a $100 gift card for this, which isn’t even close to the difference we had to pay for previous electric bills. It was blamed on the cold months and us having our heat high up, not the fact that you could see light through the big gap in the door. This issue was more than 3 months long, and we were never taken seriously. It was excuse after excuse, and not the fact that whoever built the apartment clearly didn’t put the door frame in properly. Management will say we saw all your maintenance requests, and they were answered in a timely manner, which is a lie. They say completed yet nothing was done.

Onto the dog poop. Wow. I have never seen so much poop in my life. We constantly had to tell the staff of the issue, and we were told to tell them where they live, so they can fine them. We don’t work for Ardent. They should be in control of this issue. Talk about not caring for their tenants, we paid our rent early and had to pay a pet fee for our dog who passed away. When we told the officer manager we need to take our dog off due to her passing, and we need refunded, we were told they don’t do refunds. So due to us paying before it was due, we don’t get reimbursed because we paid early. But she did say we will drop the fee to $35. I hope so. We only have one dog now. That is ridiculous and shows the type of community Ardent is.

This has been the worst apartment complex we have ever rented from. From trash in the breezeways, personal belongings in the breezeways blocking our doorways, the dog poop everywhere, and trash. The health department should be notified. It’s disgusting. There should never be bugs coming inside due to people being dirty in such a “nice” community. Warnings should be given more than 10 minutes when they are going to be doing fire alarm testing so that tenants who have small

Children with special needs can plan accordingly. There were also nails and screws that would fall from the second and third floor, causing us to step on them. The trash area is also a mess and constantly full, so everyone just leaves the bags on the sidewalk. Children leave trash and are not supervised by their parents. Don’t get me started on the staff. Becky Buck should not work for Ardent with her maturity level. Jesse Collins doesn’t discuss anything. It’s what they say goes or they threaten you with collections. They specifically say to call about concerns yet when you call they hang up on you and tell you there will be no discussion and to stop belittling them. Asking questions is nowhere near belittling. They text all hours of the day. Multiple times a day for useless things. They say they will fine people, but don’t. They will wait and get you when you move out. Over $700 to replace carpet that we did not ruin. They sent us a bogus picture of stains on carpet. It’s funny because this same issue is all over their reviews. Our dog does not pee or have accidents in the house. Let alone in the whole apartment. Ardent should really hire employees who graduated from high school because I’m pretty sure my toddler could do a better job than all Ardent employees combined.

Ardent Property Management Ardent Management Scam

We have Ardent as our property management company in Jersey City. It was good in the past until a guy named Dror Refaeli became our property manager. He charged us over $271 for a simple filter change and claimed he spent over 1.5 hours to coordinate with our realtor. We thought the time spent for coordination sounds ridiculous, so we checked with our realtor. Our realtor was shocked he dared to put such ridiculous hours for a simple communication. When we simply asked Dror for proof of communication, he threaten us to charge us more. During the entire process, no one from Ardent to answer our phone calls directly.

Desired outcome: Charge us based on honest work. No SCAM. $80 is reasonable charge.

Ardent Property Management Fieldstone trace apartments and this particular neighbor

Hi I'm currently living at 548 Crimsonrose run.
I am actually moving out this month. I personally would not live here. 1. Thin walls, 2. They are not allowing guests to the pool, 3. Regarding noise complaints they do not handle it you will have to deal with it on your own. I've called the police 3x, sent numerous emails to the office, spoke with them in person. They have to come out to "witness" the noise in order for you to let them know the neighbors are being loud. My neighbor who lives at 546 is VERY LOUD they have 4 kids + a baby and a verbally abusive husband. They play music very loud they slam the doors. I can literally hear everything. When I think of home I want peace and quiet. I understand townhomes is not a house but still paying $1300 a month. I want quiet! I don't want to hear your baby screaming 30-1hr. I don't want to hear you dropping things in the shower or going to pee. Weird thing is I barely hear my neighbors to the left and they have two dogs. I have a dog too my dog is way more quiet than the ppl on my right they're kids are loud and disrespectful towards they're parents. Trust me I heard they're whole life.

Desired outcome: They need to leave but we’re leaving to better ✌🏽

Ardent Property Management apartment management

Long story. Where do I begin? In July we sold our home, and we are in the process of building our home. So in the mean time we need a place to rent. We shopped around and settled on Gage Crossing an (Ardent community) Avery Rd. After speaking to the staff and checking the place out we were sold. Boy were we fooled. About a month into our stay, we started experiencing trouble with our neighbor. Noise noice and more noise. At first we started by trying to handle this issue on a personal level. Only problem was the tenant avoided me. We attempted multiple times to make contact. After that failed we reached out to the leasing office. Our RSA arrived found our complaint valid. He told tenant to lessen the noice. All good now right? No! The inconsiderate tenant amped up by purposely yelling slamming stuff, and jumping up and down. Childish reaction. I reached out once again to their leasing office. I was told if it continues that my only recourse is calling the police. So of course the noise continues till we hot a boiling point. At the end of September my pregnant wife is woken at 3:00 in the morning by yelling and screaming. We had enough. So we called the police. They showed up and spoke with the tenant. As soon as the officer left, a screaming match broke out between tenant and someone else. He was screaming about going to beat some one up. This went on for awhile and we called once again. This time the officer could not reach tenant. We recorded the event and showed it to the officer. He informed since nobody would answer the door that he could do nothing. We immediately reached out to leasing office, provided evidence and waited. The noise stopped for about 2-3 weeks. Now it has started again and the office says that the rsa must witness the tenants actions. So this weekend when it started again we reached out to our RSA. Informed me that he could not do anything more and to call police. Since this has been going on we have documented and recorded the disturbances. Tina the manager of this complex told me nothing can be done because RSA didn't witness the last incident. I informed her that he said he could not do a thing. Now the office is asking for mediation. What is there to mediate? I reach out to a law office. Provided them with information. Says its a slam dunk. Just hate having to pay for legal assistance. It's ridiculous that I will be out money, because this place can't do its job correctly. To boot we found the tenant has a long criminal record for theft/drug possession/ domestic violence and has been evicted in the passed! We were promised that all applicants had extensive back ground checks to keep trouble out! BEWARE RENTING FROM ARDENT COMMUNITIES!

Ardent Property Management fraudulent practices

I recently moved out of the Fieldstone Trace Apartments in Columbus, Ohio. We cleaned every square inch of the apartment prior to handing in our keys. We asked the leasing agent who was on duty if she would like to go on a walk through of the vacated apartment and she refused. We received a letter several weeks later with a list on items that we were being billed for. One item was for a torn screen which was totally made up was removed from the bill, but other charges such as cleaning charges were made up and added to the bill and Ardent refused to remove it. They also asked for payment for utility bills that they claimed to pay on our behalf even though they were never asked to do so. I requested copies of the bills utility bills showing billing cycles and balances due and Ardent refused to provide the copies. Obviously they were lying which seems to come naturally for them. I also requested the contact information for the owner of the company and that was not provided. We bought a condominium from Village Communities (also owned by Ardent) and have had many problems. Whatever you do stay away from these crooks.

Ardent Property Management over chargesd

I moved in on 8-9-2011. I travel for a living and not home alot. I was out of town and come home to find out the rental office gave my daughter a key to my apartment. She does not live with me she is not on my lease nor did I give them permission to give her a key to my apartment. I moved out because they broke the rental agreement by giving her a key to my apartment wothout my permission. They are now trying to charge me for the remainder of the lease.

Ardent Property Management Poor service

I am having an issue with my A/C not working, I called the office first on the 15th of March, the maintenance man came over looked at the unit and left. The next day i called the office again and he came over again, this time saying that he did not have the equipment to test the unit. On Monday the 19th i called again and was told by the office manager that he would call the AC company since they did not work on those units. i wasted 3 days with this.. The AC company showed up late Wednesday afternoon, added freon but apparently there is s leak in the system. I talked to the manager and he said the AC people needed to get into two other apartments to check for the leak, He needed to give these two apartment residents a 24 hr notice before entering. He told the that would be done Wednesday the 21. I was promised by him that the issue would be resolved today the 22nd. I call the AC company because as usual the manager does not return phone calls and they told be that they wont be coming out until Monday the 26th. So i have been repeatedly lied to my the manager and i still have not heard his explanation as to why this is taking over 10 days to resolve.

Ardent Property Management Unethical business!

Ardent is an unethical business. It will take advantage of tenants and drive up costs in addition to the deceptively low rent. Caveat Emptor: Tenants should avoid any property managed by Ardent. I represent many landlords and other property management companies. To date, I know of no company that is worse than Ardent Property Management. Thus, prospective tenants should go elsewhere. Current tenants should leave at the first moment their lease ends. You can find ethical landlords and businesses around Columbus and its outlying suburbs that will treat you with respect as a valued customer. The facts are telling - Ardent has had so many complaints against it filed with the Better Business Bureau based upon these unethical practices that it has stopped responding. The BBB can provide renters with information concerning the extent of Ardent's behavior, as well as point such renters in the right direction regarding ethical landlords/property management companies. Further, the Attorney General's Office has fielded similar complaints against Ardent. What more proof does one need?

Ardent is horrible! The corporate office does not return calls. On-site management team at Fieldstone Trace is rude and unethical. I can't wait to get out of here! Please do NOT rent from Ardent! If you do, read every word in the lease and make sure they do not change the dates or $$ on you! Apparently, when you move out, they will not do a walk through and clear the townhouse, they tell you that it will be handled by the corporate office and then they send you a big bill 30-90 days later for repairs that are bogus. I'm preparing myself for that surprise after I move out! It's too bad that they find it earier to jack people around instead of just running a good, solid business.

Ardent Property Management Treatment of residents

I was a resident here for 9 months. I am a single mother of two young children. I had been laid off so I contacted the person responsible for handling lease arrangements for the company. I asked if there was any way we could work out a plan while I searched for jobs. He called me a "f###ing idiot", said he'd sue me, then he hung up on me. I had not even been late on my rent yet. I was just asking questions to prepare. When I contacted the office to express my concern of the treatment they laughed and said "yeah that's how he is." I will never rent from Ardent Properties again.

I think I had spoke with the same guy. He screamed and yelled at me. I signed a lease with Riverpointe Place and then was not able to take the apt due to a family illness. He told me he didn't care and was screaming and yelling at me. HE WAS AWEFUL. This was Aug 2009, we just went to court today and they sued me for $4400 for an apt that I never moved into. I think that the word needs to be publicly broadcast somehow to make people aware, so this won't happen to them.

Ardent Property Management Not issuing a refund check.

In August of 09 my husband had given Fieldstone Trace Apartments $50 to hold an apartment. We were told that the $50 was 100% refundable if we chose not to move to their location. In September we decided to move to a better location. I had called to inform them that we would not be moving to an Ardent property. The same person I was dealing with in August, said "I will contact cooperate to have them refund your money". In October, I still had not received the money. I called and left messages three more times. They did not call me back. Finally in December I had talked to another person, she gave me a run around about why I had not received my money. She told me that she would have the refund check in the mail that day. As of January 19th, 2010, I still have not received my refund.

They are very dishonest over there. I just moved out of the apartment and was saddled with a $405 bill claiming I didn't clean the apartment properly. This is an apartment which my wife and i cleaned from top to bottom when we left. They expect you to leave the apartment in the same condition when you moved in. I definately wouldn't recommend them to anyone based on my experience with them.

Ardent Property Management Abuse of consumer

We rented from Sawmill Crossing Apartments in the same apartment for four years and despite leaving the apartment clean, were charged over $800 after moving out.Would anyone live in an apartment four years with nothing on the walls, rugs, etc? We are in our 50s, not people who party, etc. I saw the carpet they use (light beige) for 50 cents a square foot - that is consumer price on sale! Their apartments look nice but it is the cheapest of everything and if you rent from them, when you leave YOU will be paying to put the apartment back in "pristine" condition for the next person. This happens to many who leave unless the apartment is perfect as we have seen other complaints posted and hope to see so many that they will have to stop what we consider a sad abuse of the consumer.

Interesting. I am having similar problems with Ardent. The apartment person TC is heartless! and refuses to help in any possible way. My mother died and my wife and I had to move into my fathers house to help out physically and financially. TC said that we would have to buy out the lease for $2, 000. We are not refusing to pay, but we do not have the $2, 000 needed within 10 days to buy out the lease. We tried to make partial payments, but TC refused to accept anything. TC. Tried to manipulate me and cut me off and hung up the phone multiple times.

TC we are willing to pay, but how many people who live in your mid-grade apartments can afford 2k in only 10 days. (be realistic! the majority of people are students in their 20's) Why won't you work with us?

I understand you are tying to get your money, so why would you want to pay more in court fees? This just doesn't make business sense.

Where can I find the complaints that the Attorney General filed against Ardent?

Rented there from [protected] and what a joke. This place was also run by a bunch of monkeys. Triangle Real Estate Services had to change their name to Ardent Property Mgt. due to numerous complaints filed against them. First, the windows were horrible. You had to layer on the window insulation during the wintertime or else your furnace would run constantly...
